Cladding: It is designed to minimise adverse climatic effects on the building. It is
orientated so that the East and West cores shelter the floor plates from
the intense heat of the sun in this region. Sun shades are used on the
South façade to minimise the effect of solar gain.
Features: Each office floor plate is comprised of three 27m x 27m column free bays.
These long span structures allow maximum flexibility for space planning.
It is suitable for large international financial corporations and can also be
subdivided for multiple tenancies.
The design features a fully glazed double height sky lobby in between the
offices and apartments, occupying an entire level of the building. This
accommodates spaces for recreational activities such as a swimming
pool, a managed gymnasium, bars and restaurants, emphasising views
towards the city and coast.
The building is strategically designed to accentuate the metropolitan view
of Dubai International Finance Centre on the North side and the Dubai
cityscape on the South.
The landscape concept at podium level aims to provide an integrated
layout comprising formal boulevards and open spaces as public and
pedestrian links to the DIFC Master Plan. Expansive, elegant pools of
water at entrance level, together with planting and shaded areas are
adopted to create a comfortable and calming environment. Integrated
into the landscaping will be areas providing high quality restaurants, bars
and cafes to be used by both offices and residents during and after office
hours.

No, no, it is a old story. I think it was one of the other towers in DIFC. Smussuw posted first only renders of the base and a couple of days later we got the full render.

This is deffinatly going ahead, It was in the papers, adds have been taken out and even the new DIFC render ( now up next to the gate) shows this tower in the background . Its location based on this render is behind the Dusit -ish

The Tower seems to be fully transparent,atleast on the bottom part. Now thats the only feature worth mentioning. Apart from that it looks like flattened saw tooth. Sad.

IMO buildings do not always look better when finished than in the renders, as they often show them in an unreal location, very alone , which usually looks much better...
markmywords February 23rd, 2005, 08:17 AM I saw some other renderings as well, from different perspectives. It doesnt look promising at all in terms of structure. The transparency in the building might be the saving grace. But if you see another tower in the background through that glass- thats not good is it? Frankly its not a good location for a transparent tower.
And to say that the actualy building will look better than a rendering is a fallacy. Atleast in Dubai. The glistening blue waters and the ultra shine glass is nothing close to reality.
I think in this case, the architecs are big names - so they can get away with anything they do. This building sucks as far as I am concerned.

Their official also quoted that it is a tower with no pillars to block the view. You can see them struggling to actually point out the good features of the building.

The project is worth Dh1.8 billion and will be built on an 215,200 square feet plot in the DIFC. “The One Central Park is a signature building by Foster. We wanted to create something unique for the Dubai skyline which will be aesthetically lasting,” Jallaf said. The project will be completed in 3 years and will be ready by the third quarter of 2008.

On 23 February, the new Foster and Partners’ design for ‘One Central Park’ was unveiled to the public in Dubai, United Arab Emirates. Located on a prominent corner site within the ‘Dubai International Finance Centre,’ the 80-storey 328m mixed-use tower, combining 520 luxury apartments with 25 floors of office space, and shops, restaurant, pool, and health club, will have the world’s highest apartment.
The eye-catching shape of One Central Park was generated by Foster and Partners’ desire to clearly express the structural system and internal organisation of the tower. The upper-level block of apartments – offering the highest residential views in the world – are supported by four attenuated A-frame ‘fins’ at 27m centres, which are buttressed at each end elevation. 25 levels of column-free office accommodation are held within from these fins, separated from the residential levels by a glazed sky-lobby. The tower is orientated east - west to maximise views over the Finance Centre and to the coastline and desert. This orientation also reduces solar gain, with the building core mass absorbing heat to reduce mechanical ventilation loads. A system of sunshades shelters the interiors on the exposed south elevation.
One Central Park sits on a generously landscaped plinth level ? with sculpted pools of water and underground car park ? and is entered through a dramatic quadruple-height foyer. The main lift cores – serving the offices – are located to the east and west extremities of the tower. A small central lift core – serving 40 levels of apartments – rises to a double-height sky-lobby above the office levels and provides accesses to a variety of facilities for residents including a reception, lounge, restaurant, and fitness centre with a swimming pool. A local lift core then disperses residents to their individual apartments. The tower is crowned with 12 luxurious duplex and triplex penthouse apartments with spectacular views.
‘One Central Park’ is scheduled for completion in early-2008 and is the latest in an evolving sequence of tall towers by Foster and Partners.

Burj Dubai will have apartments hundreds of metres higher than the highest apartments in this tower so I don't htink it will ever have the world’s highest apartment.

The design is not bad, but it's too massive IMO. Just remember it will be 328m high! 21st Century Tower and Chelsea Tower are dominating a part of the SZR and they are much shorter and are both getting narrower towards the top, while OCP will be massive all the way to the top, so you can already guess that it will totally dominate the skyline.

Nasa Multiplex to build Dh1b tower

Dubai: Union Properties, a Dubai-based developer, has awarded a Dh1.06 billion contract to Nasa Multiplex, a UAE-Australian joint venture construction company, to design and build Index a 328-metre mixed-use tower with 86 floors.
Construction will start this month and it will be completed in three years.
Nasa Multiplex officials in Dubai declined to comment on the project yesterday, citing a secrecy clause in the contract.
The project, initially named One Central Park, will be located in the heart of the Dubai International Finance Centre complex, with 25 levels of office space, 520 apartments and penthouses over 50 levels with parking, retail, services and landscaped podium on other levels, Multiplex Group said.
"The project will be delivered on a guaranteed maximum price contract, which is the result of a two-stage negotiation process with Union Properties, for whom Multiplex has already successfully completed The Tower and Creekside Apartments projects," it said on Monday.
Foster and Partners of London produced the architectural concept for the project, while Multiplex has engaged architects Woods Bagot and structural engineers Bruechle, Gilchrist and Evans to complete the design.
Union Properties has engaged edara-APP, a joint venture between edara, a Dubai-based project management group, and APP, a well-known Australian project management company, as project manager during both the design and construction phases.

"On a contract value, it's a very significant win for us," a spokesman said.
Nasa Multiplex is one of the major contractors active in the UAE with 15 projects. It has 470 staff.
The contract would boost Sydney-based Multiplex's profitability, which warned recently that rising expenses at its Wembley Stadium project in Britain could wipe $60 million (Dh220.38 million) off its profit.
But it still maintained its profit guidance of about $215 million for the current financial year.
In June, the company was forced to admit that cost blowouts and delays at Wembley would result in a $109 million loss on the project, which is due to be completed in time for the FA Cup in May.

Swissboring, part of Italy’s Trevi Group, has been awarded the piling, shoring, excavation and dewatering package for three towers on cluster Z at Jumeirah Lake Towers. The local Asteco Development Management is the project manager, and the local Architecture Engineering Innovations Bureau (AEIB) is the consultant. The client is the local Seven Tides Development. Swissboring has also been selected by the local/Australian Nasa Multiplex to carry out the foundations for the 79-storey Index Tower project, also known as One Central Park, in DIFC. Nasa Multiplex was awarded a guaranteed maximum price contract for the project in November (MEED 18:11:05).
And so it has begun! :D

No way!!! If the renders are a bit accurate, you can take around 2.8 times the base length onto the height, so you get 328/2.8=117m. Well, say that this thing is easily more than 100m wide at the base. It's going to be one of the most massive towers in Dubai (and the world!!). Compare to the massive 94 meters wide Burj Dubai (first floors, not podium, that is 160m), or John Hancock Center's 80 meters, or Sears Tower's 69 meters, or WTC's 63 meters.
