I am going in late April, it really looks neat with that long pool.The National is known and heralded as a near perfect rehabilitation of an Art Deco hotel. It is located next door to Delano, built in 1939 and rehabed by Phillip Stark in 1995. Delano makes preservationists shriek, models/actors/publishers demand comps, and mid-westerners to pay too much to stay in a place that Jennifer Aniston slept.
The National is cool, but the night life is better next door to Delano to the north or Sagamore to the south. The location is excellent. You are sure to have a great time.

Between Miami Beach, Downtown, Coral Gables, the Grove, Ft. Lauderdale etc., no city in the South can compare to it. Perhaps, New Orleans, but on a much, much smaller scale. Miami is now, what Atlanta was 10 years ago....the sheer amount of building going on is crazy.

I agree...Miami (and South Florida in general) is undergoing a transformation that will very soon catapult it into a much greater level of cosmopolitan-ism (not that it doesn't have alot of that now) Just thinking about how much offers know (in terms of a really urban experience) and how much more it'll have in a few years always brings joy to my heart:)

I went to Miami a year ago. It is a very colorful city to say the least. I was floored by the sheer coolness factor of the entire Miami/Ft. Lauderdale area. The various architeture is stunning. I'm not really a fan of Art Deco, but after visiting Miami, I'm slowly beginning to appreciate it.

Phila I saw it in the 80's. It was run down and dirty, and there was a lot of crime. In fact people didnt go to south beach at night. I remember the local news makeing a big deal about opening a park down there and revitalizing the area. I never imagined that it would come back so strong. The whole beach was tired then, but I liked it. My brother, friends and I used to spend a lot of time in Surfside, it was very quiet there so it was nice. :)

The people at the City of Miami Beach are the best! Many people are amazed by the revitalization of MB, and frankly, I'm amazed that it ever fell to neglect. But boy did it ever.
This is an Urban Planning case study and a brilliant move....one of the catalysts to the revitalization happened when Ocean Drive was shifted to the East. Prior to that the Ocean Drive buildings were hotels with little restaurants in the lobbies (look at the the sidewalk in the "chainsaw scene" in Scarface). Once you shift the street to the East and enlarge the sidewalks width you now have changed the use!!! These buildings are now restaurants with hotels on top of them. Activitiy begets activity...restaurants are filled and hotel rooms are filled.
Notice that the buildings south of the Performing Arts Center on Biscayne are all using this model. The Biscayne Blvd. beautification project includes shifting the Boulevard to the East and enlarging the sidewalks in front of these major condos. BRILLIANT!! :cheers:
Ocean Drive also implemented their own Association that levied a special tax on the the food and beverage receipts and gave a vote to each business...they used the money to clean gum off the sidewalks at sunrise and to provide undercover security to aid the MBPD.
The incredible economic engine of Ocean Drive was inspiration to redevelop Lincoln Road. When I moved here in 1992, there were 4 businesses worth visiting (Lazy Lizard Lounge rocked!!!) and the rest were boarded up.
Really, the quality of life here is absolutely amazing!
logybogy March 6th, 2005, 07:14 AM The main problem with Miami Beach is the ridiculous real estate prices (good if you managed to buy in the 80's and early/mid 90's, bad if you are trying to buy anything now).
The other parts that I really hate are the traffic and the parking. You fucking have to pay to park almost anywhere on the beach and it annoys the hell out of me.
I also think the retail on Miami Beach sucks for the most part. It's way too expensive and tourist trappy for my tastes.
That's not to say, Miami Beach isn't gorgeous. I adore the ocean, but if I had a choice Aventura/Sunny Isles Beach would be so much more convenient to live.
Much more reasonable real estate in the older condos and easy access to Aventura Mall and all the big box retail you could imagine...Target, Circuit City, Best Buy, Whole Foods, Barnes and Noble, etc.
It's also on county line and only 20-30 minutes to both downtown Miami and Ft. Lauderdale.
Oh and parking is free in Aventura. :)

Why are high prices a problem? The prices keep people with bad attitudes to live elsewhere. :)
I'm posting a photo thread for you logy... Check out the Miami Beach Sunday Stroll...I had a nice 90 minute walk today that I'd like to share.
I never had to park because everything is in walking distance, true...the traffic was sometimes a challenge....PEDESTRIAN traffic. Seems like everytime I tried to take a nice picture of a building some pretty girl would just get in the way.

I would love to live in a multi-million dollar condo in Continuum or Ill Villaggio, but not everyone can afford such things unfortunately.
And the cheap stuff on miami beach in the 200,000-300,000 range is not that desirable to me. Even the mid-range stuff from 300,000 -500,000 is oftentimes not that good.
I lived in Miami Beach for almost 15 years in the 80's and 90's, so I know how beautiful it can be. I bought a direct oceanfront condo with unobstructed ocean and city views with 1500 sq. ft. on the 19th floor in the 80's for $103,000....sold it long ago but the same unit is probably worth close to $600,000 or $700,000 now.
It's just sad that if I wanted to move back, I wouldn't be able to get anything close to what I had.

I am more than thrilled to live on Miami Beach (13 years running)..not in Continuum or Il Villagio, but in a modest deco pad (for the last 8 years) with old leaky windows and no dishwasher.
Given the choice, I'd rather be able to live in this location without a valet or a security guard, and even get me haircut less than have to to live in any other place.

It's not for everyone, but the quality of Urban life here is beyond compare...(as he sips his smoothie made from fresh Mangos purchased on Lincoln Road this afternoon).

According to Sieger, the transition from architect to developer has been a seamless one in light of the company's history of success embracing diversification in order to provide a fully integrated range of services. In 1980 GS2 Corporation, a general contracting and construction management company, became a Sieger Suarez affiliate with general contractor Ronald I. Gaines at the helm. Similarly, in 1993, EGS2 Corporation, a full-service landscape architecture and land planning affiliate, became part of the Sieger Suarez family under the direction of President William A. Eager, a longtime member of the American Society of Landscape Architects.

Perhaps you can set up some new threads that are organized to your liking, and loaded up with old and outdated information. That way, overly excited organization freaks can have their place, and people that have been getting cutting edge information and lively rantings can do so as they have been.
Should you chose to keep posting, one courtesy would be for you to get in touch with your hyperlink button...most people in the forum are well aware of the old projects and pictures that you are posting and it would save time and bandwidth, with the hyperlink to the old information remedial forumers and new folks can click on the hyperlink to be brought up to speed.
