The master plan seems to be good yet why they don't have any many high rise projects.

Indeed , FCC has a good masterplan but it has lots of competitions from the major , mini and new BD's in northern Metro Manila . But it has a great potential infrastructure -wise and the planned extension of Skyway all the way to Alabang plus the rehab of Alabang viaduct and improvements of South Luzon Expressway will boosts its success.

Anyone of the forumers who has details/rendering of the u/c SM in Tunasan, Muntinlupa City. Di ko kasi ma-access palagi yung webpage ng SM . I'm just wondering how this structure will look like , will it be at par in terms of height and size to the numerous malls in Alabang .

Nice aerial pic of Filinvest and vicinity . It almost captured the entire vastness of FCC coz ang wala lang sa aerial pic ay yung Asian Hospital Complex area . Mostly 12 mid-rise and a few highrise buildings ( 10-35 storeys ) are now built in FCC while the rest is the massive Festival mall , 2- supermarkets , 2 -home/hardware superstores
and several low rise office buildings .
Ayala Alabang village is one massive block of luxury houses .

Werent they supposed to build a new civic center in FCC? Natuloy ba yon? Ganda sanang project. It would have been the best, most accessible and organized civic center in the whole of Manila

i dont know if the civic center is gonna push through, although i know that the local government is planning to construct its new city hall not in FCC but inside NBP Reservation which is further south of the city.

That's what I heard also since there is much available land there and it will be much better if it will located there and an access to Daang Hari road will be constructed there as alternative to the present road but narrow Rizal St .

Yes , Mondrian Residence was topped off a few years ago but no activity , until early last year when it was named as Mondrian Residence , its the boxy building beside Parque Espana , its still on interiors finishing and probably will be opening this year .

HSBC building is in Northgate Cyberzone complex beside the deluxe Bellevue Hotel - Manila .

Sana nga Mhe-Ann , madagdagan pa ng major skyscrapers ang FCC , sayang naman kasi since infrastrusture-wise ay highly commendable ang FCC , there's a uniqueness in it among other CBD's since its not totally urbanized but maintains its former rustic origins.

Cyberzone Properties, Inc., the information technology park development arm of Filinvest Development Corp., has set aside some P1 billion in outlay this year for office building construction.

Filinvest Development President Josephine G. Yap said in an interview that the firm is considering putting up another office building inside the Northgate Cyberzone information technology (IT) Park in Alabang before the end of this year.
"We may break ground before the yearend on another building if the market demand so warrants. We see a quite robust growth in the IT services sector, particularly the call centers and the BPOs [business process outsourcing]," Ms. Yap said.

Northgate Cyberzone is an 18.7-hectare IT zone registered with the Philippine Economic Zone Authority. Yesterday, Cyberzone Properties topped off Plaz@A, a six-storey and 10,800-square meter office facility, and broke ground Plaz@D, another six-storey and 10,800-square meter office facility.
Already, Ms. Yap said that one call center of a known service company has signed up for 5,500 square meters in Plaz@A.

"This will be the major occupant of the building and we gave them the building naming right. We expect the whole building leased in the next few weeks," she said.
Ms. Yap added that the ground breaking for Plaz@D was ahead of schedule to address the inventory gap.

The two buildings are expected to increase Filinvest's aggregate leasing portfolio, including PBCom Tower in Makati City, from 75,000 square meters to almost 100,000 square meters.

Average occupancy rate for all its office buildings is pegged at 98%.
She said cost to locate in Northgate Cyberzone is 30% lower than in the Makati central business district, plus it is accessible to a three-million labor force within the 10-kilometer radius.

Already, a total of 17 IT firms are operating inside the Northgate Cyberzone.
Existing office buildings in Northgate are Plaz@B and Plaz@C, both four-storey buildings designed for information technology tenants; the five-storey and 18,000-square meter build-to-suit facility for the data processing operation of the Hongkong and Shanghai Banking Corp. (HSBC); the three-storey and 6,000-square meter call center facility for Convergys; the Inventory Building; and the IT School Building.

Marami rin naman developments but mostly medium rise na buildings , but in fairness most of its offices are well occupied , same thing with its condos ..also its hotels are among those with the highest occupancy rates in Metro Manila ( Bellevue is above 80% ) . One good thing about Alabang is that FCC and ATC/MBP co-exist as they are interconnected with their major access roads .

Yah its because Bellevue Hotel along with Vivere Suites is the choice of companies in Laguna/Cavite as place of temporary stay for their guests . Sometimes the companies even rent out a unit in Vivere ( condo-hotel ) as a reserve everytime they have guests from their mother companies abroad since the rates are quite lower than those of in Manila/Makati/Ortigas and also these two hotels in Alabang is much nearer to Laguna or Cavite plants of those companies.

yah, the alabang area still seems lifeless, there should be more activities there. the night life is quite boring, too. But that's what Muntinlupa really is, quite laid back and relaxed unlike other Metro cities, IMO.

FCC is definitely not barren for me , its massive size of 244 hectares cannot be compared to the barely 15 hectares of Rockwell . And location-wise , both FBGC and Rockwell are located in Makati , where there is already built up and established development for 40 years or so by the Ayalas

From its former status of a stockfarm which were also invaded by illegal squatters who are not even employees of the old stockfarm , Filinvest as it is now can be considered a success. Okay nga yun na malaki ang space at least you will be assured that it will not be cramped in the future, look at Eastwood City ..lots of buildings in such a small , small space .

Saka planado lang talaga ang pagkakadevelop sa FCC , it has different zones for appropriate developments . If 30 years after at ganyan pa rin kakonti ang buildings ..yes , I will agree that its barren . Hindi naman sila nawawalan ng developments within its premises , palaging meron at kung minsan ay simultaneous din .

“The capital investment of Africa Israel International in Cyberzone makes available more funds to fast track the construction by Cyberzone of additional IT-based buildings in order to meet increasing demands of the IT market,” the company said in its disclosure to the Philippine Stock Exchange.

The Securities and Exchange Commission has approved the increase of Cyberzone’s authorized capital stock to two billion shares.

Under the investment arrangement, Filinvest will transfer 465.37 million shares of Cyberzone to Africa Israel International for P538 million, or P1.156 per share. Africa International will pay Filinvest in cash over a period of up to 24 months.

The subscription price was based on the valuation of the buildings owned and managed by Cyberzone in Filinvest Corporate City in Alabang, Muntinlupa City. The buildings were valued at P807 million.

Prior to the equity invest of Africa Israel International, Filinvest indirectly owned 90 percent of Cyberzone through Filinvest Alabang, Inc. After the completion of the agreement, Filinvest’s ownership will drop to 54 percent.

Filinvest Alabang is a wholly owned subsidiary of Filinvest Development.

FILINVEST Development Corp. has earmarked P1.2 billion this year to build condominium buildings within the Filinvest Corporate City in Alabang.

FDC president Josephine Gotianun-Yap said that in addition to the four residential and small-office-home-office (SoHo) buildings that it recently launched, another four similar buildings were being put up within the area.

These new buildings, she said, would have at least 12 storeys, with some reaching beyond 20 floors, and an average floor area of 1,000 square meters.

Apart from the residential and SoHo condominium buildings, she said the real estate developer was also in the process of putting up the South Station commercial bargain center near the Alabang Public Market.

This "tiangge-type" establishment would cater mainly to commuters and other bargain hunters, she said.

A similar establishment, South Station Green, had already opened within the Filinvest Corporate City. Its second phase should be completed within the year.

FDC has also allotted close to P1 billion this year to further develop its Northgate Cyberzone information technology park, also within the Filinvest Corporate City.

Gotianun-Yap said that as the contact center and business process outsourcing (BPO) sectors continued to boost the demand for quality office space, the company had to invest in more new buildings within the IT park.

Even while still awaiting the completion of two new buildings, the Plaza A and Plaza D, FDC is already planning to add yet another building before the year ends "if the market demand so warrants," she said.

The new buildings, she said, would have floor plates similar to the existing buildings within the park. These would have floor areas of between 1,600 and 2,000 square meters.

Some buildings could be built to suit the needs of the tenants, she said, similar to the HSBC building, which had 3,600-square-meter floor plates.

The new six-storey Plaza A and Plaza D buildings will boost Filinvest's aggregate leasing portfolio in the IT park to 60,000 square meters from the current 40,000 square meters.

Plaza A, which already had "a contact center of a distinguished service company" leasing three of its six floors, would likely be 100-percent leased by next month, Gotianun-Yap said.

I was at Madrigal Business Park yesterday , I checked the u/c building behind Richville Corporate tower which has the office where I used to work . When I left that job , last January , the u/c building is around 4-5 level . I was pretty amazed when I checked it out yesterday to found out that it is already on the 14th level of construction . It means at least a week , they had a level constructed . The structure is medium-size office tower and named , Intermed Corporate center. Until now , I do not know how many levels it has but hopefully it will be more than 20 levels .

Muntinlupa-based Asian Hospital, Inc. (AHI) is set to invest for an additional high-rise facility in the next six to eight months.

Joel N. Beltran, AHI business development director, said in an interview at the sidelines of a medical tourism seminar at the Asian Institute of Management (AIM) last Friday that efforts are now under way to expand the hospital.

He did not disclose much details on the upcoming facility but described that the new facility should not exceed in height the twin towers of Insular Life Corporate Centre, with 23 and 20 floors, located at the back of Asian Hospital in Filinvest Corporate City in Alabang.

"There is a height restriction from Filinvest, in which the tallest building should be the Insular towers," Mr. Beltran said. Currently, Asian Hospital is operating in a ten-storey facility that is seating on a 17, 258-square meter land.

"We have enough capital expenditure budget in order for us to have additional beds and additional facility," Mr. Beltran said when asked the amount set aside for the upcoming facility.

He said the hospital's expansion efforts are primarily driven by the entry of Bumrungrad Hospital Plc, Thailand's second biggest publicly traded hospital that put in some P550 million in additional capital in Asian Hospital in March last year in exchange for 40% in stake.

"The entry of Bumrungrad gave us a muscle. It has improved our cash flow, we were able to pay the payables after operating for two years, and it has also helped us in hospital management and in bringing in new technology," he said.

With Bumrungrad as its partner, Asian Hospital has also ventured into cosmetic surgery, one of the thrusts of the emerging medical tourism industry which lump medical services with tourism.

In Thailand, Bumrungrad is one the biggest companies engaged in medical tourism, a billion-dollar industry where Thailand ranked first.

"This is something that is new to us. We just want to give credibility to existing cosmetic service establishments we have today," Mr. Beltran said.

It seems that Antipolo is very near to Alabang in that photo ....I read wayback an article that in that area from Taguig-Muntinupa-San Pedro , there was a plan to put up reclaim land and make it a lakeside development of sorts .
Taguig ( industrial /commercial ) Muntinlupa ( commercial/residential )
San Pedro ( commecial /waste mgmt ) . It was also aimed to dredge Laguna lake and build a bridge crossing the lake from east to west .

Good news, especially since the Asian Hospital had financial problems a few years ago.

btw, i didnt know that Filinvest has a height restriction as explained above. Maybe they want the Insular Life Towers to be the central focus of their skyline.

Metropolis Star mall , is continuosly providing improvements in their mall , though its not that noticeable , they are refurbishing their resort facility on the topmost floor overlooking the Laguna lake . Their cinemas are now on the located on the 4th floor and has been converted to mini-cinemas ( balcony only ) . The former orchestra portion on the 3rd floor is being converted to commercial space and home improvement store, while there are business centers on the 4th floor too. They also closed down one of the the two bowling center ( possibly for an extension of business centers ) and a new amusement center ( Tom's World ) is set to open on its 3rd level

What i mean is that they retain only the balcony section of the cinemas and converted the former orchestra section into other uses , so it had become mini-theaters , coz I tried watching there last week , the cinemas lobby (1-4 ) though has greatly improved .

I was able to check out Bayanan baywalk yesterday. I can say that the pathway / barrier is an improvement from the first one in Tunasan because its lighted and beautifully painted, but the Tunasan baywalk has a wider entrance and a sports complex ( gymnasium , now on the finishing stage ) and possibly a park .

But the baywalk in Bayanan has a magnificient view of the emerging Alabang skyline , where the buildings stands linear . Bayanan baywalk will also have an OSCA center ( for the senior citizens ) its just as expansive as the area of Tunasan baywalk ( 3 hectares or so ) and even at this point , despite the fact that the beautification is to take place , residents converge in the vast lot to play sports such as basketball , volleyball , baseball and strolling on the length of the baywalk itself

Wala pa ako digital cam , who among sa taga -Muntinlupa forumers here ang may cam , I am willing to accompany you to check those developments .

Sa Alabang , nabasa ko may plano rin yata na mas maganda , like small ferry boat rides and a park , hopefully sa Sucat magkaroon din sana especially with the developments of Brittany Bay and Presidio . Eyesore nga lang sa maganda sanang view ng laguna lake yung mga waterlilies at yung mga fish cages ( baklad ) at yung mga squatters ( as always ) na pati lake ay na-invade na ..sana mailipat sila sa tamang lugar na hindi peligro sa buhay nila at the same time napaganda pa ang lake .

IMHO , the development in FCC is not slow , its just that it has lots of competitions from established developments , but construction activities for projects although few , are ongoing there .

As far as I know, there's the Filinvest Corporate City (by Filinvest Corporation) and the Madrigal Business Park (by the Ayalas). What else are there?

So far those two only all located in Alabang . Maybe in the future , the third one will be in NBP reservation ( Bgy. Poblacion ) if plans for the National Jail to relocate will finally materialize .

Yes , you are correct Amras , it even has a mall ( Lianas ) in its stretch .

Another future commercial/business zone will be the vicinity of national road in Tunasan once the SM mall gets operational in 1 to 2 years , there are still lots of vacant lands in that vicinity . Sana SM will also put up developments like Aeropolis/Avida near their Tunasan mall to spur more developments in the area and make it an alternative to the crowded Alabang .

although i dont mind developments in Tunasan and Poblacion (i.e. NBP Reservation), I hope they would preserve the suburban feeling to these places especially NBP. I hope they follow what FCC did, build a satellite city while preserving some of its natural components.

Yes , you are correct Amras , it even has a mall ( Lianas ) in its stretch .

Another future commercial/business zone will be the vicinity of national road in Tunasan once the SM mall gets operational in 1 to 2 years , there are still lots of vacant lands in that vicinity . Sana SM will also put up developments like Aeropolis/Avida near their Tunasan mall to spur more developments in the area and make it an alternative to the crowded Alabang .

So, there's an SM under construction in Tunasan?

There is no rendering yet but they already fence the area. On my estimate i think its bigger than SM Bicutan in terms of area.

According to some rumor it has something to do with the fault line near the site but i need to confirm this also if its true.

But I always past by the site on my way home and from what i see construction activities is still on-going.

Wala pa naman talagang construction , excavation/clearing works pa rin . Its definitely bigger than that of SM Bicutan , from what I heard the property will be from the perimeters of South Expresway to the back and to the National Road on the front.
The frontage on the National Road is not that wide pero malawak siya sa likod . Hindi naman siguro ito hypermarket lang since population wise marami ring tao sa Tunasan at sa San Pedro na hindi na kelangan pumunta pa sa SM City Las Pinas since mataas na talaga ang pamasahe at gasolina .
Kase , marami talaga patronizers na SM lang talaga ang choice sa pag-malling at shopping .

Wala naman faultline doon , ang meron ay doon sa old Pepsi plant , kaya nga nag transfer ang Pepsi plant . So from the present site ng Pepsi plant ay may LTO pa then yung SM property nga so malayo na sila sa faultline , over 1 kilometer away na.

I visited the church nearby , as among the six others I visited this morning . , baka by next month nga inauguration na nun .
Wala naman kasi sa plano ko na dumaan dun , sa church lang talaga ang punta ko but since nearby lang yung church so dumaan na rin ako kasi nakita ko yung structure na ang gandang tingnan .
I also noticed when i first went there last year , below the baywalk barrier is already the lake itself and some people were even fishing there . Now , below the baywalk is a land with vegetable gardens and the lake is far from the baywalk

Edmund, maybe you are referring to Parkway Place Towers condominiums wherein Aspen tower is the first building, and the one with the least no. of floors . The other towers are on-hold for now , along with the high -rise office complex Spectrum Plaza on Commerce Ave. fronting Festival Mall / Insular Life Towers .

They are concentrating more on building medium-rise towers (at least 15-25 flrs. )
such as The Flats condominiums ( the recently finished Vivant and the upcoming La Vie ) and West Parc towers ( Alder tower is on finishing status , while Birch towers is now u/c and a third one is coming soon / I read somewhere that West Parc buildings will be 7 towers in all )

I hope Aspen tower will be repainted with a more eye- catching colors though , because its present color is fading already which makes it look unattractive, but its not.

Trivia : IMO , we have to thank Festival Mall because it paved the way for a daily
FREE ENTRANCE in an indoor theme park which was very prevalent in
other malls then .
Eversince that free entrance concept initiated by Festival Mall , other malls
with theme parks followed suit becaise nobody is entering to pay, so the paid
entrance was scrapped while others had designated weekends only with paid
entrance .
Of course , the rides / games are not for free .

Correction : What I meant as PREVALENT among the malls with indoor theme parks
then was you have to pay certain fee before you can go inside the
theme park . But Festival Mall established all day free entrance concept
and gradually, the paid entrance in other malls were either scrapped or

MUNTINLUPA City will soon have a fourth sister city: Pitesti, also known as Romania's tulip town.
Romanian Ambassador Radu Homescu was recently in Muntinlupa, upon the order of Pitesti Mayor Tudor Penduic, to prepare for the signing of the Memorandum of Agreement in October between the two cities.

Along with other embassy officials, Homescu visited the city's sports complex, which is under construction in Tunasan village, the Pamantasan ng Lungsod ng Muntinlupa, and the Muntinlupa City Technical Institute, said Tez Navarro, head of the city's Public Information Office.

Navarro said the city government was hopeful that the ties between the two cities would stimulate their economies and further boost cooperation, particularly in tourism and the exchange program for students.

Mayor Jaime Fresnedi said the agreement would open doors for both cities’ students and professionals in the field of education, health, and sports.

Pitesti, tucked in the Arges county at the junction of Arges River, is known for its wineries, plum orchards, and handicraft centers. It is also the host of the Tulip Festival every spring.

If the move would push through in October, Pitesti will be Muntinlupa's fourth sister city outside the country after Staffanstorp in Sweden, Gunma in Japan, and Liuzhou in China.

I read in Condo magazine , a new project of Filinvest Alabang called Studio One .
It is a 12-storey condominium to be built within Nothgate Cyberzone complex . It is a very affordable condo unit , which aims to tap the market of young urban professionals ( "yuppies " ) working in the business process outsorce industries and other types now flourishing in Alabang . It has a rendering in the magazine and it looks neat and simple .

I'm not so confident to take pictures in Bayanan baywalk , kasi cellphone cam yun at yung vicinity ng area ay mostly shanties .I'm not discriminating against poor people because I myself is not rich , pinag iingatan ko lang yung cellphone ko . Midrise lang ito ,pero mas okay sana if at least 25 - 30 storeys , lalo siguro maganda tingnan . Maraming midrise projects ang Filinvest sa FCC like this at doon muna sila nagko-concentrate probably because ,impractical pa if they will built really tall residentials or offices na wala naman gustong mag-rent or bumili . Sprawling naman ang FCC and maybe they want to fill their property even with midrisers until the area becomes dense .Anyway ,sa kanila naman ang mga projects na ito and siguro after 2 - 3 decades they can readily replaced this midrisers with really high scrapers .

anyway, i think FCC has the potential of becoming a very nice CBD in the future. it is definitely bigger than FBGC and Makati. i just hope they make more tall buildings soon.

From the looks of it now , Civic Place 2301 will look exactly as its rendering .Vivant Flats looks so good with its crystal-white / light yellow color tone and again ,its only 17 storey .West Parc's building 1 will also look good as it also started exterior painting . Civic Place 2301( 12 storey ) and West Parc ( 15 storey ) are simultaneously built .

In the open plaza , the fountain there is surrounded by sand, I even saw a horseback riding thing sometime ago , but inalis na rin yata now kasi baka unpleasant yung smell kapag may ganun pa.

ATC always reinvents itself kaya its still among the top malls in Metro Manila , halos 100% occupied pa ito .
Sayang nga at napaaga masyado ang pagkakadevelop sa Madrigal Business Park at hindi naging ganun ka -integrated sa ATC ( in the like of recent developments Rockwell /Eastwood ) na walkable from offices. May problem din yata coz may isang property dun na ayaw pa rin ibenta ng owner sa Ayala Land , nasa corner madrigal ave.-alabang zapote road .

Filinvest is now putting up barricades on the perimeters of South Station's temporary parking area , perhaps the phase 2 of the project will commence . The overpass connecting South Station building to Festival Mall's covered walk access is U/C as of the moment .

Ah, but the guy's house is surrounded by so many trees, its hardly noticeable. Its funny, I heard that the the land was supposedly given to him by the madrigals for his loyal years of service, and selling the property would be like selling a gift, I suppose.

i so miss this place. lived in alabang for a year. i remember only my school, Bellevue hotel and APAC existed in Northgate Cyberzone. Southstation mall site was totally bare the last time i went there. oh well, kmusta na kya ATC? hoping to visit Alabang within the month to check how things are doing. it's like my second home to me.

Marami na rin nadagdag sa Northgate Cyberzone once you go there to check it , you'll be surprise . Sa Westgate andami nang establishments na nadagdag notably yung major ones like Alabang Home Depot and the nearby much improved South Supermarket and the upcoming Wilcon Depot near Northgate.

My lola told me that the person living there was actually a gardener of the Madrigals; this was mentioned to my lola by another lola. The house there is really just a shack from what I recall. You couldn't really take a good look at the house as it is indeed surrounded by tons of foliage.

Yes , its only a nipa hut type wooden house surrounded by garden and few . The small shack it not really that noticeable . It's like a very small farm in the midst of the urban setting of ATC / Madrigal Business Park .

Industry sources told BusinessWorld in separate interviews that Genpact will lease half of Plaz@A in Northgate Cyberzone information technology ( IT) Park in Alabang, south Metropolitan Manila.

Developed by Cyberzone Properties, Inc. of Filinvest Development Corp., this new building is a six-storey facility with total floor space of 10,800 square meters.

The remaining half will be leased to call center firm eTelecare Global Solutions, which is set to open its fifth site with 900 seats by third quarter this year.

Sought for comment, Genpact did not answer questions sent by this paper, but its foray in the Philippines was briefly mentioned in one of the articles posted in its official website.

When asked by India-based magazine Business Today in its May 7 issue on its position on competition facing India-based BPOs, Genpact said:

"They [Indian-based BPOs] do face competition, which is why we are expanding fast. We are already present in low-cost destinations and we will be opening a new center in the Philippines soon. But India will never lose its relevance for the industry because of its huge population base and talent."

Now only 33%-owned by GE, Genpact was put up in 1997 as a captive BPO arm-servicing purely GE BPO requirements under the name GE Capital International Services or GECIS.

In 2004, GE eventually sold 60% of the firm's stake to private equity firm General Atlantic Partner and Oak Hill Capital Partner. As a result of the acquisition, it transformed into a third-party vendor, in which it began servicing other clients aside from GE and changed its name to Genpact.

Northgate Cyberzone must be very proud that India's largest BPO company
GenPact will locate in their new office building alonside with another BPO company E-Telecare . This is the second time ( after HSBC ) that a company has chosen NC as their office -location in the Philippines.

Northgate Cyberzone is indeed well planned , and so is the rest of FCC . May mga zones talaga within the property for the distinctive development .
I already explored Northgate Cyberzone a few times at hanga talaga ako sa pagkakadevelop nito with its wide avenues / streets and sidewalks na lined up with maturing trees . Most of the districts have a few share of structures within their turf except for the Filinvest Avenue and Corporate Woods na hindi pa open ang roads for public use .
Based on that masterplan above it seems that FCC allocated parks or open spaces in the Southgate / Laguna Heights or they seem to have followed the path of the small river that runs through the property.

Hindi pa na capture sa 1st pic yung Northgate area na may Bellevue Hotel at most of Westgate . So far , may nadagdag na lima na lowrise/ midrise buildings dyan na completed na at may lima pa na midrise at isang high rise na malapit na ring simulan ang construction .

Sana matuloy pa rin yung Kewalram condominium na 30++ levels at may mga major developers na magka-interes na magtayo ng mga quality high rise buildings . May magandang view din naman kahit paano na makikita like the Laguna lake at Laguna / Rizal mountains .

Maybe slow , but it has a balanced development with offices /hotels/ residentials / supermall , commercial blocks and an ideal IT park and FCC is very accessible .
And most importantly , it saves us southerners a lot of money /time because we dont have to go far and catches all the pollution going north whether in shopping or work .

SM Investments to spend P15b for 2006 expansion


SM Investments Corp., the holding company of the Sy family, has earmarked P15 billion in capital expenditures this year to sustain growth of its core businesses.

SMIC executive vice president and chief financial officer Jose Sio told reporters shortly before the company’s annual stockholders meeting that of the total capital outlay for the year, P7 billion would go to shopping mall development; P2.5 billion, real estate projects; P3 billion, retail development; and the remaining amount to banking units Banco de Oro Universal Bank, Equitable PCI Bank and China Banking Corp.

SMIC, through shopping mall unit SM Prime Holdings Inc., will open four shopping malls, including the Mall of Asia, this year. also to be opened are four SM supermarkets and five SM hypermarkets within the year.

The company has lined up several real estate projects, including The Horizon, a 200-unit condominium project and Woodridge Park, a 119-unit condominium project, both located in Tagaytay City.

The company is looking at developing the 5,700-hectare Hamilo Coast in Batangas. Initial phase of the development covers 60 hectares of beachfront facilities, hotel and residential condominiums.

Future projects also include 23-hectare subdivision in Susana Heights in Muntinlupa and mixed-used condominium in Baguio City.

ADVANCE work on the South Luzon Expressway (SLEx) rehabilitation project has begun with the construction of an additional exit at the foot of the Alabang viaduct.

The new exit will soon rise on the southbound lane going to Filinvest Corporate City and Alabang.

Work has also started under the viaduct with the paving of the median strips and islands.

According to the South Luzon Tollway Corp. (STLC), the rehabilitation project’s main contractor, the advance work should help relieve traffic along the expressway once the major repair work gets underway.

The P8-billion project to repair, widen and extend the main artery from Manila to Southern Luzon was launched last March, starting with the clearing operations at the Marcos-era Alabang viaduct.

In a statement, SLTC president Mark Dumol said the first phase of the project–—the repair and widening of the viaduct–—will take at least two years to finish.
The SLTC is a joint venture between the Philippine National Construction Corp. (PNCC) and Malaysian toll operator MTD Capital Bhd.

Dumol said the project proponent’s experience in building and operating toll ways in many countries will ensure that traffic problems during the construction work on the road and bridge ways will be minimized.

The SLTC’s foreign partner is the second largest toll operator in Malaysia and a major proponent of property and infrastructure developments in Malaysia and overseas.

In the statement, MTD Capital Group managing director Dato Azmil Khalid said the company is aware of the heavy daily traffic on the 30-kilometer SLEx.

“The SLEx is one of the earliest toll roads in the country and over 160,000 vehicles use it daily,” Dato Azmil said.

As the main contractor, SLTC will observe a strict timetable and try to finish the project on schedule to minimize traffic disturbance, he vowed.

The major repair work itself will start only after the public has been informed of the detailed traffic management program to be implemented during the rehabilitation, the company said.

This same procedure was followed in previous MTD projects, including the Tada-Nellore Toll Highway in Andra–Pradesh, India under the National Highway of India and the 262-kilometer Kuala Lumpur-Karak Highway and its extension East-Coast Expressway and East-West Highway in Malaysia.

The new road will link SLEx to the Southern Tagalog Arterial Road (STAR). Further extensions will connect these toll ways to the new Batangas international port.

Maybe this exit will be the one going to the the re-alligned Alabang -Zapote road because it is being widen to accomodate the exit . Sa road na rin yata na iyon ilalagay ang exit intended for the Skyway , but since sobrang natatagalan na yung continuation ng Skyway . so this exit might be temporary or maybe will be modified to accomodate Skyway in the future.

If that happens there will be three exits within that stretch of Alabang ( viaduct area ) : the upcoming exit ( Filinvest exit -2 ) at the foot of the viaduct , the old exit adjacent to the Alabang market , and the Filinvest exit-1 near the Asian Hospital .

I was at Northgate Cyberzone yesterday and i notice they are putting fences on the area opposite Convergyz building. I think they are going to build another build to suit building there.:)

Probably , its the Studio One condominium ( 12 storey ) if its near the Convergys building. Because the built- to- suit office they are about to build is Plaz@ D which I suppose will be located along with other Plaz@ B and C . Plaz@ A building has just been recently topped off and will be occupied by an a major call center based in India and Teletech .
Soon to open na rin yung F@st Bytes near Informatics building and yung Wilcon Builder Centre na malapit sa Convergys din .

Sa Madrigal Business Park naman , the building under construction as I confirmed sa rendering nila sa mismong project site ay ang InterMed Corporate Center . 16 - 17 storeys yung building at maganda ang pagkakadesign ng one of the top architectural firms here in the country.
I just dont know if this InterMed company ay same din sa medicine manufacturer
of the same name since ang head office nung manufacturer ay sa Common Goal Tower sa Madrigal Business park din .
Once finished , InterMed Corp. Center will be the third tallest building in MBP and probably the nicest looking one.

In my opinion, FESTIVAL SUPERMALL is the BEST shopping center in the Philippines (before the opening of MoA) because it showcases the top names in the industry (Robinsons' Department Store, SaveMore Supermarket by SM, Handyman Center, Ace Hardware, Shopwise), over 600 shops, over 2,500 FREE parking spaces, an indoor theme and amusement park, 10 digital cinemas, MORE, MORE, MORE!

Are there developers , the likes of Robinsons /SM , Megaworld /Philtown / Federal Land , / RCBC to name a few which have already acquired lot / properties inside Filinvest Corporate City ?
It just because only Filinvest itself which is actively building low to midrise but quality structures in their property .

Probably , its the Studio One condominium ( 12 storey ) if its near the Convergys building. Because the built- to- suit office they are about to build is Plaz@ D which I suppose will be located along with other Plaz@ B and C . Plaz@ A building has just been recently topped off and will be occupied by an a major call center based in India and Teletech .....

Maybe your right @Lhexi but i checked with FCC site. Studio One will be constructed near Plaza@D. Yesterday i went there and asked some security personnel near convergys and told me that its another IT building same size as HSBC building. Can anybody confirm on this?:)

Ok @ Dueller , I also just presume that it is the Studio One building , I am glad you were able to confirm that it is another IT building , NorthGate is quite filling up nowadays indeed and it seems it's getting to be the choice of topnotch BPO companies . With its park-like environment and good infrastructure /amenities , its truly a big attraction to its locators.

^^ Yes your right. This year Filinvest has alloted P1B for IT buildings alone. So its possible for them to build more buildings this year. If clients demand for a Built-to-suit buildings like convergys and HSBC then they will build it.:)

During the mid-90s magtatayo dapat ng branch ang Masagana Superstore sa may Alabang , dun yata sa present site ng city terminal . Shortly after dapat ito ng pagkakatayo ng Masagana Citimall in Pasay City .
Excited nga ako noon , kasi ATC ( formerly , NACC ) pa lang ang existing commercial complex noon sa Alabang , while sa Las Pinas town ay sunod-sunod ang upgrade into malls ( RFC / Manuela ) and building new malls ( Ever-Gotesco / Uniwide MetroMall /SM Southmall ) . Napag-iwanan talaga ng Las Pinas ang Muntinlupa during those times .
I wonder why hindi natuloy ang Masagana Superstore sa Alabang dati ?

For me , blessing talaga sa Muntinlupa ang pagkakadevelop sa Alabang Stock Farm into Filinvest Corporate City because after that nagkasunod-sunod na rin ang pagkakaroon ng bigsize malls in Muntinlupa like Metropolis , Festival Supermall and midsize malls like Lianas Grand Mall at syempre yung transformation of ATC as full pledge bigsize mall din .

Probably , just like Ortigas , late bloomer din ang FCC .
Depende rin siguro kung matutuloy yung mga planong infrastructures like Skyway , C6 , SouthRail . In fairness din naman sa developer /owner ng FCC , hindi naman sila nagpapabaya at palagi silang may ongoing at upcoming projects , kahit mga low to midrise ay hindi naman nababakante as of now ang construction activities within FCC.
Magaganda rin ang majority na dinedevelop nila kahit midrise at kapag nakita mo nga ang finished product at mapapahanga ka din kahit paano at maiisip mo na mas maganda sana kung mataas-taas pa yung buildings ( Vivant Flats, Civic Place 2301, West Parc ) . Sooner , kapag medyo dumami na rin ang buildings ang kasunod nun ay matataas na towers na . Tops naman among MM based IT parks ang Northgate Cyberzone since okay na okay ang pagkakadevelop nito .
But pagdating sa pagiging green ng environment , tops for me ang FCC . Nagtataasan na yung mga puno on both sides of Civic Drive at maging sa center island nito ay fully grown trees na yung dating halaman lang , at may forest ambiance na at some portions . Kapag walang nadaan na sasakyan , rustic na rustic pa rin ang dating .
BTW , along Civic Drive ay napansin ko yung rundown and old building , pero may guard pa na nagbabantay ..anong name ng building na iyon ?

^^ Yes in fact every year may new project na nire-release ang Filinvest. Combination of midrise and highrise project plus the Northgate Cyberzone which i think will be the biggest factor for FCC's growth. If Filinvest will build more and more office buildings there then demand for residential projects for the area will also increase.:)

Yes indeed , turning out to be the gem of FCC ang NorthGate Cyberzone . Simple yet elegant ang design ng mga built-to-suit office buildings dito. Up close , maganda rin ang Bellevue Hotel lalo na nung madagdagan pa yung convention facilities nila .

Sa Westgate complex , sana may magtayo din ng malaking bar or music lounge na puede gawin concert venue or events venue yun ang wala pa dun .

Sa Madrigal Business Park , nung ginagawa pa lang ang Ford Showroom , akala ko nung una ay performing arts theater ito , kasi dun sa shape niya .
