Застрояването на т.нар. Сити на София се отлага за неопределено време, инвеститорите са в неведение кога най-после в центъра ще може да се издигнат новите високи бизнес центрове. Собствениците на терени в района също не знаят какво ще се случи, защото от плана за застрояването зависи и цената на земята.
Причината за ситуацията е, че областният управител на София Росен Владимиров е спрял решението на Столичния общински съвет (СОС) за извънредното застрояване на т.нар. Западно направление. Това става ясно от съобщение на сайта на СОС. Общинският съвет е възразил срещу спирането на решението, защото има разрешение за исканите отклонения и от Министерството на регионалното развитие и благоустройството (МРРБ). Общинарите са изпратили допълнителни документи на областния управител - резултати от общественото обсъждане, становища на постоянните комисии в СОС, рецензии от провелия се архитектурен конкурс и други. СОС е помолил Росен Владимиров да преразгледа решението си и да го отмени. Засега няма отговор. Срещу по-гъстото застрояване на района, който е между Булбанк и ул. "Опълченска", се обявиха граждански организации и някои архитекти. Областният управител не беше открит за коментар.
Западното направление, което обхваща територията между булевардите "Княгиня Мария Луиза", "Христо Ботев", "Александър Стамболийски" и ул. "Пиротска", с обща площ от 21.5 хектара е атрактивно за бъдещите инвеститори, защото е планирано да се превърне в българското Сити. По-голямата част от терените беше изкупена още преди три-четири години на цени от 500 до 700 долара кв. м, каза Тихомир Цаков, управител на агенция за недвижими имоти "Аристо". По думите му оттогава собствениците на имоти чакат да влезе в сила подробният устройствен план за местността, за да реализират инвестиционните си намерения. Някои може и да ги препродадат. В момента търсенето на парцели в Ситито е по-голямо от предлагането, като сделките са рядкост. Продават предимно фирми, които имат нужда от свежи пари. Офертите се движат от 1000 до 1500 евро на кв. м, каза Цаков.
Планът за Западното направление предвижда няколко изключения - отстоянието на една сграда от друга да е по-малко от разрешеното, а коефициентите на интензивност да бъдат над пределно допустимите, определени в Закона за устройство на територията (ЗУТ). Законът позволява по-големи отклонения от установените в централните части на градовете след получаване на одобрение и от МРРБ. Ведомството на министър Церовски е дало принципно съгласие за законосъобразността за допускане на исканите отклонения.
Подробният устройствен план на Ситито е разработен от колектив с ръководител арх. Тодор Тодоров. Първите сгради от проекта вече са реализирани. Това са новият бизнес център на мястото на магазин "Явор" и отдавна построената сграда на Булбанк. В момента се строи и католическият храм "Свети Йосиф", който ще бъде заобиколен от три високи сгради. Общо "небостъргачите" в този участък ще са шест. Два 20-етажни близнака, свързани с топла връзка, са разположени на кръстовището на бул. "Тодор Александров" и ул. "Братя Миладинови". Те ще оформят своеобразен вход-арка на главния градски център. Непосредствено до сегашния търговски център "Трапезица" е замислено построяването на две високотехнологични универсални сгради на по 33 етажа. Предвидено е едната да бъде бизнес център, който се свързва с 5-звезден хотел. Общата им разгъната застроена площ е от 20 хиляди кв. м. Отделно се предвижда най-високата сграда в този квартал да бъде на 35 етажа, като първоначалната идея беше там да се събере столичното кметство, което в момента е разпръснато. Тази идея в последно време обаче се изоставя.
Терените в Ситито са частни и общински, по-голямата част от които е включена в капитала на скандалната фирма "Софийски имоти". Германски, израелски и италиански инвеститори имат интерес към строителството в района, каза преди време кметът Софиянски.

Министерството на регионалното развитие е внесло в правителството проекта за закон за Общ устройствен план на София. Очаква се в близко време той да влезе за разглеждане в кабинета, защото съгласувателните процедури между ведомства и министерства са приключили. Общият устройствен план на София беше разработен от над 300 специалисти под ръководството на общинското предприятие "Софпроект-ОГП" и приет от предишния общински съвет през август 2003 г. Той определя устройството на територията, както и насоките на бъдещото развитие на града, на отделните функционални системи - обитаване, труд, отдих, зелена система, транспорт, комуникации, културно-историческо наследство и други. Граждански сдружения го оспориха в съда, но загубиха делата.

The image below shows the project which won the architecture competition back in 2001 and which has been selected and approved by the Sofia city council and I hope that it will be realized in the next few years.

Located on the corner of Al. Stamboliiski Boulevard and Gen. Skobelev Street, Mall of Sofia is just a few minutes from the very center of Sofia. Mall of Sofia has more than 700 parking spaces and is easily accessible by public transportation.

3tmk February 11th, 2005, 10:18 PM I believe it's the Solni Pazar tower I've searched so much about, the Itower, 28 floors and to be the highest in Sofia. I've posted some bits of info on it in another thread, but this is the first rendering I've seen, if it is the same thing, of that tower.

The building is called i-Tower (28 stories) and should be situated next to the Trade Union Administartive Buildin at Solni Pazar. This is one of the projects of the tower, but i dont know, if it is the selected one. The project was presented at the Real Estate Expo in September 2004. I dont know, if it would be realised and when the construction works are expected to start.

but the greatest part of your post were the 4 proposals for the Itower. I suggest you open a new thread for all 4, because they're obviously the tallest of them all, and on top of that near the Trade building, making it possible for a further creation of a mini-cluster! :eek:
Of all for, I prefer the Sakaro project, though obviously I'd prefer the tallest to be built
BTW, for the S-center, I posted it in the other thread, it's been renamed Landmark Centre
Dulgeroff August 7th, 2005, 08:37 PM Awesome... The Sakaro project is cool because of its uniqueness, but it almost looks like something out of a theme park. On the other hand, the Arkont-A tower looks better in my opion, but its shape is not as eye-catching. Still, they are all pretty cool.

Хотелът ще разполага с всички компоненти, необходими за нивото му: приемна и лоби, барове и ресторанти, конферентни зали, спортни съоръжения. Приблизителният му капацитет ще е около 330 стаи и апартаменти с около 400 легла.
Останалите секции на комплекса по отношение на капацитета, съдържанието и организацията ще съответстват на високия клас и забележимото обемно присъствие в основното ядро на софийския център:
• търговски площи с възможности за гъвкаво преустрояване;
• площи за офиси, бюра, различни услуги и др.;
• съвременен, многофункционален фитнес център с плувен басейн, тенис корт, медицинско обслужване.

Itower project suggests the construction of 28-storey multifunctional building, consisting of four- or five-star hotel, restaurants, entertainment and sports facilities, large retail areas, offices, banks and information bureaus. The building will be located in downtown Sofia, at Solni Pazar square.
The hotel section will have all components needed for its class: reception hall and lobby, bars and restaurants, conference halls, sports facilities. The hotel's approximate capacity will be about 330 rooms and suits with about 400 beds.
Other sections of the complex in respect of capacity, content and organization will be adequate to its high class and palpable volumetric presence in Sofia's main downtown kernel:
• retail spaces with possibility for flexible reconstruction;
• spaces for offices, bureaus, different services, etc.;
• contemporary multifunctional fitness centre with swimming pool, tennis-court, medical attendance.
All functional groups of the complex will be organized mainly towards inner pedestrian mall which culminates in vertical open space, saturated with terraced greenery and water effects. The subterranean levels of the complex will provide with well organized parking areas and spaces for 340 cars.
Glass will predominate over the facade, complemented by metal and constructional components. The high body of the hotel section will be prevailing over the terraced, descending north, stories of other functional parts: retail and business, entertainment and sports.

I like the Arkont project most, although it looks a little bit like a TV tower with a helicopter landing site on the top.
3tmk, I think the Soravia Center was also sold to the Landmark Investment Fund, I guess the developer of the Soravia Center and S-Center, Soravia Bulgaria, needs the money for its new project - an 100 000 m2 shopping mall in Sofia.

Greece ranked the second top foreign investor in Bulgaria for the overall period of January 1992 to March 2005, with investments by Greek companies reaching 20.1 million in the first quarter of 2005, bringing the overall figure to 1,054.6 billion dollars, according to figures released by the Bulgarian Foreign Investment Agency (BFIA).
The total of directly invested Greek capital in Bulgaria over the period January 1992 to March 2005 reached 1,054.6 billion dollars, ranking Greece in second place among the top foreign investors in the neighbouring Balkan country, following Austria.
According to BFIA figures citing the National Bank of Bulgaria as the source, Austria topped the list of foreign investors in Bulgaria with total direct investments of 1,829 billion dollars over the period January 1992 to march 2005.
Austria toppled Greece from first place in the past few years due to exceptionally high investments made, 163.2 million dollars in the first quarter of 2005 and 923.7 million dollars in 2004, against 20.1 million dollars in the first quarter of 2005 and 156.9 million dollars in 2004 by Greek interests.
A key factor in the jump in Austrian investsments was the acquisition of the Bulgarian Telecommunications Company (BTC), the Bulgarian national telecoms provider (in June 2004, after two years of political and legal wrangling, the Austrian holding company Viva Ventures succeeded in a 730 million euros leveraged buyout of 65 percent of BTC, with the obligation to invest up to 700 million euros in modernisation and digitalisation, half of which was slated to be invested within five years of the acquisition).(ANSAmed).
