Pengui February 18th, 2005, 04:08 PM Another big mid-rise project for the area in between Orchard and Little India.
The show room is located on top of Mount Emily (at a much better location than the actual project, I have to say ^^ ), but it seems closed. There is a lot of signage all around the project, but the renderings are not there yet, although the space is ready.

PROPERTY tycoon Kwek Leng Beng will preview the freehold 295-unit Parc Emily this weekend at an average price of $750 per square foot. Parc Emily, at Mount Emily Park, is being developed by City Developments and TID - a joint venture between Japan's Mitsui Fudosan and Hong Leong Holdings. The eight-storey Parc Emily is slated for completion in 2008. It will have four duplex apartments of 1,900 to 2,000 sq ft, as well as one, two, three and four-bedroom apartments. Knight Frank will market the project.

riverfish September 12th, 2006, 04:05 AM Barring any economic shocks, if D9 properties go up to $3000 - $4000 as some pple have predicted, a price of at least $1200 psf for Parc Emily should be reasonable.
There may be a few negative factor e.g.seedy bars, still in a centrally located D9 district, I think it's a bargain when the larger units are still sold at around $800 psf or slightly less.

bd17 September 24th, 2006, 05:55 AM i'm not sure how good the location is actually. it seems pretty near to orchard and stuff, but when i drove in there to take a look on friday night (around 9.30pm) going in was ok.. but when i drove out, i was caught in this huge crazy jam all the way from the small lane just next to the old rex theatre, past the car market, all the way from there to bukit timah road. by the time i managed to get out of that jam, it was about 10.30pm. really crazy! plus, driving in would mean going into restricted zone in the daytime, but when you drive out towards bukit timah road (which seems like the only way to go), you actually drive out of the restricted zone. btw, does anyone know if that small lane just before you turn into the lane leading to emily residences and parc emily is 1-way or 2-way?

That road should be Niven Road.... its 2-way. I used that road to keep within the restricted zone before.

riverfish December 17th, 2006, 10:26 AM I reckon developers are going to go for more than $1000 psf - since that area is nearer to Dhoby Ghaut MRT and is on freehold land. We may very well see a good deal of enthusiasm if it is priced at less than $1500 psf. I can't wait for the launch to take place :banana:
Parc Emily is less prime location-wise (due to allergic reaction towards foreign workers), so can't do a direct comparison. Still i think there can be some spill-over effect...especially if the project is sold out within a short period of the launch.
Let's wait and see.

MOUNT Sophia Apartment, a 13-unit walk-up apartment block on Sophia
Road, has been sold to BS Capital for $15.18 million through a
collective sale tender.
The price, plus a development charge of about $70,000 to intensify
land use, reflects a land cost of $564 per sq ft per plot ratio. The
breakeven price of the new project is estimated at $920 to $930 psf.
Marketing agent Credo Real Estate said yesterday that the tender
exercise was keenly contested by four other parties. Mount Sophia
Apartment, with an 80 per cent consensus from owners, was put up for
sale in January this year.
The existing development, with a land area of 1,197 square metres
(12,882 sq ft) is within walking distance of Plaza Singapura, The
Cathay and Dhoby Ghaut MRT.
Credo Real Estate managing director Karamjit Singh said that under the
2003 Masterplan the site is zoned for residential use with a plot
ratio of 2.1 and can be redeveloped into a niche apartment block

PEACE Centre and Peace Mansions in Sophia Road are for sale through an expression-of-interest exercise at an indicative price of $470 million, in what is one of Singapore's biggest mixed-development collective-sale offerings so far.
Steven Ming, director of investment sales at marketing agent Savills Singapore, said yesterday the indicative price for the 76,618 sq ft site translates to $880 per sq ft per plot ratio, including an estimated $82 million charge to reset the 37-year-old development's leasehold tenure to 99 years.
Mixed-development collective-sale sites transacted previously include Eng Cheong Towers, Kim Tian Plaza and, most recently, Kim Seng Plaza. Peace Centre/Peace Mansions, however, has the biggest price tag.
The development comprises a nine-storey commercial block and a 32-storey part-commercial, part-residential tower. There are 86 apartments, 137 offices, 95 shops and a car park.
Mr Ming says 70 per cent approval for a collective sale has already been achieved.
Subject to official approval, the site can be redeveloped up to its current gross floor area (GFA) of 627,852 sq ft, which happens to exceed the permissible plot ratio of 4.2.
A new, purely residential development is unlikely, says Mr Ming. More likely is a mixed development with a shopping mall, service apartments, medical or even an educational institution.
CapitaLand is developing a new shopping mall and service apartments nearby on the site of the former Selegie Complex.
Last year, Lend Lease Real Estate Investments bought the neighbouring Paradiz Centre for $138 million.

In fact they should combine all 3 (Peace Centre/Parklane/Paradiz) and make a major seamless new development. Will increase the attraction and value of their properties and also the ambience of that area.

Mackenzie sold out?? When the agent told me he got a couple of blank cheques for Mackenzie 88, I was kinda sceptical. The birdcage small units selling like hotcakes - real or not?? Don't bluff. $1350 psf, not exactly cheap, but I guess affordable if you are looking at a 450 sq ft unit.
Strange how some pple seem so eager to pay the kinda of price to buy from developers when they may be able to bargain for less if they are willing to settle for a resale apt in the area. :nuts:

Could be because of the deferred payment scheme which requires the buyer to fork out 10% (or 20%) first, and the remainder to be paid up at TOP.

Parc Emily which is clearly a superior project has not even been transacted above $1300psf (even though they have started asking 1400-1500psf),then whoever is willing to buy Mackenzie 88 at around 1500psf is a nuthead and you should grab any such offer. Sell it and buy at Parc Emily.
I am just amazed people are willing to pay that kind of prices for Mackenzie 88when there is a superior project nearby selling cheaper and developed by one of the biggest developers.

I have not seen the Mackenzie88 project but in terms of location, floor size, facilities, PE looks more superior.
Perhaps the reason why we do not see any transaction above $1.3Kpsf is becoz PE owners are not keen to sell. One may give a asking price just to test the market but not really keen to sell even buyer offers at asking price.

Baby July 11th, 2007, 08:13 AM There is a cap or resistance level that the mid-end to mass market can afford as they're supported by mid end salaried employees. And remember salary increment has not increased much over last 3 years despite GDP growth, and taking in inflation across the board.
I don't believe the price will go up by similar quantum or even linear, whenever the luxury high end price goes up.
The gap between luxury high-end and mid-to-mass market will increase and stretch furthur. Luxury high-end buyers have much higher tolerance of pricing than we can imagine.
Imagine the price of prime Orchard sites increased from $2000psf to $4000psf, and you expect the mid-end will increase from $1000psf to $2000psf over 1 year . Imagine if next year, the prime goes to $5000-$6000psf, do you expect the mid-end to move to $2500-3000psf ? If that happen, something is not right with the market as most mid-end salaried employee will not be able to afford. They will have to move to far edge of suburban and the low-end salaried move to Tekong or Ubi ?
To be realistic, in today's market even the current high end salaried employee ( exclude CXOs, top traders/bankers, top surgeons/lawers/architect ) will not afford to pay to stay in a $2500-$3000psf house unless they have a very good housing allowance from the company.

The same would definitely apply to the gap between mid-end and mass market. Expect the latter gap be even wider since gov would definitely step in to make sure the mass market is affordable so that we do not sleep in the streets.:lol:

The gap between luxury high-end and mid-to-mass market will increase and stretch furthur. Luxury high-end buyers have much higher tolerance of pricing than we can imagine.
Imagine the price of prime Orchard sites increased from $2000psf to $4000psf, and you expect the mid-end will increase from $1000psf to $2000psf over 1 year . Imagine if next year, the prime goes to $5000-$6000psf, do you expect the mid-end to move to $2500-3000psf ? If that happen, something is not right with the market as most mid-end salaried employee will not be able to afford. They will have to move to far edge of suburban and the low-end salaried move to Tekong or Ubi ?
To be realistic, in today's market even the current high end salaried employee ( exclude CXOs, top traders/bankers, top surgeons/lawers/architect ) will not afford to pay to stay in a $2500-$3000psf house unless they have a very good housing allowance from the company.

Yes totally agree with you. Parc Emily could easily hit $1500-$1600 with any one of the above impending factors.

1. 5 new projects launching soon. One called "Estillo" launching either this or next weekend at $1500-1700 psf. Wilkie Studio bt CDL launching Sept at at least $1800 psf. Guocoland Sophia Court enbloc soon. Two more enbloc site at Wilkie also waiting to be redeveloped. So much activities..
2. Freehold with FULL facilities. if i'm not wrong Parc emily is the only one. 8 at Mount Sophia is a 99 leasehold but location wise is better.
3. New shopping centre called Wilkie Edge just around the corner. Peace Centre, Parklane is going to be enbloc soon.
4. MRT, near Little India and Dhoby Ghout, new Circle Line.

I was on Wilkie Road last weekend and called CDL on the Wilkie Studio project only to get all "No" answers to the following questions. Just wondering why they placed the sign board with telephone numbers to handle enquiries when they are not ready to answer any questions. The developers are all benchmarking to maximise their returns.
(a) Indicative date of project launch > No idea;
(b) Indicative price > No Information;
On a separate note, will be nice if the shop houses on Niven Road start to operate like the Holland village retail with F&B and what not. Likewise if the Mackenzie Road stretch can be converted. Lots of development opportunity to be seen going forward
(1) Used Car Mart;
(2) Land plot next to MRT;
(3) Rex Theater;
(4) Old shop houses along Mackenzie;
(5) Selegie House
All these are wild cards to stimulate price reactions not to mention the outcome of Peace Centre/Mansion and Parklane. So any positive news on the above will bring prices closer to $2000 psf. Possible.

I believe all top floor units have high ceiling, only at the living room area. The showflat did not have high ceiling, i'm sure cos i sneaked a few photos of the showflat then...
I'm of course glad the price has appreciated, but i'll probably hold the unit for some time. I love it due to its central location close to MRT, while at the same time offering peace and quiet amongst lots of greenery. Quite unlike many downtown areas densely built-up with lots of concrete jungle.

the showflats have been changed and modified throughout their launch of different stacks. So using the same place, there were at least 3 changes to the showflats from 3 bedders and 2 bedders to studios etc.
Was there since their first day, but didnt buy until much later when they are marketing the studio units facing car yard. at that time, the show flat did come with a high ceiling for the living room, and i just asked my sister (who is a co-owner) what ceiling height was quoted by the agent, and the answer was a rather unbelievable 8meters. That's what i had "remembered" too, but thot it to be highly unlikely.
Congrats on your purchase btw and hope PE catches up with the vicinity..
Dont understand why it hasnt given its the only one which full condo facilities..

There was also a PE website set up by the developer with some photos and videos, but the website has been closed for some time, which is a pity. Wonder if we can request for the content from the developer so that the website can be maintained by the residents in the future.

mine faces the fountain walk. i was won over by the picture in the brochure. the one with the lady reading a book by the window as the waterfall runs outside. hopefully, it'll be as nice in reality.
the used car yard? another condo devt if the owners ever decide to sell or develop the site. it does stick out a little but it'll be quite cool if they deal in vintage cars like autobahn, a car dealer which is further up bukit timah road.

Freehold site at Wilkie Terrace up for sale

A FREEHOLD site on Wilkie Terrace in the vicinity of Mount Sophia has been put on the market.
The site belongs to a family-owned investment company, and thus, unlike an en-bloc sale, the sale of the property is not dependent on a Strata Titles Board's order of sale. The buyer will have vacant possession on completion of the sale.
Located at 7 to 11 Wilkie Terrace, the area has a potential gross plot ratio of 2.1. A seven-storey apartment block with some 30 units of boutique residential suites averaging 865 sq ft each could be built on the 13,209 sq ft site.
Credo Real Estate, which is handling the sale, said it expects to receive offers ranging from $22 million to $24 million, reflecting a land rate of $797 to $868 per sq ft per plot ratio, inclusive of an estimated development charge of about $120,000.
The successful developer's break-even cost would likely be $1,290 to $1,375 psf and units there may fetch about $1,600 psf.
'This property is suitable for building a seven-storey apartment block comprising some 30 units of boutique residential suites with an average size of 865 sq ft,' said Credo Real Estate managing director Karamjit Singh. 'Such two-bedroom units enjoy strong demand from students of the (nearby) Singapore Management University and single expatriates.'
He said that the buyer could also build service apartments or a boutique hotel, if approval is given.
'The location is popular for its close proximity to the strategic Dhoby Ghaut MRT station, educational institutions and both Orchard Road and the Raffles Place,' he added. 'The upcoming Wilkie Edge development is set to further enhance the vibrancy of the area,' said Mr Singh.

It might also depends on which financial year the developer wants to have the revenue recorded in the books. If they have enough revenue to meet their budget this year, they might want to TOP next year so as to have an easier time next year to meet their target revenue. Anyway, this is just a guess as only they would know ....

I mean from Mt Emily to the condo beyond the fences, as seen from these photos taken by John. In some of the units, you can have a stalker peeking into your unit or have a friend yelling through your opened bedroom windows to see if you are at home. :lol:

thought they should be able to say when TOP is by now. my friend who bought a unit at the calrose (which will TOP in Dec) said her developer was able to tell her in June that her place will TOP in dec.
was reading the thread for citylights (which will also TOP in dec) and some of the forumers who own a unit there said they've received a letter informing them of TOP. excelsvr, you should know. :)
anyways, i was in the parc emily vicinity earlier today and dropped in to have a look. didn't bring my camera though so no pics. but looks like there has been much progress. managed to look into some of the units and saw that the interiors are painted and the air-con units installed. in one unit, a worker was putting up the cabinets. the outside was a hive of activity and the exterior wall facing the caryard's up.
so, i hope you're right, tyche. in mar 08, i would have waited three years to move in already.

Took them myself. Well, in the 2nd picture, the walls are already erected but don't know what other things the builders will do to it to enhance the facet.
Yes for the third picture, they are unveiling the protective films to the windows.

i was at the site today. no pictures cos i wasn't planning to be there and didn't have my camera with me. don't think it has progressed much since those pictures by jedimaster were taken. they are filling up the pool with water and i saw workers inside the apartments. the water feature at the entrance is being tiled.
called the developer up and asked if we have a top date and he said that he would be able to tell us at the end of this year. that is when the interiors are completed and they'll be able to apply for top. he said that it should around june or july but if all goes well, top will be in apr or may. i'm still hoping that it'll be earlier but i have a feeling that top will be no earlier than apr cos that's after fy07.

Congrats on your purchase. There's a unit below mine asking for $1800psf for a studio, but i think the lodged caveats are still around the $1300-1400 psf range for parc emily.

an agent told me that the shophouses along niven road have been gazetted for conservation. all that will come in time. wish top will come soon. can't wait to get in there and decorate the interior.

& yes i confess :gossip: ... i sneaked in on a lazy sunday afternoon believing that the safety officer might be taking his afternoon nap... i was right
the last two photos were taken from the inside. frankly when u are inside... feels quite spacious and cosy and once the protective blue laminate gets peel off, it will expose the much cleaner green glass facade (like the block on the right of this pic)

oolingo December 22nd, 2007, 04:42 PM visited the site today. wandered around the perimeter but didn't muster the courage to sneak in. nearly asked the uncles (who look like singaporeans) if they would allow me to go in but didn't in the end.
things are moving kinda slowly... wonder what's holding the progress back...
i've been following the citylights thread and it appears that even if the development obtains top, it could still take a while for the residents to obtain their keys. sigh!
really hope to move in by june.

In any case, managed to persuade a resident of Emily Residence to let us go up and have a peek at Parc Emily. Did not have my camera on me though. They have laid the walking path and the exterior seems practically done. Could see the workers in the interiors of the units working hard on the floors. Someone at the site told us that TOP is likely to happen in March 2008. I guess we just have to get through the festive season first and wait....

The now defunct staircase that short cut to the Cathay, where the humming activities of canal lined hawker stalls, Indian mama store facing the cinema and the row of aquariums shops with the interesting tropical fishes.

Well, TOP in March isn't that bad looking on the bright side. Citylights, on the other hand, TOP in December 07, so when we want to do up the place, workers have all gone back to their hometown for the festive season. So we are 'condemned' to moving in in March, which is about the same TOP date as Parc Emily ;)

did you go there in the evening? it was so sunny (it was lunch time) when i was there that i managed to acquire tan lines on my arms. the uncles (the ones who look like singaporeans) looked amused when they saw me wandering around with my camera. they must get lots of people like us there. hehe...
the worker i spoke to said the blocks at the back have been completed and it's just the blocks at the front now.
the exterior's almost done but i think there will be lots of cleaning up to do. and they're ploughing the earth up the slope next to mount emily park.

i remember all that too. unfortunately, they are all gone. you've gotten me all nostalgic...
met my ex-schoolmates at the former mgs campus for dinner on fri night. it's now an arts enclave called old school. there are two eating places there - recess and bistro gaga. we had a lot of fun wandering around the grounds and reminiscing over the good old days.
well, it's now home to artists like chua ek kay. wykidd song's there too together with wee khim and mark law photography. the former canteen is now an exhibition hall.
and there's cinema which screens only singaporean films called sinema. check out their website - www.sinema.sg/oldschool/.
it'll be a lovely neighbourhood to live in.

He rolled his eyes and said 'Everybody wants to have a look', then told me that we weren't allowed to go inside. My unit is on the ground floor. I wonder whether the developers will let us know early what kind of awnings/canopies we are permitted to install. I guess besides the cleaning up, there will also be the landscaping to be done. I'm just ultra excited.
I have fond memories of Cathay cinema and for some reason especially of the kacang putih stand. Somehow kacang putih eaten out of paper cones tasted really gooood.

I thought we arenot allowed to put canopies or awnings above the Private Enclosed Space? I think I read somewhere that the GFA of a condo is most likely maximised already and adding an additional awning or canopy will exceed the GFA. Of course this doesn't happen to all condos so you can try asking the Management when Parc Emily TOP ;)

Sometimes, the developers imput the canopies for us. For example, in Costa Del Sol, the developer has installed a green canopy above the PES. Similaly, in Citylights, the penthouse balconies (or Roof Terraces) come with trellises above it.
You never know if CDL will imput canopies over the PES so just wait and see ;)

I think the timber deck can still come in use. Should be allowed right... I'm planning to install a timber deck in my planter so that it looks like a pseudo balconey.

Don't be disheartened, you can try to apply to the Management when you collect your keys. Your timber deck may not go to waste after all!
