Escalades Metro South: 6th flr na yung sa northside at 7th flr na sa southside. Mukhang mas maliit yung width nya hindi gaya nung sa render. Sa tingin ko baka ibalik yung dati na 8bldg na original plan. Ginawang 6 bldg na malapad yung sa bagong render ayon sa [QUOTE=isRafiL;81805668]previous design was kind of similar to that of Escalades @20th Avenue (Cubao), there were 8 buildings.

Good thing kapag na-complete na itong mga mga midrise cluster housing projects in the vicinity. They support the developments of Filinvest Alabang , Madrigal Business Park and Vista Lakefront and makes the city skyline more dense.
Meron pa rin yata mga future project plans somewhere in the Hillsborough area since Greenfield Devt. has a 15-hectare commercial property there at yung sa Megaworld property somewhere in Alabang , sana mag-start na rin since napaka-agressive ng Megaworld when it comes to developing their projects.
Available na naman ang mga supporting infrastructures like ( SLEX/SSH , Skyway , National Roads ) while some of them are in the pipeline ( Daang Hari/SLEX link road , PNR expansion ) for accesibilities.
Okay na rin naging Sogo Jr. yung Arevalo tower , eye sore kasi yung building na iyan dati , at least it has been cladded at gumanda na .
[kq90] April 21st, 2012, 07:21 PM I read that Puregold now owns S&R , I wonder if they will convert the S&R membership stores into a Puregold store( similar case to former Makro stores converted to SM Hypermarkets ). Is there a Puregold mall already , I will not be surprised if one of these days that there will be.
Is there any chance that Amaia Skies project will be built in Madrigal Business Park ? after the Avida Towers and upcoming Kukun boutique hotel. Above 30-storeys Amaia project will be good for MBP, it's high time to beef up the developments in MBP . I hope those lot owners who bought property in MBP will build their highrise buildings.
S&R's target market varies too much from Puregold's. This is unlike Makro and SM Hypermarket which both aim primarily fo the more budget conscious market segment. Besides, it doesn't make good business sense for Puregold to acquire S&R just for the half a dozen store locations of S&R (not to mention, there are Puregold branches near some S&R branches aready... like Puregold Alabang)
As for Ayala condominiums in Alabang, I think Avida is the most entry level it can go (which I think should be the case). I know of 2 projects already but they have not been launched publicly.

I love S&R pizza, I like the way S&R feels like Costco in the US. If they turn this into a Puregold outlet, sayang naman, invasion of the jologs. I think they should maintain the brand, but if they don't, I sure would miss S&R pizza. :lol:
Makro by the way in Sucat is now SM Hypermart, still no hoards of customers though, the parking lot is still empty. Maybe the location is really bad, I personally find that I have to make an effort just to get there.
I noticed the BOIE compound has been blocked off already from view, is there any upcoming construction here? Technically it's already Las Pinas at that part but since it's directly beside MBP it would be nice to know what will be put up there.

I read that it just re-opened last month as an SM-Hypermarket, Makro lasted operating the store for more
than a decade.
The site however is just beside the bigger frontage lot of South Escalades by Robinson which is reserved for future
commercial development ( possibly a Robinson mall since its along the Sucat Interchange ). I do hope that Robinson will buy
the strip beside their property occupied by informal settlers to further increase the area alloted for their commercial development.
I wonder what SM will do in case the Robinson mall materializes on that area. The site of the SM Hypermarket and parking area is also
quite big ( 3-4 hectares ).
Across the Robinson property is the vast area of Vista LakeFront which is for future mixed-use development , there are so much
potential on that area in years to come.

Opposite side ng 20 storey bldg na tinayo sa northgate. Bali tabi sya ng south supermarket. Last sunday nun nagpunta ako dito. Inalis nila yung billboard dun sa area. Then may guard na ng guard house na may pangalan ng toyota alabang. Ngayon pagbalik ko wala na yung billboard at may mga hukay na sa paligid na possible pagtayuan ng poste para i cover yung whole area. Possible kayang toyota alabang showroom to?

I use to do that walking within FCC kapag late afternoon na , ok kasing maglakad dun . When I am in ATC also nilalakad ko papunta ng Festival Mall.
Sana , its not just a common Toyota showroom but an office building as well . But ang lapit lang ng Toyota showroom along AZ road .

If Toyota Alabang -Las Pinas will indeed transfer in Alabang's FCC -Westgate vicinity, I hope they built a more upscale and stylish showroom than what they currently have in Las Pinas. Magaganda kasi ang mga car showrooms sa Westgate .
Madaragdagan na naman ang car dealership/showroom in that part of Alabang ( Madrigal BP to Westgate ) .

I think its Nissan, but they're not around the Southmall area before. Mitsubishi has been in Las Pinas ever since.

On going na rin construction ng Festival Mall expansion. the area is really huge! patapos na rin rennovations ng South Station. Padi's Point was already in trial opening last week. I'll try to take pictures later this week.

May nabasa din ako na plans for a commercial center ng Lindenwoods Residences near the Susana Heights interchange as they are planning to expand Lindenwood with a new phase which will include the commercial center .
The commercial center will probably materialize since the link road will be built soon by the Ayalas .

That area between Soldiers Hills and Lakeview is really turning out to be the commercial center of Putatan .
What about the Starmall (?) Agro ( where Puregold is ) is it being constructed or already finished structurally .

This is really a nice addition to the growing Muntinlupa skyline once completed , at least it deviates from
the multi-level podium type of amenities / commercial shops very common nowadays to maximize the space.
Hope some office skyscrapers will be built also as FCC is ideal for such taller buildings since it's not in near path of airport runways .
Spectrum Center multi office tower should be revived .
Now that they are expanding Festival Supermall at the southern side , maybe FCC should start developing the Civic Drive and Corporate Loop area .

On Filinvest part, sana i-improve na nila as a whole ang quality ng road networks at sidewalks . They already have broad avenues which are tree lined and wide sidewalks.

Sino nga pala developer ng President Villas sa tabi Water Fun Sucat? Parang ghostcompound yung area na yun. Maganda pa naman mga bahay dun. Kaso mukhang walang nakatira at napabayaan na. Yung first 3 houses lang sa harapan ang may nakatira.

I need advice. I'm planning to buy a unit in Solano Hills, the one posted above, along Villonco Rd, West Service Road. Okay ba na area ito? I won't bring car with me when I move, accessible ba sya sa public transport? Hindi naman ako mahihirapan pumunta Ortigas?
And may mga malapit ba na restaurants and commercial establishments sa area na ito? And how's the community, safe naman sya?
Yun lang po. Baka kasi mamaya dead spot pala ang area na ito lalo na sa gabi.
Any reply will be appreciated. I plan to go there to check the area, pero I wanna know what to expect. :D

^^Tama, Fernbrook yung nasa picture, naka punta na ako dito about 2-3 years ago. I attended a friend's wedding here. May chapel at reception all in one place, kaya di na kailangan pang lumipat ng venue for the reception after the wedding. yung di ko sigurado eh kung sakop pa ito ng muntinlupa. I did little google search and according to Fernbrook Gardens FB page nakasaad doon ang official address and it states, "Daang Reyna, Portofino South, 1700 Las Piñas, Philippines".

May chapel at reception all in one place, kaya di na kailangan pang lumipat ng venue for the reception after the wedding. yung di ko sigurado eh kung sakop pa ito ng muntinlupa. I did little google search and according to Fernbrook Gardens FB page nakasaad doon ang official address and it states, "Daang Reyna, Portofino South, 1700 Las Piñas, Philippines".

Bakit ganun , based sa google map parang ang layo na sa boundary ng LP yung location ng FernBrook , parang from the boundary ay nag jump ng isang kilometro ?

Mas reliable kung sa mga map na pinagbebenta ka tumingin like yung mga citymap sa National Bookstore. May boundaries na rin na nakalagay dun. Meron din mga map dito sa net na may boundary na nakalagay.. Nakakita na ako nun dati.. :)

And may mga malapit ba na restaurants and commercial establishments sa area na ito? And how's the community, safe naman sya?
Yun lang po. Baka kasi mamaya dead spot pala ang area na ito lalo na sa gabi.

hi Ohayyy, regarding Solano Hills in Muntinlupa, the project is right next to SouthBay Village and beside Diocese of Paranaque. I suggest using your car first to go there and then figure out how to commute there.
1) Take the Skyway and exit at Dr. A. Santos Ave (Sucat), make a U turn towards West Service Road going south to Alabang. 2) Go right along Villongco Road.
There, you will see that it's uphill and well the area is relatively quiet with the village right next to it and the Diocese in the other side. There's no commercial spaces there yet, but there will be inside the development. As for actual commercial areas, it's best to check out the areas along Paranaque: there's a nearby Santana Grove, SM City Sucat, and it's less than 5 minutes away from Alabang. Hope it helps!

Now that Daang Hari-SLEX link road will be built , will the government plans to relocate the National Penitentiary somewhere else in Luzon finally push through ? What are the chances that the proposed " Golden Tower " to be built in NBP reservation will materialized ?
Once the DH-SLEX link road gets built , it will seem that this promising corridor will boom ( Evia City ), even SMDC's Lindenwood Residences in Susana Heights has already plans for expanding and putting up a commercial center in the vicinity of the Susana Heights/DH-SLEX interchange .
And with Ayala Corp. at the helm of the link road construction, it will not be surprising that they will also get involved in real property developments in the area .

Are they already constructing two towers of The Levels ?as there are two tower cranes on the site. How about The Marguerite residential tower , is it already under construction ? Nice road improvements and expansions as well .
The Levels and Studio City which composed of several towers are now both U/C .. great .. and Avida Towers is contributing as well ..while Entrata complex as well as Metro Gaisano are soon to open .
South Escalades, Tribeca , Anuva , Rhapsody , Presidio, Centropolis and the latest Solano Hills all of which are multi-residential towers are also on the go and contributing.

LhexiMont June 20th, 2012, 12:13 PM Ayala ( Avida ) is planning not only residential and commercial but also an office development in it's newly acquired 6.6 hectare former Nestle' coffee factory in Alabang.
Fronting the former Nescafe factory is a Shell gasoline station and Bank of the Philippine Islands ( BPI ) which are both an Ayala owned companies , so it's imminent that Ayala bought the huge property . The area is bounded by Alabang-Bayanan creek , PNR tracks at the back and the National Road at the front . I hope Ayala's will allot space for a road expansion along the National Road starting at the Alabang-Bayanan creek ( at least 6 lanes , from the current 4-lanes ) since the area will surely become the gateway to the Alabang Interchange ( viaduct ) and also to ease traffic in the area when the build-up goes underway .
That Shell gas station is not that frequented by customers along with the one-storey BPI bank , they can probably be demolished instead in the future and become part of the mix-use complex.
Thankful that Ayala's will be the one to develop that huge property , as I suggested before , this idle property is very ideal for a mix-use development and finally it's coming true with Ayala at the helm. I hope it will also trigger improvements and more developments in the Alabang area. They can also take advantage of the property's proximity to the Alabang station of the South Rail of PNR and provide accesibility from the station to the complex , or rather financed building a better Alabang train station , next to the property...:)

That's not as easy at it sounds though. BPI and Shell are still their own companies. Moreover, the Shell gas station there might not even be company-owned (as it might be a franchise only).

That would be great if Avida would build there, it would help in the gentrification of the area, I wouldn't want to live there though I'm sure noise pollution would be a problem.

The stoplights along the FCC portion of Commerce really sucks, I hate that particular stoplight adjacent to Acacia Hotel, the left turn signal always causes a bottleneck! Kainis, pwede naman kasi adjust na sabay yung green na straight and yung pa left.
Anyway, AAVA news reported a break in in AAV, a car and laptops were stolen. Why the hell is the crime rate rising inside the village in spite of all the security measures?? First a shabu factory and then a break in? Dang.

Commercial as in Retail/Food? It's great that we're beginning to have much more places to dine and shop again... but I'm just not sure the area can support the huge amount of establishments yet. Alabang will need more offices and residential condominiums to sustain the growing number of shopping and dining locations.

I doubt Starmall will expand but it has already become a main transportation hub in South Metro Manila not just for public buses but also for commuter rail.

It was bought by Ayala. They just waited for the tenants to complete their lease contracts I believe. I hope they do add more parking there (in addition to the parking in Gaisano). It's so hard to find good parking in ATC nowadays.

Not a good idea. We don't even have enough parking in ATC anymore, and then you want to add more buildings that will attract more people who require parking?
Let's not forget that these people who can't find open parking spaces will also end up driving around ATC until they finally find a space for them. That'll be a terrible traffic situation for Alabang. :P
Let them resolve the parking situation first. Only then should they can think about adding more retail/commercial/residential buildings.
LhexiMont June 30th, 2012, 05:39 AM I think the retail component in the current expansion is more than enough for ATC and what they probably need is a modern 4-5 level carpark structure that can accomodate more parking space . Besides, Molito complex has also some additional retail components.
Maybe , ALI can channel their resources for Alabang at their newly acquired property, the 6.6 hectare former Nestle-Alabang factory. I hope they will built it well as an integrated mixed-used center and improved the infrastructure within that area. As a suggestion , I would like to see a wrap around road on the property commencing on the creekside unto the back portion where it is bounded by the PNR tracks and ending at the area where the Bank of PI stands . Or , they can probably expand their portion of road along National Highway to at least address the traffic situation that will surely build up once the developments are up , whichever is more feasible between the two suggestions.

As I entered the property the electronic signs were saying that all areas were already full. I ended up parking along the street and paying 30 bucks while I would have paid just 15 if i had parked in the lot.

In the past I would go there in late morning/lunch time and easily find parking. It starts to clog up in late afternoon to evening.

Yes the lower basement parking has a max headroom.
Both Festival and ATC were built as a suburban style shopping mall so you would be single level parking as opposed to multi-levels like Ayala Centre, Megamall or Trinoma.

I just hope that their plan for the former Nescafe plant is far way better than what they did to Avida Towers -Sucat ( across SM City -Sucat ).
But anyway, with Ayala as the new owner/developer of this prime property

LhexiMont July 12th, 2012, 12:53 PM I just realize that the recent acquisition of Ayala of the former Nestle' Alabang plant which they are planning to convert into a mixed-used or purely residential complex is not the first of such but actually the fourth already in the city as far as I know of .
The following are:
1. Former-Firestone plant now Tribeca Residential Complex
2. Former-Pfizer plant now Rhapsody Residences
3. Former-Solid Mills plant now South Metro Escalades with a future Robinson mall
Other prospective IMHO are :
1. Former General Motors plant ( sandwiched by Tribeca and SM Hypermart (ex-Makro)) .
I hope SM buys the plant along with the discontinued Veridian towers complex and
combined them with its current SM-Hypermarket to be converted into a mixed-
used complex to utilized the unfinished Veridian towers as well.
That area is also in a premium location where there are contiguous developments
starting from Vista Lakefront all the way to Rhapsody Residences and Anuva .
2. Pepsi Cola plant -Tunasan ( in case they plan to sell the property and relocate elsewhere ) .
Just beside the current SM Center-Muntinlupa . It has a bigger land area than SM .
Anything is possible naman, dati wishful thinking lang na ma-developed yung old Nestle plant
now , it' s becoming a reality at major developer pa ang nakabili .

Yung public market , parang hindi na akma sa stature ng Alabang being a rising business district , hopefully ma -upgrade since 1987 pa yan structure na iyan . Yung area ng informal settlers "linisin" at city terminal isara na at alisin na din since may South Station central terminal na mas maayos, para mag materialize na yung proposed city government center sa area between Osmun at Alabang Fire Station .
Pag naging modernized at multi-level kasi yung public market with parking facilities , it can be readily interconnected to South Station terminal at magiging maaliwalas ang lugar sana maalis yung fruitstand row sa harapan eyesore kasi at maging part ng upgrade ng wet market kung sakali .
Kung puede nga lang sana alisin totally yung public market doon at ilipat ..kaso it has been there for decades.

Spectrum Centre is located near the intersection of Corporate and Commerce Ave. right across Insular Life.
It was supposed to be the flagship office complex within this CBD similar to Rockefeller Centre in NY or Pacific Place in HK.
I also noticed the development happening in TS Cruz. But before Daang Hari was built, that place was a slum.
But TS Cruz is still a lower middle class subdivision that is not spared by informal settlers inside.

Yes, I am also one of those anticipating the NBP relocation will materialize under the present administration . Are they already preparing/building the relocation site and penal facility? It should really be relocated in a secluded site . I hope the administration will prioritize this matter . Hurray! for F.E.U. you made the right choice in acquiring a huge lot in a very good location in Filinvest City. They will be the first ever locator on that part of Filinvest City. If they will build a university campus there , it will be a great complement to the upcoming expansion of Festival Supermall.
I hope , more improvements will be done on the Corporate Woods area to attract more investors.

I'm sure it will improve once there are more locators, to be honest I like the way it looks now, it always looks new because of all the empty blocks, like it's always a new project.
FCC has more trees, and eventually the roads would get a new layer of asphalt. But given the traffic now, all going to Commerce Avenue and A-Z road, it would probably be hell if all the office buildings get built.

If the FEU lot will be a campus, I hope the structures are taller so that there will be more space and vast greeneries conducive to learning academics. Malay mo , baka maging mala-Rockwell yung Corporate Woods zone ng FCC in the future.
Okay na rin ang school for a start on Corporate Woods , para naman magkarooon ng activities doon , tutal magiging walkable na iyan once fully completed na yung major expansion ng Festival Supermall.
Sana along with the enhancement of the creek ay makapagpagawa din ng

But then I really have to say I love FCC's Date Palm-lined streets. BGC doesn't have those.

In terms of commercialization and development, BGC seems to be more vibrant and growing unlike FCC.
And I feel the same as well. There is something happening in BGC especially in it's commercial areas such as Market Market / High Street.
This does not feel the same with Westgate / Festival though we are seeing some nice developments in ATC.
Planning Democracy July 20th, 2012, 03:36 PM Alabang Zapote, in front of Madrigal should be widened, they could chop off a bit of the property of Elsie Gatches. And then at Concha Cruz as well, a right turn slot should be provided for those going inside BF and the stoplight should be reinstalled as well. Beyond that going to Southmall, I don't know, Las Pinas should implement strict traffic rules and maybe some widening as well in the Pilar area. Basically the traffic from Southmall goes all the way to Alabang.
I'm just wondering why the Friendship routes in LP isn't helping that much, due to the toll fees imposed by the villages? And you can't even go straight to Southmall if you don't have a sticker when you've paid almost P100 in toll fees already.
Just some thoughts on how to decongest A-Z and Commerce.

Entrata is in a prime location in FCC though it is quite a distance from the central core build up say where Viviere or Insular Life is located.

Very well said, yes those date palm trees throughout FCC's spacious roads
are really beautiful as they breezes especially on the cold months of the
year.

There is also a plan for the Ateneo Professional Schools to hold classes for MBA in Health within the medical center soon.

Does this mean Asian Hospital will build another building for the 144 bed capacity expansion ? The hospital is now under the management of Metro Pacific ( MVP ).
If they will build a new building,I hope it's taller or at least above 20 storeys with the same modern but elegant design AH is known for .

It's supposed to be a residential tower component of Bellevue which I remember has a very good design and will be the tallest of the towers. I thought it will be build right after their B-hotel in Madrigal Park .

In fairness to FCC , they are building continuously in their ideal business district as Entrata, The Levels , Studio City and some medium to high rise office buildings @ NorthGate. Entrata has an office component in their next two towers.
By the way, Britanny Corp/Vista will also put up a 15-hectare commercial/lifestyle center called Pontevia in their Portofino Alabang project which is the main core of their almost 600-hectare township development along the stretch of Daang Hari Road .
Branches of Mcdonalds -DT and Pizza Hut are already in operation. Maybe, in anticipation to the opening/operations of the future 4-km Daang Hari/SLEX link road which will be built by Ayala Corp.
Based sa google maps , yung Portofino Heights, the first phase of Portofino development including the 15-hectare Pontevia commercial center as well as the Daang-Hari /SLEX link road is still in Muntinlupa boundary.
Once na complete siguro yung link road , the area will have lots of potential. Sa Molino area may itatayo na Starmall at sa Dasmarinas ay Ayala mall naman .

Though LF has less restrictions to have more highrise buildings as it is not in the path

I will not be surprised if the proposed projects such as an spillway ( Paranaque , I think ) will resurface

Exactly... calamities like this gives you a clear view on where to invest in property. Good thing some portions of the Muntinlupa area are flood free. I hope it will not worsen. Somehow, I believe, the plastic ban helped.

If you are gonna live near a body of water, make sure the property has a high elevation like on a hill or something, otherwise it's gonna be a yearly disaster. They can elevate their houses or just expect to live in a evacuation center for at least 2 weeks every year, plus the hassle of cleaning your stuff, damage to property, threat of diseases. I mean floodwaters are mixed with sewage.
Anyway, I'm a convert of the plastic bag ban, I still believe that the life cycle of paper bags release more CO2, but at least Munti has a distinct character.
Does anyone have any feedback on Susana Heights? Not the Lindenwood part but Susana Heights, it's been there for such a long time but there are still few house there, any reason for this?

I dont know man, somehow i'm still gonna miss that place. I remember the old town when south supermarket used to be there, and robinsons beside casa susana, and yeah the "big" mcdo which they just renovated recently so its prolly gonna stay. Either way i hope they add more parking spaces soon!

It's The District mall of Ayala , the NorthPoint is for the location somewhere in the Vis/Min .

Rode it several times though I hardly hear any accidents happening unlike the Octopus ride in some smaller carnivals.
Sucks though that Big Bang got discontinued. I would rather go there than Enchanted Kingdom.

There are four entry points:
1. The road between McDonalds and the old South Supermarket which has reopened.
2. Along Alabang Zapote road near BPI
3. Inside the Garden area of the mall near Wee Nam Kee
4. Basement parking.

Metro Supermarket at ATC opened last Saturday (August 11). They open at 8:30am and close at 9pm on weekdays and 10pm on weekends.
On the other hand, their Department Store is opening this Saturday (August 18). Opens at 10am and closes at 9pm on weekdays and 10pm on weekends.

Makati Supermarket will still be around and remain strong. And it seems to be classier or more high end compared to Metro.
Puregold, South Supermarket and S&R are nearby and all three are doing fine.
LhexiMont August 29th, 2012, 08:13 AM I walked starting from South Station to Northgate to Spectrum business zones of Filinvest City yesterday and I was very impressed with the improvements they've done with the new sidewalks and the landscaping of the wide new roads which FCC is noted for. I saw the several under construction buildings in Northgate , Studio City , The Levels .
FCC really looks first world and with its beautiful landscaping dotted by lush trees incorporated in its development is a plus factor .
