i think he meant the proper cinema is better standard cinema in melaka town. The Mahkota GSC are too old and limited screen and the Melaka mall one are too far from town.

I have wait for this day more than 3 years ago. Even though i havent have chance to visit GSC in Pahla1. Err...I still remember that 3 years ago when i was in Penang, that time the biggest Cinema in the north peninsular Gurney plaza GCS opened with 12 cinama, I have told my friends that Malacca will have one in the future, and also that time Malacca left the only 1 cinema in MP. Thats really great to have 4 cinemas in Malacca now, if Fajar that 1 consider as 1...:P btw 3-5 years ago I have think based on population in Malacca, there should be have more cinemas...today its dream came true lol

I havent heard about metro will coming in, where u got that news? i jz know gintell is coming soon and OCBC is going to open at 14 july . Do your think that will be great if there is more food store or ....?any suggestion?

i just heard from some pahlawan's stuff....i also hv no idea where it come from....but if it is true, pahlawan will become a wonderful shopping paradise in melaka... :banana:

today i went to GSC for last few shows. amazingly, today is the crowdest, as we expected, Malaysians are very last-minute. Most ppl are catching the free movies on the last day.

here're some photos of the situation. The queue is as long as 30m from the actual queuing area. :)

I had already saw the phase 3 building plan.If I am not mistaken, no large shop or anchor tenant...only 100- 200 small retail lots. So it is impossible for them to open there.

I had just visited DPMM GSC today..But if compare to Melaka Mall MBO, I still prefer MBO.MBO seat is more comfortable. :)

:bash: i dun think so.....the feel GSC are comfortable lerrr, big seat and cold air-con.....dun know la.the only good thing for MBO is easy to get parking....:lol:

hehe....dun know sure or not....another good news for pahlawan, there are K-box renovation in 4th floor!! just 1 floor down from the GSC...pahlawan seems like wan to built more entertainment at phase 2....great for Melaccan!! :banana:

Could it be near DeliFrance there?? if you look at their building model on the previous page.....the place where they had McDonalds there is 2 floors whereby the 1st floor is fully covered......could it be there?? i think the place up there is quite big and enuff space to accomodate metrojaya there.

K-box are those small rooms with only a small TV and small space?? I thought there will be Food Court at phase 2 according to their 1st floor plan i think. Btw the foodcourt at phase 1 and Zanzibar had closed....means less choice to eat economically. However...there's another 24 hours mamak stall.....Nasi Kandar....located at the Heritage Bazaar....kinda big and the food not really that expensive compared to KL.

but strange...I found that JB Pelangi Leisure Mall only had 5 screen with a total of 2361 seating capacity ( GSC website). If we divide 2361 by 5...Wouldn't it be more than Dataran pahlawan right?

Is comfirmed closed down. i heard that the tenants in the food court arent paying their rents...so the management decided to close it. One of my friend said there wasnt clean too...he saw cockroach moving around the kitchen area.

It seems kinda funny bout the numbers......i just finished watching Hancock at hall 1. kinda big....seat were just OK only. BIG screen....thats all i can say...aircond were not that cold as the cineplex was FULL.

Just came back from GSC as well.I must say that the cinema turns out to be much better than expected:) I'm glad that Melaka finally has a proper cinema.

Lots of people in the cinema kept saying "Is this Melaka?"

yes, it's the largest in GSC chain. I'd been there for Narnia, but i think it's a little bit too big. They could have converted that into 2 smaller ones (even 3). big doesn't mean good. i prefer smaller ones.

to make it a 'proper' cinema, i think most importantly they need to use the huge space outside the cinema. probably make it a waiting area aka lounge where ppl can sit on sofas and watch trailers on lcd screens, and maybe with a restaurant/cafe.

it looks very plain now. The whole cineplex needs to 'burst' out into that space. :)

I don't think that's the problem because all the high rise buildings (except Equatorial) are built on reclaimed land which doesn't fall under Melaka heritage protected area. If you don't like current Dataran Pahlawan, then, the whole Melaka Raya will have to be demolished and return it to the original seafront (where padang pahlawan was originally on the water).

I think what they should do now is to draw a line of reference that shows the original shoreline, or better still, rebuild the whole A Famosa fort which will separate the old town from the new developments.

BREAKING NEWS: The application of Melaka and Georgetown to be listed under World Herritage of UNESCO had already being discussed and reviewed in Canada just now. So far, the review has been good, and next 24hr, the result will be announced. Hopefully we will get this invaluable recognition.

I'm disagree with your statement, for my personality thinking i'm more prefer and wish that Malacca can has more n more high rise buildings to built up a beautiful skyscraper as long as the buildings itself didnt "disturbance" the historical buildings.

btw, i m curious about does DPMM GSC's visitors are getting more family especially those people who are above 30 years old, just like long long time ago federal cinema's you can found that more family like parent and children to watch movie in there or still maintenance the same situation as MP GSC where still mostly teenager or youth to watch movie there?

Yes, there must be some restrictions on development in Melaka's historcial precint.

If I'm not mistaken, there is restriction on building heights around Dataran Pahlawan area - the field should be viewable by ships approaching the shoreline (just like in the old days when Melaka was a trading port). This explain why Mahkota Hotel's design is kinda slanted.

GSC opens 10-screen multiplex in Malacca


MALACCA: Moviegoers here can enjoy more variety with the opening of the RM20mil Golden Screen Cinemas (GSC) 10-screen multiplex in Dataran Pahlawan recently.

GSC chief executive officer Koh Mei Lee said the investment was in line with GSC’s plan to provide patrons with the latest in cinema.

“It is part of the company’s RM49mil plan to open three multiplexes in the country, said Koh.

The10 screens at the new multiplex plus the four screens in neighbouring Mahkota Parade brings the total to 14 screens in Malacca.

Located on the 5th floor, the new multiplex has a seating capacity of 2,002 with two wheelchair seats for the disabled.

It also has the largest hall in the country, which can accommodate 417 patrons.

GSC managing director Irving Chee, 48, said the company was targeting youngsters and also offered lower rates for the elderly and disabled.

“Tickets at Dataran Pahlawan are priced at RM9 while those at Mahkota Parade will remain at RM8. Senior citizens and handicapped patrons pay only RM6 subject to conditions,” he said.

GSC has a total of 161 screens at 23 locations including the Klang Valley, Johor Baru, Ipoh, Sungai Petani, Penang, Seremban, Kuantan, Kota Kinabalu and Malacca.

I went to Mid-valley recently, and saw both GSC Signature Cineplex at The Garden and the old GSC.

I think GSC should consider to convert Mahkota Parade 's GSC into their GSC Signature Cineplex with Gold Class simply because it's quite useless to hav two identical cineplex at such a near proximity. cheers. :)

Having GSC Gold Class or Signature Cineplex in Melaka is rather ambitious for the time being I guess - I doubt the local folks willing to pay at least RM20 to catch a movie. Let's see how's the response to the new GSC Cineplex at Dataran Pahlawan and maybe in few years time Melakans will be ready for the Gold Class or Signature Cinepelx. Just my 2 cents.

Cool!!! It seems DP can transform into a shopping mall full of entertainment.....However...the tenants there are not really very HIGH class. Esprit there seems to sell old designed or maybe rejected by other outlets. Sorry to say so but then that's how the business run. A mini 1 Utama or Sunway Pyramid would be nice.....

"Saya mahu menyediakan donut di dapur terbuka dan disajikan kepada pelanggan dengan keadaan yang segar. Sebelum itu, saya perlu melengkapkan diri dengan pengetahuan. Saya mengambil risiko dan terbang ke Amerika Syarikat untuk belajar membuat donut bermula dari bawah.

Ketika ini, ada kira-kira 30 jenis donut yang dijual termasuk Pink Panther, Duren Duren, Chocoring, Rolling Stone, Kiwi Blitz, Semi Glacier, Say Cheese, Go Nutz, Kimohe, 101 Dalmations, Moonraker, The Alien, Mango Tango dan Iceberg.

Setiap donut dijual dengan harga RM2.20 sebiji, bagi sekotak enam donut dijual dengan harga RM11.50 dan sekotak 12 donut dijual dengan harga RM21.

DP is actually partially sold to other owners, although there are restrictions to certain trades, good and reputable trades are accepted. In this sense, actually most malls would have cafes flanking left and right of entrances. But the business seems pretty good..

For a small town standard....DP is consider HIGH class. Cant really compare with those in KL or Singapore. Maybe soon can compare with AEON Melaka.....to see which shoppling mall is better....

To what i think, AEON always has a mix variety of tenants and mostly all branded *referring to Tebrau City and a few new AEON outlets.

One think that DP lack of will be a bowling alley. A bowling alley in the mall would makes DP a complete mall with cineplex, bowling alley, karaoke.

btw.....since the closing of the food court.....will there be another plan of a new food court???

hey john, there were plans to accomodate Metrojaya at DP, but due to height constraints, it could be a little difficult... so yup, the best place i reckon would be at the hotel block...

The whole place is schizophrenic .. does it want to be a megamall? Or a neighborhood mall? Or an outdoor mall? Or a park with retail lots?

LoL... you're prolly rite abt the creativity...
but heard from the architects tt designed this plc, the original drawings were quite upmarket and frontier... but the Chief Minister of Melaka wanted to maintain the culture and heritage of this area, hence HE changed the design..so yup... you're insulting our CM got no sense... shame on you.

Also, the plc where DP sits is under UNESCO, + now Melaka is listed as heritage, all the more the mall can't go any higher...

far as i know, DP has height limitations, so that they can't block the A Famosa behind...so ttz why it has low ceilings...

i believe DP has the makings to what u actually state...being an entertainment, shopping paradise, at the same time, open deck for recreations...haha

actually, the Eye on M'sia is located at the Marina Bay, where the jetty is at. It will face the sea with a new hotel devt there. think some australian big company got the rights to build that area.

gordon's wrong though...casa del rio is going to be located near melaka river.
it's a boutique hotel with 50 over rooms.

Seorang pengunjung, Fazilah Ariffin, 23, berkata, dia begitu teruja melihat pertunjukkan multimedia Api Atas Air tersebut dan bercadang berkunjung ke situ setiap minggu.

‘‘Kalau boleh, hendak datang tiap-tiap hari. Bila tengok lantai putih bertukar menjadi tasik, rasa macam hendak terjun tengok hidupan di dalamnya,” katanya.

Bagi Mohd. Ridwan Abdul Rahman, 26, pertunjukan tersebut adalah sesuatu yang unik dan peluang menyaksikannya tidak patut dilepaskan begitu sahaja.

‘‘Inilah pertunjukkan multimedia yang paling kreatif, unik dan mengujakan yang pernah saya tengok. Sebelum ini, kita mungkin melihatnya di dalam komputer atau di panggung wayang sahaja.

‘‘Tapi di sini, ia dibuat seolah-olah gunung berapi dan hidupan laut berada betul-betul di hadapan mata, ditambah pula dengan kesan bunyinya yang menghidupkan lagi suasana,” katanya.

Pelancong Ireland, Richard Cusack pula berkata, kini dia mempunyai lebih banyak sebab untuk berkunjung ke Melaka yang sentiasa mempunyai pertambahan produk-produk pelancongan baru yang unik dan sukar ditemui di negara lain.

‘‘Boleh dikatakan setiap dua tahun, saya pasti akan berkunjung ke Melaka terutamanya bila Bulan Kemerdekaan kerana banyak aktiviti pelancongan dianjurkan,” katanya.

Sementara itu, Ketua Pegawai Eksekutif Eye On Malaysia Sdn. Bhd., Adam Yong Abdullah, berkata, pertunjukan Api Atas Air selama sebulan itu menelan belanja RM6 juta.

Katanya, orang ramai boleh menyaksikan pertunjukkan menggunakan teknik multimedia dan kesan bunyi khas itu secara percuma setiap hari selama 15 minit dan pertunjukan akan diadakan pada pukul 9 dan 10 malam.

‘‘Keluasan kawasan pentas pertunjukkan ialah 1,800 meter persegi dan kita akan menukar filem multimedia yang ditayang setiap minggu supaya memberi kelainan setiap kali dikunjungi,” katanya.

Majlis perasmian pertunjukan itu disempurnakan oleh Ketua Menteri, Datuk Seri Mohd. Ali Rustam.

dataran pahlawan always disappoint me when i go there.....before it was completed it was marketed as a megamall like with big brands....when it was completed saw all these stupid ugly small shoplots selling nasi campur at the front....spoiled the image....then the inside....I hate all the small shoplots which are very ugly....the interior is just really very cheap....it's embarassing...

I think its just a mixture of 2 concepts which is custom-made for local people. Half of DP is full of better brands and another half is more towards local brand and small shops. The management has no choice but to do so, as we have to admit that Malaccan buying power is still lower than big city like KL.Anyway, I feel happy and proud already that we have DP in Malacca.:banana:

look at the bright side, here were watch movie for $5, play bowling @$2 per game. ,and play snooker for $6 per game, most parking is free, the food is cheap and tasty. then at night can go jalan jalan near jonker street , medan portugis,and that ferries wheel. here in kl (with good international standard entertainment facilities) i can't affort to entertained myself.

Is sad to say....DP lose to Mesra Mall in terms of their tenant. More international brands there eventhough there's some have their outlet in Mahkota Parade.

No Toys R Us....and also too little fast food restaurants.

Just hope AEON melaka will have more tenant mix in terms of international brands.

Dreambox finally opens.....and the concept is SO LIKE Redbox @ KL. The price can say is ok compared to RedBox but then i think Malaccans will hardly go there.....to them is abit expensive....although they charged per head. Sounds more expensive than the Jetty one. But to calculate...Dreambox offers per head plus drinks. Same like RedBox. There's buffet too. I think the songs in Dreambox would be more updated compared to Jetty. So outdated the songs @ Jetty.

usually KTV sure a bunch of friends...where got alone....alone would be kinda boring. To me...i think dreambox wasnt that expensive considering they have drinks...and food. RedBox in KL also have the same thing. for students, RM7-10 per person....have 2 drinks during happy hours and lunch buffet + drink for lunch time. Around RM 15 per person (consider there's 2 students) It wasnt really so fun singing without drinks. Sing till in the middle and u will have no voice....and needs the drink.

But then one thing bout GoGo was their songs not really most updated. There's some songs dont even have while in KL they had it. Maybe Dreambox also had it. What i heard was....Dreambox's boss is from KL. Thats why is so look-a-like like RedBox(if u ever visit RedBox)

Thanks... I got the confirmation from the developer that Hatten Square will soft launch by Dec09 (but not the hotel suites).

Lets hope PDMM area will be the next mini Golden Triangle... :)

MELAKA 15 Jun - Siapa sangka daripada pengalaman menjual nasi lemak di sekolah rendah dan berniaga di pasar malam, seorang usahawan muda kini sudah menjadi pemilik rangkaian restoran makanan segera.

Mungkin tidak sehebat McDonald, Burger King atau pun A&W tetapi restoran makanan segera, Kaizer yang terletak di Dataran Pahlawan Banda Hilir di sini adalah milik bumiputera sepenuhnya.

Kaizer yang bermaksud maharaja dalam bahasa Jerman telah mengubah hidup Abdul Halim Alias, 36, apabila memberanikan diri menceburi industri restoran makanan segera bersaing dengan restoran-restoran yang terkemuka.

Namun, bagi penduduk di negeri ini tidak keterlaluan jika dikatakan restoran yang baru beroperasi Disember lalu, kini juga tidak kurang hebatnya jika dibandingkan dengan restoran makanan segera yang lain.

Abdul Halim melalui syarikatnya, Kaizer Gourmet Worldwide (M) Sdn. Bhd., mencipta sejarah apabila menjadi restoran makanan segera pertama milik bumiputera sepenuhnya di negeri ini.

Menceritakan bagaimana idea untuk membuka restoran tersebut beliau berkata, segalanya bermula daripada minat dan semangat untuk membuktikan orang Melayu juga boleh setanding dalam bidang yang dimonopoli negara Barat itu.

Tambahnya, pengalaman melalui pelbagai rintangan bermula dari berniaga di pasar malam banyak memberinya kekuatan dan ilmu untuk mengatur langkah sehingga menjadikannya seorang usahawan yang berjaya hari ini.

"Kesukaran mendapatkan pinjaman bank sebelum memulakan perniagaan tidak pernah dijadikan halangan.

"Sebaliknya, saya berpendapat, lebih banyak rintangannya, lebih lama sesuatu perniagaan itu dapat bertahan dalam pasaran," katanya kepada Utusan Malaysia ketika ditemui di Restoran Kaizer cawangan pertama di Dataran Pahlawan Megamall di sini baru-baru ini.

Menurut Abdul Halim, bukanlah mudah untuk memastikan kejayaannya itu kerana terpaksa bersaing dengan banyak lagi restoran makanan segera yang sudah sebati dengan masyarakat Malaysia.

Beliau yang mempunyai kepakaran penyediaan makanan yang dipelajari di Sepanyol, Itali dan Perancis menambah, kegagalan yang bukan sekali seakan-akan telah menjadi rencah dalam perniagaannya itu.

"Semasa mula-mula membuka Restoran Kaizer, bank cuma meluluskan pinjaman RM200,000 sahaja dan selebihnya RM400,000 saya gunakan wang simpanan yang dikumpul selama 12 tahun semasa mengusahakan katering sebelum itu.

"Ketika Restoran Kaizer yang pertama berjaya dibuka di Hang Tuah Mall pula, pernah hanya seorang pelanggan sahaja yang datang, itupun setelah puas dipujuk," katanya sebelum ditawarkan berpindah ke Dataran Pahlawan.

Tambahnya, semua bahan makanan yang dijual di Restoran Kaizer dihasilkannya sendiri di kilang makanan itu yang terletak di Cheng dekat sini.

"Di Kaizer, semua hidangan yang dijual terjamin kualitinya dan boleh dinikmati semua golongan kerana harganya yang berpatutan," katanya.

Antaranya hidangan yang terdapat di sini ialah ayam goreng, pilihan burger ayam, daging atau ikan, nasi wangi Kaizer, kentang putar, kentang goreng dan ayam panggang.

Semua hidangan ini termasuk sos telah dihasilkan sendiri oleh beliau bagi mengurangkan kos dan sekali gus menjualnya pada harga berpatutan.

Menurut Abdul Halim, ekoran sambutan menggalakkan diterima dari pelanggannya, Kaizer bakal difrancais dalam masa terdekat ini bagi mengembangkan perniagaannya ke luar negara terutamanya Timur Tengah seperti Dubai, Bahrain dan Oman.

"Kita sedang menunggu lesen francais ini dikeluarkan dan melihat konsep yang banyak memberi faedah terutama dari segi keuntungan.

"Selain itu, konsep francais juga akan mengukuhkan lagi jenama Kaizer agar setanding dengan pesaing restoran makanan segera yang lain," katanya lagi.

Sementara itu, seorang pelanggan, Wahab Jalal, 44, berkata, sebelum ini dia tidak tahu tentang kewujudan Restoran Kaizer tetapi memilih untuk mencubanya kerana tertarik dengan harga yang ditawarkan.

"Saya tidak pernah mendengar nama restoran makanan segera ini di tempat lain, tetapi terpikat bila melihat dekorasi kedai yang menarik.

"Bila saya dekati, baru saya tahu ia milik bumiputera dan membuatkan saya ingin mencubanya tambahan pula harga ditawarkan cukup berpatutan," katanya.

Restoran Kaizer menyediakan lebih 10 set menu makanan dengan hidangan utama burger, ayam goreng, nasi wangi dan ayam panggang bersos.

Untuk set keluarga berharga RM36.80, pelanggan boleh menikmati sembilan ketul ayam goreng, tiga kotak kentang putar, tiga coleslaw, tiga roti bulat dan 1.5 liter minuman sejuk.

Bagi kanak-kanak pula, seketul ayam goreng, puding buah-buahan dan minuman dijual pada harga RM7.80.

Manakala set mengandungi ayam panggang, nasi wangi Kaizer dan minuman sejuk berharga RM9.80.

Seorang lagi pelanggan, Wong Chun Fai, 17, berkata, harga yang murah menjadi pilihan pelajar sepertinya untuk berkunjung ke Restoran Kaizer.

"Selain harganya yang agak murah berbanding restoran makanan segera yang lain, resepi di sini juga tidak kurang enaknya.

"Saya suka rasa nasi wangi dan ayam panggang di sini, kerana ia berbeza dengan hidangan di tempat lain," katanya.

Mohd. Faiz Haikal Mohamed, 24, berkata, dia berharap Kaizer dapat membuka lebih banyak cawangan di Melaka pada masa hadapan.

"Saya tinggal di Pulau Sebang, Alor Gajah, dan hanya berkesempatan datang ke sini pada cuti hujung minggu.

"Saya yakin, Kaizer juga boleh mempunyai penggemarnya sendiri seperti restoran makanan segera yang lain sekiranya mendapat promosi yang lebih meluas," katanya.

^^^not complete yet, as i can only see the outside, i would say that the exterior is like 99% complete,(for the carpark and mall,as the suite will be built latter) but I am skeptical that it would be open in december. carrefour has close one floor, but the signboard said they are expending,(really confusing)

Thanks... ya, I think they will delay till the CNY (Chinese New Yr) in Feb 2010 :) So far I've not heard of any anchor tenants for Hatten Square yet :ohno:

hmm... Why do you need a high-end mall if the locals do not have the strong purchasing power? It simply doesnt make economic sense, but I reckon DP is a good and decent mall for the locals and tourists.

It's pity that the Msia Wheel is kinda far (walking distance) from DP :ohno:

I GOT more to do with lack of parking,parking charges more than the other reason, everywhere else here the parking is free, so why pay for hourly based parking, 20cent for trolley and 4 story of stairs to get there, when other places is soo conveniences..

my advice, get out from DP, find a nice land by a highway, and build a normal hypermarket there.. just make sure don't charges anything for parking...

ohhhh and the road there only jammed when the tourist are in town,

Hatten Group is continuing to strengthen its presence in Melaka, and has embarked on its next major development — Hatten Square, a mixed development opposite Dataran Pahlawan, consisting of retail podiums, suites and a hotel. Next on its plate and currently in its planning stage is a high-end condominium, just 2km from Hatten Square.

The Dataran Pahlawan project was undertaken with a locally-incorporated company, Lianbang Ventures Sdn Bhd. Following the completion of the project and for branding purposes, the Singapore developer decided to consolidate its Malaysian businesses under a single umbrella and incorporated Hatten Group Sdn Bhd in 2008 for this purpose. Hatten means growth and development in Japanese.

Apart from Lianbang Ventures, some of the companies under the group are Emerald Accord Sdn Bhd, Fuyuu Development Sdn Bhd and Hatten Asset Management Sdn Bhd.

The group is helmed by 26-year-old Colin Tan, who is the founder and managing director. Though his name may not ring a bell to most Malaysians, Singaporeans would be familiar with his father, Datuk Dr Eric Tan, who is popularly known in the island republic as the “Property King of Geylang”.

The elder Tan, who is adviser to the Hatten Group, got this moniker for his property projects in Geylang and his 30-year involvement in property development in the island state. However, the younger Tan indicated that his father wanted to keep a low profile, and declined to give further details about Eric Tan and his business ventures in Singapore and Malaysia.

The Hatten Group has three core businesses comprising development, investment and management. Even though Tan is young and has a background in finance, he claims to have more than 10 years’ experience in the property industry. School holidays, he says, were spent doing site inspections and understanding plans for his father’s earlier developments. Among some of the residential projects Colin Tan was involved in were Wing Fong Mansions & Courts in Geylang, Ebony Mansion in District 15 and Garlick Avenue in Disctrict 10 in Singapore.

Says Tan: “We already had plans to come to Malaysia to look for land for development. So, we looked at a few sites in Kuala Lumpur, Melaka and Ipoh and found an abandoned project in Melaka. It was then 15% completed and located on a prominent site, opposite Mahkota Parade in the city and in front of the A’Famosa. Besides, Melaka is a comfortable driving distance from Singapore.”

Planned as a bazaar by the previous developer, Hatten Group transformed Dataran Pahlawan into a mega mall. Tan says the company took over in 2004 and managed to come up with a new concept for the building, which, with a net lettable area of 150,000 sq ft, is more than five times larger than the earlier one.

“The project was located within the Melaka Unesco World Heritage site, so there are regulations that the building cannot be of a certain height or block A’Famosa. So, we built a basement and ground level shopping mall,” says Tan. He adds that at the beginning, the plan was to develop and sell Dataran Pahlawan, but the group later decided to retain some space for its own use.

The previous developer, he says, had difficulty selling the units; it managed to sell only 5%, or 150 units, for about RM600 psf. After Hatten Group took over, it has sold some 16% of the net lettable space for between RM1,500 and RM2,000 psf, and will keep the remainder for recurring income.

Tan says the occupancy rate for Dataran Pahlawan currently stands at 90%, while total footfalls to the mega mall in 2008 was 11.5 million. “With a mall size of gross 1.5 million sq ft, we are considered relatively low on footfalls. We want to achieve a target of 15 million footfalls by 2010,” he adds.

Hatten Square is the group’s second project in the historical state. The 22-storey development will be the tallest building in Melaka, with over 200 retail units, 490 serviced suites and 260 standard hotel rooms. Tan points out that Hatten Square is outside the Unesco heritage site boundary, and is thus not limited by stringent height restrictions.

The hotel, to be named Hatten Hotel (with room rates of about RM260 a night), marks the developer’s foray into hotel development and management. The retail units, he says, are expected to fetch rents of between RM8 and RM30 psf.

The RM150-million Hatten Square is divided into two phases. The first phase, currently under construction, consists of a carpark and retail podiums and is expected to be completed by year-end. The second phase comprising a tower for its hotel and suites will be ready in June 2011.

A total of 340 out of 490 serviced suites had been put up for sale since its launch in April this year, and according to Tan, 80% were sold within two weeks. Units were priced at between RM180,000 and RM280,000. Tan says current transactions are from RM220,000. The remaining 150 units will be launched next month.

“About 75% of the buyers were professionals from Melaka. We are offering guaranteed rental returns of 6% for 15 years,” he adds. Tan says the 6% return is “feasible” as it is supported by buoyant tourist arrivals. According to him, in 2008, there were 11.5 millions tourists in Melaka.

“Besides, the rental return schemes are signed with the developer and not the management. Therefore, in terms of asset worth, we definitely guarantee the buyers’ returns,” says Tan. He believes that having such a strategic location in the city will further boost the scheme. Tan confirms the group has kept a substantial portion of the properties in Hatten Square, totalling about 60%.

Meanwhile, Hatten Group is planning to build high-end condominiums with full facilities, just 2km from Hatten Square. While further information was not available at press time, indicative prices of the units are said to be at least RM500 psf.


Lofty goals
Hatten Group, though new, has set big goals for itself — to get listed and become one of the top 10 largest property development and management groups in Malaysia by 2020. “We plan to get listed in Singapore within the next three years,” says Tan.

Asked how he was going to achieve this lofty goal for a relatively young company, Tan explains: “Acquiring and reviving abandoned projects throughout Malaysia, acquiring strategic pieces of land around Malaysia and Singapore and starting our own chain of hotels.”

In line with this strategy, the developer is looking at a few parcels of land in the country to build hotels. The group has built up a landbank in Ipoh and about 100 acres in Melaka. “We will focus on good quality high-end developments and look for more land. We will always be looking at market needs and continue to cater to the niche market,” says Tan.

Though some may see Tan’s ambitious goals as mere bravado, Hatten Group’s successful turnaround of an eyesore in the heart of historical Melaka and its lineup of other projects is an indication that this property upstart may bloom into a major player in the coming decade.

i also heard of plans that they r reviving the abandoned hotel project in Melaka Raya but then i dont think anything has happened since 2 years ago.

2km...but any place within that area? around portuguese settlement? or maybe near Eye on Malaysia? i do hope the rendering will be another developer. at least can see faster progress. the construction of the hotel is way too slow!!

Just been to dataran pahlawan yesterday. the cladding of the parking section of hatten square is really beautiful. too bad i didn't bring along a camera.
the cladding looked almost similar to the crowne plaza hotel in changi airport but with a simpler design. from far it looked like concrete but i was not sure what it was made of. can anyone confirm about the material they used to clad the parking area?

By the way the building is huge. now they just topping off the parking section and the columns for the tower above it are already visible.

Yes i think so, only Topman might have the chance. But i love Giordano Concept,Zara,Club Monaco, have to get those at pavillion.
Btw, Macau only have less than half pop of Melaka , but they still have some luxury stores, i think they have 3 LV stores. It's so good that Macau is surrounded by rich/populated neighbours such as HK,Shenzhen,Guangzhou..etc. Hope another 10 yrs, Melaka GDP/capita will reach USD$20k. At that time, Melaka easily can have those stores :)

Some of the retail lots are already taken up by local and overseas brands such as PUMA, Converse and Tropicana Life, as well as local delicacies, Taiwan snacks, lingerie house, fashion and accessories.

The opening should be on phases:
1st phase is on Feb 2010 (after CNY) and only car parks and overhead bridge retail lots will be ready.

2nd phase should be in May or June 2010. Hopefully all the retail lots will be up and running for business :banana:

I own two retail lots so I got these info from staffs or agents :) As a matter of fact, I also got their latest floor plan with the tenants' list (Not sure if it's finalized)

Btw, is there a f&b in Msia by the name of Alfresco? If yes, Alfresco will be one of the tenants :banana:

Based on the design of the mall, I doubt it's suitable for Metrojaya. Anyway, let's wait and see for the outcome though I do hope Metrojaya's presence to boost up the human traffic there... :banana:

I think it will resemble Dataran Pahlawan but with different brands. I doubt they will be big stores such as Metrojaya, Isetan, etc... neither high-end branded stores... most likely local-brand stores... :)

Puma is new to Melaka ? If not mistaken, MP got Converse also. We hope Hatten Square will have all those famous shops which are not available at DP/MP/Aeon Bandaraya Mlk.

M'sia's largest Ferris wheel to cease operations indefinitely

MALACCA - The Eye on Malaysia, the country's largest Ferris wheel, will cease operations indefinitely pending the outcome of a legal suit brought against its operators by a foreign company.

The 60m-high Ferris wheel was closed at about 9.30am yesterday when lawyers and receivers of Fitraco NV arrived to enforce a Nov 26 injunction granted by the High Court against the operators - MST Ad Suria Sdn Bhd and Eye On Malaysia Sdn Bhd (EOM).

A bus loaded with tourists and several other visitors were caught by surprise when they were informed by security guards that the Ferris wheel was closed. It is learnt that several hundred tourists who had made prior bookings would also be affected by the closure.

Fitraco, a leisure equipment leasing company based in Belgium, initiated legal proceedings against MST Ad Suria on Sept 15, last year to take over the Ferris wheel after it failed to repay the loan, said to be in the tune of RM17mil in mid-May 2009.

MST Ad Suria, through EOM, had entered into a joint-venture project with the Malacca state government's subsidiary Kumpulan Melaka Bhd (KMB) for the Ferris wheel to be placed at a theme park to be developed on a 1.6ha site in Kota Laksamana two years ago.

A court injunction was given to Fitraco to enter the site and gain custody of the Ferris wheel.

Meanwhile, Chief Minister Datuk Seri Mohd Ali Rustam said the state was not the sole operator of the Ferris wheel but was only involved in a joint-venture to develop a theme park.

"The state is not involved in the legal tussle as it is MST Ad Suria that failed to secure a bank loan to repay Fitraco.

"We hope the matter can be resolved as soon as possible as the closure would mean a loss in the number of tourists to the state," he said after launching the Melaka Integrated Surveillance System here yesterday.

He added that the state would be willing to bid for the Ferris wheel if the Belgian company auctioned it.

He urged EOM to make the necessary arrangements for their affected workers and alternative plans for the cancelled bookings.

It is learnt that the Ferris wheel has chalked up ticket sales of some RM5mil since it was launched here in October 2008.

Some RM30mil was said to have been spent to bring the giant Ferris wheel to Malaysia where it was first sited at Taman Tasik Titiwangsa, Kuala Lumpur in conjunction with Visit Malaysia Year 2007.

I spent the weekend in Malacca and here are some of the updates:
1. The car park and retail lots (at the overhead bridge) will NOT be ready for CNY... It will be postponed to March or April.
2. The retail lots (ground, 1st and 2nd floor) will NOT be ready in May or June (as planned). Looks likely the opening will be in 3Q of 2010.
3. Carrefour had vacated one floor (3rd floor with 45,000 sqf) and Hatten Asset Management has partitioned the area into retail lots. The work will start on March 1st...

Side notes:
1. There is a new mall coming up (next to Mahkota) with the name "The Explorer" (www.theexplorer.com.my)

Medisave allowed at Malaysian hospitals

SINGAPORE residents will be allowed to use Medisave for hospitalisation and day surgeries at two hospitals in Malaysia from March 1 onwards.

This was announced by Health Management International (HMI), a regional healthcare provider, on Wednesday.

Residents are allowed to use this scheme at two healthcare providers under HMI - Regency Specialist Hospital in Johor and Mahkota Medical Centre in Malacca. Both hospitals will undergo regular audits by MOH and the CPF Board.

According to the press release issued by HMI, both Regency and Mahkota hospitals have facilities and medical equipment that are comparable to Singapore hospitals. They use medical and diagnostic equipment from the same global brands as their counterparts here, as well as obtain pharmaceutical drugs from the same international suppliers.

Regency, which was officially launched last November, also has 15 Singapore-based specialists credentialed to treat patients on both sides of the causeway.

"This arrangement enables Singapore residents to enjoy the advantages of being attended to by the best trained Singapore specialists at their clinics in Singapore, while enjoying the cost savings of treatment in Johor," said Dr Gan See Khem, Executive Chairman of HMI.

HMI has also set up a local Medisave-accredited referral centre at Balestier Clinic and Health Screening Centre to facilitate medical and financial counselling, as well as Medisave claims processing assistance to international patients seeking treatment at Regency and Mahkota.

its not tesco per say, tesco xtra,chatter mostly for bulk purchases..and its spells cheng, a suburb that planned to become a satelite township..got plenty of factory and houses, new sport complex,n somehow now got all major bank opening up... its somewhere northward from town..alocated at the interchange of AMJ freeway to simpang ampat/tampin and SAS(outer ring expressway), located around 4km from the current tesco..

why did u ask?

Thanks for the photo. Admit that I dont quite like the design of Hatten Square, but hey... heck care... as long as there's crowd and full of great shops... :)

even though they have "renovating to serve your better" banner everywhere
one could have got the feeling that they are gonna turn the concourse into more shoplot..

and the former carrefour still remained empty!!

Thanks for the updates. I was told that they will partition the whole floor (vacant by Carrefour) for small shop lots...

With so many new super markets (Tesco, Carrefour, etc...) opening, I think Carrefour at DPM finding it tough to survive...

Most likely they will delay the opening again :bleep:

it best to delay it, spend some time to choose tenant as the hype from Aeon opening has not settle down..there are new fastfood suppose from dubai opening, called chickenking

and i haven get to the best news yet..remember the dome where the outside got cafe and bistro..and yet DP allowed several lot facing A famosa into...

shop that sell bundle cloth..hahaha

the mall management should spend some time at vivocity or lot10 to see how the rooftop area should be like

actually i do hope that DP has more floors. as in phase 1. if cant build up...then build downwards. make it like 3 storeys...2 floor underground and 1 basement.
Then, will have alot of parking spaces and the mall would be bigger too.
those small lots should just relocate to 4th floor of phase 2....or the vacant place (carrefour last time). Then there make it 2 rows of shops....left and right.

At least it will looks big and some tenants might come in.

as in the 1st place where it is abandoned. they should make more basements. not its too late of course.

sadly....due to certain restrictions...cant bulid higher than A famosa's height....for UNESCO purposes. i do hope..they change the field at the end to the dome side. then perhaps the dome there will have more ppl pass by.

phase 1 = fashion outlet

padang and along jln merdeka,paramsewara = F&B outlet, pubs

phase 11 = gadgets, IT, big bookstore, and entertainment centre (gsc+bowling+snooker)

to do that, need the small owner to agree from owning a retailed lot to become shareholder or launch REIT..

hatten sq modeled itself like sg wang

then DP can become a proper mall:)

Heard that the response for the Hatten Square is not so good... the potential tenants are delaying in making decision... things are getting tough there... I guess Malacca doesn't have the appetite for another shopping mall :ohno:

Also heard there will be a delay of the opening... I think it's either July or Aug... not too sure... just feel that there are less demand for the new shopping mall... :badnews:

I am not too sure. But I guess they will launch Hatten Square with the "car parks" and the "overhead bridge" in June... So far, I have yet to receive any positive feedback from them yet :ohno:

Developer confident of achieving RM300mil sales for suites

MALACCA: Hatten Group, which is responsible for the Dataran Pahlawan and Hatten Square projects, are confident of achieving RM300mil sales for its high-end Hatten Square suites.

Hatten Group’s chief executive officer Group Datuk Eric Tan said the company was targeting local investors based on the success of its first phase where more than 80% purchasers were Malaccans.
In the pipeline: Hatten Square executive director Colin Tan explaining their Phase II show unit at Dataran Pahlawan.

“With the launch of Phase 2, the company aims to generate RM300mil in sales,” he said, adding that the sky bridge between Hatten Square and Dataran Pahlawan shopping complex will be opened on July 2.

He added the project would help spur development of the Banda Hilir area into a foremost tourist centre.

Hatten’s latest project include the development of a 22-storey building which will house a four-star hotel with 750 suite rooms along with 200 retail units and 1,500 parking bays.

See my previous post as I've already anticipated the delay again... There's no way HS will open in June 2010... Even in July 2010, the opening is only the "Sky Bridge"... and NOT the HS :ohno:

Yes, only the carpark and overhead bridge will open on June 2010. I heard there are some kiosks at the overhead bridge, but I am really not sure.

u should be, eventhough you got yourself a good tenant... without an overall good tenant mix...then you can't maximize your investment,a.k.a increase rental rate overtime?...worst still if the mix are unattractive enough to attract visitors...

The occupancy rate is still relatively low, and by all means, the "soft launch" in July will be nothing but... "soft"... :lol:

Based on the letter from the mgt, Nov 2010 is the month whereby the mgt will start paying those individual owners who signed the leased back letter (I did not sign). With the above date and letter, I can assume that they full launch will be on Nov 2010.
