In front are some old docks being converted into an art gallery:

RafflesCity January 27th, 2005, 12:07 PM It actually looks quite big even though its not tall
is the art gallery part of the Pier?
Pengui January 27th, 2005, 12:24 PM I don't think so.
I think it's an art gallery occupying dock buildings on the riverfront that is extending, actually.

ahlipp February 5th, 2005, 11:28 AM to be honest i tink these days new government buildings seems to be have better aesthetics than the private ones.. simply look at the new schools all around us and to assiciate the hefty amounts ppl pay for a unit for such a design is ...just appalling...very very ordinary design, such a disappointment :ohno:
RafflesCity February 6th, 2005, 11:40 AM you dont like the design of this?
looks so-so to me, the interesting thing is that circular glass feature by the side
Worlds of Earth February 7th, 2005, 12:14 PM Except for the purple roof, it looks okay in a generic sort of way - it fits in with the surroundings rather than stands out - something characteristic of many buildings in our famous skyline.
Pengui March 4th, 2005, 11:50 AM 4th March
The roof is on its way.

Here you can also see the docks being converted in an art centre:

RafflesCity March 4th, 2005, 01:45 PM wow..another Arts Centre is on its way!
huaiwei April 1st, 2005, 02:17 PM With a roof like that, they are probably going to be as high as 12 floors when completed! :D

RafflesCity July 10th, 2005, 01:48 PM hmm..maybe they'll apply colour to the roof? I dunno
it does have a tent-look
thats a pretty pic btw ^^
ZXAVIER July 11th, 2005, 03:42 AM Wait, I think I am quite lost. What is the govt's planned devt for robinson quay? can share with me? would it be part of the singaproe river makeover plan as well?

JosBirken January 8th, 2006, 09:57 AM They're advertising an interesting new feature on the front door security system (http://josbirken.blogspot.com/2006/01/next-one-up-virtual-apartment-that.html): it captures a picture of your visitor and automatically fowards that to your phone (by MMS) or laptop (by email). Cool! :eek2:

RafflesCity February 6th, 2006, 02:44 PM I guess its distinguishing visual feature might be the tent-like roof....but it does look generic, adding density to the river edge.
arthur June 7th, 2006, 05:33 AM The Pier has TOP. Some unit that has river front view is very nice. Expat will love it. The rental for those unit can go as high as $6,000 per month.
LittlePig June 7th, 2006, 05:44 AM arthur, $6,000 per month for units 08 and 09?!? Or penthouse? The 08 and 09 units are very small 2 bedders.

We have a Letter of Intent for $6k however the terms and conditions are not agreeable hence the deal didnt go through.
LittlePig June 7th, 2006, 06:50 AM Wow!! $6,000 for 900+sqft... So I guess the penthouse above it can fetch $20,000 minimum, since its about 4 times bigger then the unit below? That's more than $6 psf... amazing!

So I guess the penthouse above it can fetch $20,000 minimum, since its about 4 times bigger then the unit below?08 unit size is 1098sqft with big balcony size. There are 2penthouses in The Pier. The front river facing is for own use at of this moment. The other penthouse is for sale asking $5m or around $1100PSF.....
LittlePig June 7th, 2006, 07:01 AM arthur, that's still $5.46 psf. The place will absorb all the noise and music from neighboring FraserPlace and RobertsonWalk. The good times are back huh? :D

The good times are back huh? :Donly 08 unit commands such high rental. other unit still asking around $4,000~5000 on average. I happened to have a chance to see the place myself, seeing is believing, the view is beautiful. Few units at 08 is for sale, asking $1.5m.
LittlePig June 7th, 2006, 07:34 AM Yes arthur, I agree with you on the view but when I went for their soft launch in Apr/May 03, every unit on 08 was booked! Then I decided that all other units were not worth a second look. I wonder who those 08 owners were… $1.5m is about $1,366psf…

I wonder who those 08 owners were… $1.5m is about $1,366psf…yes, the 2bedders at Rivergate is asking $1,350PSF same as Robertson Blue. If you like the view and number now is the 2nd chance for you to grab it. :)
LittlePig June 7th, 2006, 08:00 AM Thanks arthur... but I don't think I'll ever be able to afford them... sigh... :(
clown March 19th, 2007, 08:32 AM Rental is now a good $3800 to $4000 for the 1 bedder
and $5000 for the 2 bedder.
The area is talking shape.
and for a freehold property, it is now looking much cheaper than the much hype 99 years launches even though it had appreciated 30% since 2003
LittlePig March 19th, 2007, 10:25 AM i revisited the pier last month... one 678sf studio was rented out for $4,000/month... simply amazing though you can't deny the fact that the place is now bustling with activities...
i wonder whether its worth investing in River Place, a leasehold property opposite the river... the rental yield could be as high as the pier since psf is less then $850??
DKSG March 19th, 2007, 12:19 PM If you check when the 99-year lease start ... I think it will give u a different perspective ...

gr999 March 28th, 2007, 05:27 PM what will happen after the lease expire? they kick you out?
Pengui March 29th, 2007, 01:39 PM what will happen after the lease expire? they kick you out?
Actually some 99-years leaseholds were extended back to 99 by the government... I think Pear Hill was? Not sure.

Yes. Visit the spot and you will know what I mean.
gr999 March 30th, 2007, 10:52 AM I've visited it. What's bad about it?
test April 4th, 2007, 04:45 AM Rental is now a good $3800 to $4000 for the 1 bedder
and $5000 for the 2 bedder.

I reckon for the Pier at around 1300psf, it's still slightly underpriced for the FH location (riverside, entertainment, ammenities) and rental potential vs surrounding projects. Nice number of units and full facilities.

guess what... i went to the River Place showflat last weekend cos Far East advertised it... the agent told me the price is now $1,300psf... can you believe it? But those units the developer is selling are big units 1,700sf and above...
surfers_ April 11th, 2007, 04:16 PM To think just about 2 years ago, people are dumping below 800 psf.

ST88 June 4th, 2009, 11:06 AM Rents have dropped substantially. Finally may have the chance to stay here
darwisk June 4th, 2009, 11:40 AM how much is the average rental there now?
ST88 June 4th, 2009, 01:22 PM About $5 psf
Minority June 16th, 2009, 07:16 PM wats the launch price for the pier? now the traction in 09 is 1230-1500.... price quite stable.. but base on the rental still quite challenging.
Neilmpenny July 23rd, 2009, 03:19 AM I guess its distinguishing visual feature might be the tent-like roof....but it does look generic, adding density to the river edge.
Can't be any worse than the Robinson Quay Hotel.
ahlipp July 23rd, 2009, 04:16 AM wats the launch price for the pier? now the traction in 09 is 1230-1500.... price quite stable.. but base on the rental still quite challenging.
Pier during launch shld be ard the $900-$1000psf mark back in 2005
For the entire S'pore, Pier commands one of the highest rental $/psf, so generally it explains the stable prices. Rental Units in the Robertson area generally are easier to rent out.
So if the rental yield of Robertson is considered tough, you can imagine other developments elsewhere wld be tougher. A lot of over 1mil properties (asking) these days can only rent for around $3k, so frankly, Pier is not too bad
personally, i do not like the configuration of Pier... it is delibrately designed "hotel style", not much privacy but location wise good, very popular with expats... Robertson area....lifestyle living for many expats, jog along the river / the fine dining / many pubs etc
PrecisionDrive February 10th, 2010, 06:29 PM Transacted at $1,784 psf on 14th January this year.
SonofaDude February 18th, 2010, 07:26 AM Transacted at $1,784 psf on 14th January this year.

PrecisionDrive February 26th, 2010, 04:41 PM Transacted at $1,917 psf on 8th February this year.
Baby February 27th, 2010, 05:54 PM Worth this price ?
SonofaDude February 28th, 2010, 09:56 AM Transacted at $1,917 psf on 8th February this year.
^^ wow, $200psf increase in a month!? Is anything big happening in that area?
LittlePig March 1st, 2010, 01:07 AM i think the launch of Centenia Suites is pushing up the prices...
shctaw March 1st, 2010, 01:19 AM It is happening everywhere.
Casino play. RWS already opened; Sands opening.
Money is flowing into Singapore; the big developers know it and they will not sell cheap as their land bank is getting smaller.
Minority March 1st, 2010, 01:46 AM i think the launch of Centenia Suites is pushing up the prices...
Thats one of the place in Rivervalley I would like to own ;) but not able to . :bash:
