MANILA, March 15 (PNA) -- Close to 22,760 households in Muntinlupa City will benefit from improved water supply of the Maynilad Water Services Inc. (MWSI) by May 2010 as the firm rushes to complete a P1.7 billion pipe-laying project, MWSI said Monday.
MWSI said it will complement its state-of-the-art water treatment plant in Putatan, Muntinlupa.
The pipe-laying project involves the laying of 9.4 kilometers of primary lines and 63 kilometer of secondary lines to interconnect Barangays Putatan, Bayanan, Ayala Alabang, and portions of Alabang, Poblacion and Tunasan, MWSI said.
Joel delos Reyes, technical head of Maynilad’s Muntinlupa Business Area, said the project assures 16 per square inch (psi) minimum pressure and 24 hours water availability for the households it serves. At 7-psi, water can flow out of a shower at the second floor.
“The Putatan water treatment facility will produce 50 million liters of water a day (MLD) by May and by the end of the year, it can produce a total of 100 MLD. With the additional water supply, we will be able to serve other barangays in Muntinlupa such as Sucat, Buli, Cupang, and remaining areas in Alabang, Poblacion and Tunasan,” delos Reyes added. (PNA)
LhexiMont March 15th, 2010, 01:13 PM I've seen today the rendering of Kingston Tower on site along Acacia Avenue , Madrigal Business Park. It looks to me an 11- storey office tower with a nice and simple design. I also noticed what seems to be a road widening of Alabang Zapote road after the Caltex station or from the WestParc up to the auto showroom row in cönjuction with AZR's linkage to Skyway Stage 2 . The ongoing Maynilad pipe laying activity is allover along the national road and some key streets leading to innermost section of baranggays . The water treatment plant construction is in full blast as all of the homes that will be affected by Southrail were demolished and for now became laydown areas for the Maynilad project. The improving water supply in the city will surely adds to its liveability.

Could this mean the location of the PNR station will be moved to this new site since it will be more accessible and Starmall also host a transport terminal for PUV's so the relocation of the station could be more convenient to commuters.

Napanood ko kasi sa Born To Be Wild ng GMA 7 na maraming mga migratory birds ang nagpapalipas-oras sa mga kable ng kuryente na malapit sa Starmall. Naisip ko na sa kabila ng progresong tinatamasa ng ating lungsod ay mayroon pa ring mga hayop katulad ng mga ibon na gustong mamalagi sa ating lungsod. Perfect mixture talaga ng nature, history, at progress ang ating lungsod.:)

Wow, the walkways are a relief for pedestrians, it was always such a big hassle walking there since the street vendors deliberately narrow the path so people will slow down and check out their produce. Plus the fact that you have to contend with cellphone snatchers, I once witnessed a girl getting her cellphone grabbed by a guy riding a tricycle. :ohno:
Great, the train station is gonna be behind starmall, more business for the mall and convenience for the riding public. Hmm, maybe one day I won't have to ride the bus anymore going to Cubao? Take a jeep going to starmall then ride the train and avoid the slex traffic, go down magallanes, walk to the MRT station and then there, I'm in cubao. :banana:
LhexiMont March 21st, 2010, 11:44 AM Its a brilliant move of PNR SouthRail to transfer the Alabang station from its old site to this new location behind StarMall. The mall and PNR will both benefit from this moved since the commuter train will be more accessible to the riding public. With the upcoming expansion/extension and modernization of the train line and its couches hopefully more trips on both ways will be scheduled daily for intercity and even inter province. If an MRT or LRT line is not yet feasible on the propose line from Baclaran to Alabang via Alabang Zapote road / Quirino ave. this one is fine.

Magandang konsepto ito sana maging kagaya dun sa Makati CBD na mula Paseo hanggang Landmark isang mahabang footbridge lang. :)
PS. Di ba nirereklamo dati nabobosohan daw ang mga kababaihan sa ganyang hitsura ng footbridge? Saka sana may pailaw din kung di maliwanag sa paligid...

I think the original plan was something like in makati, but it was scrapped due to some anomalies, apparently the contractor wasn't registered or wasn't a triple A contractor. However, these footbridges serve the same purpose and its more than enough.

Actually, ang start ng footbridge ay mula sa Montillano Street, then tatawid ng SLEX (ilalim ng Alabang Viaduct), tapos dadaan malapit sa palengke, then tatawid sa Alabang-Zapote Road, and finally, ang pinaka-end ay malapit sa Jollibee. Kung galing ka tol ng South Station, pwede kang makarating ng Starmall gamit ang footbridge. From South Station, akyat ka sa isang stair na malapit doon then derecho lang hanggang makarating ka sa isang stair na malapit sa Hotel Sogo at konting lakad na lang at nasa Starmall ka na.:cheers:
Actually, ang footbridge na iyan ay hindi katulad ng ibang mga footbridge sa Quezon City, Pasig, etc. na may butas sa mga hagdanan. Ang mga hagdanan ay tinakpan para hindi na mabosohan. Sa opinion ko, mas may dignidad na ngayon ang mga ginagawang footbridge. About naman sa pailaw, may inilagay recently na ilaw malapit sa Mercury Drug.:)

Yup, they serve the purpose alright... sorry if I got you to view my post differently, I was actually pointing out the functionality (of having walkways cover as much distance as possible, like the one at Makati), it doesn't need to be covered nor aesthetically pleasing to the eye (for now). :)
If the LGU or MMDA can get more of these in place, it would surely be a big convenience. In the early 90's, being a pedestrian there could get quite tricky... street vendors had occupied most of the sidewalks, and if ever there are sidewalk space, it is either un-even, damaged, or both...
At present, I believe Muntinlupa has taken a considerable step forward. :)

Wow, hopefully the PNR skeds become regular so that it is enough to compete with buses going to Makati, that would be really convenient, just one train ride to makati without all the SLEX rush hour traffic.
From A-Z road take a jeep going to Starmall then take the train, commuters no longer have to be forced to ride those low quality buses with hardly any leg room.

Try the refurbished low floor air-conditioned buses (the converted left hand drive buses with the japanese characters inside) going from alabang to monumento, you'll see what I mean. :lol:

It also near the upcoming Acacia Grove Hotel in Commerce Avenue. It has a very good site which is elevated .
With Entrata Complex and this new multi-tower high rise , exciting developments in Alabang , not to mention the nearby Avida Towers which will also be built soon.

LhexiMont April 25th, 2010, 04:53 AM Not necessarily a failure because it will really take time to filled up that huge tract of development and there are lots of competitions of similar developments within the city itself and the established ones such as Makati , Ortigas and of recent BGC and other new developments in the metropolis . But FCC will catch up for sure , it has a very good concept for an upcoming business district .

One thing for sure though, they ACTUALLY kept the original road plans for FCC to this day. Unlike in BGC where the ALREADY BUILT roads that was part of the original plan was demolished after the revise to make the place have a minuscule grid system.

^^ A bit off-topic but I agree with Christian_123. I actually liked the old circular layout of FBGC better.
Personally, I like FCC's layout, though it would have been better if they also alloted part of the central space for a green zone like a nature park; and not take up the whole space for a mall.
Anyway, FCC is still looking good with the new developments coming up! :)

Planning Democracy April 26th, 2010, 10:06 AM I was able to try the footbridge last Sunday, for some reason I felt dizzy, it felt like I was balancing on a thin platform and I could lose my balance anytime. I don't feel this when I cross other footbridges, maybe they should thicken the handrails to reduce this feeling. :lol:
All in all however, it was pretty convenient although it would have been good if it was connected to the second floor of the south station mall.

Basically wala naman road plan alterations na ginawa ang Filinvest sa FCC , may mga improvements pa nga na nadagdag because of the Skyway and SLEX expansion from Alabang viaduct onwards .
Yung Alabang Zapote Road underpass ( in Northgate vicinity ) ay ongoing ang construction because of the Skyway Stage 2's nearing completion ,and somehow may minor expansion din ng AZR from WestGate area up to Alabang Town Center . Sana lang mai-move nila sa sidewalk area ang mga old electrical posts on that area

At first, I was so very happy because this project will surely make our city good to see. And sadly, after about two years, those green with oval design sidewalks are a complete mess and chaos.:bash:
Sira-sira na ang mga ito. Puro crack ang gilid at halos bitak-bitak na ang karamihan. Yung kulay green na pintura na unang inilagay, ayun, WALANG-WALA na. Kumbaga, tinipid ang mga materyales na ginamit sa paggawa rito. Mahina ang klase ng kongkreto (concrete) na ginamit. Ang pangit nang tingnan. Imbes na makatulong sa kagandahan ng ating lungsod, ito pa ang isa sa mga naging sanhi ng pagka-pangit (sorry for the term) ng ating lungsod. Isama mo pa ang mga dumi na nakakalat.:ohno:

LhexiMont April 30th, 2010, 05:39 AM Yes , sometime last year , while riding a jeepney , may nakita akong isang matandang lalaki na naglalakad in Bayanan na talagang nadulas sa sidewalk at buti na lang at hindi masama ang bagsak niya ( what if, kung nabagok ). Okay lang naman na may design but sana ginawang rough surface na lang ..tulad sa MMDA sidewalks for the safety of the pedestrians .
LhexiMont April 30th, 2010, 08:21 AM One thing for sure though, they ACTUALLY kept the original road plans for FCC to this day. Unlike in BGC where the ALREADY BUILT roads that was part of the original plan was demolished after the revise to make the place have a minuscule grid system.
As far as I remember FCC's major roads are mostly full 6-lanes with spacious center islands . Also , some of those major roads with built in developments also has spacious sidewalks both. In the future it can be expanded to at least 7 or 8 lanes if it is required , but 6 lanes is more than enough for now , also to preserve the beautiful palm lined roads FCC is noted for .
The major avenues /boulevards within FCC are :
1. Filinvest Avenue - the longest road in FCC , 6 full lanes .
2. Corporate Avenue - 6 full lanes
3. Commerce Avenue - 6 lanes
4. Spectrum Midway - 6 lanes
5. Bridgeway Avenue - 6 lanes
6. NorthGate Avenue - 6 lanes
7. Promenade Avenue - 6 lanes
8. Alabang Zapote Road ( FCC only ) - 6 to 8 lanes at some portions.
9. Parkway Avenue - 6 lanes
10. Civic Drive - 6 lanes
11. East Asia Drive - 4 lanes
12. Corporate Loop - 4 full lanes
13. Westgate Roads - 4 lanes
14. NorthGate Cyberzone Roads - 4 lanes
15. Pacific Rim - 4 lanes .
Hopefully , the Skyway stage 2 , the SLEX expansion/extension , SouthRail link will truly bring in more developments in Alabang in particular. The location is very strategic , its also quite near the airport . Filinvest is coming up with notable projects in FCC such as Entrata and of the newly launched The Levels , hopefully , other big developers take notice and also invest /build in FCC or if they already bought lots in FCC , starts building their towers there, to see how a truly - masterplanned development works.

MANILA, Philippines - Asian Hospital and Medical Center is set to begin construction of a new hospital tower that will boast a more efficient, patient-friendly design and ambiance to meet the need of its growing clientele for more services and better facilities.
Following the groundbreaking held recently, the hospital tower will start construction next month and is expected to be completed by first quarter of 2011.
“The construction of our new hospital tower will allow us to realize our continuous commitment to quality patient care, in line with our vision to maintain our position as a world-class medical institution. We’ve carefully chosen our partners for this project, making sure that our vision of giving our patients a comfortable, purposely designed healing place will be realized,” explained Theo Seiler, chief executive officer of Asian Hospital.
Upon completion, the new hospital tower will have 14 stories, including a two-level basement parking area. The tower will provide more outpatient and inpatient facilities, including upgrades on medical equipment, to provide expanded services and better facilities to patients.
For this project, Asian Hospital has partnered with Archion Architects as architect and lead design consultant. Composing the design team are Sinclair Knight Merz (Philippines), Inc. as consultant for mechanical, electrical, plumbing, fire protection (MEPF) and medical gas design; and Antonio V. Gutierrez and Associates as structural consultant. i wish they don't rush the developments. put more thought into quality of life and infrastructure support. we're okay with the atc, westgate, festival mall, and metropolis to supply us with food and sundry. bellevue 1 and 2 for transients, asian hospital for medical needs, the insular and call centers for employment, skyway 2 to get to makati fast, slex to escape the city even quicker. condo rentals seem to be holding up quite well too. spare us the congestion and smog. i like the laid back environs of alabang.

Anyways, pinapaganda na ng MMDA ang Alabang sa pamamagitan ng pagpintura sa mga pillars ng Alabang Viaduct. Naglalagay rin ng mga lane markings sa intersection ng Montillano-SLEX-Alabang-Zapote Road. May mga signages na nakalagay sa footbridge na naka-indicate kung saang direksyon ang OsMun, Asian Hospital, Festival, Muntinlupa City Hall, etc.
Slowly but surely na gumaganda ang physical landscape ng Alabang ngayon.

THE COUNTRY’S SECOND LONGEST pedestrian footbridge was inaugurated on Friday at Alabang-Montillano in Muntinlupa City.
President Macapagal-Arroyo led the inaugural ceremonies, joined by Metropolitan Manila Development Authority (MMDA) Chair Oscar Inocentes and local officials, including Muntinlupa Mayor Aldrin San Pedro.
Last week, the President also opened the largest footbridge in the country along Commonwealth Avenue in Quezon City.
The construction of the Alabang-Montillano footbridge was completed last March as a response to the urgent request of the Muntinlupa government to solve the perennial heavy traffic conditions in the area.
Inocentes said the footbridge, which has a 2.4 meter width and a length of 403 meters, would serve an average of 449,848 pedestrians on school days and 290,235 during the school break.
Traversing three major streets in the area namely Montillano, Alabang-Zapote Road, and Muntinlupa National Road, the new footbridge has substantially reduced the travel time of motorists.
Inocentes said it was built at the cost of P53.92 million, sourced from funds of the Department of Public Works and Highways.
The MMDA said there are now 60 steel pedestrian footbridges in critical intersections and major thoroughfares in Metro Manila, servicing an average of 2.2 million pedestrians every day.
Footbridges are expected to provide a safe road network for pedestrians, improve travel speed, and offer easy access to bus terminals, jeepney stations, taxi stands, and loading and unloading bays.

With the major renovation/upgrading of SM Southmall , competitions will heat up. But , what I'm really waiting and excited about is the mall component of Entrata complex in FCC. I hope it's good and becomes truly successful, it will be mid or high-end and its high time for FCC to have that.

About 4,000 people have been left homeless in the Philippines after a fire broke out in a shanty town just outside the capital Manila.
The fire raged for close to eight hours in Muntinlupa City on Saturday before firefighters brought it under control.
There have been no reports of injuries.
Residents rushed to save their belongings as the fire destroyed a large number of buildings.
The cause of the fire had not been confirmed by Saturday evening, but investigators said there had been no reports of casualties.
Hundreds of families are now staying at an evacuation centre, while others had to sleep outside when the centre became full.
A fire marshall said the blaze could have originated from a stove.
Fires are common in the metropolis of 12 million.
"When we left our home, one of the rooms was already in flames. So we really needed to escape," Erlinda Doronila, who has lived in Bunyi for 37 years, said.
"All that I was able to salvage was our documents, the children's papers. If we didn't come down, my two children would have suffocated."
Some residents were quoted in the local media as saying that looters took their remaining belongings.
Aida Prayco, a mother of four, appealed to the new president to help them start over.
She said they had no food or clothes, and had to sleep on cartons and leftover campaign posters.
"I hope the president will help us, who suffered from the fire. That's all. We really have nothing left," Prayco said.
Some victims spent the night in a makeshift shelter, guarding their precious belongings, including television sets and refrigerators.

If you're staying after July, the B Hotel (which is much more affordable than Bellevue, Vivere and Parque Espana) might be open by then. Aside from being cheaper, it's inside Madrigal Business Park.

It depends on where in Paranaque or Pasay you're staying, it could be anywhere from 15 minutes to 1 1/2 hours from Paranaque (depending on traffic). I'm not sure how long it would take from Pasay.
The lowest rate (for a hotel) I know in Alabang is at about 5k per day (Parque Espana). It is a short walk from Westgate and Alabang Town Center too. If you really want to save money, there's a motel beside Star Mall Alabang if you don't mind staying in a motel.

Yung mag poste nag ilaw naman e nagkakahalaga lang naman ng Php150,000 isa. Kung meron mang Engineer dito maniniwala sa akin na ang halaga lang ng isang poste ay Php30,000.

was there anything in my previous post that offended you? if you didn't notice, we are on the same side..^^
anyways, we should welcome all the good developments happening in our city. the improved streetlights, controversial or not, have been really beneficial to the citizens. all the alleged corruption/plunder surrounding these kind of projects, let's just leave them to the right people to settle (ie COA, Ombudsman, etc)
and elections are over. we should move on... ASP and his 'minions' already got another 3 years of service (or disservice) to our city. Let's just hope that things would further improve. If it won't, then we just have to wait for the next elections and hopefully Muntinlupeños would be wiser when that time comes.

Honestly though, I don't get why a recount has to be done. I mean, I can get the sentiment of Fresnedi, but I think we should also remember that a recount would cost us resources (tax money). Think about it, do you honestly think the recount will change the outcome of the elections? San Pedro's lead is too wide for anyone to say that the outcome is a result of a miscount. I have nothing against Fresnedi, I'm just saying that the recount may end up being a waste of time and money.
Now if you honestly think Fresnedi will put our tax money to better use than San Pedro, that is an opinion that I will respect. The only thing I don't agree with is the recount itself because I honestly think it won't do anything. I know a lot of people from Muntinlupa who voted San Pedro (not to say that he is better), and only a few who voted for Fresnedi. I myself voted San Pedro only for the implementation on the ordinance against plastic bags and the anti-smoking campaign (besides these, there wasn't really any other reason as to why I voted San Pedro).
As much as Fresnedi is very capable (maybe even more capable than San Pedro) and led Muntinlupa to being the most business friendly city in his time, his campaign simply lacked information that would tell people to vote him. That is the reason he lost. We can also blame San Pedro's (unethical) "political vandalism" for his wide lead, but that's a different topic altogether (I honestly don't agree with San Pedro's practice of putting his name almost everywhere in the city with our tax money). The point is, I don't think the outcome is a result of miscounted votes; hence making the recount useless.
Should the recount prove the results wrong though, I will accept it and stand corrected (:P hehe). Just my two cents. No harm intended.

My apologies for getting into the mayor topic myself. I found the recount that brokeback26 mentioned kind of irritating. Moreover, I found brokeback26's posts provoking... (he has nothing to say but negative things about the mayor... may continuation pang nalalaman mula sa una niyang post :bash:) The post that provoked me the most is the one where he criticized the wisdom of our city's voters. (how dare he critique our citizens' wisdom - not to mention he only did it because his opinion is different from majority of the city's opinion)

After all, as much as the mayor has a lot to do with the city's growth, I don't think people who post here would like to debate about who's the better mayor. (I personally don't know which is really "better," so I voted who I voted only for the two reasons I stated earlier)
This thread isn't the thread to talk about whether the voters voted right or which of the candidates in the past election should have won. The thread is here for us to talk about how the city is progressing. :)

The rumor is that the complex will stand on the former site of South Supermarket and that it will have Metro Gaisano. Should this be true, the demolition of the old building is probably also for the new complex.

You should know how to respect somebody's opinion. And just to correct you, a recount doesnt use ANY TAXPAYERS MONEY! It will come from the candidates own money! I totally respect your opinion, what I honestly didn't like is the way you shared your opinion - you weren't constructive about it and you even attacked the wisdom of the city's citizens while you were at it. This is not the place or venue to rant about the current city government or to cry over spoiled milk.
Don't be discouraged to post here again. In fact, I think we'd all like you to continue posting in this thread. It's always better to have more people participating in the thread after all. No one has anything against you posting here, the only thing people don't generally like are the criticisms, especially since your first post in the thread was just an outright rant about the mayor (with a pending continuation :lol:). This isn't exactly the place to rant about the current mayor... if you really feel so strongly about it, why not take it to the streets, right? ;)

I think it looks much better from the outside than other Puregold branches. It's two floors and I think they're gonna bring this branch up a notch because of the competition they have in Alabang. They will be directly competing with Makati Supermarket, Metro Gaisano (in the future), Shopwise, SM Hypermart, and the flagship store of South Supermarket. They won't necessarily be competing with S&R since S&R is theirs too - not to mention, the market of S&R is different. I honestly am surprised by the amount of supermarkets in the area. I'm not too sure if the area's market can keep all of these supermarkets up and running. I'd be really happy though if all these supermarkets can be sustained by the market - that would give us people more choices :).

I grew up right smack in the Cubao area of Quezon City. It was literally a few steps away from EDSA, a stone’s throw from Camp Crame and the Araneta Center. It was a nice place to grow up in at the time, because eons ago, EDSA was not as busy as it is today. In fact, we were still able to cross the highway safely, as long as we walked on the pedestrian lane, and if we waited for the stoplight to turn red.
Of course, my parents and siblings who still reside there now have to take an overpass, lest they be squashed like bugs by whooshing vehicles. The noise from the busy highway can really get to you too, especially since the MRT trains rumble past every few minutes, from five in the morning until about nine in the evening. And since we live near a camp, videoke hotspots have sprung up in our vicinity, and residents are serenaded to various renditions of "My Way, " especially on payday.
Calm and quiet
So, when I first moved to my in-laws’ suburban enclave about 10 years ago, after living in the heart of the metro for the first two decades (and then some) of my life, I was bowled over by the silence. I was amazed at the fact that I could actually hear chirping crickets. And in the morning, my shell-shocked ears were greeted by chirping birds. I even thought it very odd that my husband was annoyed at the morning tweeting, because he was so used to it; while I was savoring it along with the sunrise, which I could actually catch, because no big buildings were blocking my view. When it rains, we hear croaking frogs! In fact, more than a few have inexplicably found their way into the kitchen, which we take care to return to the outside world.
And oh, the air here is much sweeter. Noxious fumes from vehicles cast gray smog over my old abode. So much so that my small nephews and nieces suffer from a gamut of respiratory ills, which rarely affect my own boys.
Towering trees abound in our village, offering shade and further protection from pollution. The city smog also settles down as dust, and my mom always complains that no matter how much elbow grease they use, a filmy layer of dust still finds its way to mantle the furniture.
My sons now get to romp around the streets of our village without much fear of being run over by a speeding car. My eldest can ride his bike to the store, while his cousins have to wait to be brought to the Camp Crame bandstand or to the Quezon City Circle.
Getting around
Of course, there are some drawbacks to living here too. I was used to stepping out of my house with a choice to ride a bus, jeepney, tricycle, taxi, or metro train to wherever I need to be. Here, the choices ar much more limited. If you think flagging down a taxicab during shopping season at SM Megamall is difficult, try looking for one cruising down the East Service Road at any time of the day. Life for a commuter can be quite challenging, and it is only recently that I have learned the jeepney routes that help me get around.
And it is good too, that there are more malls in the area. My husband tells me of a time when they had to go to Makati to buy their needs and wants. But then again, after I am done shopping.
I am still hard-pressed to find a taxi that can help me bring my heavy grocery bags home. I believe that when living in the “southlands,” a rule of thumb is learn to drive, own a car. But still, I think that this is the ideal space for bringing up my kids, and I am grateful to my in-laws who have graciously let me keep house, as they are abroad.
And I am not the only one who finds the South an ideal location. I have recently met some people who put location in the South area as a priority when they went home hunting. They are among the first residents of the Landco Pacific’s latest development, the Tribeca Condominiums, which is located along the East Service Road in Muntinlupa.
Jeffrey Cabuay and his wife, Mireille, met in France, where they were both involved with a lay formation. When it was time for Jeffrey to go home, Mireille, a French national, followed him here. When the couple started looking for a home where they could start their family, they both knew that it had to be situated at the South. “We both like the fact that it is not too crowded,” Mireille says. “We saw many of their other Landco developments, and we liked them, so even if the condominium was still under construction, and all we saw were the plans, we got a unit already. We like the fact that it is near Makati, Tagaytay, and Batangas,” Jeffrey adds.
Tess V. Fojas, a dynamic grandmother of eight, is a long-time resident of the United Parañaque subdivision who has bought a second home at Tribeca. When asked why she stuck to the South, she says that convenience is a factor. “At first, it was just an investment, because the promo offer was good. We like the facilities here -- my grandkids discovered the pool, and we celebrate birthdays in the clubhouse. I’ve been living in Parañaque for almost 35 years, and I only have good things to say about it.”
She enumerates reasons why it is her place of choice. “Walang baha! There are only a few isolated places here that were affected by the flood last year. It is close to Makati, close to Alabang, the Fort, and SM Bicutan. If I want to go malling at any of these places, I can get there in a few minutes. Tribeca, especially, is very near where I play tennis. There are good schools that are near too, my children went to school in Makati, while my grandkids study in a good school near our home. Tahimik sa area namin. Nung araw, hindi ganun ka-crowded, now it is still not as bad as in other areas.”
This is indeed a place where you can still breathe. So, if you are looking for a nice place to live, you may want to look to the South.

Some establishments in the complex are already open. I'm not so sure whether Puregold is still opening here. After all, there would be way too much supermarkets in the area if both Metro and Puregold decide to open. Regardless, I still hope they open in the area... that would mean more competition for the supermarkets which is good for us consumers.

As much as I also hope it will be an extension that will house Gaisano as one of its tenants only, when we asked the guards about what's going to be built there, all they knew was that it's going to be Metro Gaisano :lol:

MANILA, Philippines—The notorious address of the country’s most hardened criminals could be the next boom town in southern Metro Manila with the Bureau of Corrections’ plan to disperse the 20,000 inmates at the New Bilibid Prison (NBP) in Muntinlupa City to four regional penitentiaries.
Sen. Franklin Drilon said the creation of regional slammers would unlock the potential of the NBP property sprawled over 400 hectares of prime real estate. It used to cover 500 ha until 100 ha were converted into housing for Department of Justice employees called “Katarungan Village.”
“We can regionalize the Bureau of Corrections and hit two birds with one stone. [We would have] a better facility for the rehabilitation of our inmates and the government would have a disposable asset, which could go a long way in augmenting resources and therefore achieve our objective of a balanced budget,” Drilon said in a press conference.
The Bureau of Corrections estimated that a regional penitentiary would cost P800 million each and could house up to 5,000 inmates.
“That’s just P3.2 billion. But you can imagine the kind of resources that can be generated before this valuable asset gets dissipated by various presidential issuances [and given away] to various sectors of society,” said Drilon.
During the Arroyo administration, Malacañang had proposed that the NBP’s estimated 20,000 convicts be transferred to a 270-ha property in Tanay, Rizal.
Drilon said the Bureau of Corrections was planning to build two regional penitentiaries in Luzon, and one facility each in the Visayas and Mindanao.
“It will help in the rehabilitation of our inmates when they are closer to their families in the provinces. There can be more visitations and interaction. This will go a long way in the rehabilitation of our prisoners,” Drilon said.
Muntinlupa is a city of contrasts.
While “Munti” has been synonymous to national penitentiary in the Philippines, it is also the site of the exclusive Ayala-Alabang Village which has made the area the most vibrant commercial-residential district outside of Makati City.
If this pushes through, Muntinlupa will definitely become THE center of development of south Metro Manila - making it even more competitive than it is today :)

It's better to have this four regional penitentiaries within the country , than a single as planned earlier in Luzon.
With a fully operational road ( Daang Hari ) traversing the current NBP site and the planned interconnecting road that will link Daang Hari to SLEX , developing this 400-hectare government asset once the correctional facilities are transferred in 4 sites is such a brilliant plan that needs to be executed .The area is in between the boundaries of two provinces ( Cavite and Laguna ) and that makes it very strategic also.
I do hope it will materializes as it is one of the remaining large contiguous government property in Metro Manila and it should be well planned , not just another business district but an educational ( university campus ) , hospital zone , city government complex , a large park ( for South dwellers ) combined with a business /commercial district .
Adjacent huge private properties such as the sparsely habited Susana Heights as well as the multitudes of residential developments along Daang Hari in Cavite could benefit if the NBP area will be developed.

MANILA, Philippines – Business establishments in Muntinlupa City have only up to January 17, 2011 to use plastic bags and styrophor/styrofoam as packaging materials for wet and dry goods.
The Muntinlupa City government has started issuing notices of deadline to all business establishments to remind them that the ordinance prohibiting the use of plastic bags and styrophor/styrofoam materials will take effect on Jan. 18 next year, urging them to use these materials in their inventory before the law is implemented.
Muntinlupa City Ordinance 10-109 became a landmark local legislation when it was enacted by the City Council and signed by Mayor Aldrin San Pedro early this year prohibiting business establishments from using plastic bags and styrofoam/styrophor materials as packaging materials for dry and wet goods.
Ecowaste Coalition, a pro-environment advocacy group, commended the Muntinlupa City government when it enacted the ordinance last January to reduce the so-called “white pollution.”

MANILA, Philippines—Property giant Ayala Land Inc. has raised its stake in Philippine tourism by taking over dormant upscale resort Club Noah Isabelle in Palawan and breaking ground in Fort Bonifacio for the first of its chain of boutique businessmen’s hotel.
In an interview on Friday, ALI chief finance officer Jaime Ysmael disclosed that the group had acquired the island resort Club Noah, which would eventually be folded into its portfolio of Palawan resorts under the Ten Knots Group, which owns the El Nido Resorts.
ALI struck last April a partnership deal with the group of former Energy Secretary Vincent Perez to develop more eco-friendly resorts in the country.
Club Noah, set up by a Japanese-led group of hoteliers that broke away from El Nido Resorts, is likewise a proponent of eco-friendly tourism. The 50-room exclusive resort sits on a 40-hectare island surrounded by pristine beaches, coral-abundant dive sites as well as rich flora and fauna.
“We’re refurbishing it already so by December it will be finished for a soft opening,” Ysmael said. As the existing facilities of the resort were in good condition, he said ALI would not have to spend much to revive the site.
The ALI executive said the intention would be to integrate Club Noah with El Nido, which is likewise currently being expanded. A third island resort is now being developed on Pangalucia Island, thus adding to the existing portfolio of El Nido Resorts on Lagen and Miniloc islands in northern Palawan. “That will be finished by the first quarter of next year in time for the summer season,” Ysmael said.
Club Noah, which shut down operations about two years ago, will be revived to become the fourth in what is envisioned to be an integrated island resort complex operated by the Ayala-led group in Palawan.
“With that, we’ll have a little over 200 rooms already with those four island resorts,” Ysmael said.
The ALI executive said Club Noah, once reopened, would have the same upscale market positioning at par with the existing El Nido resort in Miniloc. Based on Internet booking sites, the Miniloc resort is selling hotel rooms at more than $250 a night. Each of these island resorts has about 50 hotel rooms.
The newest El Nido resort currently being developed on the island of Pangalucia, he added, would likely be at the upper end of the price range.
The group is keen on expanding its presence in Palawan. “Hopefully, we can expand even within El Nido area beyond those four island resorts in a more integrated tourism play. We will probably eventually extend to middle-income [resort development] and not only focus on the high-end segment,” Ysmael said.
Likewise part of Ayala’s more active tourism play is the rollout of a boutique hotel chain under a new brand that would be publicly launched soon, Ysmael said. The chain seeks to bring to the market quality hotel rooms priced at $100 or below a night.
The executive said ALI had started building the new boutique hotels in key areas where the group has existing property.
Apart from the first 180-room boutique hotel in Fort Bonifacio that has started construction in front of One Serenda along 11th Avenue, Ysmael said ALI has identified three more sites in Quezon City, Alabang and Davao.
“Hopefully by the end of the year, we should have effectively started construction of all four. We’ve finished all planning,” Ysmael said, noting that the group was now seeking the necessary permits to start building the hotels.
The hotel industry in Alabang is not showing any signs of slowing down :)

That part in West Gate I dunno really, I'll have to ask someone. As far as I know, its more commercial space and garden or landscape because of the plants the placed there.
@ timz06, sorry I don't know of a place you can stay for cheap. I know there's SOGO in Muntinlupa and Eurotel in Las Pinas, and there are studios for rent that are posted on bulletin board of Shopwise in Festival Supermall, but as far as a pension house is concerned, you better ask the city hall or folks around.

Dunno much about other high rise projects besides the new Avida, Kingston Tower (though this isn't really HIGH rise), Entrata, The Levels, and Acacia Grove...
What I do know about are the new retail establishments... Aside from the Gaisano Mall in Alabang and the new buildings in Westgate Center, the Molito Complex (where Puregold Alabang is) is also expanding. It looks like the Madrigals will finally be using all the empty space left in their block (the block beside ATC).

They should have white-gloved "pushers" during rush hours. All these passengers should fit in the coach or they will have to wait for the next 30 mins. for the next train.

I don't know if this would sound prejudicial but, I hope they build a concrete fence or something to hide those aweful looking houses, then paint it and if they can't do anything with landscaping or grass on the ground, they should just lay aspalt around the area atleast. It looks kind of scary to wait for the train to arrive there. They should make it as good as how LRT/MRT stations are. Besides, have a fence around the terminal itself would add safety on children living around that neighborhood.

MANILA, Philippines—The Ayala group is looking at a possible involvement in the rehabilitation of the Philippine National Railway (PNR) service to Southern Luzon, which can benefit the company’s several property developments in the area.
PNR General Manager Junio Ragragio said Ayala Corp. has expressed interest in participating in the development of the PNR line, which can directly link the Makati central business district to suburban communities being developed by the company in areas in Laguna.
The PNR service, which will stretch all the way to Bicol from Metro Manila, will make Nuvali, the residential community developed by Ayala subsidiary Ayala Land Inc. in Sta. Rosa, Laguna, more accessible.
“They came to me and they expressed interest in developing the southern lines until Legazpi City in Bicol,” Ragragio said in a recent interview.
“It’s logical for them to participate in the development of that corridor. They have a lot of developments near the PNR line,” he added.
The government is currently working on restoring the PNR passenger train line to Bicol. A separate “spur line” to Batangas is also being planned to improve the movement of cargo from the Batangas port to Manila.
Ragragio said the PNR management was also currently developing a nationwide “master plan” for the train system. This will include plans to have a train service all the way up to Tuguegarao and other Northern Luzon provinces.
Train lines for cargo and passengers will also be built in Visayas and Mindanao.
The PNR line currently runs from Tutuban to Alabang, carrying about a million passengers a month. This makes it Metro Manila’s least used train system. The Metro Rail Transit line on EDSA carries about 500,000 passengers daily.
The Light Rail Transit lines 1 and 2 have a daily ridership of 500,000 and 250,000 passengers, respectively.
Eventually, the government plans to have the operations and management of the PNR line to be privatized.

That is true.
I think the PNR concept of "train station" needs an upgrade. The old "istasyon ng tren" specs no longer meet the standards demanded by a young, knowledgeable, and informed riding public.

Wow..ang lapit lang sa amin nito ..walking distance lang. It will surely click coz , it's an SM-owned /managed store and the area is also quite close to City Hall and several residential villages. Plus the fact that the area is more vibrant now as it has several fastfood stores, 24-hour conveniences stores ,
hospitals, schools. Pag may mga kailangang bilhin , konting lakad lang ayos na. Though next year ko pa ma-visit yan , kapag nagbakasyon ako dyan sa Pinas.

In addition to this, I have confirmed that the construction inside Westgate, the former (temporary, empty lot) parking lot near the center, (right beside Melo's) will actually be housing more retail space. The lot is a bit larger than the The Commerce Center (Where Yellow Cab, Army Navy, Mona Lisa, Thousand Cranes, Frutti Froyo, Bikram Yoga and Bridgestone are). The render of the building is posted on site. Hope someone can post a soft copy here, hehe.
Here's a summary of the up and coming retail areas/expansions in the Alabang area:
1. Metro Gaisano Alabang
2. Entrata Mall
3. Westgate (The building mentioned a while ago)

With more residential developments like Avida and The Levels coming up, I think more retail buildings are bound to sprout in the area. I just hope more office buildings are built soon too.

Industry contests 1st plastics ban

THE P40-billion plastics industry will have to lay off many workers if ever other cities or municipalities follow in the footsteps of Muntinlupa, the first city in the Philippines to ban the use of plastic bags, a group said Thursday.
The Philippine Plastics Industries Association said the 180-member group was not invited to the public hearings in Muntinlupa that led to an ordinance banning the use of plastic bags in that city starting Jan. 18 this year.
“We just want to participate in order to air our side,” group president Crispin Lao told reporters in Caloocan City.
“We hope Muntinlupa will defer [imposing the ordinance] because the issue is still being discussed in Congress,” he said.
The group’s lawyer, Raymund Palad, said the association had already written Muntinlupa Mayor Aldrin San Pedro requesting a deferment.
The plastics industry had 175,000 workers in the manufacturing side alone, and many of them would have to be cut in case of a ban, he said.
But San Pedro stood firm.
“We have given business owners one year to comply with the law, and that should be enough,” he said.
The City Council passed Ordinance 10-109 to minimize pollution, reduce garbage, and prevent the clogging of waterways and drainage systems, San Pedro said.
“Our engineering department estimates that 90 percent of the yearly cost of clearing drainage and waterways of garbage is attributed to plastic materials.” he said, adding the city spent P2.3 million last year to unclog the drainage systems and waterways.
Allan Malapitan, who leads the association’s labor workforce, said they were seeking the manufacturers’ group to act to protect the workers’ security.
“Discipline is the problem here and not the implementation of laws,” he said.

No extension on plastic ban
MANILA, Jan.14 (PIA) - All business establishments in Muntinlupa should start complying with the plastic and styrofoam ban on January 18.
Mayor Aldrin San Pedro reiterated that no extension will be granted to any business establishment. “We have given business owners one year to comply with the law,” he said.
The plastic and styrofoam ban in the city will be implemented based on Ordinance 10-109, which was passed by the City Council last year.
The ordinance prohibits establishments from using the plastic and styro materials as packaging for dry and wet goods.
Mayor San Pedro said the ban is part of the city’s efforts to minimize pollution, lessen generated garbage, and prevent clogging of waterways and drainage systems.
The Muntinlupa City Engineering Department estimates that 90 percent of the yearly cost of clearing drainage and waterways of garbage is attributed to plastic materials thrown by residents and business establishments.
Establishments are also prohibited from using styrofoam/styrophor as containers of food.
Violators of the ordinance face the following fines: P500 for the first offense; P1,000 for the second offense; and P2,500 for the third offense. (Muntinlupa PIO/PIA-NCR/akag)

I think Mayor San Pedro should indeed stand firm in his decision to ban plastics in Muntinlupa. Not only will the law help Muntinlupa, but it should set an example for other cities in the metro too.
What I don't get is the fact that even though it's been almost a year from the conception of this ordinance, it is only today that the Philippine Plastics Industries Association released a statement against this. This is unacceptable and gives me more reason to ban plastics. Not only are plastics harmful to the environment, but the association backing them seems to be harmful as a political force too (pressuring Muntinlupa City just now when the plastics ban is about to be implemented). There should be no compromise for an organization with such an attitude :P.
