ive been to festival mall although i didnt know that theres ATC mall nearby. this mall had to be better than festival mall because they have the AX stores

amras December 13th, 2006, 03:43 AM With regards to the rehabilitation of the viaduct , will they going to demolished the old old span and columns of the bridge to replace them with new span and columns ? As it will be expanded from the currrent 6 lanes to 8 lanes If thats what will happen , I have a question . Is it possible to increase the height of the new viaduct along its middle spans ? So that there will be more space for pedestrian overpasses under the viaduct and that very low-ceiling problem of that overpass in the Metropolis mall area will be fixed .
Im pretty sure that all the spans and columns will be replaced but I'm not sure if its gonna be higher. Well I hope it is. The one at metropolis is really uncomfortable. Para kang laging mauuntog... :lol:
LhexiMont December 13th, 2006, 04:43 AM Pansin ko lang na masyado lang yata nilang napataas ng husto ang yung supporting steel columns ng overpass kaya nasiksik naman ng husto yung mismong pedestrian walkway .
Kasi pag dumaraan naman ang mga big trucks at may kataasang buses ..ang laki pa talaga ng allowance underneath that walkway . And since made of prefabricated steel yung overpass so hindi na mai-aadjust yun.
Kahit siguro naibaba pa ng at least 1 or 2 feet yung walkway para naman hindi ganun ka -low ceiling yung mismong pedestrian walkway okay na rin sana. Although sanayan na lang din sa pagtawid doon , minsan di mo na namamalayan nakatawid ka na pala.
Sana kapag papalitan nga lahat ng columns at pillars ng viaduct maremedyuhan kahit paano yung problem na iyon ng Metropolis overpass .

ndi ko na kasi maalala kung ano tawag sa project.. alabang viaduct repair & rehab ata... or reconstruction ba yun

Nasa plano rin kasi ng city government na gawing park-like with beautiful landscaping / lightings ang Alabang Interchange similar to Magallanes Interchange na very clean and orderly na ngayon .

The country’s largest overpass will rise in Muntinlupa City, a key official said.
Mayor Jaime Fresnedi led yesterday the groundbreaking rites for the “Skywalk” at the Liwasan Park in Alabang.
The P300-million project is 11-m wide and 300-m long and boasts of a 24-hour security, nine escalators, and an elevator for persons with disability.
“This Skywalk will be part of my legacy,” Fresnedi told Standard Today in an interview, recalling that a company proposed an underpass project while the Metro Manila Development Authority offered a footbridge.
He chose the Skywalk, noting that it showed progress and development and had a unique design. “First in the country, seen in my city.”
He said the facility would link up with the highly populated and busy sections of the Muntinlupa Public Market, Filinvest Business Hub, and Alabang Jeepney and Bus Terminals, among other facilities.
Fresnedi said the project is under a build-operate-transfer scheme over a 24-year period.
The Skywalk will house 240 stalls for small entrepreneurs to generate employment to residents and provide income for the city while helping solve illegal vending, jaywalking and petty crimes.
The operator N.C. Tavu and Associates Corp. assured Fresnedi that the project would be done in 14 months.

At least win-win solution pa rin at magiging orderly na yung stalls ng mga fruit and flower vendors , if ever madedemolish yung parang makeshift lang na currently nakalagay sa harap ng market and with slots for 240 stalls mas maraming small business ang mabibigyan ng pagkakataon .
Probably , that's the better advantage ng skywalk over an underpass or an MMDA -sponsored generic steel footbridge. Its a BOT scheme pala , which means may private company na guaranteed na mag-maintain ng skywalk 24/7
for 24 -year period .
Alabang Interchange is one of the busiest commercial hubs in Metro and it will possibly expand in the years to come so a systematic pedestrian traffic program like this upcoming Skywalk is very commendable as it will be substantial to the utmost safety of the pedestrians :) :)

YES! It's a nice idea and an ambitious project! And I like how many sides have been considered, such as the market. We need those too! And these are those people's jobs and are in an organized state in the first place.

Gotianun-owned property developer Filinvest Land Inc. (FLI) reported a 29-percent jump in its net income for the first nine months of the year to P622 million, from P482 million the same period a year ago, on higher revenue contributions from affiliate Filinvest Alabang Inc. (FAI). (
Last Sept. 29 FLI acquired the ownership interest of FAI and Filinvest Asia Corp. in three major properties in Metro Manila-PBCom Tower, Festival Supermall, and Northgate Cyberzone. The acquisition has allowed FLI to diversify its revenue base.
FLI told the stock exchange that its sales reservations as of October also grew 23 percent, mainly due to marketing and sales strategies, the financing packages offered by FLI, and the overall growth in the Philippine economy.
In addition to being among the leading affordable and middle-income residential developers in the country, FLI now has retail and office businesses that are expected to provide recurring income for the company starting this quarter.
As of Sept. 30 this year, FLI had total consolidated assets of P40.9 billion and stockholders’ equity of P28.7 billion, with a debt-to-equity ratio of 0.24 to 1.
FLI has earmarked P2.5 billion for its capital expenditures next year, excluding the P700-million to P800-million budget allotted for Cyberzone Properties Inc.
Early this year, Filinvest sold part of Cyberzone, its information technology park development arm in Alabang, Muntinlupa to Africa-Israel Investments Ltd.
The capital expenses eyed for Cyberzone would go to the construction of two more buildings, i-hub 1 and i-hub 2, that would have nine stories each. These buildings are aside from the Cyberzone building currently being built on the 18.7-hectare Northgate Cyberzone IT Park at the Filinvest Corporate City. This building will be a six-storey, 10,800-square-meter office facility registered with the Philippine Economic Zone Authority.
Filinvest has estimated the construction cost of each building to hit P100 million.
Funding for the project will come from the proceeds of its sale of 3.7 billion common shares.

ATC, how i miss you!! so, i see that carl's jr. space is now shakey's and they changed the fountains. parang i like the older ones more. i can't wait to go back. so many fond memories in this mall..ay may traumatic din pala.

Cyberzone Properties breaks ground for two-tower office building
Cyberzone Properties, Inc., which is owned 35% by Africa-Israel Investments (Phils.), Inc., in partnership with the Filinvest Group, broke ground for a two-tower office building in Northgate Cyberzone in late October. The buildings will be called I-Hub 1 and I-Hub 2 and will have 6 and 9 floors, respectively. Total gross leasable will be approximately 23,100 square meters. I-Hub 1 is expected to be completed by October 2007, while I-Hub 2 would be delivered by January 2008.
Northgate is an 18.7 hectare Information Technology park situated 20 kilometers south of Manila. The park already has 6 buildings with gross leasable area of over 50,000 square meters. Two more buildings with a gross leasable area totaling 20,270 square meters are nearing completion.
Some of the park’s tenants include HSBC, Convergys, APAC, Genpact and E-Telecare.
CPI plans to build 2 buildings annually over the next 7 years in Northgate Cyberzone, with total gross leasable area expected to reach 234,000 square meters.

At least , the upcoming buildings are increasing in height . It looks like mauunang mapuno ng buildings ang Northgate among the FCC's commercial zones .

Nagpunta ako kahapon sa SM Southmall , the main mall looks gloomy coz madilim at hindi pala naging successful yung Arena/Escape section sa 2nd/3rd levels nila ....
Also almost finished na pala yung exteriors ng InterMed Corporate Center in MBP , simply beautiful talaga ang design ng building na iyon ....parang okay mag work doon in case , its open na at may mga company-tenants na in business operations.

I saw an entire rendering of the FCC with FS a the centerpiece ..its truly magnifient city of the future complete with best amenities such as elevated railways , convention /hotels complex , central parks , high rise office and residentials a coliseum and finest infrastuctures befitting a highly cosmopolitan city .

Migan December 17th, 2006, 03:03 PM ^^ tried measuring those mall's lengths (the longest portions that i could find) using google earth's measuring tool and posted the results below. of course these are not official numbers but more like rough estimates. at least people will have a basic idea on how long they might be.

I went to Tunasan yesterday at nadaanan ko yung site ng SM mall , mayroon ng crane na na naka-erect sa construction site at may mga steel bars na rin na visible above its fenced area . So tuloy na tuloy pala ang pag-build sa mall ..sana okay ang design at medyo palakihin na rin nila ( maximize the space ) kasi may kalumaan na rin ang SM Southmall ( more than a decade ) so para may panibagong mapupuntahan sa malling .

Yeah , but one good thing about it , is that it will be built in Tunasan . It will definitely spur development in the area coz right now that part of Muntinlupa is still sleepy , an SM mall will bring vibrancy and of course more jobs. Hopefully , the mall faces east because it has a great view of the Laguna lake .
The housing development of SM inside Susana Heights called "Lindenwood "is also in the offing .

LhexiMont December 18th, 2006, 11:11 PM INTRODUCTION
Among the 17 Cities and Municipalities that comprise Metropolitan Manila, the City of Muntinlupa has been the forefront of development planning. Reflective of this is the fact that Muntinlupa was the first LGU in the National Capital Region to have an approved Comprehensive Land Use Plan (CLUP) and Zoning Ordinance. These documents were approved in 1993.
Since then however, numerous developments and changes have marked significant changes in the present character of the city of Muntinlupa. Similar changes are likewise observed in the land use pattern of the City. Though it generally adheres to the CLUP of 1993, the proportions of land utilization has dramatically changed, brought about by the rapid urbanization of settlements which in turn is brought by rapid population growth in the locality. There is thus a need to update the CLUP and the zoning ordinance to make it more proactive to the present scenario besetting the City.
SPATIAL PROFILE
In spatial development planning, parts of the whole are assessed with respect to the over-all contributions of the sector to the total development of the City. Hence, the role played by the various barangays in the total development of the City is primary to the achievement of the goal of becoming the Premiere City of the 21st Century.
Each barangay plays a distinctive role in development brought about by its strategic location and features and the current trends in land use.
Barangay Tunasan, being the southern-most area of the City, links the locality to the Province of Laguna. It is home for numerous residential establishments. Sixty five percent of the total land area of the barangay is used for residential purposes. The remaining is a mixed use and some are for industrial activities. Attempts to change the land use from residential to industrial (based on current activity) has been met with much opposition from the local residents. Preference for residential land use has been advocated so as to safeguard the development of the locality.
Barangay Poblacion is host to the country's National Bilibid Prisons. The NBP alone comprises 84.15 percent of the land in this barangay. As such it is currently considered an institutional zone. However, much speculation has cropped up as to the development of the area. In anticipation of the impending development, the City of Muntinlupa has proposed a Master Development Plan for the NBP area. The Plan proposes to contain the commercial area of District I, comparable in development to that of the Alabang area in District II. The barangay is mostly zoned for residential use, although few medium to low scale commercial activities can be noted along the national road and some parts of the barangay where people converge.
Barangay Putatan is home to the most number of subdivisions and sitios. It is largely residential in use. Putatan comprises 14.44 percent of the total land area of the City. It has been proposed in the past that the barangay be divided into four smaller localities instead of just one. This proposal was brought about by the need to effectively target public service and utilities to the area's residents.
Barangay Bayanan is another area classified mainly as residential. Like most of the barangays in District I, commercial activities/zones line the barangay area along the national road spanning the whole length of the district until Alabang.
Barangay Alabang is the most commercialized barangay in the City of Muntinlupa. With Filinvest Corporate City as well as the close proximity of the Alabang Commercial Center and Madrigal Park, it is projected to be the backbone of the City's economic development. It is projected to fuel the City's development making it the Premiere City of the 21st Century. These developments have transformed this once fishing and agricultural village into a highly urbanized modern area characterized by commercial activities with dwindling residential use. At present, even the residential portion of the barangay along the old provincial road (Aplaya Rd.) in now lined with commercial establishments, reflecting the fast paced commercialization being experienced by the locality.
Barangay Cupang is dubbed as the "Most Blessed Barangay in the City of Muntinlupa." The development activities that have occurred in this locality are enough to warrant this reputation. From frugal activities such as fishing and farming, the barangay is now the proud host to some 50 major industries of the City not to mention 11 first class subdivisions. Land use is mainly industrial with sporadic residential zones.
Barangay Buli is the smallest barangay in terms of land area. However, it is characterized by a mixed land use of industrial and residential, owing to the spillover from Barangays Cupang and Sucat.
Barangay Sucat is home to the 600-megawatt power plant of the National Power Corporation. There are about 27 major industries located in the locality, five large subdivisions, and vast open spaces targeted to carry the commercial activities which is expected to spill over from Barangay Alabang.
SPATIAL DEVELOPMENT ROLES
Despite the varying strategic roles being played by the Barangays, the City of Muntinlupa aims to move forward into the new millennium on the basis of a common vision of the future. This is the vision anchored on becoming a Premier City by the next century.
For practical development planning and management purposes, the City of Muntinlupa shall be divided into two districts - each of which have spatial factors favorable to the needs of rational and sustainable growth. When planned within an integrated development area approach, Muntinlupa City would be able to maximize its potentials both as a premier center of commerce and industry as it retains its "provincial" ambiance.
With its strategic location as the gateway to the CALABARZON subregion capturing most of its population, Muntinlupa shall emerge as the center for finance, trade, commerce and industry in the southern part of Metro Manila to the CALABARZON area.
District I comprises Barangays Tunasan, Poblacion, Putatan, and Bayanan which shall remain as residential areas, Barangay Poblacion emerging qs its center of commerce and trade.
District II comprises Barangays Alabang, Cupang, Buli, Sucat and Ayala Alabang shall serve as components of an industrial and commercial network with Alabang as the primary growth center.
ANCHOR PROGRAMS AND PROJECTS
1. Stone Sea Wall
The stone sea wall shall serve primarily as a buffer separating the mainland from the waters of the Laguna de Bay. This should lessen the risk of flooding in the communities alongside the Bay area, thereby lessening the need for disaster operations in the area. The Stone Sea Wall shall also serve the following purposes:
The boulevard should prevent lakeshore dwellers from throwing their refuse and waste into the lake.
• The boulevard would add to the transportation network of the City as an alternative route for light vehicles.
•It would add to the mystique of the City as primary commercial tourist destinations in the Metropolis.
•It shall serve as a revenue-generating mechanism of the City since the real estate tax of the areas to be affected would proportionately rise in value.
• It shall serve as a recreational area for residents as they stroll and enjoy the sites and entertainment along the Bay.

3. Central Terminal System in District I
4. Development of small parks and buffer strips
5. Construction of new access roads, new road networks and the like
6. Establishment of a Development Communications System
7. Development of a Master Plan for NBP Reservation
8. Designation of a Socialized Housing Zones.

Syempre , SM will probably test the waters first if their retail business will be a success . Sana may cinemas din at maraming retail shops and those affiliated with SM group at complete Hypermart .

Muntinlupa City Mayor Jaime Fresnedi had approved the release of P300 million for the construction of a multipurpose pedestrian overpass, dubbed as "skywalk," to decongest traffic in the crowded Alabang business district.
"The 11-meter wide, 200-meter long overpass aims to serve pedestrians. Unlike the ordinary overpass, the skywalk will be secured where guards will be deployed in the area for 24 hours," Fresnedi said.
He said nine escalators, and an elevator for the handicapped will serve pedestrians.
Neil Tayu, head of the N.C. Tayu and Associates Corp., referred to the skywalk as a unique overpass system along Montillano St. to Filinvest area which will connect the Filinvest business center to the Muntinlupa public market and the Alabang jeepney and bus terminals.
Tayu said the project is the first of its kind to be built in the country. It is under a built-operate-transfer scheme wherein the skywalk’s operation will be turned over to the city government after 24 years.
He stressed that the skywalk does not only answer the city’s problem on traffic congestion but will likewise address violations such as jaywalking and illegal vending.
"It is also expected to generate big revenues to the local government because of the 240 stalls installed within the skywalk premises. These will be sold to interested small-scale businessmen," Tayu added.
The illegal vendors who gather under the Alabang viaduct area will reportedly have no choice but to lease a stall from them to continue with their businesses thus making each of their transaction legal.
Fresnedi likewise said, "Unlike the ordinary overpass which are usually left unclean, there will be personnel assigned to keep it dirt free. Security guards will protect pedestrians from snatchers and holduppers who frequent the area."

Update ko lang about this item : Now I know what is this for , this will be for the upcoming Alabang viaduct rehab project . The huge vacant lot will be beside the field office. They rented out the former Golden Flame restaurant to become the field office for the project , while the adjacent vacant lot will be probably used as construction materials laydown area , parking for equipments and barracks for the laborers .

Im so excited about this , in two years time , malaking pagbabago for the better ang magaganap sa Alabang InterChange area because the rehab of viaduct is also on the way . May planned beautification din yata ang city government after all these construction activities . Its also good to see that the vendors will have their proper place to do business within the proponents of the skywalk .

Among the wet markets in Muntinlupa , I like most the Marksville market in Bayanan , kahit one level lang yun high ceiling at well-ventilated yung palengke at maayos ang pagkakagawa . Ang ganda siguro kung dun ipa-pattern ang Alabang Market na mataas , malinis , maluwang at well-ventilated ang ground level while yung second level ay gawing commecial spaces . If magkakaroon pa ng 3rd or 4th level dedicated to well-maintained
carpark ay mas maganda .

And I dont' think they can do anything with the low ceiling kasi gawa yun sa semento (sinehan ang taas nun dati, remember?), unless they demolish the whole structure and build a new one. saka award-winning kaya ang Alabang Market. and problema nga lang talaga ang parking.

- the project will address the area's current traffic and accessibility problems
- will address the problems on illegal businesses at the same time generate profit
- will address security issues
- a beautification/improvement project?
some make or break deciding factors:
- depending on how carefully it is planned, the design of a monolith that big could also have the potential to even further disrupt and distort an already chaotic urban environment.
- how many people will actually use it? or will they even use it? especially the rogue "residents" of the area. again, this all depends on the design approach and the amount of research conducted. i reckon teaching a hard-headed mang andoy wearing tsinelas with matching shorts and sando to cross over a somewhat intimidating and "well-protected" mall-like environment on a daily basis would be a pretty tough ordeal.
- assuming that the planning of the structure is perfect, are the original plans/blueprints actually going to be followed down to the very last detail?
- how much would it cost to maintain this type of structure? the success of this project will also depend on how well it will be maintained.
this looks like a very promising project though time will tell. any pictures/renderings on how it will actually look like? parang nakita ko na sa isang post dati pero hindi ko na mahanap.

Yes , kaya nawala yung squatter sa likod because its part of Filinvest already . Ang kakaayos lang sa wet market ay yung fish/veggie section but the main two-storey building where there were cinemas on its second level
( I think , its called LandMark Cinema) was built pa daw in mid-80s so practically almost 20 years na rin . But kahit paano , nag improve din naman yung market thru the years, nagkataon lang kasi na sa paligid nito ay fast-paced na yung mga nangyayaring developments .

actually wala na yung sinehan. Open area na rin yung second floor, tapos yung ibang part yata ay binaklas, para maging maaliwalas ang 1st floor. Hindi naman kailangan palaging "build from scratch" basta malinis lang tingnan ayos na. At ang Muntinlupa public market pa lang ang may sariling water treatment plant kaya siguro di na rin masyadong mabaho yung wet market.

It is indeed a very impressive structure , ang linis ng pagkakagawa inside out . Pati yung mismong complex ay inayos din including the access roads at parking ay concreted din . Ongoing rin pag-expand at lalong pagpapaganda pa ng baywalk along the shore of laguna lake at pattern na ito beautiful design ng Bayanan baywalk . Surprise guest pa si Willie Revillame at naglaro pa ang former PBA players versus CS Benilde at may magandang production number yung mga young athletes ng Muntinlupa at nakakabilib talaga yung mga skills nila lalo na yung mga gymnasts na acrobatic talaga . Impressive din yung neon signage on top of the building lalo na kapag well lighted . May iba pa yatang structures na itatayo sa mga unconcreted portion . Sa dami ng bantay / crowd security ..i did not had a chance na makuhaan ang external coz gabi na rin , may isang external shot but pangit ang quality . Anyway post ko later interiors ( w/ crowd ) ng arena .

LhexiMont December 29th, 2006, 11:02 PM Both sides ng main arena ( east-west ) ay mayroong multi-purpose halls na malalaki din at underneath those seats ( bleachers ) ay various offices , fitness centers at restrooms . All -glass naman yung pinaka-facade ( main entrance ) ng structure . Ang galing din na obstruction-free kasi yung mga supporting columns ay nasa tabi lahat as you can see in the pics. 4000 daw ang seating capacity ng bleachers section only . Puede rin siguro mag-hold ng events like concert indoors ( main gymnasium ) at maging sa labas mismo dahil malawak ang venue at ang hangin pa especially these days .
Ang gagaling ng mga think-tanks ng project na ito , who would have thought na magiging ganun kaganda yung place ngayon pa lang and how much more kapag fully developed na ito in 1-3 years time ?
Nakatulong at nakaganda rin yung backdrop na baywalk along the shores of laguna lake at yung dalawang magandang school buildings ng science high school . Hopefully , malagyan ng perimeter fences ang buong sports complex soon para well-maintained palagi.

As of now hindi airconditioned but may malalaking blower fans sa bleachers and hindi naman mainit in fairness dahil well-ventilated ang buong structure . Gagawin pa rin siguro yung swimming pools at oval kasi nga may mga vacant spaces pa talaga so baka doon ilalagay ang mga facilities na iyon in the future.

But the main , difference ay hindi naman minadali ang Fresnedi Sports Center since latter part pa ng year 2005 pa sinimulan ang construction.

Mas maganda yung actual now pero present pa rin naman yung mga open spaces nung slot para sa oval track with grandstand while may space pa sa eastern side at sa likod ng new gymnasium na puedeng pagtayuan ng iba pang sports facilities . Hopefully , maging maganda rin ang landscaping now that mas pinapaganda nila yung baywalk within the complex .

May proposal na Fishport complex sa baybayin ng Laguna Lake sa Alabang area , puede siguro na i-relocate rin yung palengke doon in the future .
Sa ngayon very prime spot na yung kinalalagyan ng wet market at marami na ring improvements na ginawa doon kagaya ng wastewater treatment facility so baka mananatili pa talaga iyon sa current location nito at yun na rin kasi ang nakagisnan na location nito eversince .

PROPERTY developer Landco Pacific Corp., a unit of publicly listed Metro Pacific Investments Corp., has teamed up with property owner Sucat Land Corp. to develop a P10-billion residential project a 9.7-hectare Sucat Land property in Muntinlupa City.
Sucat Land president Renato Leveriza Jr. said the project would consist of 4,500 units and take seven to 10 years to finish.
Under the joint venture agreement, Sucat Land will contribute its property at Kilometer 21 East Service Road of the South Luzon Expressway and Landco will contribute funding and expertise to the development.
Landco is known for developing high-end residential resorts and leisure farms.

PROPERTY developer Landco Pacific Corp., a unit of publicly listed Metro Pacific Investments Corp., has teamed up with property owner Sucat Land Corp. to develop a P10-billion residential project a 9.7-hectare Sucat Land property in Muntinlupa City.
Sucat Land president Renato Leveriza Jr. said the project would consist of 4,500 units and take seven to 10 years to finish.
Under the joint venture agreement, Sucat Land will contribute its property at Kilometer 21 East Service Road of the South Luzon Expressway and Landco will contribute funding and expertise to the development.
Landco is known for developing high-end residential resorts and leisure farms.
Wow , 4500 units all in , napakarami nun kapag na complete . Lalo nang tataas ang market value ng land sa part na iyon ng Muntinlupa City . Malapit lang ito sa Sucat Interchange , Brittany Bay at Makro and syempre sa Alabang complex .

great184 January 7th, 2007, 12:32 PM Guys just went by one of the newly opened bars at Festival last Friday... San Mig light for 30 bucks :) Not bad! Forgot the name of the place it had a tropical balinese concept, and had an aquarium with 2 gray reef shark pups... Forgot the name of the place... There are other stand-alone bars that will be opening soon... I belive that this is not the proposed expansion of Festival mall itself though? Correct me if I'm wrong...
LhexiMont January 7th, 2007, 03:34 PM The newly opened bar could be the one named APLAYA , since it is one of the first to open in that Greens & Grills alfresco dining segment at the back of the mall . Though , it could be a considered an expansion , the stores built there are made of light but sturdy materials so it could be either permanent or temporary .
Really ?? an expansion is in the offing for Festival mall , it would be ideal if Festival Mall will be transformed into a mixed-used development that will be seamlessly integrated into the one of the largest and well planned mall in the country today .

A big , manmade lagoon will also be in place there taking advantage of that natural creek that flows in the property and will serve as a very beautiful backdrop for the beautiful convention center that will be built there .

After a few hours of containing the fire incident that occured in one store , the mall already resumed normal operations .
Yesterday , I went at Metropolis mall and its as if nothing happened there with regards to the minor fire , hindi ko nga napansin man lang kung alin store doon yung nasunugan .

LhexiMont January 12th, 2007, 04:32 AM Wala pa nga daytime pics ng Fresnedi Sports Center , tama ka @ Migan , of good quality nga ang pagkakagawa sa gymnasium na ito at hindi ito yung tipo na run-of-the mill warehouse type arena . Pati nga si Mr. Dong Puno na guest sa opening ceremony ay napabilib sa facilities ng gymnasium with two multi-purpose halls on its east/west wing .
Sana in months to come ay maitayo na din yung iba pang sporting facilities complemented by the Tunasan baywalk and park which is integrated to the sports complex . Masarap sigurong mag-jogging sa papaumaga or papagabi doon lalo na kapag talagang nakumpleto na ang facilities .
LhexiMont January 13th, 2007, 05:29 PM I noticed today in Northgate Cyberzone @ FCC that they are putting up steel foundations for a post starting from Convergys until at HSBC building . Those posts will possibly support for a covered pathway since the holes are quite close to each other . Five huge buildings in total will soon line up that stretch of Northgate Avenue such as Convergys, 5132 ( topped off ) , I-Hub 1 & 2 (U/C ) and HSBC so the covered pathway will be very useful in protection from heat and rains of the employees working in the IT park 24/7.

The Urban Poor Affairs Office (UPAO) of the City of Muntinlupa today said the National Housing Authority (NHA) will start initiating the site development of the 50 hectares socialized housing land located at the New Bilibid Prisons, Reservation Area in Barangay Poblacion.
UPAO’s Noel Cardona said based on their meet today with NHA National Capital Region’s Dlisay Lizardo and Housing and Urban Development Coordinating Council (HUDCC) Director Edilberto Ramirez, four contractors will start the earth moving or site development of the land which will be divided into four sections.
Cardona said the site development will include the cut and fill of the land, lay-out of road drainage, concreting of road, installation of electrical connection, water system and preparation of the over all site into a subdivision. However, the site development doest not yet include the construction of the 7,000 houses. But building of houses may already commence right after the land is prepared.
Cardona said that while they expect the site development to be completed in July, parallel activities will be held by the city and the NHA where the latter are putting up action centers in all barangays to accept the applications and complete requirements of the beneficiaries for the said housing project.
He said the beneficiaries of the project are those who live along the Philippine National Railway (PNR) tracks in Muntinlupa which should be vacated to give way to the rehabilitation of the Southrail project of the Department of Public Works and Highways.
The donation of the land to the said squatter families is strengthened by the proclamation of President Gloria Arroyo in August 2002 and amended in February 2003 allocating the 50 hectares land at the NBP to the informal settlers living along danger zone in the city.
In the latest NHA census validation conducted at the PNR site, over 8,000 families can avail themselves of the housing privilege. The figure has gone down from over 10,000 in 2002 due to various absentee homeowners and renters. NHA is the lead agency and project administrator in cooperation with the local government unit and the HUDCC.
Cardona said the housing provides 32 square meter per lot area per beneficiary. Recipients will only pay P100,000 for 25 years for site development and the expenses incurred in the construction of their houses which are very minimal rate.
He said they are thinking of doing partnership with the non-government groups whose thrust is providing low cost houses such as Gawad Kalinga and Habitat for Humanity for the construction of the over 7,000 houses to help lessen the expenses of the people.
Of the 50 hectares land, only less than 70 percent of which can be used for the construction of houses because most of the areas are unbuildable due to the site’s rugged terrain plus the city has to allocate 30 percent as open space for recreational and community facilities.

I also saw the extension of Corporate Avenue leading to East Service Road at nakakatuwa na may instant fully-grown Palmetto trees na ang naka-erect sa island ng avenue . Ongoing pa rin yung construction ng Phase 2 ng South Station at mukhang mas maganda itong ginagawa nilang commercial/retail building kaysa sa Phase 1 building na operational na .

Nakita ko uli ito kanina at may circular roof na and looks like mediterranean ang architecture at mukhang church nga ( 80 % sure ).
Then maganda yung location because medyo elevated siya at parang slightly overlooking ang WestGate Center . Siguro , kapag nagawa ay parang kagaya ito nung church na katabi ng SM Mall of Asia in appearance and size .

Iba naman kasi may ari nung church ( Ayalas ) . Probably because of the location ..elevated kasi at talagang mapapansin mo and also walang high-rise na makakablock within that area .

We were also among the top 5 most competitive cities in the philippines in 2005 and the most improved city too in the AIM Policy center and GPZ award last 2005. see how muntinlupa has progressed in the last fice years?

The Muntinlupa City’s Joint Resources for the Family (JRF) Program will spearhead the creation of a savings account for a group of people in each barangays in the city with the hope of helping them put up their own rural bank in the future.
The JRF is the city’s office that caters to the financial needs of the poor who wants to put up their own small business but do not have enough money to do so. JRF’s Marilou Lobo said currently, about 1,700 of her almost 2,000 clients are maintaining their personal savings account where her office keeps the passbooks.
She said they enforce this measure because they want their clients to save for their future thus account holders are only encouraged to make a withdrawal from their account twice a year that is during enrolment and Christmas time.
Now, Lobo said they are holding meets with the different JRF clients regarding their plan to create the “dagdag puhunan savings organizations” wherein a unified savings account will be opened for all the members of each barangay managed by the barangay’s officers themselves under the tutelage of the JRF office.
Lobo said this unified saving account of all JRF members per barangay may be used by the members in a lending business (cooperative style) but borrowers should be a resident of the barangay where he/she is borrowing.
She said that each of their nine barangays will have their own set of officers to monitor the group’s savings account. Lobo said that if the groups are able to roll back their savings and make a significant increase, they might be able to put up a rural bank of their own within the city itself.
“If that happens, we will help them manage this bank because we want our poor rural folks to manage their own businesses too,” she said.
As of now, the JRF’s 2,000 clients run a small business of their own ranging from candies, polvoron trading (with a P2,000 capital) to sari-sari store or dressmaking business at a P40,000 capital. These capitals were loaned from the city government under the JRF’s Micro-enterprise Financing Program.
This year, the city provided the JRF with a 15 million fund for its lending program. The office released P1.4 million this month to 84 beneficiaries. The borrowed money is at zero interest rate with varying payment terms that will best suit the borrowers’ capacity to pay.

Also , kinukumpleto na rin ang road network ng South Station and it seems mag-full blast na ito at gagawin na talagang transport terminal hub . Ongoing pa rin yung construction ng cluster building # 2 ng SS at mas maganda ang concept nito sa naunang triangular building-mall across the public market .

Yung Mondrian Residence ay may streamer na malapit na silang mag-turnover ng units sa mga buyers . In fairness , ang laki ng iginanda nung building kahit plain lang ang exteriors nito ,
Yung Vivant Flats naman , malapit na din sigurong mag-turnover . Maganda yung pagkakagawa ng building kahit na 17-storey lang ito at na-compensate naman since may pagka-massive naman yung building . Naka-fenced na yung La Vie Flats ( 22-storey) na katabing-katabi ng Vivant Flats .
Natanaw ko rin yung exclusive residential village sa Laguna Heights area at marami nang magagandang bahay ang nakatayo at yung iba naman ay ginagawa na . Parang mini-Brentwood village ( also a Filinvest flagship project in Binan ) though iba-iba ang styles ng bahay dito sa exclusive village na ito within FCC .

festival mall was one of my most favourite malls in manila, we used to do our grocery shopping in shopwise.

Ang hirap mag-take ng pictures coz security personnels roams the area frequently . Kung may sasakyan sana ako , mako-conceal ko kahit paano ang pagkuha ng pics .
Wow sana nga mas mataas yung tower three ng The Flats . Yung West Parc condos nga consist of seven towers when completed , but yung three buildings nila ay identical @ 15-storey each , sana yung last four mas matataas para mas okay . Yung Asian Hospital din may third building na itatayo at above 20 storey .

Oo nga , kung ako lang ay isang property developer , sa FCC ako magtatayo ng magaganda at matataas na buildings ko , kasi mura pa ang value ng land doon at quality land development din naman ito na okay na okay din ang vicinity since it is connected sa commercial hubs ng Alabang ( ATC / Alabang Interchange ) :) :)
I also read in a broadsheet at may pic pa ng scale model ang Skyway na kukumpletuhin na ito all the way to Alabang as planned at yung proposal na link nito sa North Luzon tollway ay pinaplano na rin according dun sa news item .
LhexiMont January 30th, 2007, 01:06 AM A portion of Liwasan ng mga Bayani in Alabang is now on fence possibly in connection with the construction of the Muntinlupa Skywalk project of the city government .
Also , a new 2-storey health center will soon be inaugurated along the national highway, just a stone throw-away from the city hall . It was previously occupied by an old one storey health center / lying-in which was completely demolished , but now it was transformed into a modern and beautiful structure . A portion of the facade of the building is in clad with the very popular aluminum composite panels in glossy white color and it looks good .

The election ban on new construction projects is delaying the start of the P300 million super Skywalk project in Barangay Alabang, Muntinlupa City.
A pet project of Mayor Jaime Fresnedi, the Skywalk is aimed to ease the pedestrian traffic in downtown Alabang.
Tez Valencia-Navarro, city public information officer, said the Skywalk construction would begin after the mid-year elections.
To rise along the Montillano St., the 200-meter long Skywalk is expected to completely remove pedestrians from streets.
The commuters will pass the skywalk connected to vital business establishments and government institutions such as Festival Mall, Ospital ng Muntinlupa and Alabang Public Market, among others.
The Skywalk will also be linked to the jeepney and bus terminals.
A build-Operate and transfer deal, the N.C. Tavu and Associates Corporation will construct the infrastructure. It will be the first of its kind in the country.
The income generating skywalk will also have business stalls for the convenience of the pedestrians.
Security guards will secure the skywalk on a 24-hour basis to protect pedestrians from malefactors.
The Tavu will operate the skywalk and it will be turned over to the city government after 24 years.
The illegal vendors will be encouraged by the city government to lease stalls in the Skywalk.
Fresnedi said: "Unlike the ordinary overpass which are usually left unclean, personnel will be asigned to keep it clean."

SM Muntinlupa in Tunasan has three cranes now for its round the clock construction activity . Two weeks ago it was still a single crane , and I was surprised to see the additional two erected .
I have a copy of the city paper and the local governments projects are featured including its perpectives and layouts but only in black and white . Nonetheless , they are very impressive such as Bayanan Baywalk , Tunasan Baywalk/JRF Sports Complex and Muntinlupa Skywalk and other noteworthy projects such as health centers and multi-purpose covered courts . It has actual pictures of ongoing structures rising on Bayanan Baywalk and the newly finished JRF Sports Center .
LhexiMont January 31st, 2007, 09:39 AM Yesterday , I was in Tunasan Baywalk area which is also where the Muntinlupa Sports Complex is located . They are renovating the railings of the the pathwalk by the lake similar to that of Bayanan's and doing continuous improvements in the complex like concreting of roadways and open parking area. With the cold and windy weather that we are experiencing nowadays, its twice as cold out there because there arent any obstructions blocking the wind blow above the lake .

With several top notch community / commercial rising in that area..hopefully Tan converts the place into a real estate project .

Kailan kaya ide-develop ng Ayala land itong malaking vacant land na ito na across ng Alabang Town Center and behind Ford showroom , puede kasi itong pagtayuan ng ultra-modern mixed -use complex ( high-rise residential / high-end mall perhaps ) since wala pa namang residential sa Madrigal Business Park . This might propel further development sa MBP .
Marami-rami na rin naitayong buildings sa MBP, kahit mostly ay midrisers lang with a few high- risers ay okay naman yung mga buildings at maganda rin ang pagkakadevelop as a whole nitong MBP . Sana dagdagan pa ng Ayala ng mga skyscraper towers itong park aside from their Ayala-FGU building . Kung sa iba din lang na mini-business districts mas spacious with wider road networks and better infrastructure ang MBP . Dito parang makakahinga ka pa coz hindi siksikan at overly built at may magandang parks pa.

Muntinlupa authorities yesterday assured that it will push through with the new government-operated potable water resource despite opposition from operators of various privately-owned water refilling stations in the area.
Last Friday, Muntinlupa Mayor Jaime Fresnedi formally opened to the public the new "Fresnedi Water Refilling Station" in Pacwood Site, Tunasan as an additional free source of clean and potable water for the Muntinlupeños.
It is expected to augment existing sources of potable water in the city, aside from the Maynilad Water connection in different subdivisions in Muntinlupa.
But after three days of operation, owners of nearby water refilling stations have already expressed disappointment against it because "it is killing business.’’
City Administrator Henry Reyes said that the project is created for residents in depressed areas where clean and safe drinking water is scarce.
Reyes said: "This is to answer the pressing need for potable clean water with the onset of the anticipated shortage of water this summer and to safeguard the health of the residents, and not to compete with them." (Natalie Jane Malayo)

I thought those people weren't tenants, but they actually owned the land. I heard that they refuse to sell the land because it was given to them by the Madrigal family for all the years of faithful service. I don't think that lot's going to be developed within our lifetimes.

Migan February 22nd, 2007, 01:00 AM ^^ true. but of course anything you build right along zapote will probably contribute to traffic. the road wasn't designed to handle that much inflow of people. hope government will do somethin about the traffic issue, but then that's a diff. story. if you think about it in a land owner's perspective, that 35k+/sq.m. minimum piece of property can be put to good use. if assuming the so-called "tenant" got that land for free and has no means to develop it, then why not just lease it out? kahit cheap lang daming uupa niyan. perhaps let someone build a light single or 2-storey commercial/mixed use bldg. there. then he can move his canteen or maybe even his home in one of its units as payment for leasing the land. and people can access it via madrigal road. nabiyayaan ka na nga eh, tap some of the areas potential man lang at the very least heheh... :)
LhexiMont February 24th, 2007, 08:23 PM I noticed today in Northgate Cyberzone @ FCC that they are putting up steel foundations for a post starting from Convergys until at HSBC building . Those posts will possibly support for a covered pathway since the holes are quite close to each other . Five huge buildings in total will soon line up that stretch of Northgate Avenue such as Convergys, 5132 ( topped off ) , I-Hub 1 & 2 (U/C ) and HSBC so the covered pathway will be very useful in protection from heat and rains of the employees working in the IT park 24/7.
It is indeed a covered walk that will provide great convenience to the employees of various offices ( BPO mostly ) in the well conceptualized IT park . No worries when rainy season comes and will also serves as protection from the heat on sunny days .

OSCA center is for the senior citizens of Muntinlupa . Those two facilities are the firsts among other to rise in the complex . An expansive annex of elementary school and renewal home ( sort of rehab center ) facilties will also rise along with a beautiful park and pathwalk facing the historic Laguna lake.

LhexiMont March 3rd, 2007, 11:43 AM Yeah , Vivant Flats looks like a topnotch condominium in actual . It has a nice entrance driveway and a cool mini waterfall- like effects on its walls on the entrance area . The parking area is underground .
Another finished ( operational ) condominium in the Aspen Tower and similarly it has 3 or 4 levels of underground parking. IMHO , Aspen needs just to be repainted because its exterior paint is fading , perhaps change the color to more vibrant colors too , coz amenities-wise, it's good too . Sooner , La Vie Flats will be built there .

If you are in the Metropolis Mall , there is a jeep terminal plying the route of
Metropolis-Zapote/Baclaran/Southmall . The exact location of the terminal is on right side of the main entrance ( along the covered walk ) . Sakay ka dun and bumaba ka sa tapat ng Madrigal Avenue ( the road between ATC and Ford Alabang ) .Then lakad ka westward and from there matatanaw mo na yung AutoZentrum Building , as you turn right.
Other options ..Sa South Station at Public Market may mga Alabang-Baclaran route jeeps din na puwede ka sumakay.
If mahaba ang oras mo , puede ka pumunta ng Festival Mall then labas ka sa Commerce Avenue exit nito at lakarin mo na lang yung length ng Commerce Avenue . Makikita at madadaanan mo dun Insular Towers , Westgate Complex and ATC coz along that road din yung AutoZentrum .

Cyberzone Properties, Inc. (CPI), a 35%-owned subsidiary of Africa-Israel Investments Phils., Inc.
(AIIPI) and Filinvest Land, Inc. (FLI), held a topping-off ceremony for its eight building, called 5132, in the Cyberzone Northgate IT park on February 28. The building stands 6 stories tall and contains a gross leasable area of 9,408 sqms. This brings the total gross leasable area for all 8 buildings in Northgate to 70,941 sqms. The building is expected to be ready for occupancy by June 2007 and CPI is in negotiations with a number of prospective locators, all big names in the IT or call center industry.
Meanwhile, a locator has already submitted a letter of intent to take up the remaining unleased space of the seventh building called Plaz@D, which consists of 5,384 sqms. based on the letter, the lease shall start on April 1. The locator cannot be identified yet until the lease agreement has been signed.
The first 5,476 sqms was already taken up in the first quarter of 2006 by India-based ICICI One Source.
The 9th and 10th buildings, I-Hub 1 and 2, are also expected to be completed in the latter part of the year and will add another 24,708 sqms of leasable space.
From 2008 – 2012, 3 buildings totaling 29,000 sqms of leasable area are planned to be constructed every year.

Migan March 19th, 2007, 11:02 AM speakin if that corner lot along madrigal-zapote, i saw a portion of the area being fenced in. mukhang may itatayo na dun ah. it seems the "tenant" finally sold his land... and for 50+m bucks... or so the legend goes :) i wonder why he din't just lease it. and i heard this is where mt. mcdo will be relocating as soon as their current lease expires.

LhexiMont April 2nd, 2007, 06:53 PM It seems very simple lang yung structure ng SM Muntinlupa , its shaping like an inverted L wherein narrow yung facade then mahaba yung middle at widespread naman sa pinakalikod. I still dont know its number of levels coz its not evident yet if it has a basement level . Probably , if it will be very successful , the mall will be upgraded from a supercenter to a city in a few years ( just like SM City Sucat ).

In a series of hearings by the House Special Committee on Metro Manila Development, committee chairman Muntinlupa Rep. Ruffy Biazon emphasized the importance of the water project that will benefit families in Muntinlupa, Las Pinas, Paranaque and certain areas of Cavite .
The water reservoir will be built in a two-hectare lot inside the New Bilibid Prison reservation in Poblacion. Based on a study, the Metropolitan Waterworks and Sewerage System (MWSS) said the NBP is the best place for the water reservoir project.
Biazon said for years, Muntinlupa residents have suffered from lack of water service, which he said should have been a priority by the government.
He said the water reservoir will assure that every household in Muntinlupa will have water service.
He said when completed, the water reservoir can supply 300 million liters of water to the West Zone area of Metro Manila, which includes Muntinlupa and other cities in Metro Manila, and 100 million liters of water to the East Zone area.
Maynilad Water Services Inc., which handles the water service of the West Zone area, thanked Biazon and the House of Representatives that the project will now push through.
In a related development, Biazon reiterated his opposition to Presidential Proclamation 667 which allots 90 hectares of the NBP land to employees of the Office of the President and Department of Environment and Natural Resources.
"The proclamation was issued without any consultation with Muntinlupa residents. If there are people who should benefit from the NBP land, it should be the Muntinlupa residents," Biazon said.
He said the employees of the Bureau of Corrections, teachers and existing families living inside the New Bilibid Prison should be given priority in the housing project.
"I have committed to the employees of the Bureau of Corrections and Muntinlupa residents that I will fight for their right when it comes to the issue of the NBP land," said Biazon.

LhexiMont April 19th, 2007, 08:40 PM I just passed by the under construction building along Commerce corner Midway Spectrum avenues in Filinvest Corporate City . The crane has just been installed . They have not place any kind of billboard or ads in the area so I can't still officially identify or named it , but it was reported before that's its a Korean firm high-rise residential project .
Also , Filinvest repainted their 23-storey Aspen Tower condominium with a white / pale greenish colored which blends well with its dark blue glassy top . It looks better now .
The structure that I mistaken for a church in Westgate area is actually a restaurant ( Leslie's ) . It looks like it has a nice theme ..and its soon to open .

I passed by that area yesterday but i noticed it had no crane, just unusual even for a mid-rise. Ihub1 and 2 are rising fast. Also im sure we will find the add of that 26-story structure in one of those korean newspapers.

When you're in the malls in Alabang , there are really lots of Koreans hanging out there . Sometimes , I thought they were Chinoys only .
Probably , that's the reason they chose Alabang ( FCC ) for the Korean-funded high-rise residential .
Also , any update what will the Ayalas build on their huge fenced lot beside Ford-Alabang ? There is also a U/C project near the JGC tower in Madrigal Business Park .

It seems they are constructing the perimeter walls ( ? ) of the mall in that area that's why the covered fence was removed and I had the clear view of the construction activities . The mall as a whole seems to be 2-levels ( ground and 2nd floor ) but rising at around 3-4 levels in the cinemas portion .
This is only the first time I ever see a mall construction in progress in our area . When Metropolis , Festival , Lianas was being constructed ..I really did not noticed until they were already done .

I made that entry in Emporis during the height of the "Erap economic crisis". I.A. Campbell Associates is where I got the info from. They are not the developer (I think they are a project manager) and there are also a couple of buildings in their portfolio that didnt make it. If the building does not exist today, its probably cancelled back then already.

Damn I forgot the name we used to have a lot of its leaflets in our car kasi evertime that we would park sa Festival Mall some guys would hand it over to the driver. I think its sold already. It's supposed to be a mixed use building. office/residential studios on top then commercial shops below with shopkeepers houses above them. Low level lang yun as far as I know.

Real-estate developer RPJ Development Inc. expects to receive fiscal incentives for its third tourism-based hotel project in Muntinlupa City, the Board of Investments announced Tuesday.
Company documents showed plans to set aside P1.05 billion to construct a 25-floor, 198-bedroom deluxe hotel adjacent to Bellevue Manila Tower I and II, which RPJ currently operates.
“The establishment of Bellevue Manila Tower III fully supports the development of the country’s tourism industry. There will be an increase in room capacity which means creation of more local jobs,” the company disclosed in a statement.
The company expects to hire at least 120 people when the hotel opens in December 2009.
This project will receive fiscal incentives under the Investment Priorities Plan of 2006, which gives tax perks to tourism-related projects endorsed by the Department of Tourism.
RPJ announced its new hotel will serve both the local and foreign tourists, with Japanese and Koreans making up for “40 percent of our regular guests.”

Kasi according to the article above , RPJ development is already operating Tower 1 & 2 . Considered kaya na Tower 2 na yung expansion podium nung hotel ? Pero sana three towers na talaga . Wala pa rin kasing rendering man lang yung U/C na yun beside Bellevue . Pero okay yung future 25-storey hotel at least mas mataas sa original na 18 storeys lang .
Also nakita ko kanina sa Madrigal Business park yung may fence beside Ford .. ini install na yata nila yung malalaking concrete drainage . may bagong ginagawa rin right beside JGC Building , pero parang low-rise lang ..iba pa ito dun sa ginagawa din sa likod ng GCF or CCF worship building.

( West ) along Hillsborough Village ,, they might be building something there . Along East service road ..The Landco Pacific project ( residential ) had started site improvements on their property which was used to be a tire manufacturing plant .

Wow! ang laking lot nun! exciting! halos lahat pala ng lot sa muntinlupa eh nabili na ng mga top real estate company.... mula filinvest, ayala, robinsons, yng eton (lucio tan), Brittany corp, sm prime (lindenwood residences), Landco Pacific, ............. ang dami! (may nalimutan ba ko?) sana maging maganda ang result ng mga projects nila! Rock on Munti!!!!!!!!

Is it /vi-ver'/, /vi-ve'-re/ or /vi-ve-rey'/? And is it a 5 star hotel? Wasn't able to ask eh. And my, the view on the restaurant on the rooftop is quite amazing!

It's indeed a five star hotel along with Bellevue Manila also on Filinvest Alabang ..sa Manila Bulletin kasi kasama sila sa list ng may rating na five star hotel .
LhexiMont May 21st, 2007, 07:20 PM I noticed kanina na magkakaroon na pala finally ng National Bookstore sa Metropolis after 10 years of operation ng mall . It is located on the former place of Chowking and adjoining vacant space. It was probably the bookstore's branch in South Supermarket kasi nagsara na ito so baka lumipat lang sila sa Metropolis na mas appropriate naman since mas matao dito compared sa Westgate area na sandwich ng ATC at Festival Mall .
