Cathay Land fast-tracks P5.25-billion satellite city

If South Forbes Golf City appeals to images of manicured fairways, then so be it.

"Golf is really the centerpiece, the major attraction of South Forbes Golf City," said Cathay Land President Jeffrey T. Ng in a statement.

But the 250-hectare development of the Ng family's Cathay Land, Inc. in the Sta. Rosa-Tagaytay growth area is more than just a place for golfers.

There is more than meets the eye in Cathay Land's biggest and most ambitious project to date.

The satellite city, with P5.25 billion in investment, is expected to be delivered in 2020, signifying a perfect vision (20/20) for the company.

As early as June, Cathay Land will turn over the completed development for a portion of the property as it advanced its target completion to 15 years from an earlier proposed period of 20 years. It expects to finish the golf recreational area by 2007.

At the project's launch on Monday, Mr. Ng told reporters that they had completed the four phases of development in the self-sustaining satellite city.

"We had started the development of 50 hectares. We will turn over 12 hectares of Bali mansions by July. We are doing it in phases," said Mr. Ng, noting that the funds to be used for the development will mostly be internally generated. The rest will come from proceeds of the sale of subdivision lots.

Cathay Land will develop the area by phases. Its South Forbes exclusive residential enclaves will have Bali, Kyoto, and Shanghai mansions -- all keeping an Asian theme, Mediterranean-inspired Villas, Victorian-themed Oxford manors, modern Miami towers -- a group of luxurious condominium buildings, and French-styled country chateaus overlooking the 80-hectare golf course of South Forbes.

A Cathay Land marketing agent said a square meter (m2) at Bali Mansions fetches for P11,500. About 200 houses are expected to be built under Bali Mansions. Each house ranges from P4.5 million to P6.5 million.

Mr. Ng said they will also be building a 100-room business hotel with a conference center, spa, and wellness center. A cyber park will also rise to accommodate call centers and firms involved in business process outsourcing.

The South Forbes cyberpark, envisioned to be a group of modern and sleek office buildings, hopes to lure multinational companies and investors with its capability to host advanced telecommunications and technology facilities.

The Harvard Square, which will host the city's own university belt, will make Sta. Rosa, Laguna a center for higher learning south of Metro Manila. The area is hosting branches of the Ateneo de Manila University, De La Salle University, Brent International School and St. Scholatica's College. Learning Links, the first environmental school in Asia, is also based in South Forbes.

"We will focus on the south," said Mr. Ng, noting that while his family wants to strengthen their position in the real estate industry, they will not let go of the company's leadership in the steel and ceramics business and other interests.

Instead, he said these will all work together to bring residents a kind of distinct urban lifestyle, away from the congested metropolis.

Mr. Ng said a business district will rise along the city's main avenue -- the South Boulevard. There will also be various entertainment, dining and shopping stalls in the South Forbes Citywalk, a la Eastwood City in Libis, Quezon City. The average lot at the commercial strip is 1,500 m2.

The recreation area, the highlight of the whole development, is expected to bring in more buyers who would be passing by the residential enclaves before they reach the place.

The project hopes to reduce excess urbanization in Metro Manila in 15 years.

"It will be a city that thrives and one which promotes walking. It will be accessible to schools, offices, recreation centers and just a few minutes' walk from the residential area," said Mike Gascon, a Cathay Land official.

Mr. Ng said, "We put our money where our mouth is. We are committed to deliver with our big investment," adding that aside from the middle- and upper-class families, Cathay Land will also target multinationals.

"We also get a lot of queries from families of Filipinos overseas," said Mr. Ng. "The area has a lot of potential because it is beside the 400-hectare Laguna Technopark. Together with Ayala Land, Inc., we will create a critical mass which makes sense since Alabang is nearby. We will complement Ayala Land's residential subdivision -- the West Grove."

He said buyers in South Forbes will get to enjoy free golf club membership.

"We see a lot of synergy between these projects," Mr. Ng said.

Cathay Land, founded in 1994, has a 500-hectare landbank in Metro Manila and nearby suburbs.

Through a synergy with affiliates in the Cathay Group of Companies such as steel manufacturers Cathay Metal Corp., Amalgamated Iron Works, and Cathay; tile manufacturer Eurotiles Industrial Corp., tile retailer Ceramic Plaza; building materials retailer Federal Hardware; computer retailer PC; and hog raiser Cathay Farms Development, Cathay Land has risen as a strong participant in the real estate industry.

Its other projects are the Dynasty Towers in Manila, the 35-storey Astoria Plaza Hotel in Ortigas Center, Pasig City, and the 77-hectare Cavite Light Industrial Park in Carmona, Cavite.

This looks like a promising project.

With the ever-increasing number of U.S. and Canada-based Filipinos wanting to return and retire in the country of their birth, this seems like the perfect project to offer them.

Away from the maddening life of Metro Manila yet near enough.

Is it in Tagaytay City ? From the article it looks like its only in Sta. Rosa, Laguna but lies in Tagaytay - Balibago ( Sta. Rosa ) road . I am from Silang , in a barrio away from Tagaytay and I do not see such property .

:eek: Awesome. Its very well planned and very posh. I love how there are different villa/estate sections, each uniquely designed. The golf course, parks, city center, cyber park and towers make it even more amazing. Its also next to Ayala Westgrove Heights. Has this construction started?

Confirmed , this South Forbes is only in Sta.Rosa, Laguna. It is 20-25 kms. away from the Tagaytay City ( Cavite) proper so we cannot expect the cool mountain breeze of Tagaytay there since it lies on the flat plains of former sugar plantation in Sta. Rosa .
Brace for the daily bottleneck traffic there on rush hours and even on mid-afternoons because most of the service shuttles of the various manufacturing plants in the technoparks there are vying for space on the lone road to shuttle their employees to their homes.

Unfortunately, Tagaytay is already developed. What authorities need to do is clean up the area and enforced laws, zoning regulations and building codes so we wont be seeing anymore structures obstructing the views of Taal Volcano all around the perimeter of the extinct crater.

hello CROPHER...where exactly are you from in silang? kababayan tayo...i'm originally from poblacion...yeah there's a lot of projects that say it's in tagaytay but actually not...so buyers beware...like Canyonwoods looks like it's in tagaytay but actually in laurel, batangas...anyway, as long as there's lakeview it's superb... lakeview is what most people want to invest in tagaytay in the first place, as far as i remember.

Actually, you are correct about Canyon Woods and other projects who advertise themselves as Tagaytay...

One of the popular terms now is "situated in Metro Tagaytay" which means the peripher of Tagaytay City.. hahaha

I bought one here, at Bali Mansions. The place is great, and as far as developments are concerned they have been true to their promise, the roads are in place the clubhouseS are built already and some are being built, the utilities of most enclaves are underground and a big portion of the Golf Course are ready to be played this quarter. Bali Mansions in fact is almost sold-out so I think this is in its sense a successful development.

What's more, as soon as I set up my modest abode there, what Im awaiting is the city center which will ape the greenbelt development in makati.

Cathay Land is clever because I know most buyers at South Forbes were intending to buy at Ayala West Grove, but before you arrive at the latter's place you'll have to pass thru South Forbes, thereby letting the buyers think twice about where to invest. and the rest as they say is history...

Cathay Land fast-tracks P5.25-billion satellite city


The satellite city, with P5.25 billion in investment, is expected to be delivered in 2020, signifying a perfect vision (20/20) for the company.
As early as June, Cathay Land will turn over the completed development for a portion of the property as it advanced its target completion to 15 years from an earlier proposed period of 20 years. It expects to finish the golf recreational area by 2007.


This is the one thing I don't like about this project. The whole project is not expected to be delivered until Year 2020. Whew! That is 13 years from now. It goes without saying that I bought a lot in Westgrove (Phase 5 in 2003). AWH broke ground in 1998 and I think they are now in Phase 7 or 8. According to ALI's annual report, AWH is 96% sold. That whole project is supposed to be up to Phase 10.

I have been to South Forbes Golf City when I called the number on their ad. They gave me a city tour including the golf course. Most of the golf course is finished and their golf coordinator, Mr. Eugene Dimaano, said that the complete 18 holes will be playable by December 2007. They are now offering a free round of golf (playing the 9 playable holes twice) along with he city tour. If anyone is interested, you can call 635-7777 or 631-8855. It's an impressive development, especially the different themed subdivisions.

Hello lads,

Well I gotta say, the South Forbes properties are quite pretty, modern and classy and although they have a massive marketing scheme and they seem to be living up to their promises, there are a few tid bits that irritate me:

1) the website of South Forbes is the most ridiculous thing I've ever encountered in my entire IT life; its absolute rubbish because when you navigate from one page to another, the pages and format changes. Its a completely mediocre experience because its not consistent and its full of marketing marketing marketing.

2) By the way that's number two: its so full of marketing that it loses its focus. There's so much that you don't want to read up on it ie. the newspaper clips, the visions and the feng shui of the master plan etc.

3) Since this is after all a grand presentation of cultures, from Indonesian Bali, to Thai Phuket, to French chateaus, Japanese houses why is it that they don't have a village which is just Filipino ? They can design a village that looks like Vigan, or of houses that reminisce the grandeur of colonial Philippine architecture (neo-classical colonial American styles or of colonial Spanish designs).

4) Why is it that we as a people think that foreign is better? Or at least, why is it that most of our buildings, naming of developments and of other great edifices are named after other countries other than our own? Sure its the Philippines and that we got nothing to lose, but y'know what, all those countries that this South Forbes host DO NOT have a village or architectural inspiration that is FILIPINO because frankly we do not own villages or buildings that are modern and truly unique that will shock the world and inspire them to build houses, buildings and or designs our own way.

One Filipino-themed (Vigan style) development called Dos Rios in Cabuyao, Laguna was launched like a decade ago but I can’t recall it ever pushing through. Would it be fair to assume that the Filipino style does not appeal much to Filipinos themselves? Or could it be that the image of Filipino architecture by Filipinos is limited to the nipa hut or bahay kubo? Your guess is as good as mine.

Real estate, of course, is a business. Any developer would not want to lose money on a venture that is not secure. Maybe that’s why Ayala chooses to sell lots only in most (if not all) of their developments so as not to get tied up with a theme.

In fairness to South Forbes (I know someone from inside… hehe), they are in the works of coming up with a Filipino-themed village in their next phase of development, but sticking to their modern approach over the traditional style. I don’t think South Forbes would want to have a subdivision of bahay kubos. This will be a challenge to architects since Filipino architecture itself is hard to define, especially with several regional influences as a result of us being an archipelago.

Cathay Land allots P12.5B for golf complex

Upscale property developer Cathay Land Inc. expects total investments in its flagship 500-hectare fully-integrated golf residential complex, South Forbes Golf City, in Sta. Rosa, Laguna to reach P12.5 billion.

In an interview, Cathay Land president Jeffrey Ng said new developments will continue to rise in South Forbes in line with the company’s bid to keep it self-sustaining and attractive to the investing public.

“Everything in South Forbes is world-class. Our residents deserve nothing less and we give nothing less than our best,” Ng said.

So far, the company has already invested P4.5 billion in South Forbes with the remaining P8 billion expected to be spent over the next few years with the construction of more themed residential subdivisions, condominium buldings, commercial and retail outlets.

Ng said funding would come from internally- generated cash and pre-selling activities.

The latest addition to the residential component of South Forbes is Miami, a tropical lifestyle-inspired subdivision which will require an investment of P1.25 billion. This project will cover 18 hectares of South Forbes’ residential cluster, offering four model homes named after key places in the Sunshine State like Daytona, Pensacola, Kissimmee and Sarasota.

Ng said that since Miami will be the top of the line for the residential district, the lot sizes would be bigger than those that have been already launched, ranging from 300 to 500 square meters.

Pre-selling of Miami will start in the first quarter of next year.

To date, Cathay Land has launched seven themed residential subdivisions and two condominium projects which include the P1-billion Nirwasa Bali residential and commercial development covering 30 hectares; the P1.25-billion five building Golf View Terraces and the P500- million twin tower Scandia Suites.

The main entrance to South Forbes Golf City is a 30-meter wide avenue named Orchard Drive. The complex will also feature a 1,000-square meter visitors centre which will be surrounded by a 2,500-square meter lagoon.

Ng said he remains optimistic about the prospects of the real estate industry given the growth of the middle-income to high income segment, strong buying interest among Filipinos living or working abroad, and low interest rates.

“We feel that the area where we are in right now has the fastest growth. No area in the Philippines has the same growth prospects. There’s a mad rush of developers wanting to put up shop in the area. We welcome this because this would make our project more attractive to investors,” Ng said.

Eton Properties Philippines, Ayala Land Inc. and the Campos family’s Greenfield Corp. have their respective projects in the booming Sta. Rosa, Laguna –Tagaytay corridor.

Cathay Land was recently adjudged by the world’s most prestigious awards program, the CNBC International Property Awards, for South Forbes Golf City as Best Golf Community Development. This recognition makes Cathay Land the first and only Philippine developer to have received such citation.

South Forbes is the first to offer free golf membership to its lot or condominium unit buyers at no activation fee, including special playing privileges to several renowned golf courses around the world with their affiliation to top golf course designer, the International Management Group (IMG).

I went to see this project a few months back and was surprised at the size and quality of the development (big and well made). However, I hesitated to make an investment because I had my own issues. If they named it something else, maybe it would have been a different story.

I did like the golf view terraces and the model units of their asian inspired houses were quite nice. However with the many different village themes I felt too much of a good thing didnt necessarily make it better, I got confused.

I asked about the golf shares, specifically how the ownership went. I was told ownership remains with the developer and the buyers had rights? to play for some 20+ odd years if I remember correctly. I probably would have bought shares if they sold those coz the golf course has some of the most breathtaking views. It is a precision course that is not walkable and the fairways are narrow but with lush tropical greenery that you wish would remain virgin-like when the place is fully developed.

Who knows maybe one day I will get over my issues.

I got one here, currently building a house there at bali mansions. at first, issues that are hounding you were the same thing that bothered me. but what the heck, I like the place, can see laguna de bay, its cool there and thank god the developer really delivers and same here, really like the golf course although just starting to play. it would be a nice investment for you too, its near everything...and the place is not placed smacked in the main road (the one going to tagaytay), its hidden like westgrove.

If you want your works be appreciated, then remove the watermarks on the pictures you posted for viewers to appreciate them. How can someone appreciate an art of work if there are marks on the pictures that prevented seing the details you produced.

I bet you can't publish pictures on this thread anymore. I go this site to get a latest update on the progress of South Forbes City development. Soon my family will be spending some of our time here when we visit the Philippines. I don't intend to live here permanently. I bought a property here because I saw the beauty of this place when the sales people came to the US. They had a nice video presentation. The pictures published here with watermarks will definitely have an effect in selling the properties because future owners who come to this site are searching for inputs and pictures on the latest development.

The reason why i put watermarks on my 3D rendition because I saw my work from another person who is claiming that he did the latter.

yeah this was supposed to be for shanghai/beijing mansions but the name was scuttled and replaced with phuket mansions, they still retained the design of the clubhouse, which i think is not, imo thai in design/architecture.

Is the property bounded in Sta Rosa Laguna or Silang Cavite? I learned that the price per square meter for South Forbes is P 12, 300 per square? Why is that so? In fact I checked the price of the booming development beside your project Sta Rosa Heights is only P6,000 per square? I understand Sta Rosa Heights is a Megaworld Mid class project and it is only P6000 per square. I am convinced with the great ads of South Forbes but I want to know the justification of its price. I'm just wondering about the value of investing here since my family is considering it. I did some research and it seems that property value in neighboring Ayala Westgrove Heights hasn't really risen in recent years.

I see multiple Westgrove phase 1 properties being up for resale for as low as P9k/sqm. Could you guys give any input?

I am assuming it is because investors have realized the potential of South Forbes Golf City. I would not want to own a property in Westgrove if SFGC was directly adjacent to my community. It just appears that SFGC has more to offer than Westgrove. I have just recently reserved a lot at Tokyo Mansions. I'm so excited!!! I can't wait to develop my own Japanese themed home.

I'm just wondering about the value of investing here since my family is considering it. I did some research and it seems that property value in neighboring Ayala Westgrove Heights hasn't really risen in recent years.

I see multiple Westgrove phase 1 properties being up for resale for as low as P9k/sqm. Could you guys give any input?
