Property play back in Jakarta; Projects worth over US$2b set to transform the CBD

JAKARTA'S central business district is undergoing a major transformation with more than US$2 billion worth of projects now underway.
Sensing that business sentiment is picking up strongly after more than six years of near flat economic growth, property developers are pushing hard to complete a slew of commercial, retail and upmarket apartment developments over the next two years.
Property experts told BT that apart from new developments, a number of mega projects that were mothballed during the 1998 financial crisis have found new investors and are being revived. Chief amongst them is the massive US$250 million Pacific Place development just behind the Jakarta Stock Exchange building.
Consisting of one office tower, two apartment towers, the luxurious Ritz Carlton Hotel, service apartments and possibly the largest shopping and retail centre in the city, Pacific Place will comprise more than one million square metres. In terms of distance, it will stretch more than 1.6 kilometres - the same distance from the Marriott Hotel on Singapore's Orchard Road to McDonald's House - when fully completed.
The first phase is expected to be ready in 24 months. The project will dominate the city skyline and is being dubbed Jakarta's version of Orchard Road, Singapore's famous shopping belt.
All the buildings will be linked by underground passageways for easy access and the area will be connected to the main Jalan Sudirman thoroughfare by tunnels as well as the proposed mass rapid transit system.
Its owner, Chinese business tycoon Tan Kian, has emerged as the most aggressive property player in the country and could over time rival the likes of the Ciputra Group.
Besides Pacific Place, Mr Tan Kian also owns the JW Marriott hotel in the Mega Kuningan area. He is in the process of developing the Ritz Carlton Jakarta across from the Marriott; two luxury apartment buildings; one office tower and one combined commercial and residential project.
The combined value of his property projects under construction is estimated to be more than US$1 billion.
BT understands that Mr Tan Kian made his money in the shrimp business through his family-owned Dua Mutiara Group but entered the property business in the early 1990s after developing its flagship office tower along Jalan Sudirman.
'Tan Kian is very aggressive but he is not the only player on the property scene at the moment,' said Jeffrey Hong, chief operating officer of PT Procon Indah. 'A number of mega projects are kicking off again...We are starting to receive a lot of inquiries about office space in the city. But this time, developers are taking a more sensible approach by not overextending themselves.'
Another major property player is Trihatma Kusuma Haliman, founder of the Agung Pudomoro Group. He is said to have built more than 10,000 apartment units in Jakarta over the past three years and is currently developing a number of luxury apartment complexes including the Peak and Pakubuwono.
Asia's second largest service apartment managers and developers, Singapore-based Oakwood Asia Pacific, is also bullish about the Jakarta market. The company had a groundbreaking ceremony for its 250 unit Oakwood Premier Cozmo service apartments last week. When completed in 2007, the US$50 million development will be the first five star service apartments to open in Jakarta in 13 years. The company also has plans to develop a residential apartment complex in Surabaya and a resort in Bali.
'We are very optimistic about the Jakarta market for the business traveller,' said Robert Philips, director of sales and marketing for Oakwood Asia Pacific.
Apart from service apartments and 22 owner occupied units, the development will also have 5,000 square metres of retail space.
The Mega Kuningan area is fast becoming Jakarta's version of Singapore's Suntec City as the area has high-end hotels, retail outlets and commercial developments.
The JW Marriott is just across from the Oakwood site while the Ritz Carlton Jakarta will open in May on an adjacent plot. The Ritz Carlton will comprise retail and commercial space.
'We think that the Mega Kuningan area in four years will be like Hong Kong's Pacific Place,' he said, referring to the upmarket retail complex located in the hub of the former British colony.
NOTE: I take it there there's a slight mistake in the above article... Pacific Place, I take it, refers to a development in the SCBD area , of which Ritz Carlton is NOT a part of. (RC is part of the Mega Kuningan development)

Althoguh I believe those places you mentioned are only temporary and will be demolished and replaced by bleaming skyscrapers and shopping centers when the time comes! Particularly the AUtomall, it is the site of a 75-storey tower called the Signature Tower (my avatar) which is still on-hold till today.

I browsed old posts in the Proposed thread of the Projects section...and found that someone had heard of the stalled Conrad project in SCBD being taken over by Tan Kian, which makes sense now...

The Pacific Place project may well include a resumption of Conrad or a rejuvenation of it via re-design or re-functioning.

DALAM legenda kerajaan di Jawa, Bandung Bondowoso berhasil membangun 999 candi dalam semalam. Si bangsawan yang kesengsem pada paras Ayu Roro Jonggrang itu dibantu ribuan jin. Di zaman milenium ini, Trihatma Kusuma Haliman memperlihatkan "kesaktian" serupa. Meski tak sedigdaya Bandung Bondowoso, Trihatma sanggup membangun rata-rata delapan unit apartemen per hari, tanpa bantuan jin atau dedemit. Melainkan dengan bantuan peralatan dan mesin modern.
Angka itu dihitung rata-rata dari proyek apartemen yang didirikan dalam kurun 2001 hingga 2007. Nilai fantastis itu disodorkan pengamat properti Panangian Simanungkalit. Menurut perkiraan Panangian, dalam rentang waktu 2001 hingga 2007 nanti, bakal terbangun 40.000 apartemen di seluruh Jakarta. "Separuhnya dibangun oleh Agung Podomoro Group pimpinan Trihatma," ungkap Panangian. Tidak salah jika saat ini Panangian menjuluki Trihatma sebagai raja apartemen.
Meski berkubang aset trilyunan rupiah, kantor pusat Grup Agung Podomoro tampak sederhana. Trihatma memilih sebuah rumah bercat putih dua lantai di Jalan Danau Sunter, Jakarta Utara, sebagai pusat komando bisnisnya. Lantai pertama difungsikan sebagai tempat pembayaran berbagai urusan properti. Suasananya agak ramai. Banyak orang duduk-duduk menunggu, persis seperti di loket pembayaran telepon. Lantai II untuk aktivitas manajemen. Dari bangunan itu, Trihatma mengendalikan kepak sayap bisnis propertinya yang kian moncer.
Nama Trihatma meroket di dunia properti berkat gebrakannya mengurung Jakarta dengan "hutan beton" pasca-krisis moneter. Hebatnya, hanya dalam rentang waktu dua tahun antara 2002 dan 2003, ia berhasil membangun delapan proyek apartemen pencakar langit secara serentak. Mulai Gading Mediterania Residence di Kelapa Gading, Mediterania Garden Residence di Tanjung Duren, Mediterania Gajah Mada, Mediterania Palace Residence di Kemayoran, Gading Resort Residence di Kelapa Gading, Pakubuwono Residence di Kebayoran Baru, The Peak di Jalan Sudirman, dan Mediterania Lagoon Residence di Kemayoran.
The Peak yang menjulang megah di kawasan Sudirman, menurut Trihatma, termasuk 50 apartemen terbaik di dunia. Bangunan mewah 55 lantai itu menawarkan 400 unit apartemen, yang per unitnya dibanderol minimal Rp 1 milyar. "Tingkat huniannya sudah mencapai 65%," ungkapnya. Sedangkan Pakubuwono Residence, yang terdiri dari 600 unit apartemen, tiga perempatnya sudah ludes terjual.
Pengusaha umur 52 tahun itu juga mengucurkan duit untuk pembangunan Plaza Semanggi, yang dibuka pertengahan tahun lalu. Pendek kata, apa pun bangunan yang didirikan Trihatma, selalu laris. Panangian memperkirakan, total investasi Trihatma di sektor properti, secara akumulatif, mencapai Rp 15 trilyun. Urutan kedua dipegang pemain lama, Ciputra, dengan total investasi Rp 10 trilyun. Disusul Grup Lippo, dan Grup Duta Pertiwi dengan investasi Rp 8 trilyun, serta Tan Kian yang mengucurkan dana Rp 7 trilyun.
Dibandingkan dengan para pesaingnya, Panangian mengibaratkan Trihatma sebagai burung yang rajin bangun pagi atawa "the early bird". "Burung yang bangun pagi akan mendapat cacing lebih banyak," kata Panangian. Begitu pula Trihatma. Waktu pengusaha lain masih asyik tidur, ia sudah beranjak dari ranjang. Menurut Panangian, Trihatma termasuk salah satu pengusaha properti yang sangat cepat mengambil momentum, sehingga bisa bangkit lebih dulu ketimbang pengusaha properti lainnya.
Kini Trihatma mengendalikan 31 proyek properti berskala besar di Jakarta dan sekitarnya, termasuk pusat-pusat perbelanjaan. Ia baru saja menuntaskan proyek di Mangga Dua Square dan Plaza Semanggi. Sebuah pusat perniagaan bertajuk Forum sedang digarapnya di seberang Plaza Senayan. Forum mengemban ambisi menjadi salah satu ikon baru pusat perbelanjaan Indonesia.
Untuk mengomando proyek-proyek tersebut, setiap pekan Trihatma mengunjungi satu per satu proyeknya dan mengarahkan bawahannya. Ia pun selalu menyempatkan memimpin rapat antar-direktur hingga manajer. Teknis dan detail setiap proyek tak pernah lepas dari pengawasannya. Maklum, ia sempat menyenyam pendidikan teknik sipil di Kaiserslautern, Jerman. Kuliahnya tak sempat dituntaskan, lantaran ia harus menggantikan mendiang ayahnya melanjutkan bisnis Agung Podomoro.
Di samping itu, Trihatma juga dikenal sebagai pengusaha yang pintar berdiplomasi dan santun dalam bertutur kata. Menurut bawahannya, Trihatma tak pernah berperilaku layaknya bos besar. Ia pun lebih suka mengenakan batik ketika bekerja. "Untuk mempermudah kalau ada kondangan," kata seorang staf Trihatma yang enggan diungkap jati dirinya. Banyak mitra kerja yang memuji sikap Trihatma yang selalu menangani berbagai persoalan secara dingin.
Sikap Trihatma bertolak belakang dengan karakter Tan Kian. Naga properti urutan enam itu, menurut mitra kerjanya, cenderung meluap ketika sedang emosional. "Tak segan-segan kuli bangunan pun jadi sasaran umpatan," ungkap mitra yang yang tak mau disebut namanya itu. Namun diakuinya, pemilik JW Marriott itu bukan tipe pendendam.
Menurut si mitra, dalam mengembangkan bisnisnya, Tan Kian sangat percaya pada feng shui. Misalnya, ia percaya angka 21 sebagai angka hoki. "Semua rumah dan mobilnya bernomor 21," katanya. Atas hitungan feng shui pula, penggemar BMW dan Ferrari itu selalu menata ruang kerjanya menghadap ke timur.
Nama Tan Kian terkatrol berkat kemasyhuran Hotel JW Marriott. Sebelumnya, hotel itu masih satu kompleks dengan Apartemen Syailendra dan Plaza Mutiara. Namun hotel berlantai 33 dengan jumlah kamar 330 itu tak berkembang pesat. Padahal, di samping hotel ini sedikitnya ada lima kedutaan besar asing, yakni dari negara-negara Skandinavia seperti Denmark, Irlandia, Swedia, dan Norwegia.
Tan Kian menerima uluran tangan John Willard Marriott Junior --atau Bill Marriott Junior-- untuk mengelola hotel tersebut. Operator hotel terkemuka di Amerika Serikat yang dikabarkan memiliki 2.000 jaringan hotel berlabel "JW Marriott" di seluruh dunia itu langsung menggenjot manajemen. JW Marriott pun menjadi hotel bintang lima paling bergengsi di kawasan Jakarta Selatan. Khususnya bagi warga asing dan para pejabat tinggi asing yang singgah di Indonesia. Meski sempat rontok diterjang bom pada 2004, JW Marriott bisa dibangun kembali oleh Tan Kian dan Bill Junior.
Berikutnya, Tan Kian mendirikan bangunan kembar pencakar langit 46 tingkat yang berjuluk Ritz Carlton. Letaknya persis di seberang JW Marriott. Kompleks hotel yang dipadu dengan pusat perniagaan dan apartemen di kawasan Mega Kuningan itu bakal dibuka dalam waktu dekat. Bangunan anyar yang dibuat mirip menara kembar World Trade Center ini direncanakan menjadi bangunan tertinggi di Indonesia setara Petronas di Malaysia.
Ritz Carlton bakal berdampingan dengan Rumah Sakit Merial Medica International, Menara Orienta, Apartemen Bellagio, Apartemen Airlangga, dan sekitar 52 kavling perumahan elite yang sedang dibangun di kawasan Mega Kuningan. Di areal elite yang dibangun kroni Cendana pada 1990 itu, lahan dijual seharga US$ 2.500 atau sekitar Rp 20 juta per meter persegi.
Tak mau ketinggalan langkah, sebelum Ritz Carlton kelar, Tan Kian sudah merencanakan bangunan baru bernama Pacific Palace di kawasan SCBD, Jakarta Selatan. Proyek bergengsi itu dikerjakan bersama Grup Artha Graha, dengan menggandeng kontraktor asal Jepang. Rencananya, kompleks apartemen mewah, hotel, dan kawasan perniagaan itu dibangun hingga 36 tingkat. Pacific Palace diproyesikan menjadi apartemen termegah di Jakarta.
Selain kedua pengusaha itu, pemain yang kini disebut-sebut sebagai naga baru di bidang properti adalah Soetjipto Nagaria. Dengan kendaraan PT Summarecon Agung, Nagaria terus meraung di kawasan Kelapa Gading, Jakarta Utara. Kiprah Nagaria di lawasan "mulut naga" ini sebenarnya sudah sejak 27 tahun lalu. Ia masuk ke Kelapa Gading pada 1976, ketika kawasan itu masih didominasi rawa dan lumpur. Pria bersio naga ini kemudian membebaskan lahan hingga 500 hektare.
Di atas lahan itulah kini berderet bangunan komersial seluas 20 hektare. Mulai pusat perbelanjaan modern Kelapa Gading Mall 1, 2, dan 3, Gading Food City, bursa mobil, hingga bangunan baru La Piazza. Di sisi kiri dan kanan jalan Bulevard Raya, bercokol ruko sepanjang 4 kilometer. Boleh jadi, inilah kawasan ruko terpanjang di Indonesia.
Di kawasan itu pula, Nagaria berniat mengembangkan proyek apartemen dan hotel. Kawasan Kelapa Gading yang masih tersisa bakal disulap menjadi Sentra Summarecon, sebuah kawasan bisnis paling luas di Indonesia yang dipadu dengan apartemen. Nagaria juga sedang mengembangkan kota bisnis Gading Serpong. Meski saat ini banyak pesaingnya yang ingin mereguk manisnya bisnis di Kelapa Gading, toh Nagaria masih layak disebut sebagai raja di kawasan elite itu.
Kiprah naga-naga properti, terutama di perumahan dan apartemen mewah, menurut Panangian, lantaran mereka jeli menangkap peluang pasca-krisis moneter. "Ada segelintir kelompok yang tidak terpengaruh oleh krisis karena menyimpan uang di luar negeri," katanya. Krisis yang membuat sektor perbankan ambruk mengurangi kepercayaan mereka terhadap perbankan. Duit nasabah kelas kakap itu pun melayang-layang mencari lahan untuk hinggap. Momentum inilah yang dimanfaatkan para pengusaha properti.
Kebetulan, keuntungan di sektor properti masih cukup menggiurkan. Itulah sebabnya, sewaktu terjadi booming properti pada 2002 dan 2003, para pembeli apartemen bukan pemakai langsung. Mereka adalah investor, yang membeli untuk dijual lagi. "Inilah yang tidak disadari oleh pemain lama di bidang properti," ujar Panangian.
Kondisi itu, menurut pengamat hukum properti Erwin Kallo, melahirkan fenomena baru: broker atau fund manager apartemen. Sekelompok orang patungan membeli apartemen, lalu menyewakannya hingga empat tahun, kemudian dijual. "Sudah kayak arisan," kata Erwin. Bahkan apartemen yang belum jadi diserbu peminat.
Erwin menilai hukum ekonomi yang berlaku di sektor properti agak unik. "Apartemen yang belum jadi biasanya lebih mudah dijual. Sebab, kalau sudah jadi tapi belum ada yang beli, citranya malah anjlok," tutur Erwin, yang juga aktif di Asosiasi Real Estate Broker Indonesia.
Tengok saja Daksa Residence, apartemen baru di wilayah Kebayoran, Jakarta Selatan. "Semua unit telah terisi," ujar Adrian Priohutomo, Portfolio Manager PT Koll Ipac, perusahaan manajemen apartemen asal Amerika yang mengelola Daksa Residence. Di sini, hanya ada 29 unit apartemen dengan harga Rp 2 milyar sampai Rp 3,5 milyar per unit. Ketika serah terima kunci dari PT Laksana Cahaya Anugrah selaku pengembang, semua unit apartemen sudah terisi.
Tingginya tingkat hunian apartemen bukan saja terjadi di Daksa. "Hampir sebagian besar apartemen di Jakarta laku keras," ujar Adrian, yang juga dosen di Pusat Studi Properti Indonesia milik Panangian. Tak terkecuali di Apartemen Simpruk Terrace yang dibangun PT Amanda Graha Sentosa sejak 1997. Dengan jumlah unit mencapai 129, apartemen setinggi 21 lantai ini ludes terjual. Apartemen yang terletak di wilayah Simpruk itu dihuni oleh ekspatriat (umumnya warga negara Jepang), bos perusahaan multinasional, pengusaha, hingga artis.
Beberapa pemilik, menurut Adrian, menjadikan apartemennya sebagai lahan investasi. Maklum, pola senya-menyewa apartemen sedang ngetren saat ini. Sebuah apartemen tipe tiga kamar ukuran 150-170 meter persegi, misalnya, disewakan US$ 2.500-US$ 3.000, atau Rp 23 juta hingga Rp 27 juta, sebulan. "Padahal, modalnya sekitar Rp 2,5 milyar," ujarnya. Berarti satu tahun sudah balik modal.
Handoko Wignjowarga, periset dan pemilik konsultan properti bernama Maestro, melihat fenomena pemasaran di bidang properti seringkali tidak sehat. Terbukti, meningkatkan harga sebuah produk dalam tempo cepat, misalnya tak lebih dari enam bulan, tidak diimbangi keuntungan bagi pemakai langsung. "Ada pihak yang membuat seakan-akan produk properti itu diminati orang, sehingga masyarakat berbondong-bondong membeli produk itu," kata mantan Direktur Century 21 itu.
Padahal, daya tarik tersebut hanya akal-akalan para broker. Masyarakat ingin mendapat keuntungan menggiurkan dalam jangka waktu sesaat. "Faktanya, hal itu tidak semudah membalikkan telapak tangan," ungkap lulusan planologi Institut Teknologi Bandung, angkatan 1982, itu.
Erwin Kallo curiga, sektor properti menjadi ajang pencucian uang, mengingat pesatnya penyerapan dana di bisnis ini. Tapi, menurut dia, hal itu sulit dibuktikan. "Sebab kita tidak menganut sistem pembuktian terbalik," ujarnya. Ia bahkan mengimbau, daripada capek membuktikan adanya praktek cuci uang, lebih baik memikirkan perlindungan buat konsumen yang masih terabaikan.
Apalagi pertumbuhan sektor properti makin dasyat belakangan ini. Kapitalisasi pembangunan 25.000 unit apartemen dalam lima tahun terakhir mencapai Rp 25 trilyun. Padahal, sebelum krisis ekonomi, nilai pembangunan apartemen selama lima tahun hanya Rp 15 trilyun.
Riset terakhir Procon menyebutkan, pada kuartal terakhir 2004, transaksi di pasar properti justru didominasi apartemen kelas menengah ke bawah. "Peningkatan pembangunan apartemen, karena permintaannya membludak," ungkap Manager Marketing dan Komunikasi PT Procon Indah, Gita Maharani Koroh. Di antaranya adalah Graha Cempaka Mas, Kondominium Rajawali, Apartemen Laguna, dan Apartemen Riverside.
Para naga properti pun sudah mengincar ceruk pasar yang kian terkuak itu.

hey, those renderings aren't Pacific Place, they're the Conrad mixed-use complex which remains on-hold till now...but I suspect the PP will be built on the Conrad site if not a resumption of Conrad. Before the crisis, that building belonged to Sampoerna...but I don't know about now.

The completion date of Pacific Place phase one would be Nov. 2006 and the 2nd phase starts end of 2006 and will be completed end of 2009.

BTW, ask your friend if he wants us to suggest him a name for the building. I'm sure a lot of skyscraper freaks here would volunteer ;)

Assuming the cars in the pics is 1 mm long and say actual car is 3 meters long
And by ruler I can see the length of the buildings is 110 mm
So the length of the building is 110 x 3 = 330 meters in length
Its way short than 1,6 Km (1600 Meters) :D
Maybe 1.6km is when all the shopping floors put next to each other..
1600 Meters / 330 meters = ~5 floors of shopping levels?
Does my calculation make sense?

David-80 March 8th, 2005, 01:26 PM latest news: the missing tower is currently being redesigned, it should be taller and looks better. The tower on lot 6 will be 70+ storeys and might just be sub 400 m in height. my wild guess that it will be probably 375 m at the most, considering it doesnt have any spires or antenna on top of it. Meanwhile the tower at lot 8 will be 40 storeys.

Different markets just behave differently i guess. For example, Sogo and Daimaru didn't do well in Singapore, tho Sogo is doing pretty well in Indonesia. Isetan would be a good addition to Jakarta's anchor tenants tho. :D

My friend told me One pacific place will be 43 storeys but i'm not sure if its marketing or actual levels. there's this new trends to exclude level 14, 24, and 34 and anything that relates to the number 4. it used to be only 4 and 13 ... I wonder what will they put after level 39 ??? Straight to 50 ???
Two pacific place is currently on the drawing board, rumours has it that it will be 75+ storeys and it will look somehow like crossbreed between Union Square (HK) & IFC (HK) ... let your imagination runs wild and try to picture it in your brain.
I think Union Square & IFC has pretty much the same basic design & concept, but the details on the facade that will make a big difference.
well, assuming they exclude all 4s, then 43 storeys can't be marketing...because simply by definition, the top floor cannot contain a '4' in it. :D

JAKARTA Lately the Indonesian property magnate Tan Kian has been selling, on average, almost one apartment a day. That is good business, considering that each of his luxury apartments in central Jakarta sells for $1 million to $2 million. ‘‘We have no ads,’’ Tan said of the 80 units in his Pacific Place development, due to open in 2006. ‘‘We are selling by invitation only. In the past two months, I think we have sold about 58 percent.’’ The rapid sales and high prices of Tan’s apartments in a string of developments altering the Jakarta skyline are evidence of a new business confidence after years of economic stagnation and political uncertainty.
In the midst of an economic upswing, developers are rushing to complete shopping malls, hotels, office towers and apartment buildings. In Jakarta alone, 72 apartment buildings are due to be completed by the end of 2007, according to Colliers International, a property analyst. Developers are also currently planning or building 19 major retail centers. The cranes dotting the city feed the ebullient mood in business, in contrast to the deserted construction sites that were the most visible signs of economic wreckage after the 1997 financial crisis. More than $2 billion is estimated to have been invested in construction projects in central Jakarta. The scale of construction investment is reminiscent of the pre-crisis days of former President Suharto, as are the projected economic growth rates. In this year’s budget, the Indonesian government forecast growth of 5.5 percent, while the International Monetary Fund says that with continued economic changes, ‘‘over the medium term, Indonesia’s economy could grow in the 6 percent to 7 percent range.’’ The growth is coming mainly from consumer demand and some increase in private investment.
The banks appear to share the enthusiasm for the construction sector. From the start of 2004, lending for construction has risen 60 percent, to 19.6 trillion rupiah, or $2.1 billion, according to figures from Bank Indonesia, the central bank. Still, there are a few voices of caution, including Bank Indonesia, which has warned against excessive growth in real estate lending. Michael Broomell, managing director of Colliers International Indonesia, says that some property developers overstate the extent and speed of sales. With the apartment supply expected to double over the next three years, he said, the risk of an oversupply is great. ‘‘How is it going to get absorbed?’’ Broomell asked. ‘‘Even if the developers can sell it, who is going to live in it?’’ As for the rapid growth of retail space, he adds: ‘‘I wonder whether there will be lights on.’’ Still, developers say that buyers are plentiful. Large numbers of people purchase apartments even before they are built in anticipation of a quick capital gain. Developers say some projects are sold out by the time of completion, including those with million-dollar price tags.
Tan’s 60-unit luxury Airlangga Apartment, attached to a Ritz Carlton Hotel that he is also building, is sold out ahead of its planned opening on May 1. Tan says his privately held Dua Mutiara Group will own 21 completed buildings by the end of 2006. He has $1 billion in projects under construction. Tan, who inherited from his father a company with interests in chemical dyes and seafood supply, said he survived the economic crisis by being cautious. ‘‘We kept our debt very low,’’ he said. ‘‘We are a conservative family; we grow our business conservatively.’’
Funding for his projects, including the sprawling Pacific Plaza with its 1.6-kilometer, or one-mile, pedestrian walk, retail arcade, hotel and apartments, comes ‘‘mostly from advance sales of the apartments and current income,’’ he says. But Tan is familiar with both business and political risks in Indonesia. His JW Marriott Hotel was the target of a terrorist bomb in 2003 that killed 12 people, closed the hotel for several weeks and cost $8 million in repairs and lost sales. The Marriott, directly opposite Tan’s Airlangga Apartment and Ritz Carlton, is now heavily fortified. Even so, another bombing outside the Australian Embassy last year cut hotel occupancy rates in half, although they recovered to almost 70 percent in March. The dangers posed by the security situation are underscored by the origins of the money feeding the property boom. Analysts and business people say that Indonesians, particularly those of Chinese origin, who deposited money in offshore safe havens during the economic crisis and political instability after 1997 are bringing it back. ‘‘If you talk to business people they say that the money that has come into Indonesia is mostly money that was parked by Indonesians in Singapore and Hong Kong,’’ says Muhammad Chatib Basrie, research director of the Institute of Economic and Social Research at the University of Indonesia. He says that this capital inflow, which rose strongly in the final months of 2004, has fueled the growth in property prices and the stock market. Investors have been looking for, and getting, quick returns. The Jakarta Stock Exchange composite index was up 45 percent last year and is up 7 percent so far this year. Tan says apartments that sold off-the-plan for $1.6 million last year fetched $2 million by the time construction was finished. But he knows the good times can go as quickly as they come. ‘‘You have to show it is safe to invest,’’ he says. International Herald Tribune

Phase 1 - the 3 towers at the front will be completed by end 2006. Phase 2, the two taller towers, will start at the completion of Phase 1 and will finish by end of 2009.

hi everyone, excuse me for not introducing myself.
to make it short, i'm a self confessed architecture fanatic ... :)
first of all, this project was already brewing way back in sept/oct '04. my friend (the designer) was very busy up and down jakarta, singapore and hong kong doing some case studies.
at the beginning he was very reluctant to release details, but in '05, as Pacific Place leaks on several newspaper, it's imminent that the project will soon break cover.
the tall building is yet to be named and to be confirmed. clearly signature tower looks better and taller than the new/proposed building. i think it should be 60-65 storeys. The completion date of Pacific Place phase one would be Nov. 2006 and the 2nd phase starts end of 2006 and will be completed end of 2009.
my friend was indeed a lucky bastard, he gets to work on those yummy projects ... in fact, i might invite him to this forum. anyone wants his email ??? hehehehe ...

apparently it's due to the owner's superstition. 28th march is lucky day, 21 is not. they calculate everything down to timings ... eg. ground breaking, topping off ...
don't expect too much from the website since it will be very very general. they don't want to expose too much since this is very exclusive project, especially the apartments.
my friend told me the website was finished way back in oct 2004 !!! he just have to punch a button to launch it.

Yes, you are right, this is only the first phase. The second phase will apparently commence in late 2006 to complete by late 2009. It will consist of more retail space, an 80 storey office and a 50 storey office tower. There's a valid reason why the full rendering wopde posted last time was taken off, and so I will not post it here..

Cos they change the design, so they have a complicated work to modified the fondation and basement, it takes time..no worries mate!
Compare to Shangri La Residence, they don't change the design.. and you can see now it has a crane and soon be rise up !!

once they finish foundation work, the building should shoot up real fast, like Grand Indonesia. Since it's a huge complex with (i think) 3 levels of basements, it's gonna take a while. It WILL be finished by early or mid 2007 imo.

Signature Tower will be part of Pacific Place phase 2, if it does get built. But personally I don't think they will build it - most likely the developers will change the design.
