Nice view within those photos , in a few months Alabang viaduct's rehabilitation/expansion will be fully completed and in a few years the viaduct will be sandwiched by two Skyway exits within Filinvest Corporate City while an Skyway exit ramp will be also constructed somewhere in barangay Putatan. Hopefully those major infrastructure projects will further help the rapid development of FiliCity ,the lone major business district in southern Metro Manila .

Maybe you are referring to the 10-storey Civic Prime building
( Orange/Brown ) colored . It was just fully- finished early this year.
Its first two levels are for commercial /retail use while the upper floors are for SOHO use.
Probably it has already unit owners and they are now offering the retail slots as I recently seen .
Entrata is still on foundation digging stage while Acacia Grove Hotel has just started digging works on its site near South Supermarket.

Acacia Grove Hotel is now on preparatory stage in its site. They are currently digging the hole for the structure's foundation , fyi.

I just saw kanina dun sa unknown fenced project within NorthGate Cyberzone along Alabang Zapote road na Filinvest administration building ang itatayo sa site na iyon. Currently kasi , they are holding office at the old , 3-storey building facing Alabang Home Depot . That building was really decades-old because , it was already built while FiliCity was then Alabang Stock Farm .
I hope they make it taller or at least a mid-rise with good architecture , since it will be FAI's admin building.

I like these three photos , since they still reveal how the former site of FiliCity looks like decades ago and the way they magnificently transformed that huge idle piece of land into something useful and beautiful . These photos shows the contrast of rural and urban landscape rolled into one.
It reminds me of New York's central park .... at least its not artificial and all natural unlike others . I think based on FCC's plans that area will be really commissioned for a central park in the future hence they remain untouched until now. Those nearby condominium lining up Parkway Avenue has really a great view of this rustic landscape . By the way , it has an existing road ( Filinvest Avenue ) passing this "jungle " area but since most of the sections of Filinvest Avenue are not yet opened to public access , this area is not often exposed.

Does Filicity has a map of current, UC, and future developments just like what we have here with BGC? I hope somebody in the know could take the time. I'd like to see how many parks will be created.

I've been in and out of Filicity recently because I'm getting anti-rabies shots at RITM and I appreciate the palm-lined streets of Filicity.

Dapat talang baklasin/tangalin ang mga billboard sa SLEx kasi pampadistract pa ng paningin ng mga drayber tapos iyon pa padagdag-disgrasya lalo na pag may bagyo.

OK, I accept your opinion, IMO building billboards on expressways should be banned. Dapat standard road signs lang talaga as in...pwedeng trees para lang mabawasan ang pollutants... Pampasira pa ng scenic view ng countryside kung nilagyan ng billboard sa tabi-tabi ng mga expressway kagaya ng SCTEx, scenic kasi walang visual distraction....

Almost done na ang viaduct. I think they will be able to meet their December deadline to get this fully operational. I live in Muntinlupa and I pass this almost everyday. Yun nga lang I only see the view from underneath the viaduct. Base sa nakikita ko yung magkabilang dulo na lang ng viaduct (northbound lane) ang karamihan sa ginagawa.

Nakita ko yung alabang viaduct kanina sa traffic update ng Unang Hirit, ang kulang na lang dun ay concrete pouring, permanent center concrete barriers, side barriers, side lights, center lights, at asphalt overlay ata.

I hope once the viaduct is completely reconstructed, they should pave it with a fresh layer of asphalt para kasing-ganda ng Candaba Viaduct... Ang ayoko sa SLEx, hindi aspaltado ang mga tulay... Unlike NLEx, their bridges are paved totally with an asphalt...

I love Muntinlupa... I remember when I was a kid sobrang baho at pangit ng lugar na ito... Ngayon okay na sya. Not totally beautiful pero papunta na roon. See what will happen 5 years from now.

I remember pa noon pa tinatanong ako kung sa ka nkatira sabi ko sa munitnlupa and biglang isisingit nila saan don sa loob o sa labas:ohno: pero ngayon aba muntinlupa wow ano interesting puntahan don:lol: hindi man ako madalas sa muntinlupa thread at lagi sa airline, airplane, airports thread ako pero lagi nasa isipan ko about muntinlupa!

Muntinlupa issues warning on billboards

MANILA, Philippines—The Muntinlupa City government has sent notice of violation to an advertising company and a clothing manufacturer for breach of existing regulations regarding the installation of billboards along the South Luzon Expressway.

Glenn Santos, officer-in-charge of the city’s Office of the Building Official, said they instructed Sunnyvale Advertising to dismantle the outdoor ad it constructed at Km 20 East Service Road in Barangay Buli.

Santos said they also told a swimsuit company to bring down its billboard at Km. 19.8 East Service Road in Barangay Cupang.

The companies, he said, violated conditions set by the implementing rules of Presidential Decree 1096, or the National Building Code of the Philippines, regarding the size and location of billboards.

“(These companies were) found to have violated the rules on size and location of the billboard... that posed danger to the public,” he said in a statement e-mailed to the Philippine Daily Inquirer on Friday.

He said the companies have until October 23 to comply with the order.

Muntinlupa Mayor Aldrin San Pedro reminded all billboard owners in the city to obey the regulations set by aw and the DPWH.

“This is to prevent accidents and ensure the safety of the public,” San Pedro said.

Santos said he issued the notice after his office and the Department of Public Works and Highways conducted an inspection of outdoor ad structures following last Monday’s collapse of three billboards in Quezon City.

Five people were injured in those incidents.

“The DPWH Task Force Baklas Billboard shall immediately dismantle the billboard with all the expenses chargeable to your account, without prejudice to criminal prosecution, in order to safeguard life, health, property and public welfare,” part of the notice read.

According to building inspectors, the “front setback of (Sunnyvale’s) billboard was 0.7 meters, below the minimum setback requirement of 5 meters.”

The inspectors likewise noted its owners failed to conduct regular maintenance on the steel structures which, they said, were already corroded.

“The display area exceeded the required area of 225 square meters,” the report added.

retail, dining and wellness destination. Also gearing up for opening this year are
Fun Ranch, Dermatics, The Suriya Spa, Brunello Italian Restaurant, Alba Restaurante
Español and Red Kimono.
F@stbytes, the 24-hour dining and retail hub in Northgate Cyberzone, will offer
more choices to BPO employees when it opens phase 2 of the development in the
first half of 2008. Among the tenants that will start operating soon are Starbucks
Coffee, Jollibee, Country Style, Bacolod Chicken Inasal, Mongolian Quick Stop
and GE Money Bank.
Near the Muntinlupa Public Market, the full development of the six-hectare
South Station Center moved forward in 2007 with the soft opening of the retail building and the construction of the transport terminal. The multi-modal transport terminal is scheduled for completion by the third quarter of 2008 and will manage the operation and interface of various public utility vehicles. South Station Center is envisioned to become the regional trading post and transport hub of Southern Metro Manila.
The full opening of the transport terminal in 2008 should spur the growth of
South Station. Phase 1 of the retail building is expected to be fully operational by
2009 and will house branches of McDonald’s, Jollibee, 7-11 Convenience Store
and various bargain outlets and specialty shops. South Station has also launched a weekend “bagsakan” or farmers’ market in cooperation with the Department
of Agriculture.

Residential Sector
FCC’s condominium communities continued to take shape in 2007 with the
ongoing construction of three projects catering to different lifestyles.
The three-tower West Parc complex near the Alabang-Zapote Road recently
topped off Cedar, its last building. Alder Building is already occupied while Birch Building is scheduled for turnover by the second quarter of 2008. The entire complex is expected to be fully operational by the third quarter of 2009. At the Northgate Cyberzone
information technology park, the Studio
One and Studio Two condominiums were
master-planned to offer affordable
housing accommodation primarily for
BPO employees. Studio One is sold out
and scheduled for turnover by September
2008. Construction of Studio Two is in full swing with structural topping-off expected
in June 2008. Studio Three, which will also cater to the same market, is scheduled
for launching in mid-2008.
Along Parkway Avenue, The Flats community continued to grow with 106 units
of Vivant Flats turned over to buyers by December 2007. The second building, La
Vie Flats, broke ground in September 2007 and is targeted for completion by the
first quarter of 2010.
For 2008, FAI is gearing up for the launch of The Levels, a four-tower residential
community that advocates a nature-oriented lifestyle by providing generous open
spaces, lush landscaping and outdoor amenities built on one of the highest points
of FCC.

Office Sector
Maintaining its track record of success in SOHO (Small Office-Home Office)
development, the 10-storey Civic Prime is almost sold out and will be ready for
turnover by the second quarter of 2008.
In August 2007, FAI soft-launched Entrata, a master-planned urban complex
that features a luxurious hotel, home office units and a commercial/retail center
on a prime block at the gateway to Filinvest Corporate City. Within five months,
Tower 1 of Entrata achieved a substantial take-up of 146 home-office units and
the demand continues to remain high. Excavation and construction started in the first quarter of 2008.

Leisure Sector
The Palms Country Club celebrated its fifth year of operations in 2007 and

Maybe you guys can also get a picture of the New SM in Muntinlupa, more on the exterior so I know how it really looks like from outside as if is part of a city scene. You can post the interior as well, IF ALL these are possible, I am just missing Muntinlupa area, that's all. Thank you....

In line with the government’s Southrail project, about 147 families living along the railways in Muntinlupa City recently relocated to the Southville III Resettlement site located inside the NBP Reservation in Barangay Poblacion.

The city government’s Urban Poor Affairs Office (UPAO) said these families were transferred through the help of the Local Inter-Agency Committee which is being composed of different government agencies, private sector and representatives from associations of affected families.

The transfer will continue until all the affected families covered by the Phase 1 of the project is completed. Phase 1 covers Barangays Sucat, Buli, Cupang and Alabang.

The relocation of the said families is necessary under the government’s Southrail project, which calls for the massive rehabilitation of the line of the Philippine National Railways.

According to UPAO, there are 3,749 families that are qualified for relocation.

Presently, there is a total of 1,841 housing units at Southville that are ready for occupancy, and 2,126 housing units which are now half-completed.

Mayor Aldrin San Pedro who is closely coordinating with the National Housing Authority (NHA), said electricity and water supply have been made available in the housing units before the families were transferred. “These services are vital to every family,” he added.

The mayor said a total of 7,035 housing units will be built at Southville III.

He said the city government is closely coordinating with other government agencies and the private sector for the construction of a public market, police outpost, day-care center and school at the housing site.

San Pedro together with Vice President Noli de Castro, concurrent chairman of the Housing Urban Development Coordinating Council, and NHA General Manager Federico Laxa recently inspected the housing project. – Rhodina Villanueva

^^ I'm for a decent housing for the poor. The dead won't complain anyway. :)

But seriously, perhaps they can put up a wall and grow some trees that would hide the view of the houses from the relatives of those who were interred at the memorial park (since they paid for a park-like environment where they can cherish the memories of their dear departed). And also the thriving community wouldn't have to be reminded everyday that their neighbor is a cemetery.

You've got a point there but somehow that area in Muntinlupa is one of the remaining barren land. We need a balance with Urbanization and ecology. Besides, I have been in that area and that is real far from the main road. You've got a point there but somehow that area in Muntinlupa is one of the remaining barren land. We need a balance with Urbanization and ecology. Besides, I have been in that area and that is real far from the main road. I agree and they should also put commercial or livelihood establishments. putting tall trees or a high wall would be a good idea because you can really see them once that project is finished and also for the security. Especially with the all saint's day next year when there will be many people in everest who knows what may happen.

The thing is, those who bought lots in that memorial park expect to be in a place where they can commune with nature and commemorate their dear departed in a placid environment so I don't think those row of housing is a welcome sight. Walls, to prevent intrusion from both sides of the fence and overflow of visitors into the residential area especially on holidays. But you're correct, they have to be hidden by foliage otherwise the memorial park would look cramped by being fenced in.

tall walls and squatters might not be the best of things to combine. tall leaning walls with moats perhaps? then again, with the exception of towering water tanks, those single-storey structures magically tend to grow in a matter of months... surpassing the height of any cost-effective perimeter wall. perhaps painting the roofs green might cushion the impact aesthetically, but then, i can almost imagine countless "sampayans" dominating the somewhat hilly landscape with bright sparkling colors... a welcome sight for the mourners i reckon?! much more the breeze that the winds will carry... you can just smell the grass, the fresh air... and all the 'bonus" extra stuff.

of course the illegal settlers will finally move to legal settlements which is great, but my question is what will become of the place five to ten years from now? will it work as a long-term investment that will form real communities? or will it only serve as a temporary remedy that will eventually harbor common criminals? looking at those pictures, i am concerned. but hey... some communities adapt and evolve for the better. maybe something good will happen. kung tututukan at aalalayan lang.

as far as I know, a new public elementary and high school is being built within the relocation site. the city government also have plans for community and livelihood development. don't worry, hindi sila papabayaan na lang.

But the housing project is a legal development right? Also, the land the houses are on are not part of Everest. even if the lot owners would want the surrounding areas to be pristine and green, they technically cannot prevent any developments in the area surrounding Everest.

If you happen to pass by alabang and look at all of the development there and compare it like 3-5 years ago especially in the past administration there are a lot of things that has changed. And also in susana heights and the rest of munti. What would alabang and the rest of munti look like let's say 3-5 years from now? If ever san pedro is still the mayor.

The Monetary Board of the Bangko Sentral ng Pilipinas (BSP) has approved Asian Hospital Inc.’s P2-billion loan from the International Finance Corp. (IFC).

IFC is the investment arm of the World Bank Group. Asian Hospital is privately owned by a consortium of local and foreign groups including Bumrungad International of Thailand and Insular Life & Assurance Co. Ltd., among others.

The BSP approved Asian Hospital’s 10-year loan, of which part of the P2 billion will fund its estimated P3-billion expansion as they plan to venture into medical tourism.

In its application with the BSP, hospital executives noted that they are the first hospital of its kind in the high growth area of South Manila.

Asian Hospital is 32.7 percent owned by Bumrungad International, developer and manager of Southeast Asia’s largest hospital.

The hospital last January approved the construction of a new hospital tower and additional single private rooms in the existing facilities. The expansion will also include upgrading its outpatient facilities and services.

Asian Hospital presently employs more than 1,000 registered doctors and over 900 employed staff.

Based on records with the Securities and Exchange Commission, the first phase of the expansion is improvements to its out-patient facilities and the construction of additional private single rooms this year. This will cost the company P158 million.

The second phase, which will cost around P2 billion, is the development of a 14-storey building on a 17,500-square meter space. Construction will start later this year and completion date is targeted for 2010.

The 253-bed Asian Hospital is expected to continue to grow in patient volume with the expected population growth of seven percent per annum in Southern of Metro Manila. Out-patient services are expected to increase at a pace greater than 10 percent and in-patient service to increase at about four percent per year.

Plus, do they really plan to have a direct competitor to ATC? I mean, I love Festival Mall, don't get me wrong. The target market of the two malls vary though ( seen when comparing the shops and restaurants you see in both), and I hope Filinvest does more to compete in ATC's Market. (I don't think Westgate is enough, frankly) I'm hoping Entrata's 2-floor retail portion can answer this concern, hehe.

Nevertheless, I still think Filinvest is doing a good job. :) I couldn't imagine Alabang without Westgate and Festival Mall now... Even though we used to live without them :P

IMO, I don't think Westgate needs bars and gimmick places. I like its quaint and laidback atmosphere. Maybe they need to have another area for those bars separate from Westgate.

Having a direct competitor to ATC would be good but 3 big malls in the Alabang area? I don't think the market is big enough to sustain all three. Maybe they could do something like Bonifacio High Street, with only really high-end shops, but not another mall.

Agreed. I don't think Alabang can support more malls yet, seeing it already has 4 (if you include Star Mall and South Station - let's not forget about them, hehe).

A Boni-High type retail area would be great, but wasn't that what Westgate was supposed to be: an open-air retail area? I think Westgate's area is definitely too small to house a sufficient number of both restos + retail stores though.

Probably another (seperate) Westgate-like development that can house more retail outlets and bars would be nice, but wouldn't that sacrifice areas for vertical development? The way I understand Filinvest's Masterplan shown in their website, Westgate is suppose to be the only area (within Filicity) for low-rise development. I could be wrong though...

I usually use the Filinvest Intechange if I want to go north from here, although sometimes I pass by South Station (beside Entrata) since it's sometimes faster.

There are a couple of developments, by the way, in Westgate. They're building two buildings near Cafe Año and Cafe Breton. If the photo in the construction site is what these buildings are supposed to be, they'll be able to add about 6 small establishments (or 2-4 bigger ones). I would go to Westgate more if one of these were to become a branch of Krispy Kreme, although it's unlikely. It would definitely be interesting if they put up a Starbucks here, considering BoNa Coffee is near these buildings (you should try their BoNa Concoctions if you haven't :P). They're also repainting the pedestrian stripes (I dunno what else to call them :p) in the area.

@metrosuburban - sadly, I think they get the cash from our tax money :P... I may be wrong though (but where else could they get the money from anyways? :P).

I hope the local government would use the tax payers money wisely and not overspend it especially in these tough times. They have plenty of projects in alabang like the peoples park, police and fire station and improvement of walkways plus new local government vehicles. I think munti has a lot of money.

MANILA, Philippines – Former officials of Muntinlupa City have launched what they called a direct initiative – circulating a petition among residents for the holding of a recall election against incumbent Mayor Aldrin San Pedro.

Though he claimed to not be too optimistic that they would succeed, former Mayor Jaime Fresnedi said the move would at least update residents on the developments at City Hall.

“We want to show to the people the real score in Muntinlupa,” Fresnedi told reporters in a press conference.

Among the issues raised by Fresnedi and Ariel Dolleton, former head of the city’s lake management office, were the alleged P1.5 billion funding allocated by the city government for the “construction of a new City Hall of Muntinlupa at [a] new site in Alabang and other infrastructure projects.”

The two, however, said that instead of building a new City Hall, the old one, which was hit by a fire last year, was just renovated for P240 million.

Architect Francis L. Santoromana won the “Excellence in Green Design” in the commercial category and the “Excellence in Green Building” at the EcoArt, EcoBuild, EcoWatch: A Global Awareness Design Competition by Hunter Douglas held last August 9, 2008 in Mandaluyong City.

According to Slivers Ideal magazine, “Architect Santoromana’s entry re-imagines the De La Salle Zobel sports pavilion as a sustainable recreational facility for the future.” Architect Santoromana was recognized for his outstanding project concept which is energy–efficient and sustainable. Part of his prizes include glass trophies symbolizing design excellence, Php100,000.00 and an all-expense paid trip to the Netherlands.

The competition served as a creative venue for architects to incorporate Green Building considerations in the design, use of technology and choice of materials aimed at producing energy-efficient and sustainable facilities.

Mayor Aldrin San Pedro said the total business tax collected from January to November reached P535.39 million compared to last year's P424.54 million.

Data from the Business Permit and Licensing Office (BPLO) showed that the total number of business establishments in the city also rose to 12,779 during the 11-month period compared to 11,311 registered for the whole year of 2007.

San Pedro thanked business owners, saying the tax collected is used for providing basic services to the people of Muntinlupa.

“The increase in tax collected is credited to the confidence of businessmen in investing in Muntinlupa,” he said.

Meanwhile, the Muntinlupa City government has set the renewal of business permits for 2009 from January 5 to January 20.

There will be two venues for the renewal of business permits: Muntinlupa City hall from January 5 to 9 and at the Muntinlupa Sports Complex in Tunasan from January 12 to 20.

Business owners can expect convenience in getting their permits with the implementation of the Business One Stop Shop (BOSS) system, where all city government offices involved in the issuance of business permits will be present at the sports complex to help clients.

“Our taxpayers can get their business permits easily under our BOSS system,” San Pedro said.

These offices are the Business Permit and Licensing Office, Treasury, Zoning, Building, Health, Fire, Management Information System, Lake Management Office, Public Employment Service Office and barangay.

Great HDR photo! I've read somewhere that this particular CBTL branch is the best-looking worldwide. I just recently noticed that this CBTL is "standing" on a mini-pond. I never really noticed it when drinking there.

I think this can be attributed to the fact that BGC is near Makati. Because of this, it makes more sense for companies, for example, to move their offices from Makati to BGC rather than to Filicity. It's a "safer" investment.

Although the development of Filicity is slow as of now, we could probably expect it to become faster as Filicity's neighboring developments (like Sta. Rosa's and BGC's) grow, and also as Filicity itself grows.

Filicity has a lot of potential. It is at the center of CALABARZON and Makati. Both Sta. Rosa (which is also being developed into a Business District) and Makati are 45 minutes away from Filicity, and this is without the Skyway straight from Alabang yet. It is really, still, a very strategic place.

As for what could happen in the next five years, we could probably still expect a lot. Entrata, Bellevue 2, and Acacia Grove are developments we can to look forward to. I am generally more excited about Acacia Grove and Entrata (besides, Bellevue 2 is almost finished, hehe). Think about it, when Acacia Grove is finished, Westgate will definitely gain more visitors (take note: visitors with money - tourists -, hehe). This will, in effect, help Westgate to become more attractive to big name restaurants and retail stores. Entrata, on the other hand, generally interests me simply because of its Architecture... and the fact that there'll be a mall on the first 2 floors, hehe. Lastly, since the three I mentioned are all hotels (in Entrata's case, it only has a part that houses a hotel), we could expect more tourists in the place, which is a good thing for most establishments in the area.

Needless to say, I'm still very impressed with all the development that has happened in the past decade. I love Westgate, Festival Mall, and F@stbytes. I love the fact that there are a lot of dining choices in Westgate (Red Kimono, Kanin Club, Zong, Brother's Burger, etc.). I love the fact that I need not pass Alabang Zapote anymore to find bargains in SM Southmall, as Festival Mall is enough for bargain-hunting. I love the fact that I have a wide selection of cheap, and fast, food in F@stbytes.

As for Brgy. Ayala Alabang area, I love ATC, the Madrigal strip of restaurants. It practically takes our family 20 minutes just to decide on where to eat when we go out.

Really, I couldn't imagine myself being situated elsewhere, I love how the place is today.

So this branch of CBTL in ATC is the best looking worldwide. COOL. I thought CBTL in ATC and Trinoma are the same but the one in ATC is a lot better

Agreed. Although I'm not really from Alabang, we're often there to shop and dine out. I love Westgate as well. It's small, cozy, and generally not crowded.

But I think the development of more office buildings in Filicity would greatly benefit the people from the south - Las Pinas, Muntinlupa, Cavite, and Laguna areas. They don't have to commute far or rent near Makati to go to work.

My dreams for Filicity: a big open park. or several small mini-parks. Also, an open-air retail space similar to Bonifacio High Street.

Does anyone have a masterplan by Filinvest for Filicity?

The Muntinlupa City government has appealed to the Philippine Drug Enforcement Agency (PDEA) and the media to refrain from referring to the three suspects nabbed during a buy-bust operations in Ayala Alabang in Muntinlupa last September as "Alabang boys," saying this paints a bad picture of the city’s financial district.

News reports have used the phrase "Alabang boys" in reference to Joseph Ramirez Tecson, Jorge Giordano Joseph and Richard Santos Brodette, who were caught by agents of PDEA. The three are sons of prominent families, the news reports said.

Mayor Aldrin San Pedro said many prominent people live in Ayala Alabang and Alabang areas including former President Fidel V. Ramos, senators and well-known businessmen.

He said the three suspects only form a small portion of the huge population of Ayala Alabang and to refer them as "Alabang boys" paints a negative picture of the community.

The mayor added that the city government is developing Alabang into booming financial district, thus a somewhat derogatory phrase may eclipse and hinder Alabang’s appeal to investors.

Mayor San Pedro lauded the PDEA for its operations against illegal drugs, saying that it is the root of crimes in the country.

"The PDEA has proven to be an effective government agency to curb the problem of drug addiction and trafficking in the country," he said.

He said the city government supports PDEA’s anti-illegal drugs operations.

I don't think the construction of Acacia Grove has started yet. I'm expecting it to start soon though, if they really do want to finish by 2010.

Most of those malls have undergone expansions , Festival Mall still has lot of available space surrounding it for future expansion probably into a mixed-used center since it is in the middle of a business district

I think when the empty lots are finally filled with buildings, that mall in the middle should be demolished and replaced with a park or lake or a park with a lake. It should be good for the area since there aren't any big parks nearby like Luneta and Quezon Memorial Circle. A replacement mall should be built somewhere else where it is appropriate.

A park could cause property values around the area to skyrocket if done right.... at least that's what SimCity says. :lol::lol: If they did have to move the mall somewhere, I think the area next to the SLEX exit would be nice which is just south of the current location.

I probably should try visiting the place first before I talk about demolishing it. haha.

May naka allot na park within Filinvest Corporate City..probably dun sa area na hindi pa nila talaga nila dinedevelop or yung malapit sa creek at the back of condominium row ng Aspen , Vivant at LaVie Flats ..maraming old trees don na from its past pa ( as Alabang Stock Farm ) ..baka yun ang gawin nilang nature park in the future.

That's too wasteful. Talk about wasting money, time, and effort, not to mention the major disruption in the business operations of the mall tenants which can cause them big losses endangering the survival of their business.

I agree with orly in just redeveloping the mall. If they're serious about it, they can spend for an underground parking facility (instead of relocating the mall) then have the ground level landscaped, probably with some water features too like a lagoon and/or fountains that would help cool the area, and then have the mall redesigned to face more of the park instead of being totally enclosed. That way, you not only get the park, but you also maintain the mall. It's not just parks that can keep property values afloat, a mall can also do the same thing.

Only a few people eat at F@stbytes because it isn't really well publicized. Other than that, there's a lack of parking area for people who don't work there who would like to try eating in the place. I've gone there a couple of times, and I think it's a shame that it isn't that well known.

I believe the reason for the lack of publicity and parking is that it really is meant for the people who work in the area. I'm thinking that in about 5 years, when there are more buildings (and people) in Northgate, we can expect that place to be much more crowded.

Great pictures....may mga upcoming high rise buildings na madaragdag pa dyan in a few years ..at least okay na rin na di naman totally lacking ng under construction . La Vie , Entrata at Acacia Grove are those comfirmed at yung mga proposal ay yung Vivere 2 which is above 35 storeys yata , may nabalita din dati about Sea Cloud Hotel which is a high rise at yung The Levels residential towers sana matuloy sila lahat .

The company said in a statement that it has broken ground in Putatan, Muntinlupa, for its new water treatment plant.

Maynilad president Rogelio Singson said the plant can produce 100 million liters per day of water once it becomes fully operational in 2010, benefitting 105,000 households. Many households in Muntinlupa City currently depend on deep wells, water trucks, and bottled water retailers for their water needs.

The new water treatment plant will source its water from Laguna Lake, and water purification will be done through microfiltration and reverse osmosis.

Pall Corporation, the global leader in filtration, separation, and purification solutions, will be the project's water treatment technology provider.

The ceremonial groundbreaking for the project was held last February 6, 2009, and among those who attended the event were Atty. Byron San Pedro representing Muntinlupa mayor Aldrin San Pedro, Singson, MWSS administrator Diosdado Allado, NIA administrator Carlos Salazar, DMCI Holdings, Inc. chairman David Consunji, Metro Pacific president Jose Ma. Lim, and Pall Corporation vice president Francis McKeever.

Water lilies have impeded the flow of water and fishes in the lake, and have affected the livelihood of fishermen.

The mayor was joined by councilors and personnel from the Lake Management Office, which is tasked to protect the lake. Teachers, barangay officials and homeowners associations as well as fishermen belonging to the Nagkakaisang Samahan ng mga Maliliit na Mangingisda in Muntinlupa also helped in the clearing operations.

“The clearing operations will continue in the next few weeks to clear the lake of water lilies,” the mayor said.

He said the collected water lilies may be used for recycling. The dried water lilies can be used for livelihood projects such as bag-making and can be converted into charcoal. A group of women in Barangay Cupang is turning water lilies into native products such as bags, coasters and baskets.

“The collected water lilies will not go to waste. They can be used as raw materials for different livelihood projects in Muntinlupa,” the mayor explained.

Fishermen have complained that water lilies have encroached on a large portion of the lake, preventing them from fishing.

MANILA, Philippines – Maynilad Water Services Inc., which holds the concession contract for the west zone of Metro Manila, is putting up a water treatment plant in Muntinlupa City, one of the controlling firms told the Philippine Stock Exchange.

Metro Pacific Investments Corp., which controls Maynilad together with DMCI Consunji Inc., disclosed to the PSE that Maynilad undertook a ground breaking ceremony in Putatan, Muntinlupa, for its new water treatment plant, on February 6.

Maynilad president Rogelio Singson said that some 105,000 households would benefit from the plant, which could produce 100 million liters per day of water.

It is expected to become fully operational in 2010, said Singson.

ATC Rumors:
I hear the old Seattle's Best in Alabang Town Center will become Krispy Kreme. I heard this rumor from 2 different sources.

According to a seperate source, the old Music One will become National Bookstore. The building, according to the source, where the old National Bookstore resides will be renovated.

Non-Rumor: The fountains in the Starbucks, Seattle's, Bizu, Powerbooks area are being renovated.

If the rumors are correct, yes it will. May I just reiterate that the first two parts of my previous post were rumors. They are neither confirmed or denied.

As of the moment, Seattle's Best in Festival Mall is still open. Seattle's Best in ATC has been close for more than a week now.

Krispy Kreme donuts in the country are on a roll as expectations in the company are high that the newly opened “drive-thru” branch and the upcoming holiday season will further boost sales.

“Krispy Kreme Philippines has really good sales so far, both in volume and profit,” said its chairman, Jim Fuentebella, although he refused to divulge sales figures.

The local franchise of the popular American doughnut chain on Friday opened a “drive-thru” store at the SM Mall of Asia, its eighth branch in the Philippines. Fuentebella said the newly opened store would further serve Krispy Kreme’s growing number of customers.

According to Christian Joseph, the doughnut chain’s senior director for Asia-Pacific franchise operations, its market transcends demographics, as young and old alike enjoy Krispy Kreme donuts.

He said the company is optimistic that sales would be steady until the end of this year, adding that Halloween and Christmas celebrations historically have brought in good sales for the company.

Joseph said the local franchise is fortunate to enjoy sales growth despite the rising cost of raw materials, especially flour, which is the main ingredient in making doughnuts. Krispy Kreme Philippines imports most of its ingredients, except for sugar, which it buys from local suppliers.

Fuentebella said even the equipment used in baking doughnuts are imported from the United States, adding that the company would not increase the prices of its products despite the upward cost of production.

Joseph interjected that “[the company] absorbs [the high production cost] as much as we can, we don’t pass it on to consumers.”

In fact, the doughnuts sold by the Philippine franchise are relatively cheaper compared with other Krispy Kreme stores in Asia, Fuentebella affirmed.

To manage surging operation costs, he said the company employs “reverse engineering” methods and sources ingredient supplies from Krispy Kreme stores in other countries.

However, the high cost of logistics has held back Krispy Kreme’s expansion outside Metro Manila, Fuentebella said.

Krispy Kreme Philippines is also set to launch another branch at the Araneta Center in Quezon City and hopes to open three more stores within the last three months of the year, Fuentebella disclosed.

He added that the doughnut chain is looking for a site in the Alabang area as part of its expansion to south Metro Manila.

Actually, there are 3 buildings being constructed in Filinvest, and 1 that I know of in Madrigal Business Park. In addition to these three, the excavation of Acacia Grove and Entrata are both done.

I think Entrata will be taller than Insular Life, but I'm not really all that sure. I also am not sure when construction will start for both Entrata and Acacia Grove. I'm not expecting the development of Filinvest to be anywhere near the developments in the north yet, but I think it will have its time when more developments go southward.

Hi! I am Joshua Mendoza. I am from Muntinlupa.

Even if there are not much buildings in Alabang, the developments there are continuing. Look around. There are high- rise (Insular, Vivere), mid- rise (Bellevue, Asian Star Building), and also low- rise (Civic Prime, Civic Place) buildings all around Alabang. In addition, there are malls around like Festival, Starmall, Alabang Town Center, South Station, etc. There are also on- going projects like Entrata, Acacia Grove to name a few.

The answer to your message is that "may nadagdag naman sa area, yun nga lang di masyadong high- rise ang mga buildings dito sa Alabang":):)

By the way, the Alabang flyover is already finished. There are some minor furnishings done, though.:):):)

The rumors about the National Bookstore area being renovated seem true.

The rumor about MusicOne becoming National Bookstore is now confirmed by the signage outside the old MusicOne store. Other than this, tenants in the old National Bookstore building are reporting that they are going to vacate the area soon.

Corte de Las Palmas renovation is ongoing. In addition, a new restaurant is opening in front of Italianni's (The old British India store). I hope somebody has a picture of how the Corte de Las Palmas should look like in the future... :P

Now, more news about Filinvest...
There's a new commercial outlet being constructed near Westgate and Leslies. It says that a Bridgestone tire shop is going to open in that area. I don't know if it's supposed to be a small strip of commercial stores including Bridgestone or if the whole thing's just going to be for Bridgestone. I think it's more like the latter.

Fishers buck Maynilad’s plan for Laguna Lake

The Pambansang Lakas ng Kilusang Mamamalakaya ng Pilipinas (Pamalakaya) and the multi-sectoral group Save Laguna Lake Movement (SLLM) yesterday rejected the plan of water concessionaire Maynilad Water Services Inc. to tap Laguna Lake as a water source for the cities of Muntinlupa, Parañaque, Las Piñas and Bacoor in Cavite province, claiming it would displace more than half a million fisherfolk whose livelihood depends on the 90,000-hectare lake aside from causing shortage in the country’s fish supply.

“This mega corporate escapade of Maynilad is extremely dangerous to the lake environment and highly revolting to the people and communities that surround the lake. It is privatization and conversion to the highest level,” Pamalakaya national chairman Fernando Hicap said.

Hicap, also the national conveyor of SLLM, said the proposed plan of Maynilad will automatically pave the way for the closure of Napindan Hydraulic Control System which will prevent the entry of salt water from Manila Bay.

The Pamalakaya leader said fish and water species in Laguna Lake require the mixing of salt and fresh waters to spawn and survive.

“Allowing Maynilad to transform Laguna Lake into a water source for Metro Manila and nearby provinces will deliver the death blow to the already fragile lake,” Hicap said.

The Pamalakaya leader added the Maynilad plan is like a death certificate to Laguna Lake, killing not only the livelihood of more than 500,000 persons engaged in fish capture and fish culture activities.

He said it will also endanger the fish supply and the fish need of millions of people in the National Capital Region, Laguna and Rizal provinces.

Pamalakaya and SLLM said despite the present sorry state of Laguna Lake as Southeast Asia’s second largest lake, it is capable of producing at least 50,000 metric tons of fish per year, enough to address the fish requirement of not fewer than 10 million people.

According to the Laguna Lake Development Authority (LLDA), the Lopez-owned Maynilad is now seeking its approval to use the lake as a domestic water source for Metro Manila and Bacoor.

In order to arrest a forthcoming shortage of potable water in the future, the LLDA said, the water firm has asked permission to extract about 300 million liters per day from the lake.

Citing the study conducted by the Netherlands government for the LLDA, it said Laguna de Bay, being the largest lake in the Philippines and strategically located in the heart of Calabarzon region, is the most viable source of water for Metro Manila’s west zone. Maynilad, which is authorized water concessionaire of the Manila Water Sewerage System (MWSS) for the western part of Metro Manila, said the proposed plan if approved will enable the Lopez water utility firm to supply water to the remaining 29 percent covered by its agreement with MWSS in the West Zone area.

At present, Maynilad renders water supply to about 703,519 customers, or only 71 percent of its total concession area. The rest of the west zone do not have enough water supply — mainly comprising the areas of Muntinlupa, Parañaque and Las Piñas.

The LLDA said if it gives the go signal, Maynilad will take over operations of the existing water treatment plant in Putatan, Muntinlupa which currently extracts

180,000 cubic meters per month of lake water and then supplies it to the Ayala Alabang subdivision for the residents’ domestic use. Maynilad will gradually implement the 300-million-liters-per-day extraction of water from the lake.

The first 100-million liters per day will be made available to the west zone of Metro Manila in 2010 and then water extraction will be increased to 200 million liters in 2011, and then 300 million liters per day by 2014.

Vice President De Castro said Muntinlupa is the only city in the country that owns a 17-storey ladder rescue fire truck. Makati City, with more soaring buildings than Muntinlupa, has a 10-storey ladder fire truck.

Wow, I could see glimpses of the new fountains from here. :)

It's sad though that there are quite a number of shops in ATC that are closing down. I hope they get replaced with better shops though. The new National Bookstore in the New Wing is still a weird idea to swallow for us.

In a petition filed on Wednesday, N.C. Tavu and Associates Corp. sought before the Muntinlupa Regional Trial Court a writ of preliminary injunction over a build-operate-transfer contract signed on Dec. 5, 2006.

“The BOT agreement is a valid, existing and perfected contract between petitioner and the city of Muntinlupa, which petitioner has a right to demand to be implemented, and which the respondents have the duty to implement,” said N.C. Tavu president architect Neil Tavu.

He said officials, led by Mayor Aldrin San Pedro, acted with grave abuse of discretion when they passed in November 2007 a city council resolution, junking the Muntinlupa skyway contract that was awarded by former Mayor Jaime Fresnedi.

Co-defendants in Civil Case 09-328 are City Administrator Roberto Bunyi and members of the city council.

Public information officer Omar Acosta told Standard Today that San Pedro welcomed the suit.

“We should let the court decide,” he said.

Tavu’s firm proposed the 11-m x 349-m elevated, covered, and multi-access pedestrian walkway with 10 stairways, 10 escalators, and an elevator.

Akala ko hindi natuloy ang skywalk dahil sa expansion nung alabang viaduct kaya siguro ireredraw nila uli yung project. naiskandalo pala. kung tama yung article na "financially incapable" daw yung NC Tavu dapat ngang hindi matuloy yun baka mamaya andyan nanaman tayo sa walang katapusang corruption problem na yan. In my opinion the skywalk should still continue but they need to resolve this issue right away. Building the skywalk would significantly reduce the traffic and pedestrian chaos that haunts the Alabang area. plus Alabang would look better with that kind project

The photo was probably taken during low foot traffic hours. No need to worry as Alabang Town Center is the nearest mall to all surrounding posh Alabang villages.

And the low foot traffic actually lets customers have a better shopping experience. Also, Powerplant and The Podium have managed to survived despite having low foot traffic.

As far as business is concerned, ATC has been in the business for so many years now. As a matter of fact, ATC has expanded a lot over the past decade. Back then, ATC only housed some cinemas and a few shops. Today, it is probably the closest thing to Glorietta in the south of Makati, which is still relatively less populated.

MANILA, Philippines – (UPDATE) Convicted rapist and former Zamboanga del Norte congressman Romeo Jalosjos has been ordered released from the National Bilibid Prisons (NBP) in Muntinlupa City, a jail official said on Wednesday morning.

Senior Superintendent Bartolome Bustamante, NBP executive assistant, said Justice Secretary Raul Gonzalez sent the order for Jalosjos’ release to the NBP on Tuesday afternoon.

The release order was based on the recommendation of the Bureau of Corrections.

Jalosjos’ wife went to the national penitentiary to accompany the former congressman accomplish the required documentation for his release.

As of 1 p.m. Wednesday, Jalosjos was still inside the NBP compound having his fingerprints and mug shots taken as part of the documentation.

Bustamante corrected his earlier announcement that Jalosjos had left the national penitentiary compound around 9:30 a.m. Wednesday.

The prison superintendent said Jalojos might leave the compound late Wednesday afternoon or on Thursday morning.

The prison chief said Jalosjos was surprised when told that Gonzalez had ordered his release.

But Bustamante said the NBP had been expecting the order anytime as the recommendation for Jalosjos’ release under a commutation of sentence granted by President Macapagal-Arroyo had been submitted to Gonzalez for his action last December 18.

The former congressman was convicted and sentenced to life imprisonment for raping an 11-year old girl. But his sentence was commuted by President Arroyo in an action derided by many sectors.

Prior to his release, Jalosjos was granted “live out” privileges, which allowed him to roam around the vast NBP complex without escorts.

Hindi ba naraming nag-hunt ng celebrities diyan sa ATC??LOL laging busy yan at very classy ang atmosphere ng mall na yan. When I was younger, I use to go there and it was just a tiny mall with Robisons was the main and bigger store, now , it has grown alot and looks even nicer. I was surprised to see it that last time i went there because back then it was just in the middle of an open field and behind it is Ayala Alabang. It was mostly for the resident for the exclusive subdivision. They use to have Makati Supermarket there where you would see movie stars do their grocery shopping.

Do you guys think Makati Supermarket will stay there for long? I mean, there'll be too many supermarkets in Alabang: S&R, South Supermarket, Makati Supermarket, Shopwise, Save More, and Puregold (soon).

They're seriously working on it again? Cos I pass by there almost every morning now because of the traffic in Filinvest interchange. I never get to see the workers there. I always thought it was delayed because of the supposed (according to some news reports) over-supply of office space in the Philippines.

the Police station and fire station is already being constructed at Alabang, yung people's park rin, sa tabi ng Alabang Terminal. sana nga lang may magpost ng pictures. hehehe *edit* found an old picture of the park under construction but this is months ago:

Land was already bought for the construction of the Hall of Justice at barangay Tunasan. I don't know about the new city jail, coz the old one is also in Tunasan.

Yung Women's health probably will be built at Bayanan Baywalk which is already hosting a few government centers like the OSCA center and the drug rehabilitation center.

May mga workers dun. Natatabunan lang sila ng blue na bakod. At the construction site, mayroon itong dalawang crane, isang orange at isang violet o blue ang color.

May mga steel bars na rin ang construction site ng Entrata. :):):)

diba meronng housing project sa may NBP Reservation, kaso priority dun yung mga taga-tabing riles...

regarding dun sa mga nasunugan, hindi naman siguro squatters yung mga yun. typical housing sa Pinas, gawa sa light materials at diki-dikit ang mga bahay kaya mabilis kumalat ang apoy.

sana nga may matinong public housing ang ipagawa ng gobyerno hindi lang sa Muntinlupa, kundi sa buong Metro Manila.

Construction company D.M. Consunji Inc. has bagged P11.5 billion worth of contracts to build new projects, including an expressway and a condominium.

In a statement to the Philippine Stock Exchange, DMCI Holdings Inc., parent of D.M. Consunji announced that the unit signed a deal with Citra Metro Manila Tollways Corp. for the design and construction of the second stage of the South Metro Manila Skyway, an elevated expressway extending from Bicutan, Paranaque to Alabang, Muntinlupa City.

The project, worth P8 billion, will link to the South Luzon Expressway.

D.M. Consunji likewise forged an agreement with Yeeloofa Development Corp. for the construction of the two-tower condominium called 168 Residences located in Binondo, Manila.

The project will be built in three and a half years. Each tower will have 30 storeys, featuring commercial and residential units, underground water and sewerage treatment plants and amenities like swimming pools.

The contract for the said venture is valued P3.48 billion.

D.M. Consunji remains one of the profitable businesses of the Consunji group, which is also into real estate, water concession, coal mining and power generation.

However, for the first nine months of 2008, the firm reported a 5-percent decline in net contributions to parent, even as its construction revenues for the period were up 37 percent.

Fish & Co is a restaurant based in Singapore. Krispy Kreme opening in ATC is still a rumor; however, Krispy Kreme opening in the Alabang area is not.

Cop, 3 dead in alleged shootout in Muntinlupa

MANILA, Philippines— (UPDATE) Tension gripped a densely populated community in Muntinlupa City Sunday night after an alleged shootout between the local police and several suspects that left a policeman and three other persons dead, police said Monday.

PO3 Richard Baguyo, case investigator, identified the victims as PO2 Enrico del Monte, assigned at the Police Community Precinct 2 of Muntinlupa, and alleged target Santiago Maritana, 45.

He said one of the two slain suspects was identified only as a certain “Bong.”

Baguyo said Maritana, an alleged local political organizer, was standing near his house on 111 Binalon Street, Barangay Cupang around 6 p.m. when four armed men shot him at close range.

He said Del Monte, who happened to be in the area, heard the gunshots and ran after the assailants.

"PO2 del Monte caught up with the armed men but he was killed in the exchange of gunfire," Baguyo said.

Baguyo said responding agents of the Special Weapons and Tactics (SWAT) team pursued the fleeing gunmen, who hid in one of the houses in the area.

After a 10-minute gun battle, two of the suspected assassins were killed while their two cohorts escaped.

Baguyo said they were still investigating the motive behind the killing of Maritana.

May streetlights na along Alabang- Zapote Road starting along Alabang Town Center hanggang boundary ng Las Pinas at Muntinlupa.

May ginagawang isang mid- rise building sa may Madrigal. May crane nang nakatayo at may mga trabahador na rin.

Nilibot ko ang isang parte ng Madrigal Business Park. Marami ding mga offices. Yon nga lang low to mid- rise buildings ang karamihan. Richville ang pinakamataas sa Madrigal as of now. Maganda rin ang JGC Building.

Along Filinvest, kinukumpuni ang AZR. Parang road widening ata na proyekto ni Gloria.

I will try to post pictures.

Malaki na rin ang pinagbago ng Alabang- Zapote Road under San Pedro's term. Nagkaroon ng ilaw. May pintura ang mga poste at may pedestrian markings na din.

The one beside Ford and Chowking is going to be Pure Gold, and the one on the other side of Ford is going to be an office building (which, to my knowledge, won't become any taller than it is now).

Here are other ads with Jollibee Madrigal (2nd and 3rd Ad), the first part of the ads were shot in Madrigal (Filinvest's buildings and a part of ATC can be easily seen from this shot), the branch used was Jollibee Madrigal for the dining in and the drive through (you could see a small glimpse of ATC's parking from the camera angle)

Actually, magkakalayo ang mga iyan. Pero kahit magkakalayo iyan, ok naman. Ang IMPORTANTE, maserbisyuhan ng mga ito ang nga taga- Muntinlupa. Yon ang ESSENCE ng mga projects na ito.:banana::banana::banana:

Ano kaya magiging impact ng stage 2 ng Skyway sa city once it was finished since almost of the three interchanges are within the city proper , two of those interchanges will be directly connected to Filinvest Corporate City in Alabang , while the Sucat interchange will be shared by Paranaque and Muntinlupa cities.
