Thinking who the owner is, for sure they'll be in the same cluster, but judging from what is happening with his tower in SZR, I think we might not get any info or renders at all, at least not before the fundations are compleated. :nuts:

but all of them are said to be 40 floors in the news :ohno:

Shaikh Ahmad unveils Green Lakes project

Dubai : Negotiations for the civil engineering contract for a multi-million dollar residential project, Green Lakes, are underway with potential contractors, officials said.

Unveiled by Asam Investments and Real Estate, Green Lakes is a three-tower residential project in the Jumeirah Lake Towers development in Dubai, currently being offered on a free-hold basis to investors.

The Arch group of architects has been awarded the project management consultancy contract, and they will oversee the development of the project.

The Middle East Foundation has been awarded the piling contract, and the contract for civil works will be awarded in a single package in a few weeks time.

Total built-up area of the project will be about 1.6 million square metres. Construction of the project will start in April this year and is expected to be completed by April 2007.

The project is the first freehold real estate development from Shaikh Ahmad Bin Saeed Al Maktoum, President of Dubai Civil Aviation and Chairman of Emirates Group.

Dubai : Al Basti and Muktha has won the civil engineering works for the Green Lakes project, a 720-apartment property to be constructed at the Jumeirah Lake Towers.

Ali Mubarak Al Soori, the owner's representative, and Rakesh Talwar, managing director of Al Basti and Muktha (ABM) signed the contract on their company's behalf.

Green Lakes will offer one-, two- and three-bedroom upscale freehold apartments for sale at the heart of the Jumeirah Lake Towers, facing the championship Emirates Golf Course and opposite Dubai Marina. Views will be at a premium from each of the three towers, looking towards the marina and the Arabian Gulf on one side, as well as the tees of the golf course and the Jumeirah Lakes on the other.

Nakheel is the master planner of the development, and Arch Group is the design and project management consultants. The project is scheduled for completion in April 2007.

I have been suggested an apartment in these towers.

Looking at the pictures, how long do you think it will take to complete.

Since the owner is His Highness Sheikh Ahmed bin Saeed Al Maktoum, chairman of Emirates and president of Dubai Civil Aviation, it is likely to be a solid company and investment. What do you guys think?

Any problems with Arch group and other companies involved?

Also which view do you suggest, front view of Marina buildings and Sh. Zayed Rd OR the rear view of the Jumeirah Lake?

Looking at Junes pictures can't be far off i'd think maybe before the end of this year unless there is lots to do in terms of interior.

IMRE can maybe get a more recent picture on his travels.

I'd say 1380 AED is quite high but does depend when you bought it

^^ My guess would be March 2008. I dont think it will be one of the first five to be handed over but it is there in the top 10. If at all there might be just couple of towers handed over by Dec07.
So its good to be in your position - also I think the towers are owned by one of the sheiks in the ruling family of dubai - and that is apparently why the metro was put right infront of these towers - who knows there might be other privileges too:lol:

Just in case anyone is interested, S1 have been cleared by EHS and DMCC. It would take about 1 to 2 weeks to get the building completion certificate from CED, that's when people can move in; so I suppose they made it before the end of January.

I visited the sales event the developer held last week in the S3 tower. One thing I noticed was that all studio- and 1 bedroom apartments were sold, while most 2 BR and above seemed still to be available. At stiff prices, though.

What pulled me off (I was looking for living there myself), was the terrible noise from Sheikh Zayed Road, even on high floors, to a certain extent the same noise and its reflections you have in the Dubai Marina area. I know, some people/cultures do not care about background noise, but to me it was unbearable.

Also, amazing to see the sales downstairs, apartments were going as selling cakes. Fascinating!

I agree. Sitting on your balcony is not going to be that great experience as I expected it to be. Not only the noise, but balconies are small so you really feel like you are dangling between heaven and earth... add to it the dust and heat, and it won't be a peaceful experience.
It must be said that this of course goes for every apartment in a highrise. Maybe you should better go to the beach instead if you like to be outside.

I agree that the noise is not great, but in those appartments people dont really open the windows, nor do they sit on the balcony. Most people have the A/C on all the time, which means that they dont hear much of the noise from SZR, I guess. The biggest advantage of Green Lake Towers is having the Metro Station right in front of your door, which will allow you to use the Metro even from June to September, as you will need only a minute or two to reach the station from the main entrance of the building...provided that your destination is an airconditioned office or mall with direct access to the Metro too...on the other hand you can walk over the pedestrians bridge to the Marina and stroll around there in the cooler months....it seems that on the Marina side of SZR there will be a tram station, which connects the Marina residents with the Metro...so connection to public transport couldnt be better....that s basically why I bought there, even though the prices were pretty high...hope it s going to pay off one day :cheers:

Still I think the Marina has one advantage over JLT, which probably also explains the slightly higher prices: from JLT, it is just too far to make an easy walk to the beach. I looked across Zayed Road and it seemed very wide!
Especially if you live on the western half of the Marina, the beach is very close, which makes it also attractive for tourists.

No worries, who ever has bought there, congratulations, it is probably still a good move, and I agree that Metro station close by, is convenient.

Somehow I felt it was depressing, like I said because of the noise, but also the "concrete jungle", towers close to each others, views of roads and other towers, etc.. I mean, being in a desert city, not too much green, is already a challenge, but why all these ugly buildings next to you, with all these people living their lives with closed doors. Last but not least, it was also depressing to see that people are paying high prices for such an environment. The indigenous people of UAE will be amazed that people are now paying so much to live in their country in such an environment.

Ok, quality inside was good, and may be when the lake is built and all towers ready, it all may be better looking.

Anyway, people differ, I like to waterfront and more quiet environments.

Has this news been confirmed? As far as i was aware they are staying put, but you all know what it is like around here.. As for service charges it is very strange, when ever i ask them for the rates or even an invoice to pay they un and ar and tell me not yet...

Yup, Emirates is moving out. Today is the last day for all that glitzy elegant reception teams they have in S1, S2, S3. Security, maintenance will function as normal.

Service charges, as I found out from the maintaining company, works out to Dhs. 15.00 per sq. ft.

No idea about teh cafe. It is a great shame as even though it was never that busy it was very nicely looked after and offered some sort of social environment withing the cluster.

Has anyone noticed that the pool area is in very bad shape. In and around the pool edge and outdoor showers are very dirty. I trust that the new facilities man are on teh case!!

Dear all,

Just a heads up but according to Gulf News the JLT is NOT a free zone. I do not understand this as we would in that case not been able to purchase our units!

It was a statement from the DMCC , it said JLT is free zone, you can check on the JLT main thread , I posted 2nd of November, also you can see here:

For the Housing fees exception it is applicable for Free Zone Companies and their Empolyes.

Not applicable is Freehold Resedential area in general.

In other words :
1- offices for free zone companies on their DEWA bills there is no Housing fees
2- Employess of free zone companies who are renting property in Dubai they pay Housing fees but the company can claim it back.
