Off Topic: Jollibee with its 11 branches in Muntinlupa so far , is also the fastfood company with the most numbers
in the city and not one of its stores has closed shop since its first store . That store is the one with drive -thru in Alabang Junction which opened in late 80's .

Mcdonald's also reach 9 stores and 2 kiosk outlets , but many of those stores closed shop one at a time and now it maintains 5 stores and 1 kiosk outlet. Its first store in the city is the one in ATC with a drive-thru , it opened in the early 80's .

Among the drugstore chain in the city , as expected , Mercury Drug has the most number at 10 stores so far . It is supposed to be 11 but a branch in Festival mall closed recently .

Dueller , that building at the back of Convergys will be called 5132 building , another built to suit office building , consist of six-storeys.
Another one to be constructed is the Plaz@ D which will they complete by years end. 5132 will be finished by early next year.

As of now , I dont know yet what company will locate in 5132 , but in Plaz@ A , it will be Gen Pact as major occupant and the other floors will be occupied by E TeleCare .

Is it all office and commecial buildings in Madrigal Business Park ? Mayroon ba condominium or residentials kaya na itatayo dito , sana meron ..marami pa rin naman vacant lots within MBP itself or sana yung malaking vacant lot at the back of Ford building , wala pang road network yun as of now , gawin ng Ayala intended for residentials since it will be nearer to Alabang Town Center , IMHO , that area will prosper as residentials . Mas malaki at mas wider road network pa nga ang MBP sa Eastwood City . MBP and ATC combined is more than 40 hectares yata .

I would like to commend both the developers ( Filinvest and Ayala ) for opening Commerce avenue as alternative access route for their respective developments .
Nagkakatulungan pa sila moreover with the opening of the road Daang Hari going to Cavite proper , since Alabang area pa rin ang naging nearest place of leisure and shopping sa nearby Cavite municipalities .

^^ Yes your right. Daang Hari will become the main access road to Cavite. Remember that the Alabang-Zapote road is still problematic in terms of traffic. Specially the Las Pinas portion of the road. Hopefully the local government of Las Pinas will do something about it.:)

The new park at the back of Festival Mall will be named " Greens & Grills " . It is still undergoing beautification right now . From what I read somewhere , it will have a few al fresco grills /restaurants and plants stores set amidst the landscaped park setting .
The upcoming "Greens & Grills " is just outside the mall's Water Garden's exit , where the big Mcdonald's store is located . Across the fastfood store is Gilligans Island , which is soon to open .

Developments
The town of Alabang, part of the first district of Muntinlupa City, has undergone tremendous growth in the last decade. Because of two large scale commercial real estate development projects namely; the "Filinvest Corporate City (FCC)" by Filinvest Development Corporation (FDC), and Ayala Land, Inc.'s "Madrigal Business Center District (MCBD)", both of which changed the landscape of Muntinlupa City -- from what was once vast fields of cow pasture in the late '80s, into now a supercity that houses new residential, business, industrial and commercial establishments that rivals the best, example of these are; one of the country's premiere shopping center, Alabang Town Center, the Festival Supermall (One of Asia's biggest mall), the towering Insular Life Buildings, the prestigous Asian Hospital and Medical Center, the Northgate Business District, that specializes in hosting information and technology industries.

Muntinlupa City is composed of a lone congressional district, and two legislative districts which are further subdivided into nine Barangays. The church within the Alabang Town Center complex is St. Jerome . They look quite similar though , but St. James is bigger and taller and probably exclusive to churchgoers of AAV , since it is located inside the village .

Complex , Northgate Cyberzone and South Station .
2. Madrigal Business Park / ATC = 40++ hectares
3. Brittany Bay = 50 hectares but expandable to 70 hectares.

Potential major developments in the city .

1. NBP reservation = 450 hectares , the biggest in MM , if the government decides to

Parkway Place in Filinvest Alabang , only the Aspen tower was built yet in this 4 -tower complex . Aspen Tower here is the shortest at 23 storeys , the other three towers ranges from 27 - 35 storeys . Hopefully , it will still be built in the future since the neighboring Vivant Flats is already built while La Vie Flats will also be built there.

by the way, is it true that the height limit in Filinvest is that of Insular Life? if trure, this would that mean we can;t expect much taller buildings to be built in the area(?)

They're discussing in the other thread what should be the ideal trees to plant for the landscaping of their development .
One of the main asset of FCC as the business district of the near future is that it has a well maintained landscaping that looks so natural . The beautiful varieties of palm trees that lines is wide avenues is so beautiful and those acacia trees that populates the entire district makes the place so refreshing .
I also notice na ang bilis lumaki ng mga itinanim na halaman lang nung dati na ngayon ay mga fully grown trees na . Very healthy / fertile siguro ang soil sa FCC kaya ganun kabibilis lumago at lumaki yung mga tanim.

Its an old pic of FCC , as you can probably notice , Insular Life twins is yet to be constructed . From left to right the topped off buildings are Parque Espana and the building which is now known as the Mondrian Residence , the finished one is Asian Star and the u/c one is Vivere Suites hotel .
Asian Star kinda reminds me of the UN building in NYC in that pic.

Sana mag-expand na ang Festival mall at planuhin na ang kabuuan ng city center which will have high rise offices and hotels, a museum / convention center in that central oasis .

Its inside the NorthGate Cyberzone in Filinvest Alabang , katabi siya ng Informatics Int'l. College / HSBC at APAC buildings.

Malamang , mga fastfood outlets at Starbucks ang mag locate dyan kasi ang customer based nila ay yung mga nagwo-work sa BPO at mga IT firms sa NorthGate and since may 3 upcoming office buildings na mag-oopen within the second half of this year at 1st quarter of next year lalo pa mag multiply ang workforce sa NorthGate .

I noticed yesterday na tila gagawin na rin yung road na continuation ng Corporate Avenue in Filinvest Alabang . It will be linked to the under construction portion of Alabang-Zapote road which now connects directly to West Service road of SSH .
It can also be in preparation for the upcoming rehabilitation of Alabang Viaduct since the southbound lane of the viaduct will be the first to close during the rehabilitation.
Southbound vehicles which cannot used the viaduct may exit in AZ road and traverse Corporate Avenue and then through that route they can re-enter South Luzon Express via the Filinvest Interchange.

^^ So all vehicles southbound from SLEX will traverse in Corporate Avenue and not in Filinvest Avenue which is originally planned. Will they open Filinvest avenue to lessen traffic volume? Thanks

Hopefully gawin na din itong overpass walkway na ito in Alabang Rotunda . It seems it will be located underneath the Alabang viaduct , but since the viaduct will undergo rehabilitation in the next months hindi pa rin muna ito mapapasimulan . Sana yung reconstructed viaduct ay mas mataas ng konti sa present para naman mas may space between the overpass underneath it at yung ilalim ng viaduct at di cramped kagaya sa Metropolis overpass .

Yung third overpass in Muntinlupa , between South Station and Festival Mall covered walk malapit na matapos .

Filinvest allots P4.5-B budget for property projects this year

The Filinvest group of companies will spend P4.5 billion for its various residential, leisure and office projects this year, its top official said yesterday.

Josephine G. Yap, Filinvest Development Corp. president, said the capital expenditure would come from internally generated funds and development loans from financial institutions.

"It is our policy to improve return on equity. We also balance the capex [capital expenditure] requirement and medium-term development," she told reporters yesterday on the sidelines of the firm’s annual stockholders meeting in Alabang.

Filinvest Alabang, Inc. will receive the bulk at P2.5 billion. It will spend P1 billion for three IT buildings at the Northgate Cyberzone, increasing Cyberzone Properties, Inc.’s (CPI) leasing portfolio to 71,000 square meters from 40,000 square meters.

"To address the pressing demand for IT offices, CPI started constructing, Plaz@A, a six-storey building with a leasable area of 11,000 square meter in the fourth quarter of 2005. Scheduled for completion in June 2006, Plaz@A has been fully taken up by two major call center players even prior to completion," said Fely. T. Ramos, Filinvest Land first vice-president.

The rest will be used for residential developments with projects that cater to different market segments and construction of the second phase of South Station retail development which will add a total gross leasable area of almost 5,000 square meters and more than 500 bargain center spaces.

Filinvest Alabang is the property development unit of Filinvest Development Corp. responsible for the master development plan, land and infrastructure development, financing, and marketing of Filinvest Corporate City.

Filinvest Land was allocated P1.5 billion as it expands its presence outside Manila specifically in regional growth areas.

Holding company Filinvest Development will spend P500 million for its 12-hectare beach resort project in Mactan named Seascapes Resort Town.

Formerly known as Samanea Seaside Resort Town, Seascapes is designed to a premier seaside residential resort in Cebu, offering private villas casitas, condominium units and a beach club.

Filinvest Land is one of the country’s leading full-range residential property developer in the country today. It is engaged in the development and sale of residential property, primarily housing units and subdivision lots.

SOMETHING is stirring underneath the parking lot of the Alabang Public Market in Muntinlupa City.

Five feet below the ground, the country’s first low-cost modern wastewater treatment facility is recycling the filthy water discharged by the town market into clean water 24 hours a day.

The local government spent P6.8 million to build the facility, but Jet Pabilonia, head of the City Disaster Coordinating Council, said the equipment is worth every centavo—since it will save the livelihood of the market’s 1,300 stall owners and fishermen who fish in the nearby Laguna de Bay.

Big savings

In fact, compared to the water treatment facilities of industrial parks and big companies, the local government was able to cut costs by putting together a “hybrid” model that combined low-maintenance and conventional systems.

“We know that it is very expensive to put up wastewater treatment systems. Normally, big factories spend about P10 million to P100 million to put up, maintain and operate such a facility,” Pabilonia told the Inquirer.

The construction of the wastewater treatment facility was in line with the Local Initiatives for Affordable Wastewater Treatment (Linaw) project, carried out with the assistance of the United States Agency for International Development (Usaid).

Muntinlupa, under Mayor Jaime Fresnedi, was one of the four developing cities in the country selected by the Usaid for the three-year-old project, which was aimed at helping local government units implement Republic Act 8749 or the Clean Air Act.

Pilot areas

The other cities were Naga City in Camarines Sur, Iloilo City in Western Visayas and Dumaguete City in Negros Oriental. These areas, however, have yet to build their own facilities, said Pabilonia.

Under the Linaw project, Usaid provided the four local government units with technical assistance in coming up with affordable systems to help them comply with the Clean Water Act.

“The project is very helpful to us because the bulk of the law is anchored on the involvement of local government units,” Pabilonia explained.

Before the construction of the facility, local engineers chosen to work on the project underwent training in the country as well as overseas.

Funded by the Usaid, some of them were sent to Jakarta and Java in Indonesia and Phoenix, Arizona, in the United States, to observe wastewater treatment facilities in these areas.

1-M visitors daily

The Muntinlupa City government, meanwhile, decided to build the pilot facility at the Alabang Public Market, one of the largest markets in the metropolis. About one million people go to the market everyday, from areas like Las Piñas City, Parañaque City , Cavite and San Pedro, Laguna.

Citing a recent study conducted by the Philippine Environment Monitor, an affiliate of the World Bank, Pabilonia said 70 percent of water pollutants can be traced to domestic waste.

Public markets were identified as the second most common source of water pollutants in the country, followed by slaughterhouses, hospitals and subdivisions.

Pabilonia added that only seven to 15 percent of areas in the country have sewerage systems, which were developed and constructed during the American regime.

“In Metro Manila, only a portion of Quezon City, Manila, Pasay and Makati have proper sewerage systems,” he said.

Best spot

Gerard Comia, general manager of the Alabang Public Market, said it was the best spot for the wastewater treatment facility as it is situated right beside the Alabang Creek, which is connected to the Laguna de Bay.

The market—which covers an area of two hectares—discharges about 200,000 liters of wastewater daily with a Biochemical Oxygen Demand (BOD) value of 600 milligrams per liter. The water comes from toilets, canteens and the wet section.

(BOD refers to the amount of oxygen required by aerobic microorganisms to decompose the organic matter in a sample of water. It is also used to measure the degree of water pollution.)

Less pollution

Since the wastewater facility started its operation in January 2006, the BOD level of water discharged into the creek has decreased to 50 mg/l, the acceptable BOD value for a Class C water like the Laguna de Bay, noted Pabilonia.

According to Pabilonia, the facility processes 210 cubic meters of wastewater per day, 50 percent of which is discharged into the creek, while the other half is redirected to a water tank owned by the local government.

“The treated water is not potable. It is used for toilet flushing, street cleaning and irrigation,” Comia said in an interview.

Due to the availability of recycled water, the local government has been able to save about P100,000 in pumping costs since January. “We calculated that we had saved at least P25,000 a month,” Comia added.

Ensuring livelihood

The new machine was a welcome development among market vendors, too.

Angelina Bulos, a stall owner who also heads the Alabang Public Market Cooperative, said they were relieved that the local government has decided to build a facility which would help protect their livelihood.

“It is very helpful to us vendors because we won’t have a hard time maintaining clean standards in the market. And there would be no reason for environment agencies to close the market down,” she said.

Pabilonia said market operations would no longer be threatened by noncompliance with the Clean Water Act since the wastewater treatment facility has managed to lower the BOD value of wastewater coming from the market which is discharged into the creek.

“This facility is not only helping the environment but it is also, at the same time, protecting the livelihood of our vendors and fishermen relying on the Laguna Lake,” he added.

Comia said the presence of the facility in the market has also created awareness among the vendors of the importance of caring for the environment.

Environmental awareness

“Now, they are aware of what they should and should not do. They have became involved in protecting the environment,” he added.

For Mayor Fresnedi, however, the pilot facility is just one step toward a bigger dream: to develop a facility that will treat wastewater coming from households in the city.

The mayor, who recently attended the 4th Mayors’ Asia Pacific Environment Summit in Melbourne, Australia, to learn more about wastewater management technologies, is eyeing the construction of a full-piped sewerage treatment system across the city, but the local government has yet to raise money for the project.

“We hope that our neighboring cities will join us in saving the dying Laguna Lake,” Fresnedi said.

This new South Supermarket building is a 2-level building .The 2nd level is the the supermarket proper accessible by walkalator and at some portion of the building has a 3rd level ( for storage /stock warehouse ) . The ground level has some of the finest names in dine-in restaurants/ bakeshop and even a branch of National Bookstore , a bank, a meat shop , a beauty/wellness shop and some smaller service oriented stores at the back near the ground level parking slots .

In related update , yung dating space ng South Supermarket sa Alabang Town Center ay completely demolished na at malaki pala ang space na occupied nito . I just saw it yesterday . I'm sure may magandang plano ang Ayala for that vacated space , kasi they decided to tore down that structure immediately .

Malaki nga talaga ang building ng Festival Supermall . In my opinion , it could be bigger than SM Megamall ( minus the multi-level parking on SM Mega's two sides ) if only it is also a 6 -level like SM Megamall .

Anyway , malaki pa rin naman ang vacant spaces for the Festival Mall's expansion in the future. Hopefully , maging mixed-used retail complex with ultra high office/residential/hotel towers within it with dynamic designs.

Hopefully , mas maging high-end sana ang Festival Supermall at i-transfer sa South Station Phase 1 & 2 yung mga clothing stores na ( C-D ) ang market . Its just a few stores though and I have nothing against those type of stores , suggestion lang , since they have South Station complex that more appropriately cater to the CD market .
Kahit paano pala malapit lang ang view ng Laguna Lake at Rizal / Laguna mountains sa mga high rise residentials/hotels sa FiliCity , added attraction din sa buyers /visitors . Okay din yung circular / radial road network sa FiliCity and hope
maintain na lang at least , may non-grid large scale development in Metro Manila .

Sana magkaroon din ng own access road ang FiliCity sa Daang Hari road , kasi as of now nakakiki-access lang ang FiliCity sa SouthVale road ng Ayalas via Commerce avenue.
Daang Hari road kinda reminds me of C-5 , and this avenue is serving its purpose of access to vast tracts of lands in Bacoor , Cavite area which has a potential for various developments. With this road , Bacoor will become a a future gateway to progress .
A portion of Daang Hari also traverses the even bigger government property called NBP reservation ( 450 ++ hectares ) in barangay Poblacion , Muntinlupa . May access road na yata na pinagawa si Sen. Villar leading to the housing project for Dept. Of Justice sa NBP thru Daang Hari .

Yes it's the mall with an adequate number of escalators at 32 and make it 36 if you will include those of inside Robinsons Dept. Store and the walkalator at Shopwise .

Sa Metropolis it has 24 escalators and 2 scenic elevators within the mall .

Sa ATC it has 14 escalators yata and 2 elevators within the mall .

Sa Liana's it has 6 escalators within the mall and department store.

Wala pa yata nag-start dun sa city ordinance na barrier sa mga escalators among the malls in Muntinlupa , may 6-month term sila to comply with the ordinance.

Minsan , by groups pa sila na tila members ng Fitness First sa may WestGate Complex. I noticed yesterday that there is a sign of for sale of a property in Alabang . It is almost at the corner lot of National Road and South Expressway directly fronting Nestle Alabang factory. The land area is 3300 sqm. It is currently being utilized as parking area for some buses and there is an old commercial building which mostly has eateries and a honky tonk beerhouse .

A consultant for the Housing and Urban Development Coordinating Council (HUDCC) recently bared some provision included in the national government’s master development plan for the full development and infrastructure growth of the New Bilibid Prisons Reservation area in barangay Poblacion, Muntinlupa.

The Metro Manila Urban Services for the Poor (MMUSP) said a mixed-income housing project with 1,500 units is being eyed for the benefit of about 1,500 families composed of government employees like the public school teachers, police and other employees belonging within the low-income bracket.

But the mixed income housing project, which contains an area of 12.7 hectares, is also expected to serve other informal settlers residing in Muntinlupa.

The said project is on top of the 50-hectares socialized housing site intended for the informal settlers living along the Philippine National Railway tracks within the city’s jurisdiction. About 12,000 families will be covered by the low-cost housing undertaking, which is already in its site development plan.

Mayor Jaime Fresnedi also happily announced the housing project during the city’s flag ceremony today but cautioned all the city hall employees to exercise patience as the said project is carefully being planned by the involved agencies.

Urban Poor Affairs Office (UPAO) of the city said there is no specification yet for the proposed housing project for the employees since the master development plan has not yet been completed.

UPAO’s Noel Cardona is set to expand on the full details of the housing job in his meeting with HUDCC and local government counterparts next week and the city’s local housing board this week. The local housing board is composed of representatives from the local government, National Housing Authority, Habitat for Humanity, Philippine Business for Social Progress and the Muntinlupa Development Fund.

It is one of the many improvements going on this mall right now at marami pa rin naman napunta at namimili dito . It opened December 1996 so makaka 10 years na rin pala ito . Akalain mo , makaka 10 years ? hehe

Very refreshing yung trees in FCC in that Vivant Flats pic . Magaganda talaga ang pagkaka-finish ng mga Fililnvest projects kahit mid-rise lang . Aside from Vivant Flats, simply beautiful din ang Civic Place 2301 at Alder Tower ng West Parc .

By the way, I read in an article that Asian Hospital is planning an expansion which includes a 20-story building but I cannot picture where it will be built since currently the hospital is sandwiched by Civic Place 2301 and BFAD.

The Nestle -Alabang property was probably not bought by SM since they already started / fenced a property in Tunasan . Saka kung SM Alabang yun parang ang lapit lang sa SM Southmall .

They will still have to demolish the structures in the old plant before they can build a mall on it .

In a way it could be enough at almost 7 hectares ..they could just make it multi-levels at least 5 levels or more . SM Bicutan sits only on a 1.8 hectare lot but its floor area is at least 120,000 sq.m . since they really maximized the area.

For me naman , ang naiisip ko na sana ay gawin ang ganung concept ay dun sa strip of property in Alabang starting on that Goldilocks branch to the north up to the former Hillside Hospital building to the south . Hopefully , a strip mall that will partially enclosed a beautiful linear park and a plaza or square . The parking will be multilevel to save space . It will also complement Filinvest's roads such as Centennial lane and Civic Drive when this happens .

Nanghihinayang kasi ako sa potential nung property na sa ngayon ay currently occupied ng Estrellita bldg., Jollibee , transport terminals of various vehicles , ugly commercial buildings at squatter shanties .

Really ? Alabang Greenbelt ..sana nga maumpisahan na itong project na ito . Oo nga ang tagal naman kasi nung rehabilitation ....delayed na delayed na .
Naririnig ko nga beautification project ng local government . BTW @ Amras , do you have any info how that viaduct will be rehabilitated? Will this old structure be totally tore down to build a new one and also increase the lanes from the current 6 to 8 lanes ? If really brand new sana ibahin nila ang design , yung separated or may gap between north and south bound at sana ay taasan pa nila yung height para yung mga walkways na gagawin underneath ay hindi masyadong dikit sa bridge at may breathing space .
Kapag nakumpleto na rin na yung Alabang Zapote exit sa SSH at ginawa na yung part of South Station near that exit with its major transport terminal it will complement that Alabang Greenbelt project for sure.

lol sinjin... hehehe... the alabang greenbelt is exactly what @lhexi said. if I'm not mistaken, it was planned 1 or 2 years ago. but the delay in the rehabilitation works of the viaduct also caused the delay of the greenbelt.

about the viaduct, from what they've mentioned about the news and articles circulating around, it would only be reinforced since that is cheaper, and they have the technology to do that. but with the new lanes being added, I am no longer sure how reinforcing alone could do the job. I also hope that they could make the viaduct higher. yung overpass kasi papuntang metropolis, eh, basta parang mauuntog ka palagi... but in order to do this, they have to demolish the original structure and build a new one. As of official info, I dont have any. Maybe we should just wait until the construction actually starts on August

FCC really looks so green even at satellite image . The road network is awesome . The newly paved concrete roads on the outermost fringe of FCC are part of a gated community called Palms Pointe , its across The Palms resort / country club .
The outermost road which begins at the Filinvest exit and ends in Northgate Cyberzone area is Filinvest Avenue , its the longest in the property but most of its portion is still closed . But this road will be open for use once the rehabilitation of Alabang viaduct commences. BFAD and RITM complex is also within the FCC property.

I hope the local government will also implement this very grandiose plan all the way to Montillano street and ultimately to the proposed Alabang Fishport complex . And if ever the old Nestle plant gets sold and be developed for mixed-used commercial complex by a reputable developer , that would be a plus factor .

I saw yung F@stBytes yesterday and also yung Wilcon Builders Depot ..halos patapos na sila . Ang ganda ng F@stBytes , looks very hip and cozy , while Wilcon seems to become its most beautiful looking branch so far .
Under construction na kaagad yung Plaz@ D sa likod ng APAC building at yung 5132 building sa likod namang ng Convergys.

FastBytes is as good as its rendering versus the actual , para ngang mas magiging maganda pa . It will definitely open on 2nd half of the year . Probably mga 24 hour convenience stores/ fast foods at cafes ang magiging tenants nito .

Nagrepaint recently ang Parque Espana condominium from white to peach color while yung Aspen Tower seems starting to do repainting job on its exteriors since fading na talaga ang kulay nito . Sana lang mas more attractive colors ang repaint nila .
Patapos na rin ang Mondrian condominium . May scale model sila ng studio , 2 and 3 bedroom units na naka-exhibit sa Shopwise at Festival Mall , Alabang .

It all started when Bunye was assigned as the OIC of the municipality. Bunye was actually the one who envisioned most of these plans. Luckily, Fresnedi continued Bunye's efforts, and even introduced other developmetns and improvements in the city. hopefully the next administration would do the same (since it is already the last term of Fresnedi).

Former president Ramos during his term was also very supportive of making Muntinlupa city a progressive one because he is also a resident of Ayala Alabang . Sayang lang , during his term sana ay nafinalize and executed na yung transfer ng National Prison somewhere else in the province where it should be for seclusion and security purpose.
Kung na-execute lang sana yung transfer , baka napapakinabangan na rin to its full potential ang 550 -hectare land area ng New Bilibid Prison .

Muntinlupa was a district of Morong, Rizal, in 1901. Two years later, the Philippine Commission placed it under Biñan, Laguna. Muntinlupa residents, however, including their head, Marcelo Fresnedi, protested and petitioned the Governor General to return Muntinlupa to Rizal province. The request was granted in 1905. Finally , the fences on the front and side of FastBytes were removed. I just saw it this morning , I haven't brought my cell-cam though kaya hindi ko nakuhaan discreetly yung structure . Definitely mas maganda pa sa rendering yung actual . Katabi siya ng building ng Informatics International College . Aside from Informatics ay immediate customers din nila ang HSBC , APAC , Convergys at yung mga tenants sa plaza B & C , Bellevue Hotel and upcoming plaza D . By next year madagdagan pa ang customer base nila ng call centers/tenants naman ng plaza A , 5132 building and in years to come ay unit owners naman ng Studio One condominium . Nagagandahan ako sa central posts na may glass panels for shading sa heat of the sun , sarap tumambay at mag chill underneath those while sipping coffee drinks

On the forefront of this economic activity ay ang flagship development project now in Muntinlupa known as Filinvest Corporate City . Hope FCC gears more into building of majority corporate office towers that will provide many jobs . The best MM-based IT zone so far is Northgate Cyberzone inside the sprawling FCC , which is one of the best-planned /zoned business district development in MM . One of the biggest and better malls in the country Festival Supermall is also in its turf . Its the mall which houses three big names in retail Savemore ( SM Group ) , Shopwise ( Rustans ) and Robinson .

Napanood ko kanina on cable TV channel ang top 10 interesting place sa New York City at # 1 dun yung Times Square . Napa wishful thinking tuloy ako kung saan puede in Muntinlupa City magkaron ng kagaya ng Times Square . Ideal for me yung corner ng Corporate and Commerce avenues wherein there is a huge frontage lot sa main entrance ng Festival Supermall at across noon ay yung Insular Life twin towers . Kapag naging fully developed na ang city center which surrounds the current Festival Mall area at yung lote ng proposed Spectrum Towers across Insular Life towers ..puede siguro mag build doon ng isang urban square at yung mga surrounding structures will be an showcase of advertising and lighting spectacle like that of NYC's Times Square. This area is also the central core of FCC so parang ideal talaga dun yung version ng Muntinlupa City . I encircled the area in red line in the above pic.

I also noticed in that pic na wala pa ng tower 2 in Insular Life at patapos pa lang ang Vivere Suites. Wala pa rin ang Bellevue Hotel , Vivant Flats , Civic Place 2301 at Westparc 1 . Kahit paano naman ay nadadagdagan through the years at least 2 buildings a year . Kapag napuno na ang sa iba ..baka sakali mapagtuunan din ng pansin ang FCC ..just like what happen sa Ortigas . Though sana makita nila this early na marami rin advantages ang FCC .

I was totally surprised how beautiful and upscale its interior is . According to one of their staff whom I ask , this branch is really their grandest . Ang ganda ng showroom nila ng mga different types/sizes of tiles and bricks ..parang isang malawak na art gallery or museum . Okay din yung lobby nila . Yung second floor or mezzanine nila ay hindi pa open at ginagawa pa. It is also fully airconditioned

I would assume that you are the only one of the veryfew who can access muntinlupa area all the time, so, you end up the only person posting the new developments in your area, but, I'm sure there are more people who read and look through it, I for one enjoy all the pics you posted here. BTW, there is that one place in Alabang where you can go for dining, recreation and such but it's exclusive from what I understand, what is it again? If you happen to know it... Thanks.

I was amazed at how real estate value at the high-end residential project of Filinvest, Palms Pointe, thats fronting Palms Country Club, escalates very steeply. I was there yesterday just to inquire how much it is per sqm because one and a half years ago it was 12k/sqm, now it is 22k/sqm!!!

I once work there as my previous company's office is a unit owner in that building . Im not so sure if its 22nd or 23rd floor that it has a 2-storey penthouse occupied by Brittany Development . Most probably its equivalent to 24 levels . It's currently the tallest in Madrigal business park .

Northgate Cyberzone is getting more dense with buildings of all heights right now and in a few months to come although by majority of low-rise ,built -to -suit office buildings . It has a medium rise 5-star hotel though ,
( Bellevue, Manila ) and the soon to be constructed Studio One condominium.
Its the most well-planned PEZA accredited IT zone in the Metro for me .

@lhexi and other muntipaleños out there, the city government has been doing some public forums regarding the Vision 2020 plans. I'm not exactly sure how they conduct the forums, but I think it's a good idea if we could participate in it. If I'm not mistaken, their next agenda would be about Education, Youth and Sports Development, and I know we've got some good ideas and it would be better if we could share it.

The western part of SLEX is Sucat , Paranaque . Sucat is shared by Paranaque and Muntinlupa cities. The eastern part of SLEX is that of Muntinlupa already. That east service road area near the Sucat interchange all the way to the Laguna Bay is a promising growth area with Brittany Bay /Presidio / Makro/Veridian Towers are some of the current developments rising in that core. It is also the current location of that huge and prominent Napocor powerplant ( w/those imposing two- chimneys) complex adjacent to the scenic lake .

Is it officially true @ gridloc that the open space will be a Robinson mall and condominium ? Is it low/medium or highrise condos? I also heard wayback, that there will be a Robinson mall there but no confirm location . Btw, this open space was formerly occupied by SM ...........that is the factory of Solid Mills corp. a textile /clothing manufacturer ...
This mall ,once operational will compete with SM City Bicutan which is quite closer to it than SM City Sucat .
The expansive green area also on that photo above is part of the Brittany Bay development which will also have medium rise condominium developments such as Viera and Presidio ( Crown Asia ). Makro on the other hand is a joint venture of Ayala and SM group.

Hopefully , this area ( in blue line ) will be the scope of the Robinson development in Sucat area so that thay will also be able to get rid of those roadside shanties which is an eyesore as it is the most precious spot that will enhance the mall development visually .
Just across that road , the developer of Brittany Bay property was able to get rid of the roadside shanties ...squatting on their property years ago , when they began the clearing and beautification .

Hmm, if SM will push through with buying a PriceSmart, specifically in Alabang, eh di ang grabe na ng competition because currently there's Shopwise and Savemore Supermarket in Festival Mall and within a close proximity, there's Makati Supermart in Alabang Town Center plus South Supermarket in FCC... Hmm,...

Competing pa ring ang FCC at BGC maski sa attention ng SM sa acquisition ng PriceSmart stores to be converted into SM Hypermart ...just noticed... :)

With these ongoing developments in Sucat area of Muntinlupa City such as the Brittany Bay wherein a Victorian inspired community called La Posada will rise alongside with several high rise condominums called Viera . The seemingly postcard looking The Wharf overlooking the picturesque Laguna De Bay offers several dining places with great ambience inside and out . This 50-hectare development , Brittany Bay will be even expandable to at least 20 hectares more as the entire development builds up . Not so far away is another development called Presidio . It is composed of 16 ftowers named after the world's greatest /famous painters now fast rising . The towers ranges in height from 5 to 12 storeys .
The Veridian towers a low-cost midrise housing now on the rise is also located in Sucat while a major mall developer reportedly will build a mall and a condominium complex just beside the Makro Sucat store .
There is also a vast availability of lands within the Sucat-Cupang corridor of the city because some old factories lining up the East Service road are either relocating to major industrial estates in Southern Luzon areas or simply selling those valuable properties such as the Solid Mills and Philthread among others .
Another potential addition to Sucat development is that of the proposal of closure/relocation of the decades old Napocor thermal power plant
( GARDNER ) . Although the power plant is still capable of supplying Metro Manilans precious electric power , its old technology is already taking its toll on it . Studies reports that if distributed among those newer and modernized power plants in Luzon , they can readily fill up the power generation needs used to be supplied by the old Sucat plant if ever this old plant retires. Real estate visionaries can foresee a development in the location of the old power plant similar to that of Rockwell , which is similarly a former power plant . They say , the Sucat plant if developed like Rockwell has more potential because its definitely bigger and its outright proximity to the lake is a plus factor . This proposal was circulating years ago , when those exciting land developments in Sucat is not yet happening . To contribute even greater to the areas further development are the planned rehabilitation of the SouthRail line , the Skyway all the way to Alabang and
C-6 road .
Another proposed relocation for the reason that the facility is outdated , not that secured and the essence of solitary confinement not evident anymore is the 500++ hectares National Penitentiary or New Bilibid Prison compound in barangay Poblacion. A section of the newly-opened Daang Hari road passes on the outskirts of the property. It is one of the biggest contiguous government property not reclaimed from the sea in Metro Manila . It is twice as big as Taguig's Bonifacio Global City ( 240 has. ) and the city's owned Filinvest Corporate City ( 244 has. )
Although these two ( Sucat Power Plant and NBP ) are somehow proposed for relocations . It is not farfetch that they might be relocated in the future and that's what we want to wait and hope for .

On the southernmost fringes of the city which is barangay Tunasan , an SM mall is now on preliminary construction stage. In line with the building of their mall in Tunasan , SM group is also set to develop a 400 –lot village within the Susana Heights property also in Tunasan called Susana Hills . Surely , the presence of the nation's most popular mall chain can perk up the business activity in that part of the city.

With these interesting developments , it seems that the growth area in Muntinlupa city is not concentrated on Alabang proper alone . The northernmost ( Sucat ) , the middle ( Alabang ) and the southernmost
( Tunasan ) of the city has their share of developments for the continuous economic progress of the city and the city's Vision 2020

Ayala Land via Ayala Alabang Village really brought prestige and escalated the land values of real estate in Muntinlupa City. Alabang Town Center is a topnotch mall while their Madrigal Business Park is beautifully done too even better and more spacious than other mini-developments in MM . In time , when the Alabang area fully builts up those vacant lots in MBP and even FCC will surely have magnificent highrises. At least for now , we are glad that these developments are well maintained /secured / free from disputes and illegal settlers .

San ito mababasa @ Gridloc ? kasi hinanap ko sa website ng SM Prime , hindi ko makita . Also , mali yung location nito , its supposed to be Bgy. Tunasan , not Putatan . Pero sana SM Department Store and Supermarket instead of SM Hypermarket ang ilagay at gawin ng SM City if possible , tutal kapag nabili ng SM ang PriceSmart sa Westgate ay gagawin nilang SM Hypermarket iyon .

Kung ito yung GFA ay hindi kalakihan ( sana doblehin man lang ) , but perhaps its because they will still test the waters sa marketability in that location at kung there is a need to expand in a few years as in the case of SM Supercenter Sucat , now SM City Sucat after the annex was added.

Its what the leaflet says...I don't know if they are going to expand the mall, they are likely to follow the model they created for sm supercenter valenzuela, despite small it has a following and besides its the community surrounding it that they are catering, IMO.

FCC is a very well conceptualized development with a closest view of the biggest lake in the country and the south Luzon mountains .
It is home to the finest hospitals( Asian H. ) and goverment health intitutions
( BFAD/RITM ) too .
Its urban yet still rustic with lots of majestic trees which are remnants of its past and landscape greeneeries and a natural waterway cutting through it .
Its living up to its monicker of a corporate city because of lots of office developments happening in its Northgate Cyberzone though it has a substatial developments too of fine residentials and first class hotel accomodations . Its beautiful spacious road network is amongst the best in the country .

May ginagawang call center office sa Metropolis mall dun sa may topmost floor ng mall . I'm not sure though if it is temporary or permanent kasi parang removable na mga steel frames ang gagamitin but they probably chose the former trade hall site kasi high -ceiling ito at puede silang maglagay ng mezzanine for administrative offices . Siguro yung dating bowling center na katabi ng business center ang gagawin nilang bagong trade hall para sa mga events .

You are correct there , dapat lang naman na may ganitong developments ang Southern Metro Manila kasi halos lahat ay nasa northern part and the southern suburb areas is the fastest growing in terms of housing and industrialization .

Most of the ongoing projects right now in FCC are owned and developed by Filinvest, except for Asian Star , Insular , Vivere ,Parque Espana, Bellevue Hotel , Asian Hospital Complex and Mondrian .
Im not sure about this pero parang nabasa ko noon pa na nakabili ng lote ang San Miguel Prop. sa FCC as an investment . Siguro naman may mga unannounced na nakabili na sa FCC but wait & see pa sila sa ngayon .
Maybe a joint venture with Ayalas is good , but not in the way like sa BGC na kontrolado na nila lahat doon at anino na lang ang original developer . But may Madrigal Business Park din ang Ayalas sa Alabang which seems hindi rin ganun ka-agressive ang Ayalas sa pagdedevelop dahil maski sa MBP marami pa bakante .
Hindi naman nababakante ang developments sa FCC , maybe they build only base sa demand , mas okay naman na fully occupied yung mga office space kaysa sa ang daming nagtataasan na buildings ang natapos pero bakante naman .

Those two high-end super home depots in FCC are Alabang Home Depot and Wilcon Builders Depot . May nearby smaller branch yung Wilcon sa may Las Pinas also along Alabang Zapote Road . Nakakatuwa nga yung tarpaulin nung two home depots in FCC na nakasabit sa South Expressway , it seems they're trying to outdo each other sa advertisement .

Aside from those meron din smaller home depot along East Service Road na South Builders HD at may bagong bukas din na Metro Home Depot sa Metropolis mall .

Nariyan pa rin yung mga hardware stores sa mall like :

Federal Hardware - Alabang Town Center

I check out kanina if may bukas na establishment sa FastBytes sa NorthGate Cyberzone . Seemingly , the first to open is a 24/7 convenience store kasi inalis na yung fence sa front ng structure kaya nakita ko na in full view . Dumaan din ako sa the plushiest branch ng Wilcon Depot , but hindi pa rin open yung second level which I presume are varieties of shops for home improvements /fixtures /appliances .
Sa WestGate Complex naman ay parami ng parami ang dining places . Kakabukas lang nung dalawa a month or so ay may tatlo na naman na U/C which will probably operational in 1-2 months. This place is getting to be more vibrant especially at nights , tambayan na talaga ng mga rich .

Yes, in fact they are going to launch this Greens and Grills soon . It will have several restaurants with al fresco dining and some stores for plants enthusiast. At least two establishments have started putting their store or restaurant . The newly transferred Gilligan's Islands just opened two days ago , its still in the mall but it directly faces this Greens & Grills area.

Updates :
The pedestrian overpass between South Station and Festival Supermall's covered walk on Spectrum Avenue is nearing completion . It has for roofings the widely used metal ( aluminum ) clad and may have an escalator on the side of Festival's covered walk .The overpass is nicely designed unlike the generic concrete overpass most of our roads has . It will be the nicest looking overpass among the three overpasses in Muntinlupa .

Also they started erecting those metal bars for the posts of the phase 2 of South Station .

Updates :

I just saw yesterday , the exact location where Studio One condominium will be . Its now fenced and its located along IndoChina drive in NorthGate Cyberzone. It is on the left side of Plaza C ( APAC building ) and the under construction Plaza D building . Its on the outer fringes of Northgate Cyberzone , I hope that Filinvest will locate taller building on that outer fringe so that it will kinda look like a fortress protecting the lower structures in the middle .
Fast Bytes looks so good , it enhances Northgate Cyberzone . Its now having its landscaping .. I really like the T-shape tall canopies in the middle of it . It's marvelous looking .

Filinvest's PBCom tower in Makati still holds the title of the tallest building in the country . Wishful thinking mode lang , what if this building was built in FCC Alabang instead of Makati , maintaining its height and might that it is today . Will it cast a magic spell kaya for attractiveness sa mga investors para mas dumami pa ang locators .If it was in FCC sana , it could have had so much space around it . Sana nga pati rin yung Pioneer Pointe building na 20++ storey ay dito na lang nila itinayo sa FCC .

May nabasa ako na book na titled Asian and Australian superskyscrapers. 1999-2000 yata published yung book. Only one building in our country was featured there and that is ICEC/LKG Tower in Ayala Avenue . The rest puro sa China/HK/Taiwan/Singapore /Japan /Australia/Malaysia ..etc.
But sa upcoming scrapers nila sa bandang dulo ng book ay nandun ang GT Tower / 1322 Roxas Blvd/ Oakwood Place. Hindi pa rin napasama yung RCBC , PBCOM tower dun sa upcoming. May mga buildings pa nga tayo na mas magaganda sa na-feature dun sa book .
Most of the building featured there are supertalls but have a few 20 to 30 storeys which for them has a remarkable design . Dun sa mga supertalls na na feature , maraming mixed-used type na or office complex which has a beautiful plaza of their sa mga main entrances nila which added grandeur to their building . In short , hindi sila wall to wall na magkakadikit na buildings .

In fairness , sa mga new developments naman natin ay na-eradicate na yung wall-to-wall buildings. Okay din naman ang mga wall-to-wall but limit lang sana sa mga podiums and not sa entire building .

Sana magtayo na nga ang Filinvest sa flagship development nila na FCC ng remarkable supertall building or building complex sooner . Office complex of supertall structures yata ang plano nila noon sa na-hold na Spectrum Towers ( 40 ++ storeys buldings in the late 90s ) which is across Festival Supermall and Insular Life twins . Up to now nga , nandun pa rin yung fence site ng proposed office complex which almost occupy an entire block . Sana ituloy pa rin nila itong office complex na ito with updated designs and much taller pa kung puede. Also yung Parkway Place Towers nila sana makumpleto kasi only 1 out of 4 lang ang nagawa which is Aspen Tower .

Mapupuno rin naman siguro in the near future ang FCC. It's akin to that of Ortigas Complex na napagtuunan din ng pansin nung naging dense/congested na ang Makati and to think Makati was much better planned and bigger than Ortigas but despite that Ortigas Complex is now as vibrant and as cosmopolitan as Makati .

Infrastructure-wise , FCC is wise enough to think ahead of its time . They planned their future CBD well and this early they have appropriated these infrastructures for future expansions by means of zoning it properly for the suitable developments each zone must have and with high regards in maintaining the development as haven for greeneries .

Alabang road widening paves way for SLEX rehab

The south-bound road at the ground level of the Alabang viaduct is now being widened to compensate for the closure of a lane when the construction of the viaduct substructure starts within the next two months as part of the ongoing rehabilitation project of the South Luzon Expressway.


The new pavement, which extends into the west sidewalk, is around three meters wide and is the equivalent of an additional lane, the South Luzon Tollway Corporation (SLTC) said.

The road widening began last July 10 and is due for completion within the next three months.

SLTC president Mark Dumol said the work also includes transferring telecommunication cables, power and water lines to another location so as not to disrupt the delivery of services during the construction period.

Major work on the Alabang viaduct substructure is scheduled to start within the next two months and heavy equipment will likely be moved into the area even before the new lane is completed, according to the SLTC.

The initial phase in the SLEX rehabilitation and upgrading project is the repair and widening of the viaduct bridge in Alabang, Muntinlupa.

The 30-year-old Alabang viaduct will not be closed during construction.

The SLTC also said that while work on the viaduct requires the retrofitting or strengthening of its columns and foundations, and the complete replacement of the bridge deck and all of its existing slabs and girders, both the bridge and the ground level roadways will remain open.

Dumol said the work sequence will be arranged so that there will always be four lanes open at all times on the bridge, and the current lane configurations at ground level will be observed as much as possible.

Keeping the Alabang viaduct open is one of the reasons why the rehabilitation project has a 33 to 36- month timetable. SLTC claimed it can complete the project faster but its work phases have intentionally been made gradual to minimize traffic disturbance.

Still, as with any road construction, congestion should be expected, Dumol said, "especially since even without any ongoing construction, the SLEX is already heavily congested in several sections."

The expressway, built in 1976, has a carrying capacity of 100,000 vehicles per day, but the actual traffic often exceeds 130,000 vehicles, according to the SLTC.

A P50-million worth relief valve road is now being built alongside the west service road. It offers a shorter route for motorists exiting into Filinvest and is expected to reduce the traffic on the viaduct bridge during construction. The relief road could accommodate at least 10,000 motorists, Dumol said.

The P6-billion rehabilitation and upgrading of the SLEX is a project of the SLTC, which is a joint venture of the Philippine National Construction Corporation (PNCC) and MTD Manila Expressway, a unit of MTD Capital Bhd.

Construction work at the South Luzon Expressway will be done in three phases designated as Toll Road (TR) sections.

The first section or TR1 covers the reconstruction of the Alabang viaduct.

The projected cost of reconstructing the viaduct is P1 billion, according to Dumol.

TR2 is the repair and widening of the Alabang to the Sta. Rosa stretch from four, to six lanes, and the Sta. Rosa to Calamba stretch, also from four to six lanes.

TR3 is the addition of an eight-kilometer four-lane highway from Calamba to Sto. Tomas, Batangas that will link SLEX to the Southern Tagalog Arterial Road, which leads to Lipa City and is being extended to Batangas City.

Alin ang 36 months ? Yung repair ng viaduct or the total expansion of SLEX ?

There is also a low-rise building ( 5-level ) being constructed on the east portion of Madrigal Business Park . Marami na rin namang nakatayong buildings sa MBP but mostly ay low to midrise and few highrise. Heto yung mga natatandaan ko ang names na lang .

Maybe , ATC management is just waiting for the expiration of tenants lease contracts on Casa Vicente ( the building currently occupied mostlt by Nat'l Bookstore ) . And just like what happened to South Supermarket , they will demolished Casa Vicente which is along Alabang Zapote road so that , a much bigger and visible expansion wing of the complex will materialized , hopefully in the coming years . Also , if that happens , it could be possible that the adjacent Mcdonald's drive-thru store will have to let go . Those are the earliest building/establishments when the complex started operations .

I noticed wala palang talaga na kahit isang residential building man lang sa Madrigal Business Park while sa Filinvest Corporate City ay balanse naman ang residentials at office buildings at may 2 hotels pa .
These two developments although not that praised so much are very good developments and seemingly ay magkarugtong sila via parallel connections thru Alabang Zapote Road and Commerce Avenue.

Halos patapos na yung overpass between South Station and Festival mall . Ang ganda ng pagkakagawa . It seems they will have a going-up escalator to be installed .
Distingushing mark yata ng Filinvest yung brownish granite- laden colums/walls ng mga structures nila as evident in South Station / Filinvest-SSH exit at ito ngang overpass .
7-11 yung confirmed convenience store na magbubukas sa FastBytes at Northgate Cyberzone .. Probably the likes of StarBucks et al , will also open here soon , favorite kasi sa call center crowd ang coffee shops and maybe a popular fastfood store .
