Yeah I agree, the shorter towers look somewhat similar to the JSX building, but the 55 storey tower will be a beauty once completed! Oh btw, I said earlier that the height will be 182 m...however, while in Jakarta recently I read an article which said that the height will be 225 m.

Btw, I don't know if anyone of you has heard of this, but recently the Peak was selected as one of the 50 Best Apartments in the world according to this book..read it in the ad.

Spot on, GreyX! ITs located in Setiabudi, an enclave off Sudirman. Actually, in that area, a massive construction is underway:
1. Sudirman Plaza Office Towers (2 Towers)
2. Mayflower Apartment (1 tower)
3. The Peak (4 towers)
4. The Icon (2 towers)

Holy crap!! No wonder i see so many cranes in that area!:eek: There are 4 different projects. The pics helped me determine its location.:D

Actually earlier someone said that The Icon was actually a pre-crisis project back in 1997, so apparently the basement is done. But I don't know if they've changed the design ... If they didn't, the architects are so brilliant to have conceived such a timeless design back then.... :)

:yes: It is impressive indeed...Actually a lot of pre-crisis designs were amazing (not just in Jakarta but also in Metro Manila). Too bad a lot of them didnt resume construction, but the good news is that some of them are restarting now in both cities.

Joko, I can see Sudriman Residence next to The Peak but how is Sudirman Plaza/Mayflower going? there doesn't seem to be much progress from that aerial shot you posted? (Btw I love that photo!)

The 15,000-square-meter plot of land on Jl. Setiabudi Raya, Central Jakarta, is surrounded by solid fences. Outside, some ojek drivers enjoy their meals on a sidewalk nearby.

Although people can't see what's happening inside the fences, the number of trucks and workers going in and out from the location gives an indication that a massive construction project is underway.

The plot is the location of a soon-to-be skyscraper that has been under construction since March 2004.

After nearly a decade-long absence in the construction of lofty buildings, Jakarta will next year see another skyscraper.

The building that some say will become the city's new icon is called "the Peak -- a Beaufort Residence at Sudirman".

Certainly, Jakarta has a few high-rise buildings. But only one of them, however, is included on the list of the world's 100 tallest buildings, namely the Wisma BNI 1946.

This building which rises 250 meters into the air (including spires) has 46 floors and ranks at 91st position after Chelsea Tower in Dubai.

Completed in 1996, Wisma BNI 1946 mostly hosts offices and hangout places. Unlike Wisma BNI 1946, the Peak will be a luxurious apartment complex that provides its residents with high-tech facilities.

"We have been preparing this building to become an icon of Jakarta. Rising 55 floors high, this will be the tallest building here," the Peak executive director Veri Y. Setiady said, adding that the building will stand about 254 meters high.

He seems to forget other skyscrapers like Wisma Mulia and Ritz-Carlton Towers, both in Jakarta.

"Malaysia has the 452-meter-high Petronas twin towers and Shanghai has the 421-meter-high Jin Mao building. We hope the Peak will be something (Indonesia) can also be proud of," Veri added.

The Peak will not only boast of its height, but also its world-class facilities and its unique design. The Australia-based Images Publishing listed the building as one of the world's 50 best apartments.

The concept of the Peak is as a modern metropolitan building that will become the new icon of Jakarta with the timeless character twin towers, and spectacular height and organized symmetry.

The Peak features four towers -- two towers have 35 floors and the other two have 55 floors. They combine luxury with classic elements.

The designs of the four towers and apartment units are on display to the public at an Architecture and Interior Exhibition (Archibition) from May 11 through May 29.

Swanny R. Hendrarta, General Manager Sales and Marketing, said that the Archibition would allow the public, the architecture community and potential buyers to examine closely the Peak's design.

"It will also allow the public to know what materials were used in construction," she said, adding that 80 percent of the apartment units had been sold.

By early this month, the project had finished construction of 22 floors. It is hoped that construction will be finished by next year.

The handing over of apartments to buyers is scheduled for June or July next year.

PT Graha Tunas Mekar, the developer of the Peak, does not want to be half-hearted in building a landmark for the capital.

In order to build this prestigious complex, project management asked several outstanding firms to join with them. For the architectural concept, PT Graha Tunas Mekar relied on DP Architect -- a Singapore-based architecture firm that has built many designs in South and East Asian cities.

Among the works of DP Architect are the New Changi Exhibition Center and Bugis Junction in Singapore, Bai Shi Da Garden in China, Centrium in Hong Kong and Wisma 1946 in Jakarta.

Concerning the interior design, the management of the Peak counts on Hirsch Bedner Associates, who bring concepts of Asian modernism to the Peak.

Singapore's Belt Collins International is employed to do the gardens and landscaping. With experience in resort areas in Hawaii, Thailand and Australia, this firm will put a tropical accent on the apartment complex.

"The swimming pool will look like a tropical resort," Veri boasted.

Given its elevation, the Peak will also only use qualified elevators to ensure safety and comfort.

The Peak uses two types of elevators, namely type GPS III M and Nexway that can carry 15 people at 150 meters per minute and 210 meters per minute respectively.

With a total investment of Rp850 billion (US$90 million), the Peak will also be equipped with advanced communications technology.

"Residents will be able to monitor their apartments through the Internet. They can also adjust the temperature," Veri added.

Kiki Rahardjo, an architect involved in the project, revealed that the building uses high-quality concrete to ensure a quake-proof structure.

"I am happy because local architects are involved in this prestigious project," he said.

Furthermore, to create effects for the building, Bo Steiber Lighting Design is employed. Lighting will accentuate the elevation of the four towers by night.

The Peak at Sudirman

- Has four towers: two 35-story towers and two 55-story towers.
- 352 apartment units marketed to the public, 110 units as serviced apartments.
- Spaces range from 80 square meters to 478 square meters, and prices from Rp1.2 billion to Rp8 billion.
- Penthouse is located on the 46th to 55th floors with 360ø views of Jakarta.

I've just checked to Project Department regarding our top height
including the crown is 218.5 m counted from ground floor.
Our ground floor is higher then sea surface, we don't know exactly how
higher it is.
According to the project surveyor, our apartment is the highest
apartment in the world compare to other twin tower like us in this world
(compare apple to apple)

Kerangka Beton Tahan Gempa Bumi

Dari empat menara, dua menghadap selatan dan dua lainnya ke utara. Menara ini didesain untuk merangsang persepsi manusia tentang kemegahan yang digabung dengan konsep yang spektakuler. ''The Peak dirancang dengan menonjolkan tinggi dengan struktur vertikal ditambah beberapa elemen arsitektural tanpa meninggalkan kesan klasik dan eksklusif,'' paparnya.

Setiap unit apartemen memiliki pembagian ruang yang fleksibel sehingga memudahkan untuk mengatur ruang interior dan pemandangan, serta sirkulasi udara yang alami dengan desain yang bagus.

Sedangkan konsultan interior, Hirsh Bedner Associates (HBA), mendesain konsep The Peak Residence Sudirman dengan tema Asian modernism. 'Asian' merupakan refleksi karakter lokal yang tecermin pada penggunaan material eksotik seperti kayu, design artwork dan sculpture. ''Sementara 'modernism' dituangkan dalam konsep simetris dan presisi. Untuk mengurangi kesan formal apartemen ini menggunakan bentuk-bentuk geometris yang relaks seperti bentuk lengkung pada tangga utama lobi club house,'' terang Veri.

Landsekap The Peak didesain dengan arsitektur kontemporer bernuansa tropis disertai sentuhan budaya lokal. Ini, jelas Veri, didesain dalam suatu konsep yang menyerupai perjalanan menelusuri beragam keunikan melalui desain dinding-dinding batu, permainan permukaan tanah yang dinamis, beraneka bentuk water feature, serta keasrian tumbuhan dan semerbak bunga yang mengingatkan pada suasana resor tropis.

Dari sisi struktur gedung, kata Veri, menara The Peak diperkuat dengan kerangka beton untuk menerima tekanan gravitasi, gempa bumi dan efek lingkungan lainnya.

''Secara stuktur, menara ini sangat rapuh. Untuk mengatasinya, The Peak menggunakan teknologi mutakhir generasi ketiga untuk pembangunan gedung tinggi atau pencakar langit core wall and outrigger system. Dengan sistem ini The Peak dapat bertahan dari siklus gempa 500 tahunan dan angin kencang setiap 100 tahun,'' papar Veri.

Unit Terjual 80 Persen

Sampai saat ini dari total 350 unit yang dibangun di The Peak Residence Sudirman yang sudah terjual sekitar 80 persen. Semua unit ditargetkan laku terjual saat topping off akhir tahun ini.

Executive Director PT Graha Tunasmekar, yang merupakan grup Agung Podomoro selaku pihak yang memmbangun The Peak, Veri Y Setiyadi, kepada wartawan mengatakan, sampai saat ini respons konsumen cukup bagus. Terbukti sudah 80 persen unit yang terjual. ''Kami targetkan pada saat topping off akhir tahun ini sekitar bulan Oktober atau November, hampir 100 persen unit sudah bisa terjual,'' ujarnya.

Rencana pembangunannya sendiri ditargetkan rampung pada Juni 2006. Biasanya ketika serah terima kepada para konsumen, semua unit sudah terjual.

Veri menyatakan pasar mereaksi kehadiran The Peak dengan cukup bagus. Sebab segmentasi apartemen ini sekarang bisa dikatakan belum ada. ''Kami harus menjadi yang pertama untuk menarik pasar di segmentasi ini. Saat kami luncurkan pada awal 2004 sudah 50 persen unit yang bisa terserap,'' ungkapnya.

The Peak, menurut Veri, terpilih sebagai 50 apartemen terbaik di dunia versi Image Publishing Australia. Setiap tahun, mereka menerima banyak usulan apartemen mewah di berbagai belahan dunia untuk dinobatkan sebagai yang terbaik. yeah I think the 218.5 m is probably the most reliable.
Anyway, I'm not all that disappointed that its only short of 220m. That's a pretty decent height anyway for Jakarta, I think we need more 200m buildings.

hahaha..but it hasn't finished construction yet. The 35 storey towers will be slightly taller than 4 seasons, but the 55 storey towers will rise up far beyond it!

or the highest flag-pole-on-a-twin-tower-apartment-in-the-world *try say that 5 times fast..* :lol:

JAKARTA: The construction of the highest apartment towers in the city is slated for completion in June 2006, with 85 percent of the premises' 444 apartments and 16 penthouses sold.

The 35-story twin tower of The Peak-A Beaufort Residence on Sudirman Central Business District, according to the operator, will provide customers with services much like a hotel.

"It will be the perfect choice for those who plan on a short stay in Jakarta," executive director Very Y. Setiady said on Thursday.

I think the peak doesn't look tall as well as bni46 even it's
already finished for 46 floors coz
it's not fully completed yet..once it's completed it'll look tall as should it be...
hopefully.. everyday i pass the toll cawang-tj.priuk..it's so clear to see bni 46 and ritz carlton.. both look tall.. but i can't see the peak construction yet.. maybe that's because the reason that i sais b4..

and it is correct

I just passed the peak today.. i saw the floor number.. it's already 47 floors..
so it will have only 8 floors to be topped off...

I passed by the construction today, it's already 51 floors and I saw the sign post floor number, they skip all "the bad luck" number..... 1,2,3,5,...11,12,15,16....23,25,26...32,33,35....43,45,46.....and so on....

Nah, looks more like 200m (try to imagine the 212m Ritz). The crown will add 15 m at the top...

Apartemen ini terdiri atas empat tower. Dua tower memiliki 35 lantai. Dua tower lainnya terdiri atas 55 lantai setinggi 200 meter. Apartemen di Jakarta kini tumbuh bak jamur di musim penghujan. Sejumlah pengembang membangun dan menawarkan apartemen dengan bidikan segmen pasar yang berbeda.

Salah satu apartemen yang kini sedang dibangun adalah The Peak Residence yang terletak di kawasan segi tiga emas Sudirman. Executive Director PT Graha Tunasmekar, Veri Y Setiady, kepada wartawan mengatakan, lokasi The Peak sangat strategis karena terletak di pusat bisnis Jakarta.

Apartemen ini terdiri atas empat tower. Dua tower memiliki 35 lantai, dan dua tower lainnya terdiri atas 55 lantai setinggi 200 meter. Dari 55 lantai yang direncanakan, sampai saat ini sudah 22 lantai yang dikerjakan. Proses pembangunannya ditargetkan selesai pada Juni 2006.

Dengan kondisi seperti itu, The Peak akan menjadi bangunan tertinggi di Jakarta. ''The Peak nantinya akan bisa dilihat dari mana-mana karena merupakan bangunan tertinggi di Jakarta. Para penghuninya juga bisa menyaksikan pemandangan Kota Jakarta karena kami menyediakan fasilitas khusus di lantai 40,'' katanya, Rabu (11/5).

Apartemen ini dihadirkan bagi kalangan profesional dan pengusaha yang membutuhkan hunian yang mewah dan nyaman, serta tempat investasi yang menarik dan prospektif. Bahkan, PT Graha Tunasmekar, grup Agung Podomoro yang membangun apartemen ini, berobsesi untuk menjadikan The Peak sebagai ikon baru Kota Jakarta.

Veri mengatakan, di setiap negara terdapat sebuah bangunan yang menjadi kebanggaan. Malaysia, misalnya, memiliki Gedung Petronas yang sangat dibanggakan oleh penduduknya. Demikian pula negara-negara lain. ''Kami ingin nantinya The Peak juga bisa menjadi bangunan yang patut dibanggakan,'' imbuhnya.

Landmark Total unit yang akan dibangun di atas lahan seluas 1,3 hektar itu berjumlah 460 unit. Yang dipasarkan sebanyak 350 unit dengan hak milik (strata title). Sementara 110 unit lainnya digunakan untuk servis apartemen.

Luas per unit bervariasi, mulai dari 82 meter persegi hingga 478 meter persegi. Khusus untuk penthouse yang berada di lantai 46-55 luasnya 478 meter persegi. Setiap satu unit menempati satu lantai. Dengan demikian penthouse ini mempunyai kelebihan tersendiri karena penghuninya bisa menikmati pemandangan Ibu Kota Jakarta dengan posisi pandang 360 derajat, atau tanpa penghalang.

Sejumlah fasilitas penunjang disiapkan untuk menambah kenyamanan penghuni. Di antaranya lift pribadi, kolam renang dengan suasana resor tropis, restoran, hall serbaguna, dan berbagai fasilitas lainnya.

Veri menyebut The Peak tidak sekadar tempat tinggal, namun landmark dengan identitas kuat yang menandai gaya hidup penguninya. ''Kami menawarkan segala fasilitas yang akan merefleksikan gaya hidup para penghuninya,'' imbuhnya.

Untuk menggarap proyek besar ini, Very mengaku telah menggandeng sejumlah konsultan dan arsitek dari dalam dan luar negeri. DP Architects menjadi konsultan arsitektur dan mendesain The Peak sebagai ''modern metropolitan building as new icon of Jakarta with timeless character twin tower.''

Kerangka Beton Tahan Gempa Bumi

Dari empat menara, dua menghadap selatan dan dua lainnya ke utara. Menara ini didesain untuk merangsang persepsi manusia tentang kemegahan yang digabung dengan konsep yang spektakuler. ''The Peak dirancang dengan menonjolkan tinggi dengan struktur vertikal ditambah beberapa elemen arsitektural tanpa meninggalkan kesan klasik dan eksklusif,'' paparnya.

Setiap unit apartemen memiliki pembagian ruang yang fleksibel sehingga memudahkan untuk mengatur ruang interior dan pemandangan, serta sirkulasi udara yang alami dengan desain yang bagus.

Sedangkan konsultan interior, Hirsh Bedner Associates (HBA), mendesain konsep The Peak Residence Sudirman dengan tema Asian modernism. 'Asian' merupakan refleksi karakter lokal yang tecermin pada penggunaan material eksotik seperti kayu, design artwork dan sculpture. ''Sementara 'modernism' dituangkan dalam konsep simetris dan presisi. Untuk mengurangi kesan formal apartemen ini menggunakan bentuk-bentuk geometris yang relaks seperti bentuk lengkung pada tangga utama lobi club house,'' terang Veri.

Landsekap The Peak didesain dengan arsitektur kontemporer bernuansa tropis disertai sentuhan budaya lokal. Ini, jelas Veri, didesain dalam suatu konsep yang menyerupai perjalanan menelusuri beragam keunikan melalui desain dinding-dinding batu, permainan permukaan tanah yang dinamis, beraneka bentuk water feature, serta keasrian tumbuhan dan semerbak bunga yang mengingatkan pada suasana resor tropis.

Dari sisi struktur gedung, kata Veri, menara The Peak diperkuat dengan kerangka beton untuk menerima tekanan gravitasi, gempa bumi dan efek lingkungan lainnya.

''Secara stuktur, menara ini sangat rapuh. Untuk mengatasinya, The Peak menggunakan teknologi mutakhir generasi ketiga untuk pembangunan gedung tinggi atau pencakar langit core wall and outrigger system. Dengan sistem ini The Peak dapat bertahan dari siklus gempa 500 tahunan dan angin kencang setiap 100 tahun,'' papar Veri.

Unit Terjual 80 Persen

Sampai saat ini dari total 350 unit yang dibangun di The Peak Residence Sudirman yang sudah terjual sekitar 80 persen. Semua unit ditargetkan laku terjual saat topping off akhir tahun ini.

Executive Director PT Graha Tunasmekar, yang merupakan grup Agung Podomoro selaku pihak yang memmbangun The Peak, Veri Y Setiyadi, kepada wartawan mengatakan, sampai saat ini respons konsumen cukup bagus. Terbukti sudah 80 persen unit yang terjual. ''Kami targetkan pada saat topping off akhir tahun ini sekitar bulan Oktober atau November, hampir 100 persen unit sudah bisa terjual,'' ujarnya.

Rencana pembangunannya sendiri ditargetkan rampung pada Juni 2006. Biasanya ketika serah terima kepada para konsumen, semua unit sudah terjual.

Veri menyatakan pasar mereaksi kehadiran The Peak dengan cukup bagus. Sebab segmentasi apartemen ini sekarang bisa dikatakan belum ada. ''Kami harus menjadi yang pertama untuk menarik pasar di segmentasi ini. Saat kami luncurkan pada awal 2004 sudah 50 persen unit yang bisa terserap,'' ungkapnya.

The Peak, menurut Veri, terpilih sebagai 50 apartemen terbaik di dunia versi Image Publishing Australia. Setiap tahun, mereka menerima banyak usulan apartemen mewah di berbagai belahan dunia untuk dinobatkan sebagai yang terbaik. Image Publishing kemudian menerbitkan buku yang berisi daftar apartemen terbaik di dunia.

Ketika penentuan mereka memiliki parameter tersendiri. Selain itu, mereka juga menerjunkan tim screening untuk menilai apartemen mana yang pantas dinobatkan sebagai bangunan terbaik.

The Peak, Fenomena Gedung Tinggi Indonesia

Kalau sedang berjalan di Jalan Jenderal Sudirman atau Jalan Setiabudi Raya, Jakarta, tengoklah sebuah proyek yang letaknya sekitar 160 meter dari Chase Plaza dan Gedung BCA.

Di sana sedang dikerjakan empat menara apartemen The Peak, A Beaufort Residence at Sudirman. Dua gedung berlantai 35 dan dua lainnya berlantai 55. Proyek ini dijadwalkan selesai Juli 2006.

Hal yang menarik pada proyek ini ialah ia tidak sekadar akan menjadi gedung tertinggi di Tanah Air, tetapi juga menjadi semacam benchmark untuk semua gedung tinggi di Indonesia. Proyeknya belum rampung, tetapi para calon insinyur sipil dan arsitek dari pelbagai perguruan tinggi sudah menyampaikan minat untuk menulis skripsi tentang gedung-gedung apartemen ini. Para ahli desain interior dan eksterior juga bolak-balik datang ke lokasi proyek dan unit contoh untuk meraih inspirasi di proyek yang terpilih sebagai 50 of Worlds Best Apartments in The World� ini.

Besarnya minat membahas dan meneliti apartemen The Peak tentu tidak sekadar karena ia tampak tinggi dan gagah, tetapi karena ia refleksi dari sebuah kerja besar yang melibatkan demikian banyak orang dari berbagai disiplin ilmu. Membangun gedung tinggi mutlak membutuhkan presisi sempurna.

Sebuah gedung tinggi harus mempunyai konstruksi yang amat kokoh, namun ia tidak bisa mempunyai tiang yang terlalu besar. Tiang yang besar memang kokoh, namun ia juga berat. Presisi dibutuhkan untuk menentukan ukuran yang pas dengan berat seringan mungkin.

Sebuah bangunan tinggi juga harus bisa bertahan lama, mampu berdiri sekian tahun, agar terjadi pula keseimbangan antara biaya yang telah dikeluarkan dan manfaat yang didapat.

Selain itu, sebuah gedung tinggi juga punya banyak sistem yang rumit dan butuh pengelolaan dengan akurasi tinggi. Contoh paling sederhana, bagaimana membuat air dari bawah tanah bisa naik hingga ke puncak gedung. Kalau satu lantai terdiri atas empat meter, maka 55 lantai mempunyai ketinggian 220 meter, lebih dari dua kali panjang lapangan sepak bola. Itu berarti, ada mesin yang mampu menarik air hingga ke ketinggian lebih dari 220 meter. Lift yang digunakan pun mesti mempunyai sopistikasi lebih dibandingkan dengan lift biasa, sebab ia mesti mampu bergerak mengangkut manusia dari lantai satu hingga ke ketinggian 220 meter. Kecepatan bergerak ke atas dari lift itu pun mesti cepat sehingga orang yang hendak naik ke lantai 55 hanya membutuhkan waktu kurang dari satu setengah menit.

Pengembang proyek ini, PT Graha Tunas Mekar, anggota Grup Agung Podomoro, menyadari hal itu sehingga menghimpun para ahli di bidangnya untuk bersinergi melahirkan sebuah proyek hunian yang nyaman dan aman. Pengembang The Peak ingin agar para ahli tersebut bekerja dengan gerak yang seirama. Kalau diibaratkan konser, hasil aksi mereka memunculkan suara merdu yang amat padu.

Ini proyek yang sangat saya banggakan sebab merupakan buah dari sinergi orang-orang penuh talenta di bidangnya, ujar Trihatma Kusuma Haliman, Direktur Utama Grup Agung Podomoro di Jakarta, Kamis (11/8). Trihatma menggambarkan The Peak lahir dari gagasan besar, memunculkan sebuah apartemen dengan kelas dunia. Tetapi saya tidak berhenti di sini, saya akan melahirkan proyek prestisius lain yang juga menekankan kualitas hunian, katanya.

Proyek ini, seperti dikemukakan Direktur Eksekutif The Peak Veri Y Setiady, dikerjakan oleh arsitek dari DP Architects dan Airmas Asri, konsultan interior Hirsch Bednes Associates. Lansekap, Belt Collins Internasional, façade engineering Arup Faade. Lalu konsultan Wind Tunnel, Rowan Williams Davies & Irwin. Spesial Lighting dari Bo Steiner Lighting. Sentuhan sekelompok orang-orang bertalenta itu di proyek The Peak memunculkan model arsitektur modern kontemporer. Meski tubuhnya tinggi, ia tidak tampak tambun, sebab style arsitektur yang dikembangkan membuat The Peak ramping, ringkas, dan bersih. Rangka kaca yang didesain sedemikian rupa membuat bangunan itu tampak elegan.

Fenomena yang muncul adalah, antara The Peak dan para pelaksana proyek ini kemudian terjadi situasi saling menguntungkan. The Peak memperoleh kualitas proyek yang prima, sedangkan para ahli tersebut mendapat nama di sini. Pada babak berikutnya sejumlah pengembang besar, yang juga bermodal kerja kuat, memanfaatkan kemampuan mereka.

Dengan segenap keunggulan itu, apakah The Peak memperoleh sambutan hangat dari pasar? Tampaknya demikian karena menurut penuturan Veri, penjualan sudah mencapai 80 persen. Veri yakin, pada awal tahun depan hampir seluruh unit apartemen yang ditawarkan kepada pasar akan habis dibeli konsumen. Itu berarti, ia bisa bergegas untuk menyiapkan proyek berikutnya.

Keyakinan Veri dilandaskan pada beberapa aspek. Pertama, tingginya bangunan The Peak menyebabkan apartemen itu mempunyai daya pikat tinggi. Sebagian warga mempunyai kebanggaan berdiam di apartemen yang menjadi gedung tertinggi di Indonesia. Berdiam di apartemen ini berarti berdomisili di apartemen yang menjadi bahan percakapan publik.

Kedua, lokasi The Peak di jantung Jakarta. Berdiam di sini berarti dekat ke mana-mana. Ke kantor, ke pusat perbelanjaan, ke pusat bisnis, ke hotel, dan sebagainya, bisa dilakukan dengan berjalan kaki. Dalam kondisi Jakarta yang demikian hiruk dan macet, di masa-masa mendatang apartemen yang lebih disukai masyarakat adalah yang terletak di jantung kota, pusat hunian atau di sentra-sentra bisnis/perdagangan. Masyarakat kian enggan berhadapan dengan kemacetan, warga tidak mau membuang BBM akibat parahnya kemacetan di jalan.

Masyarakat cukup terganggu oleh melonjaknya jumlah berbagai jenis kendaraan, terutama mobil, sementara pembangunan infrastruktur berjalan sangat lamban. Lambannya pembangunan infrastruktur ini beberapa tahun mendatang akan mengakibatkan jalan-jalan di kawasan sibuk Jakarta akan menjadi lapangan parkir terluas di dunia.

Ketiga, muncul pandangan bisnis bahwa harga beli apartemen itu pun pasti akan melonjak, seiring dengan perkembangan ekonomi masyarakat. Membeli apartemen itu sama dengan menanam investasi.

Beberapa pertanyaan

Terlepas dari beragam nilai lebihnya, The Peak mestinya bisa lebih baik. Pertama, pengembang The Peak terkesan tidak melakukan ikhtiar luar biasa untuk melahirkan karya lebih besar. Misalnya, mengapa dua menara apartemen berlantai 55 tidak dijadikan satu saja, sehingga yang muncul adalah bangunan 110 lantai. Jika ini dilakukan oleh Graha Tunas Mekar, masalahnya akan menjadi lain. The Peak bukan saja akan menjadi salah satu dari apartemen terbaik di dunia, sebagaimana yang sudah diraih. Akan tetapi, menjadi apartemen tertinggi dan terbaik di dunia.

Paling tidak terdapat sebuah landmark yang patut dilihat di Ibu Kota. Agak mengherankan, aspek ini tidak menjadi pertimbangan pengembang The Peak. Jakarta, salah satu kota terbesar di dunia, kiranya laik memiliki gedung dengan tinggi di atas 85 lantai.

Kota-kota dunia lainnya, seperti Taipei, Kuala Lumpur, Chicago, New York, Frankfurt, Hongkong, dan Shanghai, sudah melakukannya. Gedung tinggi di kota-kota tersebut kemudian bukan saja menjadi landmark, simbol atau kebanggaan kota, tetapi juga menjadi pusat wisata. Ribuan orang saban hari antre dan bayar untuk sekadar bisa naik ke puncaknya.

Kedua, pengembang The Peak sejak dini mestinya mulai ikut memikirkan situasi lalu lintas di sekitar kawasan The Peak. Apakah kemacetan di Jalan Jenderal Sudirman tidak menjadi masalah bagi penghuni apartemen itu.

Sekadar ilustrasi, ada ribuan orang akan berdomisili di apartemen jangkung itu. Jika 300 orang di antara mereka saja keluar dengan kendaraannya, akan terasa betapa jalan-jalan di sekitar itu akan menjadi lebih pikuk dan lebih macet.

Ini harus diakui, mestinya bukan masalah The Peak saja. Justru Pemerintah Provinsi DKI Jakarta yang mesti memikirkan jalan keluar masalah tersebut. Namun, daripada berharap pada Pemprov DKI yang notabene sudah mempunyai demikian banyak pekerjaan rumah berat, ada baiknya The Peak memikirkan masalah itu masak-masak, misalnya dengan memikirkan jalan alternatif, jalan dan akses baru. Ini juga menyangkut layanan dan concern kepada para pembeli apartemen. Jika ini berhasil dicari jalan keluarnya, pengembang The Peak akan meraih nama lebih harum.

Ketiga, manajemen The Peak perlu pula memikirkan secara amat jauh dampak dari skala apartemen besar. Meski manajemen sudah mengatur sedemikian rupa secara rapi, tetapi tetap saja akan ada potensi terjadi persinggungan manusia dan perbedaan-perbedaan kepentingan. Apabila masalah ini bisa diatasi dengan baik, The Peak akan meraih reputasi lebih hebat lagi.

The 15,000-square-meter plot of land on Jl. Setiabudi Raya, Central Jakarta, is surrounded by solid fences. Outside, some ojek drivers enjoy their meals on a sidewalk nearby.

Although people can't see what's happening inside the fences, the number of trucks and workers going in and out from the location gives an indication that a massive construction project is underway.

The plot is the location of a soon-to-be skyscraper that has been under construction since March 2004.

After nearly a decade-long absence in the construction of lofty buildings, Jakarta will next year see another skyscraper.

The building that some say will become the city's new icon is called "the Peak -- a Beaufort Residence at Sudirman".

Certainly, Jakarta has a few high-rise buildings. But only one of them, however, is included on the list of the world's 100 tallest buildings, namely the Wisma BNI 1946.

This building which rises 250 meters into the air (including spires) has 46 floors and ranks at 91st position after Chelsea Tower in Dubai.

Completed in 1996, Wisma BNI 1946 mostly hosts offices and hangout places. Unlike Wisma BNI 1946, the Peak will be a luxurious apartment complex that provides its residents with high-tech facilities.

"We have been preparing this building to become an icon of Jakarta. Rising 55 floors high, this will be the tallest building here," the Peak executive director Veri Y. Setiady said, adding that the building will stand about 254 meters high.

He seems to forget other skyscrapers like Wisma Mulia and Ritz-Carlton Towers, both in Jakarta.

"Malaysia has the 452-meter-high Petronas twin towers and Shanghai has the 421-meter-high Jin Mao building. We hope the Peak will be something (Indonesia) can also be proud of," Veri added.

The Peak will not only boast of its height, but also its world-class facilities and its unique design. The Australia-based Images Publishing listed the building as one of the world's 50 best apartments.

The concept of the Peak is as a modern metropolitan building that will become the new icon of Jakarta with the timeless character twin towers, and spectacular height and organized symmetry.

The Peak features four towers -- two towers have 35 floors and the other two have 55 floors. They combine luxury with classic elements.

The designs of the four towers and apartment units are on display to the public at an Architecture and Interior Exhibition (Archibition) from May 11 through May 29.

Swanny R. Hendrarta, General Manager Sales and Marketing, said that the Archibition would allow the public, the architecture community and potential buyers to examine closely the Peak's design.

"It will also allow the public to know what materials were used in construction," she said, adding that 80 percent of the apartment units had been sold.

By early this month, the project had finished construction of 22 floors. It is hoped that construction will be finished by next year.

The handing over of apartments to buyers is scheduled for June or July next year.

PT Graha Tunas Mekar, the developer of the Peak, does not want to be half-hearted in building a landmark for the capital.

In order to build this prestigious complex, project management asked several outstanding firms to join with them. For the architectural concept, PT Graha Tunas Mekar relied on DP Architect -- a Singapore-based architecture firm that has built many designs in South and East Asian cities.

Among the works of DP Architect are the New Changi Exhibition Center and Bugis Junction in Singapore, Bai Shi Da Garden in China, Centrium in Hong Kong and Wisma 1946 in Jakarta.

Concerning the interior design, the management of the Peak counts on Hirsch Bedner Associates, who bring concepts of Asian modernism to the Peak.

Singapore's Belt Collins International is employed to do the gardens and landscaping. With experience in resort areas in Hawaii, Thailand and Australia, this firm will put a tropical accent on the apartment complex.

"The swimming pool will look like a tropical resort," Veri boasted.

Given its elevation, the Peak will also only use qualified elevators to ensure safety and comfort.

The Peak uses two types of elevators, namely type GPS III M and Nexway that can carry 15 people at 150 meters per minute and 210 meters per minute respectively.

With a total investment of Rp850 billion (US$90 million), the Peak will also be equipped with advanced communications technology.

"Residents will be able to monitor their apartments through the Internet. They can also adjust the temperature," Veri added.

Kiki Rahardjo, an architect involved in the project, revealed that the building uses high-quality concrete to ensure a quake-proof structure.

The crown will be on top of the top floor (floor#55), so after topping-off the 55th floor, they will build the crown on top of it...just like the lower towers, after toping off 35th floor a couple months ago, now they're making the crown on top of them :

Honestly it is quite tall u can see it from far I estimate the height is 220m
