Our company is one of the bigger investors in that health facility... its a pretty nice one... enjoying high occupany rates as well, naks, parang hotel... hehe... esp from the south... of course...

mas maganda yung malaman natin lahat ng taga-SSc na nagwowork sa buildings sa muntinlupa, Fort, Ortigas, Makati, para papasok tayu sa loob ng buildings nila! hahaha. :jk:
Pinakamagandang napuntahan ko is yung 54th floor ng Pbcom sa makati... hehehe
Ang maganda sa FCC, yung "the palms club" ba yun? basta, sarap magbowling and swimming dun! hahaha :)

dive-cebu August 20th, 2006, 02:00 PM ^^ hello there kebin and XP... sorry ngayon lang me nakasagot since i was out na kagabi... anyway, i was reporting in our head office for almost 8 month last year until i was transferred here in davao... so sad... huhu!!! pero i will be there this coming august 29, 30 and 31 for a meeting... XP, you were aksing about my work, im a trainer, dog trainer... joke!!! hehe!!!
if you can make it, maybe we can meet up one of those three days that i mentioned pero after office hours na talaga... around 6 pm... please don't expect that i can bring you to the topmost floor since the top floors are being occupied by our top executives... ako nga, paminsan minsan lang din makaakyat dyan... very tight ang security... i can tour you around sa floor namin... hehe!!! if you want to have a nice view sa buong south, we can go to vivire, the one kebin was talking about... ganda dun, okay lang din ang price ng coffee..
@kebin, you're right BELLEVUE is the name of the hotel in Filinvest... that's the only 5 star hotel in the south... other hotel facilities in the south but are actually condotels are parque espana, palagi kami dyan, then of course vivire suites...

Di lang naman kasi taga Ayala ang nagamit sa Commerce Avenue , but yung mga private vehicles from various subdivision sa Daang Hari ay dun din nakiki-access sa Commerce Ave. going to Manila/ Makati .

Muntinlupa – translation : a small piece of land is getting bigger .
In no time at all , the small town once associated with the Big House and its denizens of dishonorable and despicable outcasts of society will be big enough to challenge , the economic , social and political clout of Manila , Quezon City and Makati .
Upgraded to a city and now site of an enclave of snooty villages , huge factories and warehouses and headquarters
Of multinationals , Muntinlupa has been undergoing rapid development and re-development to cope with plans of public and private entities to turn the suburban neighborhood into a financial and commercial hub in Metro Manila .
The city fathers led by Mayor Jaime Fresnedi , are well aware that every five years , a city has to review its land use plan or zoning ordinance , particularly those that are rapidly developing .
The City Planning and Development Office ( CPDO ) head engineer , Allan Cachuela , said the city will re-aligned the comprehensive land use plan by next year because of the many ongoing and future big infrastructure projects to be undertaken by public and private enterprises.
The city’s zoning ordinance was unpdated and approved in September 2002 , Cachuela said , with the large infrastructure projects positioned to transform the city into the next leading business and finance center in the country and bring on at par with Makati , manila and Quezon City .
Three big land developers have been wooing the city for the construction of its many subdivisions and a giant mall in Barangay Sucat .
The city is already constructing a baywalk in Tunasan and Bayanan , which will eventually extended to Poblacion and Putatan . In building a baywalk , the city reclaims a portion of the Laguna lake , erects a stone seawall , creates a park and enlist the trade of commercial firms .
Cahuela said the fishermen living along the bayside are hardly affected since the activities do not interfere with their fish cages or livelihood .
Another city government project in the offing is the development of about 20 hectares of land within the New Bilibid Prison s reservation area . Cachuela said that Housing and Urban Development Coordinating Council ( HUDCC ) chaired by Vice President Noli De Castro has approved in principle the awarding of the 20 hectares of land to the city for the establishment of a civic center which will centralize the location of the city hall , hall of justice and all the satellite national government offices . Moreover , the civic center will also provide a recreation area for its citizens and their visitors and

This is really a good news! I remembered before that they almost didn't provide any land for the city government but I guess the LGU fought for it. I am really looking forward for this civic center to be built. At sana they would stick to the original plans or even make a better one: :)

Store kung paano papunta ng Festival, sabi nila pwede daw lakarin, tapos hindi naman malinaw yung instructions nila sakin kaya dun ako napunta sa terminal tapos yung daan papuntang Festival na dumadaan sa Ospital ng Muntinlupa at Asian Hospital, f*cksh*t, ang layo pala, tapos yung dinaanan ko eh parang kakahuyan pa as in para akong naglalakad sa gubat kasi yung kalye walang mga ilaw, kung meron mang ilang ilaw eh natatakpan din ng mga puno, tapos may mangilan-ngilan lang na dumadaang sasakyan, sobrang tahimik pa at puro kuliglig lang ang maririnig mo, really creepy. Prone sa crimes like holdup ang lugar na iyon at may kakilala ako na nurse na nagwo-work sa Ospital ng Muntinlupa na naholdup doon and got hurt . Mabuti na lang at nahuli ang kriminal at narecover pa niya yung things /money na ninakaw sa kanya.
Ako naman , nagwawalkathon ako dun at least everyother week starting sa South Station to Northgate Cyberzone then tatawid ako ng WestGate then last stop ko ay sa Festival Mall . Mga 5 pm onwards ako , exercise ko na iyon while oveseeing the developments within Filinvest ..nakakarelax kasi mahangin dun sa gabi while walking at hindi nakakapagod .

@ Lhex - GAbi na, pasara na Festi nung dumating ako, buti na lang feeling close na kami ng mga staff ng Oxygen Festival (hi to Jason, Anna, and Belle ng Oxygen Festival. Mababasa kaya nila ito? ) kaya hinantay nila ako bago nila i-close ang store. Whew, buti pala di ako nahold-up, puro valuables pa naman dala ko. :colgate:
Nung kinaumagahan naman, balik ulit ako ng Festival Supermall pero dumaan muna ako ng South Station bago yun, siyempre di na ako tatanga-tanga at ginamit ko na yung tunnel papuntang Festival. :yes: Tapos lalakarin ko sana papuntang ATC galing ng Festival, di ko nga alam talaga kung pano papuntang ATC eh, pinagana ko lang ang aking magaling na sense of direction (kahit na minsan ay sumasablay) at lumabas ako ng Festival, dumaan sa Vivere tapos sinundan yung mga signs kung nasaan ang Alabang Zapote Rd. eh nung wala na akong makitang matinong sidewalk na malalakaran sa Alabang-Zapote nag-jeep na ako kahit di ako siguradong dadaan yun ng ATC, buti naman at di ako naligaw, dumaan nga siya ng ATC, whew!

thomasian August 29th, 2006, 11:06 AM Ganun talaga ako kahit first time kong nakilala ang staff ng mga botiques, kinaka-close ko, saka na-aliw din kasi sila sakin kasi dami ko daw alam sa company nila, tapos suot ko yung "belt" tapos nakwento sakin nung taga dun na gumamit daw nng ganun ang Penshoppe nung fashion week '06 nagulat na lang daw sila na nagbebenta na ng ganun ang Bench, sabi ko nga sa kanila eh, "bakit sa Penshoppe pinagamit eh mas perfect naman yun para sa Oxygen kasi pang-club ang dating niya, hindi nyo rin naman pwedeng ilagay sa Memo kasi hindi siya pang-office ano", tapos sabi sakin "oo nga eh, saka wow, alam mo lahat ng sister companies namin" tapos mahaba-habang kwentuhan pa ng tungkol sa kung anu-anong tungkol sa Golden ABC (mother company nila) at Suyen (mother company ng Bench, Celio, Greyhound, PCX, etc.) kaya sorta close na kami nung mga staff, closing na nung natapos kami sa kwentuhan pero aantayin na daw nila akong makapagtingin-tingin at makabili bago sila magsara.

Vacancy in Festival Supermall are about 5-8 % nowadays and . And it will might be lowered even better because I can see many stores are being added . Maybe you went there when they were still holding those museum-like exhibits on the third floor which is now converted into retail spaces . The bingo store on the other hand was transferred from its third level to the fourth level ( Gameworx ) and its former site will be soon occupied by a top telecom company and a computer superstore.
Also the entire wing which was vacant years ago was already occupied by SaveMore Sup. /Robinson Dept. and a Christian church . The only big empty space there now is on the 2nd level since they hold weekend mass on alternative basis . And they will even launch an outdoor/garden restos /plant shops soon , so business is thriving very much in Festival Supermall .
I think its still the most populated mall because it is considered as a regional mall since Alabang is a very busy convergence point. In fact most of the malls in Alabang also thrives in business like ATC and Metropolis .
Sinjin P. September 1st, 2006, 04:49 AM ^ Yup, the Festival Supermall gets very crowded on weekends. And it is now a one-stop shopping center. Sunday Masses are held at 10am, 11am, 5pm and 6pm. Anticipated Sunday Masses are held every Saturday at 5pm and 6pm at the Music Hall or at the 2nd floor (beside Calvin Klein?) when the Music Hall is booked for a special occassion.

Sana i-open na rin nila ang Filinvest Avenue and make it the premiere road in FCC with well landscape sidewalks , islands and top-notch paved road and decorative lightpost .
Yung building # 2 ng West Parc ( Birch ) ay nasa 14th floor na so malapit na rin mag-topped off yun kasi 15-storeys lang naman yun .

i just hope this is not the one that has been fenced since last year pa... was always looking forward for it pero parang walang nangyari... this piece of land that im referring to started its excavation pero hanggang dun lang... hindi nga natapos e... :)

This is entirely a new lot being fence. Its nearer on The Mondrian / Parque Espana buildings . Pinuntahan ko uli kaninang hapon at ang laki nga ng lot area , parang 1/4 of the entire block at puedeng at least 2 buildings ang i-built sa laki ng lote .
@ Dive-Cebu , what is that one you mention na na-fence lang pero di natuloy yung construction ? Kasi ang nakita ko lang in FCC na may-fence na pero wala talaga nai-construct ay yung Spectrum Towers ..is that you were referring to?

LhexiMont September 5th, 2006, 11:31 AM The foul odor which rises up in the air associated with bodies of water in MM ( ie Manila Bay , Pasig River ) is not that evident so much in Laguna Lake . It just occurs when the stalks of water lilies rampant in the lake starts to dried up thus creating that foul smelling odor .
But those foul smelling occurences rarely happens . I should know because for the last 15 years or so our house which is on a higher location is directly facing the lake and as far as I can remember I only smelled of that stench in the air created by drying waterlilies once , or simply put , that incident just occurs whenever there are unusually huge numbers of waterlilies grew by the lake.
But those were the days when waterlilies are like useless pests hounding the lake. Nowadays , because of the resourcefulness of some NGOs , the waterlily stalks are a great source of livelihood for the people. As a handicraft , the waterlilies can now be made as baskets , bases , bags and decorative items as well . It means that they are now gathered by locals and even became a livelihood for them as handicrafts that can be sold commercially .

Its the empty on the right side of the road before Petron gas station very , very close to the entrance of Filinvest Corporate City . Another mystery project na naman ito of what structure will be built there . Hopefully , not another gas station since Petron and Total are already there.
Dun naman sa isa pang newly-fenced project along Spectrum / Commerce avenues ay nasa digging stage na sila at may mga barracks na rin ako nakita inside the fenced area at yung mga mga digging equipments ay busy na .
LhexiMont September 7th, 2006, 12:32 AM Finally , inalis na yung fence sa fully -finished na Vivant Flats condominium and they are now working on the finishing touches sa main entrance ng building to the road . The building looks so elegant and clean . Its upcoming sibling La Vie Flats on the other hand has been fence and construction will start soon . This will be the third building to rise on Parkway Avenue which has Aspen Tower and Vivant Flats. Supposed to be may three other much taller siblings din ang Aspen Tower in a condominium block called Parkway Place ..sana matuloy pa rin ito in the coming years.
Parkway Avenue is just a walking distance to Festival Supermall . Its also the main access road leading to Palms Pointe village and Palms Country Club . Very refreshing ang air breeze doon since medyo elevated na at both sides and island of the avenue are lined with trees already , which are replicated in all of the avenues within FCC .

Yup, for quite some years now.. so there are two traffic lights on both Madrigal and Acacia, one just outside the gate and one by the intersection with Alabang-Zapote Road

Sure no problem. Sorry to hear about the accident..it's pretty orderly now; but the traffic's still there, especially going out of the village during the rush hours of ~7 am and ~5 pm.

Plus, if that happens, may mga nagsasabing baka mababawasan ang isa sa mga importanteng uses (and value) ng District 2 (BPI housing area) na matagal ng pinagtatangkaang ipasara ng ibang mga residents w/ "influence" kung hindi lang dahil sa Mindanao Gate... wherein meron ding mga ibang influential residents na may interests sa area na yun like properties na pinaparenta, etc. etc. so may conflict sila. So its been 5 or more years and still no progress...

Tinanggal na yung landscaping sa courtyard beside the lobby with a minimalist (plain-looking) zen garden of some sort. There's this new weird-looking (Mondrianesqe) elevator "tower" right beside it. The lobby's pebble wash flooring was replaced with clean light (beige) colored stones which was also incorporated up there in the balcony and verandas. It didn't look good with the original (dark robust) adobe-clad walls and columns (imho). The brown wooden ceilings were painted in white to compliment the flooring. So overall I din't really like what they've done (in context) with the original design. The only thing that really impressed me were the restrooms. The water faucet was nowhere to be seen at first glance... only to find it hanging on the ceiling extending all the way down to the makeshift "wash basin".

Then again, that doesn't sound too feasible.
Bago lang ako dito kaya sinimulan ko narin makapag contribute ng nalalaman ko kahit papano. Hope that info helps you somehow :)

It's good na Ayala Southvale had their village as an access road for Camella Springville Molino. Kasi noon, we had to go through the full stretch of Daang Hari just to get to our village

Its the empty on the right side of the road before Petron gas station very , very close to the entrance of Filinvest Corporate City . Another mystery project na naman ito of what structure will be built there . Hopefully , not another gas station since Petron and Total are already there.
Dun naman sa isa pang newly-fenced project along Spectrum / Commerce avenues ay nasa digging stage na sila at may mga barracks na rin ako nakita inside the fenced area at yung mga mga digging equipments ay busy na .
Guys , any updates about these two mystery projects in FCC ? Ano nga kaya ang gagawing projects na ito ..

I can't answer that. But on the other hand, natuklasan ko na ang end ng Commerce Avenue, Las Piñas na pala? Even Daang Hari itself, may mga signs na "keep Las Piñas clean and green"

This particular creek naturally weaves through the FCC property . Sana in the future they will take advantage in beautifying this creek by having a landscaped pathway or a linear park for leisure activities like walking /jogging and relaxing .

LhexiMont September 22nd, 2006, 06:08 PM Update also , the elevated pedestrian walkway between South Station and Festival Mall covered walk is already partially open on a dry-run basis , it seems an escalator will still be installed on the Festival Mall end . They already closed the pedestrian lane underneath the walkway too . Infrastructure-wise , very good provider talaga ang Filinvest . Sana ma-complete na nila yung Alabang -Zapote road , especially that long underpass which seemingly looks nice .
Also partially nadagdagan na ng one lane ang south bound portion ng Alabang Interchange/ SSH in preparation for the upcoming rehabilatation ng viaduct at may activity rin sa Alabang -Zapote road / FCC area .

Pero yung project along Commerce Avenue across and near Insular Life twins nasa digging stage na at round-the-clock ang activity . I checked out last Friday for any rendering placed on the construction site pero wala pa rin nakapaskel , sana talaga mga high-rise naman ang mga projects na ito .
Despite its awesome development , very rustic pa rin pala ang appeal ng FCC the full grown trees dotting the boulevards are so beautiful .

I still dont know if the construction is on halt , havent been there for months . Sunod-sunod kasi ang opening ng SM malls here in Luzon this year so kailangan muna na kumita yung mga malls na iyon bago mag full blast sila sa construction ng upcoming malls nila .
Anyway , marami namang giant malls sa Alabang sa ngayon so makakapaghintay pa rin naman ang pagtatayo ng SM mall sa Tunasan . Pero sana ay matuloy as scheduled ang construction , slated for opening yata ito next year para naman mag-boom din ang development sa Tunasan area na gaya ng Alabang ay isa sa pinakamalaking barangay ng Muntinlupa City .

KUALA LUMPUR — The MTD Group is hoping to finally start repair work on the Alabang viaduct this October with the completion of the necessary paper work, financing, preliminary civil works and barring any further questions about the project.
In a press familiarization tour and briefing at the MTD offices in Malaysia, MTD Group managing director Dato Azmil Khalid stressed the Group’s desire to finally start work on the repair of the Alabang viaduct which is badly in need of repair.
"It’s a miracle it hasn’t collapsed," Dato Azmil said, noting with some disbelief that the patchwork repair over the years on the viaduct has managed to last as long as it has.
According to Dato Azmil, once work on the repair of the viaduct has started, MTD is confident of completing its rehabilitation work by August 2008.
The rehabilitation package involves Toll Road 1 and 2.
TR 1 involves the repair of the 1.2 kilometer Alabang viaduct.
TR 2 involves the rehabilitation of 27.3 kilometer SLEX stretch from the foot of the Alabang viaduct up to Calamba.
However, work on the 7.6 kilometer extension and connection from Calamba with the STAR highway up to Sto. Tomas, Batangas, Dato Azmil admitted, is "still a moving target" as work would only start upon turnover of the land to MTD.
Normally, though, Dato Azmil assured, MTD completes work in 24 months.
The MTD official further clarified that it is still within the six-month grace period after securing the STOA (Supplemental Toll Operation Agreement) in February this year from the Toll Regulatory Board (TRB).
Dato Azmil stressed that MTD wants to complete work on the SLEX projects because "the sooner we complete work we can collect toll."
Unfortunately, the MTD cannot divulge the resulting toll fee rates once the rehab and extension are completed as it is the prerogative of the TRB to make the announcement, Dato Azmil clarified.
Dato Azmil assured though that the eventual toll charges would be the lowest without including the charges for the STAR highway which is heavily subsidized by the Philippine government.
The cost of the rehabilitation and extension up to Sto. Tomas, Batangas has been computed at P11.5 billion which will be financed by a combination of equity and bank financing.
However, Dato Azmil pointed out that aside from the actual construction cost, there are other additional cost and that the MTD Group is actually raising a total of P15 billion for the SLEX project.
The MTD Group is putting in P3.5 billion, P2.5 billion or $50 million would be financed by the International Finance Corp. (IFC) and P9 billion would be a syndicated loan led by Banco de Oro (BdO).

May mga roads pa kasi inside FCC na since not widely used pa ay hindi pa ginagawaan ng proper sidewalks or totally portions of avenues na hindi pa pinapadaanan or sa mga future roads that will be built within FCC na puedeng pagtaniman nung mga palmetto trees .
Also based on the plan it has options to develop a huge central park in its SouthGate segment . The future central park is in alligned with a waterway
( a natural creek ) running within the FCC . Hopefully they take advantage in harmonizing ( not destroying , as some developers do to their respective developments ) this natural creek with the park and through the entire development of the property as it will surely enhance its value and prestige if done appropriately in becoming a central oasis of water and greens amidst the cosmopolitan environs.

The cluster building no.2 ng South Station which is ongoing construction is turning out to be a beautiful one. It seems its a 2-3 level structure and bigger than the existing building no.1 which was built almost 2 years ago.
The Grills and Green outdoor stores @ Festival Mall for plants/landscaping fixtures /potteries has also several stores opened and more to come . Upcoming also at G & G are 3 dining places ( based on the FS website )

SM Prime Holdings Inc., the country’s largest shopping mall developer and operator, has earmarked P7 billion next year for the construction of four new malls and the expansion of SM Fairview and SM Cebu.
SM Prime president Hans Sy said the new malls will be constructed in Bacolod City; Baliwag, Bulacan; Taytay, Manila; and Muntinlupa.
Sy said the 2007 capital budget excludes land acquisition.
Jeffrey Lim, vice-president for finance of SM Prime, said the projects will be funded with a combination of borrowings and internally-generated cash.
SM Prime earlier said it intends to build four to five malls annually for the next three years in 14 locations including Marikina, Parañaque, Tarlac and Pangasinan.
SM Bacolod is slated for opening in the first quarter of next year.
The company opened last month SM City Lipa in Batangas, bringing the number of SM Prime’s malls to 27.
Launched earlier were SM Supercenter Pasig, SM City Sta. Rosa, SM City Clark, and SM Mall of Asia, the group’s biggest so far.
SM Prime expects its flagship Mall of Asia which opened in May, to help net profit rise by up to nine percent this year from 2005. Net profit is seen to reach P5.3 billion to P5.4 billion from P4.97 billion in 2005.
Mall of Asia, which was construted at a cost of P7 billion, will account for about two percent of net profit this year, and 10 percent of annual profits in the long-term.
Rental revenues from new malls and cinema ticket sales boosted SM Prime net profit in the first half of the year by nine percent to P2.6 billion from P2.4 billion in the same period last year. Total revenues grew 17 percent to P6.09 billion from P5.2 billion.
The Sy family was earlier reported to have acquired majority control of a 430-hectare property in Boracay Island. The Alba family who owns the property will retain a 30 percent stake.
Initial plans for the property include the establishment of another SM mall and a recreation area and a spa resort to cater to tourists visiting the island resort.

Near topping off na rin ang second building ng West Parc condominium while yung Mondrian Residence condominium is on finishing touches . The dullness of exterior of the condominium has somehow lessen
with the makeover they did with it .

I just watched the cable TV show focusing on the city and in the film clip the show featured how progressive the city is now . Some of the business leaders / groups have even spoken . The head of FCC spoken her objectives how the city grown tremendously and also the Insular Life head on why they chose the strategic location of their HQ after starting from Escolta to Ayala Ave. and now Corporate Avenue in FCC because their company foresee the city as the city of the future .

LANDCO Pacific Corp., the property arm of Metro Pacific Investments Corp. (MPC), has signed a joint venture agreement with Sucat Land Corp. (SLC) for the development of the latter’s property in Muntinlupa City.
The plan is to convert the 9.7-hectare property located at kilometer 21 East Service Road of Manila south expressway into a master planned and themed residential lifestyle community of multistory cluster, open spaces and amenities.
Under the agreement, SLC will contribute property to the project, while Landco will provide the funds and expertise for its development, following an earlier approved business plan.
Details on the project development cost were not available at this time.
Landco, is a major multiproject real-estate development company engaged in high-end residential resorts, leisure farms, first homes residential developments, shopping centers and commercial business districts and memorial parks.
In December, Landco would complete a P500-million shopping mall in Naga City, Bicol. Apart from the mall that is seated on a 12-hectare property, Landco is also developing commercial buildings.
Just like what the company did for its first shopping mall/commercial area project in Legaspi City, Albay, Landco is partnering again with the Gaisano group for the establishment of the Metro Department Store within the shopping mall.
SLC is a holding company whose major activity is the leasing of real property.

( FireStone Tires ) , because I see a Sucat Land sign in that area . If that is it , it will be a stone-throw away within Makro -Sucat .
Seemingly , all those vacated / vacant properties in East Service road Sucat , Muntinlupa area are being developed one-by-one . First , the Brittany Bay area and now this Landco /Sucat Land joint development.
Aside from them , the huge area vacated by Solid Mills is also up for development into a mall complex by a major mall developer .
There's also the Makro Store and Veridian Towers in that stretch . Only an old but huge warehouse/plant by Lucio Tan group of companies that separates the Makro complex and the new Landco project .
Another great development in the offing in that seemingly growth area of Sucat .

right across it is a 5-storey commercial currently under construction. did a little askin around and it seems it is scheduled to finish sometime this november. it will have around 50 units of rentable commercial office space. a covered arcade walkway surrounds the ground flr. units. each unit will have 1 toilet facility and will have finished interiors (ceramic tiles for flooring, acoustic ceiling boards, fully painted walls, operable aluminum windows). the whole bldg. comes with an elevator, main stairway, parking deck accommodating around 56 parking slots, public toilets, a back-up generator, sprinkler systems, fire escape each flr., provisions for split-type air conditioning units, and security.

Tinanaw ko kanina sa Commerce Avenue yung dalawang mystery projects na nasa digging stage ..pero wala pa rin ako makita na identification or details about those two projects. Wala pa rin kasi nakapaskil sa construction site .
LhexiMont October 18th, 2006, 10:35 AM After what I saw sa pic in BGC thread nung nangyari sa outer skin ng Market Market courtesy of the typhoon . The material is a hard foam-like one that covers the outer concrete surface for design and insulation purposes . It looks concrete-like , but not as strong as concrete hence got destroyed when struck by the strong strong winds of Milenyo typhoon.
Parang ganundin kasi yung texture ng outer finish ng Festival Mall ..kaya to make sure ..hinawakan ko pa talaga yung columns ng mall ..and definitely ay concrete finished yun . Kaya pala walang ganung damage sa outer cover ng entire mall . Scot -free talaga .. ang mall .

Although Vivere Suites seems not that polished in its exteriors ..it has nice rooms and facilities thus earning a deluxe hotel status . Bellevue is likewise a deluxe full service hotel .
Migan October 20th, 2006, 02:32 AM come to think of it, buti hindi inabutan ng richville ang 1 parking slot : 50 sqm. parking ratio na nirerequire ng munisipyo for office/commercial space. or else hindi siguro siya magiging ganyan kataas ngayon. right now naiintindihan ko rin kung bakit wala gano nagtatayo ng matataas na buildings sa may MBP area, may kalakihan kasi ang parking requirements na dapat iprovide ng mga building developers wherein masyadong magastos gumawa ng multi-parking levels at nauubos naman ang rentable space na natitira sa bldg. dahil kinain na ng puro parking space. so hindi feasible kung masyadong mataas. ang normal ratio lang kasi sa buildng code ay 1 parking slot : 125 sqm. gross office floor area. hindi ko lang alam kung bakit sa may FCC area, ang mga restaurants na mas matindi ang ratio 1 parking slot : 30 sqm. ay wala man lang ni isang parking space within their buildings. sa sidewalk or sa mga public parking areas lang sila nag rerely for parking.

After four years since it last bagged the prestigious “Most Business Friendly City” in the country, Muntinlupa again bagged the said award to be given by the Philippine Chamber of Commerce and Industry (PCCI) during awarding ceremonies on October 20 with no less than President Gloria Macapagal-Arroyo as guest of honor.
The awarding this time will be given per region and the city bested other cities in the National Capital Region (NCR) for the said title. A gala night of the Philippine Business Conference will also be held to be attended by Vice President Noli de Castro and all the other local awardee and leading business firms.
This is the third time the city was adjudged “Most Business Friendly City,” the first and second times were years 2001 to 2002.
Last year, the city was given special citation by PCCI led by its President Donald Dee. The city was recognized for its Business Permits and License Office’s religious implementation of the Business-One-Stop-Shop (BOSS) system of which many investors benefit and enjoy for its short, red tape-free type of transacting business.
BPLO’s Gary Llamas said they probably got the award due to their hassle-free way of giving business permits, real estate property tax declaration and receipts, among others.
He said the city’s BOSS effects transparency in transactions and minimization of bureaucracy. He said the Department of Trade and Industry (DTI) itself praised the city’s revenue generating offices such as the BPLO, Assessor’s Office, Treasury Department, and Building Office for eliminating red tape and corruption in all its transactions with the paying public.
Even PCCI’s Dee hailed the city in its efficient schemes of releasing business permits the same day or morning provided the applicant’s requirements are complete. Next year, Llamas said the BPLO has various innovations to improve its services such as providing particular lane for single and multiple transactions.
He said that by January 2007, copies of the business permits applications can be downloaded from the internet so investors would not have to personally drop by to the city hall to secure one. Llamas would also want to implement the so-called “culling scheme” where those renewing their permits need no fill up another application because everything will be adjusted (from the gross income to office address) via the computer.

Also , nabasa ko sa news headline on TV ( although have not watched the full details ) na confirmed na ita-transfer na ang New Bilibid Prison here in Muntinlupa to a more secured and secluded place somewhere in Tanay , Rizal . Sana , naman hindi mag-iinarte mga nakatira sa Tanay na kesyo ayaw nila na sa bayan nila ilagak ang National Prison . Anyway , government property naman tiyak yun so they will have to accept it . Saka , look at Muntinlupa ..despite the fact that it hosts the NBP ..it has become one of the top cities in the country ...so hindi naman hindrance sa progress ng isang bayan .
Aside from that , NBP's proximity , being really close and not that secluded anymore nowadays is at stake ..hence the transfer of location . Sana tuloy-tuloy na yung transfer na iyon ..the number of decades the city had hosted it is quite enough ....it should not be permanently stationed in our city 'for life. '

LhexiMont October 20th, 2006, 07:24 PM No , Spectrum Center was in different stretch of Commerce Avenue . There was already a huge fenced site meant for Spectrum Center ..still visible in FCC until now ..it was supposed to occupy an entire block but was put on hold .
The two mystery projects are totally new projects ....and hopefully they are both high rise buildings .
I saw a billboard ad for the phase 2 of South Central which is ongoing construction . The billboard has pictures of how will the commecial space will look like and described as like" an all year round marketplace " or something . The photo looks like a strip mall with a well landscaped open arcades .

Oct 22, 2006 (The Manila Times - McClatchy-Tribune Business News via COMTEX) -- President Arroyo has signed an executive order transferring the New Bilibid Prison (NBP) from Muntinlupa City to Tanay, Rizal.
Executive Order (EO) 568 was signed by the President Arroyo on September 8, Executive Secretary Eduardo Ermita said Saturday.
The President signed two other proclamations related to the transfer, Ermita said.
Proclamation 1158 provides for the reservation of 300 hectares of titled government property in Tanay as the new site of the NBP and field office site of the Department of Environment and Natural Resources (DENR)-Calabarzon (Cavite, Laguna, Batangas, Rizal, Quezon).
Under the proclamation, 270 hectares has been allotted as new site of the NBP facilities, with the remaining 30 hectares reserved for the field office site of the Provincial Environment and Natural Resources Office, the Community Environment and Natural Resources Office and the Forest Tree Nursery Site of the DENR-Calabarzon.
In Proclamation 1159, the President declared the conversion of the 366.7-hectare NBP reservation in Barangay Poblacion, Muntinlupa City, into a government socialized housing site.
The national penitentiary, built in 1847 during the Spanish occupation, was originally located in Manila. It was transferred to Muntinlupa in 1936.
The institution was established by virtue of Sec. 1708 of the Revised Administrative Code in 1935. It had an original land area of 551 hectares, but 104 hectares were given to employees for the housing project of the Department of Justice.
Ermita said the President directed the Housing and Urban Development Coordinating Council (HUDCC) to rationalize the land use and prepare a Master Development Plan (MDP) to optimize the utilization of the remaining areas in the Muntinlupa penitentiary for housing projects for government employees and legitimate occupants.
Mrs. Arroyo directed the HUDCC, DENR, Office of the President, Department of Justice, Bureau of Corrections, the city government of Muntinlupa, the National Housing Authority and the office of the lone congressional district of Muntinlupa to constitute the Inter-Agency Steering Committee and oversee the preparation and implementation of the MDP of the NBP site and will issue the necessary implementing rules and regulations.
The HUDCC will act as chairman and the justice department as cochairman of the steering committee.
The proclamation allotted 780,000 square meters for housing projects for employees of the Office of the President, Department of Justice/Bureau of Corrections and DENR qualified employees.
The remaining areas have been allotted as follows:
--220,000 square meters for mixed-income residential purposes (priority shall be given to existing and qualified residents within NBP)
--440,000 square meters for institutional, public or quasi-public purpose
--1.47 million square meters for mixed-use/commercial/residential purposes
--517,000 square meters for open space/park purposes
--240,000 square meters for the implementation of the Daang-Hari-South Luzon Expressway Road Link Project.
Under EO 568, the President stressed the need for the transfer of the NBP to Barangay Cuyambay in Tanay in order to institute an improved national prison system conducive to the reformation and rehabilitation of the inmates.
The justice department has been tasked by the President to implement the transfer of the NBP while the procurement of works and services, development and management of the new correctional facility was given to the Department of Public Works and Highways (DPWH), with assistance from the Department of Budget and Management, the DENR and other concerned government agencies.
The funding, requirements and arrangements for the transfer of the new NBP site will be determined by the DOJ, DBM and the DPWH.
The transfer will start within six months from the date of issue of EO 568

Indeed Great! ..that's good to know that its really a high rise condominium at 26 floors . How about the other one across WestGate adjacent to Petron station and the boundary-marker of FCC ? Its also unknown ..there seems to be a rendering or an ad about it on a billboard but they've covered it with a tarp .

@ Amras , its Tanay, not Taytay. Although both are within Rizal province , Tanay is the more rural like as Taytay is very much closer to eastern Metro Manila .
LhexiMont October 24th, 2006, 12:25 AM At least , aside from the one in Commerce Avenue in Alabang , there will be an alternative road linking SLT to Daang Hari . If this will coincide with the expansion/extension of SLT and Alabang viaduct rehabilitation , it will be of much benefit to all and will further ease travel going from the CALABARZON areas to Metro Manila .
Huge public centralized park will be also very ideal if created as planned after the NBP transfer as southern Metro Manila needs its own since only Manila and QC have huge parks as of now. That portion of Poblacion has already a built in minor forest-like reservation area which can be improved for a public park facility .
The sleeping giant of a huge residential development called Susana Heights and the sprawling Tunasan area will also benefit from the upcoming development for sure.

I already saw an U/C store designated as Units 1-9 and I presume this is a component of GRILLS or al-fresco dining/eateries . I will give an update as soon as I saw the confirmed identity of that U/C store .
LhexiMont October 28th, 2006, 09:36 AM I just noticed today that the young trees that were slightly damaged or uprooted by Milenyo typhoon last month was replanted its same location along FCC's boulevard's sidewalks and islands. The destroyed branches were cut off along with the leaves but the tree's torso was replanted .
Its nice to see that FCC took time and effort to replant those trees by providing ample support for those trees so that they can regrow and bloom again in months to come .
They also cleaned up the debris of those destroyed branches .
Also I earlier , I trek Northgate Cyberzone and I notice that they are digging the vacant lot betweeb the U/C 5132 building and HSBC building . Shovels and equipments are busy ..they also seem preparing to fence the digging area . I wonder what structure they will build on that lot .

Mabuti na lang na matatapos na din at mag-start ng operation probably by next year ang condominium na ito . Three years yata natigil ang construction nito ( although its topped off that time ) and I thought FCC will have an unfinished/unutilized structure within its turf which will be very visible since kokonti pa nga lang ang buildings sa sprawling business district.
I heard the units are really spacious and its a great investment , considering na very affordable ang price nito.

Not only the biggest , but the most beautiful one and has the widest variety of hardware products, tools , home fixtures on its DIY section . It also boasts of an art-gallery like interiors exhibiting the widest arrays of floor tiles and bathroom fixtures on its first level . The upcoming second level will host various home improvement /office and home furniture shops once opened in the weeks to come .

I think the fenced area between U/C 5132 and HSBC is another IT building named 5140 which will break ground before yearend.
According to Africa-Israel site which is part owner of Northgate Cyberzone, the company is planning to construct up to 3 buildings of approximately 28,000 square meters a year in the next 6 years. Imagine what will Northgate look like after 6 years.

Like the view way up there in that building ...kahit medyo murky na yung waters sa Laguna lake at infested nung mga fishcages ..its still nice that Alabang has that closer view of a nearby body of water .

In 5-10 years time that row of lighted billboards which seemingly look like a Vegas strip ..will be replaced by real structures of various condominiums , office towers , a hotel that will rise from Brittany Bay area , the Veridian Towers , an upcoming major mall and the Landco Pacific high-end residential condominiums .
LhexiMont November 10th, 2006, 10:07 AM Yesterday , I was at FCC area , I just noticed that the project near the exit of FCC along Commerce ave going thru Ayala Alabang village is now U/C on its second level . It seems its not a high rise coz there are no cranes and its location on the outermost fringe of FCC is not meant for a high rise .
The other project along the same avenue near Asian Star building is still on digging stage as well as the one beside Bellevue Hotel . 5140 building in between 5132 and HSBC is still on the digging stage as well while Civic Prime is now U/C at ground level .

The recent episode shown has the interiors of the new gymnasium in a sports complex in Tunasan featured . The show host was inside the gym which is now on its finishing touches . It's interiors is almost done as the wooden flooring is being installed .

LhexiMont November 13th, 2006, 06:15 AM I also noticed yesterday while aboard a vehicle at some point along South Luzon Expressway ( at the northbound lane , near/across the Shell Plaza to be exact ) the buildings of FCC at certain angles already forms a mini skyline . Bellevue Hotel , Vivere Suites , Insular Twins , Asian Star , Aspen Tower , Asian Hospital and Civic Place 2301 seem aligned on that angle , but they are actually situated far from each others .

The Department of Education Division in Muntinlupa emerged as winner together with two other provincial divisions in the year long hunt for Outstanding Department of Education division search by the Microsoft Philippines recently held at the Westin Philippine Plaza Hotel.
DepEd Munti along with Cebu and Digos provinces bested more than 180 teams in the Microsoft Philippines’ Partners in Learning search called “Potensyal: Building the 21st Century School Systems.” The three DepEd divisions winners were each awarded P10 million worth of training and technology grants.
DepEd Munti’s division superintendent Fe Faz said they were chosen because they have successfully integrated information and communication technology (ICT) in student teaching and learning curriculum.
But Faz shared the honor with the city government led by Mayor Jaime Fresnedi for committing the city to giving education through ICT integration in the classroom.
Education Secretary congratulated Muntinlupa for providing the students access to information and communications technology based learning solutions to empower them with knowledge that will build their potentials to the fullest.
Faz thanked Microsoft’s Partners in Learning (Pil) and Potensyal programs because it recognize the most innovative schools and divisions that are open to technology encouraged the integration of ICT in the teaching and learning process in the divisions.
Microsoft’s Pil and Potensyal programs include “No Teacher Left Behind and the Innovative Teachers Leadership Awards where teachers undergo training that enhance their skills as educators. It is also reveals how the teachers and school administrators have successfully worked together to implement and employ what they learned.
Faz said their winning edge is their concrete blueprint conceptualized by her and her assistant schools division superintendent entitled: “Blended Learning Approach Towards an Information and Communication Technology, Strategic Direction for the Division of Muntinlupa City.”
She said their ICT team work towards the academic excellence and ICT friendly environment of the city’s schools. Their areas of focus are ICT equipment and hardware, software and services, human ware and capability building and planning and management.

The Division of Muntinlupa City emerged as the Most Innovative Division for Luzon in the Microsoft Philippines’ Partners in Learning Search called “Potensyal: Building the 21st Century School System.”
It entered the finals for the Luzon group together with Makati, Ifugao, Kalinga, Nueva Ecija, Masbate, Batanes, Zambales, Baguio, and Ilocos Sur and bagged the top award because of a strong showing of the Division ICT Team headed by its Superintendent, Dr. Fe L. Paz, when she presented a comprehensive Division ICT Plan in terms of four components namely: Infrastructure and Hardware, Humanware and Capability Building, Software and Services, and Planning and Management.
The Division’s winning edge is its ICT Framework based on a UNESCO Model complemented with a Plan of action geared towards addressing the inadequacies in the four areas mentioned.
The team was able to put across an image of a strong leadership committed to enchancing instruction through ICT use in the classrooms, collaborating and hardworking supervisors and school heads, and teachers open to ICT use in teaching, together with supportive city officials headed by the Honorable Mayor Jaime Fresnedi and Honorable Congressman Rufino Biazon.
With the P10 million training and technology grant, the Division hopes to realize its mission of transforming each of the Muntinlupeño student into his/her optimum human potential in a value-laden and technology-driver teaching-learning environment.

correction po: im from insular life and the taller tower is actually 70-80% occupied but the shorter one has an occupancy rate of around 5-10% lang. i think only 5 floors are occupied by callcenters sa tower 2.

Hindi naman kasi simultaneously built yung two towers , after two years pa yata bago na built yung lower second tower , hence the low occupancy rate . Also, mas nag click kasi yung mga built to suit low rise buildings sa Northgate Cyberzone . Anyway , as long as the building is completed beautifully as it is now , in due time naman tataas din ang occupancy rate . Also stiff din ang competition sa nearby Madrigal Business Park na puro office buildings .

(Business World (Philippines) Via Thomson Dialog NewsEdge) Gotianun-led Filinvest Group of Companies is increasing its presence in office and residential development to serve the business process outsourcing (BPO) sector.
Josephine G. Yap, Filinvest Development Corp. president, said the acquisition of Filinvest Land, Inc. (FLI) of the 60% share of Filinvest Alabang, Inc. in Cyber-zone Properties, Inc., developer of the Northgate Cyberzone in Alabang, Muntinlupa City. Africa Israel Investments (Philippines) continues to own the remaining 40% stake.
FLI's entry will solidify Filinvest group's venture into information technology through the BPO sector. Filinvest Alabang, FLI's sister company, is the developer of the 244-hectare Filinvest Corporate City in Alabang with interest on residential and retail. Completed only late last week, the acquisition was valued at P3.3 billion.
"This development signals even greater strength and dynamism as we fast-track the development of Northgate Cyberzone with our partner, the Africa Israel group," Ms. Yap said yesterday.
Northgate Cyberzone maintains about 100,000 square meters of call center and BPO space. Ms. Yap said the total office space is expected to jump to 355,000 square meters of gross leasable space in the "next few years."
CyberZone Properties yesterday topped-off the six-storey, 10,800- square meter Plaz@D, designed as another BPO office space. It also held the inauguration of the six-storey, 10,800-square meter Plaz@A.
Now called Genpact Building, Plaz@A will host its newest tenants, call center company eTelecare Global Solutions and India's largest BPO company Genpact.
Ms. Yap said more big names in the BPO arena will enter over the next few years.
"From what we heard from our locators, they have more jobs than they can handle. Their clients have been very impressed on the productivity and the quality of manpower," she said.
She said the company implements the concept of "building-on-demand." "We don't do so much speculative development. We are very close to the demand. Usually when we start, we are in serious negotiation already with the prospective tenants."
Ms. Yap said they can even expand the 18.7-hectare Northgate Cyberzone to 44 hectares. A Philippine Economic Zone Authority-registered information technology zone, the area is designed, master-planned and built to cater to technology-based companies.
She said Filinvest Alabang will develop more condominium projects to cater to the needs of the office workers. Next month, it will hold the groundbreaking for Studio One residential condominium.
A unit is about 13 square meters in size and will sell for less than a million pesos.
"Very compact, it is like a dormitory room so it is very ideal for agents. The rest of the condominium projects now are for the call center officials. This is something they [agents] can afford," Ms. Yap said.
She added plans are afoot to build another affordable condominium building. "In a few more months, we can launch this. We will just keep on building as long as there is a market."

If this is it ..it will definitely complement the future developments of the 60-hectare Brittany Bay which is just across or that that vast property in the photo below . It seems , naka-jackpot ang Robinson sa location na ito ..better than SM City Bicutan .

LhexiMont December 5th, 2006, 04:25 PM It would have been better sana if Madrigal Business Park / ATC became contemporaries to Eastwood City or Rockwell because the road network here are more spacious and the entire property itself is bigger ( around 25-40 hectares ). And kung truly integrated talaga ang ATC sa MBP ..but anyways I still prefer this over Eastwood City kase hindi ito congested .

If the leases of the old buildings ( casa somethings ...and drive thru-mcdo ) will expire like that of the South Supermarket building , probably a major expansion of the mall will happen . Or an expansion of the other big malls in Alabang will also trigger ATC expansion .
I remember , when Festival Supermall opened in 1998 , a major expansion ( the one with enclosed activity center / Rustans ) occured in ATC in 1999-2000 .

Migan December 8th, 2006, 01:48 PM ^^ wow nakarami ka sa mga kuha ah... nice! last time i tried takin pics inside that mall i was warned by the security personnel patrolling the area. bawal daw kumuha ng litrato na purely interior shots lang. i was like bakit naman boss? they said siniraan na raw kasi sila before ng competition nila na mall sa "tabi" :) so may instructions daw sa kanila na bantayan ang mga kumukuha. then i went outside banda dun sa may area ng st. jerome parish and guess what.... bawal parin! may mga naninita na guards talaga.
malas lang talaga mukha daw siguro akong terrorista.

as for the singin troupe there at saisaki's, yeah magaling nga talaga yung mga kumakanta. yung medjo may edad na babaeng chubby to be specific. but sometimes i find it a bit annoying though... medyo nailang lang talaga ako minsan lalo na pag naka-concentrate talaga ko sa pagkain :eat:

( Hotshot yata yun ) early evening at ang hangin nga doon lalo na nowadays . Purpose ko na rin na makakuha ng pics , but wrong timing coz 6pm na ..madilim na .
Mahigpit na pala sa ATC about sa picture taking ,,sa Filinvest area din ..I was slightly apprehended by security but I reasoned out na im just looking for the building na may job interview ako the next day . Pina-delete na lang nung guard yung pic and then kinumpirma niya sa akin na yun nga ang building na hahanapin ko for my job interview . Totoong may job interview ako in that building , but what's not true ay yung hindi ko alam yung building na iyon ..white lies ...hehe . Kaya after that ,,di na ako naging ganun ka pursuant sa pagtake ng pics sa FCC . May mga internal shots ako dati ng ATC , I will repost some.

Ano kayang paninira ang ginawa ng kalabang mall sa ATC ?... In fairness ..pumapangalawa namang ang ATC in terms of beauty among the so many malls in Alabang . No.1 naman talaga no doubt kasi ang Festival Mall .

Ano kayang paninira ang ginawa ng kalabang mall sa ATC ?... In fairness ..pumapangalawa namang ang ATC in terms of beauty among the so many malls in Alabang . No.1 naman talaga no doubt kasi ang Festival Mall .sabi sakin may lumabas daw kasing mga articles containing pictures na puro paninira sa mall nila... or at least that's how i understood it. mejo malabo din kasi ang pag explain sakin eh.
Ano naman ang balak gawin sa lugar ng Mt. Mcdo ? Sana nga matapos na rin ang leases nung katabi nitong Casa something building at gawin nilang ultra modern ( similar to Gateway mall ) ang parte ng ATC na iyon kasi nasa harapan iyon so dapat impressive talaga ang facade .im not sure but idedevelop daw ata agad ng ayala yung lote as soon as they're out. if you think about it, halos palaging vacant yung parking deck sa tabi ng mcdo and meron pang isang parking lot sa dating site ng south supermarket. it would be a good move to somehow develop that particular area at pagkakitaan agad instead of leaving it stagnant.
also, you're talking about casa susana owned by the madrigals (or so i was told)... the way the story goes, ayaw nila ibenta sa ayala yung bldg. na yun eh for some reason. dahil ata sa alitan. so they still aren't able to touch that particular area and integrate it to ATC.
pansin ninyo walang formal passageway from that old bldg. connecting to ATC .

I want to eat in peace.i once ate lunch there (at saisaki's) with a couple of friends and the singing troupe came to our table as usual. i was happily eating steak, sashimi, and breaded pork when one of my friends requested them to sing "got to believe in (magic?)" and "sometimes when we touch" for some crazed reason. you can only imagine my dining horror... :)

LhexiMont December 11th, 2006, 12:19 AM Just saw billboard-ads of two skywalks ( footbridges ) that will be constructed in Alabang Interchange area . The first is a medium scale one to be build along Montillano street while the second is a big scale to be built at the corner of Liwasan Ng Bayani park . From the rendering , it seems that the fruit/flowers stalls fronting the Alabang market will be demolished . Once this huge skywalk completes , it will be a breeze to criss-cross from the market to the park to the Jollibee area and also same way goes along Montillano street . I hope they will be interconnected to cross under the viaduct once the renovation of the Alabang viaduct completes . The ads are placed exactly where the structure will be built . Its a project by the local government .
Ironically , a recently completed skywalk is just a stone throw away between South Station and covered walk of Festival mall .

LhexiMont December 12th, 2006, 04:19 PM I will just correct the item about two skywalks soon to be constructed in Alabang Interchange , its actually a single but long and expansive skywalk that will be a leisure walk for pedestrians from Jollibee at west end to the area near Sogo Hotel at east end . The one-of-a-kind skywalk will also cross under the viaduct and will have exit/entry points on strategic locations within that stretch .

In this rendering of the the "Liwasan ng mga Bayani" rehabilitation you can see a portion of the "skywalk". Is this similar to what you saw @lhexi?
Looks like the fruits stands will be demolished and a 2 storey building will be constructed. And the main market is connected, too!
LhexiMont December 12th, 2006, 10:02 PM There are actually 4 billboards or ads , the 3 ads shows what portion of the structure will rise on that particular location and the 4th ad shows the entire perspective of the project including a rehabilitated "Liwasan ng mga Bayani " pocket park .
I could say that the current design of the structure shown on the 4th rendering is more complex but beautiful and it's fuctional because it will have an imposing clock-tower strategically located . That central passageway connection to the Alabang Market to the park is not evident in the updated design . Yes , it seems that the fruits /flowers stalls stretch will be demolished for good and a building similar to the rendering above will be in placed . They made major revisions though , in the whole design which further enhances the project as it extends all the way to the other side crossing under the Alabang viaduct . Perhaps, the construction of the passageway crossing under the viaduct will coincide with the must and upcoming rehabilitation of the viaduct .
With regards to the rehabilitation of the viaduct , will they going to demolished the old old span and columns of the bridge to replace them with new span and columns ? As it will be expanded from the currrent 6 lanes to 8 lanes If thats what will happen , I have a question . Is it possible to increase the height of the new viaduct along its middle spans ? So that there will be more space for pedestrian overpasses under the viaduct and that very low-ceiling problem of that overpass in the Metropolis mall area will be fixed .
