LhexiMont September 21st, 2009, 03:07 PM I just read in Skyway thread about an advisory for Ayala Alabang residents about the start of constructiön of off ramp of skyway in South station exit thats why the Filinvest exit will be utilizèd for epass and south station exit for cash lanes only since some lanes will be ate up by the construction of the off ramp in South station exit, good news indeed.

Add also the proposed Robinsons Communities in Sucat, Lakefront City Central, TRIbeca, such good news. Oh Entrata is also included.

I live in the area as well and have seen the great developments Muntinlupa has gone through the past years. But one thing I'm not so happy about is the horrendous traffic we have to go through especially along Alabang Zapote Road. Our intersections are poorly planned, jeepney stops are out of place, drivers are ignorant of traffic rules and traffic enforcers seem to be oblivious of the regulations as well. Overall, I just think that Muntinlupa (or the whole country for that matter) can do a whole lot better in managing its traffic through logical road planning, standardized road signages and pavement markings, and creating an efficient public transport system.
On a positive note, I also believe that ordinary citizens like you and me can do so much more than just gripe about these things. I'm not an engineer nor am I a traffic management guru. But I do have ideas and suggestions to improve our Muntinlupa that are based simply on common sense. I decided to "materialize" my concepts by creating a 3D model of how I think our roads and intersections should be constructed. Particularly for this post, I made one for the Alabang-Zapote/Madrigal Avenue intersection, which for me is one of the most dangerous and inefficient intersection in the city.
Helpful comments would be appreciated of course. Let's work together to make our city, our metro and our country a better place to live! Salamat po.

LhexiMont September 27th, 2009, 03:15 PM Reportedly, some areas of the city very near the coast of Laguna lake got flooded yesterday as expected as they are really flood prone areas and with the more than usual heavy almost non-stop rains brought by the typhoon its quite a relief that the Filinvest Corporate City business district did not experienced or suffered any flooding at all. A creek cuts through the development but its recently dredged , thankfully, which means they really have foresights to this kinds of natural calamities and they really took careful cönsiderations in infrastructures .

There's water in SOME parts of Ayala Alabang. This is all because Maynilad neglected the deep wells in Ayala Alabang. If they didn't neglect these deep wells, then the whole village should still have water up to now. I guess this is strike one for Maynilad with AAV. (Maynilad only started their concession in AAV start of September, before then, AAV's water was from Manila Water Works, which is also an Ayala company)

LhexiMont October 3rd, 2009, 05:15 AM Despite that there are still not so much buildings in FCC because of its sheer size, I really commend them for putting up lightings along its roads as they are really well illuminated at nights. There are also several tower lightings in some key intersections and mostly at South Station public utility vehicles grand terminal. It seems that nfrastructures-wise , its improving as the Skyway stage 2 construction is nearing Alabang area , where it will be connected via South Station and Filinvest exits. The Alabang Zapote road segment in the city is being widened from 4 to at least 6 lanes now and its underpass/interchange near Northgate is being completed in preparation for the access in Skyway. Hopefully , investors who already bought properties here for future developments will realize how efficient FCC's aesthetics such as roads/drainage systems tested by the recent natural calamity, and will push for building the next wave of projects to the current under constructions ( Entrata, Acacia Grove Hotel, La Vie Flats , Vector 1 & 2 ) upon the completions of these major road infrastructures. It deserves to flourish in my opinion since its the only development of this magnitude in the South of Manila area that will serve us, the south dwellers in a location very near and convenient to us. The North/East /West part of the metropolis has Makati /Rockwell , Ortigas , Eastwood , BGC and the Manila Bay developments , so its just fitting that south has this kind of developments near to us.

LhexiMont October 7th, 2009, 04:08 AM I just read in Ortigas thread about Greenfield's planned developments of their properties specifically their upcoming project in their 15-hectare property in Mandaluyong City . It also mention in the news item that they also have 20-hectare land in Hillsborough Alabang , which I just learned also that they co-developed with Fil-Estate in 1998. Certainly , Hillsborough is not merely 20 hectares in total area ( at least around 50-100 hectares perhaps since they have a school campus inside ). Maybe the 20 hectares is its vast frontage along West Service Road which is up for future development , considering that very strategic location of Hillsborough between Alabang and Sucat .

It has centralized amenities in a multilevel structure that is interconnected to the 4 high rise towers. A superb next project after the beautiful Entrata , bravo Filinvest.

Wala na yung exhibit ( The Levels ) dun until last Monday lang yata ..anyway kapag na launch na yun may mga fliers na rin at scale model sila ipapakita and where exactly in FCC will it be build.

that is next to parquee espana. looks like commerce blvd is going to be pretty much built up after the levels. subsequent developments may be in the interior where the southgate driving range is located.

So that's probably the clearings and diggings being done by heavy equipments at the back of the Petron station , I thought that the broken road behind the station will be just continued , glad to know that it will be the site of the stunningly beautiful The Levels. The view from there would be very scenic indeed. Its near Commerce and Filinvest Avenues and across WestGate .

It's very accessible. It's in front of Westgate, and in between Festival Mall AND Alabang Town Center. It is also easily accessible to offices from Filinvest's and Ayala's business parks. I really want to see the rendering soon, hehe. :)

That day was terrible... hehe. I think that was the most crowded day for ATC in its whole lifetime. :P
The worst part was that ATC was crowded until it closed (although of course this was one of the goals of the concert :P hehe)... I didn't expect Jabbawockeez to bring THAT much people :P... It also made the traffic in Alabang really horrible, to the point that we took more than 30 minutes from AAV to parking in ATC (we passed by Commerce instead of Madrigal - it was a BIG mistake I think). The concerts of foreign artists in ATC didn't get nearly as much viewers.

Sa ATC naman eh may construction na ginagawa sa may open area nila sa gitna..di ko pa sure kung anung renovations ang gagawin..Saka yung sa Cinemas nila pansin namin na napalitan na ung movie posters ng mga lcd screens.
Napansin ko ren ang mga Barangay Ayala Alabang logo/emblem posts or something sa may Commerce, sa may papasok ng Daang Hari at sa may Mdrigal ata yun..

We’ve carefully chosen our partners for this project, making sure that our vision of giving our patients a comfortable, purposely designed healing place will be realized,” explained Theo Seiler, chief executive officer of Asian Hospital.
Upon completion, the new hospital tower will have 14 stories, including a two-level basement parking area. The tower will provide more outpatient and inpatient facilities, including upgrades on medical equipment, to provide expanded services and better facilities to patients.
For this project, Asian Hospital has partnered with Archion Architects as architect and lead design consultant. Composing the design team are Sinclair Knight Merz (Philippines), Inc. as consultant for mechanical, electrical, plumbing, fire protection (MEPF) and medical gas design; and Antonio V. Gutierrez and Associates as structural consultant. Completing the team is SPCastro and Associates, Inc. which is tasked to oversee the construction of the hospital tower in its capacity as project manager.

That's great! I'm glad to see that this tower will finally be constructed. Asian Hospital is world-class, and it's comforting to know that they're doing what they can to remain as one of the best hospitals in the country. It's also good to see that they are adding to the projects being done in Alabang. There are quite a number of projects being constructed in Alabang right now, and I hope more and more projects from non-FCC entities like this one get launched :D

MMDA begins construction of Alabang footbridge
Manila Bulletin - Thursday, November 5
A legal suit is not stopping the Metropolitan Manila Development Authority (MMDA) from beginning construction of what it says will be the metropolis' second longest footbridge in Alabang, Muntinlupa City.
The new footbridge uses the same basic design - steel stairs, no roof, concrete sides - that is the subject of a legal suit.
A human rights lawyer Ernesto Francisco Jr. has filed a suit against the MMDA over the design of its steel rai footbridges that he said benefits peeping toms.
The footbridge located along Montillano Street in Alabang-Zapote Road, Alabang, Muntinlupa City is expected to serve about 450,000 pedestrians on a daily basis.
During the groundbreaking for the new footbridge, MMDA Chairman Bayani Fernando said the structure will have five spans and will connect the loading and unloading stations for public utility vehicles (passenger buses, jeepneys and taxis) in the area to ensure the safety of commuters.

Meanwhile, the MMDA Traffic Engineering Center said the Bicutan footbridge, longest footbridge, is currently being used by about 150,000 pedestrians on a daily basis since its inauguration in 2008.
The P98 million Bicutan footbridge is the longest footbridge in the country spanning half a kilometer.

Sorry, what I meant was non-Filinvest. Yeah, it's true that Asian Hospital is in FCC and is also partly-owned by Filinvest, but it's not a Filinvest project like Entrata, La Vie, Vivant, Studio 1 and 2, Westparc, The Levels, etc. It's just refreshing, for me, that other developers are also building in FCC. This is a good thing for FCC as far as I'm concerned. :)
When will there be more information about The Levels, btw? :)

Muntinlupa was supposed to build its own system of footbridges, however this was scrapped due to some anomalies and a subsequent court case, apparently the contractor was not accredited by the government and yet the project was still awarded to them. The project was approved in the time of Fresnedi and they were the ones charged.
Looking at the designs though, it looked tacky and would probably end up as an elevated street market, there were plans for stalls on the footbridge to recoup some of the investment.
Although tacky as well, MMDA's footbridges can easily be removed when needed.

Truth is, I don't really find them that tacky, just expressing the general sentiment. But otherwise, they're a big relief for pedestrians and motorists alike. Besides, since they can easily be dismantled, they can be removed in certain places if they don't work, rather than have the more permanent concrete structures.

Former Muntinlupa City Mayor Jaime Fresnedi said yesterday he was giving his bid a go to retake the post Mayor Aldrin San Pedro had denied Mrs. Fresnedi in 2007.
Fresnedi said his runningmate will be 2nd District City councilor Marissa Rongavilla, the wife of his former city police head, Chief Supt. Roberto Rongavilla, now the deputy regional director for administration of the National Capital Region Police Office.
“Tuloy na tayo [It’s a go]. We will be running for mayor,” he told Standard Today.
At the San Pedro camp, spokesman Omar Acosta indicated no need to circle the wagons or look alarmed at all.
“Mayor San Pedro is definitely confident of winning his second term. Ang layo ng agwat sa survey [There was a big lead]. Almost three years have passed and the Fresnedis seemed to have lost their influence in Muntinlupa,” he said.
The former three-termer mayor of Muntinlupa said his continuous dialogs with the people in the three years he was out of public service have convinced him to push through and bring about change in the city government.
Fresnedi said the polls that San Pedro had commissioned were naturally biased.
“Survey nila ’yun, e. Hindi na ako magugulat [That’s theirs. I would not be surprised anymore]. We have our own surveys and studies,” he said in reaction.
It will be San Pedro’s first defense of his mayoralty post in May 2010 after winning by landslide in the 2007 polls.
He was first elected to the city council under Fresnedi’s ticket but turned opposition when he became vice mayor, under Partido ng Masang Pilipino of former President Joseph Estrada. Partido has been changed to Puwersa.
After assuming his mayoralty post, San Pedro joined the administration Lakas, making him a partymate of Fresnedi.
There’s no love lost between old friends and no one would stop Fresnedi from his plan to sign up with the Nacionalista Party of Senator Manuel Villar.

Hindi ko alam. Yung footbridge sa Ortigas, nirereklamo lagi ng tita ko kasi parang umuuga daw. Disadvantageous ito lalo na sa mga matatanda na mahihiluhin.

BPO Hub. The 18.7-hectare Northgate Cyberzone currently serves as the lone hub for two of the top ten BPO locations in the country. Its expansion plans include two medium-rise buildings, which are now under construction, and seven more buildings in the pipeline.
MANILA, Philippines - Major property developer Filinvest plans to piggyback on the strong growth of the “Next Wave Cities” (NWCs) – top destinations for business process outsourcing (BPO) in the country – by gearing up its Northgate Cyberzone in Alabang, Muntinlupa City for an expansion mode.
Currently, the 18.7-hectare property serves as home to five major BPO locators, namely HSBC, Genpact, Convergys, eTelecare, and APAC. The Business Processing Association of the Philippines (BPAP), the umbrella organization of BPOs, and the Department of Trade and Industry, recently listed Metro Laguna and Metro Cavite as the top two NWCs, citing the two locations’ workforce capabilities and untapped talent as main reasons.
To take advantage of this growth potential, Filinvest-owned Northgate Cyberzone unveiled its expansion plans that include two medium-rise buildings, which are now under construction. Strategic location
Northgate Cyberzone, a PEZA-registered, master-planned IT and BPO hub located south of Manila, currently serves 20 major locators with a combined workforce of around 13,500. These locators consider Northgate Cyberzone’s strategic location as a “definite business advantage” because it’s outside the already congested Makati and Ortigas areas, said Lirio.

Once done and in operation , it will surely bring in foreign and local tourist hotel guests to dine at Westgate. The soon to be launched The Levels is also within the vicinity . Same thing with Entrata , in 2-3 years time it will be fully operational , with a mall SOHO and another hotel high rise towers.

As for the expansion of ATC, will it really be just for METRO? I hope they'll make a new wing that METRO will just be an anchor tenant in. The space, after all, is large enough to build a new wing of ATC in.
With regards to the building in Madrigal Business Park... It was never owned by GCF to begin with... I'm quite sure the owner will be building a new building in place of the old one (after all, there's no reason for the building to be demolished unless they'll build a new one... it can't be transformed to a parking lot 'cos Ayala doesn't allow other people to build public parking lots in Madrigal Business Park).

As for the expansion of ATC, will it really be just for METRO? I hope they'll make a new wing that METRO will just be an anchor tenant in. The space, after all, is large enough to build a new wing of ATC in.
With regards to the building in Madrigal Business Park... It was never owned by GCF to begin with... I'm quite sure the owner will be building a new building in place of the old one (after all, there's no reason for the building to be demolished unless they'll build a new one... it can't be transformed to a parking lot 'cos Ayala doesn't allow other people to build public parking lots in Madrigal Business Park).
That building under demolition is probably not part of MBP since it was built prior to MBP . That lot is quite big , there is a planned Avida Tower in Alabang , hopefully they choose this location to build a high rise Avida project

Landco Pacific Corporation and ATR KimEng Land, Inc. have broken new ground with Tribeca Private Residences Towers 3 and 4.
The two towers will rise on a 9.7-hectare residential condominium community of Tribeca. When fully completed, Tribeca will host world-class amenities highlighted by The Aqua Park, a luxurious swimming pool complex, and the Central Park with its generous open and active spaces.
To be completed in the first half of 2011, Tribeca Towers 3 and 4 will offer studio, one-bedroom, and two-bedroom units. Each building will feature a sundeck at the rooftop level for mini parties and gatherings.
Each building will also be equipped with 24-hour integrated security system, standby power generator, and high-speed elevators. It will feature modern theme design by Rchitects, Inc.
Landco has contracted ASEC Construction and Development Corporation to build the two towers. The contract officially set off construction at the sites.
Landco president Alfred Xerez-Burgos III said that they will prioritize ongoing projects and speed up the completion of major developments. Landco turned over last October Tribeca Chelsea Place Tower 1 to its homeowners while putting works on its second tower to high gear.
Residents of Chelsea Place Tower 1 have begun moving in while Tower 2 unit will start the turnover by early next year.
During the groundbreaking ceremony, Landco and ATR KimEng Land, Inc.. also pledged to Muntinlupa City the rehabilitation of an artesian well at Bagong Silang Elementary School in Barangay Sucat which was damaged by the typhoons. It will be repaired by Landco and ATR KimEng to help rebuild communities near Tribeca.
“We are saddened by the natural calamites that have ravaged our country, taken lives, and destroyed homes and possessions. We hope through our own small way, we could help and serve the community,” Xerez-Burgos III said.

From that vantage point , it has a nice view of the entire FCC development , maybe this will be the location of the upcoming The Levels multi towers project of Filinvest , the location is great as it will probably have a great view of the Ayala Alabang village , Alabang Town Center and Madrigal Business Park .

The Muntinlupa City Police Station Intelligence Section was adjudged as the best performing unit in 2009 in the entire Southern Police District.
Muntinlupa Police Senior Insp. Giovanni Martinez said Muntinlupa’s Intelligence Section got the highest number of significant accomplishments and garnering the highest points in performance evaluation over Makati, Las Piñas, Parañaque, Taguig, Pasay and Pateros police stations in 2009.
The Muntinlupa Police Intel Section received a certificate of commendation signed by Police Chief Supt. Jaime Calungsud Jr., district director, and Supt. Adolfo Samala Jr., chief of the District Intelligence Division, during an awarding ceremony held recently.
In his commendation letter to the Muntinlupa Intel Section, Samala said, “through your excellent teamwork, diligence and competence imbued with the high sense of responsibility, your effort to elevate the ranking of the South Police District Intelligence Division had been successfully achieved.”
“By this splendid achievement, you earned the district credit not only for yourselves but to the entire Southern Police District, NCRPO as well,” the letter also said.
Muntinlupa Mayor Aldrin San Pedro congratulated the Muntinlupa Intel Section for the award.“The award is a recognition of the hard work of the Muntinlupa Intel Section and the entire Muntinlupa Police,” he said.
He also commended Martinez and Senior Supt. Elmer Jamias, Muntinlupa Police chief, for their outstanding leadership in maintaining peace and order in the city.
Among the accomplishments of the Muntinlupa Intel team include the arrest of wanted persons, and identification of organized crime groups including the notorious Alvin Flores Group which was allegedly responsible for taking about P4 million in payroll money inside Park Trade building in Ayala Alabang in Muntinlupa last year.
The Intel team also arrested Julius Niras, 34, of San Pedro, Laguna, who was sixth on Muntinlupa Police’s most wanted list, by virtue of a warrant for rape issued by a Muntinlupa judge.
Martinez also said the intel section was responsible in identifying two active policemen who were involved in hijacking.

Sana more high rises to be build in MBP , it has potentials too with good roads and park-like atmosphere and its been more than two decades and it's an Ayala project too . Dito kaya nila itatayo yung future Avida Towers.

They have so much praise in the Nuvali and Eton project in Laguna but just like FCC , projects of that magnitude will take years to develop. Alabang is even considered the gateway to Calabarzon with the numerous major infrastructures there and yet the pace of development seems slow when it comes to high rise constructions. Besides, aside from FCC, other developments in Sucat corridor are shaping up . The area of FCC was bidded by major developers including Ayala but Filinvest had the best plans for the area as what we see now. Ayalas plans was reportedly more of Ayala Alabang village extension as they already have Madrigal Park for office development but with Filinvest , I commend their effort for making FCC one of the well concept business district in the capital no matter what detractors say about it. Its not stagnant and it will have its heyday too in years to come and the best thing about it is that they are prepared for that future demand with their well implemented infrastructures which continue to be upgraded and supportive to the major infras taking shape in that area nowadays.The South Station is one of the nicely done transport terminal even though its retail area still lack tenants. Northgate Cyberzone is also good . FCC has a lot to offer and it is truly accessible as it just beside the busy downtown of Alabang where mode of transport to several key areas in Metro Manila and Southern Tagalog are readily available.

Yes , its really not easy, some do not even took off at all even after decades as in the case of Asiaworld City.
It's still commendable that Filinvest never stops in building projects in FCC. They still build projects one after another even though its few. Some private developments are built also in recent years .

Yeah , especially the mall's tile floorings they should replaced it and the railings converted into glass . Maybe consolidate their indoor theme park into one location at upper levels , so that the ground level can be revitalized .
Filinvest is coming up with a high-end mall in Entrata , they should at least level up the possible renovation of Festival mall to it .
C,D types of shops in Festival Mall I suggest be transferred to the South Station .

I like the pace of development in FCC as it is, no sudden building booms please or else traffic is gonna be hell.
Aside from South Station, I'd like to see some conceptual transport plans on the works, like BRTs or Trams running around the place. These should connect to BF, Daang Hari, and all the way to Las Pinas. This should make it easier for workers from Paranque, Cavite, and Las Pinas to get to FCC without having to take their cars or causing a sudden demand for jeepneys.

I think this is not exclusive to Muntinlupa. hehehe. Buong Metro Manila yata, ganito ang problema.
They should assign specific loading and unloading zones and be really strict in implementing them. If they have to impose heavy fines then so be it. Hindi lang drivers, pati walang disiplinang pedestrians dapat pagbayarin din.
How about putting up traffic lights at major intersections like in Putatan, Soldiers Hills, and Bayanan? They could also install those in areas with pedestrian lanes so it will be safer and more organized. Minsan kasi nakakatakot makipagpatintero sa mga sasakyan...

It was together with the now cancelled "skywalk" project at Alabang. Since Skywalk is now being replaced with the MMDA footbridge, they might just do the same in Poblacion, hopefully.

Who says na walang magbe-benefit sa park ? of course marami at maganda ang may park. Marami nang terminal sa Alabang at may isa pa ngang organized like sa South Station. Sana magkaroon pa rin ng maayos na park in Alabang courtesy of whoever city mayor will win . Kahit yung sa ilalim ng viaduct ayusin nila yun at pagandahin , medyo magulo pa kasi . Kaya terminal muna siguro iyon para kumita muna at saka pa lang ipapagawa ng park ang kikitain dun?

Or maybe add more greens in the area.. remove illegal vendors and stringent rules on loading and unloading.. I thought the Mayor's slogan was Muntinlupa, nagkakaisa may disiplina? Creating a single terminal could be the best way to ease the congestion in Alabang.. I thought that was the real purpose of SS? or maybe they're waiting for skyway 2 to be finished then merge all terminals to SS.. what do you think? I observed that the "new" police station is still not finished? only the facade is finished and the interior is still empty.. correct me if i"m wrong..
BTW Muntinlupa's skyline can be seen clearly from my school in Manila.. even the new highrise in front of SS is also visible.. I'll try to post some pics..

It will passed by the public market area ending all the way to the other side of the road just beside the Jollibee -Alabang Junction branch . The pillars for those are already in placed , so anytime soon the steel walkway bridge will be installed.

Sana hindi naman ganun yung allowance. Nung hindi pa naretrofit yung viaduct , problem nung dating Metropolis ( Starmall ) yung low vertical allowance . But inalis nila yung overpass at nung ibalik nila after the completion of viaduct's repair , umayos na rin , hindi na nayuko ang matangkad na tao while crossing unlike before.

The makeshift stalls beside Sogo Hotel were demolished , I wish that vacated area will be built with a midrise tower at least .

Muntinlupa OKs ban on plastic bags

By 2011, plastic bags and styrofoam/styrophor materials would no longer be used by business establishments in Muntinlupa following the passage of an ordinance to ban these non-biodegradable materials for good.
City Ordinance 10-109 – enacted by councilors and approved by Mayor Aldrin San Pedro this week – is a landmark local legislation that aims to lessen pollution and boost environmental protection.
The ban on plastic bags is already in place in cities like San Francisco and Los Angeles in California. China imposed a total ban on plastic bag use in 2008. Countries such as Taiwan, Belgium, and Italy have imposed tax on the use of plastic bags.
Under the ordinance, the ban on the use of plastic bags and Styrofoam/styrophor materials will take effect next year to give business establishments one year to prepare for its implementation.
The ordinance covers sando bags, pouch, plastic shopping bags and plastic film bags, and Styrofoam/styrophor materials such as disposable food containers, cups, plates and the like.
By next year, business establishments will be prohibited from providing plastic bags to consumers as packing materials for dry goods and primary packing materials for wet goods such as fish, poultry and meat products.
They will also be barred from using styrofoam/styrophor and other similar materials as containers of food, produce, and other products.
Offering or selling plastic bags as secondary packing material or primary packing material for dry goods will also be prohibited.
San Pedro noted that plastic bags and styrofoam and styrophor materials are non-biodegradable and may clog rivers, creeks, and other waterways causing floods. He added that these materials end up in the Laguna Lake.
“Plastic bags and styrofoam materials are a major contributor to the clogging of waterways in Metro Manila,” he said.
The mayor said the ordinance aims to greatly reduce if not totally eliminate the use of plastic bags as packing materials.
It also encourages the public to use alternative materials such as bayong (woven bags), cloth bags (katsa), paper bags and other similar materials.
As part of the ordinance, the city government will promote the “bring your own bag” program among residents.
The city government will conduct a massive information campaign to educate residents and business establishments on the use of alternative and biodegradable packaging materials.
Dialogues will be conducted between the city government and business establishments for the smooth implementation of the ordinance.
Violators of the ordinance will be fined P500 to P2,500 depending on the decision of a court.

Muntinlupa bans minors from smoking

The Muntinlupa City Council has passed an ordinance banning all minors — those who are 17 years old and below — from smoking anywhere in Muntinlupa, and buying or selling cigarettes and tobacco products.
In addition, City Ordinance 10-110, or the Comprehensive Anti-Smoking Ordinance, bans smoking in public utility and government-owned vehicles, accommodation and entertainment establishments, and public buildings and places.
Mayor Aldrin San Pedro, who signed the ordinance, said the number of minors who smoke in the country continues to increase, an alarming problem that needs solution immediately.
“This will be a big help to parents to prevent their kids from smoking. We are very concerned that minors are compromising their health by smoking,” he said.
Under the ordinance, smoking is prohibited in public utility and government-owned vehicles, accommodation and entertainment establishments, and public buildings and places.
It covers hotels, fast-food joints, restaurants, motels, pubs, movie theaters, malls, schools, churches, hospitals, terminals, public markets among others.
However, accommodation and entertainment establishments may establish designated smoking areas equivalent to one-fourth of the total area of their establishment.
Persons caught smoking in smoke-free areas and prohibited public places will be fined amounts ranging from P500 to P10,000.
Business owners who fail to designate smoking and non-smoking areas may also be fined P500 to P10,000.
Establishments caught selling cigarettes and tobacco products to minors will also be penalized by fines, imprisonment or revocation of their business license.
On the other hand, adults caught buying cigarettes or tobacco products from a minor will be fined P5,000 or will be imprisoned for up to 30 days.

Muntinlupa business to grow this year

Muntinlupa’s local economy is expected to experience a surge this year despite the bleak outlook for the entire country.
This is the assessment of Muntinlupa’s Business Permit and Licensing Office based on the collected business permit fees last January.
According to the BPLO, fees from the renewal of business permits in the city increased by 16 percent compared to the same period last year. However, it did not provide the exact amount of fees collected.
The collected came from 8,502 existing business establishments which renewed their permits for this year.
BPLO chief Rodolfo Oliquino said the number excludes newly opened businesses which will be accommodated by the city government this February.
Oliquino said the increase in the collection of business permit fees means that the local economy grew last year.
“Business boomed in the city despite that the Philippines suffered from the economic crisis,” he said.
He added that this is a testament of the continued trust of the business sector in the administration of Mayor Aldrin San Pedro.
“They see Muntinlupa as a good investment site because of good business policies and they see that their taxes are well spent on valuable programs and projects,” Oliquino said.
The Muntinlupa City government implemented a one-stop-shop system for the renewal of business permits last January where businessmen can get all the documents and permits needed for their business at the Muntinlupa Sports Complex.

Muntinlupa cuts amusement tax to 10%

The Muntinlupa City Council passed an ordinance reducing the amusement tax to just 10 percent from 30 percent.
Ordinance 10-111, passed by the council and signed by Mayor Aldrin San Pedro, amended Ordinance 09-085 on the imposition of amusement tax.
The decrease in the amusement tax will benefit owners of theaters, concert halls, boxing stadiums and other places of amusement in Muntinlupa. The council said the amusement tax is based on the gross receipts from admission fees.
“This will further spur business growth in Muntinlupa. This will help the business sector,” Mayor San Pedro said.
The passing of the ordinance is in consonance with Republic Act 9640, an amendment to the Local Government Code of 1991, which provides the imposition of 10 percent amusement tax.
Ordinance 10-111 was approved by Councilors Luvi Constantino, main sponsor of the measure, Amy Patdu-Labios, Allan Rey Camilon, Luisa Echavez, Melchor Teves, Ike dela Rea, Ning Calalang, Francis Ian Bagatsing, Lito Arevalo, Mamerto Sevilla, Vergel Ulanday, Robert Abas, and Rey Bulay, and Vice Mayor Artemio Simundac.

They really should improve more the aesthetic appearance of alabang especially that big project called entrata has a commanding view of alabang once it's finished and the first tall building you'll see coming from alabang exit.... LhexiMont February 25th, 2010, 03:51 PM Almost completely tore down na yung former 2-storey building na recently ay naging Christian church , its area is quite big and its within the Madrigal Business Park / Alabang Zapote Road. Sana more high rises to be build in MBP , it has potentials too with good roads and park-like atmosphere and its been more than two decades and it's an Ayala project too . Dito kaya nila itatayo yung future Avida Towers.
So from the looks of it , the Avida Towers project in Alabang will be built on that site being demolished now. It is said to be consist of two high rise residential towers of which the first tower will be 27 storeys high . Once built , it will probably become the tallest in the Madrigal Business Park (MBP), outshadowing the current tallest which is the Richville Corporate Center which is around 22 to 24 storeys . Hopefully , it will have a great design and become a huge success and other Ayala- brand projects such as The Columns series will be also built in the future. MBP still has lots of vacant lots and one good thing about it is that it does not look congested or cramped . Two beautiful pocket garden parks in fact exist there

Filinvest will also built their multi tower project called The Levels near Commerce avenue and Westgate vicinity . I gladly agree that based on the rendering of Avida Alabang it looks good as two towers atop a multi level podium , I presumed this will be their counterpart of FCC's Entrata project. Indeed the upcoming stage 2 Skyway seems to be bringing in many projects in Alabang/ Sucat area.

Hopefully that project will resume construction and be completed too since its quite tall from that exhibit probably 35- 40 storeys . It would be nice that both projects be completed in a few years.

Actually I was trying to find out what time the website was actually made so I could know if it (the website) might actually have been there since early 2008, and was just updated 2009. I do hope it is a diff. project - that would mean we could look forward to more developments in commerce.

(EDIT: I just used Google Earth to see the area of the current construction in that area... it's at about 3000sqm, which is 500 sqm more than the lot area specified in GJH... this approximation includes the undug portion at the back of the excavated part which appears to be part of the developer's lot... since it is being used. Maybe someone who works for FAI could tell us where Lot B7 L5 PH1 really is?)

Tollways South Station exit closed Wednesday, March 3
SKYWAY operator, Skyway O&M Corp. (Somco) announced Saturday that all lanes at Alabang’s South Station Exit Plaza will be closed starting 10 p.m. on Wednesday, March 3. This will allow the Skyway contractor, DMCI, to widen the South Station roadway and construct the Stage 2 Alabang on/off ramps. Motorists going to the business, commercial and residential areas centers in Alabang or Las Piñas can exit at the Filinvest Toll Plaza or the Alabang Southbound Exit Plaza. To manage the expected higher number of vehicles at the Filinvest and Alabang Plazas, Somco will field additional ambulant tellers and traffic enforcers. According to Ed Nepomuceno, Somco head of special operations and projects, the South Station exit is expected to be closed for one month. He appealed for cooperation from motorists considering that the closure will allow DMCI to continue their work unimpeded to finish the construction of the Stage 2 Skyway much faster. The Skyway Stage 2 project involves the extension of the Skyway’s elevated toll road from Bicutan to Alabang.

Whatever happened to such proposed projects in FCC such as SeaCloud Hotel and Vivere 2 btw ? They are supposed to be high rise towers above 35 storeys , I still hope for them to be built like the Acacia Grove hotel now.
You're right Amras , the developments in the city maybe laid back but its not rushed . For sure more quality developments will be built in the coming years as notable commercial /business enclaves such as FCC , MBP and the Sucat corridor are having their share of upcoming projects within the city . These areas are well prepared for the expected surge of developments once the key infrastructures within the city starts to operate .

Beautiful. Muntinlupa has its own unique charm... cosmopolitan pero rustic din. I'm originally from Pateros, the metro's smallest town. Moved to Muntinlupa about fifteen years ago. Up to this day I'm still in awe sa vast area, wide open spaces and greenery ng Muntinlupa. Para kong si Bulilit ng Camella TV ad. Galing sa masikip. :)

I also noticed that the new footbridge has all stairs as its access, I saw some inclined ramps in Bicutan's footbridge , is it the longest MMDA footbridge in the metro? Alabang's footbbridge is qùite long too.

Yes the commercial area of Portofino which is 15 hectares or so is located on that junction of Daang Hari and the future link road to SLEX . I just don't know right now if Portofino starts building the commercial center . There are lots of mid to high end residential projects notably Portofino , Southvale , Versailles and so many more from Vista/Camella on the stretch of the DH road so it truly has loads of potential in the coming years.

I agree. The development masterplan should consider the existing terrain of the NBP area. Sloping yung area and there are plenty of old trees that should be preserved. Harmony between the old and the new should be embodied in a good zoning plan pati na rin siguro sa architectural character ng structures to be built sa lugar.

Also within that vicinity at Prime street is the future towers of Avida Alabang. The hotel will open this July.

It's not Finance St. but Prime St. cor Alabang-Zapote Road. The upcoming B Hotel ( Bellevue ) is also within Prime St. beside JGC building.

Why would people want to live in a condo here? Yeah, it seems like there would be a problem marketing it here since there are a lot of subdivision projects around.

Nakita ko na rin sa wakas itong footbridge kagabi, close yung southstation exit due to the skyway construction.
I haven't tried it pero mukhang convenient, hopefully they connect it all the way to the festival mall overpass. No more walking in the palengke area where your cellphone is constantly in danger of getting snatched. This should provide the blueprint for future improvements, like making it similar to the walkways in ayala, but as of now these footbridges would do.
What's the plan for the southstation depot? Are all the buses going to pass by soutstation to drop off their passengers? Are all the buses going to batangas and laguna going to be stationed here?

South station should be the major bus terminal in Alabang to avoid congestion near the smaller terminals around..

You're right they will only give other developers / or nearby villages more potential buyers for residential houses

Verdana and portofino is a few minutes dive via Daang-Hari

Are you referring to the old jeepney terminal? I think they are developing that into a plaza I remember seeing a sign there before.
What I suggest is that they move the PNR Station behind Metropolis so that there will be seamless transfer of passengers as that's where the jeeps drop them off.

MANILA, Philippines—The Gokongweis' property development arm Robinsons Land Corp. has boosted its affordable residential property business with the offering of a new eight-tower medium-rise condominium community in Sucat, Muntinlupa.
The new project "Escalades South Metro (ESM)," which is under Robinsons Communities brand which caters to people seeking the suburban lifestyle, is expected to generate P1.7 billion from the sale of a little over a thousand residential units over a six-year period.
This project aims to offer residential units that are afforable to people or households who can shell out an amount below P20,000 to as little as P6,000 in monthly amortization—making it an attractive alternative to renting living space, top RLC officials said in a press briefing yesterday. Buyers are required to put up an equity equivalent to 20 percent of the unit.
A 20-square meter studio unit will cost around P1.1 million while a 45-sqm two-bedroom unit will be priced at about P2.4 million. Each tower will have 11 storeys with 12 units in each floor. The company will soon begin the construction of the first tower, allowing the turnover to homebuyers by the 3rd quarter of next year.
At present, the affordable property segment accounts for less than 20 percent of RLC's residential business but contribution from this fast-growing segment may rise to about a quarter to as much as a third of new business this year, RLC vice president for operations Christopher Narciso said.
Company president Frederick Go explained that the Robinsons Communities brand was "for people who want suburban living, which means a more quiet, more tranquil environment."
RLC, a recent favorite among stock investors due to the real estate investment trust (REIT) play, is also studying fund-raising opportunities using the REIT framework as it had substantial recurring income from three businesses- shopping malls, office and hotel segments.
"We will definitely explore the opportunities in REIT space as soon as all the rules, regulations and systems are in place," Go said.
REIT, which shall be required to be listed on the local stock exchange, gives investors the option to invest directly in the finished product and not just in the property developer.
The newly passed REIT law requires the distribution of 90 percent of income annually, which meant that investors can look forward to earning much more from dividends declared on top of potential stock price appreciation.

I hope they maintain that throughout so when the time comes that this business district becomes densely built we can see how the two compares.

All of them has 6 lanes now but still can be expanded to 7 or 8 lanes due to its broad median island among them are: Filinvest Avenue, Corporate Avenue, Civic Drive, Spectrum Midway , Promenade Avenue, Parkway Avenue, Commerce Avenue , Northgate Avenue, Bridgeway Avenue and Alabang Zapote road is 6 to 8 lanes now along FCC. The rest are 4 lanes and very minimal 2 laners . It is also generally breezy in the district as the Laguna Lake is nearby and lots of full grown trees dots the area.
