Malaysia Sunway Gets MYR298.7M Shopping Center Contract

KUALA LUMPUR (Dow Jones)--Sunway Holdings Inc. Bhd. (4308.KU), a Malaysian construction company, Friday said it was awarded a MYR298.7 million contract to build a 10-storey shopping center in central Selangor state.

The contract, given by Sunway Pyramid Sdn. Bhd., a 52% unit of Sunway City Bhd. (6289.KU), is due to be completed in April 2007, Sunway Holdings said in a brief statement.

SUNWAY Holdings Incorp Bhd (SunInc) has been awarded with a RM298.7 million contract from Sunway Pyramid Sdn Bhd to expand the Sunway Pyramid shopping centre.

Under the deal, SunInc?s wholly-owned subsidiary Sunway Construction Sdn Bhd will construct an additional 10-floor shopping centre and carry out renovations on the existing Sunway Pyramid mall.

Sunway Pyramid is a 52 per cent owned subsidiary of Sunway City Bhd (SunCity).

In a statement yesterday, SunInc said the new centre comprise of four floors of shops, a supermarket, a cinema and a gymnasium centre, six floors of upper level car park and three floors of basement car park.

"The Sunway Pyramid project is targeted to be completed on April 15 2007 and it is expected to contribute positively to the earnings of the group for the financial year ending December 31 2005 onwards,? it said.

Wah......4 stories is quite a lot ya know.........no point have such a 'tall' shopping mall like BTS......it would just kill itself.

And definitely Sunway Pyramid needs more parking.....one weekend I was trying to go there and the thing is that the carpark is FULL......all of it! :eek:

And the same thing happen to Midvalley just before CNY also.......aiyoh........it seems like shopping is becoming more and more popular here ( as if it is not popular already :D )

I think the fact is that Malaysians are too comfortable driving their cars everywhere....especially in the 'burbs. Should invest more on rapid transit rather than more parking spaces. Underground train to the bottom of the mall like Suria KLCC would be ideal!

Btw, they should affix hyper-beam lights similar to the ones on Luxor at the Pyramid... Heard that the Luxor beam is so high in voltage and brightness that the light can actually be seen from the highway that leads to Los Angeles!

PETALING JAYA, July 20 (Bernama) -- Sunway Pyramid Sdn Bhd expects its pre-tax profit to exceed RM100 million in 2007 with the completion of its Sunway Pyramid Mall expansion project.

Last year, the company, which is a subsidiary of Sunway City Bhd recorded a pre-tax profit of RM53 million.

Sunway City's managing director of property investment, Ngeow Voon Yean, said the company has invested RM550 million for the expansion project, which is due for completion in the third quarter of 2007.

The expansion will see the mall's area extended by another 60 percent, he told reporters after unveiling the expansion plan, here Thursday.

"We expect the number of retail outlets to increase to 800 from the present 300," he said.

Ngeow said the number of visitors was also expected to increase to 2.5 million per month from the current 1.5 million per month.

He said the company would provide 8,000 integrated parking bays in the mall to cater to the growing number of visitors.

The mall will be introducing four new precincts such as Fashion Central, Oasis Boulevard, Asian Avenue and Marrakesh to attract local and foreign shoppers.

He also said that Jusco had been secured as the new main anchor tenant in addition to the existing Parkson Grand and Giant.

Jusco has signed an agreement to occupy approximately 240,000 square foot of retail space over four floors and this would include a supermarket, food hall and food court, he said.

Ngeow said the expansion plan would also include infrastructure development such as direct flyover and tunnel link from the New Pantai Expressway to the mall.

He said in the near future, the Sunway Monorail circuit would be also linked up to the commuter line at the Sunway station to provide convenient travelling to shoppers.

Btw, out of curiousity, Sunway is now under the jurisdiction of MPSJ right? So how come all their addresses (whether Sunway Resort & Spa, Pyramid, Sunway Tower etc.) still put the "Petaling Jaya" after the postcode?

Bdr.Sunway also includes PJS 7 (the other side of the LDP), PJS8 (Sunway Mentari, up to the KTM tracks) and PJS 10 (between PJS8 and SS12).

Any timeline on the reconnection of the Sunway monorail? Will they still keep the design of 3 loops (one for Sunway Lagoon, one for Lagoon Perdana, and one for Sunway Mentari)?

I would love to see them make a two way monorail, instead of the 3 loop design.

It could run from the KTM station down to the Lagoon Perdana where the new Kolej Taylor's campus will be. Have an interchange in front of Sunway Pyramid to connect to the existing loop and Sunway College/Monash.

BANDAR Sunway is a township that was designed more than a decade ago to depict a resort tucked neatly within the city. It is quite a wonder, with a hospital, a shopping mall, a theme park, hotels and educational institutions surrounding the township. What’s more, there is even an ice skating rink in the mall.

The most popular landmark in Bandar Sunway has got to be the Egyptian-inspired Sunway Pyramid shopping centre with a lion guarding the main entrance. Opened in 1997, the shopping mall houses a cineplex, a 48-lane bowling alley and an ice-skating rink in addition to more than 350 shops.

Beside Sunway Pyramid is the Sunway Lagoon Theme Park. Originally a quarry and old tin mine, the site has been transformed into a roller-coaster haven with surf pools and rides for all ages.

The township is strategically located near Subang Jaya, Kelana Jaya and Puchong.

It is connected by the New Pantai Expressway (NPE), Lebuhraya Damansara Puchong (LDP) and Konsortium Expressway Shah Alam Selangor (Kesas).

To date there are more than 1,000 household units in the township, excluding the low-cost flats, apartments and condominiums that are sprouting up and will make up the densely populated area. The current population of Bandar Sunway is estimated at 15,000.

For resident Nur Aida Shima, Bandar Sunway has everything she needs, making shopping trips to Kuala Lumpur unnecessary.

“I shop here, dine here and even work here,” said the 25-year-old customer service assistant who walks to work daily.

Bandar Sunway has its own community centre located behind Jalan PJS 7/13. This is where the residents hold monthly meetings and gatherings of all sorts.

The hall also provides a place for the residents to conduct tai chi and dance classes, and often serves as a venue for functions like weddings and parties.

Also located on Jalan PJS 7/13 are a Chinese temple, an Indian temple and the MCA branch centre, all adjacent to each other.

According to Bandar Sunway Residents' Association (BSRA) president Manivasagam Ramasamy, the younger members of the community are more involved in sports such as basketball, ice hockey and football.

“There is a big basketball court behind Jalan PJS 7/13’s Shell petrol station, and teenage boys play basketball there till midnight,” said Manivasagam, who has been living in Bandar Sunway for more than a decade.

He added that there were several smaller fields and playgrounds where families often took their children.

According to BSRA committee member K. Patmanathan, one of the busiest roads in the township is Jalan PJS 7/13.

“Everyone uses it to get to different places,” said Patmanathan referring to the narrow two-lane road which many road users use to get to the NPE, LDP and Sunway Pyramid.

Although there is no night market in Bandar Sunway, the residents are not complaining, as Subang Jaya, with its hypermarkets and night markets, is only a 10-minute drive away.

“We would drive to Subang Jaya if there is a need, as there are more shops and restaurants there,” said Patmanathan.

Mamak stalls are the most popular hangouts for residents, as there are not many activities in the evenings.

With the three major highways, Bandar Sunway is easily accessible by car, but public transportation to the township is also available. The local community can travel to Kuala Lumpur on Metro buses plying routes 10, 11 and 13, or they can also take the Rapid KL LRT feeder bus that passes by several main roads in the township as well as Subang Jaya before returning to the Kelana Jaya LRT station.

One of the busiest areas in Bandar Sunway Sunway Metro commercial area, which is adjacent to the shopping mall. The shops there house banks, restaurants, tuition centres and business outlets, contributing to the daily traffic congestion around Sunway Metro.

The area also boasts a large student population, with Sunway University College, Monash University's local campus and The One Academy all in the vicinity.

Although the town is very much loved by its residents, the traffic congestion and pollution in the area often leaves them fuming.

And, while the present highways are undoubtedly the best and fastest way to get to another place, Patmanathan lamented that the LDP had also divided the neighbourhood.

“The opening of the LDP has divided Jalan PJS 9 and Jalan PJS 7,

“Residents in Jalan PJS 9 now have to cross the highway to get to Jalan PJS 7 unlike before,” said Patmanathan.

Residents are also unhappy that Jalan PJS 7/13 is often used as a main road for cars to get onto the NPE.

“The road is already narrow yet so many cars use it as a bypass to the NPE,” said Patmanathan.

In the evenings, the road, which is located in a housing area, becomes badly congested as buses and cars form a long queue to get on to the main road. It is usually worst when the school bell rings in SMK Bandar Sunway and SRK Bandar Sunway.

The residents are also wary that as the population increases, the township will lose its appeal. “With so many people, we fear the once resort-like area will never be the same again,” said Patmanathan, who has also been living in the township for more than 10 years.

Nonetheless, the Bandar Sunway Residents Association has always been working well with the police and the Subang Jaya Municipal Council to tackle issues that arise.

“Residents call me at odd hours to complain on any issue,” said Manivasagam, who nevertheless felt that it gave him a good grasp of the residents' concerns.

SUNWAY Lagoon Resort Hotel in Petaling Jaya, which celebrates its 10th anniversary this November, is to undergo a RM70 million facelift soon.

Renovation work on the five-star 443-room hotel, originally built at a cost of RM380 million, will be carried out in phases and will commence by year-end.

Financing for the renovation will be internally generated.

"We are embarking on a renovation exercise on our room and meeting facilities," group general manager Jean-Jacques Kiefer told Business Times.

This exercise is to facilitate the hotel's strategy to grow its meeting, incentive, convention and exhibition (MICE) market.

Contribution from the MICE market is expected to hit 35 per cent over the next three years upon completion of the refurbishment of the main hotel. It currently contributes some 20 per cent to the hotel's total revenue.

"The first phase involves about 100 rooms that will undergo a major surgery, while the remaining rooms will just have some cosmetic touch-ups," he said.

Phase Two will involve a revamp of the hotel's food and beverage outlets to be more in line with the current trend in the market.

Work on the second phase will commence on completion of the first phase at the end of next year.

Once the rooms and meeting rooms have undergone a facelift, Kiefer said he hopes to increase the hotel's average room rate (ARR) to RM320 per night, while continuing to achieve an average occupancy (the number of rooms filled) of 80 per cent.

Sunway Lagoon Resort Hotel is currently enjoying an average room rate of RM285 per night.

"We are in fact running at RM360 per night today. For five months of the year the rate is between RM380 and RM390 per night," he said.

Corporate travellers currently account for 55 per cent of the hotel guests and the remaining 45 per cent are leisure travellers. The former are predominantly from Japan, European countries and the UK, while the latter come from Australia, Singapore, the Middle East countries and India.

Sunway Lagoon Resort Hotel's revenue contribution to the Sunway group is currently some RM130 million per year. It has a gross operating profit of between 30 per cent and 32 per cent.

Other hotels under the Sunway group include Sunway Hotel Georgetown in Penang, Sunway Hotel Seberang Jaya in Prai, Penang, and Sunway Hotel Phnom Penh and Sunway Hotel Hanoi in Vietnam.

PETALING JAYA: Sunway Pyramid Sdn Bhd is set to be one of the larger shopping malls in the Klang Valley upon the completion of its expansion programme.

Sunway City Bhd property investment managing director Ngeow Voon Yean said Sunway Pyramid shopping mall should not be viewed as two separate buildings when the extension was completed.

'Then completed, there will be no phases I and II like other shopping malls. It will be a whole new Sunway Pyramid. We see ourselves as one shopping centre,” he said in an interview.

Sunway Pyramid is 52% owned by Sunway City and 48% by the Government of Singapore Investment Corp.

Ngeow said the return on investment for its RM550mil extension was estimated to take 10 years.

'We took less than 10 years to recoup investments in the existing phase,” he added.

The RM550mil new investment includes RM25mil for dedicated ramps connecting to the New Pantai Expressway from both Subang Jaya and Kuala Lumpur.

Another RM50mil is allocated to refurbish the existing shopping mall to blend in with the new extension.

Scheduled for completion next September, the extension will add a gross area of 1.5 million sq ft to the existing 2 million sq ft in the mall.

“Upon completion, the whole shopping mall will have about 1.7 million sq ft of net lettable area,” Ngeow said.

The shopping complex will have four distinct zones: Fashion Central, Asian Avenue, Marrakesh and Oasis Boulevard. Apart from the existing tenant Parkson, new tenants would include Jusco, Harvey Norman, California Fitness and Tony Roma's.

According to Ngeow, architecture in the extension will reflect a contemporary retail design with elements that resemble the existing Egyptian theme and a huge open-air piazza will be incorporated in the development as well.

He added that the expanded mall was expected to draw 2.5 million visitors a month from 1.5 million currently.

He said part of the existing covered parking bays would be turned into shoplots, and the monorail station would be relocated to the new Sunway Lagoon resort entrance.

On increasing competition in the retail scene, Ngeow said: 'We have made a name for ourselves and we have throngs of tourists visiting the mall. Moreover, we have a high tenancy rate and there is still a long list of people waiting to come in.”

Ngeow said the group still had 100 acres of undeveloped land in the area.

Among ongoing developments is South Quay, which will feature high-end mixed properties comprising condominiums, luxury villas, serviced apartments and offices fronting a lakeside.

'We are also presently involved in developing four office towers east of the Sunway township and a multi-storey small-office home-office commercial residential tower next to Sunway Pyramid,” he said.

Sunway City Bhd's managing director for property investment, Ngeow Voon Yean, said that the company has invested RM550 million for the expansion project, expected to be completed in the third quarter of 2007.

"Shopping is the same anywhere, but with the four new precincts it will provide a new shopping experience for local and foreign visitors," he told Bernama in an interview.

The new precincts namely Fashion Central, Oasis Boulevard, Asian Avenue and Marrakesh, will have their own features and trend and thus provide local and foreign shoppers better choices.

For example, the Asian Avenue will feature the Asian trend, Ngeow said.

He said that since the Sunway Pyramid opened in July 1997, the mall had continuously received an average of 1.5 million visitors per month.

Apart from the four new precincts, the expanded mall would offer state-of-the-art facilities, innovative retail concepts, leisure, entertainment amenities, trendy restaurants and clubs.

The company had also taken into consideration the parking difficulties faced by shoppers. To overcome this, it would provide 8,000 integrated parking bays.

Ngeow said that the expansion would also include infrastructure development such as direct flyover from the New Pantai Expressway and Subang Jaya to the mall.

I was walking on the overhead bridge from the metrobus stop across from Sunway...looked at the Ramps...and wow....

South side of the NPE highway has been widened...now you have the 5 lanes of the NPE highway plus a drop off area and travel lane that is about 2.5 lines width. This drop off area + travel lane...is separated from the main highway by a 1m wide kerb.

I also noticed that there appears to be an underground ramp to enter and exit Sunway...a "flyunder" along with the flyover entrance and exit!!!

Unfortunately, it seems that the buses will still be expected to wait alongside the highway...not in the waiting/dropoff area....but I cannot confirm this...

I wonder what the enforcement will be like......if the buses can use the drop off area and there is another drop off area built for cars (in front of the round circular plaza at the other end of the mall) then this would be a lot safer....

Will try to keep you updated....if the good folks at Sunway are willing to share more info...

go to sunway today and you can get a sense of what things are going to look like in the future.

Cladding has started on the expansion, and the framing for 3 of the 4 ramps is complete.

The 4th ramp will be interesting, as it will start in the treed area beside/in front of the Caltex station....

I wonder what would happen if some car goes over the side of the ramp...straight into the Caltex I think....

Cal Fitness is opening at the new wing in july/august before the mall opening in September. The interior of Cal fitness looks impressive from the drawings, partly designed by Jackie Chan.

one of the key features of the new extension of Sunway pyramid is the construction of 4 additional ramps (in addition to the existing ramp) to connect the Sunway convention centre and mall directly with the NPE highway.

These ramps are:

The existing ramp:
Sunway Pyramid ramp to NPE east (KL) bound

The New ramps already under construction:
NPE west (subang jaya) bound--flyover to Sunway Pyramid
NPE west (subang jaya) bound--flyunder to Sunway Pyramid

Sunway Pyramid ramp to NPE west (Subang Jaya) bound

The new ramp about to begin construction:

NPE east (KL) bound to Sunway Pyramid...from the right lane....

one wonders what the impact will be on traffic conditions around Sunway Pyramid...removal of cars is one thing...but many cars will still remain.

There will also still be jam at the existing points where there is congestion, which are:

*under the overhead bridge where the metrobuses wait
*at the exit ramp where the drivers try to squeeze in
*at the exit entrance to PJS8

Interesting to see what happens here in the next few years.

was passing by just yesterday....they have started pulling back all the red/white road dividers from the left side of the NPE highway in front of the pyramid mall...better and safer public transport access should result.

Also interesting that three of the flyovers are complete, the 4th has pillars being constructed.

One pedestrian bridge, very close to the new site, has been torn down, will be replaced with a wider bridge. New bridge has been built just further down the road (nearer to the 3C building), it is fully steel frame.

Also worth mentioning is that the long-awaited u-turn before Metropolitan roundabout/flyovers is now complete and can be used!

Hi All

You may be happy to know that some of the ramps to/from Sunway Pyramid are now open.

Traffic on the SJ-bound NPE, can enter Sunway parking area Level 9 directly from the NPE.

Traffic on Level 9 can directly exit the parking garage and take the ramp down to the SJ-bound NPE.

Traffic on the KL-bound side of the NPE will have to wait a little while. The Sunway Pyramid - KL bound lanes ramp will probably be complete by the middle of September, while the KL-bound lanes - Sunway Pyramid Ramp will take another 2 months.

A pedestrian bridge has been erected just below the old flyover/exit ramp (from Sunway to the KL-bound lanes of the NPE).

This will facilitate the movement of bus passengers across the NPE. The new bus drop off areas will be located underneath the flyover (in front of Pyramid) and just before the Caltex entrace (across from the mall).

I was able to get an interview with a superstar.

ONE of the perks of being a journalist, print or broadcast, is the opportunity to interview inspiring people from all walks of life.

The publication or TV station that you work for can send you overseas just to conduct a 15-minute interview with the CEO of a company, or a mega celebrity.

Then there are instances when if a journalist wants a story badly enough, he or she will go to great lengths to secure an interview with the relevant people.

In my two years in the entertainment industry – as a print journalist, a VJ and a lifestyle TV host – I have learnt much more from interviewing people than I had in school.

The biggest lesson is discovering that sometimes, setting up an interview can be a lot harder than conducting it.

A couple of weeks ago, one of the producers in ntv7 mentioned that Jackie Chan was coming to Malaysia for the launch of California Fitness at the Sunway Pyramid. I was so excited I nearly jumped out of my chair.

One of my two favourite martial arts action heroes since childhood (the other being Jet Li), Jackie Chan was someone whom I never imagined to be a mere mortal.

He is famous not just in Asia, but has also managed to captivate the Americans.

While Rush Hour 3 did not receive rave reviews in Hong Kong, it performed well at the US box office, grossing over US$100 million.

So you can imagine my uncontained excitement at the prospect of being able to see and speak to Jackie Chan in the flesh.

I called the PR company to enquire if it would be possible for an interview with Jackie Chan for the celebrity segment on Life!Session, a segment that I host and produce.

I was told that all media were more than welcome to attend the launch of the second California Fitness Jackie Chan Sport Club in Malaysia where Jackie would be present for a few hours to lend his support.

However, he would only be in the country for half a day, and although there would be a press conference where members of the media could have a short Q&A session with Jackie Chan, the chance of having a one-on-one interview was highly unlikely.

When we arrived, the venue was swarming with people, as one would expect.

Right after the officiating ceremony, Jackie was ushered into the fitness centre with hordes of fans clamouring after him.

Those of us who had hoped for a personal interview knew that it was not going to happen, so we took turns asking as many questions as we could during the press conference.

It was nevertheless a thrilling experience to be able communicate with the superstar who have just recently graced our big screens in Rush Hour 3.

Once the press conference was over, Jackie was again on the move, touring the club and meeting the winners of a Meet Jackie Chan competition held by California Fitness for its members.

Many of the press members left after the press conference. Some went with him on the tour of the club, and left after.

I stayed put with the ntv7 crew, chatting with the PR representatives and eventually asking again, if it was at all possible to have just a short 5-minute interview with Jackie.

And what happened after proved that nothing is impossible if you have patience, are (politely) persistent and persevere; you’ll eventually get what you want.

I was miraculously granted the interview. Jackie was gracious, honest and funny. His answers were long and detailed, and we chatted for close to 10 minutes.

What was more incredible to me at that point was that almost all the members of the media had left. A couple stayed behind, but we were the only media who had an exclusive with Jackie Chan, because we asked.

It is definitely easier to take a ‘no’ for an answer than to fight (nicely) for a yes, but we all know that the good things in life are worth fighting for. And a good story is never too difficult nor too troublesome for a journalist to obtain.

I’m still on cloud nine!

THE strong demand for retail space will continue to accelerate and industry players can look forward to much better performance in sales, occupancy and rentals.

Zerin Properties head of investment Francis Quah said that in spite of the opening of three new shopping destinations next month - The Pavilion KL (with net lettable area of 1.4 million sq ft), Sunway Pyramid Annexe (800,000 sq ft) and The Gardens (800,000 sq ft) – the retail property market was expected to remain strong with rentals and occupancy in the prime city centre and suburban malls set to rise further.

“We expect the market to be bullish, with growth in retail spending that will result in higher rentals and capital values,” he said.

The strong economy, a young population, urban migration, and high tourist arrivals of 20 million expected this year would spur the market further, Quah said.

Malaysian Association for Shopping and Highrise Complex Management (PPK) president Joyce Yap said high-end retailers had forecast sales growth of 8% to 15% while the mass-market brands were optimistic of growing at between 15% and 30%.

“While rentals are generally expected to remain stable, quality shopping centres should be able to chalk up rental increases of 10% to 20% when the leases come up for renewal these one to two years,” Yap said.

Sunway City Bhd managing director (property investment) Ngeow Voon Yean said the take-up rate for retail space in shopping centres was better in greater Kuala Lumpur than in other parts of the country, especially for the successful mega-centres with net lettable space in excess of 1 million sq ft.

Malls such as Sunway Pyramid, Suria KLCC, Mid Valley, and 1 Utama, are enjoying full occupancy.

The rest of the medium-sized and well-managed shopping centres, including Bangsar Shopping Centre, Leisure Mall, Subang Parade and Sungei Wang Plaza, are enjoying close to full occupancy.

The occupancy rates of other shopping centres in the Klang Valley average around 80%.

Ngeow said the acquisitions by the foreign groups mostly focused on the less successful malls where the purchasers could value add in terms of proactive shopping mall management expertise and the introduction of new shopping mall trends from overseas.

“This increased competitive landscape will further boost the quality of shopping malls in the country,” he said.

Most noticeable is the purchase of Gurney Plaza and Mines Shopping Fair by Capitaland.

CapitaLand will pay RM770mil for Gurney Plaza in Penang and RM430mil for Mines Shopping Fair.

The Singapore real estate group has identified other quality Malaysian retail assets that will augment Gurney Plaza and Mines Shopping Fair, and form the pipeline of assets for a pure-play Malaysian retail real estate investment trust (REIT), which could possibly be listed within a year.

Ngeow said the birth of REITs had also spurred foreign interest in local retail properties as it allowed foreigners to own units in the local retail industry and to benefit from the industry's growth without a large upfront investment in an entire shopping mall.

GF has been using the ramps to access Sunway, loves the fact that it takes you directly up to the higher levels...and when the other ramps open up...it will be nice...to see alot of that congestion dispersed.

Went to check out the new wing today. The exterior looks nice and grand but the interior is junk. Only skylights in the 2 round atriums. The corridor connecting the 2 atriums look like BTS with no skylight because of the parking on the roof. It doens't even look like the artist impression above. It just looks cheap and dull. Hardly any egyptian theme in the design. This is cost cutting at its worst. The old wing with the renovation looks 10x nicer. Only Jusco and 10% of the stores in the new wing are open. The rest will open in November.

The only decent looking section imho are the blue and orange atrium. Both look identical except for the color and column design. The orange atrium has lighted columns like an obelisk. The marrakesh zone is ok. No palm trees like in the pic and it looks really fake. The obelisk sculpture is nice.

The flooring at the new wing is bad from the tile color to the pattern and types of tiles used. The floor tiles are already cracked.

The only good thing is the variery of stores that will open are like the ones in midvalley and 1 utama.

What I don't understand is why they can make the old wing nice but the new wing is terrible. Sunway can afford to make the interior match the exterior with all the carvings but they went the cheaper route unfortunately. Wish they invested a lot more in the interior.

What I read the last time was the sunway pyramid extension was designed by smallwood, reynolds, stewart from USA. They probably renovated the interior of the old wing too. I think Sunway cheapskatelah, want to cut corners and save cost, dunno for what reason?? I think cost cutting and inexperienced designers. At least make the 2 atriums and corridors unique with egyptian carvings so that they look unique and different instead of "just another plain old boring mall".

The old wing is nice with the new chandeliers and light fixtures. The new fountain should be cool at the old wing.

I know sunway can well afford to build a mall that is as awesome as ibn battuta mall in dubai. That's what a "themed mall" should look like. Not theme only at the exterior and atrium of the mall! Very deceiving! They just went with a caplang architect.

Ibn Battuta mall...has a stronger, more consistent theme that really connects to local identity...that encourages curiousity and shoppers feel like they are having a unique themed experience....

Right on m. It is like a mixture of different themes, egyptian, corporate and water. Macam rojak buah Penang. At first I was wondering why they painted the atrium with the orange color, then I realized its the sunway corporate color. I guess the blue atrium with wavy panels and sun pattern on the floor is the water and sun theme. Even the flooring of the new wing has wavy patterns combined with ugly mud color brown tiles. How low can they go to name the atriums orange and blue? Sunway is a big corporation with no class.

Great idead. Maybe have various zones, kampung style, chinese style, Indian style, etc to reflect the different races. Each zone has their own unique and authentic architecture. Something like central market, putra food court at the Mall but done tastefully with class. I think it can be a winner IF the best architects and designers are hired.

KUALA LUMPUR: Sunway Pyramid Sdn Bhd expects its newly remodelled and expanded shopping mall to generate revenue of RM180mil for its financial year ending June 30, 2009.

Senior general manager H C Chan expects the expansion to some 1.7 million sq ft to help double the company’s revenue.

“We invested about RM550mil in the expansion and remodelling exercise and expect to double our revenue in line with this expansion,” he said after a media briefing yesterday.

The company posted revenue of RM90mil and a pre-tax profit of RM50mil for its financial year ended June 30.

The mall, which opened in 1997, would see an increase in retail outlets to 800 from 300 previously. Chan said 95% of the outlets had been occupied and expected the mall to be fully occupied by year-end.

“The remodelled mall will encapsulate two worlds of experience – the Oasis Boulevard that hugs the exterior like a necklace, and the mall within that seamlessly connects at four floors in a 360-degree loop corridor,” he said.

In view of the growth in the commercial sector in Malaysia, successful malls would continue to expand, he said, adding that the retail sector would flourish and was in for exciting times.

“These days, most Malaysians are well travelled, educated and have high earning power. These middle class people are demanding better facilities and services. And we have to meet the expectations of today’s customers.”

“Shopping is no longer a chore but therapy to suit people’s moods,” he said, adding that tourist arrivals to the country would benefit the retail sector.

He said the mall was targeting the number of visitors to hit 2.5 million a month from 1.5million currently.

He expects accessibility to the mall to be improved when the flyovers and tunnel link from the New Pantai Expressway and Kesas Highway were completed in the next two to three years.

A NEW “battle” of shopping centres in the Klang Valley has begun.

It's “new” because every few years or so, the Klang Valley, or more specifically Kuala Lumpur, sees the advent of new shopping centres.

The last “battle” was when we have the Suria KLCC, Mid Valley Megamall, Sunway Pyramid and 1 Utama dominating the shopping scene. The “victims” then were the smaller malls in the secondary areas.

Although completed several years ago, these premier shopping centres remain the main crowd pullers.

With full occupancy, these centres found that they needed more retail space and bigger car parks. That started the race for some of the top shopping centres to expand, all trying their best to finish before 2008. Some like 1 Utama had earlier added a big new wing that is trendier than the old wing.

The three new shopping centres: The Pavilion KL (net lettable area of 1.4 million sq ft) that was opened last month, Sunway Pyramid Annexe (800,000 sq ft) and The Gardens (800,000 sq ft) at Mid Valley Megamall will all help to promote Malaysia as a shopping destination.

I had lunch at The Pavilion recently and was amazed at the huge and high atrium. So is the Sunway Pyramid Annexe's attractive atrium.

Many famous retail names will have their flagship outlets at the Pavilion shopping centre. Apple has a 3,300 sq ft consumer retail centre there.

The RM1.5bil The Gardens, the upmarket component of Mid Valley Megamall, also boasts many famous retail names, including the Robinsons department store. Its 110,000 sq ft three-level store at The Gardens marks the return of a former household name in this country (in the 1960s).

However, there are fears that outlets in existing shopping centres may relocate to the new ones. Some retail chains have closed or are planning to move their outlets to the new centres. The older shopping centres may cut rentals or offer better terms to keep their tenants.

Meanwhile, shoppers will enjoy spending their weekends at these new attractions and so will the tourists who will find our goods, especially the food, very affordable when compared to places like London or Hong Kong.

I was in London on a vacation with my family in August and found that things are very expensive, especially the food. A small bottle of mineral water bought at a small restaurant costs RM10.50 while a hot dog in Green Park costs RM14 or more. A set lunch or dinner for two adults at a restaurant can easily set you back by RM300 or more. However, summer sales items like clothes and shoes are quite affordable.

Similarly, when I was in Hong Kong recently, I found that food is also expensive. It costs over RM800 for a dinner (roasted duck and three other dishes) at a restaurant in a shopping centre. Branded shoes are priced mostly over RM1,000.

As a real estate agent in Hong Kong admitted: “I like to shop in Malaysia because I can buy three pairs of branded shoes compared with one in Hong Kong.”

I felt I was fleeced when a plate of chicken rice with plain Chinese tea at a tiny shop at the corner of Humphreys Avenue in Kowloon costs HK$78! When I checked with people in the area, they felt the price was too steep.

Hence while it is an advantage to attract tourists with bigger and nicer malls and have more international brands, it is also essential to provide good and courteous service, honesty, safety and conveniences.

Many years ago, Hong Kong retailers earned a bad reputation for being snobbish and rude. Today, you can see a general change in their attitude. They are friendlier although there are a still a few “black sheep” like the rude workers at the Kowloon chicken rice shop.

It would help if, for instance, sky bridges and covered walkways link all the shopping centres in the Jalan Imbi/Jalan Bukit Bintang areas. In Hong Kong, one can walk in comfort from one shopping centre to another via sky bridges without crossing the roads.

The parking problem has got worse. I had to park at The Gardens' new car park even at 11am on a weekday, as the Mid Valley Megamall car park was full. I do not enjoy going there anymore.

Shoppers will have difficulty finding a parking space as retail lot workers already take up a lot of bays themselves.

SUNWAY City Bhd expects visitors to its Sunway Pyramid shopping mall to hit 2.5 million this month when various retailers fully occupy its RM550mil new extension.

The new extension that was opened in October, has more than doubled the number of available retail outlets at the shopping mall to 800 from 300 previously.


The Marrakesh shopping precinct
Sunway Pyramid senior general manager H.C. Chan said in a statement: “The mall encapsulates two-in-one format with worlds of experience - the Oasis Boulevard that hugs the exterior like a necklace and the mall within that are seamlessly connected at four floors in a 360-degree loop corridor.”

The architecture aimed to “reflect contemporary retail design with elements that echo the prevailing Egyptian theme”, he said. The shopping mall has now been divided into four shopping precincts featuring distinct colours, cultures and products from well-known shopping zones around the world

Known as Fashion Central, Oasis Boulevard, Asian Avenue and Marrakesh, these shopping precincts were to cater to the growing market of affluent and savvy shoppers.

Fashion Central precinct comprises a bridge and high street commercial fashion boutiques that showcase the latest season's creations.

Asian Avenue offers the latest trend in street wear and attitude wear for the young and hip.

“Two hundred specialty shops are expected to be offering specialist and designers products within this precinct,” he added.

The Marrakesh precinct is inspired by the souks and bazaars of Morocco. Here arches and decorative columns featuring traditional Moorish patterns, materials and finishes could be commonly found.

The management plans for unique souvenirs, knick-knacks and a host of specialty retail merchandisers to make up the retail offerings, in this zone.

The new Oasis Boulevard, is based on the two-in-one concept of having two distinctive shopping precincts that offer mainstream day shopping within the mall and another night-time shopping outside the mall.

“The idea is to allow shoppers to enjoy quality dining, clubbing and entertainment activities for both young, old and with families even after 10 pm.

“The already successful al-fresco precinct had been extended to envelope the mall exterior from the East-North belt to the West-South belt,” said Chan.

The al-fresco area now includes areas for street-fronting themed concept restaurants and clubs as well as shopping space for retail goods and services.

Among the brands now making their appearance in Sunway Pyramid were Jusco, Cerruti 1881, Dorothy Perkins, French Connection, Xixili, United Colours of Benetton, Calvin Klein, Guess, Lacoste, Principles, Springfield, Promod, Marks & Spencer, Colin's & Loft, Forever 21, Elle Homme, The Gap, Raoul, Aldo, Nike and Adidas.

The car park had also not been neglected in the renovations and was now equipped with state-of-the-art car parking guiding system to enable customers to reach the car park bay directly.

It informs how many vacant bays are available as a visitor approaches a particular floor.

According to Chan, the accessibility issue is also addressed with the creation of multiple entrance and exit points to the complex.

“Notably, the multi-million ringgit infrastructure development included direct flyovers and tunnel link from New Pantai Expressway fronting the mall, both for Kuala Lumpur bound and Subang Jaya bound traffic to have direct access to the mall.

“It represented the first time ever in Malaysia a major highway accessible from both sides,” he said.

Meanwhile, the Sunway Resort Hotel & Spa is undergoing a progressive RM80mil renovation.

Group general manager Jean-Jacques Kiefer said, the convention facilities had already been refurbished and access to the hotel has been greatly enhanced.

According to Sunway City Bhd managing director of property investment Ngeow Voon Yean, the hotel is expected to see double-digit revenue growth for financial year 2008 and 2009.

“The hotel's proper yielding strategy also sees average room rates increasing from RM231 in the last financial year to RM309 in the financial year 2008 and 2009,” Ngeow said.

Despite the five-star Sunway Resort Hotel & Spa being partially closed for renovations, a total of about 90,489 room nights at an average room rate of RM295 “were captured” in the peak months of June, July and August, he said.

This works out to an increase of 14% in room revenue compared to the same period last year.

Other hotel properties managed by Sunway International Hotels & Resorts are Sunway Hotel Georgetown in Penang, Sunway Hotel Seberang Jaya in Prai, Sunway Hotel Phnom Penh in Cambodia and Sunway Hotel Vietnam.

If you have a chance to go to Sunway Pyramid, you should check out their new parking management and information system.

Each parking space has a sensor mounted above the centre of the space. This sensor is connected to an LED mounted at the edge of the space. If a car is present in the space the LED will be red. If the space is empty, the LED will be green.

In addition, there are LED signboards in the driving lanes that indicate if the areas ahead are full or have spaces.

If there are spaces, the number of spaces is given, and green arrows direct you to the area so you can find the spaces.

All in all, it is an very effective system...now if they can only get Malaysian drivers to start behaving, start using the system, and stop parking everywhere they like.

Sunway Pyramid Spends RM42 Mln On Parking And Toilet Facilities


KUALA LUMPUR, Jan 22 (Bernama) -- Sunway Pyramid Sdn Bhd has spent RM30 million on a new car park guiding system and another RM12 million to upgrade toilets at its shopping mall.

The car park guiding system has a red/green light to guide motorists to the nearest parking bay," said Sunway Pyramid's vice president and senior general manager H.C. Chan.

It is the first car park system to use light-emitting diode (LED) lights in Malaysia, he said, adding that the technology was supplied by Singapore.

The system uses infrared and ultrasonic detectors to detect cars, Chan said.

The sensors are located at every parking bay in the upper and basement car parks to detect if the bay is available, he said.

Chan said together with additional car parks, ramps were built to provide convenient access for visitors to enter and exit the shopping mall without hassle.

He said the shopping mall has added ramps directly linking to the New Pantai Expressway, the first of its kind in the country.

On the toilets, Chan said these were upgraded with each new set of 24 toilets costing about RM500,000 and incorporating state-of-the-art design.

"As part of our corporate social responsibility, we have installed waterless urinals, which will reduce the usage of water in the mall," he said.

The waterless urinals use a special chemical to break urine into harmless components without using water, he added.

Shopping mall in full bloom

TENS of thousands of colourful blooms added colour to the ground floor of Sunway Pyramid, turning it into an attractive garden.

The display, set up in conjunction with the Malaysia Flora Fest 2008, was dubbed the Malaysian Garden of Eve.

Its concept revolves around the theme of Harmony in Bloom and it uses cultural musical instruments as the focal depiction to portray the harmony of Malaysia's multi-cultural population.

Among the instruments showcased were the Rebana Ubi, Er Hu and the Sitar, along with the various musical notes.

Tourism Malaysia deputy director-general Datuk Razali Mohd Daud, who launched the ceremony, applauded Sunway Pyramid's efforts in bringing the beauty of nature to the urban folks.

“Our country is lucky to be endowed with flora of various kinds and species. We have more than 8,000 species of flowers and we also have more than 13,000 species of plants and trees.

To take advantage of the prevailing low construction costs and ride on the market recovery in the next three years, it will focus on high yielding projects next year, including a new corporate office building located beside Menara Sunway. Another is a small office home office cum retail project, called Sunway Pyramid 3, which will be the extension of the Sunway Pyramid shopping mall.

The mall prides itself as being one of the first malls in the country to have waterless urinals in its toilets.

The waterless urinals, which do not need to be flushed, is one of the mall's green initiatives, said Sunway Pyramid general manager (marketing and leasing) Kevin Tan Gar Peng.

"We have put in place various measures to fulfil our corporate social responsibility (CSR)," he said.


Sunway Pyramid had spent RM10 million on its environmentally friendly toilets which save the mall at least 30 per cent in terms of water usage.

"We use a special chemical compound which breaks down urine so it does not smell and becomes harmless.

"The Biocare compound, which is environmentally friendly, has to be replenished only after a urinal is used about 1,000 times.

"However, for hygiene purposes, we do clean the urinals as well," said Tan.

Apart from the "green" toilets, Sunway Pyramid has also introduced several environmental-friendly measures.

The mall has set up a unique parking system at a cost of RM4 million.

Red and green lights which can be seen from afar indicate whether there is parking space or not. Red means that the parking spot is taken.

The technology behind it is simple. A beam from a sensor falls on the parking spot and if it is not broken, the light will be green. When an object, like a car, drives into the parking bay, the beam is broken and causes the light to turn red.

Carbon monoxide emissions are reduced in the car park because of the parking guidance system which eliminates unnecessary driving around looking for parking bays.

"Furthermore, we also have space counters which inform people how many bays are vacant on a particular level. So, if that car park is full, people don't have to waste time and fuel going to that level and can make their way to the next parking level," Tan said.

There is also a recycling, buy-back centre near the ice-skating rink on car park level B1.

The centre, which was built by Sunway Pyramid and run by Alam Flora, is said to be the biggest buy-back centre in the country.

It buys plastic (10 sen a kg), newspapers and magazines (10 sen a kg), aluminium tins (RM1.80 per kg), computer monitors and CPU (RM4 per unit) and other recyclable items.

"The Sunway Group is also trying to promote a smoke-free zone. There are subtle messages, even in the toilets, to tell people about the detrimental effects of smoking. To drive home the point, rather than just putting up 'no smoking' signs, there are messages such as 'If you smoke, you lose weight very fast, one lung at a time'," Tan said.

Last year, Sunway Pyramid won the New York-based International Council of Shopping Centre's Asian Award For Design And Development and the National Quality Toilet Award.

The mall which receives about 3 million visitors every month was also bestowed the "Most Supportive Shopping Mall" award by the Malaysian Retailer-Chains Association.

NAZA Group's food and beverage outfit NZ Diners Sdn Bhd has opened its second and the largest Bubba Gump Shrimp Co restaurant in Asia, at the Sunway Pyramid shopping mall in Petaling Jaya.

Measuring 9,000 sq ft, the outlet costs NZ Diners some RM3.5 million that includes franchise rights, reno-vation, training and workforce.

Next on the company's plans is to open three more outlets in the country over the next five years, Naza group chief executive officer (CEO) SM Nasarudin SM Amin told reporters after the opening yesterday.

The company's first Bubba Gump restaurant was opened at The Curve in Mutiara Damansara, Petaling Jaya, a few months ago.

The Bubba Gump restaurant is inspired by the Paramount motion picture "Forrest Gump" that starred Tom Hanks.

It offers a feel down-home American southern charm and an amusing dining experience.

"We are confident that the fusion of good food and good locations will lead to the success of the Bubba Gump restaurants in Malaysia," Nasarudin said.

Amid the gloomy economic outlook, NZ Diners has taken a contrarian approach of building its network and human capital to ensure it is ready when the economy recovers.

Bubba Gump president and CEO Scott Barnett said the Sunway Pyramid restaurant is its 34th outlet worldwide.

"The first outlet in Malaysia at The Curve has done exceptionally well," Barnett said.

He said while sales of Bubba Gump in the US were down less than 1 per cent last year, most of its outlets in Asia especially Hong Kong had performed better.

Taking inspiration from the 1,001 Arabian Nights, Sunway Pyramid Shopping Mall in Petaling Jaya is decorated with the Middle Eastern theme, with long Arabian lanterns, and sofas in beige, gold and dark brown colours.

According to Sunway Pyramid marketing communication manager Darren Chear, the idea came from the mall’s chief operating officer, Kevin Tan.

He said the decoration was two months in teh making.

“Our creative design department came up with all the decorations.

“It took eight people to set up everything over a week and a half,” he said.

The 1001 Raya Delights will be held until Sept 22 and shoppers can look forward to various performances, redemptions and shopping experiences.

Among the highlights are the Turkish Folk Dance, which will be featured on weekends and public holidays.

Shoppers can also look forward to the mesmerising belly dancing performances by dancers draped in Arabic Princess costumes and performed to Middle Eastern melodies.

Adding more charm to the experience, there will also be ‘The Snake Dancer’s Charm’, a belly dancing performance featuring two dancers and two large pythons.

During the Hari Raya celebration, shoppers will be able to redeem fresh dates packed in a cute box and exclusive 1001 Raya Delights packets with purchase of RM150 and above in a maximum of three accumulated receipts.

The Sunway Pyramid Shopping Mall plans to be Malaysia's biggest mall by size within the next five years

The Sunway Pyramid Shopping Mall in Selangor is likely to overtake the Mid Valley Megamall in Kuala Lumpur as the country's biggest mall by size within the next five years as it adds two new phases to the mall.

Called "SP3" and "SP4", the two phases form part of Sunway City Bhd's (SunCity) planned development on a 2.35ha open car park land adjacent to the existing Sunway Pyramid and the Sunway Lagoon Theme Park.

Currently, Sunway Pyramid has a total gross floor area of 4.5 million sq ft, with a net lettable area (NLA) of 1.7 million sq ft.

Chief executive officer of Sunway Group of Shopping Malls, H.C. Chan, said SP3 will see 500,000 sq ft added to the gross floor area of the mall.
He did not say what the NLA will be, but typically 65 per cent to 70 per cent of a mall's gross floor area makes up the NLA.

"SP3 and SP4 have been planned and should be ready within the next five years ... it is a sizeable addition," Chan told Business Times in an interview.

He said timing of their launch would depend on economic conditions.

Phase SP3 of Sunway Pyramid features a small-office-home-office (SOHO) suites development to be built on 0.73ha.

While Chan declined to reveal details about Phase SP4 of expansion, it is understood that it will include retail, office blocks and residential units on 1.62ha.

"Integration and physical connection is our first priority," Chan said of the mall. The two new phases will be linked to the existing mall.

"We are building into the future, the mall is already big. So, we have to think of niche and innovative ways to attract consumers," Chan said of the concept the mall may have.

The new project will also increase the number of parking bays in the mall, hotel and theme park area by 2,000 to 9,500.

Today, Sunway Pyramid's larger rivals include the Mid Valley Megamall and the Gardens with a combined NLA of 2.5 million sq ft and 1 Utama Shopping Centre in Petaling Jaya at 1.85 million sq ft.

Its smaller rivals are One Borneo in Kota Kinabalu with a NLA of 1.5 million sq ft and Pavilion Kuala Lumpur at 1.37 million sq ft. Suria KLCC together with its upcoming space will have some 1.18 million sq ft of NLA.

Apart from Sunway Pyramid, SunCity also manages Sunway Carnival in Seberang Prai, Penang and Sunway Giza in Kota Damansara, Selangor.

In the financial year ended December 31 2009, the mall chalked up a pre-tax profit of RM120 million, from RM100 million a year ago.

"We target about 10 per cent to 12 per cent growth in both pre-tax profit and revenue (this year)," its chief executive officer H.C. Chan told Business Times in an interview.

Chan's confidence stems from the positive economic trend since the final quarter of 2009, particularly in the month of December.
He said that at the beginning of 2009, retailers operating in Sunway Pyramid had feared that their performance will be flat. However, they were surprised when retail sales grew incrementally.

"Growth averaged between 5 per cent and 10 per cent (for the retailers).

"We are encouraged by what we saw in December ... There is a noticeable turn. We hope that this means that confidence is back," he added.

Last year, Sunway Pyramid saw a 12 per cent to 15 per cent growth in shopper arrivals compared with 2008. Should this recovery pattern continue, the mall will achieve its double-digit growth target for 2010.

"Visitorship improved month-on-month. Indicatively, this would translate into a similar amount of increase in revenue as there is a co-relationship (between the two)," Chan said.

The Sunway Group of Shopping Malls, which is under Sunway City Bhd (SunCity), currently manages three shopping malls in the country, with a combined net lettable retail floor area (NLA) of 2.2 million sq ft.

Meanwhile, the group's next planned mall opening will be within the RM1.5 billion Sunway Velocity project in Cheras, Kuala Lumpur.

Chan said work on the retail portion of the project, which is on a joint-venture with the landowner, will commence in two to three years and be completed three years thereafter.

The project is located near Jusco Taman Maluri on 10.13ha adjacent to Jalan Peel and Jalan Cheras. The mall, with some 750,000 sq ft of NLA, is estimated to cost RM500 million.

Even though it's a neighborhood-type mall, Sunway should incorporate the more upper-end brands in its new phase... Such brands can be similar to those in 1U, including Coach, Chanel, fcuk, Zara, and Ralph Lauren...

I think the PJS-Subang areas are lacking in such brands now, don't you think so? And purchasing power is not exactly that low either...
