The showroom is due to open soon, but I managed to enter today to take a few shots of the model :-) Luckily the manager was busy talking with someone, hehe :-)

The Cathay apartments are still standing there, but emptied and ready for demolition (soon I hope, it's really old, ugly and uninteresting). But the site of the Cathay apartments is rather narrow, so they're actually very near from each other.

CENTREPOINT Properties has sold about 120 units in its 8 @ Mount Sophia condo during its preview, and is officially launching the project today, marked by the start of an advertisement campaign.
The developer is raising the average price to about $730 per square foot (psf) by trimming early-bird discounts. The initial price was slightly above $700 psf for the 103-year leasehold project. In addition, those who bought the earlier units were rewarded with a home entertainment system worth more than $12,000.
The nine-storey project includes 313 units in four blocks. The Methodist Church in Singapore, which sold the site for the condo to Centrepoint in 2002, will take up about 36 apartments as part of its payment for the land. The 120-unit sale figure excludes this.
Unit prices for the project start from $580,000 for an 860 sq ft one-bedroom apartment on the fourth floor. The most expensive unit at 8 @ Mount Sophia is a penthouse, about 2,600 sq ft and costing just above $1.5 million.
About 28 per cent (or 87 units) in the entire development are one-bedders, 21 per cent two-bedders and 45 per cent have three bedrooms. The project has six duplex units (all sold) and 14 penthouses, of which eight have been taken up.
The development is located close to Dhoby Ghaut MRT Station and is near the arts and civic district, as well as the education hub that is shaping up in the area, which will include the Singapore Management University campus.
A short distance away from Centrepoint's project, City Developments and TID have sold about 70 per cent of the 100 units released recently for Parc Emily, a freehold condo at Mount Emily Road. This weekend, the two are expected to offer another 100 or so units in the development, which has a total of 295 units. The average price of $750 psf is likely to be maintained.

The front block is showing good progress. As you can see the Plaza Singapura carpark has open decks up to the six floor, so that's where I went next.

I must say the land lot is very, very huge for another new Skyscraper which is even taller than WTC....
I don't see any pillars there yet except a lot of underground construction in progress.
Most importanly, I paid my respect to those who died or sacrified their lives to save others in this tragedy. :sleepy:

According to the floor plan, those apartments near the car parks do not have any windows....most of them are reserved for the Church.

Don't know how the traffic at Mt Sophia can cope with this? Plus Nova's redevelopment, not sure where Nova's drive-in entrance is. I guess those occupants prefer to walk there.

green city December 10th, 2006, 04:27 PM I found that it was posted at URA website under land sales for interested party.....The land lot doesn't seem to be big enough for any development & it is close between the Atrium, Mount Sophia & Plaza Singapura. Although it is classified as 2.8 plot ratio, it is a challenge for any Architect to design such a residential plot not to be too close to the nearby bldgs. Not to mention that there is a height limitation in the area.

Yes. Unless you are at the Penthouse with rooftop or facing towards the Mount Sophia Road. Let's see what the bid price would be....
If it goes beyond 8@Mount Sophia & its neighbourhood, it surely makes another wave in this area due to its location.

They looked almost done from the Plaza Singapura side. Some units are point blank facing into the multi-storey carpark at Plaza Singapura. You can almost have a shouting conversation from your windows or balcony to your friends while they are parking their cars at Plaza Singapura!

Plaza Sing is just next door. But, the residents have to walk down the flight of stairs. I don't think there's a back door as the plot in front is for another condo devt, right?

nomufan November 13th, 2007, 04:37 PM not too impressed with 8@mount sophia although the pool is very nice, i pity pple who have units facing handy rd, going to be hard to rent or sell once oter development starts just in front.

If the majority consists of local Singaporeans that thought that they could make a fast buck out of this, I fear the worst.

anyway, at least >10% of 8@MS units are owned by Methodist Church (they provided the land on 99 yrs reversionary lease). So of course, there will be more rental units. U bet MC units will be the good ones. So individual owners' units wont get rent out until the better MC units are rented out. Unless drop rent.

You mean the one owned by the Methodist Church? I could be wrong but I believe the ones they own are the ones closest to the carpark. If you go to the first page of this thread, you'll find a photo of the model and in this model, there are no units in the block nearest to the carpark.
Also, I think the units owned by the church are not for rent or sale. But really, I'm not sure so correct me if I'm wrong.

Baby February 6th, 2008, 06:40 PM IMO, the best facing units for this development turn out to be the swimming pool facing !
Those who thought best units were the one facing the Handy road were wrong, as they will be blocked since the land in front had been sold for another residential.
Those facing Sophia also turned out bad as they are almost at the same level to the road. Standing at the pedestrian path at the road side, you can see eye-to-eye with those living in there. :lol:

I was in the process of renting my Icon unit when this project TOP. I understand the smallest size is around 800+ sq but the rent asking for about $4.5 only.
Icon studio 560-581sf can rent at avg 4K.
Price psf of both project was about the same.

With such close proximity to great amenities, how can its value still lagged at 1500psf when Novena is already selling at this price?
