rvg = river valley grove

they have just completed the showroom and the site looks like its going to start construction, and its quite a small plot of land too.

I asked someone at the site and he said its 11 storeys tall, but from the pic it seems 22.

It is just meters away from Leonie Hill Residences and the Cosmopolitan sites.

They are starting the pilling works, and still digging around. Not much to see on the site, which is very small.

I've been to a friend who happen to have a window just ON the construction site lol ^^
Couldn't take pics (I didn't have my camera and it was night anyway ^^ ) but the pilling machines are still there, so the thing has not started to rise yet.

RC, actually it won't make such good updates once the thing starts to rise, because when I said their window is ON the construction site, I really mean it ^^ And the window is 4th storey I think. So very soon they won't have any view at all lol... Last time I went there it was night, so nothing to take in photo ^^ Maybe next time I can try :-)

I remember seeing those blocks on the site previously.

If they are used for pile-load testing (as nolimit said), then the pile testing should be complete and construction should be the next logical step.

Yeah perhaps each unit is 2 floors hence why the man told me '11 storeys'

No it was too late, both the site and the showroom were closed.

What an interesting loft apartment.

The sitting area - i avoid using living room cos its so tiny - is made even tinier by bay windows on 3 sides. These bay windows are thick and chunky and will need to double up with cushions to become 'sofas'

The high glass windows are lovely

The units facing the road and Yong An Park- supposedly more desirable- dunno why, are sold out.

The only units left face high rise condos. Directly, in fact. So, unless you get the units from the top few floors,............

I first visited it in March with gf and found that the buyer response wasn't very good yet.

The 2 bedrooms single storeys are roomier, with:

- 893 sf (facing River Valley Grove rd, plus western sun and possibly other high rise condos)

and

- 926 sf (facing low rise Yong An Park and south facing).

Needless to say, the south facing ones (926sf) are the more desirable. After a 15% discount off listed price, it works out to be in the low $900s psf for higher floors.

My mum and sis went for viewing yesterday and got the latest price list. It is true: Yong An Park south facing lofts are all sold out, and what's left are the east facing lofts, about 10 of them left.

However, most of the 2 room units (both west and south facing) left unsold though, although #18, #19, and #20 of south facing ones (926sf) snapped up. Scary thing is only ONE western facing unit was sold in entire building, and that's on #5, sold together with the south facing one on same floor. Think maybe the same person bought both units.

There is one high floor south facing 2 bedder single-storey left - #21 floor, the highest. For a nicely-priced $866,463 after 15% discount. Sounds very attractive, until you realize how limited your living space would be.

Been to the showflat yesterday. Yep, most of the loft units are sold. I have to say they look much, much better than the loft units at SOHO@Central. The pricing is quite attractive too. However, there is really very little room in there for you to bring in your own furniture, etc. There's no space for a sofa and very little storage space for the kitchen. Obviously it could be a good investment as such kind of flat would be easy to rent out and maintain.

We liked the floor plan for the 2-rm flats a lot. There are still a few left. It is not big but definitely adapted for 1 or 2 persons without children. Unfortunately, only the 1-rm are two storeys so don't expect anything nearly as nice-looking as Lincoln Modern here.

The building is now about to rise (no photo, sorry, my cam ran out of battery ^ ^ ). It took so long because of the underground car park. They still expect to deliver the flat at the end of next year, so it should grow up very fast now :-)

I don't know how it compares to Urbana but it's definitely much, much faster than Cosmopolitan. Cosmopolitan is spectacular because the first storey is so tall, so they erected very huge columns quite suddenly :-) Otherwise it's a damn slow-moving project ;-)

I really do not understand where they are going to put the swimming pool. The poster outside shows a pool but the site is so small there is barely enough space for the building.

The 2-storey studio units are nice ... went for the preview last time ... nearly got the studio unit ... but somehow hestitated for 1-2 weeks ... and the unit I want ... the 16th floor one ... is gone ... the double storey full glass window is just superb ...

Selling price is about $900 psf +- ... now turn over and sell ... at least earn $100 psf !!!

I keep on getting advertisements about the units in this building. The price for a 2 bedroom apartment is 650000.

thanks arthur.. i havent seen both projects cannot say much but he told me he got quoted a reasonable price for one shanghai one unit, prob can fetch decent yield but one thing he didnt like is the petrol kiosk location hehe

Having visited 2RVG showflat, I can say the lofts do look good. Much, much better than Soho@Central for example. I wouldn't buy it because I don't really find it practical, though ;-)
Didn't visit Shanghai One, so I cannot comment on this one.

I wonder how much privacy will there be for the loft units. Not feasible to put curtains 6 metres high - spoil the beauty of it. Yet , if there are no curtains the bedroom is open for all to see. Also with the bedroom being open , you have to on the aircon for the whole house every night

The latest asking prices are around 1200psf. You may get it for 1100 with some hard bargaining at best.

I actually quite like this project leh ... nearly bought a unit there ...
I agree with you ... the concept of this project is really attractive ... but the user-friendliness is a bit lacking ...

Curtains for 6m is possible ... and it is quite nice ...the way the showflat is done up ...

And ... the 600+ sqft unit ... wont be much to aircon it la ... if stay there ...then dont save aircon la ... haha!

actually looking from outside into 2rvg's lofts, i can see its the same as icon's cept for the layout of the entrance area where its where the icon's bomb shelter would be...icon's entrance at the kitchen area of 2rvg..

actually still leaning towards keeping icon, shops, food & amenities nearby and definately better facilities..2rvg is alot pricier as well..

any 2rvg owners here? wat other options did you consider b4 buying it? :)

How easy is it to resell these kinds of loft unites - 2rvg, icon, etc?

Is the price difference that much - the URA caveats for Feb suggest that some rvg loft units are going for approx 720K while equivalent Icon unit is approx 690K. (Don't know which floors though of course)

Icon does seem a better investment given the plot size, which keeps neighbors at a distance, but the finishing and quality at rvg seems better - it is also freehold.

S$5000 wow, :nuts: the thing is, talk is that there still is a lack of supply of rental apartments so the prices still have room to move upwards.

My curiousity got the better of me and called an agent. Found out that the studio lofts mainly transacted between $4.2K to $4.5K per mth for rental.

I guess recent newspaper reports will only push up the prices for rental units.
