JAKARTA--MIOL: Group pengembang Agung Podomoro melalui anak perusahaannya PT Manggala Gelora Perkasa menginvestasikan sekitar 1,25 triliun untuk membangun pusat perbelanjaan Senayan City.

Ditargetkan pembangunan pusat perbelanjaan di kawasan Senayan itu akan selesai pada Oktober 2006. Saat ini pembangunannya telah mencapai tahap konstruksi bagian atas 60% dan bagian bawah 98%.

"Pusat belanja ini merupakan bagian dari pembangunan kawasan terpadu di atas lahan 5 hektar meliputi kantor, apartemen, dan hotel yang akan dibangun secara bertahap," kata Chief Executive Officer (CEO) Senayan City, Handaka Santosa di Jakarta, Sabtu (16/4).

Pembangunan pusat perbelanjaann ini bekerjasama dengan Badan Pengelola Gelora Bung Karno (BPGBK) yang memiliki pola Build Operate Transfer (BOT) selama 50 tahun hingga tahun 2055.

Handaka memperkirakan, pekerjaan konstruksi pusat belanja akan segera rampung secara keseluruhan pada bulan Juli 2005 dengan luas 76 ribu meter persegi terdiri dari delapan lantai yang ditujukan untuk pasar menengah ke atas.

Menurut Direktur Pemasaran Senayan City, Harry Gunawan, Senayan City

dirancang setara dengan Plaza Senayan dan Plaza Indonesia yang dalam 15 tahun terakhir belum lagi didirikan pusat belanja semacam itu, sehingga peluangnya masih besar dan belum kelebihan pasok.

Bahkan analis dari Procon Indah mengatakan bahwa daftar tunggu (waiting list) untuk calon penyewa atau tenant di pusat belanja kelas atas semacam itu sangat panjang.

Saat ini untuk Pusat Belanja di Senayan City telah menyerap 80 persen tenant dari seluruh lantai yang dipasarkan dengan rate Rp450 ribu sampai Rp850 ribu per meter persegi per bulan.

Menurutnya, dalam memasarkan Senayan City pihaknya tidak khawatir dengan keberadaan tiga pusat belanja di sekitarnya yakni Plaza Senayan, ITC Senayan, dan Ratu Plaza.

"Tergantung kreativitas dan inovasi dari masing-masing pengelola disamping konsepnya juga berbeda dalam menarik pengunjung," kata Harry.

Pusat belanja Senayan City dirancang memiliki zoning di setiap lantainya. Meliputi 418 areal penjualan, Gourmet Supermarket, departemen store di empat lantai, serta dilengkapi parkir di basement tiga lantai dengan kapasitas 3.500 lot.

Zoning di tiap lantai ini membedakan dengan pusat belanja lainnya, untuk memudahkan konsumen dalam memenuhi kebutuhannya. Pusat belanja ini nantinya akan memiliki jalan sendiri yang membentang dari Jalan Jendral Sudirman menuju Sultan Iskandar Muda/ Arteri Pondok Indah dengan lebar 47 meter.

Lebih lanjut dijelaskannya, pada tahap awal pusat belanja akan

diprioritaskan, namun kemudian akan diteruskan dengan pekerjaan pembangunan tiga menara untuk Gedung Perkantoran, Apartemen, dan Hotel. Gedung perkantoran nantinya memiliki 21 lantai, Apartemen 25 lantai, dan Hotel 17 lantai dengan pemandangan lapangan golf Senayan.

Keberadaan Senayan City, menurut Harry diharapkan dapat mendukung kawasan tersebut sebagai kawasan olah raga kelas internasional sesuai Rencana Umum Tata Ruang (RUTR) Jakarta 2005 dan Rencana Induk Kawasan Gelora Senayan (RIKGS) tahun 2005. (OL-1)

superb! this is my favorite under construction shopping center in the city, with the exception of Grand Indonesia.

Sudirman Place is a small boutique shopping mall, not in the same league. :D
oh yeah, I can I forget about Pacific Place. Atm, more excited about Senayan City though ..hehe
hard to believe that by the end of next year, all the three major new shopping centers (Senayan City, Pacific Place and Grand Indonesia) would have already opened.....interesting to see which one wins the battle .

2. This construction is under collaboration with BPGBK (Gelora Bung Karno Management) under BOT scheme until 2055.

3. Senayan City, 80% absorbed by market, to be positioned the same level with Plaza Senayan and Plaza Indonesia targeting mid-and-upper class. Procon suggested that for this level there are a lot of tenants looking for spaces due to no ne player in the last 15 years.

4. Renting rate: 405K-850K Rupiah / Meter / month

5. Shopping center will have 3 levels parking spaces underground with capacity 3500 lots

6. Will be constructed a dedicated road (wide 47m) to this complex from Jl Sudirman to Jl Sultan Iskandar Muda

Animo penyewa (tenant) terhadap pusat belanja (mal) Senayan City sangat tinggi terbukti dalam pembangunan konstruksi (topping off) yang peresmiannya dilakukan Rabu (27/7) sudah 82 % habis tersewa.

Menurut CEO (Chief Executive Officer) PT Manggala Gelora Perkasa, Handaka Santosa usai peresmian di lokasi proyek, tingginya animo penyewa karena pusat belanja tersebut memiliki lokasi strategis di area komersial Gelora Bung Karno.

"Kami yakin potensi arus kunjungan calon pembeli di pusat perbelanjaan itu juga cukup besar," ujarnya.

Senayan City merupakan satu-satunya proyek properti terpadu di yang berada di lingkungan kompleks komersial Gelora Bung Karno yang dirancang dalam satu harmonisasi antara satu kegiatan dengan yang lainnya.

Konsep pengembangannya yakni BOT (Built Operate Transfer) selama 35 tahun antara anak perusahaan Agung Podomoro Group, PT Manggala Gelora Perkasa, dengan pihak Badan Pengelola Bung Karno (BPGBK).

"Dewasa ini okupansi pusat perbelanjaan yang tengah kami kembangkan sudah mencapai lebih dari 80 %. Untuk fasilitas apartemen sudah laku terjual sekitar 50 % dari total 63 unit yang tersedia. Sedangkan yang 50 % lagi rencananya akan dijadikan apartemen sewa dengan pengelolaan profesional," kata Handaka.

Sedangkan untuk anchor tenant (penyewa utama) nantinya akan diisi Debenhams yang akan mengisi lantai seluas 2.000 meter persegi. Konsepnya sengaja hanya satu agar tidak terjadi duplikasi produk, kata Handaka.

Proyek Senayan City bakal menghadirkan fasilitas pusat belanja yang dipadukan dengan gedung perkantoran multiguna (multi purpose complex office building), apartemen mewah (luxurious apartment), serta hotel berbintang lima (boutique hotel).

Pusat belanjanya dibangun seluas 76 ribu meter persegi (8 lantai). Di atas pusat perbelanjaan akan berdiri gedung perkantoran berlantai 21 seluas 21.524 meter persegi yang dilengkapi business club eksklusif serta apartemen 25 lantai.

Apartemen akan dibangun seluas 18.386 meter persegi yang menyediakan 63 unit ruangan dengan luas masing-masing mulai dari 200 meter persegi hingga 400 meter persegi dan dilengkapi unit penthouse seluas 450 meter persegi yang menghadap ke arah lapangan golf. Hotelnya dibangun berlantai 17 dengan dilengkapi 270 unit kamar seluas 74 meter persegi per kamar.

Deputi Direktur Marketing PT Manggala Gelora Perkasa, Veri Y Setiady menjelaskan, pusat belanja Senayan City akan menjadi tujuan belanja baru bagi pencinta merk fashion berskala internasional seperti Valentino, Salvatore Ferragamo, Versace, The Time Place, Just Cavalli, Debenhams, Zara, serta lainnya.

"Pusat belanja kami tidak akan bersaing (head on) dengan pusat belanja lainnya yang sudah lebih dulu ada di kawasan Senayan. Kami menargetkan proyek Senayan City akan saling melengkapi dengan pusat belanja lain," kata Veri.

Pusat belanja diperkirakan akan mulai beroperasi pada bulan April 2006, sedangkan apartemen sekitar Mei 2006. Sedangkan nilai investasinya untuk mal dan apartemen sebesar Rp 1,3 triliun. Untuk mal sendiri nilai investasinya Rp 1,1 triliun. (ant)

Are you sure? I think you are comparing the whole floor space of Forum City Senayan (which includes the highrise) with the mall space of SM Mall of Asia. in the past foreign retailers cannot enter Indonesia market, or there is tight restriction. However now I saw a lot of them already in. Like Carefour, Continent (bought by Carefour), Giant etc. So I guess the government already abolished the restriction.

Unfortunately they're more expensive in Indonesia than in Singapore / HK, and it's not like their designs are wonderful anyway. Even in Singapore, I only go to Bossini when they're having big discounts. Giordano, well forget about them.

Anyway, when I'm back in Indonesia I love to do my shopping in Matahari. Reasonable price for reasonable quality goods. My Singaporean friends (who've been with me to Indonesia) would go (shopping) crazy in Matahari as well. :D

I'm surprise with the twenty-one group. They always open a new cinema not far from the existing one. For instance, PIM already had 21 cinema there, but when PIM2 opens there is also a new XXI cinema in there. Now, they doing it again around Senayan. PS already had 21 with its premier. But they build new one next to PS. XXI and 21 are on the same company, right?

from what i see, with making 2 cineplex at the same location, they separates the market.. yang XXI buat kalangan menengah ke atas, yg 21 buat kalangan menengah.. jadi penonton juga enak, yang menengah jadi punya tontonan yang terjangkau (karena dibuka XXI, 21 htmnya jadi turun), yang menengah ke atas juga bisa menikmati suasana yang lebih 'berkelas'..

Hi... I am a new comer, I work in a Tea Cafe that will be opened in Senayan City so I can give you updated news about Senayan city...hehehe

The soft launching of Senayan City will be in June 23, 2006. SCTV will rent all the office tower and they will have an open studio, can be seen from the mall. SCTV is the only TV station in Indonesia which has the right to WorldCup. They will have "nonton bareng Piala Dunia" at cafes at Senayan City.

The hotel (Sofitel) will be operated end of this year. Senayan city will use Nadya Hutagalung as their icon... I guess it is the first mall which use a model as their icon.

In my oppinion, Senayan City is better than Sudirman Place and Grand Indonesia. But I do not know about Pacific Place. Sudirman Place is too small and Grand Indonesia is too big, for me...

The interior of SC is very modern, full glass and stainless. I love their atrium... very nice.

They have lagoon area with a lot of cafes, a restaurant row like the one in PIM2 and Citos, full of cafes and restaurants with outdoor sitting.

Debenhams at SC will be a flagship store, the concept will be very different with Debenhams at PI. I can't wait to see what this flagship will look like... Debenhams at PI is very small, I don't like to shop there. Prefer go to Sogo.

No, i think no. I've been went to DEBENHAMS Plaza Indonesia and the price tag of the item is maybe 50% more expensive than SOGO. It is so high-class :eek2: and i never, never, shop in place like those. I'll prefer METRO and Bandung's famous distro such as eat/347 and Airplane. :D :D

I have a miserable experience with new malls. In Bandung, every new malls i have visited is not 100% complete except The Plaza IBCC. There is lots of unfinished paint job, welders everywhere, the AC is'nt cool yet, an so on. So encon, are the SENAYAN CITY is complete 100% in the opening day? How about the food court and restaurant?

Thanks for the pics guys. Do you have holistic shot of the exterior? One that we can put it on wikipedia ;) Same as Glut tho, I feel that the interior is looking too white (probably bcos it was heavily photoshopped by encon ;)), I can get blind just by looking at em lol. But once all the tennants opened it wont be too white I guess. So, not complaning.

I noticed that the extra long escalator is on level 1, not on the ground floor... So that means the ground floor (where all highend designer labels goes) doesnt have the large vide connected to it? Geee, wouldnt that make the most exclusive spot in the mall become too... packed? Or is it designed that way to separate the noise from the rest of the floors?

Ive seen this pict around 10 hrs ago, but i cant make comment in this pictures, beause im speechless! What a great, and ultra-modern mall! I love all the parts of the mall, especially the Elevator Tower. It's so futuristic. And one little thing that makes me feel sick is the Shoe Escalator. It looks so tacky, and i hope someday the developer change the shoe thing. But overall, SENAYAN CITY is a great mall. I wish, after the SOFITEL open and the tenants are 100% open, SENAYAN CITY is can be an Jakarta's Pride like Siam Paragon Motto : The pride of Bangkok. CMIIW

Yeah, i agree. But in white-and-glassy area like SENAYAN CITY atrium, a big and red shoes is look a little bit.... weird, i think. It fits better in colourful mall such as eX Plaza Indonesia, or Siam Center in Bangkok. At least, a Cinderella Glass Shoes is better. :lol: :lol: :lol:

I went to Senayan City last Sunday. The building is grand and sweeping, and the interior is cool and modern-looking. But the real jewel is the building exterior indeed. Probably the most beautiful building in Jakarta right now. No photo can capture it grandiosity (yet). Debenhams interior is a lot nicer than Sogo, and the price tag is less expensive, so XxRyoChanxX should be delighted ;).

I suspect that underground floor with reversed glass cone is a cafe walk thingee, something to compete with Cafe Walk (Plangi). Just a wild guess.

The website has been updated http://senayancity.com/home.php. Nice design, with flash animation allover the place. But overall it is very comprehensive.

I dont really like how they mix the tennants, it feels too... mixed. Duck King restaurant is next to LG Shop? Gee what is that? :D PIM2 excels in the zoning department IMO.

I think Plaza Senayan will still reign for a while in the upmarket shopping segment, possibly until Grand Indonesia (mall A)/Pacific Place becomes fully operational and tenanted in 2008. So far, I've been slightly dissapointed with Senayan City's tenants...as for Sudirman Place, well... :sleepy:

Plaza Senayan looks filthy now, it needs some major renovation. And considering that the PS complex is currently in legal dispute, I doubt we are going to see PS being renovated anytime soon. Which is sad.

It gives me a bit of shudder imagining that old malls going to be dumped by its visitor and tennants, in favour of newer and shinyer malls. I guess that how system works huh? :P

They are not opened yet. I just had been there this evening for Sushi Tei :D.
Like any upscale shopping mall in Jakarta, the security check is quite too much but there are slightly less security officers, compared with PIM 2.
