Novena Medical Center (2007)
- Novena Medical Center is located above the Novena MRT station next to Tan Tock Seng Hospital. The development has a commanding position in the heart of a thriving community in the Novena area, characterised by a successful blend of high-end residences, office buildings, modern malls, local shopping and a medical cluster comprising Tan Tock Seng Hospital, National Neuroscience Institute, Thomson Medical Centre, National Skin Centre and nearby KK Women’s and Children’s Hospital.
- The S$257 million Novena Medical Center will have 145 medical suites occupying a total floor area of 140,000 square feet. The development will also have a retail podium providing a comprehensive range of supporting value-added services, goods and facilities. The medical centre will have a direct covered link-bridge on its third level connecting to Tan Tock Seng Hospital.

Far East sees demand for medical centre

AS the foundation stone for its Novena Medical Center was unveiled yesterday, Far East Organization said it is confident the group's foray into developing medical facilities will face overwhelming demand.


The group's executive director of property services, GL Yap, said: 'When our CEO spoke to his friends in the medical industry, many of them said that there are no purpose-built medical centres after Mount Elizabeth that are available for sale. And many of them wanted to buy because many of them wanted to have security of tenure.'

It helps, Mr Yap said, that the $257 million centre, which will be situated above Novena MRT Station and across from Tan Tock Seng Hospital, is in what he called 'an active medical district'. It will be ready in 2007.

Other medical facilities in the vicinity include Thomson Medical Centre and Mount Alvernia Hospital.

Mr Yap also cited the tie-up with Tan Tock Seng Hospital, Raffles Hospital and Mt Alvernia Hospital for access to their medical facilities as attractions for specialists considering it.

And for a start, Far East is setting its rental rates below that of more established names, like Mount Elizabeth and Gleneagles.

Figures are not fixed but Mr Yap reckons the rental rates might be around $8.50 to $9.50 psf, 10 to 20 per cent below the average $12 psf Mr Yap said the other two centres charge.

The sale price for the suites, on the other hand, is between $1,500 and $1,600 psf.

Mr Yap said Far East aims more to sell the suites in the medical centre, rather than leasing them. That said, it intends to retain around 40 per cent for lease.

Novena Medical Center has 145 suites, ranging from 452 to 1,012 square feet, on the top four floors of the 11-storey development. Four other floors are for retail space, while another three levels are car parks.

And if all goes well, Far East could even set up a second medical centre.

'If we are really overwhelmed by demand, as we expect we will be, we are not opposed to buying another piece of land on which we can build another medical centre,' Mr Yap said. One doctor who will be moving his practice to Novena Medical Center is ear, nose and throat specialist Professor Yeoh Kian Hian, who is currently practising at Camden Medical Centre. Far East said it is also in talks with other specialists to woo them.

As for the centre's retail component, Far East is looking to sign up tenants which would support the medical centre. Mr Yap said they have not started marketing retail space yet but they are looking to draw a supermarket, a pharmacy with rehabilitative equipment and banking facilities.

New Novena Medical Centre a first between private and public sector

SINGAPORE : A medical centre that is designed to enhance your sense of well-being, rather than make you feel like you're in a hospital -- that is the aim of the new Novena Medical Centre located near the MRT station.

It is the first public and private sector collaboration of its kind.

Travellators that are wide enough for wheelchairs and retail shops such as wellness centres and beauty clinics -- these are just some of the features of the new Novena Medical Centre, which will be connected via a linkway to Tan Tock Seng Hospital next door.

It will comprise four levels of retail and four levels of medical suites, with a total floor area of over 350,000 square feet.

Senior Minister of State for Health Dr Balaji Sadasivan unveiled the foundation stone at a ceremony on Tuesday.

Dr Balaji said, "I am pleased to note that our healthcare providers have taken active steps to enhance their capabilities through collaborative agreements. I have also been informed that Far East Organisation has expanded its network to include Memoranda of Cooperation with Raffles Hospital and Mount Alvernia Hospital.

"The Novena Medical Centre's collaboration with Tan Tock Seng Hospital, Raffles Hospital, and Mount Alvernia Hospital creates extensive synergies by pooling together existing excellent medical facilities and adding value with Novena."

Such tie-ups mean the new centre's patients will have access to the two hospital's medical infrastructure and facilities.

Patients and doctors can also expect retail shops in the basement to cater to their needs.

Said GL Yap, executive director (property services) at Far East Organisation, "Doctor friends we've got say it would be convenient to have a supermarket, for example, where you could go and pick up groceries before you go home, and for patients if they could go down to a pharmacy to get maybe rehabilitative type of equipment."

The Far East Organisation says this joint venture is a respond to a growing demand for medical space that is attached to a hospital. - CNA

EVEN before Far East Organization's Novena Medical Centre has been officially launched, 45 of the 145 units have already been sold, said chief operating officer G L Yap.

He said he believes most of the buyers to be doctors in the upper echelons of medical practice, with six buyers coming from government medical institutions. 'About 65 per cent are value-added clients who include well-known cardiologists and oncologists,' he added.

Not all the suites are for sale either. FEO hopes to keep about one-and-a-half floors of the four-floor medical centre. One floor may be leased to an operator of radiology facilities. The medical centre will have an adjoining five-storey retail mall called Square 2, which will be leased out.

The units of the medical centre that have been sold went for $1,500 to $1,700 per square foot. By comparison, units at Mount Elizabeth went for about $2,100 psf last year.

'We believe that pricing it at about 25 to 30 per cent below the more established medical centres would be about right,' added Mr Yap.

The medical centre will not have wards, with FEO hoping to capitalise on an emerging trend towards international patients preferring day-surgery.

According to FEO's research partners, Synovate Business Consulting, the number of such patients has risen about 7 per cent annually since 2000, to 12,000 this year.

Ivy Teh, of Synovate, said that the research shows a corresponding declining trend for patients preferring inpatient surgery. As a consequence, medical suites (or clinics) at centres including Glen eagles, Mount Elizabeth, and Thomson Medical have full occupancy.

This development is perhaps not lost on medical institutions like Tan Tock Seng Hospital (TTSH). In 2002, the public hospital reported that only 39 of its 80 A-class beds were opened for use. The hospital also only had 16 of its 21 operating theatres running.

In a memorandum of understanding that was signed between TTSH and FEO in November 2002, several issues were cleared to make way for better 'synergy' between Novena Medical Centre and TTSH.

These include a proposed aerial bridge linking the two buildings, permission for the medical centre's specialists to use the state-of-the-art hospital facilities, and the opportunity for public-sector specialists to work two days in private practice if they choose to.

At the time, there was also mention that the National Healthcare Group, which includes TTSH, may also rent facilities at Novena Medical Centre to allow its doctors to do part-time private practice. Use of the hospital's facilities will be charged at market rates. Whether the doctors need to be accredited with TTSH is not known.

Anyway, these 3 malls cater to different market segments so it's alright to have 3 malls in Novena.

Far East to cash in on 'Korean cool' with mall

FAR East Organization is building Singapore's first Korean-themed mall in Novena, cashing in on what it says is South Korea's status as the 'new cool', thanks to cultural imports such as popular Bae Yong Joon of the TV soap opera Winter Sonata.

Called Square 2, the $257 million mall is slated for completion in October. Located just behind Velocity @ Novena Square which is undergoing a $22 million revamp, Square 2 has direct access to Novena MRT station via its basement and to Tan Tock Seng Hospital via a bridge.

It comprises five levels of retail space with a gross floor area of 210,000 sq ft and a lettable area of about 150,000 sq ft.

Another 140,000 sq ft, located on levels eight to 11, will be taken up by 145 medical suites at Novena Medical Centre.

Said Far East's chief operating officer of retail and lifestyle concepts, Mr Chia Boon Pin: 'From the late 1990s onwards, Korea became the new cool... With such passion for all things Korean swelling in Singapore, we plan to add to the colour of internationality here by bringing in a Korean-themed shopping mall.'

Singapore boasts a Korean community of about 10,000.

Square 2 will have a mix of local and Korean retailers.

Korean products will include street wear, beauty products, food products and magazines. There will also be restaurants and cafes serving Korean food.

There will be more than 500 shops, most of which will be small - from 50 to 150 sq ft - compared with the 150 to 300 sq ft shops in Far East Plaza's Level One.

Indeed, the mall's basement and third floor will have shops of largely about 50 to 70 sq ft, a concept modelled after Korea's popular electronics and fashion centres such as Space 9 at Yong San and Doota in Dongdaemun.

The fourth floor will have a 13,000 sq ft supermarket, a 6,000 sq ft to 7,000 sq ft food court, and a food hall.

Knight Frank started marketing the mall to local retailers this year, after reaching out to Korean retailers.

Some negotiations are in advanced stages and Far East is talking to a Korean fashion retailer who is keen to get enough Korean retailers to fill a floor or two. Knight Frank executive director Danny Yeo said the mall's monthly average rentals will be $11 per sq ft (psf), with the small units at $15 to $25 psf, or about $1,200 to just over $2,000.

Meanwhile, Far East has sold about 70 per cent of the 108 medical suites. It is keeping the remaining 37 units or the entire eighth floor for lease at $8.50 to $9.00 psf to one or more health-care operators.

It recently sold the suites at $1,900 psf, up from $1,500-$1,700 psf last year, and is raising prices to about $2,000 psf.

From Korean designer clothing, and Korea influenced street wear and accessories to Korean beauty and cosmetic products. Besides hair and beauty services from Korea as well as restaurants and cafes serving Korean cuisine, it will also have Korean magazines and stationery, travel services specialising in tours to Korea, and Korean food products.

Complementing the Korean themed floors are chic cafes and casual fashion and accessories on the ground level; delicious quick bites, trendy youth and sports wear as well as banking services on the second storey; and a supermarket, food court and food hall on the fourth level. Colourful and unique events graced by Korean guest artistes will also be held regularly at Square 2 to attract and entertain shoppers and passers-by.

Seems like there will be a lot of quality shopping in the north.....Novena, Toa Payoh, Bishan, Ang Mo Kio....all the way to Woodlands.....:cool:

The entrance and colour reminds me of Camden Medical centre. More outdoor and balcony eating areas should be introduced. They provide excellant views of the landscape around our excellant skyline. Will Novena be the next medical area where one of the private hospitals going to built as announced by the ministry of health?
