if it was freehold, a 100,000 - 120,000 / sq.m can be achieved, but in leasehold, not more than 70,000 - 80,000 in my opininion.

i dont know what is the oldest good quality condo in Bangkok (maybe less than 30 years old), but i believe that a building can still look very good and appreciate capital value even after 30 years when it is well managed! But i think alos, it needs a good juristic body

I visited the showroom on 14th floor of the SG Tower. It's 30% sold now even it's not officially released yet. Most customers are foreigners and residence in the area who sees the potential of it.

well, but selling over 90,000/m2 for a leasehold contract... still over what i expected

the unit I interested is on the 28th floor, 86 Sq.m. the price is unexpectedly high...9.67 million!!!

Lower flow price at 80,000 baht/m2 (starts on 15th fl, before will be serviced apartment manage by Evason). 1-bed are 77m2, 2 bed are 86 m2 and 125 m2 and 3 bed 166 m2. Views are totally different from each wing and price will be different. actually iam affraid that SG tower will block the a large view of Wing B. Wing A will be superb!!! seems like they sold lots of 1 bedroom unit already... But i still feel that the price is quite high for a leasehold!!!

Look like this project is very popular among member here. hahaha

i really do not know why. maybe because of its superb location, its elegant design, its exeptional floor plan, its wonderfall views, its incredible high price or, i just for that six senses facilities... dream, dream, dream...

I think much of the interest is because Wave Tower never got built, a tower that so many of us had looked forward to. Baan Rajprasong resembles it in some ways. Athough IMO this is not quite up to the elegance of Wave Tower, it is nice to see something similar get a chance.

"SajPrasong" means, "by request of the Royal Highness" which refers to when the area first developed by The Royal Highness's request.

It actually looks a bit more creamy-pastel and the windows are defineitly greener.

If I were you, I wouldnt be concerned so much about who will manage the hotel below. After all Evason can have the contract for now, but in the future who knows will manage the hotel. A more concerning issue would be what will happen after the lease expires 30 years from now. You dont have that much bargaining power to the owner of the land.

i thought the deal with Evason was fix! they use it as a marketing tool!

In 30 years, every owner will need to pay more money, possibly for another 30 years term. But how much depends on the negotiation with the land owner. The professionals who negotiate on behalf of the land owner also want to get their work recognized (and therefore bonuses), so pretty much they might work hard so that money flows to the land owner as much as possible. By then unfortunately, the owners of the condos & hotel, will not have that much bargaining power. At this time, land lease fee from the land owner is quite cheap, much below the lease fee from land owners who are individual/ private enterprise. But we dont know 30 years from now, how the policy will be.

I also bought one big unit. My concern is that the contract was quite unfair. It said we have to accept whatever the actual condo size will be. We cannot pay less if the actual size is less than what we agreed to purshase. In many other condo contracts that I bought, they stated that I will pay less if the actual size is smaller. Moreover, the contract didn't mention much about details of specs and building materials of the condo.

Langsuan area has so many upscale condos but i just wish they could make those small sois looks nicer and cleaner...:)

I agree. BKK looks great from the air round that area but the streetscape is really dull; nothing to do in those sois - unlike in Manhattan!! But hopefully that will chnage in time...

In response to Padthai and Xephiroth above I would say stay in Manhattan - and if you think Manahttan is clean then you must be walking round with your eyes shut! The small sois - which are NOT dirty - are part of the attraction of Bangkok. As are the powerlines, although these will gradually disappear.

Hi Does anyone know if this CONDO will be a good investment to to rent out.

I think so, the the not so far future when all other residential buildings around the area such as The St. Regis and 185 Rajaprasong finishing up, the price for a nicely decorated and full-facilitied apartment like this one and Hansar would defineitly also climb up the wave.

I think it's 30+30. So the project-lease practically can be extended to 60 years if nothing goes wrong.
