Wait a sec for the pics to load...


With the crapload of construction aiming to gentrify and jumpstart the heartbeat of Downtown, Overtown and Uptown (areas north of of the CBD), I truly hope these areas maintain their charm and character that could so easily be wiped away.

LEt it be known, however, that these areas have always been vibrant (not so much for Overtown) and bustling; the new towers will greatly add to the radiant mix that exists downtown, uptown and overtown in the form of architecture, people, and charm!



This thread focuses only on the Central Business District portion of downtown.

easily the best Miami thread I've seen so far.
The vibrancy of the streets & the mass transit among the tall buildings makes Miami look truely cosmopolitan. Anyone who questions if the city has a real downtown will be shut up by pics like this!

Great Pictures... did anyone see the everglades hotel demolition? The whole skyline along biscayne will change very soon with all the new buildings being designed.

There are only about 6 cities in the Nation that are world class, and Miami is not one of them. and will never be.
and wait for the bubble to burst there.

I never saw these photos. I don't recognize a lot of the older buildings in these photos. Were some of these demolished (I recognize the building that was demolished for Loft 3, but the others?). At any rate, it's a great collection of photos, and really shows how much Downtown has changed in such a short period.

Wow! This thread ended so abruptly?!? This guy took amazing pictures. Some of these pictures would look unrecognizable today. This is probably the best set on the CBD and its architectural and historic jewels.

Yeah they are great pictures. It has been 4 years and 10 months since those were taken.
Many buildings have been demolished, entire streets have been moved, buildings have been built, and with the renewed and improved framework of good governance, private businesses felt comfortable in improving their businesses.
Downtown looks fantastic today, and it has been a work in progress for years. Thanks to Dana Nottingham and the DDA for the big picture work and foundation laid down years ago that make today's detailed improvements shine.

THings have defintely changed but I wouldnt say that downtown looks "fantastic". There is still a whole lot of work to be done... Flagler is still dead at night and on weekends. There are still tons of closed stores, delapitated buildings, and there is still a lack of diversity. Nevertheless, the foundation has been laid for changes over the next ten years. Downtown Miami will definetely need another big push or two.

Of course there is more work to be done. It has always been a work in progress, but I really love downtown and believe it is fantastic.

The International Book fair is going on right now, and it is fantastic.
I don't expect everyone have the same positive outlook, no doubt there a plenty of whiners that would disagree.

By the way, what do you mean by lack of diversity?

On top of that, everything will never be perfect. As much as downtown Miami has and will change, there are and will always be blighted areas. Whether is be trash filled lots, or homeless people hanging around or empty buildings.

Real estate people usually measure closed stores by a percentage of occupancy/vacancy and not by tons, but there are a few empty spaces available.
On a slow drive down Flagler, I didn't notice any dilapitated buildings, and the unscientific count was about 16 spaces available for lease out of 80 or so ground level store fronts. That is a high percentage of available units, but most of those spaces available are small little spaces, the largest tenants Burdines, Epoca, MIA, Walgreens, CVS, Gusman, etc are all filled up. The largest vacant space is 8,000 sq ft on the corner of Flagler and Miami Avenue. Right now that space is housing an art gallery (nice cocktail party there Saturday night) and likely be utilized throughout Art Basel...but i digress).
Put another way, the occupancy rate by square footage is healthy even in this recession.

Walking around this Sunday on Flagler, it was not dead. My girlfriend walked out of store because the lines at the check out were too long.

The homeless shelter, which hasn't been pictured, is directly across the street from those lots.
Camillus House, gives out meals there. The homeless people congregate under the shade trees until food is served and then they they leave the area unless there is a Heat game, then they hang around to panhandle.
