View Full Version : TAMPA - MARCH/APRIL - WILL IT BOOM LIKE THEY SAY?
smiley February 15th, 2005, 05:21 PM Ok, so I was thinking, there is a lot of stuff that people claim will happen in march/April:
Trump Tower Tampa - 52
Novare Condos - 31
Plaza Harbour Island - 20
Grand Central at Kennedy - 12/14
The Place - 7
Franklin Residences - 7
That, of course, does not have other stuff that may or may not go around then or a bit later.
Jasonhouse February 15th, 2005, 06:36 PM The rental apartment proposal for Channelside is supposed to get underway by May as well. What's it called? "Seaport Center"?
It seems that numerous projects have been timed to be completed right around the same time as when Meridian and the Crosstown thing will be done...

I just went to the UT website and looked at the campus map (which is a pdf)

if you look at #16 - Kennedy Place - the 10 story dorm - it says it is under construction. now, I am not one to go by campus maps, but if they haven't started, which I don't think they have, at lest they plan on doing it soon. I hope they eat up a good amount of the land south of kennedy. It would be nice to have it hopping.
Jasonhouse February 16th, 2005, 04:55 PM I really always thought they would go west before south, but they're obviously going to have to expand in one direction or another. And I'm all for it, as having a few thousand yuppie college students milling around the DT area will be great for keeping the crowd mixed.
streetscapeer February 16th, 2005, 06:22 PM IDK....developers are usually (not always) late on groundbreaking (or construction in general). At worst, I'd expect just a month or two delay on some of these projects (cross your fingers)!
smiley February 16th, 2005, 06:37 PM Indeed they are - so if May is the deal - I'm fine with that - particularly because I had no expectation that most of these would start before December 2005.
Dale February 17th, 2005, 04:43 PM Are any of these developers incorporating office space into their projects ? Any office space at all ?
smiley February 17th, 2005, 04:49 PM Grand Central has some. I think some of the others do too, but not much. There are little office projects going on - new and refurbishings of old buildings.

Jasonhouse February 17th, 2005, 05:26 PM Hopefully, some significant office space will be built in the Channelside district in the future.
Which reminds me, if I was developing the DT Channelside site, that project would be built to the maximum use I could get it approved for (which I gaurantee is more, now that the Channelside NIMBYS have crumbled). I think it is actually a great spot for a mixed-use tower comprised almost equally of office, hotel and retail/entertainment space.
FLHawk February 18th, 2005, 05:06 PM Wasn't the DT Channelside project announced before the Towers @ C'side or the O2 / Pinnacle Place towers? Or even before the Place and Grand Central and Ventana, for that matter? And all those projects are either in site preparation, or breaking ground in the next couple months.
I haven't read or heard a thing about DT Channelside in a looooong time. It appears that they are really lagging.
Jasonhouse February 18th, 2005, 05:30 PM I think it's being redesigned, but I have no idea. With Harbour Island soon to be built out, and Channelside development booming, I think Byrd realizes that thier project should really be more than condos on top of a grocery store.

You could probably throw Ventana in there, maybe even in First place. Their lot is cleared and they were putting stakes on the lot yesterday.

Jasonhouse March 4th, 2005, 03:21 AM I don't think all of those will start in March, or even April.
I'm becoming increasingly interested in seeing what's next, as more and more currently proposed towers are nearing construction. As housing inventories keep tightening in the burbs, driving prices up rapidly, we might even see an acceleration of buyers looking at the city.
