I think some of the more urban properties are underrrated. They bring urban amenities that most other residential properties lack in such as ground level retail, but they still get a bad rep. What are some of your opinions on the residences.

I think the urban projects are good. I would rather see them use all brick build out on their midrise projects. Stucco is fine, but I would rather see a brick building with stuccco accents, then a stucco building with brick trim.

As for their non-urban properties, most often the Post location will be the best one in the area. It is suburban sprawl, I don't like it.

I have noticed that one of their older propertities is aging very well

We have two Post towers here in NYC. I used to live in Post Brookhaven in Atlanta. Nice area, but cookie-cutter looking.

Post properties are not bad (I like Post Midtown in Houston) BUT..if they are clustered around in the same area(like in Dallas) it can get VERY repettitive! There are like 10 different developments in Dallas uptown, and they are almost all alike! They need to diversify their architectural style a bit. I have also heard that they have horrible customer service/etc, though.

Still, they can be a great way to "urbanize" areas quickly.

Uptown Dallas IS post and they even have uptown rental centers owned by post. I think they are hideous and homogenous, but Uptown Dallas is my only experience with POST. They look very suburban, and really arent well designed. They are nice inside though...

Well they do add retail to some areas using good urban design.

Nashville has a Post in downtown, it is a rehab of an old office building, The Bennie Dillon. Supposedly a very cool place with great design on the modern side - it does have retail/services on the ground floor -a salon and something else.

I really like it, although it is somewhat cookie cutter...but no more cookie cutter than all those old rowhouses that people on these forums worship...

I lived in a Post for almost two years. It definitely was not a highrise, in fact I don't even think they were building any highrises at that time. I thought it was a little expensive for what you got, but not out-of-line.

They do an unbelievable job on the grounds and are constantly mowing the lawn and stuffing more plants into the ground. I think their landscaping division has become a separate company that has its own clientele.

In terms of customer service, I thought it was good. If something broke they would fix it fast. There was a little of a party atmosphere on the weekends, because there were a decent amount of college students living in the property and it sometimes felt like I was living in the dorms again.

I know that they do have a problem with crime, mainly sexual assault and rape of women. During my two years there were a few women who were sexually assaulted late at night outside their apartments. I felt safe, but I guess that there is crime everywhere.

Those pics are straight from the Post website. You can look over Atlanta's too. I tried looking through some, but they all looked like cheesy apartment complexes. There are a bunch though. If you find some good ones post them.

Post is definitely getting out of the suburban apartment business. They will still build and keep their two-story complexes that are within the Perimeter, but they have, for a number of years, made a concerted effort to build highrises in a more urban setting.

As you see, Post has a lot of apartments and condos in Atlanta. Since they started here a long time ago there are plenty of suburban, but lots of more urban ones with more on the way.

Those pics aren't even half of all Post Properties in Atlanta.

Uptown Dallas isn't all post properties. Only a few of the late 90s ones in State-Thomas and like 3 in the Cole/McKinney area. Most are cheap suburban, but there are a couple of nice ones. Thankfully, the area has moved on to bigger better things. I do credit post though, as the pioneers for urban revival in Dallas when other builders wouldn't build in those places.

I like the direction they seem to be going. Post Parkside in Midtown Atlanta should have been all brick as should Post Biltmore. The stucco is ok now but give it another few years and its............ "not so much".

The New York properties are very nice looking from the street. I would like to see a few of those in Atlanta.

I hope they follow through on the building just west of the federal reserve in Midtown. That hill is esentially the highest point in Midtown and is a great location.

The Riverside complex is pretty, but in a Stepford sort of way. It is also so disconected from the rest of the world by nature of its setback.

GlobeSt.com UPDATE:
By Alex Finkelstein
Last updated: August 5, 2005 09:18am

ATLANTA-Post Properties Inc. may have pulled off the bargain land purchase of the year to date with its $15-million acquisition of a prime nine-acre tract behind the 900,000-sf Phipps Plaza shopping center in Buckhead. The developer plans to break ground next year on a two-phased, 550-condo venture at Lenox Road and Phipps Boulevard.

Post paid locally based Pope & Land Enterprises Inc. $1.66 million per acre, or about $38.26 per sf, for the land at Lenox Road and Phipps Boulevard, a location that other apartment developers and condo converters haven’t yet penetrated. Prime developable land in Buckhead has gone for $2 million to $3 million per acre over the last 18 months, as GlobeSt.com previously reported. Pope & Land had previously planned to develop two office buildings totaling about one million sf and a 400-room hotel on the site.

Post CEO David Stockert told shareholders in an Aug. 2 conference call the first phase will consist of 160 rental condos and 160 for-sale condos in a 15-story to 20-story tower. The second 230-unit phase construction date will depend on first-phase sales activity, Stockert said. Area construction industry sources tell GlobeSt.com the condos will probably be built at a hard construction cost of at least $100,000 per unit or a total $55 million.

Post entered the condominium conversion market in February with a total 261 apartment units in Tampa, FL and Dallas, as GlobeSt.com previously reported. Those condo homes, sized from 662 sf to 2,500 sf, are priced from the high $100s to $525,000
