It seems topped out, but the landscaping hasn't begun yet.
It is located very near from Little India MRT, next to the Istana.

it is a regulation that all buildings in that area will not exceed a certain height that will allow them to peep into istana :)

Its a small development, centrally located in an area near the President's residence (Istana) in the heart of the city, hence there are height restrictions :)

dtyn1 April 22nd, 2006, 09:27 AM Anyone has any idea if Emily residence has TOP? I almost bought a unit here (but didn't, fortunately!) so I am curious. I last drove past in Feb/Mar.... doesn't seem to be ready.
According to the property agent's marketing pitch, it was supposed to have obtained TOP by 31 Dec 2005! :eek2:

You are right about the area. I like the Sophia/Emily area too, but unfortunately there are quite a few sad looking buildings around. But the main reason was the night crowd and nightclub around the corner. Not so good if you have family and/or young children. Besides, you'll have to put up with construction for Parc Emily next door for the next 2 years!
It should be really great when the whole area is redeveloped in future.
Fortunately? Why fortunately? Only because of the TOP delay? I think that this could be a really nice area in future if they do something sensible with that used car place.

It was up for sale for some time already... I almost bought a unit. Don't think they can hold till Parc Emily is ready...... unless they want to pay delay costs to the purchasers!

CT April 5th, 2007, 09:31 AM Because they're located so near the Istana, there is height control for Parc Emily and Emily Residences. Hence, they're like only 7 or 8 storey tall, this may be the distinctive difference with most of the skyscrapers in Novena and Bukit Timah. If you go have a look at Parc Emily, you'll realise that Emily Residences is being surrounded by PE. If you don't look carefully, you'd mistake ER as part of PE. Somehow don't know why CDL didn't manage to acquire the land that ER is sitting on.
Residents of ER will have to bear with the construction of PE for another year or 2. I haven't seen the interior of ER, but I heard it's nice. I'm just sharing what I know...hope it helps u to analyse.

CT April 6th, 2007, 12:42 PM I'm not sure...perhaps it could come from the pub nearby or the foreign workers who'd been working at the constructions. The prices for PE has appreciated...I saw sub sales at $950psf. I think the place will be tidied up when the surrounding developments are done...maybe give it another few years.

interior-wise, emily residence is nice.. i've been there.. and very nearly bought one of the units just below the penthouse. there's a tiny gym, a small pool and basement carpark as facilities. what held me back then was its very very close proximity to parc emily, the the construction of parc emily that had barely begun, plus its good-yet-not-so-good location.
as for the location, emily residence is located right where little india starts, so traffic and crowds get really really bad during weekends.. 'cos tekka market and tekka mall are both there, not to mention the whole row of shops along the serangoon road, and they're packed with indians and foreign workers during weekends. so it's good 'cos it's really just outside orchard and within walking distance to dhoby ghaut and cathay, but bad 'cos it's located right smack at the most crowded part of little india during weekends and public holidays.

The road access is not as crowded as it is right now. However, with the new malls being developed at the Selegie Complex, Peace Centre and Paradize Centre enbloc site, the road can be really crowded later. But, on the brighter side, it would even be more valuable when all these malls are completed. :lol:

I think the Parc Emily noise should be ending now as its supposed to TOP soon, but the Little India noise and crowds is something I am less happy about. I hadn't realized it was that close.. I don't mind mixed crowds like in Orchard, but Little India gets the foreign construction workers and that's not very appealing.

yeah, with these developing activities happening, i think things are gonna get exciting. but it also leads me to wonder what will happen to little india? what will be the target crowds of these new malls? the locals or the foreign workers? if it's the locals, then are they going to "re-zone" little india? on the other end of little india, we also have city square mall springing up. so will little india be further confined as well? just wondering aloud...

This area is being marked for Arts and Education hub. This is another distinctive feature apart from the usual skyscrapers which are sprouting everywhere. I have been there during a weekend. The closest area that the foreign workers crowd around is near the carpark area (next to Little India MRT exit). The ones who crossed over Nixen Road are those currently working on the construction of PE anyway, which would be gone when PE is TOPed. There are also swamps of foreign workers and foreign maids crowding around Orchard and that does not make Orchard area any less appealing.. IMHO.

The authorities are trying to inject more development into Little India proper, with several hotel sites planned as well as commercial development. It is also envisaged as a tourism hotspot.
Emily Residences is located outside the main Little India belt at Serangoon Rd though, but the traffic around there will surely increase.
Little India station will also become a likely future MRT interchange when Bukit Timah Line is implemented.

Ozmander April 9th, 2007, 01:41 AM I've never quite been to Little India on the Sunday... but I've even heard middle class Indians compain about the noise and chaos caused by construction workers who are bused in. Anyway, I'll have to go see it for myself. I do think the area will be gentrified.. but I doubt it will change its fundamental character. However, the Arts and Education explosion in the area should definitely raise values.. eventually.
