And another good news from me. Seskine Bussiness city project will start 2005.05 first of all old buildings near two U/C 16 floorers will be demolished and there should be builded three new 12-16 floors office highrises.

im still so curious how there are so many new blocks of flats built in Vilnius, what seem to be ordinary commie suburbs.. here no new apartments are built in commie districts - suicide for developer for sure, more and more single homes and semi detached built...
can you explain?
Mantas January 28th, 2005, 08:56 PM I dunno, just the demand of such flats is still big and the prices are still going up. There were 3000 flats built last year and 4000 planned for the next year. Maybe it's just a customary thing, can't explain it to you :)

Mantas January 28th, 2005, 09:06 PM Oh, you meant that :) Well, Vilnius is already spread way too much and there's a lot of vacant place inside the commie districts. Althaugh there's a completely new district where no old commies are met :) So it's just a customary thing, IMO ;)

Well, what difference this makes anyway? Here we got a lot of unused space in commie districts, so new flats are builded in those districts. Well it's even better for my, this whole thing makes city much more denser.
Still old commies will be reconstructed sooner or later, so whole area one day will be quite nice and dense. For example Zirmunai in district now first commies is under reconstruction.

Well yes, nobody back in Soviet times thought that everybody will have own car, but now i think they should not only reconstruct old parking spaces, but to expand them too.

Actually there is no such a big need for office space it is just a real estate bubble. Just those guys from property agencies are creating this situation in reality many office buildings are not filled. So in the future when this bubble will explode there will be lots of cheap office space.
Speaking about housing project there is another talk, there is a huge demand for them.

Your statement is a bit weird - do you think that investors are so dumb and that they just listen to what the guys from real estate agencies are speaking? Yes, for now there is enough of office space but this sphere is still booming. Some investors are thinking about the future too (don't forget that the prices of working force, construction materials are booming too and it's much cheaper to build now than it'll be in the future ;)). Also many offices are being built by companies who will use those offices themself: SBA, VP market, Hansa Bank, Registru center (?), etc.

No they are not dumb they are very smart. The whole art of keeping the prices high and making them growing is a perfect achievement. You see there are lots of office construction happening around Vilnius and even in the future (Šnipiškės, Vilniaus vartai) there are planned more. However the boom will not last for a long time, there will be not a huge need for space, especially knowing the tendencies of our socio-economic tendencies (the decrease of population, the last place of the direct foreign investment among whole EU countries). However the decrease of prices might change everything but not so radically.

And what "bubble" are you talking about? Total office space in Vilnius is so tiny compared to any Western European or Scandinavian city of similar size (not sure but I think even in Tallinn there is more new office space than in Vilnius) and since economy is growing fast, the demand of new office space is increasing respectively. I also wouldn't say that a couple of new office highrises is a "boom" (that's how our newspapers are writing but if you want to see what a real boom is, take a look at some Chinese cities or Dubai ;)). I'ssay it's not a "boom" but rather a "wake up" after long stagnation.

Thanks for the welcome. My grandparents left during WW2 and I grew up in Australia and speak some Lithuanian.
I am fascinated and enjoy the field of construction and this site is awesome!
ch1le February 6th, 2005, 11:34 AM hmm, tallinn doesnt have a office boom atm, vacancy is 5% (which is very low), so office boom ought to start soon, what is making the higrise news in Tallinn is Residentials.. all of the towers proposed are residentials and Hotels.

Mantas February 6th, 2005, 10:16 PM I think soviets didn't think there will be a need that much so the underground parking would be a better choice. Now it'd be too complicated to install it since they'd need to interfere to the plot that is under commieblocks basements. That's way too expensive.
Btw, the program to rebuy commies from residents and explode them would be much better than restoring them (IMHO) :)

Yes I've been five times. First trip was in 95 and last trip was in 2003. It's amazing to see how quickly things are progressing. Each time I arrive in Vilnius I'm blown away to see how many new shops, pubs, clubs etc. have sprung up.
