szehoong January 13th, 2005, 08:07 PM Lovely addition to KLCC vicinity. Now you guys just have to tear down Wisma Central and replace it with something like this.
hahha....that area needs a 'budget' mall with nice and cheap food. If not the working population there would 'starve' :D
Did ya know that nearly all of the office workers around the KLCC area depends on the food joints and misc shopping at Wisma Central. ;)
ANyway if anyone we're to replace Wisma Central....it should be a replacement instead of something upmarket. Or at least built a budget-class mall nearby. I used to think that Wisma Central is an eye-sore and kinda like a lsoer within that vicinity but I was wrong. The years I spent working around the area made me realised that aesthetics isn't all that important to Wisma Central (although it is of a cutting-edge concept in the 70s) but of its very crucial social role within the KLCC vicinity :)

GaryinSydney January 14th, 2005, 05:48 AM Hi all,

Thanks!
TYW January 14th, 2005, 04:39 PM WOW WOW WOW WOW WOW WOW WOW!!!!!!!!!!!!!!!!!!!!!!!!!

THT-United January 14th, 2005, 05:56 PM Hmmm... The Curve eh?
Yeah, what actually is their website? Don't seem to hear much about it...
D_Y2k.2^ January 14th, 2005, 06:24 PM wah!Finally!Great news indeed.thanks for the update.I'll estimate this building around 200-220m high
D_Y2k.2^ January 14th, 2005, 06:25 PM Somehow this building resembles HK's 7Union Square
baqthier January 15th, 2005, 04:07 AM Exactly! ust like the Union Square. I bet "Menara Ramlee" is around Empire Tower's height. The rendering is pretty new too as Parkview's construction is there :)
Awesome project! Thanks Nazrey!
D_Y2k.2^ January 15th, 2005, 04:59 AM Hehe...hopefully will b around there:) Maybe they can name the tower '7 Ramlee Square':P
szehoong January 15th, 2005, 06:12 AM Hehe...hopefully will b around there:) Maybe they can name the tower '7 Ramlee Square':P
Actually I am not too sure what they would be naming the tower but following KLCC's trend in naming office buildings, they often name their buildings after the anchor tenant like Menara Kembar Petronas, Menara Maxis and Menara ExxonMobil. The previous name for Menara Maxis is Ampang Tower and it is still called Ampang Tower even right after its completion! Only when Maxis fully moved into the tower they renamed it Menara Maxis ;)
So if SzeHoong Berhad is the anchor tenant of Ramlee Tower, it would be named SzeHoong Tower or any name I choosed :D
sugizm January 17th, 2005, 12:44 PM wua! another nice design! no official height yet?

bobdikl January 17th, 2005, 05:52 PM hi guys...
just came back from India...I was there for a long-long month. India is fast transforming... But tall buildings in KL shot up overnight! I remember during mid-90 Kl was one of fastest growing city in the world. Construction of highrise, highways, malls, cities, condominums, apartments were everywhere..until we almost went bankrupt when the crisis hit us :p..hehe..but we are very amazing people :)
we have near 24 millions malaysian...i predict in the coming next 10 years half of the population live in Klang Valley ...that's included seremban and malaka(if they ever extended the KLIA transit to malaka)..hehe..
SEED January 17th, 2005, 06:37 PM wah!! this iz one gorgeous babe~ :naughty: but... i hav a feelin that... shes kinda... dont fit in well wit the others... well~ maybe she will fit in well when shes build~ yeh~ thats just ma opp~ soo yeh~ i like this baby~ :okay: :okay: 2 hands up from me~
Matace January 18th, 2005, 03:28 PM I can see what you mean man, but i think after time she will fit in just fine. I'd like to see what this building will look like at night.
D_Y2k.2^ January 18th, 2005, 03:48 PM maybe the lighting will b similar to HK's 2IFC:D
sugizm January 18th, 2005, 09:08 PM sugizm!o r ya!long time no cKinda miss u:D
hehhe u in melaka now? when going back melbourne?
SEED January 19th, 2005, 05:32 PM i think she looks abit like that (new one)tall building in Kowloon Hk~ :D
weiaze January 25th, 2005, 10:30 AM Doesn't look too bad. But I prefer a more angular building, perhaps like empire tower in HK or Bank of America in Charlotte North Carolina. This one too curvy - are they trying to balance out Maxis which is also very curvy?
baqthier March 21st, 2005, 04:32 AM I very much prefer this design as it's pretty rare! Actually those alike this like the one in Shanghai and HK aren't even built yet :)
Guys, any news on this?

Greg March 25th, 2005, 11:53 AM KLCC Property Holdings Bhd (KLCCP) expects to tender out its “Lot C” project, estimated to cost between RM400 million and RM500 million, in the later part of the year, its chief executive officer Datuk Ishak Imam Abas says.
Lot C, which is close to its shopping mall, Suria KLCC, will be developed into a 950,000 sq ft mixed retail-cum-office-cum-serviced apartments, targeted for completion in 2008.
“We have appointed architects and is now finalising plans. We hope to tender out the project later part of the year,” he told reporters on the sideline of the Invest Malaysia 2005 conference in Kuala Lumpur on March 23.
KLCCP owns the Petronas Twin Towers, Suria KLCC, Mandarin Oriental, Menara Maxis, Menara ExxonMobil, Dayabumi and two pieces of vacant land.
Ishak said it would seek negotiations with potential anchor tenants once the plans were finalised.
Meanwhile, Ishak said the company was currently looking at the prospects of acquiring a convention centre comprising Traders Hotel and a hospital, which are currently being built for Petroliam Nasional Bhd.
“It has always been our intention [to buy the assets],” he added. It has been reported that the cost of constructing and equipping the convention centre and hotel was estimated at around RM1.3 billion, while the hospital cost some RM600 million.

As for progress, the site is still a sunken grassy piece of land with no signs of any hoarding yet...

ZaHiRnYa???
– Bernama

Construction of KLCC Property Holdings Bhd’s (KLCCP) Lot C, a RM500 million mixed-development project in the vicinity of Petronas Twin Tower, is expected to begin in February 2006.
“We have more or less cleared the technical design issues and now we are ready to submit the application for the development order from the authority,” its chief executive officer Datuk Ishak Imam Abas said.
The 900,000 sq ft Lot C development, located next to Mandarin Oriental Hotel, is a 60-storey building comprising a six-storey retail podium, an extension of the retail space in Suria KLCC.
The project, expected to be completed in 2008, will also include a 21-storey office block in the mid-section and a 26-storey serviced apartment in the top section.
Speaking to reporters after the company's AGM In Kuala Lumpur on Aug 18, Ishak said it was looking at financing the project at either a 60:40 or 70:30 debt and equity leverage ratio.

KLCCP chief executive officer Datuk Ishak Imam Abas (right)
with KLCCP chairman Tunku Tan Sri Ahmad Tunku Yahaya
KLCCP reported a pre-tax profit of RM268.14 million for the year ended March 31, 2005. “If no adverse events were to take place from now, we would expect the prospects to be no worse off than what we achieved for (FY) 2004-2005,” Ishak said.
Asked to comment on KLCCP’s share price performance, Ishak said: “It’s very much in line with our initial projection in the sense that we had the expectation right from the very beginning for the share price to perform well above RM2, and it has done so even though initially it remained below RM2 for quite a while.”
Despite being the largest initial public offering in Bursa last year, the company made a subdued debut on Aug 18, 2004, closing at RM1.69, 11 sen lower than the RM1.80 paid by institutional investors under the listing exercise. The share price has picked up slowly since, and closed at RM2.10 on Aug 18.
He added: “From our own point of view, relative to other property companies of the similar nature as KLCCP, I think the company has performed very well.”
Going forward, the overriding factor affecting the company’s revenue prospects is the economic health of the country because the KLCCP's business was dependent on the services industry, Ishak said.
He said the company has not experienced any negative impact from the high crude oil prices or the recent bout of haze.
He said construction of the substructure of Lot C was expected to take six to seven months, while the podium should be completed in another 12 months.
“We are looking at essentially, on the conservative side, rental in the region of RM6 to RM10 per sq ft. The total retail area will be about 130,000 sq ft,” Ishak said.
He said the office space would be about 400,000 sq ft with rental projected to be comparable to that for Menara Maxis and Menara ExxonMobil.
He added that the company has begun talks with Oakwood Asia Pacific, which has been chosen to operate the serviced apartment.
On the progress of the two new hotels in the KLCC vicinity, Ishak said Traders Hotel was in an advanced stage while Impiana@KLCC Hotel was expected to be in business at the end of the year.

nazrey August 20th, 2005, 11:38 PM KLCCP To Start Construction On A Mixed Development In February
August 18, 2005 17:56 PM
News (http://bernama.com.my/bernama/v3/news_business.php?id=150893)
KLCC Property Holdings Bhd (KLCCP) expects to start construction works on its mixed development at a site close to the Kuala Lumpur City Centre (KLCC) in February next year.
The estimated cost at this point of time is around RM500 million, and 60-70 percent of the funding will be raised domestically from the banks or the public," said chief executive officer, Datuk Ishak Imam Abbas at a press conference after the company's annual general meeting.
"We have more or less cleared the technical design issues ... we don't anticipate any problem from the authorities to consider the application for development order," he said, adding that it had not been tendered out yet.
He expects the retail podium, which is intended to be expansion of the existing retailing activities at the Suria KLCC, to be completed within 18-20 months after construction begins.
According to KLCCP's annual report, the entire project would be completed in 2008 and it would be developed as a 60-storey mixed development tower block comprising extension of Suria KLCC shopping centre, office space and service apartments.
The development itself will be about 900,000 sq. ft, comprising retail podium (130,000 sq. ft), office space (400,000 sq. ft) and service apartments, said Ishak.
He said KLCCP has another vacant lot in the same vicinity, and it was still looking at options for development.
"At this moment, nothing is firm yet. We are looking at various options to optimise its use as it is the last lot on the front part of the KLCC available for development," he said, adding that 1.3 million sq ft would be the maximum development for the land.
As a listed entity of the Petronas group, he said KLCCP was not lacking in terms of potential property assets it could acquire from Petronas' companies such as KLCC (Holdings) Bhd and Putrajaya Holdings Sdn Bhd.
He pointed out that possible assets that could be acquired by KLCCP included the properties in KLCC areas such as the Kuala Lumpur Convention Centre and two hotels under construction, and also the Alamanda shopping centre in Putrajaya.
He said KLCCP will be looking at those properties but stressed that any deal must be on the basis of what could be agreed between the parties. On the prospect for KLCCP in current year ending March 31, 2006, he said if no untoward event took place from now onwards, KLCCP "will be no worse off than what we have achieved in financial year 2004/05".
Asked about the share performance, he said it was in line with KLCCP's initial projection of well above RM2.00 per share, although the shares languished RM2 for a quite a while.
KLCCP shares closed at RM2.10, Thursday.

rgen March 7th, 2006, 08:13 AM Better show by developers
By ANGIE NG
PROPERTY companies are announcing bigger earnings during the current financial reporting season, and analysts remain confident of a rosy outlook for some of the better-performing companies.
Based on the year-on-year and quarterly figures, developers of both residential and commercial properties are hauling in better earnings and sales figures.
Menara YNH at Jalan Sultan Ismail, Kuala Lumpur, will be ready this year.
Reflecting the strong commercial property market in the Klang Valley, companies with ongoing developments and assets in Kuala Lumpur and the suburban areas are among the star performers this time around.
As for the residential property sector, savvy developers with exciting residential developments catering to niche buyers are among the big winners.
Among those which stand out are KLCC Property Holdings Bhd, SP Setia Bhd, YNH Property Bhd, Sunway City Bhd (SunCity), Sunrise Bhd, and Mah Sing Group Bhd.
Besides impressive portfolios of commercial assets, KLCC Property, YNH Property and SunCity also have residential projects in well sought-after locations, giving it another avenue to boost earnings.
One of the biggest owners of prime office space and other commercial assets in the Kuala Lumpur City Centre (KLCC) address is none other than KLCC Property, which has the much-touted world-class KLCC landmark under its belt.
Comprising the Suria KLCC retail mall, the Twin Towers office blocks, the Kuala Lumpur Convention Centre and Mandarin Oriental Hotel, KLCC Property is set to benefit substantially from the recovering commercial property market.
It is also undertaking a luxury condominium development, The Binjai condominiums (featuring 2,300 to 3,700 sq ft residences), that are fetching premium prices averaging RM1,200 per sq ft.
The company is embarking on a new development on Lot C of KLCC. The one-acre project will comprise a 60-storey tower featuring a six-storey retail podium that will add 180,000 sq ft retail space to Suria KLCC, a 20-storey office block and 22-storey serviced apartments.
The development is earmarked for completion by the third quarter of 2008.
Underpinned by the status of the KLCC as a world-class development, demand for prime office space in the Twin Towers continues to remain robust from multinational corporations (MNCs).
Compared with the average office rental rate of RM4.50 to RM5 per sq ft in the city’s Golden Triangle, MNCs such as Petronas, Exxon-Mobil and Tanjong are willing to pay up to RM10 per sq ft for the KLCC space.
With rental rates for commercial property, especially in the city centre, on the uptrend and expected to remain bullish, KLCC Property’s earnings outlook holds good upside potential.
According to a research filing by ECM Libra Securities, the expiry of the long-term leases for the KLCC office space around 2012 bodes well for KLCC Property, which net up to 60% of its earnings from rental income. “By then, we expect rental rates to have gone twice higher than the locked-in rates before, and a re-rating of the stock would be appropriate,” it said.
Analysts have estimated KLCC Property to turn in a 25% increase in net earnings to RM171.3mil for the financial year ending March 31.
For the first half year ended Sept 30, 2005, KLCC Property’s annualised net profit of RM163.8mil has exceeded consensus and this was attributed largely to the stellar performance of its retail and hotel operations.
Meanwhile, Sitiawan-based YNH Property, through two ongoing developments - Lot 163 Suites in Jalan Perak and Menara YNH along Jalan Sultan Ismail - is another strong player in the buoyant Kuala Lumpur commercial property front.
Lot 163 Suites comprise 26 levels of furnished service suites, two levels of retail podium and a 14-storey office tower with 35,400 sq ft office space, which is for en-bloc sale.
The RM880mil Menara YNH comprises a Grade A office block, two serviced apartment blocks and a 50,000 sq ft retail arcade.
The company is also making inroads into the Klang Valley residential sector with the planned launch of the RM140mil condominium development Radiant Kiara in June.
YNH made a net profit of RM55mil for the year ended Dec 31, 2005, up 43.5% over 2004. Profit margin was slightly stronger at 45.6% compared with 44.9% in 2004, due mainly to a higher commercial component.
Another property company that has recorded quite a stellar performance and is also building up a bigger exposure in the commercial property sector is SunCity.
The company’s ongoing expansion programme to add 700,000 sq ft of net lettable retail space to the 900,000 sq ft Sunway Pyramid shopping mall is set to spruce up earnings from its commercial division going forward.
The RM400mil expansion work is targeted for completion by April next year.

Not sure which one will be chosen. I love the Veritas' version.
Sheik April 17th, 2006, 06:52 PM It doesn't look too bad. Not sure about the part that's sticking out on the side. I prefer the sleeker design of the veritas version too.

I wouldn't mind the building elsewhere but definitely not at Lot C. Veritas' version is wayyyyyy much better ;)
tomkat April 18th, 2006, 09:31 AM I wouldn't mind if this building is next to ExxonMobil Tower. Lot C needs something sleek cylindrical shape building.
At least, they should have switched the taller section of the tower closer to the Twin Towers to make the skyline look more coherent.

pedang April 18th, 2006, 05:11 PM KLCC Property Holdings expects to start first phase mixed development
Posted by: azida on Thursday, August 18, 2005 - 06:50 PM
Kuala Lumpur - KLCC Property Holdings Berhad expects to start the first phase of mixed development at Lot C, KLCC in February 2006, estimated to cost some RM500 million.
Chief Executive Officer of KLCC Property, Datuk Ishak Imam Abas said, the project plan covers some 900,000 square foot in land area.
The construction will include service apartments and shop lots.
He said this after the annual general meeting of the KLCC Property in Kuala Lumpur.
KLCC property is planning to finance the project through domestic borrowings.
To a question o*n the company's financial performance this year, Datuk Ishak said, that the company will be able to match last year’s financial performance.
The prospect of KLCC property he added will depend o*n the economic growth of Malaysia especially the service industry.

2) Dun wan to confuss the visitor especially those not in KL
3) Is good to have proper documentation for all the pictures and article
TYW April 21st, 2006, 04:05 PM i wish the Veritas version is built. this one doesn't fit in that area
Pablo April 21st, 2006, 06:26 PM OMG...it is ''out of shape''..pls i don't want that design to be Lot c..the design is not suiltable to built beside the Twins..
SEED April 21st, 2006, 07:43 PM ^^ it looks soo.. simple and cheap.. any better render of it? anyway.. i still prefer the Veritas one!
jlshyang April 21st, 2006, 09:25 PM I don't understand human behaviour. It's obvious the previous design was so much nicer. Why this new ugly design?
Very Controversial April 22nd, 2006, 12:23 AM THE BUILDING LOOKS LIKE SOME BUILIDING THAT WAS SHAPE BY A MONKEY

baqthier April 22nd, 2006, 12:56 AM Back to what tomkat said, it's only a proposed design and not sure if the design has been decided. Let's all keep in touch with the news and hope it's the extraordinary one that gets chosen!

tomkat April 23rd, 2006, 05:31 PM How can it actually fit the Lot C? The base looks big! Anyway, is it a triangular-prism one or just like a shoe-box?
I guess the building is square at its base and split into two triangles as it rises up.
The shorter section has shape edges while the taller one has more rounded edges.

We are talking about KLCC, and obviously money should not be an issue to them.
I think the design suits client requirement better. The shorter section must be its service apartment while the taller section is the office tower. This separation would facilitate better traffic flow between office workers and apartment guests.

extintpunk May 18th, 2006, 12:46 PM The KLCC area only ... i mean, that's why projects at Jalan Binjai, Jln. surprising thing is I get a great view of KLCC from my condo in Maluri and I dont pay my rent in thousands :carrot: hehehe ...well yeah man .. to be ironically honest ...the view never dies on you ...KLCC is a marvel to just look at ...from a distance in the evenings is the best ...

News (http://www.theedgedaily.com/cms/content.jsp?id=com.tms.cms.article.Article_c9b27cfe-cb73c03a-4fe91e00-45d6657a)
Construction of KLCC Property Holdings Bhd’s (KLCCP) Lot C, a RM500 million mixed-development project in the vicinity of Petronas Twin Tower, is expected to begin in February 2006.

Wow...It's been half a year now. The site must be very busy perhaps above ground already?

nazrey September 4th, 2006, 06:34 AM KLCC Property in pursuit of higher revenue
Monday, September 04, 2006
By YVONNE TAN
TheStar
ASSET-RICH property player KLCC Property Holdings Bhd’s (KLCC Prop) focus this year is to increase revenue while simultaneously optimising costs.
Chief executive officer Datuk Ishak Imam Abas said potential revenue could be further realised from rental of office space in Kompleks Dayabumi, Suria KLCC Retail Mall and the Mandarin Oriental Kuala Lumpur.
''Initiatives on cost optimisation meanwhile, are ongoing,'' he told StarBiz in an email interview.
The company, which has a strong asset base, is the owner of eight properties.
They are the Petronas Twin Towers, Menara ExxonMobil, Menara Maxis, Suria KLCC, Mandarin Oriental, Kompleks Dayabumi, a vacant land known as Lot D1 and another vacant land currently being developed as Lot C.
The company recently announced its results for the first quarter ended June 30, reporting a net profit of RM42.2mil on revenue of RM190mil, compared with a net profit of RM37.1mil on revenue of RM187mil a year earlier.
Pre-tax profit for the first quarter was RM94.2mil as opposed to RM91.6mil in the same period a year ago, while earnings per share stood at 4.52 sen versus 3.97 sen.
Commenting on the company’s first-quarter performance, Ishak said: ''The increases in both revenue and profit before tax were mainly contributed by higher revenue from car parks, the retail mall and hotel.''
He said efforts were also being carried out to achieve the company’s cost-optimising objectives. ''This includes strategic management activities focusing on our core business, smart partnering with service providers and outsourcing.
''Additionally, we have gone through many years of facility maintenance (such as electricity) and with that experience we can plan our maintenance activities to make them more cost-efficient,'' he said.
On plans for new acquisitions or investments, Ishak said there would be no new asset purchases for the time being. The company’s newest investment is Lot C, a vacant land measuring 4,302 sq m located at Lot 171, Seksyen 58 in Kuala Lumpur.
''The lot is to be developed into a 60-storey building comprising a seven-storey retail podium, 21-storey office block and 32-storey serviced apartments,'' said Ishak.
He said the substructure work would commence next month with the whole project expected to be completed by 2010.
On the outlook for the property sector in general, Ishak said: ''There is still a growing demand for Class A office buildings. Serviced apartments, however, seem to be experiencing a slowdown.''
As for the retail sector, Ishak said competition was becoming increasingly intense as more malls were being constructed and many having similar types of outlets.
''Location is still the key factor for all properties. For retail malls – easy accessibility and security – are some plus points that can edge out competitors.
''As for hotels, the level of service provided is still the prime factor in ensuring success,'' Ishak said, adding that the company had no plans for any foreign investments for the time being.
Meanwhile, an analyst with a local bank-backed brokerage said KLCC Property offered good growth potential to investors.
''Visit Malaysia 2007 is the catalyst for the counter moving forward,'' he said
He noted that companies involved in retail and hotel sectors such as KLCC Property were expected to receive a boost in view of the anticipated increase in tourist arrivals next year.
The analyst has an ''outperform'' call on the stock.

Nothing wrong with that. Foundation design depends on building design especially the weight.
I doubt that in 1992 or 93 when the Twin Towers were designed, the designer had known how Lot C building would be.
The last thing we want is a faulty foundation design.
pedang December 5th, 2006, 09:30 AM ^^ totally agree.
XNeo December 6th, 2006, 02:58 AM thanks Sheik for the link.

:)
i like tis lot c..boxy highrise for KL skyline :horse: ..
it will balance with PTT and 4 season centres sharp edge design.
D_Y2k.2^ December 6th, 2006, 05:22 AM Lets pray they will give slight modification to the latest design.Hoping for it to be less boxy
pedang December 6th, 2006, 07:49 AM hopefully aqieda will upgrade their website n show more details about lot c project.
thundercats_kl December 8th, 2006, 01:00 AM waaaahhh u can see the scale model of "the exact" lot C building on Man Made Marvels Petronas Towers on Discovery channel (2006 production).... during the interview with Arlida Ariff, Director of KLCC Urusharta. :)
By far it was best PTT documentary ... featuring the original design of skybridge, some "never seen b4" construction footage, interview with pelli, some original bluebrint, what inspired pelli for the pinnacle design as it was not on the original plan, building maintanance and etc :)
argory December 8th, 2006, 02:46 AM ^^ Yep, saw the documentary yesterday. It was really very good. So many issues relating to the design and construction of the buildings were highlighted. Makes me appreciate the towers even more.
Yeah looks like the lot C design is going to be the boxy design, but I'm not complaining though. I think KL could do with a few more tall boxes :)
ZaHiRnYa??? December 8th, 2006, 05:48 AM yeah..saw that document too as well..accidentally after the Amazing Race Asia. Yes. thought unrelated..both Malaysian team came at number 2 n 3
