AIG Business Processing Services, Inc. will invest up to $5.5 million in the country for the expansion of its business process outsourcing (BPO) unit.
During the inauguration of the company’s second operations center, Charles R. Schader, AIG senior vice president for claims said the investment will double their operations increasing the number of seats in their BPO to 250 from 160.
“We are confident that our expansion will bring in more employment for the Filipinos,” Schader noted.
”We would like to see first how the investment would turn out but definitely we see a lot of potential for the Philippines,” he added.
The BPO facility, which is located in the Paragon Corporate Center in Alabang, will not only process transactions from the Philippines. It will likewise service the US based clients of the firm.
AIG has BPO facilities in the US as well as other Asian countries. However, Schader said the operations in the other countries like Kuala Lumpur is not similar to the operations here.
AIG’s BPO is a service center providing back-office and call center support to AIG businesses worldwide.
It will specialize in complex insurance transactions supporting new applications, underwriting support, policy changes and claims.
The Alabang office will support the claims business in North America which is currently expanding and requires greater capacity.
The expansion will provide the additional capacity along with high-quality services and a more robust disaster recovery platform.
AIG is a world leader in insurance and financial services. It is a leading international insurance organization with operations in more than 130 countries.

Hindi pa naman confirmed na expansion yun ng South Supermarket , but halos kadikit talaga ng South ito.
About the Sycamore building to be demolished , its a two-level commercial building along Alabang Zapote road ,parang dalawang magkatabing commercial building pa yata ito na both of Sycamore's ( not so sure ) .
Then sa may Tunasan area sa vacant lot na harapan ng Camella Homes ay may itatayong medical facility ( or hospital ) nakita ko kasi may nakapaskil sa site . Its between Susana Heights exit and SM Supercenter .

LhexiMont February 6th, 2008, 09:09 AM I was in Sucat Interchange this morning , ilang buwan din akong hindi nakapunta doon at kanina ko lang nakita na pinaganda pala ng Vista Land ( Lake Front Central ) yung sidewalk ( with red bricks ) . Malapad rin ng Sucat Road extension on Muntinlupa portion at least sa area na iyon kaya ang ayos talagang tingnan ng lugar. Overlooking sa pathway na iyon yung mga developments sa LFC like yung Marfori , Presidio ,The Wharf at ang napakalawak na vacant land meant for future developments sa LFC .
Sa other side naman ay nilagyan ng steel fence ..but ang ginawa naman ng mga enterprising people ay nilagyan ng mga makeshift stores na tindahan ng kung ano-ano .
Hindi ko lang alam kung para saan yung steel fencing na may cyclone wires pa mandin , kung ito ba ay boundary ng propose Robinson Sucat or not . Sana ,ay boundary nga iyon ng Robinson property para maalis na yung mga makeshift stalls at squatters colony which is really an eyesore at sayang yung space dahil along the road . Kung maisasama strip of area na iyon sa lote ng Robinson ay magiging mas malawak .I somehow envisioned that area into something that will turn out like the Robinson Pioneer Complex na very vibrant na ngayon unlike nung nagsimula ito years ago . Plus factor pa na parang mas malaki ang land area nitong sa Sucat Interchange .
Especially that LFC , Tribeca developments and Makro which already in operation are there too . Solid Mills was the former occupant of that huge property .
LhexiMont February 6th, 2008, 10:45 PM I also explored city's provincial road via the Sucat-Alabang route through a jeepney and I was surprised to discovered that there are two resort facilities (swimming pools ) with accomodations too on barrio Cupang .The resorts are neaby the Laguna lake . Then , in Alabang portion ,it seems there will be a reclamation project similar to Tunasan's and Bayanan's , the location is near the boundaries of Alabang-Cupang.

Yung other side din pala ng 7-11 ay dinemolish din pala . Theory ko lang baka magkakaroon ng road widening .Napansin ko kasi yung mga electric post along that side ay malayo-layo pa sa pinaka -sidewalk so baka i-occupy pa ng road widening ( at least two-lanes ) yung space at lahat ng makeshift structures na tatamaan ay gigibain din. Kailangan din kasi talaga ng road widening since nagkaroon ng additional post in some portions yung Alabang viaduct which is undergoing full repair/expansion . Sinisimulan na rin kasi yung pagretrofit sa northbound lane ng viaduct .

At least ,hindi nga naman prone sa nakaw coz mahihirapan sila na akyatin itong mga mataas na lightposts.
Saka ang ganda talaga sa gabi lalo na siguro kapag nakumpleto na lahat .Yung sa Alabang commercial area ,matatagalan pa mag -install doon coz ongoing pa nga yung rehab/expansion ng viaduct ,pero sana maganda rin landscaping at lightings and most importantly ay ang effective at organized traffic plan. . Maski nga sa FCC ,ganundin yung mga lightposts because functional talaga , hindi naman talaga kailangan na maging decorative. Kung sa mga parks , okay lang yung decorative .

The German luxury and muscle car maker Audi yesterday broke ground for a new dealership in a coveted corner of Filinvest Alabang.
The dealership, the second after the Edsa showroom, sits on a 2,000-square-meter corner lot on Commerce and Filinvest Avenues, which the Gotianuns, the Filinvest developer, have been keeping in reserve.
According to the grapevine, the premium car dealership will have as neighbors the planned high-end residential condo that Filinvest president Josephine Gotianun Yap plans to launch this year if the economy keeps on chugging along.
The Audi showroom, which will also carry Porsches, is expected to be finished by the fourth quarter in time for the Christmas buying surge.
The new dealership targets to sell about a hundred units of Porsches and Audis in its first year of operations.

So this luxury car dealership will be neighbor to Acacia Grove Hotel and yung planned high-end residential condo project ng Filinvest .
Good for Filinvest -Alabang for another luxury car dealership in the area ,they have Chevrolet in Westgate . They already have several car dealership showrooms along Alabang Zapote Road such as Nissan ,Mitsubishi and another two which recently opened. A soon-to-open Kia Motors inside Westgate is u/c too .

Possibly across it coz Acacia Grove Hotel's strategic location straddles three roads such as East Asia Drive , Filinvest and Commerce Avenues.
Para rin sa Entrata Complex which straddles three major boulevards of FCC namely Corporate , Civic and Spectrum Midway .
That's what I like about FCC is that they were able to incorporate greens and good infrastructure especially these days that the development has so much full grown trees lining up its network of wide avenues and streets . The rustic ambiance of its former is still quite evident within the development itself , its not barren at all.
LhexiMont February 12th, 2008, 04:26 PM Nakita ko kanina na inalis na yung sign na Metropolis Star sa Metropolis Star mall in Alabang . They seem to be putting up aluminum cladding sa second level at dun sa topmost part ng mall na may pa-curve glassy portion . Yung kanilang low-head walkway or tawiran sa ilalim ng viaduct ay dismantled na talaga because of the ongoing repairs sa viaduct ,hindi pa yata umabot ng five years in operation yun.
LhexiMont February 15th, 2008, 01:46 AM After so many months na hindi ako nakapunta sa Tunasan baywalk area ,kahapon ko lang nakita na yung vacant lot sa likod ng Muntinlupa Science High School ay may concrete fence na at nagawa din ng multi-purpose covered court inside that fenced area . All the while ,I thought part yun ng baywalk but hindi pala , probably pagtatayuan nila in the future ng fourth school building yung vacant area. Anyway , para sa school naman at kapakanan ng mga deserving students yun so okay na okay .

Since December or January pa yata nag under PM yun . Dati naman may isang cinema din sila na under PM but nang matapos na yung PM back to 10 cinemas uli sila so baka ganundin lang yun.

I didn't notice any signage dito sa Tunasan on this medical facility, are you sure about this?

From the looks of it mukhang maganda yung pagkakagawa nung structure since modern yung design. Its about time na magkaroon ng ganung developments doon,lots of nearby residential villages like Alabang Hills , Hillsborough ,InterCity ,schools at may industrial complex pa nga sa vicinity nun.

Its squeezed in between South Supermarket and the future Acacia Grove Hotel and a good addition and filler between South Sup. and the future hotel .
Also ,the La Vie Flats is now on its 4th level going to the 5th of its 22-storeys. Its along the expansive Parkway Avenue where Aspen Tower and Vivant Flats are also located.

Hindi pa naman pero almost na,paputol -putol pa rin . Sa Alabang -Zapote road from Ayala Alabang area meron na ..naputol sa Filinvest City at sa Alabang Interchange ( coz of the ongoing major repair /expansion of viaduct ) After the Alabang Interchange along National Road installed na until sa CityHall area ( coz may road widening yata sa frontage ng city hall ) from there up to Tunasan halos complete na . Yung sidewalk improvements at asphalt overlay with painted lanes ang okay na from after Alabang Interchange to Tunasan . Kapag natapos na yung repairs sa viaduct at extended na Skyway up to Alabang ..that would be so awesome development .Hopefully ,Alabang Skywalk ( 300 meters long ) gawin pa rin as planned ( I dont like the MMDA pathways ) also the Liwasan and Alabang Market improvement by the city government .
Sa mga sidestreets naman ang nakita kong may new street lamps so far ( one side only ) ay yung sa Bautista St .in Bayanan leading to the baywalk area .Then sa Soldiers Hills ( from National Road to the South Luzon bridge ( two sides of the road ) . Then sa Susana Heights exit ( Y shaped lamps in the landscaped island ) .Sa Tunasan naman sa Rodriguez St. ( still installing , one side ) .Sa NBP daw meron din yata .
Yung mga dating shorter street lamps na inalis nila ano kaya ginawa ,puede siguro iyon ilagay sa mga NBP park area , or sa mga road network ng NBP .

I was surprised to see today that there are already rebars which are visible above the fenced area of this project so it means they are working on the ground level already. I really thought that the construction was stalled because seemingly there are no activity despite the presence of the crane . Probably ,they will utilized the crane once the construction builds up the upper levels . The location of this project is at the corner of two broad avenues in FCC namely Spectrum Midway and Commerce Avenue ,so far I still don't see any rendering of the project hence it still unidentified for now .Here is a pic posted before :

There are two newly built buildings on eastern part of Madrigal Business Park ,one is a recently finished 3-storey commercial building beside the JGC building and another a 6-storey building on the finishing stage . There are also two new recently fenced area beside them plus the Admiralty Building now u/c near Common Goal tower and Richville Center.
Also , the demolition of Sycamore arcade is in full swing , its on the corner of Alabang Zapote Road and Buencamino St.

All of the lightposts along National Road from Alabang ( near Nestle ) to Tunasan are lighted now .

It’s business as usual today as Muntinlupa inaugurated its new city hall last Saturday, which was destroyed by fire on August 3, 2007.
Muntinlupa Mayor Aldrin San Pedro led city officials in opening the P50-million new city hall.
San Pedro was accompanied by Rep. Ruffy Biazon, Vice Mayor Artemio Simundac, city councilors and department heads in opening the new city hall to the public.
"I am pleased that the new city hall is finished. This marks another milestone in the rich history of our city," the mayor said.
San Pedro thanked President Gloria Macapagal-Arroyo for helping the city government in reconstructing the city hall.
The President visited Muntinlupa on August 6, three days after the fire, and gave the mayor R50 million as reconstruction fund.
"The people of Muntinlupa are thankful to President Arroyo," he said.
The new Muntinlupa City Hall sports a new and slick design with modern touch. Glass walls are used extensively throughout the structure. Like the original building, the new city hall has two floors.
The inauguration coincided with the 13th cityhood anniversary of Muntinlupa.
The mayor delivered his State of the City Address in the evening where he presented his accomplishments since he assumed office.
"We have made significant progress in our first six months. It is heartening to know that people have responded positively to the changes that we have implemented," he said.
One of the significant infrastructure projects Mayor San Pedro has implemented is the city-wide street-lighting along the National Road and other major thoroughfares.
The streetlights have made the roads safer for both motorists and pedestrians and contributed to the security of the public against criminal elements.
During the evening program, the mayor together with other city officials also gave recognition to the Top 10 Taxpayers in the city. They are Filinvest Alabang Inc., Alabang Commercial Corp., Mercury Drug, Makati Development Corp., Insular Life Assurance Co. Ltd., Zuellig Pharma Corp., Pilipinas Makro Inc., Richville Hotel Management Inc., Pepsi Cola Products Philippines Inc. and Philippine American Life Insurance Co. (Philamlife).
"I thank all investors and businessmen in the city who have been our partners in developing our local economy and who have been paying their taxes religiously," Mayor San Pedro said.
He lauded them for setting the example in good corporate governance.

The location of this car dealership is indeed the one in Westgate on corner of Filinvest /Commerce Avenues . It has a huge banner : PGA Cars /AUDI that will indeed carry Porsches luxury cars . I saw it two days ago.

LhexiMont March 11th, 2008, 01:08 AM Dinemolish na yung pader ng cityhall kahapon , pati yung sidewalks inalis din so baka may road widening sa frontage na iyon ng cityhall because laging trapik doon kapag office hours at rush hours .
Correct ko lang : Hindi pala road widening but instead ay widened na sidewalk ang ginawa sa perimeters ng city hall along National Road . Yung pader ay ginawang mas mababa and planted with some decorative flowering plants ,perhaps to highlight the prominence of the new city hall .
Naglagay na rin ng pedestrian lanes sa mga madalas tawiran ng mga tao while may yellow X lane naman sa mga key intersections along the vastly improved National Road .

LhexiMont March 12th, 2008, 02:27 PM Filinvest Alabang ,seems to be sprucing up their portion of Commerce Avenue . The beautiful avenue is one of the two roads that link up Filinvest Corporate City to ATC-Madrigal Business Park,the other one is the Alabang -Zapote road.
They are currently setting up additional lightposts on both sidewalks of the avenue , since its main lightposts are the Y-shaped ones that are placed on the island of the avenue. The additional lightposts on the sidewalks seems to be shorter and smaller and meant for providing lighted path to the pedestrians that opts to walk leisurely from ATC to Festival Supermall at nights. Also , there are some under construction projects on the avenue while there are also reports of future projects that will also be built along the spacious road . It will not be surprising if it will become one of the most important roads in Filinvest Alabang in the future .

@ Thomasian ,drop by ka din siguro minsan here sa south area and if it's allright with you explore and take pictures of the developments ,dont worry hindi pa ganun karami but kahit paano ay may nadadagdag at may simultaneous din naman na under constructions . So far ,pinaka notable ay yung Entrata . The project is on the digging stage still .
If only those lowrise BPO buildings in Northgate Cyberzone are high rise , that part of FCC should be quite dense . So far kasi 17 buildings na rin yung in operation at under construction sa Northgate area. Though , Northgate as it is now is still nice , its campus like setting is awesome and its a very ideal IT zone .

They're simultaneously constructing two buildings and will probably start the third one as they are the ones consisting the first phase of the project . The clubhouse /swimming pool amenities is already done .
Yung first tower naman sa Marfori project in LakeFront Central (LFC) ,Sucat ay na-paint na yung exteriors and its quite colorful but pleasing to the eye .Its 20-storeys din yata hence , its the tallest structure in that area with a spectacular view of Laguna lake and the mountain ranges of Rizal /Laguna provinces .
The Presidio project also in LFC has so many residential towers buit ranging from 6 to 12 storeys . It will be quite interesting to see how the Sucat Interchange area will look like once the stretch of Skyway goes to it and all the way to Alabang . Specially to Sucat since it's also linked to our main airport . Flyovers will probably dominate that area .

Yes you're right. I'm very much impressed with Muntinlupa na. It seems that it's very livable, very much different to the Muntinlupa I first saw six years ago.

Napakaganda ng susana heights lalo na sa may everest. di mo aakalaing cemetery siya. yung mga nakikitang mga ginagawa sa background yun ang gagawing housing relocation project ng government para sa mga nakatira sa riles. Ang pangit ng lugar na pinili nila dahil bakod lang pagitan ng everest at nung housing project. Ang hindi pa maganda ay nasa mataas na lugar ang everest kaya kitang kita mo ang mga bahay lalo na siguro pagdating ng November 1. at sa kabilang side naman ng everest ang Lindenwood ng SM pero wala kong pics ng lindenwood. Magkalapit lang pero di magkatabi ang lindenwood sa housing proj. kaya siguro ok lang na dun ilagay ang housing.

The old structure was razed down by fire last year, right after the local government's announcement that they were planning to build a new city hall (either in Alabang or NBP Reservation). Yun nga lang naunsiyami dahil sa sunog so speedy "reconstruction" na lang.. Maybe that also explains the building's "lack of character" kasi nga minadali... :)

Is the road infront of this City Hall still narrow? I remember that area being always congested. I think infront of the City hall is a Hospital owned by Doctor Halum? She's an old acquintance but kind of lost contact now, I don't know if she still practice her profession, she's a pediatrician.

Oo nga natanaw ko din yung newly installed crane na iyon .Sa pagkakaalam ko natapos yung Studio1 na hindi sila gumamit ng crane at all , I just dont know if they will use a crane this time for the u/c Studio2 , hopefully ..that crane is for a new project though .

Sa pagkakaalam ko medyo maluwang talaga by a lane ang national road dun sa Poblacion segment( Bukal - Caltex ) .The rest from Alabang to Tunasan ay 4 lanes lang talaga , but mukha lang masikip sa City Hall area since its crowded always with vehicles and pedestrians . Pinalapad naman yung sidewalks sa perimeters ng City Hall kaya medyo okay na din .nowadays. From Susana Heights exit up to the Muntinlupa-San Pedro boundary ay tila malawak naman ang daan coz very smooth ang traffic flow doon.

Nasa photo ( bottom right ) yung defunct powerplant na Sucat Thermal
( Gardner-Snyder ) of Napocor. Ano na kaya update dito , ire-activate pa kaya nila? It is now surrounded by various property developments within the Sucat area and it occupies a big chunk of land off the Laguna lake shoreline . Aside from the power plant area itself , it has supporting oil depot and maintenance yard area beside it .

They ( Robinsons) are probably awaiting once the Skyway reaches Sucat Interchange . In my assumption , the Sucat Interchange segment of the Skyway will be bigger in scope than that of Bicutan's since Sucat Road is a way bigger than Soledad Avenue and its a major access road to the International /Domestic Airport . Add to that the proliferation of huge property developments in the area such as TRIbeca , Lakefront Central.
Okay lang if hindi muna magtayo sa ngayon ang Robinson ..malaki din kasi yung Sucat property nila na iyon ..puedeng gawing mixed-used complex similar to their Pioneer/EDSA complex in the future.

MANILA, Philippines - After Makati City, Muntinlupa City is now undertaking a plan to install a closed-circuit television (CCTV) system to keep tabs on criminality in key areas of the city.
Radio dzBB's Denver Trinidad reported Wednesday that Muntinlupa Mayor Aldrin San Pedro mapped out priority areas where the first CCTV systems will be installed.
San Pedro said he wants the system installed first in the Alabang area, where he said 400,000 people pass every day.
Other priority areas include Zapote Road, the national highway, and City Hall.
The mayor said that once the CCTV systems in these areas are installed, he wants more systems installed in other populated areas in the city.
Muntinlupa would be the third city in southern Metro Manila to map out plans for a CCTV system. Makati City has already started operating one in its central business district.

BG Group building is a three storey commercial/office building beside the South Supermarket ..Oo nga pala yung unknown na u/c near Mondrian ,nakalimutan ko isali .
Eye sore nga minsan yung mga fishpens sa Laguna Lake , it destroys the view . There are plans ang DENR na i-abolish yung mga illegal fishpens . Sana nga wala na lang para lahat ng fishermen ay nakikinabang sa lake at hindi lang yung mga "big fish " na akala mo sila ang may ari ng lake.

Yung La Vie Flats naman ay nasa around 8th or 9th floor na out of 22 storeys .

FiliCity ..kahit walang gasinong publicities sa mga ongoing developments within there ...its good na nakikita mo na lang na simultaneously din so far yung mga projects there. Kahit hindi ganun karami ..at least meron at hindi naman sila nababakante . Yung mga ongoing constructions now ay ranging from 14 - 30 storeys ( around 9 projects ) .
Sobrang lawak lang kasi ng FiliCity kaya seemingly ay parang walang activity kahit meron ....In time , for sure magkakaroon uli ng notable projects and hopefullly Entrata Urban Complex will jumpstart those projects . After all , FiliCity is one of the most well conceptualized massive urban development in the country and has lots of potentials location and infrastructures -wise .
LhexiMont April 16th, 2008, 01:29 AM I noticed yesterday na may ginagawang fence area sa South Station ..this is the area covered with gravel stones which was used to be the terminal area for jeepneys .If this newly fenced area will be for a building ..this will be its fourth .
Aside from that , they are lots of activities on that South Station complex . They had already build an access bridge crossing the creek to link the area to the huge vacant land at the back of the Alabang public market . Open parking lots which are fully concreted provided with that super high lightposts are also ready along with the road networks of the complex . They are really sprucing up the complex to make it the organized main transport terminal in Alabang . By the way , private cars pay parking facility are also located on the basement of South Station's building no.2 and perhaps on its extension too which is slated to open soon .
Also ,the elevated pedestrian bridge linking building #1 and #2 is finishing soon .
The South Station tollgate seems only temporary , as the nearby Alabang exit has been renovated and partially operational .But then , a possible future toll exit meant for the Skyway will also be in placed in that vicinity .

LhexiMont April 16th, 2008, 09:54 AM Yeah, but it's sort of extension of building no.2 since they have the same design . Sana nga medyo ibahin naman nila yung susunod na gagawin ..most probably iko-connect din sa bagong elevated walkway itong new building na iko-construct pa lang .

Matatakpan na yata yung semi-circular top ng mall with the ongoing renovation of its facade ,so that top will look linear even if only on its facade . Sana lagyan nila ng electronic billboard for product advertisements which means makakagenerate pa ng income sa mall at the same time ay makaka enhance pa sa mall facade . Since , highly visible talaga yung facade ng mall especially sa mga nagdaraan sa Alabang viaduct and traffic pa palagi nowadays coz of the ongoing retrofit/expansion of the bridge.

Promising din ang areas na na ito for development with its proximity to SLEX and Daang Hari . Marami pa rin kasing vacant areas sa adjacent na Susana Heights and andaming developments sa Portofino na just across the NBP property . Halos lahat ng prime housing developments are also rising in that stretch of Daang Hari in Bacoor area

In my assumption , the Sucat Interchange segment of the Skyway will be bigger in scope than that of Bicutan's since Sucat Road is a way bigger than Soledad Avenue and its a major access road to the International /Domestic Airport . Add to that the proliferation of huge property developments in the area such as TRIbeca , Lakefront Central.
Okay lang if hindi muna magtayo sa ngayon ang Robinson ..malaki din kasi yung Sucat property nila na iyon ..puedeng gawing mixed-used complex similar to their Pioneer/EDSA complex in the future.

LhexiMont April 25th, 2008, 08:54 AM Skyway is done in phases at natapos naman ang phase 1 ( Buendia-Nichols- Bicutan ) , late last year lang nasimulan ang phase 2 ( Bicutan-Sucat-Alabang ) . Phase 1 was finished around 1999 so wala pa naman 20 years na delay ..na miscalculate mo.

For me ...I like Entrata's premiere location .Having a mall component as podium to its series of towers complements FCC's city center which is the Festival Supermall and the surrounding areas. The project is beautiful and it will be a showcase that needs to be seen , hence its strategic location .
The vicinity is quite chaotic nowadays because of the ongoing repair/expansion of Alabang viaduct since FCC agreed to make its roads an alternative route while the viaduct is under repair. But once the repair /expansion of the viaduct ends and the beautification of Alabang Interchange is in placed that area will greatly improved.
It also seems that there's even a plan to beautify the creek that traverses the FCC property to blend with the overall development of FCC.

LhexiMont May 4th, 2008, 06:55 PM Those vacant lots are still part of the 244-hectare development in Metro Manila called Filinvest Corporate City . Its a joint venture project of the government and private sector ( Filinvest ) which means those lots are owned /managed by Filinvest . Hindi naman yung buong property ay for sale sa investors right away but its part of the whole development .May mga certain priority areas na for sale and those areas are usually the ones that Filinvest thoroughly improves on in terms of infrastructures/amenities .

Seemingly, its a Filinvest project but wala pa naman any billboard kung anuman yung project which is now on the digging stage just like Entrata . It's regarding the expansion of SLEX na target completion ay 2010 while yung Alabang Viaduct naman ..middle of June ay operational na yung southbound lane at bago matapos ang 2008 ay yung northbound lane naman ang operational na din so it means completed na yung rehab/expansion ng viaduct before this year ends. ..sana nga .

Yung nasa gitna ng South Sup. at Acacia Grove Hotel ..yung BG Center in full swing na yung construction ...then yung I-Hub 3 & 4 nasa 14th floor na while yung Bellevue Tower ay nasa 16th floor na yata ...yung La Vie Flats tila nasa 10th or 11th level na .
Yung Acacia Grove at Entrata kasi nasa digging stage pa ..wala pa nga silang mga cranes . I don't have a cam nowadays ..di ako makapag take ng pics.

Sa FastBytes 2 naman opened na yung Mongolian Stop , Starbucks , Country Style -owned resto and nakita ko din na may soon to opened na Jollibee next to Starbucks . Unknown pa rin yung may fenced area along Alabang Zapote road /Nortgate area before the Caltex station ..its on the digging stage.

Filinvest Alabang Inc., a unit of Gotianun-owned Filinvest Development Corp., is putting up a four-tower residential condominium within Filinvest Corporate City in Alabang for P5.6 billion.
Filinvest Development president Josephine Gotianun Yap told reporters that the company remained bullish on the prospects of the property sector would continue to launch new projects.
Yap said the project, to be called The Levels, would be ready for launching by the third quarter of the year.
The Levels, which features a four-tower residential condominium, will contain commercial strip catering to the needs of the residents. Each tower will cost at least P1.4 billion.
Filinvest Alabang will develop the project in four phases over a period of five years. It is currently finalizing the layout and the pricing of the residential units.
The company recently launched a four-tower development, which features a luxurious hotel, small-office-home-office units and two-office towers built on a retail podium. The project, to be called Entrata Complex, is located beside the Festival Mall.
Filinvest Alabang is the real estate arm of Filinvest Development that is in charge of high-rise residential condominiums within the 245-hectare Filinvest Corporate City.
Filinvest Land Inc., another property arm of Filinvest Development, meanwhile, is in charge of developing commercial centers, mid-rise residential buildings, office developments catering to business process outsourcing companies and horizontal developments.
Yap said the group planned to offer various financing schemes to make real estate projects still affordable to potential buyers amid the slowdown in the economy.
Locators in the Filinvest City are also developing a 500-room hotel, called Acasia Grove Hotel, while Bellevue Manila is constructing additional 235 rooms and suites. Jenniffer B. Austria

BTW , it seems Metropolis Star Alabang ..will not be the name of the mall but StarMall Alabang . They're facelifting the mall's facade with that popular aluminum cladding which covered what used to be a glassy facade and I saw that they're installing the new monicker of the mall though its not yet finished . The signage will be similar to that of StarMall -Shaw/Edsa .

Totally covered na ng aluminum cladding yung what is formerly a glassy facade sa upper levels ng mall . Okay na rin yung new facade at new name mas nakaka-catch ng attention , at least it will match the newly retrofitted /expanded Alabang viaduct once it got completed by year-end . Strategy na rin siguro yung pag-covered sa glassy part kasi once nandun ka sa loob ng mall matatanaw mo yung Festival Mall .
Inalis na yung fence sa newly finished na Civic Prime , open for commercial establishments kasi yung first and second level nun ..parang very good location for Al-Fresco dining especially those fronting the Civic Drive because its very shady at most time of the day and marami ring tao palagi . In time kapag natapos yung Entrata complex na may mall component pa mas magiging vibrant na yung area na iyon .
LhexiMont June 14th, 2008, 01:34 AM I noticed yesterday that they seem to be cleaning up that corner lot of Commerce and Filinvest Avenues na katapat ng soon to open na PGA Cars Showroom sa WestGate . The lot is next to the Petron station ..may news item dati na may plan ang Filinvest to construct a high rise condominium in that area and will be launched yata within the third quarter of this year .
Going on 19th floor na yung U/C na Bellevue Exec. Tower , nasa 15th level or top level na rin yung
I-Hub 3 & 4 , malapit na din matapos yung Studio 2 condo and around 14 levels of 22 yung La Vie flats .

That Filinvest skyline pix, it reminds me of small cities in the US especially those around Silicon Valley. I like small skylines like that of South San Francisco/Brisbane and Burlingame in the Bay Area :)
LhexiMont June 15th, 2008, 11:24 AM Yeah , treasure viewing it while it's still a small skyline , in the next few years surely more and more structures will be built there several of them are upcoming like Entrata , Acacia Grove Hotel and some in the pipeline like The Levels , Vivere 2 , SeaCloud Hotel .
I remember years ago reading something similar about when Filinvest Corporate City had just begun developing ....the statement says enjoy the rustic view of then Alabang Stock Farm while its still there because once FCC becomes fully developed ..it will be gone ..true enough ..Northgate Cyberzone and South Station area was launched and that rustic view was gone.

The construction of the new northbound lanes will be probably faster ..since the all the pillars supporting the road spans are already retrofitted /strengthened ..hence it's target date of completion is December 2008.

Magiging malawak na road ang Alabang -Zapote Road
( AZR ) within Filicity probably 6 to 8 lanes at the most. I am looking forward to see the completed underpass of AZR traversing the NorthGate Cyberzone area and how will the crossroad of Bridgeway and Spectrum Midway avenues looks upon completion
Malawak din naman sa portion ng Ayala -Alabang ang AZR because they have service roads on both sides ,dun lang sumikip sa between WestGate and ATC ..but madali namang mapalawak yun for consistency,
Sana , if possible mapalawak din sa Las Pinas area ang AZR even though its quite difficult .

THE Gotianun-led Filinvest Alabang Inc. (FAI) is spending P5.6 billion to build a four-tower residential community within the 244-hectare Filinvest Corporate City (FCC) in Alabang.
Called The Levels, the project will be built in four phases in the next five years. It will sit on a 14,000-square meter lot.
“We will launch it in the third quarter,” said Josephine Gotianun, president of Filinvest Development Corp. (FDC), the parent firm of FAI.
FAI, which handles the group’s developments within FCC, expects to register around P7.8 billion in total sales from the said project.
Apart from The Levels, Gotianun said they will also expand The Bellevue Manila by putting a third tower within the hotel complex. A 500-room hotel called Acasia Grove is also being built.
FAI just launched the Entrata Complex, a four-tower development which features a hotel, small-office-home-office (Soho) units and two office towers built on a retail podium. Entrata is located beside the Festival Supermall.
Gotianun said despite rising inflation, the group is still bullish on its real-estate business.
“We are still on track. There are financing schemes that will still keep our products affordable even if we raise our prices,” she said.
Apart from real estate, FDC is also into financial services (EastWest Bank), sugar refining (Pacific Sugar Holdings Corp.) and horizontal and BPO developments (Filivest Land Inc.).
In the first quarter, the group’s real estate operations posted P1.1 billion in net revenue. Gross sales improved 19 percent with increase in sales of FLI. Likewise gross profit margin improved to 54-percent due to higher number of booked lot sales, which has a margin of 50 percent to 60 percent.
Meanwhile, financial and banking services’ net revenue went up 63 percent to P605 million during the period, mostly coming from other income with the increase in service charges for loans and securities.
FCC has single-handedly revitalized the Alabang area and transformed the 244 hectares of land into a premier satellite city and central business district.

This statement is quite true and my hats off to Filinvest .Even without getting that ample support from the likes of them ( Fil-Chinese major developer /investors ) Filinvest still manage to make their 'baby" quite a success with their unwavering support and contribution for the continuous development of FCC through their various worthy projects . Probably , that's why they value so much those small developers/investors which steadily comes along and which are at least provided FCC with simultaneous projects aside from the Filinvest-owned and driven projects within FCC.

I must say I'm not happy with the location of Entrata Complex as it is directly in front of the South Station and too near other areas of Alabang not part of Filicity.
Sana they moved it somewhere near Vivere Suites. I hope the surrounding areas of the Entrata Complex would be cleaned up. It's too busy, noisy, and dirty around that area.
LhexiMont July 1st, 2008, 11:52 PM For me ,the location of Entrata complex is just fine , its between Festival Supermall and South Station on a big chunk of unutilized land beside FCC's main entrance . Its also strategic in a sense that it is bordered by three main wide avenues such as Civic Drive , Corporate Avenue and Spectrum Midway .
It's okay if the location is busy with people since it will have it in a 2-level podium retail component .
It might be noisy since buses are temporarily using the South Station exit while the construction of rehabilitation of Alabang viaduct is ongoing but in a few months from now , the construction will be finished so the noise will greatly lessened as buses will no longer use the FCC roads .
I don't think it has s dirty location ,in fact once completely done it will enhanced that area .The creek beside it will be further improved with good landscaping. On northwest its facing Festival Mall /Vivere/ Insular Life ,on south it faces Civic Prime ,on east South Station and on northeast ,NorthGate Cyberzone ..so what is so dirty about that location ?
South Station's clusters of commercial arcades type-mall will probably just fillers for now .

philip_v July 2nd, 2008, 02:13 PM Dirty might not be the right word. But really, the area around South Station is undesirable in terms of noise and cleanliness. Especially those loudspeakers announcing the routes of the buses and jeepneys. I hope they would do away with that.
I do hope so that once finished, Entrata could uplift that area.

Possibly also , for the impact that such an imposing monolith of a structure will create once it becomes fully completed and operational since its in a very highly visible area.
Its their flagship project to date , and it being so close to their highly popular Festival Supermall is a very good advantage for the project .

LhexiMont July 7th, 2008, 09:06 AM I thought yung parang may clearing na area na corner ng Filinvest and Commerce avenues ay para sa The Levels but its a site pala for mountain bikers to practice their skills .
Ganda at luwang ng stretch ng Filinvest Avenue six lanes but could be widen to eight lanes since ang lawak ng center island nito. Most of its segment is not yet open to traffic though kaya favorite ng mga joggers/walkers and this is the longest road in Filinvest which is more than 2 kilometers ( mas mahaba pa sa Ayala Avenue ) .
Lahat ng zones ng Filicity like Northgate /Westgate /Southgate /Corporate Loop / Spectrum Business will be accessible through this avenue , so this will be the most important road in FCC . Sana i-develop na nila with the best grade ( spacious sidewalks , road markings , traffic lights ) itong avenue na ito to further attract more investors . It has lamposts in place on both sides of the road but since its not yet open to traffic ..hindi muna ino-ON yung mga lamp posts .

Because of the huge space alloted for the mall , anything is possible in the future for reinventing it or transforming it into an integrated supersize mixed-used retail/residential/office complex or a city center .
Even up to now ,with only a mall yet in place , it is evident that the mall seems only consumed half of alloted space for it and the vacant areas surrounding its premises is still huge and stunningly landscaped with the planned future developments within can really be accomodated with breeze .
With the soon-to-rise Entrata Urban complex frontlining of what could be expected of future developments surrounding the mall ..its really worth waiting and exciting for one of the better planned large scale developments nowadays .

Saan part ng Muntinlupa ito? Susanna Heights o harap ng bagong City Hall? Maganda naman tignan kaysa sementong grey na mukhang maalikabok. Pero kung paint lang yan baka magmukhang madumi rin kapag nalakadan na, buti sana kung laging maintained ang mga yaan. Atleast kung colored tiles madaling "hose off" ng tubig.

mwg12a July 12th, 2008, 04:42 PM Maybe that's the purpose of having those chained barriers, to discourage people from walking through it or staying in that portion too long. But yeah, if that was just plain ol green paint, it might peel off after being exposed to elements like sun and rain, unless there is some sort of treatment they used that would protect it from all these elements that they need to re-apply every so often for maintenance. I like it though, better than no sidewalks or just plain dirt or soil on the shoulder.

I also visited WestGate , there are several establishments under construction , the ones confirmed are Kimono Red / Red paint , they are Japanese restaurants . The building under construction in front of Melos seems big and will probably have several establishments and another u/c in front of the former Cafe Adriatico .
The newly opened ones are the following :
Bona Coffee within The Serenity Place
Sushiya
Illustrado
Sophias ( Mediterranean )
Kanin Club
Alba ( Spanish )
The parking lots are full at dinner time and dining restos there keeps on coming ,they must been doing good business there since most of them are pioneers at WestGate and they're still there up to now for years and to think they are also up against those of in ATC , Festival Mall and some in South Supermarket .

LhexiMont August 8th, 2008, 10:39 AM Yung elevated walkway crossing over the creek sa South Station complex , passable na while malapit na rin matapos yung transport terminal , its definitely bigger and better than Alabang City Terminal once finished . Nag plant na rin sila ng mga young trees within at inaayos na rin nila ang landscaping at pathways beside the creek . Pinaluwang din yung creek pinataasan pa yung pinakawall ng creek na mix of concrete and rock para mas maayos tingnan . Also may mga signages na akong nakita of which places/route the terminal has in it. Ginagawa pa rin yung building # 3 sa South Station , it seems similar in design sa building # 1 .
Hopefully kapag nakumpleto ang structures at full blast operational na yung transport terminal ay madaragdagan na ang mga establishments sa building # 2 & #3 since its readily accessible too via the elevated pathway which they finished recently.

LhexiMont August 13th, 2008, 02:15 AM One of the noteworthy great things that Filinvest did for Muntinlupa City was that they had relocation plans for those families living in the former Alabang Stock Farm which they developed to what is now the world class Filinvest Corporate City. In fact , the relocation was even built within the perimeters of FCC itself in a BLISS-type mass
low-rise housing units still thinking about the welfare of those families to be able to continue living within their former habitat.
More so , the previous city administration who have built several mass housing projects in different barangays of the city and several improvements too for the city which may not be as prominent as what the present city administration ( national road /lightings improvements ,etc ) since there is that perception that the previous administration did nothing . Both of them past and present did and are doing their share to continue bringing improvements for the city.

That mass housing project is well conducive to living compared to living dangerously near the rail tracks .

MANILA, Philippines – The Muntinlupa City government has taken under its wing 100 women residents who are now taking lessons in dressmaking and reflexology as a means of contributing to the family coffers.
The Organisasyon ng Kababaihan Muntinlupa has launched a livelihood training program to help the women earn additional income for their families.
Benjamin Damian, OK Muntinlupa program director, said the women have been learning the basics of dressmaking and reflexology under the sponsorship of the city government.
“We want to help families cope with the hardships brought about by the increasing prices of commodities and the fare hike by making available these short courses to residents,” Damian explained.
The livelihood training program is under OK Muntinlupa’s antipoverty drive, “Kaalaman, Kabuhayan Kontra Kahirapan.”
Reflexology
Damian said 50 of the women residents, who are also OK Muntinlupa members, are enrolled in dressmaking, while the other half are training in the basic techniques of reflexology.
The program started on July 12 at the Muntinlupa City Technical Institute and will last for at least three months.
Instructors for the livelihood training programs will also come from MCTI, Damian added.
The participants will be provided materials needed for their lessons, as well as transportation allowance for the duration of the training.
Muntinlupa officials anticipate the opening up of employment opportunities for residents who finish the short courses.
The city government earlier offered members of the OK Muntinlupa a chance to study under the alternative education program.
Small fee
The city’s Alternative Learning System Accreditation and Equivalency Learning Program allows out-of-school women to study for a small fee.
The program allows the students to be eligible to enter college or to take courses accredited by the Technical Education and Skills Development Authority after being given a certification by the Department of Education.

LhexiMont August 14th, 2008, 12:00 PM Wala bang plans ang ALI for at least mid or high rise residential project in Madrigal Business park kahit yung mga Avida Tower or Serendra type . I only know one office building and that is their Ayala Life -FGU , which is about 12 storey or so. The rest of the buildings there ibang companies na . Sayang kasi yung MBP kasi maganda at hindi congested ( like Eastwood ) ang pagkakaplano ,marami pa rin namang vacant lots , kahit nga additional office tower from them wala din..parang neglected na tuloy ito , sana magka-residential na din dito courtesy of ALI.
LhexiMont August 15th, 2008, 03:05 AM Nabasa ko din dati na for sale yung GoodYear area which is about 18 hectares or so at halos katabi yun ng Madrigal Business Park at may built in road na nga sila yung access road sa Daang Hari from Alabang Zapote Road.
Sino kaya nakabili nung property ? one of the bidders din yata ang ALI doon .
LhexiMont August 16th, 2008, 06:14 PM I just saw yesterday that South Station field terminal is already partially opened as for passenger buses , vans/fx and jeepneys . They also have covered parking slots for cars in the commercial clusters area .
This terminal looks good and efficient , I specially like those really tall light posts on the field parking area .Filinvest is quite fond of those tall lightings as they also have it in NorthGate Cyberzone. They're also landscaping the area specifically the open creek which they dredged and widened . Then there are passenger waiting areas which are provided with nicely done canopies for heat and rain protection .

LhexiMont August 18th, 2008, 12:15 AM Sana nga matuloy ,even though its a project of the previous administration kasi maganda ang concept and it would be the first of its kind a 300-meter elevated walkway with provision having about organized stalls/store for about 300 vendors.It will also have tower clocks , LED billboards , escalators .
Packaged din sana yung renovation nung Liwasan ng Bayani park dun sa skywalk project ng past admin ,but now the present administration will turned the vacated lot between Jollibee and Alabang City Terminal instead into a park . Sabagay ,mas okay din kaysa dun sa may Liwasan park ,maraming mga old buildings na nakatayo na at mahirap ng alisin pa.
Anyway , if the current admin can come up with an even better concept/design of the skywalk then I am for it .
But never for a MMDA generic type of an elevated walkway please:bash:
Because pampasira talaga ,lalo na't ang ganda pa naman ng mga elevated walkways sa may South Station .

If the properties for sale are those of the seemingly abandoned 4 or 5 storey condominiums it's quite risky to buy . Also ,a few years ago a fire broke up in the slum colony next to those low-rise condos and if you look at them from afar it seems its not well-maintained anymore by its developer .
There's also townhouse like structures which are not that close to the slum colony , I think it's called President Villas , its quite okay but parang walang nakatira .
Within that area there's a nearby condominium which was newly built and continually building . It is the Centropolis , across the expressway ,there's also Tribeca Residences ( TR ) . These two are worth buying especially TR because there will be lots of upcoming developments on that side such as the huge LakeFront Central and an unconfirmed Robinson mall. In two to three years time once the Skyway segment to Alabang gets finished its value will soar.
LhexiMont August 27th, 2008, 07:30 PM I am not that sure if meron sa Parañaque , but in Muntinlupa sa East and West service roads , there seems to be installations of lightposts . Tapos na rin kasi yung concreting ng East and West service roads sa portion with sidewalks din on one side . If ever maging operational yung mga lightposts , it will be good coz kahit paano damay na rin sa illumination yung South Superhighway , But anyway , Skyway will be built there soon , for sure may ilaw yun underneath the elevated road.

LhexiMont August 30th, 2008, 11:39 PM Nice view of ATC , the pic is kinda old since the South Supermarket is still there. Sana mag-expand pa at magkaroon ng modern looking wing ang ATC fronting Alabang Zapote Road once those three old cluster buildings were gone along with the Mcdonald's store.
They've been there for almost three decades na yata .

Surely , coz ATC has evolved so much in recent years as it went through series of expansions already compared to Festival Mall.
But Festival Supermall has so much potential , its the centerpiece of FCC and it has so much space for expansion as it has not yet maximized its available land.

Samples lang naman with two versions , one is a pure mall while the other is a mixed-used complex . Anything is possible naman , so here are my two illustrations of the upgraded versions, bear with it coz hindi talaga ako designer at from the scratch lang talaga .

boy08 September 6th, 2008, 06:52 PM Haizt! hindi kumikita or pansinin ang SM Tunasan sad for Sm kasi nman It's a hypermarket lng nman, kala ko dati ang laki-laki nito kaso hindi pala pagpasok mo kita mo agad ung exit, my mom was one of the engineer in muntinlupa city, sinabi nya na malaki daw dapat ung SM na yan kaso dun daw tinayo sa fault line so kung super laki daw gnawa don baka mgcollapse lang.
Ehh bakit ba nman kasi dito tinayo ito, alam ko na dahil sa people of san pedro and tunasan kasama na poblacion at putatan kaso ang puntahan parin ng tao ehh Festival Supermall and Starmall Alabang kasi ano mapapala nila sa sm kung hindi nman sila mg shopping, nakakatawa man cinema at the only thing is Tom's Woorld na super liit :ohno:

Basta nice sketch mas cute ung second kaso mukhang glorieta and oakwood hotel nman kinalabasan nyan, yung sa first your right pure mall yang sketch na yan and i like the grass at the rooftop parang sa SM north edsa
LhexiMont September 6th, 2008, 11:41 PM Actually ,mas nauna kong ginawa yung mall with towers ( mixed-used ) kaysa sa pure mall coz I noticed na hindi geometrically aligned sa road yung mixed-used complex that’s why I corrected it sa pure mall version ko at mas refined yung pagka sketch ko sa pure mall than the other. Dun sa pure mall version may dalawang multi-level parking buildings sa north and south of which there are mall/retail components sa lower levels at all parking naman yung upper levels.
Also, what was mostly shown in both versions is the rear portion of the mall on Commerce Avenue since its the orientation of the original photo where I based it , but otherwise if the front was shown,I could have tried a more elaborate version. Kasi it has the main entrance on that side and probably just like sa Trinoma , I would have placed the lush landscaped gardens with stunning water features/displays centerpieced by an open activity center and accentuated series of al-fresco dining on that frontage , since ATC has both an indoor and outdoor activity center and I would like to retained them .
Probably hindi na ATC ang name nito but Ayala Center-Alabang ,
Ayala Center -Muntinlupa or TriSoMa.
Regarding naman sa SM Supercenter in Tunasan , although its small , its just enough for the area and a good alternative too . Marami din namang napunta aside from Tunasan -Poblacion , puntahan talaga ng taga San Pedro / Pacita since its much near to them than SM City Sta. Rosa . I was also hoping that it's much bigger and a bonafide SM City but it's better than nothing at all at mas okay nga at may something to go to sa Tunasan area . If sa Alabang itinayo ito , sana dun sa old Nestle plant itayo since almost 7-hectares ang land area nun at malamang talagang malaking SM City ito since it will directly compete with StarMall /Festival /Lianas /ATC.
orly September 8th, 2008, 11:16 AM I don't think that rendering of ATC won't work. First ATC is known for having large and beutiful open spaces (especially the central park with the big fountain and it looks like a big mansion) and if that would be the case it would look like trinoma which is huge but it looks very crowded and dull.. But still Atc needs to expand.... I hope greenbelt style because there are still huge vacant lots around that area. More cinemas and bars would be a major plus too.
