Emaar unveils Turia at Emirates Golf Club
Emaar added another master planned apartment community to its fast-expanding portfolio with the launch of Turia, a mid-rise, Mediterranean styled architectural development that forms part of Emaar's Views community at Emirates Golf Club.

Construction is already underway for the development's units available in a choice of one, two, and three bedroom apartments, and will be completed by 2006.

Sales will take place at The Dubai Marina Sales Centre. The sales centre is open from 8:00am to 6:00pm, seven days a week.

The success of e-registration follows the company's launch of Una last year which was widely acknowledged as a fair process, and which afforded equal opportunities to any potential homeowner or investor.

Prospective homebuyers-the modern, mobile professional-have already begun registering at the website. Radio stations in English and Arabic have also commenced airing competitions, which will see a total of 20 opportunities to receive preference when buying units in Travo.

The new Mediterranean-styled community forms part of Emaar's Views development located adjacent to the world-class championship golf course. The apartments will be available in a choice of studios, one, two and three bedroom types offering views of the waterway and the surrounding greens.

Applicants will randomly be selected from the online registration list. These applicants will receive invitations by email to be present at the Dubai Marina Sales Centre on Thursday March 24. hmm, well basically, the arno apartments were veeeery late. but a few days ago, there was the home orientation thing and the quality was fantastic-better than usual emaar. also, the view is great with the lake and garden!

Emaar Properties has unveiled the Tanaro residential tower within The Views, a residential neighbourhood located adjacent to Emaar Business Park in the heart of New Dubai.

Dubai Islamic Bank, Amlak and RAKBANK are offering easy home finance options for studios and one-, two- and three-bedroom apartments in the 24-storey tower that has been named after a river in Italy to highlight the unique waterside views offered by the project. Sales will commence on March 24.

Most likely that they will take 10 years to do all snagging. :)

No seriously. 10 years is what is normal in other parts of the world. If there are defects to common areas or structural parts of the building, the developer is responsable. It will help to minimize the 'Marina Diamond effect' where they say it is completed whilst there are main problems unsolved.

There is currently a discussion to hold all developers responsable for a period of 10 years but it is not yet put in a law so Emaar uses this as a marketing tool right now, knowing that they will have to honor the 10 year clause anyway when the law comes into effect.

Yes this was a rather good investment.

I purchased a 2bed on the fairways west tower at 1.27 mil and its now 1.45mil on the market. plus there is 6 months til it is handed over. rent is atleast 10% if not 12% or 14%

Hi all,

If you look at the masterplan of the Fairways, you can see "Loft Units" between the towers and the lake (one unit on each side of the North tower).

Does anybody know how many floors those Loft Units are going to have? I drove by the construction site today, but I couldn't tell because it appears they've not yet started those loft units.

Guys,

After much running around here and there, I'm buying an apartment in Links east (07 unit). Don't tell me the flaws and don't tell me the price cos I am paying quite a bit it seems. Only time will tell.

Also, there isn't much space between golf towers/links/fairways if you see to build additional towers, but if EMAAR does do that, its only good because it escalates the psft price in the area due to the prices that EMAAR will come out with. I just hope it doesn't block whatever sideways view I have currently :ohno:

Hi, I drove by there today (I own an apartment in Fairways East), and I'm not so sure if they're going to make June 30 for handover. The curtaining (is that the right terminology?) isn't completed yet, not even on the lower floors.

I have an apartment in the Links West Tower its is a 2 bed plus study apartment on 22nd floor directly facing the Emirates golf course (Superb Views). The apartment has a stunning view of the marina skyline and you also get awesome views of Palm Jumeirah from the balcony as well.

Links is being handed over on time end of June 2008 and 95% of the work has already been completed.

I have got some pictures of the interior and views from the apartment. Great Quality and Excellent finishing. I think one of the best in Emaars projects. I am already getting offers of Dhs. 2.85 million, but i think this will go over 3 million in the next 6 months easily.

This is a great great community for families to live in. The locations is excellent with Malls, beach, hotels, parks everything around you.

Emaar mentioned in a Dec 2007 email that The Links was on schedule for handover by 30 June 2008, but would email me by the end of April as to the exact handover date.

Looking forward to picking up the keys in early July ia. I reinforce everything you say about the great location and the family-orientated environment.

I also have the 03 apartment in the Fairways, this is a stuuning apartment fully glassed in the living room and bedrooms therfore the apartment has maximum views of the Golf Course both from the Living room and bedrooms. The apartment also views the swimming pool and recreational area.
I checked with Emaar and they claim this unit to have the best views in the Views Community.

I liked this unit so much that i bought it from the resale market last year for Dhs. 1.8 million, the prices have appreciated a lot since then for this area.

I am looking to sell this now for Dhs. 2,650,000 Nett.

Although Emaar has not yet send an official notification on the handover date of Fairways. The original completion date of June 2008 seems unlikely. By the look of things the project should only be delayed by two months and handover should be done maximum by August/September 2008.

The building structures are completely ready, glasses are being installed and the interiors of apartments are being completed. Some of the apartments have already been completed. One of my contractor friends happened to visit the apartment and they say that the views from Fairways are stunning and the quality is A Grade. Emaar seems to be getting better and better the more projects it is delivering. Definitely the No1 developer in Dubai and surely the prices for Emaar's properties appreciate the greatest compared to any of the other developers.

The finishes within look immaculate - especially the kitchen and the high spec flooring. From the photos I guess they're looking good for a 30th June 2008 handover ia. The views of the luscious spacious golf course are extremely refreshing to see the compared to the tight towering skyscraper skyline that we're accustomed to seeing in Dubai. tyhats why they're called 'The Views'!

Btw as an owner of The Views development do you get any privileges to access the golf course turf and are there swimming/gym facilities within the West Tower?

No there are no privileges in terms of accessing the golf course, but you can console yourself with the fact that you're in the neighbourhood of the No.1 golf course in the gulf region which is home to the Dubai Desert Classic. During the tournament its going to be awesome to be able to view all the action from your balcony.

Right in front of the towers they're building G+1 luxury villas on the golf course, these are going to be prime prime properties something along the lines of the villas they have at the Dubai Creek Golf Club. Once these villas get completed its going to further increase the rates in this area.

The best thing about views is that you have hell of a lot space to breathe unlike the Marina or Downtown Burj Dubai where you have towers battling to fall on you, th worst thing the towers in these areas keep on increasing in numbers.

In the views emaar has very limited Land, so furhter projects are not possible whatsoever. Therefore it is always going to be a very prime locality to live in considering exclusivity of the place along with the superb location which gives access to tonnes of recreational and entertainment facillities within 10-15 minutes driving distance.

Have to say I feel very envious. The aptly named Views towers will have among the best views in the city with the full golf course in front and the massive tower skylines in the distance, Dubai Marina, JLT and eventually the Nakheel tall tower. These views are sure to last--at least a couple decades I would guess.

One comment/request. As nice as the photos you've taken are, why don't you photograph the views toward the tower skyline in the early morning when the sun will be at the best angle to highlight this view? As it is in your photos the evening sun obscures the best of this view.

Links is on time for completion handover date is June 30th 2008.

Fairways handover was also 30th June 2008 but there is a 2 months delay on this project it should be handed over by 30th August 2008

so does this mean the snagging will happen some time in the month of june itself before handover?

I have this apartment in links east facing AWAY from sheikh zayed road... hoping for mosela and tanaro to come up soon to block the vast desert view right in front... the golf course on the right and lake on the left make up quite a bit though!

Links is on time for completion handover date is June 30th 2008.

Fairways handover was also 30th June 2008 but there is a 2 months delay on this project it should be handed over by 30th August 2008

It could take 2-4 weeks to a fix the snaggs in your apartment.

They will give you 2 weeks or so to clear your dues and pick your keys.

I guess the reason Emaar's Views / Greens is highly sought after is, that it affords the best of both worlds... Tower living with a community feel.

You cant seem to be able to get this with any of the existing projects in Dubai.

This is the walkway in front of Emaar's Views.

Although the water needs to be cleaned ( i guess this will happen when the construction around is finally done) you can now find lots of fish swimming around.

Nice place to walk/jog or just chill out. The Greens community village is at the other end.

Here's a shock: I have just been informed that my service fees for The Links West Tower will be 20.66 Dhs/sqft The size of the apartment is 1418 (excl. balcony). That comes to 29295.88 Dhs/annum from 8 July 2008! However if you want to pick up the keys before this date you gotta pay accordingly!

There goes my spending money!

Hi there,

Has anyone heard anything from Emaar concerning the completion date for the Fairways project?

The latest announcement was 30th November, but guess they will postpone further, just haven't heard anything...

Also, has anyone any idea about completion-to-handover time, I know this is an impossible questions, but what I mean is; with other private developers this period seems to be about 6-12 months, I just don't have any experience with Emaar, being government owner, maybe they get permits faster from the authorities?

Antti: From my experience Emaar are an extremely professional developer. My Links apartment was due on 30 June 2008. Snagging took place mid-May 2008, and they rectified all possible defects by 30 June 2008. I flew into Dubai on 30 June, paid the service fees on 1 July 2008 and picked up the keys by 2 July 2008! It also helps that their head office is walking distance from the Fairways.

Just been informed by Emaar that the handover of fairways has been delayed further to 1st March 2009 (The original handover was 30 June 2008). Emaar will be posting letters out soon to inform buyers.

Yesterday, I visited the Fairways and spoke with a fellow owner. He has been told by the Site Manager that the team must finish the project by the end of December. It appears that, as of yesterday, they have cleaned all of the flats from the top down to the 3rd floor. The windows are being cleaned and the pool is operational. Funriture is being delivered to the common areas. With all of this activity coming to an end in December, I don't know why we should have to wait a further 2 months before the handover date. Could it be that Emaar's letter of 26 Oct was simply setting expectations on a "worst case" basis and that we will actually get possession earlier than 1 March? Given that the project is delayed from the orignal date of June 30, I am sure every one is in the same boat as me -- every month of delay represents a further financial loss to individual owners. With this in mind, perhaps Emaar should be more accommodating and release the project in January instead of March. This can only happen if everyone contacts Emaar to push for an earlier release date. They were closed today, but I will be contacting them tomorrow.

I visited The Fairways 2 days ago and spoke to a worker there. He said that only the cleaners are still in the buildings. They are still finishing up on landscaping around the buildings though (planting greenery, etc.). Also called Emaar and asked about the snaggings. There are no dates set yet for the snagging of the apartments, but they said that the snaggings would begin mid-January. They will notify owners with letters. If you have other information, please share.

Links East also has the same 'beech' coloured kitchen, Links West the more common dark-brown finish. Personally, I prefer the 'beech' finish.:|

surprised by that - if I remember correctly we had a chioce of finishes in terms of colour of units etc. We have an apartment in Fairways West and asked for dark wood (which I think looks better !!):banana:

Hi, is that information in your contract somewhere? I bought in secondary market, so obviously did not have that choice. But the first owner must have had it, so it should be documented somewhere.

Ha, that (service costs) is very good news. In fact it's quite a bit lower than I feared. I've mailed Emaar myself about this, but they haven't replied to me (yet?).

I am disappointed to hear your impressions and, while I do understand what you are saying, I think it would be more beneficial to let those with future "orientations" upcoming know the possible deficiencies to look out for. Then, once a number of us have done the orientation, we could compare notes and come up with a common front on what to do about it.


Irrespective, if you feel uncomfortable doing so I would appreciate your observations. I will send you a p.m. with my email address and any info you could provide would be great.

To all the new home owners in the Views.

Be careful when ordering the deep cleaning for your new apartment. They are using an aggressive acid that corrodes the stainless steel of the kitchen appliances.

Watch out especially for the fridge and ventilation hood. The blue protection foil was typically punctured and has some tiny holes.

It is better to be on site when deep cleaning occurs and instruct the people properly. After the cleaning the stainless steel surfaces should be treated with a cleaning and protective film (e.g. WD-40).

I had my orientation last week and was really happy with the quality - both of my unit and of the common areas - infact its one of the nicest residential buildings ive seen in Dubai (in my opinion!) I'd be interested to hear what the other owner thinks is so awful about it...

P.S. I have been in Fairways West last weekend and what I saw was pretty good compared with other developments which getting handed over at the moment, as for example Marinascape in Dubai Marina ...

Without going into detail; Yes they did. We're happy. The apartment is great and the common areas (pool/gym) are fantastic. Each apartment owner however has to work through their case with Emaar individually to get snags corrected.

The site seems to be down for now (or forever?), but you should find floorplans at: www.theviews.ae

The floorplans there are low-res, but when you print the floorplans, the printout is high-res. If you have a PDF Writer software, you can print the floorplans to PDF and the generated document is a high resolution floorplan with dimensions, etc.

I went on site to speak to the contractor as I don't trust a word Emaar says about completion. I think Tanaro and Mosella may actually be handed over fairly close to Emaars stated June date.

I live opposite of Tanaro and Mosela and have observed their work for the last year. They are working 6 days a week, regular 8h shifts. Good amount of people onsite, They are coming along nicely and from the outsite it looks fairly completed now. But they still have some work to do. For example pool is done, but they have not started testing with water yet. The landscaping also still needs to be done at the pool area, now there are just sandpits in place of landscaping. No idea what it looks like on the inside though.
Agree with GreenKiwi that they could actually be done close to the promised date.

The guy I spoke to from the contractor did say that most of the remaining work is in the landscaping,pool etc but the inside is 97% complete. However that contractor does not have the contract to complete the canal that is meant to wrap around Tanaro and is presently the site office/storage area.
