yeah i think all of them is Grand Indonesia.. cause if it's Jakarta city centre.. it wouldve been finished by now.. the latest pic that i saw of the city centre, they were just adding finishing touches.. and the location is further anyway.. ahhaha

Investasi Grand Indonesia capai Rp2,3 triliun

JAKARTA: Pengembang proyek properti mixed use Grand Indonesia optimistis proyeknya selesai sesuai jadwal karena pendanaan konstruksi yang mencapai Rp2,3 triliun sudah tersedia dari modal dan pinjaman perbankan.
Proyek renovasi dan pengembangan Hotel Indonesia ini rencananya akan mulai beroperasi secara terbatas paling lambat akhir tahun ini dengan operasional perdana yaitu sebagian proyek malnya.

Direktur Pelaksana PT Grand Indonesia Frans Lazaro mengatakan komitmen ketepatan waktu serah terima (delivery) kepada konsumen menjadi fokus dalam pengembangan proyek bernilai sejarah itu sehingga progres penjualan tidak menjadi patokan dalam penyelesaian proyek.

"Kami tidak mengandalkan dana dari konsumen karena investasi kami berasal dari modal sendiri dan pinjaman perbankan. Pada kahir tahun kami mungkin sudah bisa mulai beroperasi untuk sebagian ruang mal," katanya, kemarin.

Kemudian, lanjutnya, operasi penuh ruang mal pada April 2007 dan hotel pada akhir tahunnya.

Menurut Frans, sampai saat ini pekerjaan konstruksi terus berjalan dengan perkiraan pada bulan de-pan sudah selesai struktur bangunan propertinya.

Proyek Grand Indonesia dikembangkan investor di bawah grup Djarum dengan menempati lahan tujuh hektare.

Sejumlah proyek yang dikembangkan a.l. hotel, apartemen, mal, dan perkantoran yang dikembang-an dengan pola hak bangun dan operasi (built, operation and transfer/BOT) selama 30 tahun.

Frans mengatakan pihaknya me-miliki ambisi untuk menaikkan kembali citra Hotel Indonesia sebagai ikon baru dan pintu gerbang Indonesia.

"Kami kan mempertahankan bangunan Hotel Indonesia sebagai cagar budaya termasuk kamar Bung Karno yang bersejarah itu. Ini nilai jual bagi proyek yang kami kembangkan bersama dengan proyek tambahan lainnya di areal 7 hektare," katanya.

Saat ini, tuturnya, sejumlah penyewa dan pembeli sudah masuk a.l. BCA yang menyewa ruang kantor seluas 28.000 m2 dan department store Seibu menyewa 33.000 m2.

Seibu merupakan department store ketiga terbesar di Jepang, setelah Takashimaya dan Mitsukoshi.

Sementara untuk sinema, tuturnya, sudah masuk Blitz Megaplex dengan menyewa ruang seluas 8.000 m2 yang berisi 13 studio.

Untuk operasional hotel, tambah Frans, akan dilakukan oleh jaringan operator internasional Kempinski dengan nama hotel yaitu Hotel Indonesia Kempinski.

Selain itu, katanya, untuk tower perkantoran tengah dipertimbangkan namanya menjadi Wisma BCA sebagai hak bagi BCA yang telah menjadi tenant utama proyek tersebut. (irsad.sati@bisnis.co.id)

It's all official now:
- the new HI will be named Hotel Indonesia Kempinski (End-2007 opening)
- the apartment - Kempinski Residence (October 2007)
- the office building will probably be called Wisma BCA (July 2007)

Redeveloped Hotel Indonesia complex to open next year
The Jakarta Post, Jakarta

The luxury hotel, apartment and office complex currently being built at a cost of Rp 2.3 trillion (US$247 billion) on the sites of the former Hotel Indonesia and Hotel Inna Wisata will be officially opened some time next year.

The massive development, which will be called the Grand Indonesia center, occupies a 7-hectare site off the Hotel Indonesia traffic circle on Jl Thamrin, Central Jakarta.

It will boast a five-star hotel, an apartment block, an office building and two shopping malls.

Frans H. Lazaro, managing director of the complex's developer, PT Grand Indonesia, said in Jakarta on Thursday that the operation and management of the hotel and apartments would be awarded to the Kempinski international hotel chain.

The hotel would be named the Hotel Indonesia Kempinski, while the apartments would be called the Kempinski Residences

"We have chosen Kempinski as our partner because they really know what we want from this project," Frans said, adding that the new hotel would retain the historical facade of the old Hotel Indonesia.

The state-owned Hotel Indonesia, completed in 1962, was the first five-star hotel in the country and the place where president Sukarno liked to have breakfast and receive his guests.

In 2004, one of Indonesia's major cigarette producers, PT Djarum, through subsidiary PT Cipta Karya Bumi Indah (CKBI), won the tender to redevelop the Hotel Indonesia and Hotel Wisata, which were located within the same complex.

CKBI is building the complex under a 30-year build, operate and transfer (BOT) contract. This means that the company will have to transfer the property to the government after 30 years, excluding construction time.

"That is why we are racing for the deadline. We hope that the entire project will be completed by next year," Frans explained.

He said that the malls were due to be completed in April next year, the office building in July, the apartments at the end of October and the hotel by the end of the year.

"We are very optimistic about this project. We project that we can reach breakeven point in between 10 and 13 years," Frans said.

The complex comprises a 72,000-square-meter office building with 57 floors, two eight-story shopping malls with a total floor space of 150,000 square meters, 192 apartments, eight junior penthouses, and three penthouses with a total floor space of 72,000 square meters, and the hotel with around of 270 rooms and total floor space of 30,000 square meters. Kempinski is 5-star German Hotel chains. Intercontinental hotel Mid Plaza hotel used to be A Kempinski Hotel. It was during Habibie's Administration which was so german minded.

Eventhough Kempinski is a good hotel chain, I wish Grand Indonesia Hotel is under the management of St Regis or W hotel.

Blitz plexes IndonesiaExhibitor ready to develop market

By PATRICK FRATER
HONG KONG -- For the world's fourth most populous nation, Indonesia has a small movie sector. If decent figures existed -- and they don't -- they would probably show nationwide annual B.O.B.O. of $40 million-$50 million, less than Singapore, its city state neighbor with only 6 million inhabitants.
A new company, Blitz, aims to change that. It is opening Indonesia's first true multiplexes in a market largely comprised of single-screeners and three or four-theater cineplexes. Blitz is challenging a company that holds a near-monopoly in exhibition and distribution, and a status quo that has suited local and foreign companies for more than a decade.

Country's cinematic immaturity stands in contrast to other parts of a booming economy. Downtown Jakarta challenges any notion that Indonesia is a developing country. The capital is crammed with shopping malls of spiraling grandeur, linked by toll roads choked with powerful SUVs and Korean-made taxis.

Moreover, despite Indonesia's political instability and highly visible security, country's consumer economy is taking off. Malls are stuffed with stores repping the world's most upmarket brands.Country's mobile phone sophistication means Indonesia is often a launch territory for latest models by the likes of Nokia.

Blitz believes this makes the country ripe for a new movie model and will open its first nine-plex in a mall in Bandung, a university town of 5 million inhabitants 110 miles from Jakarta. That will be followed in November by an 11-screener in an upscale Jakarta mall. Two plexes are skedded for the following 15 months.

Company is headed by local businessmen Ananda Siregar and David Hilman, who have backgrounds in banking, architecture and the civil service. They have put about $12 million of their own coincoin into the project, topped up with $3 million of bank finance.

"We are only going to build complexes of eight screens or more, and only in key locations," says Hilman. Blitz's complexes will come with entertainment options such as pool tables and restaurants to make its cinemas destinations where youngsters will spend lengthy periods and plenty of cash.

"We are establishing links within the creative community and are betting heavily on the success of local films," says Siregar. "In a nine-screen complex we can offer four screens to the (Hollywood) majors with the remaining five programmed with a mix of local and foreign independent films."

Blitz's 11-screener with 3,100 seats in the Grand Indonesia mall also expects to host part of December's Jakarta Film Festival (Jiffy).

"What we are doing is nothing new, it's been done elsewhere," says Siregar, who points to modern complexes in Thailand, boasting combinations of regular and luxury theaters. Blitz is using Malaysia's Golden Screen as its technical consultant. "It is just that the incumbent doesn't feel it necessary to do it, because the people come anyway."

The country's main exhibexhib, 21 Group, was founded in 1987 and became a private sector operator after the fall of the Suharto military regime ten years later.

But it retains some aspects of state control. It operates over 300 screens at 75 locations or approximately 90% of the country's commercial cinema screens. It is also the dominant distributor operating under three labels; Camila and Satrya, which handle Hollywood product, and Amero Mitra, which acquires foreign indie titles.

Local titles are often released on distribution-only terms, which see producers handling marketing and P&AP&A costs. On a recent visit, the most prominent film outdoor advertising was for a producer-promoted film "Berbak suami" (aka "Love for Share"), while newspaper ads were largely of the simplest "playing now" variety.

No surprise, 21 Group argues that it is doing most to develop the market. "Last year we opened seven sites with 30 screens. So far this year we have opened four sites with 16 screens. We plan to open nine more sites this year," says CEO Harris Lasmana by email. "This year we expect to have more than 40 (Indonesian) titles for theatrical release."

There is little doubt that the movie industry in Indonesia could do better. M.M. Bakri, government director of film, says the import quota of 160 films per year and other internal restrictions were removed in 1997. But the number of films being released has barely budged since.

"Because nearly all the cinemas are owned by 21 Group, there are still limited opportunities for release," he says. "It is not the government's job to make the distribution choices, but it is clear that there are not enough cinemas."

And with the theatrical market restricted, consumers have turned to home entertainment and pirate discs.

Lasmana puts the ball back in Bakri's court on this issue. "I believe the Indonesian market will grow if the government can control the rampage of piracy."

It seems logical that the Hollywood studios would applaud Blitz's attempts to grow the market. This has been the case with MegaStar, the new entrant in nearby Vietnam. But Blitz admits the majors have been "lukewarm."

Explanation may lie in Indonesia's geography, ethnic mix and politics, all of which are fractured and difficult to maneuver. "In a country where corruption is predominant, 21 Group is a reliable partner with solid reporting structure. Obviously we don't want to do anything to damage that," says a senior Asia executive of one of the majors.

"On the other hand, I can't see anyone allowing state-of-the-art multiplexes to stand empty for want of prints. I'm sure Harris will have to supply them."

Another difference between the two cases is that MegaStar is under the wing of Hollywood veterans Ted Shugrue and Tony Manne.

Blitz admits that many are waiting to see how the concept is executed.

"We can hardly wait to open for business," says Siregar. "That way, we hope to convince film suppliers and the private equity investors that have been circling, but not yet committed."

Achieving that may take a willingness to embrace not only exhibition, but also distribution. For that, Blitz has turned to San Fu Maltha, a former PolyGram exec who until this year co-owned A-Film, the largest distributor in the Netherlands. "Indonesia has a lot of potential, and I've been very impressed with Blitz, their ideas and their business plan," says Maltha.

Maltha and L.A.-based scout Mirjam Wertheim of Orange Entertainment are looking for single- and multi-territory acquisitions that could span other parts of Southeast Asia. The Cannes market is expected to see their first deals.

Meinhardt has recently been engaged by PT. Graha Layar Prima to provide Mechanical, Electrical and Plumbing engineering for several Blitz Megaplex in Indonesia.

The project comprises the fit-outs of exclusive cinema complexes in 5 different shopping malls located in Jakarta, Bandung and Surabaya. Each complex has 8 to 10 cinemas complete with concessions, lounge and game centre etc.

The first Blitz Megaplex is located within a shopping mall in Bandung and is due for opening in April 2006. The next three are in Jakarta and are expected for opening between end of the year 2006 to mid 2007.
The project is to be designed to meet International Standard. The architect for this project is Unick, a Cinema Design Specialist from Glasgow, Scotland, UK.

Ive just curious, why SOGO are open their FOOD HALL in Seibu and DEBENHAMS?

I've just read this in today news paper :

THE FOOD HALL ( With SOGO logo on the first O )
Now Open at DEBENHAMS Senayan City, SOGO, and opening soon at Seibu Grand Indonesia.

Ive just curious, why SOGO are open their FOOD HALL in Seibu and DEBENHAMS?

because the Sogo, Debenhams, and Seibu "franchise" are owned by the same company, PT Mitra Adiperkasa in Indonesia.

Btw, Bisnis Indonesia reported a while ago that Harrods , that uber exclusive UK department store, (along with other exclusive stores from France and UK) is considering opening a department store in Indonesia...I wonder where that will be? Pacific Place sounds like a great candidate for that...anyone with info?

Harrods is good :) Given that PT MAP has a strong relationship with British brands (Marks&Spencer, Next, Debenhams), if Harrods decided to enter indonesian market, I wouldnt be suprised if the brand is licensed to MAP.

The only thing that's stopping that from happening is the fact that Senayan was not supposed to be a commercial area to start off with - it was supposed to be a greenery/sporting/cultural area...and the govt has made so many concessions to developers that it is now like a mini shopping district with 3 malls... plus there are already nice golf courses there that can't be developed. Pacific Place and SCBD in general will be a nice shopping district once it is fully completed in the next 4-5 years or so.

SCBD will have a very large shopping center in the form of Pacific Place (phases 1 & 2) once completed in 2009-2010.

Kemayoran sucks...for now. Maybe give it another 5 years before it really takes off.

The Grand Indonesia Tower shines brightly along the main boulevard in Jakarta.


Perhaps the most spectacular video cladding has been applied to the Grand Indonesia Tower in Jakarta. The 3.7-million-sq.-ft., mixed-use center, which is still under construction, features retail stores, a hotel and, as its centerpiece, a 57-story office tower.


The building was created by Darryl Yamamoto, AIA, director of Austin Veum Robbins Partners (AVRP) and Mixed Use Studio, both of Los Angeles (AVRP also has a San Diego office). Yamamoto was formerly with RTKL, where he designed the project.

"Essentially, the LED grid followed the form of the building's curtain wall," Yamamoto said. "Thus, the LED video strips were mounted against the building in several types of formations. In some instances, where there was glass, the LED video strips were placed inside the glass, facing outwards towards the public. Where there were opaque, metal panels on the building skin, the LED strips were recessed into reveals."

The tower's entire, front façade is covered with at least 60,000 sq. ft. of LED arrays. The 96-ft.-wide x 420-ft.-tall screen comprises approximately three-fourths of that space. The building crown and side walls will also feature LED lighting, which will draw attention to the front of building displays.

While LED lighting has become very "che-che" with architects, a few visionary building developers see the value of video walls as part of their buildings' design. Ideally, a perfect design would combine both lighting and video into a complete, visual motif.

Yamamoto observed that a building is normally defined by its exterior shape and, in some instances, the use of exterior lighting, which emphasizes that shape.

"Up to now, architecture has been about fitting buildings into 3-D space," Yamamoto said. "Videoscreens that completely cover a building's surface change the equation of how a building occupies that space. In a sense, a videoscreen covering a building surface places it in a fourth dimension, where pictorial and iconic imagery now become a representational feature of how the building presents itself."

Standard (Los Angeles), a company that develops architecturally integrated, multimedia installations, developed the tower's videoscreen and is designing its content. Adrian Velicescu, Standard's president, said, "This building isn't only the largest skyscraper in Jakarta," he noted, "but, upon completion [in 2007], its videoscreen will be the largest LED display in the world."

The screen is being manufactured by Odeco (Barcelona, Spain) and EuroSmartVision (Antony, France). TransMedia Wall, the Grand Indonesia Tower's video wall, has been developed in collaboration between Standard and EuroSmartVision.

Velicescu stated, "Very large videoscreens aren't just billboards. These screens also have a social responsibility to offer a 'civil function' beyond just advertising and branding messages. Kinetic art and socially relevant iconic graphics will also be shown on the building face. We believe that content should have some direct relationship to its surrounding community.

"We perceive about half the building's sign content will be revenue based, and the other half will be public-service announcements and art," Velicescu said. "All of this content will be designed with a natural visual pacing to make it compelling and more universally accepted by its viewing audiences."

JAKARTA (Pos Kota) - Warga Jalan Kebon Sayur, Kelurahan Kebon Melati, Kecamatan Tanah Abang, Jakarta Pusat, memprotes pembangunan Hotel Grand Indonesia. Warga merasa terganggu karena menimbulkan kebisingan serta banyaknya debu beterbangan ke rumah warga.

Akibat yang ditimbulkan menyebabkan beberapa warga yang tinggal di RT 001-004 menderita sesak nafas akibat debu yang berasal dari proyek pembangunan hotel berbintang tersebut.
Warga menuding, sejak kegiatan pembangunan dimulai April 2004 lalu, PT Grand Indonesia banyak menimbulkan masalah bagi warga.

“Selain suara bising dan debu, konstruksi bangunan rumah warga turun hingga 12 cm sejak pembangunan itu dimulai,” ujar Harman Setiawan, Ketua RW 07, mwakili warga, Rabu (19/7). “Tidak hanya itu, harga sewa rumah di wilayah ini juga menjadi turun,” lanjutnya.

Menurutnya, warga sudah berulang kali menyampaikan keluhan ini kepada pengembang. Namun, tidak pernah ditanggapi. Padahal, kata Harman, PT Grand Indonesia pernah berjanji akan memperhatikan dampak yang ditimbulkan pembangunan hotel tersebut.

“Namun, janji pengembang itu belum semuanya terealisasi. Seperti masalah pelayanan kesehatan bagi warga yang terkena penyakit akibat debu pembangunan proyek tersebut,” jelasnya. Moh Agus Riza, kuasa hukum warga dari Sani, Aminoeddin & Partners, mengatakan pembangunan hotel itu memang telah memiliki analisis dampak lingkungan (Amdal). Tapi, realisasi di lapangan menyimpang dari ketentuan dalam amdal tersebut.

Misalnya, peletakan mesin genset. Mesin genset itu hanya berjarak 12 meter dengan pemukiman warga. Padahal, dalam ketentuan amdal, mesin tersebut seharusnya dipasang minimal 100 meter dari rumah warga.

Selain itu, kata Riza, tangki solar dan sistem drainase banjir juga sangat buruk. “Bila turun hujan, sebagian gedung dan rumah warga kebanjiran. Ketinggian air bisa mencapai setinggi lutut,” jelasnya.

Warga juga menyayangkan tidak ada itikad baik dari pengembang untuk berdamai dengan warga. Buktinya, beberapa kali diundang mengikuti rapat dengan instansi Pemda DKI seperti Badan Pengelolaan Lingkungan Hidup Daerah (BPLHD), Dinas Tata Kota, dan Dinas Penataan dan Pengawasan Bangunan (P2B), pimpinannya tidak pernah hadir.

Gubernur KDKI Jakarta Sutiyoso berjanji akan mengirim aparatnya meneliti pembangunan hotel tersebut. “Saya sudah memerintahkan unit terkait memeriksa masalah itu. Saya meminta pengembang memperhatikan keluhan warga,”tandasnya.

hey I don't stay at Niko..hahaha..I just go to a restaurant up there on top of Wisma Nusantara building,a nice shabu-shabu restaurant where i can these killer pics..hehe

Nikko seems like a nice hotel, if not a little too japanese...so many japanese restuarants there.

I saw Chad mentioned in Thai forum that "Central" (The largest retail company in Thailand who owns Central World.) will soon open their first "Central Department Store" outside Thailand at Grand Indonesia.

And I saw in the early page of this thread that Grand Indonesia will have the biggest shopping mall in Jakarta.

Do you have more information about this?

Afaik, con. GI will have 2 departement store. Seibu, and Central (or Isetan).

I'm pretty sure Central will no longer be in Grand Indonesia, because Seibu doesn't want any other department store to compete with it in GI...but I could be wrong, I remember reading this somewhere in the past.

This will only be the 4th Jimmy Choo outlet in Asia after Hongkong, Korea and Taiwan (not in any order)!

They Have Jimmy Choo in Singapore(in Takasimaya ngee an) and Malaysia(duhh Jimmy is Born in Malaysia)

I just realised how huge this project is gonna be. With 150,000 sqm of retail space, it is even bigger than Taman Anggrek at 1,500,000 sf or approx 140,000 sqm. GI will officially be the biggest shopping center in the city, I think...

I dont' think the developer bought the road, I'm pretty sure the closure is only temporary and the road will reopen once construction finishes.

Well, The Peak did nothing wrong, since they put "The talest twin towers apartment...". Wisma 46 is an office tower, so we can't compare those two. While the other twin tower apartments are not as tall as The Peak. For example, The Ritz-Carlton & Airlangga Apartments are two different functions - hotel and apartment, although in the same tower - so we can't compare with that as well. :)

tadi gw jalan2 ke Jakarta City Centre... gedddeeee bgt... :nuts: sumpah ampe sempet nyasar di dalem. Isinya sih emang sesuai dengan namanya "Pusat Grosir", hanya di dalem cukup dingin karena ada AC. Masih banyak kios2 kosong dan lantai 3 keatas masih ditutup, tempat parkir juga belum 100% finish, masih banyak tukang2, dan lagian apartemennya juga masih under construction. Gw kira JaCC udah grand opening, dan sepertinya tidak.

Gimana yah? Kayaknya menurunkan image sekitar Bundaran HI, karena JaCC tuh levelnya selevel ma pasar tanah abang. Walaupun berprospek, tapi cukup sulit bersaingnya karena tanah abang udah trade marknya tekstil se-Asia Tenggara.

I just stumbled on this website searching for Grand Indonesia in Yahoo.

I use to work for RTKL and Grand Indonesia was one of the last projects I worked on.

When I worked on it, it only had one tower, so the design has changed a bit. One of the things I did design was the bridge (couldn't see it much in the photos), but I see from the rendered plans that it still has the faceted angles walls. My design concept for the bridge was that of an abstracted cloud with alternating huge triangles. I called it the "Cloud Bridge" (big surprise). I'm wondering if that design will be intact.

I also worked on the glass lobbies (the breaks between the solid walls) as abstracted waterfalls with angles glass undulating down the facade. It would have been too expensive, so it was redesigned as vertically extruded sawtooth glass which I think is what was actually built from the photos. My friend Michelle designed that.

The bigger design concept was that of the elements, earth, sky, and water, or nature in general. Wonder if that is still the main concept in the end. Hope it is.

It was a fun project to work on, and I'm glad it is almost finished. It's nice to see people here excited about it. RTKL was a great place to work for. I did a lot of 3d renderings and animations in our office - including Grand Indonesia.

I also worked on Dream Mall in Taiwan while at RTKL which is also built. Didn't do much design there, but did a lot of the 3d modeling and rendering. Check it out. http://www.dream-mall.com.tw/

Concerning about the building, I feel that GI is rather too big, too loud, and too intrusive. Its presence breaks the beauty and serenity of bunderan HI we all know and love. Call me a conservative, but I believe that a well architectured structure should complement the aesthetics its surroundings, not damaging it. :)

we will need to depend on international tourists... indo people, even though they;re very rich and shops hell a lot abroad. they dont really spend their money on goodies in indo, they prefer to buy it abroad. because why? it's so much cheaper and just the image of buying stuff abroad is something 'different'. that's what i've learnt from my personal experience... so many people around me do this.

we will need to depend on international tourists... indo people, even though they;re very rich and shops hell a lot abroad. they dont really spend their money on goodies in indo, they prefer to buy it abroad. because why? it's so much cheaper and just the image of buying stuff abroad is something 'different'. that's what i've learnt from my personal experience... so many people around me do this.

betul..makanya banyak muke2 orang indo di orchard road sampe champ elysees buat belanja dengan motif pengen dibilang "barangnya langka" ato "udah beli duluan" ato "beli diluar lebih murah"....
