Hi guys, I have been Baan Rajprasong recently. The building looks great. Do you think it is a good investment now to buy a property in Bangkok? What is the current price per sqm for Baan Raj? Any ideas? Appreciate your inputs. Thanks.

The location is A1 - although pretty quiet once theh sun goes down I would imagine. Floor plan is so so - very traditional (all bathrooms internal for example). Views should be good - unless something gets built in front...

"unless something gets built in front" = I would say very likely impossible, atlease not for another 30 years or so.

I think the price is reaching 90k Per Sq.M. now, for middle floors.

as of yesterday, 12 units left. 3 penthouses and 9 1-2 bedrooms.

i love the curve, and i love the rajdamri area, except for the small sois which i really wish the CPB would expand and interconnect. at the very least interconnect then expand if at all possible....right now rajdamri and langsuan seem like two totally different areas just because they are not connected (except at sarasin rd)....argh! it just riles me so much because rajdamri and langsuan are getting so many lovely skyscrapers but no improvement on the basics!

It's on the 30th.....it does looks tall!

Just visited the sales office yesterday. Only 1 room is still available for sale. They also said the project is nearly completed. The building will be finished by Sept.2nd. They have already invited the owners of 15th-19th Fl. to inspect their rooms. They are scheduled to officially open both the serviced apartments and condo on Nov.1st. That's very amazing...

I think it looks OK. Original shape and nice variety. Just wish the groundscape around there matched the skyline: it looks really exciting up high, but down at ground level there is nothing much to do...shame.

I think that if the economy doesn't do too badly over the next 4 years, allowing the property market to progress at the current speed, the Lang Suan / Sarasin / Witthayu area would be more or less completely built up / full developed over this period.

And so the question is: "Where would the next hi-so / ultra posh high-rise developments shifting to?" Sukhumvit? Ratchaprarop? Ratchadaphisek? Sathon?

I think the photographer was quite a distance away (Samut Prakan province?) and he used quite a bit of zoom + the usual smog.

Yeah....i was pretty away from BKK, maybe 15-20 kms.
besides, the x48 zoom , the pollution and the mid-day heat wave had made the resolution poor.

Why is this building white? It does nothing for it. It needs a strong metallic colour to give it definition and presence.

looks great to me, quite impress with the work they did. keep in mind this is purely rental investment with little room for capital gain after 10 years. the lease is just 30 years - however i see a gross yield of 7-8% with return on investment within 15years max.

I wonder if you can buy a serviced apt (and just have Anantara rent it out for you and just share in revenue)?

they do that at the Banyan Tree on Sathorn...

(but both are leaseholds...Im kindof allergic to leaseholds...freeholds OK).....

perhaps a way to put your unit in a pool lkike at Ascott Sathorn.just a guess

I would be interested to do that if (a) it was freehold and (2) the program started in 2010 or 2011 after the bottom of the current down economy....

a rental pooling agreement would be great if they dont take too much percent of the net income and they allow you or your friends to stay in the unit for at least 90 days a year....

the one bedroom suites (about 80 sq. meters) are about B3900 per night with Royal Sports Club view...seems pretty good value for out-of-town visitors....but just wanna know if anyone has a review or experience :dunno:

I had reserved an unit at Baan Rajprasong Condo Project early '08, their legal deparment sent me a letter of transfer notice, by 05/22/09 to come up with balance due, otherwise my 40% deposit will be forfeited. I came up with balance by the 05/14/09 and I want to do final inspection but developer had refused because they want their unit back due developer dosen't like me. Why? They said I didn't follow their standard process...what is it mean? Couple days later I reallized they sold my unit to another buyer without my knowledge, I went to Land Department, there is a record my unit was transferred 2 days after I came up all the money, now they offer me my deposit back.
Here is their schem, If I couldn't come up with the balance then my deposit will be forfeited by their own setting of transfer day"Had not been mention in the contract when is the death line to transfer after the project is completed" ......But, if I can come up with the balance then my deposit will be refund in full with no penalty or interest. I just wonder there is anyone has been in the same situation like mine or what steps should I take against developer legally in Thailand?

Wow, that is scarely if the developer can get away from that be it freehold or leasehold. the consumer protection should includ the leasehold condos since they are offered to the public

i think you can use email for skyscrapercity or else simon_derville2@yahoo.fr - it is an interesting case since leasehold condos should not be under the protection of condo act = less guarantee . now have to understand why the developer did that? is that for anantara purpose, or to sell at higher cost? perhaps you can contact the new 'buyer', you should get access from land departmemt

I don't know if there is anything behind the curtain, I check with the land department which record whows price the same as I paid 2 years ago!!! Developer demanded the transfer balance at the same time they sold the unit without my knowledge and before the dead line of transferring. Like I mention above, if I can not come with the money then my 40% deposit will be forfeited....that's all they wanted.

if yopu have a 'standard' purchase agreement, the only few reasons a developer can terminate the contract is in case you have not paid on time 3 consecutive instalement etc... even for transfer payment i am not sure he has the right to forfeit your downpayments providing thta you have pointed relevant defects and still waiting for modifications. your option? sue them you will win, but it may take time and you not going to get your dream condo... or elese negotiate with them, maybe they have some spare units?

I think something very important is missing in this story...

was there a major default on the buyer's part which would trigger this? if the buyer is on time with payments with no defaults, it seems a bit fishy that developer would blatantly close with someone else....

at another condo building we discuss alot on these threads, I know of one buyer who kept postponing and postponing closing despite getting succeeding monthly notices from developer to close and finally (after like 6 months) developer threatened to cancel contract and keep deposit....didnt happen because another buyer stepped in and closed (with old defaulting buyer getting deposit back) so everyone was happy....

Baan Rajprasong, did you default on paytments over 3 consecutive installements? if so, developer has the right to take your unit i guess

rental rates for private condos are up to what is acceptable to each separate owner....
