When to Tan n Tan showroom the other day, didn't know the original masterplan for Midvalley consist of 4 tower block for the first phase.

Hmmm....saw the models a while ago and I dun think the 4 towers are part of first phase. Those towers are just attached to Megamall. We could see that a second tower now being built as part of the 2nd phase. All the 3 other towers would be at the same height as the 1st tower - Menara IGB ;) Not too sure bout the design though :?

Persada Johor looks a bit different. And yes the shape of the Johor Immigration centre do look a bit like the new sg supreme court..not sure about the top though :)

I read a News in A malay newspaper (i think) a couple months ago..Our PM, Abdulah badawi suddenly came out an idea to built another ''KL tower'' in KL..Reason is using that tower to fully control the telecomunication system. He said the tower no need to be as tall as KL tower!!..Any1 heard of this news b4???Or u guys hv been posting this article in the forum b4??

Guys, this is just his idea, not officially approve..:D But, i still hope they won't built another KL Tower, if not KL skyline will look like those future skyline in the comic books:lol:

Good idea to build a second telecommunications tower... But preferably in an area outside of KL's CBD such as PJ or maybe Subang...

The CBD will become like Berlin or Jo'burg if that tower is built there!

Pop one up in JB also lah! At least Johoreans can tell Singaporeans that they (the former) have their own antenna tower...

Or maybe have an even more ambitious plan... Construct an antenna in each significant regional city (e.g. Penang for North, KL or PJ for Central, JB for South, Kuantan for EastCoast, as well as the two East Malaysian hubs) so that a new telecommunications grid can be formed...

Somehow will end up like the case in Germany, where nearly every large and medium-sized city has its own such tower!

Dunno leh....maybe they doin the interior works?

I read this in the Heritage Asia magazine......and Mark Yeoh of YTL speaks with such passion as to restore the hotel. Like my dream come true......last time I remember telling someone that hopefully YTL would buy over Hotel Majestic and restore it.....looks like it came true hehehe :D

Wow, thats good news!

That building has been left abandoned ever since the Art Gallery moved to its spanking new premises near Lake Titiwangsa (any1 been to the new one?)... Lets hope that Hotel Majestic can be completed and regain its former glory in a few years time...

Hunza: Foreign architects to design Gurney Drive project

HUNZA Properties Bhd has engaged foreign architects to design its RM700mil high-end mixed development project in Gurney Drive, the renowned sea-front promenade on the island.

Executive chairman Datuk Khor Teng Tong said the architects from Singapore, Hong Kong and Thailand would be working with the local counterparts on the project design.

''The foreign architects are roped in because they are experienced in designing large-scale mixed development projects in their respective countries,'' he said after the company's recent EGM
Khor said the group had also engaged property consultants to study the market for the properties planned on the 1.8 million sq ft area.

''They are also studying what percentage of the project should be allocated for the residential and commercial categories,'' he said, adding that the project should be finalised in about two months for submission to the local authorities.

At the EGM, Hunza shareholders approved the purchase of the 10.21-acre site fronting Gurney Drive and Kelawei Road from The Visitor in the Federation of Malaya of the Christian Brothers’ Schools.

Hyatt Group to finally have KL hotel in 2009

AFTER waiting more than a decade, the Hyatt Group will finally have a hotel in Kuala Lumpur in 2009.

The Hyatt Group is expected to operate a 450-room five-star Grand Hyatt in Jalan Pinang, next to the Mandarin Oriental in Kuala Lumpur, industry sources said.

They told Business Times that the hotel will be owned by the Brunei Investment Agency and a locally-incorporated private company.

The 50-storey building will include a hotel, service apartments and an office complex. Owners of the hotel were not available for comment.

A Hyatt Group hotel, the Grand Hyatt Duta, was to have been completed in 1997. Until today, the hotel at the corner of Jalan Sultan Ismail and Jalan Ampang remains partly completed.

Kuala Lumpur Landmark Sdn Bhd, a subsidiary of Olympia Industries Bhd, was given the contract to develop the RM570 million Grand Hyatt Duta in 1994.

Mycom Bhd, the holding company of Olympia, then teamed up with Kuala Lumpur Landmark to develop a 52-storey building to house its headquarters and the hotel.

However, construction was halted in July 1998, when the group encountered financial difficulties during the 1997/98 economic downturn.

An industry source said the Hyatt Group is no longer associated with Mycom.

Both Mycom and Olympia are Practice Note 4 companies. Their shares are not suspended, but are under trading restriction.

The Hyatt Group also operates the Hyatt Regency Kinabaluh, Hyatt Regency Johor Baru and Hyatt Regency Kuantan.

The Hyatt Hotel Management Ltd, which has been involved with the Hyatt Regency Saujana in Subang since 1986, announced recently that it had mutually agreed with the hotel owner Saujana Consolidated Bhd to terminate the management agreement with effect from April 30 this year.

It is believed that the Hyatt Group discussed the possibility of building a Park Hyatt in the Bukit Bintang area in Kuala Lumpur. Sources said the deal did not materialise.

Yea......there is a huge piece of land that is just next to the convention centre which doesn't belonged to KLCC. It is now a car park. This piece of land is directly opposite the former Holiday Inn and MNI Twins ;)

The owners said they might go for Conrad International or the Four Seasons as they said Hyatt is 'outdated' :D

I think they got ditched! :lol:

It's that big car park just between Ascott and Mandarin Oriental.
But I could also imagine that the Grand Hyatt will be located at the new Lot C :)

Nope.....not the carpark you've mentioned.....its the other carpark next to the one you've just mentioned ;)

That is because the carpark in between Ascott and MO belonged to KLCC and I dun think the new Hyatt hotel is by KLCC so Lot C is outta question too :D Furthermore Lot C isn't on Jalan Pinang ;)

The site mentioned by Greg is the freshly-paved carpark while the one I mentioned is the carpark to the right of the apartment ;)

Melaka has a news!The government is plannin to build a huge multi purpose hall mainly used for convention at MITC.The design is gonna be based on Washington's White House:D I think the construction has started.Probably Samson can go n take a look

The Meritz would be the former Wisma DNP which is supposed to be an office building ;)

The showroom already opened I think.....have to check it out hmmmm......

BTW this place is right next to Avenue K and directly across the road from Menara Maxis :)

During the last MAPEX show.

One of this stall that sell only map...it shows all the area of KL with all the future development of all the respective area. I happen to look at it with great interest, that is how I know about it.

If I am not mistaken, it will be another 20 storey block.

this much i know from someone working at Novotel Al-Dana Resort here in Bahrain: Novotel ceased its operation in KUL and elsewhere in Malaysia except for Sofitel in Johor Bahru. (Novotel/Sofitel/Ibis/Mercure... all belongs to the French Accor Grp).

this much i know from someone working at Novotel Al-Dana Resort here in Bahrain: Novotel ceased its operation in KUL and elsewhere in Malaysia except for Sofitel in Johor Bahru. (Novotel/Sofitel/Ibis/Mercure... all belongs to the French Accor Grp).


But the hotel owner could choose another operator mah......dunno lah.....maybe the owner also went bust :D

THE Hard Rock Hotel Port Dickson, which is due to open its doors in December 2006, will be developed at a cost of up to RM175 million, industry sources estimate.
The calculation takes into account fully furnished rooms, its five-star category rating and location. However, it does not include the cost of land.

THE demand for office space will spur an improvement in the sector, while growth in the retail, condominium and housing sectors is expected to slow down slightly compared with previous years, said Jones Lang Wootton executive director Malathi Thevendran.

She said, however, for this year, a modest increase in demand for office space in the Klang Valley was expected.

''The overall occupancy rate is expected to improve by 1% or 2% this year,'' she said, adding that the current rate was about 82%.

In her talk on ''Property Market Slowdown: Perception or Fact?'' Malathi said there was a close correlation between the gross domestic product of the country and the office sector.

The paper was presented at the two-day AmSecurities-AmResearch Investors' Conference 2005 in Kuala Lumpur yesterday.
''As the economy improves, so will demand for office space,'' she said, adding that Bangsar and Pantai would be the new growth areas in the sector.

According to Malathi, the retail sector will see slower growth, having already enjoyed high rentals over the past two to three years.

She said this was accentuated by the fact that there was increased competition from new centres and the expansion of existing ones.

Commenting on the condominium sector, Malathi said more projects were expected to come onstream this year.

''There will be a concentrated increase in new supply of condominiums in the KL city centre area,'' she added.

PETALING JAYA: Having our very own Central Park in the heart of Kuala Lumpur could well be a reality if the last remaining green belts in the city are linked together and protected.
Consisting of the Kuala Lumpur Lake Gardens, Federal Hill, the surrounding areas of Parliament, Bukit Tunku and Taman Duta, it will cover almost 310ha.
The Central Park is possibly the best way to demonstrate the Government’s commitment and call to states to gazette more areas for conservation and recreation.
According to a source, the proposal had been unofficially discussed by various quarters from the government, public and conservation organisations.

“These areas all form the heart of Kuala Lumpur and it is timely for us to consider setting them aside for the two million residents in the city.
“Setting them aside for conservation and recreation is the prerogative of the Federal Government, since the area is mainly owned by them,” the source said. He added that Kuala Lumpur’s vision of becoming a world-class city could be realised if it emulated other cities in the world, such as New York with its Central Park and London with its Hyde Park.
Malaysian Nature Society executive director Dr Loh Chi Leong said the society supported the suggestion to set up the KL Central Park, which he felt had eco-tourism potential.
WWF-Malaysia national programme director Dr Dionysius Sharma said it would be disastrous for Kuala Lumpur to lose any more of its fragmented green areas.
“Every world-class city has a park in the city centre.
“We should not force ourselves to develop whatever green lung is left.”

Besides the Lake Garden, others aren't really an open park as they are more like forested hills..

Nichinan to build KPJ medical centre


MALAYSIA’S biggest private healthcare group, KPJ Healthcare Bhd, has signed a pact to manage a RM40 million medical centre in Johor, a project that will also incorporate some residential properties.

The first of its kind medical centre will be known as The Perling Specialist Hospital.

It will be built by property developer, Nichinan Corp (M) Sdn Bhd, within the Perling Healthcare Resort in Johor Baru. It would provide a range of medical and healthcare services within a residential resort setting.

The resort-style living cum healthcare facilities is targeted at the geriatric market, both locally and abroad.

Foreigners, especially those from Japan, will be encouraged to invest in the residential properties within the resort as their summer and weekend homes, availing themselves to the various medical facilities provided.

KPJ Johor Sdn Bhd, a unit of KPJ Healthcare, has signed a memorandum of understanding (MOU) with Nichinan to provide technical and hospital management expertise.

Under the MOU, Nichinan will design, plan and build the 150,000 sq ft specialist hospital, while KPJ Healthcare will manage the centre’s operations.

These would include consultation clinics and other basic private specialist hospital services such as anaesthesiology, gynaecology, dermatology, cardiology, neurology, urology and ophthalmic expertise.

General manager, Hospital Commissioning of KPJ Healthcare, Aminuddin Dawam, said The Perling Specialist Hospital will be a one-stop medical facility catering to the surrounding local and foreign communities.

The 120-bed Specialist Hospital will also have a 1.22ha site within the resort.

In addition to an international-standard medical centre, the resort development includes 400 units of resort-style apartments complete with club house, swimming pool and lawn bowling.

KPJ Healthcare believes this collaboration is a strategic move for the group as it enables it to better tap the healthcare tourism sector, and new growth areas such as healthcare resort living.

In addition, the Perling Specialist Hospital will complement KPJ Healthcare’s existing facilities, namely the Johor Specialist Hospital, Puteri Specialist Hospital and Penawar Hospital.

SUNRISE Bhd will be launching two new condominium projects in Mont' Kiara within the next two months.

Both projects will be located in the Sunrise Mont' Kiara Integrated Global Village, close to the Mont Kiara International School located on Jalan Kiara, Kuala Lumpur.

According to the company's newsletter, Berita Sunrise, the first project will consist of two 44-storey towers housing 340 units with proposed unit sizes of about 3,000 sq ft. Its penthouse is expected to have a size of 7,250 sq ft.
These condominiums will be built on a 2.95ha close to Jalan Duta Kiara.

Other features of this project, tentatively named 10@Mont' Kiara, includes pools, a badminton hall, gymnasium and a walking canopy.

The second project, tentatively named Mont' Kiara 23, consists of 228 units, of which 216 will be housed on a 31-storey tower.

The remaining units will be cabana units located at the recreational deck and retail space at the ground level of about 1,700 sq ft to 2,680 sq ft.

This project's penthouse units are expected to have a built-up area of about 4,300 sq ft.

Mont' Kiara 23 will be build on 1.13ha at the northern corridor of the village.

Outdoor and indoor facilities for this project include a 50-metre lap pool, children's playground, tennis court and BBQ deck.

A company sales representative said the prices of the units would be announced once the project is launched, which should be before the end of this year.

^^ I'm impressed by the entire Mont'Kiara area, although some of those towers are so damn massive and I don't know if I would want to live there.
Although much more expensive, the developements around KLCC really rock or then Cendana because of it's outstanding architecture. :)

TA Enterprise wants property to contribute 50% of revenue

TA Enterprise Bhd is undertaking four property projects in the Klang Valley with a gross development value (GDV) of about RM2 billion and wants property to account for 50% of revenue by end-2006.

Its executive chairman Datin Tan Kuay Fong said: “My target has always been 50% from the property side and 50% from the brokerage, which is cyclical."

She said the four property projects would be simultaneously developed.

They are a high-rise building along Jalan Imbi :eek: , 58 semi-detached homes in Tropicana, a joint venture between TA and Beringin Terrace Sdn Bhd along Jalan Beringin, and a mixed development in Sri Damansara.

Tan was speaking to reporters in Kuala Lumpur on Oct 21 after the launch of its Idaman Residence luxury condominium, a 34-storey project, with a GDV of RM280 million, opposite Suria KLCC.

"We are going into property in a big way. With the low interest rates (for housing loans), our outlook for the property sector is still good, especially in the medium- to high-range where we operate,” said Tan.

“We also have ambitions to develop property overseas. We’re already in Australia and Canada and our experiences there show that, to succeed, you must know how to do the business,” she added.

When asked how TA Enterprise would finance the projects, she said it was her policy to fund them from internal sources. However, there is an option to issue bonds if necessary.

“Of course, I can always get a bond if I want to but I am risk averse. That’s why it’s important for my projects to at least break even.”

TA Enterprise executive director Rabindran Thaver said for 2005, the company expected its property division to contribute up to 30% of group revenue. Last year, it was 10%.

On Idaman Residence, Rabindran said the take-up rate before the official launch was about 15%. The company expects a take-up of 60% in the first 30 days.

He said 30% to 40% of the units were expected to be bought for investment purposes

Of the 248 units, nine are duplex penthouses. The prices range from RM577,000 to RM5.1 million

Seven-storey schools will be built by the Education Ministry to accommodate its plans to introduce single-session schooling.

Education Minister Datuk Seri Hishammuddin Hussein told The Malay Mail that at present, schools were at the most four or five storeys high, and could not accommodate all their students.

“An increase in the number of floors of a school building will enable a school to accommodate all its students in one session,” he said.

“A single session school system will meet our agenda in strengthening national schools, as outlined in the National Education Development plan for the next five years.”

The implementation of the single-session school system, he said, would be gradual, and would affect the 651 national schools. “We will begin our effort next year.”

Hishammuddin had said on May 12 that it was important for the Ministry to reduce the number of two-session schools every year, and that the Ministry would not wait until 2010 to make the change.

He suggested the construction of high-rise schools to overcome scarcity of land for schools.

I dunno what is the name of this tower... Formerly, it was known as Imperial Court Tower, right? But ppl r more familiar with the hotel name.. so they refer as Sheraton Imperial KL. On the other hand, its offices in the bldg is refered as Faber Imperial Court. Ahhhh sudah pening. In shanghai, there is a tower named jinmao tower where they hv offices in lower floors and the grand hyatt hotel above. The nice thg is everyone easily refer it as jinmao tower. Save my aspirin!

Just the other day (last Saturday), I was having some drinks with my friends at Tiffin Bay , Starhill Gallery and suddently Francis Yeoh was sitting beside our table! :eek:

Feel like going over and ask him questions but hahahaha......it was 11pm plus already hehehehe so let him have some rest ler :D He sat there till 1am+ cos we left at 1am and he's still there but he called for 'bill' already :D

At about 12am....we saw his dad (Yeoh Tiong Lay) and mom left and then his brother came....then saw his sis ter also....hahahaha....family affair I guess :lol:

Hi guys i was just wondering whats coming up in front of mandarin hotel there use to a mamak joint and if i am not mistaken a showroom for the marc or merc project.Rather interesting location !!


Oh! The one at the former Marc Residence showroom and Mydina mamak........well......That's OneKL....dunno who's the developer as Greg and myself had found out thru their lightbox on the hoarding board at site.

That site is supposed to be the site for Ken Yeang's Waterfront House ( http://www.trhamzahyeang.com/project/skyscrapers/waterfront01.html )......dunno what happened to it :(

TM mahu beli Tower 2 Plaza Cygal


TELEKOM Malaysia Bhd (TM) memeterai perjanjian dengan Cygal Development Sdn Bhd dan Ital-Pacific Development Sdn Bhd untuk membeli menara pejabat 33 tingkat, Tower 2 Plaza Cygal di Kuala Lumpur membabitkan bayaran RM92.3 juta.





Awal tahun lalu, TM membeli menara pejabat 20 tingkat iaitu Tower 1 Plaza Cygal dengan bayaran RM65.8 juta daripada dua syarikat berkenaan.

Pembelian Tower 2 itu sejajar rancangan strategik TM untuk memusatkan keseluruhan kegiatan perniagaannya di kedua-dua menara baru berkenaan yang bersebelahan ibu pejabatnya, Menara TM.

TM dalam kenyataan kepada Bursa Malaysia baru-baru ini, berkata Tower 2 akan menempatkan pelbagai unit perniagaan yang sebelum ini ditempatkan di premis sewa, selain bahagian operasi sistem sokongan yang berada di Menara TM dan Wisma TM.

“Langkah ini bukan saja mengurangkan kos sewa kumpulan, malah dengan mengosongkan ruang sewa di Menara TM dapat memenuhi permintaan tinggi daripada syarikat antarabangsa,” katanya.

Tower 2 di Lengkok Pantai Baru, Kuala Lumpur mempunyai 296 tempat letak kenderaan dengan anggaran keluasan keseluruhan kira-kira 280,643 kaki persegi.

Anggaran keluasan kawasan boleh digunakan di Tower 1 adalah 188,123 kaki persegi.

Syarikat telekomunikasi terbesar negara itu juga mengumumkan cadangan penjualan bangunan pejabat 25 tingkat Wisma TM kepada pihak ketiga. Bagaimanapun, TM tidak menyatakan nama pihak yang akan membeli bangunan itu berikutan perjanjian jual beli belum dimeterai.

Kawasan pejabat berkeluasan anggaran 223,211 kaki persegi dengan 241 tempat letak kenderaan berkenaan dijangka dijual dengan harga pertimbangan RM70 juta.

Ketika ini, Menara TM digunakan sepenuhnya oleh 45 peratus penyewa luar dan selebihnya kumpulan TM.

“TM sudah memulakan usaha untuk melupuskan hartanah bukan terasnya dan ini akan termasuk hartanah yang diperoleh pada masa depan,” katanya.

Are you sure about this? I went to Impiana the other day and the handed me a brochure with the pic of the extension. See the picture to my post a bit further up. :)

Zahirnya another office block!Like we need another one there!when u think of it i would preposed multi level parking structure all along that road from the oub building all the way to wisma hong leong!doesnt have to be high may be the most 10 stories that would take care off the parking problem in the future!i know its wishful thinking on my part ha ha!

BOUSTEAD Curve Sdn Bhd, anak syarikat milik penuh Boustead Properties Bhd, menjangka kompleks beli-belahnya, The Curve disewa sepenuhnya dalam suku pertama tahun ini.



Pengarahnya, Datuk Ghazali Mohd Ali, berkata ketika ini lebih 80 peratus ruang jualan di kompleks berkenaan mempunyai penyewa dan mensasarkan tambahan 15 peratus lagi menjelang hujung bulan ini.

“Kami turut menjangka 45 peratus penyewaan bagi pusat beli-belah Cineleisure (bersebelahan The Curve) apabila ia dibuka Mac depan,” katanya selepas majlis memeterai perjanjian sewaan antara Boustead Curve dan MJ Department Stores Sdn Bhd, baru-baru ini.

Perjanjian berkenaan bakal menyaksikan cawangan Metrojaya di SS14 Petaling Jaya dipindahkan ke The Curve, April depan.

Sementara itu, Pengarah Urusan Kumpulan Boustead Holdings Bhd, Tan Sri Lodin Wok Kamaruddin, berkata jumlah pengunjung bulanan The Curve meningkat dengan purata 17 peratus sejak ia dibuka Disember 2004.

Malah, katanya, ia menerima 580,000 pengunjung pada Disember lalu sempena cuti sekolah dan perayaan Krismas.



Mengenai rancangan menambah rangkaian hotel Royale Bintang, Lodin berkata, syarikat perlu menilai dulu prestasi cawangannya di The Curve untuk tempoh setahun.

Ketika ini, hotel berkenaan yang menawarkan 145 bilik menikmati purata kadar penghunian antara 60 sehingga 65 peratus manakala Royale Bintang di Kuala Lumpur, 85 peratus.

Lodin juga berkata, syarikat merancang menggunakan tanah miliknya di Jalan Bukit Bintang (berdepan Royale Bintang) bagi pembangunan campuran yang termasuk bangunan pejabat dan hotel rekreasi.

“Kami dalam proses mencantumkan enam bidang tanah di situ sebelum mengemukakan rancangan pembangunannya,” katanya yang menjangka sebarang pembangunan akan hanya dapat dilihat selepas dua setengah tahun.

Sementara itu, Ketua Eksekutif Metrojaya, Robert Heng, berkata jualan bagi cawangan Metrojaya terbarunya itu dijangka jauh lebih baik daripada cawangannya di SS14 berkenaan.

“Jualan di cawangan lama itu menyaksikan penurunan berikutan pertumbuhan hab membeli-belah baru seperti di MidValley, One Utama, The Curve dan Sunway Pyramid,” katanya.

Demand for new office space has room for growth

THE commercial property sub-sector, especially purpose-built office buildings in the suburbs of the Klang Valley including the greater Petaling Jaya, is on a recovery mode with room for more supply.

According to ReGroup Associates Sdn Bhd, the demand for new office space is picking up with organic expansion of existing companies and the arrival of some regional service and call centres.

The total supply of purpose-built office space in the suburb of the Klang Valley is about 10 million sq ft in 64 buildings, which is less than 16% of the 66.5 million sq ft supply in Kuala Lumpur.

Only 12 of the 64 buildings can be classified as Grade A, representing 18.75% of the stock.

New supply will add 148,175 sq ft this year, 1.2 million sq ft by 2007 and 1.4 million sq ft by 2008.

In the next two years, total office supply in the Petaling Jaya/Kuala Lumpur (PJ/KL) suburb will reach 11.4 million sq ft, or only about 19.4% of the supply in Kuala Lumpur.

ReGroup said the new supply would mostly come from the Petaling Jaya area, particularly Section 13 (S13) where at least three new strata-titled schemes are being launched for sale.

This is a result of the re-zoning of the industrial area in the S13 area by the Selangor state government into commercial and residential zones.

More supply is imminent in the Bandar Utama, Mutiara Damansara and Damansara Perdana corridor.

In a report on the feasibility of the PJ Trade Centre project, the property consultant said the development was viable with potential high profits.

''The location is gaining popularity as a result of the rapid development of the surrounding areas and residential estates,'' it noted.

The new Sprint interchange connecting Damansara Perdana to Sri Hartamas has improved the accessibility of the project and elevate its attractiveness as a suburban location.

Located in the front portion of Damansara Perdana, the development not only commands grand vista advantage but also a dominating presence that will add to its prestige.

''With the shortage of Grade A office space in the area, the development of PJ Trade Centre should be of Grade A standard and the design should help to garner the best branding opportunity,'' ReGroup advised.

Rental rates in the PJ/KL suburb have started to increase. The average has gone up from RM2.50 to RM3.25 per sq ft and the highest are now above RM4 per sq ft, exceeding the rates in some KL Golden Triangle buildings.

''Going by the prevailing rates of more than RM3.50 for some non-Grade A buildings, there is good upside potential for Grade A rents.

''There is opportunity for better designed buildings,'' ReGroup said.

It said occupancy rates in major purpose-built offices in the PJ/KL suburb averaged 88.3% compared with the Selangor average of 83.1% and the Kuala Lumpur rate of 79.7%.

Based on PJ Trade Centre offices' selling prices of between RM330 and RM360 per sq ft and conservative rental rates of RM2.50 to RM3.00 per sq ft, the net rental return for PJ Trade Centre is estimated at 7.3% to 9.1%.


as a conclusion.. we need more and more.. Grade A buildings(SUPERTALL) in Klang Valley.

For Malaysia and Singapore, the influx of investment is an early signal that years of effort to attract Middle Eastern investment are starting to pay off. Singapore has signed free-trade agreements with two countries in the Middle East and is negotiating four others.

Malaysia has marketed itself aggressively in recent years as an ideal tourism destination for Arab travellers shying away from the US and Europe after the September 2001 terrorist attacks, when anti-Arab sentiment spiked.

The number of Arab tourists visiting Malaysia surged to 130,190 in the first nine months of 2005, topping the total for 2004, which was 57% higher than that in 2003.

Growing interest in Southeast Asian property could prove a new engine of growth for Kuala Lumpur’s luxury market. Malaysian real-estate agency S.K. Brothers Realty recently formed a joint-venture company with Hassan Ebrahim Kamal, managing director of Bahrain Properties Group to market Malaysian condos and other investments in the Gulf.

“The price of residential property (in Bahrain) increased 200% in the last three years. In the last 50 years, we’ve been dealing with America and Europe. Now people want to go East,” said Hassan.

This new interest is a boon to Kuala Lumpur, where residential property prices began cooling in 2005 after several years of steady, though not steep, gains. Developers have been cranking out dozens of luxury projects in the city, and some now worry about a glut.

PDC had submitted a bid to the Federal Government to build the ‘Penang Convention and Trade Centre’ at Bayan Baru and the proposed centre, with an adjoining hotel, was slated for completion by 2008.

THE Boustead Group, which owns and operates two hotels under The Royale Bintang banner, could have a total of five hotels under its wings by 2010 as it moves to tap further into the foreign and local tourist markets.

Boustead, which runs the Royale Bintang on Jalan Bukit Bintang and the Royale Bintang Damansara, plans to open two other hotels in each vicinity and possibly manage another in Kuala Lumpur’s Golden Triangle.

Boustead Properties Bhd executive director Datuk Ghazali Mohd Ali said the group is currently doing the estimates for the two hotels.

“If we do another (hotel) in Mutiara Damansara, it will be a four-star, and the same in Bukit Bintang,” he told Business Times.

He said that work on the second hotel in Bukit Bintang, a 50:50 joint venture, will start in 2007/08.
“We have the expertise in hotel management and we will manage the hotel on our own,” Ghazali said.

Another hotel project, based in the Golden Triangle, is on the cards. However, the company will only manage the hotel, not own it.

According to Ghazali, the hotel is being built.

Boustead, at a press event recently, said it was planning to build another hotel block in Mutiara Damansara after the success of its RM40 million 145-room Royale Bintang Damansara Hotel.

The hotel, which opened last October, enjoyed full occupancy in the first two months, Boustead group managing director Tan Sri Lodin Wok Kamaruddin said.

He added that the hotel expects to chalk up 65 per cent occupancy and an average room rate (ARR) of RM200 this year.

The hotel in Bukit Bintang enjoys 85 per cent occupancy and an ARR of RM145. The former Novotel Century Hotel was acquired by the group in 2003 for RM114 million.

Despite the expansion in the hotel business, Ghazali does not expect hotel operations to be a major part of the group’s business in the future.

“It (hotel operations) will be incidental to our development. If we see a market, we will embark on it; if not, we will just sell the land,” he said.

More shopping malls to open in Malaysia

THE number of shopping complexes nationwide is expected to grow by a quarter and to have an estimated market value of RM10 billion by the end of next year.

And the numbers do not include abandoned projects that may be revived or rescued by local or foreign parties.

The additional 50 malls are expected to help over 5,000 retailers set up shop across the country.

At the end of last year, there were 220 shopping centres in the country worth RM40.4 billion.

The president of PPK (Persatuan Pengurusan Komplex Malaysia, or the Malaysian Association for Shopping and Highrise Complex Management), Richard Chan, said the additional openings include large retailers who manage shopping complexes such as Tesco, Giant and Jusco.

"The openings are nationwide ... even in Kluang, Batu Pahat, Kuching and Kota Kinabalu," Chan said, adding that there is growing interest in opening malls in the smaller towns as their population increases.

Among the openings slated for 2007 in the Klang Valley are the 3.68 million sq ft Pavilion Kuala Lumpur, 800,000 sq ft Mid Valley Garden Mall and Sunway Pyramid Phase 2.

Others outside the Klang Valley include the 500,000 sq ft Sunway Carnival Shopping Complex in Seberang Prai, 2.5 million sq ft Queensbay mall in Penang and 1.5 million sq ft 1 Borneo in Kota Kinabalu.

Chan was speaking at a press event to disclose the findings of a survey carried out in the fourth quarter of 2005 by market research company MIRP Consult Sdn Bhd.

The survey also indicated that the total gross floor area at end-2005 was 122.45 million sq ft, with a total nett lettable area of 76.52 million sq ft.

The average occupancy rate of shopping centres was above 80 per cent, with the highest at 97.5 per cent in Kuala Lumpur. Prime shopping areas in the Kuala Lumpur city centre enjoyed 100 per cent occupancy.

The lowest rate was in Sabah and Sarawak, and even then, it was 80.4 per cent.

Chan said that with shopping being a major component of the economy as well as foreign exchange from tourists, shopping complex operators are gearing up for a "Visit Malaysia Year" in 2007.

"With the Visit Malaysia Year, the new shopping centres coming on stream will provide a tremendous contribution towards tourism receipts and the shopping component alone is expected to increase to at least 25 per cent in 2006-2007, estimated at RM8.6 billion," he said.

The survey also found that shopping complex development is transforming into one catering for a niche market.

"There are retail formats with particular concentration, such as in food and beverage. Much thought is being given on the design and planning of the shopping centres as more attention is paid to consumer needs," MIRP research director Tina Leong said.

Bolton Bhd, United Malaysian Land Bhd and Singapore's Acegoal Pte Ltd have entered into an agreement to jointly develop a luxurious condominium project on a 1.72ha piece of land in Jalan Mayang, off Jalan Yap Kwan Seng in Kuala Lumpur.

The joint venture company, Alpine Return Sdn Bhd, would acquire the prime residential site from Bolton for RM112.29 million. Bolton will have a 35% stake in Alpine Return with UM Land 35%, and CapitaLand Ltd of Singapore 30%. Acegoal is a unit of CapitaLand.

“The joint venture intends to develop a landmark condominium on the site, which is slated to be launched in early 2007. CapitaLand will coordinate the development of the project,” they said in a joint statement on Jan 18.

The land is strategically located on one of the largest plots of land zoned for residential development within the Kuala Lumpur Convention Centre area.

SINGAPORE, Jan 19 (Bernama) -- The Singapore and Malaysia subsidiaries of F J Benjamin Holdings Ltd, Singapore's homegrown fashion retailer, have Thursday entered into agreements with a wholly-owned subsidiary of Gap Inc, a leading international specialty retailer.

F J Benjamin plans to open 30 stores in Singapore and Malaysia by 2010 and launch Asia's first Gap flagship store outside Japan in Singapore in the third quarter of 2006.

Following that, F J Benjamin targets to launch Asia's first flagship Banana Republic store outside Japan in Singapore in the second quarter of 2007.

"We are excited to be partners in Singapore and Malaysia with Gap Inc., the largest specialty stand-alone store operator worldwide. Gap and Banana Republic are global fashion icons and we intend to aggressively launch and grow these brands in both countries," chairman and chief executive officer of F J Benjamin, Frank Benjamin, said in a statement.

Andrew Rolfe, president of Gap Inc International said that Singapore and Malaysia represented dynamic retail markets.

"We are delighted to enter this collaboration with F J Benjamin to extend the reach of our brands in these countries," he said, adding that Gap's casual American style and Banana Republic's affordable luxury positioning should find an eager customers in both countries.

F J Benjamin, a Singapore mainboard-listed, is a retail and distribution network for international fashion and lifestyle brands in Asia. It has its presence in the Asia with more than 100 retail outlets.

PROPERTY developer See Hoy Chan Holdings Group (SH Chan) is in talks with some 20 hotel management companies and hotel chain operators to run its RM200 million five-star hotel in Bandar Utama, Petaling Jaya, next year.

"We have been approached by both local and foreign operators," director Datuk Teo Chiang Kok said.

"Some (foreign) are already here and some want to open their flagship outlets here," he said.

Teo, who spoke to Business Times recently, said that eight are local management companies while the remaining 12 are foreign-based.

Asked when a decision will be made, he said: "It is long overdue. A decision will be made soon."

Around 80 per cent of the hotel structure has been completed. It is scheduled for opening in mid-2007.

The 428-room hotel will have two restaurants and a ballroom with seating capacity of 2,000.

It was decided there will only be two restaurants as the hotel will be connected to the 1 Utama shopping complex which houses 120 eateries.

Teo, in a previous interview, said that the company will be happy if the hotel breaks even in its first year of operations with an occupancy rate of 60 per cent.

He expects the hotel occupancy to be supported by regional tourists and business people coming into the area.

If the performance of the four-star Royale Bintang Damansara in the neigbouring Mutiara Damansara township is anything to go by, the new hotel should enjoy very high occupancy.

Given the success of the Royale Bintang Damansara, its owner, the Boustead Group, has said it is planning to open yet another hotel in the township.

On the competition posed by Boustead's hotel, Teo said: "We have always got to be ready for competition."

SH Chan's previous hotel involvement was the development of Hotel Malaya in Jalan Lekir, Kuala Lumpur.

"With the high speed trains, they would be able to whiz in and out of JB from KL for meetings or corporate events. This is exciting news for Johor," he said in his annual New Year message to the civil servants.

The city will have a 2km-long pedestrian mall running through the heart of the city and a sports complex in Setapak this year.

Acting Federal Territories Minister Datuk Seri Shahrizat Jalil said work on both projects, costing between RM35 million and RM50 million, would begin within six months.

The mall, which is now in its final stage of planning, will connect Jalan Masjid India to Chow Kit and Kampung Baru.

Plazas and rest areas will be built along the mall where cultural activities and exhibitions can be held.

Shahrizat said the sports complex would have a multi-purpose stadium and facilities for extreme sports, futsal and archery.

The stadium will accommodate 15,000.

"These projects will add to the current facilities provided for city dwellers and tourists, and business opportunities for small traders," she said after opening the 32nd Kuala Lumpur Federal Territory Day themed "Love Kuala Lumpur" at Dataran Merdeka this morning.

Also present was Kuala Lumpur Datuk Bandar Datuk Ruslin Hassan.

Ruslin said the pedestrian mall, to be carried out in three phases, would include uplifting works for back lanes.

"We want to make the streets brighter and safer."

3 hrs is kinda long........I could drive down to JB in 3 hours and still be within the legal speed limit. :yes:

I would think that 1 and a half hour would be perfect.....any faster and the rail project would be too expensive. But I guess 2 hours would be realistic at the moment because cheaper high-speed rails could do a max of 160kmph which could do KL-JB within the time frame ;)

Singapore’s CapitaLand has set up a joint venture with two Malaysian partners to acquire, develop and market a 4.3 acre residential site in Kuala Lumpur, Malaysia.

Alpine Return Sdn Bhd, the joint venture between CapitaLand’s indirect
wholly-owned subsidiary Acegoal Pte Ltd (30 per cent), United Malayan Land Bhd (35 per cent) and Bolton Berhad (35 per cent), will acquire a freehold site from Bolton Berhad for a consideration of RM112.29 million (S$64 million). The transaction is subject to approval by the Foreign Investment Committee and the shareholders of Bolton Berhad.

The site is located close to the Petronas Twin Towers, the Suria KLCC Shopping Centre, the KL Convention Centre and also the Putra Light Rail Transit. Bounded by Jalan Yap Kwan Seng and Jalan Mayang, the site is one of the largest plots of land zoned for residential development within the popular KLCC vicinity. The joint venture intends to develop a landmark condominium on the site, and CapitaLand will coordinate the development of the project.

Hotel boom hits Malaysian capital

KUALA LUMPUR, Feb 26 - New hotels are shooting up around the Malaysia's capital's iconic Petronas Twin Towers, in a building boom fuelled by a bullish outlook for the economy and tourism industry, industry experts say.

At least four new hotels are under construction in Kuala Lumpur, which is seeing inner-city property prices surge for the first time since the regional economic crisis of the late 1990s.

The Four Seasons, Grand Hyatt, Traders and Novotel will soon tower alongside the newly-opened 335-room Impiana KLCC Hotel and Spa, said Ivo Nekvapil, chairman of MIHR Consulting that compiles data on the hotel industry.

Impiana KLCC, located just a short stroll from the twin towers, the world's second tallest building, has already begun constructing a second tower with nearly 200 more rooms to be completed later this year, he said.

The plans for more hotels in what is easily Malaysia's costliest piece of real estate come amid a rosy forecast for the economy and the tourism industry.

"From the business perspective, the economy is on the growth path," said Research Inc (Asia) property consultancy managing director Lim Lay Ying. "Because of that, you have more people coming here for business trips."

"The new hotels are mainly four- and five-star hotels and if the economy is sustained, business opportunities and visitors will keep coming," she told AFP.

Economists forecast Malaysia's economy to grow by a 5.5 percent in 2006, fuelled by firm commodity prices and buoyant domestic demand.

The central bank this week said it expects stronger growth for 2006, supported by a stable global economy and better demand for electronics.

But a property analyst with AmSecurities warned that "there could be some dampeners from recent reports of bird flu, which may affect the industry to a certain extent," referring to an outbreak detected in Kuala Lumpur this month.

However he added that demand will continue to remain firm as room rates for top hotels here are low compared to the rest of the region, with top-class rooms going for half the price of their equivalents in Singapore and Hong Kong.

"Generally the new hotels that have come onstream, that are in the vicinity of the (tower complex), will do well as most tourists would like to be within walking distance of shopping centres and amenities," said the analyst.

At least 23 high-end condominiums are also being constructed around the twin towers, including one plush development which features private swimming pools for each of its 94 units.

In two years, the price of top condos has doubled to more than 1,000 ringgit (269 dollars) per square foot, with luxury studios now starting at 500,000 ringgit -- enough to buy a four-bedroom family house in the suburbs.

Malaysia counts tourism as its second-largest foreign exchange earner and is hoping for a record 20 million tourist arrivals next year, up from 15.7 million in 2004.

Among the new projects competing for that business will be the Traders Hotel, near the new Kuala Lumpur Convention Centre, which Nekvapil said will have 571 rooms and is slated for completion by July 2006.

The 286-room Novotel Hydro Majestic, located halfway between the twin towers and the popular Bukit Bintang shopping district, will be opened in October 2006.

A 265-million-dollar, six-star Four Seasons hotel and apartment complex is being planned by Singapore hotelier Ong Beng Seng, in a joint venture with Sultan Sharafuddin Idris Shah of central Selangor state.

A Grand Hyatt, located in the city's "Golden Triangle" business and hotel district, has been mothballed for some time and is likely be ready only in 2009.

Besides the new hotels, existing properties in the capital have also been rebranded. Just a stone's throw away from the towers, the Hotel Maya has undergone a glitzy revamp to become a boutique resort.

"There will be more hotels to come within 2007 and 2010," Nekvapil predicted.
