$260m expansion plan for Doha City Center


Doha: Plans are afoot for the expansion of the Doha City Centre. Construction modalities and a financial agreement worth $260m were signed on Monday by the Al Rayyan tourism investment company, the owner, and others in a function at hotel Rydges Plaza.

As per the agreement, construction of four hotels and other projects will start next month and will take 24 months to finish. The project comprises development on the west and east sides of the City Centre phase I building (shopping mall). The projects sites are entitled phase II west and phase III A east.

Phase II west consists of three below grade levels, an above ground seven storey podium under the Marriott courtyard and Marriott Renaissance towers, two towers, each tower including the podium is 50 storeys tall.

Phase III A east consists of three below grade levels, an above ground seven storey podium under the Shangri- La and Rotana towers. The Shangri La and Rotana are five- star hotels.

These projects are to be funded by Qatar's Commercialbank and Doha bank, Bahrain's Al Ahli United bank and Kuwait's Middle East bank.

The signing ceremony was attended by a number of senior officials from the participating companies and banks.

yeah four new hotels are being built by al faisal holding. each with a minimum of 50 floors, ready by 1Q 2007. marriot courtyard, marriort residences, shangerli or whatever.. and i think hilton suites.. cant remeber..

When the mall was built, it was the largest in the region and 7th largest in the world.

Al Habtoor to build four Doha hotels for Dh954m

Doha : Dubai-based Al Hab-toor Engineering won a Dh954.2 million ($260 million) contract to build four new hotels, officials said.

Construction is due to start next month and will be completed in a year's time, ahead of the Asian Games.

Al Rayyan Tourism Investment Company is the owner of the project, which will be built as part of the Doha City Centre expansion.

Four banks including Commercialbank and Doha Bank of Qatar, Al Ahli United Bank of Bahrain and Kuwait Middle East Bank are financing the project.

The project comprises development on the west and east sides of the existing Doha City Centre, the city's most popular shopping mall. The new project sites are titled Phase II West and Phase III A East.

The Phase II West expansion consists of three underground levels and an above ground seven-storey podium for Marriott Courtyard and Marriott Renaissance Towers.

The Marriott Courtyard will be a four-star hotel with 204 guestrooms and 127 Marriott executive apartments.

Marriott Renaissance, a five-star hotel with 258 rooms and suites and two towers, will contain additional office space for rent. Each tower including the podium will be 50 storeys tall.

The seven-storey podium building will be 55,316 square metres in size, and will contain both front and back office facilities for the two hotels as well as the main entrances and rooftop recreation facilities.

The Phase III A East will consist of three below grade levels. It will also have an above ground seven-storey podium for the Shangri-La and Rotana Towers.

The Shangri-La is a five-star hotel with 272 rooms and 46 hotel apartments. Rotana is a five-star hotel with 273 rooms and 115 hotel apartments.

Cansult Limited of Doha is the project manager while the architects are HOK Canada of Toronto.

I'd take it they'd be less than 200 m or more? They're all constructed in a year n a half, pretty good. Mind you everythin is fast track now.

I would think that there is a big possibility of that, plus one year to construct 4 50 story towers is too fast, so i think the designs might be the same.

Ya, I think they all will look the same, that's probably why the contractor needs only a year to finish them. They'll probably be 200 m or less.

thinking about it twice they have to have the same design
the black & white shows us 2 identical towers at 50 floors
it could be the marriott towers!
if you have a look at www.rotana.com and open the brochure for the manama rotana it also looks like these twins in the black and white render.
if you look closely you can see another identical tower in the background between the palm and the left tower

result: all 4 hotels have the same design, floors, height and almost the same number of hotel rooms.
it seems like on every corner of the mall one of these is being built!

Dubai based Al Habtoor Engineering has won a USD260m contract to build four new hotels in Doha. The 258-room Marriott Renaissance, four-star Marriott Courtyard, 272-room Shangri-La and 273-room Rotana are all owned by the Al Rayyan Tourism Investment Company.

This engineering marvel, is the biggest project awarded to HEE till today. It will be one of the landmark projects in Qatar, which will add another masterpiece to the architecture of Doha. The fast-track project is due to be completed by end of 2006, in advance of the Doha Asian Games scheduled for December 2006. Hence completion of project before the event is crucial in all aspects," explained Nasr.
The project calls for the construction of five towers 49 storeys high with all having a direct link to the existing mall, which is one of the biggest in the Gulf. The total covered area of the project will be 397,427 m2, the total tower area will be 224,840 m2.
Hong-Kong's Shangri-La Hotels & Resorts will operate a 250-room five-star hotel, while US-based Marriott International will operate a 250-room Marriott Renaissance hotel and a 200-room Marriott Courtyard Tower. In addition, the project will include Rotana Tower-1 and Merweb Tower-2.
The project will consist of tower areas including guest rooms, furnished apartments, restaurants, retail areas, conferencing rooms and a sports club among others and will have 6 podium levels and three levels of basement.

Construction features include RCC structure, external cladding with glazed curtain walling system in addition to MEP services, conveying system and soft and hard landscaping.

Commenting on the outstanding feature of the project, Nasr said: "For the first, we will be implementing the Guaranteed Maximum Price (GMP), on this project. This pioneering initiative in the region will not only ensure the smooth implementation of the entire project from start, but will also result in all parties concerned working as a team thus minimizing disputes."
Canada's Cansult is the project manager on the city centre expansion while US-based HOK drew up the masterplan and is the architectural consultant. The electro-mechanical and structural consultant is Bahrain's MSCEB.
In order to carry out this mammoth task, Nasr plans on using a core team comprising only the best in related fields for the project in addition to working round the clock.

Armed with an M Sc in Engineering from Poland and with vast field experience, Nasr has also been appointed as the Area Office Manager for Qatar operations.

An effective team leader capable of managing a diverse workforce on construction engineering projects, he has already proved to be a very dynamic leader with the successful execution of the AED 303 million Shangri-La Hotel Dubai.

He not only directed this project comprising 43-storey twin tower building 200 m high within the target date, but successfully used the biggest self-climbing formwork system on this project, a first not only on this project but in the UAE as well.

Ya it's much larger, was the 7th largest shopping mall in the world when opened and so far it's still the largest in the Middle East until Mall of the Emirates opens.

I know this thread is a bit old and dusty *cough*(lame humor), does anyone know whether the Rotana will be finished before 2006 Asian Games and what are the hotels that are going to be finished before the Games. I guess they are:
1. Movenpick suites
2. Le Cigale Hotel
3. Ritz Calton Al Sharq (or whatever they decide to call it)
4. Maybe Rotana (their brochure says mid-2006) but they did not start the actual building.

Also can anyone who live in Doha please post some updates of these developments?? I will go to Doha on Dec. 21, and I will try to take photos, but anyone can help. THANXS.

Yeah the reason i said two is that i don't think the third is a tower as such. I think this is a joint lobby that will not be nearly as high as the two towers...but maybe i'm wrong.

I don't, a friend of mine does though, two bed. They are massive apartments with amazing views as you could see. They are just filling up the pool there and the gym is completed. However most of the facilities like the spa are not completed. They only have 30 apartments occupied at the moment.

It's expensive, for a two bed apartment, 15, 000 riyals. There are somewhere within the region of 300 apartments available. I would post some photos of the apartments but i do'nt know where to post them!

You get quite a lot for your money though, each apartment is massive no matter how many bedrooms and you get a plasma Tv in each! Also the facilities being built are going to be fantastic. It also is so much cheaper than say a Townhouse at the four seasons. They are 35,000 riyals a month and are not that big.

Suzan its not surprising to note that inflation is at history-record highs this year and that prices were expected to fall in 2007, but due to the shortage of housing inthe country, the prices will still remain high. We desperatly need more apartment buildings around the city at least to satisfy demand and decreasing pricing.

My dad pays 25,000/month for a Villa in West Bay, although it is very big. The rents were supposed to come down after the Asian Games but that has not seemed to happen.

CITY Center Doha (CCD) is to construct another parking facility with a capacity to accommodate 2,000 cars to ease the parking problem faced by shoppers and other visitors to the leading shopping mall, especially on weekends.
CCD director Christoph Von Oelhafen told Gulf Times that the proposed parking area will be linked to five hotels, which will be built next to the CCD soon.
“In the meantime, the renovation and improvement of the present parking area which has a capacity for 2,000 vehicles is currently underway. We are also considering installing advanced ventilation devices and electronic traffic control system,” he said.
He said while both the renovation of the existing parking area and the building of the new one are going on, the CCD management was holding discussions with Qatar International Exhibition Center to allow CCD visitors use its new car parks.
According to Oelhafen, the CCD management, while anticipating more visitors over the weekends, has made temporary arrangements in collaboration with the Traffic Department to control and manage the internal and external traffic in the area
He has urged establishments, offices and people residing near the shopping mall not to use the CCD car parking area when not shopping at the complex. “It is strictly a commercial facility intended for customers visiting the shopping mall,” he said. “The improvement and enhancement in the parking facility are associated with our ongoing renovation of the shopping mall, which is aimed at improving all the facilities at the centre as well as to introduce new features to meet the competitiveness of the market,” he added.

2x bad news about Digicams. My cam isn't working anymore! :(. I gave it to the Canon guys at Al Salam and they just told me today that there's a big problem with the cam. It'd need parts to be ordered from abroad and that would cost 700 QR. I was like WTF? That would get me a new cam (bad one though :D)! So, I'm kinda stuck with phone cams :S

You welcome... The Interior design for the Shangri-la was approved 1 year ago - what you see is what you'll get...

The client (Al-Rayyan Tourism Inv.) requested non-colored renderings, and these were some of them.

Generally speaking and for all DCC hotels; interior designs are beautiful.

Yes, the three towers on the other side are finally topped off! But, the hats are missing.. Hopefully, they will open by the end of 2008 or maybe begining of 2009!
