TOP INVESTMENTS IN ASEAN: INDONESIA

Grand Indonesia to offer new entertainment, shopping options
HOTEL Indonesia – the country’s first international-standard hotel – and its sister hotel Inna Wisata, are undergoing a total renovation and expansion.

The state-owned hotels were formerly under Hotel Indonesia Natour Group.

They have been taken over by PT Grand Indonesia (a Djarum cigarette manufacturing industry group) under a build-operate-transfer agreement for 30 years.

The project is expected to be ready by the first quarter of 2006. The whole area will be called Grand Indonesia.

Besides an upmarket hotel and apartments, the project includes shopping, business and entertainment facilities.

The shopping complex will take up an area of more than 120,000m2 spread over eight floors.

The interior will be divided into three themed areas, based on the brand and product positioning of classic, modern classic and futuristic.

The Apartments will be equipped with smart, hi-tech amenities providing tenants with wi-fi, a control panel that allows guests to adjust everything in the living area at the touch of a button and a security camera that enables guests to monitor their home through their cellphone.

The hotel will be an exclusive boutique property and will offer meeting and convention facilities for both big and small groups.

It will also be one of the tallest office buildings (55 floors) in Indonesia with modern facilities.

I didnt know that the Hotel Indonesia management was taken over by Djarum, interesting fact.
its unclear at the moment, according to the rendering (not to be confused with the old rendering) there's at least one tower. It may well be the 55-storey office building.. however I'm quite doubtful because it doesn't look like its 55 storeys...looks more like a 35 storey building. So it may be the case that that rendering is not final.

Asia Boyz - read the article above. essentially they're planning to build a shopping complex (apparently the biggest in Jakarta), apartments and an office tower.

well they're waiting for demand, but my feeling is a super tall is not too far in the horizon, I would say by 2010 we'll have a supertall in the city.

It'll be 55 storeys, with 80,000 sqm office space (by comparison that Menara Karya building only has about 33,000 sqm). So this building will presumably be 2.5 times the size of Menara Karya.

a bit of info trickling in...there will be TWO towers. A 55+ storey office tower (as on the pic) and an apartment building of an unknown height (opposite Plaza Indonesia). The mall will be completed by mid next year, and then followed by completion of the towers.

Hmm...from what I can gather so far, this project appears to consist of:
- a mall (the biggest in Jakarta upon completion)
- a luxurious boutique hotel (Hotel Indonesia)
- a 55+ storey office tower
- a 35 storey residential

I can do that pdf --> jpeg trick now , using my laptop. :D

yes, I think the office tower will be one of the tallest once completed. I don't know how tall it is in metres, but my guess is it'll be 200-250m.

yo, as Wopde explained earlier, building a supertall tower needs two things:
1. supporting market conditions/financial feasibility (i.e. there will be tenants who will occupy the building)
2. Money - because building one 100-storey building is more costly than building two 50-storey buildings. If land is plenty, developers tend to build several short towers rather than a supertall.
I think its only a matter of time before Jakarta's land would be scarce enough that developers would be forced to build taller towers...

The mall will be completed by Mid-2006, the towers probably in the 3rd or 4th quarter 2006.

hi guys.. i have a question. today my mom's friend came form jakarta to visit her. she's the widow of jakarta's supposed most famous lawyer, gani djemaat (i dont know if thats how you spell it but.. yeah hehe ) and my mom says that gani djemaat has a 30 story building infront of the mandarin hotel called the djemaat building ... i think. my question is.. is it that green building with the mercedes sign on it?

I'm not sure what that building is called, but i've never heard of 'djemaat building' before. All i know is that building is headquarters of Deutsche Bank...and some foreign consulates

Gani Djemaat has an office in a building behind Deutche Bank --building with mercedes sign. It's very short one while DB's is, 30th storeys? Hes probably the owner of both building. Dont know.

hehe and i think that the mandarin hotel needs a facelift.. did u know taht they closed down one of the levels because it's haunted? my uncle said that last time when he was staying there the faucet went on out of nowhere and he saw a shadow and the tablelamp started moving.. this was all afterhe said that he didnt believe in ghosts that night.. pretty creepy huh? so he ran downstairs in his underwear and they closed down that room/level :runaway:

jakaera residence is the new projects of low houses and two apartments tower located inside or near jakarta city center

also new one is Hampdons Park at pondok Indah consisting of 2 tower i will post the pics as i already have the brochure:D

lol i find it funny how there are eight cars right next to each other when the roundabout only has 5 lanes. that roundabout defintely doesnt look to healthy..

and i heard that in jakarat people dont really pay attention to the lanes. they just squeeze into whatever gap's available making the roads a big mess as can be seen by the picture below.

they definitely need to fix that

Hmm, I'm not too sure. Because a lot of designer brands are also located in Plaza Senayan. ANd if I"m not mistaken, Gucci does not have an outlet in Indonesia at the moment, they pulled out after the 1998 crisis. Someone confirm?

Actually, it might be Chanel, not Gucci, that closed down in 1998....

i think that jakarta is up to par with singapore, n thailand when it comes to international brands. bujt again.. most of the high end consumersi n singapore are indonesians..

but anwyay.. that means that that rendering of grand indonesia isn't the final one, because it only shows one office tower, when really theres going to be 2 office towers and 1 residential tower. i cant wait to see the new renders

harry winston is the creme de la crop of jewelry.. you can only go into the one on rodeo by private special appointment, and even then therye still very snobbish, because last timej when my grandma went there to make jewlery , they hinted to the rest of us (me n my cousins ) to go somewhere else... they were like.. yeah u should check this n this boutique out while ur grandma makes her jewlery.. soemthing like that...

Grand Indonesia offers new shopping experience

"Build it and they will come" said the character that Kevin Costner played in the 1989 movie Field of Dreams, a quote which also seems to be the byword for the management of PT Grand Indonesia, which is constructing a 7-hectare hotel-apartment-shopping mall-office complex in the city center.

But in times of economic downturn like these, and with many other malls under construction, will they really come?

Grand Indonesia managing director Frans H. Lazaro thinks so.

"People will come wherever there are shopping malls. The more there are in one location, the more people will come. Just take a look at what happened in Singapore," he said on Thursday.

Built beside the Hotel Indonesia traffic circle in Central Jakarta, the Grand Indonesia complex is in a prime spot, although it will be in direct competition with neighboring Plaza Indonesia and Plaza EX.

"We have a very strong location here, and I think instead of being in competition with the Plaza Indonesia complex, we will complement each other," Frans said on the sidelines of an event to introduce Grand Indonesia to prospective tenants.

The Rp 2.3 trillion (about US$230 million) complex is being built on the property of the historic Hotel Indonesia and the former state-owned Hotel Wisata. PT Grand Indonesia -- 75 percent owned by cigarette-maker PT Djarum through its subsidiary PT Cipta Karya Bumi Indah -- will operate the complex through a 30-year built-operation-transfer (BOT) agreement with the government.

When it opens in September 2006, the complex will boast the largest high-end shopping mall in the country, with 150,000 square meters of rentable space, and at 57 floors, will be the tallest office tower in Indonesia.

To date, about 60 percent of the shopping space has been rented, the largest tenant being Thailand's Central Department Store that rented 41,000 square meters.

Renji Betari, an employee of PT CB Richard Ellis Indonesia -- Grand Indonesia's marketing agent -- said the Grand Indonesia Shopping Town would comprise of two malls connected by a bridge over Jl. Teluk Betung.

Mall A, located on the HI traffic circle, will house high-end boutiques, while the building replacing Hotel Wisata will be used for entertainment and leisure, including a movie theater chain from Singapore.

Hotel Indonesia -- the country's first high-rise hotel -- was constructed in 1959 with war reparations from Japan. The work was undertaken by Japan's Taisei Corporation and in 1961, the New York-based Inter-Continental Hotel Corporation took over management. The Hotel Indonesia Inter-Continental officially opened on Aug. 5, 1962.

The renovations to Hotel Indonesia that are currently underway are meant to bring back the hotel to its original condition, removing the additional lobby canopy that architects say has ruined the modernist design.

And the new high-rise structure around it would be designed to harmoniously compliment the original building's modernism, Frans said.

"All of the hotel's original architecture will be preserved, but we have to change the material because the existing material is already more than 40 years old."

This time around, Singapore's The Fullerton group will manage the hotel, creating a five-star Hotel Indonesia The Fullerton. The chain was chosen because it was experienced in managing hotels designed on heritage buildings, Frans said.

The Fullerton will also manage Grand Indonesia's luxury serviced apartments.

The department store, Grand Indonesia Shopping Town, has a target market that includes 28 percent of Jakarta's citizens, at least 5 percent of Indonesia's population, and foreign visitors.

Encon, as it says in the article, the name of the new hotel will be "Hotel Indonesia The Fullerton"...I think it is wise if they keep the "Hotel Indonesia" brand name because it has historical value. I would be a bit sad if they changed the hotel name to "Grand Indonesia" or simply "The Fullerton".

Wow, 300,000 sqm - that's huge! But it includes everythign, not just retail. market, cultural center, hall, parking lot etc.

I think Grand Indonesia will have a bigger retail area - 150,000 sqm, an 80,000 sqm (57F) office tower and an apartment.

the shopping malls will be 8 storeys, the office will be 57 stories while the apartment will reportedly be 40 stories. that's all the info we have so far..
oh, and it is claimed that the 57 storey tower will be the tallest office tower in Indonesia. But then I don't buy this claim, not after the Peak ;)

true true.. we cant believe whatever they say anymore.. and as always happens in Indonesia.. halfway the project, they will change the design or scrap the tower due to financial problem or other stupir reasons.. like what happened to Mega Glodok Kemayoran.. from 2 gorgeous towers to one short ugly looking tower.. ahhaha

aand talking about finance and money.. this is probably out of the topic.. but I just watched Frontlines of Construction on National Geographic.. and this week's show is about Dubai... they had this project... the marina or something .. where they construct man made rivers/creeks/lagoons whatever u wanna call it.. and build a city for 100.000 people along those rivers...
They had a major problem of having an 8-lane highway in the way of the man made river... they had to change the design due to the highway and that'll cost more money and more time.. so .. one of the architects involved just jokingly suggested.. " why dont we move the highway?" and the client (some rich bastard hahaha) said "exellent idea" and walaaa.. they moved the 8-lane highway 300m to the east of the existing highway....
this only happens in Dubai.. 'sigh'

well... I dont think there would be rooms on the ground floor and the 1st to maybe 4th floor... that's just my guess..
cause usually hotel lobbies are quite high.. floor to ceiling height wise.. and there might be some restaurants or other facilities that will occupy the ground till probably 4th 5th floor up...

that's my guess anyway.. :)

Standard has recently designed a stunning 60 000 sq ft LED media installation for Jakarta. It comprises of three lighting media wall installations that cover two of the vertical 57story facade and the top crown of the Grand Indonesia tower. In the middle of the North curtain wall there will be a 75x150 ft hi resolution screen capable of displaying moving images. Standard will design the content so the lo resolution lighting installation will be complementing and work in tandem with the hi resolution screen.

yes i do. led screens of that maghnitude are so commercial and cheap looking. However, i also feel that grand indonesia is a more than perfect place to put such an LED screen because its in jakarta s buiggest, most famous roundabout, just like ny's timesquare, so it is appropriate

however, i think that either the rendering sucks, or the tower is plain uuugly and cheap looking. io like ho w the mall ha s trees on it tho, and it seems like theyte replacibg the hotelindonesia windfows w/ shiny glassy ones

Well first of all, there's a good chance that the design of the tower is not yet finalised,there hasn't been any official render by means of advertisements on paper/website laungh, so they can keep changing the design (or at least the facade) until last minute. Besides they don't seem to be in a rush at all in launching it...the tower wont probably get completed until mid-2007,so plenty of time for changes.

Secondly, it would be nice IMO if they made Bundaran HI a pedestrian-only zone. I know this is impossible given the amount of traffic that has to pass through that roundabout everyday, but it would be nice.

Thirdly, I've read elsewhere that once the MRT is completed, there will be underground shopping around Bundaran HI, which will add that area's identity as shopping destination.

Go to the indonesia design website (www.indonesiadesign.com) to see the rendering, apparently it's the new one with the LED screens. Btw Dokong, can I find your magazine in Singapore? :)

PS: I noticed that while originally we thought the office will be 55 storeys and the apartment to be 40 storeys high, from the rendering in the magazine cover it now seems that the office is pretty short (especially in comparison with the apartment).

Boy! That is a one huge mall. I wonder how many storeys they will build.

I don't like how the entire complex is arranged. They way those blocks are arranged look like a mess, feels unintegrated. Still looking froward for its completion though :P

The mall will be 8 storeys, and I think it will be slightly larger than Taman Anggrek in terms of floor area (don't quote me on that though).

The only thing I'm disappointed about is that the architects have stuck to the old, tired, but proven concept of indoor-shopping. I would have liked wide pedestrian sidewalks built around the malls and filled with outdoor cafes and nice retail facades that shoppers can actually enjoy. Guess we'll just have to wait for Pacific Place for that.

Folks, I bought the magazine today...all I can say is...wow, it's one hell of a development. It was disappointing though, that according to the magazine, the office tower will only be 41 storeys , which means they've scaled it down from 57. The residential tower will be 42 storeys and is actually taller than the office tower minus the spire...

Anyone know why they changed it to 41 storeys?

Oh my God! I Love this project!!!

Alvin, I think the reason they scaled it down is that the investor wants play it 'safely'. I think you said in other post that for every single unit of apartment there must be the buyer since this is now the major source of financing construction. When they start construction normally 30%-40% of units already taken by buyers this give them enough money to start....
When this project completes I really want to try staying 1 night or 2 in the new HI ;)

i think its better off shorter, because first of all, the design isnt all that great so its not iconic enough to be jakarta's tallest. also, i dont think tall skyscrapers would compliment the bunderan HI roundabout very nicely b/c it would make the wide roundabout seem very cramped, and it definitely wont help with the traffic.

untuk outdoor shoping GI bukan didesain kearah itu, tapi GI mempunya pedestrian yang cukup lebar dari arah Bunderan HI sampai kedalamnya.

Kudos to your new edition, seeing official GI rendering for the first time in your magazine was great! You should be doing more of these 'exclusive preview' stuff in your future edition for other big projects like that new International Financial Center project on Jl Satrio (Mayapada group), and Rasuna Epicentrum (Bakrie).

Btw, how much effort did it take to convince the developers to let u guys publish the official renderings??

Just a note, the reason why they scaled down this project is because, based on what I heard, this project is BOT (built-operate-transfer), so after 30 years it will be handed over to the government...that's why Djarum is cost-conscious with this one because they want quick returns in 10-20 years rather than looking at long-term value. Same goes for the whole Senayan Square complex (PS, Central Senayan I&II etc).

this BOT scheme for commercial property doesn't make much sense to me. I would understand it if it's applied to toll road infrastructure.

Anyone know why this is the case? What are the reasons? This kind of transfer, I think, is a hindrance to infrastructure development. Not to mention the quality of management once they are transferred to government later.

The name of roundabout is still the same : BUNDERAN HI.
The name of the hotel is still the same : Hotel Indonesia (the old bldng)
Grand Indonesia : all together HI, offices, mall and apartment.
FYI : Hotel Indonesia (HI) is one of historical site and cannot be demolished, cos it's the first skyscraper in Indonesia...
I like the design of GI, it goes with old HI design...

Jakarta traffic to be detoured for Hotel's renovation
The Jakarta Post, Jakarta

To facilitate the renovation of the landmark Hotel Indonesia and the construction of the adjacent Grand Indonesia commercial complex, the city administration will close to motorists Kebon Kacang, Central Jakarta, from Saturday until September.

During the construction work, motorists heading from Jl. Mas Mansyur, Tanah Abang, to Jl. Thamrin will need to turn around on Jl. Kebon Kacang and take a left in front of Hotel Ascott to get to Jl. Teluk Belitung before entering the main thoroughfare.

Meanwhile, motorists coming from Plaza Indonesia who want to go to Jl. Thamrin will have to go through Jl. Kebon Kacang Raya and take a left to the east of Hotel Ascott to get to Jl. Teluk Betung.

Other routes in the area will not be affected.

The project kicked off in 2004 when the government handed over Hotel Indonesia and the adjacent Hotel Inna Wisata -- now the location of Grand Indonesia -- to PT Cipta Karya Bumi Indah (CKBI) on a 30-year build, operate and transfer (BOT) contract.

CKBI is a subsidiary of cigarette giant Djarum.

The hotel, built in the 1960s to host participating delegates of the fourth Asian Games in 1962, was the country's first high-rise building. As a Class A heritage site, the renovation of the hotel is restricted to preserve its original structure.

It is hoped the renovation, which includes the demolition of the hotel's Bali wing and the reduction of its capacity by half to 300 rooms, gives the hotel the edge it needs to compete with others in the area.

JAKARTA, Jan 24 Asia Pulse - One of the world's largest department stores Seibu will soon operate in the country occupying a space of 33,000 square meters in the Grand Indonesia building, Jakarta.

The presence of Seibu indicates improved investment climate in the country, PT Mitra Adi Perkasa, Seibu's partner in the country, said.

"We hope Indonesians no longer need to go abroad only to buy luxury goods with well known brands. We have it all available in Seibu," Mitra operation and business expansion Director Alan G. Thomson aid on Monday.

Seibu, the third largest department store in Japan after Takashimaya and Mitsukoshi, is expected to start operation in Jakarta in September.

Here's the deal:
- As we know, there will be two (2) malls in Grand Indonesia, Seibu will be anchor tenant of one of them (33, 000sqm), while Central (41,000 sqm)will be the anchor tenant of the other. (no word on Isetan, for now).
- The Seibu in GI will be the main Seibu store for the whole of Indonesia.
- It will sell Liz Claibourne, Dana Buchman, Lucky Brand, Ellen Tracy, Claiborne Mens, Juicy Couture, Laundry exclusively.

Tesco is the discount store chain in the same class as Carrefour out of UK. Tesco presence is larga in China (as Tesco Lotus) and Thailand.

i think it's just the angle of the rendering. Either that, or it's a preliminery design.

Btw, don't be surprised if this building will be named 'BCA Tower' or something like that, since BCA has secured naming rights to the building.

The current Hotel Indonesia is 20 storeys and Grand Indonesia looks like 6 times taller than HI
