I've been to vivere. It's ok. I'm impressed pero siyempre may kaunting flaws akong nakita. Nga pala how would you pronounce vivere? Is it /vi-ver'/, /vi-ve'-re/ or /vi-ve-rey'/? And is it a 5 star hotel? Wasn't able to ask eh. And my, the view on the restaurant on the rooftop is quite amazing!various pronounciations i've heard so far from people:

i dunno the correct pronunciation myself, but i can personally assure you that the last two can be counted out... :colgate:



speakin of speculations, i recently passed by the site under construction beside ford alabang... why do i get this feeling that mcdo will actually be the only thing to stand there? parang sinementuhan lang kasi ng pang light structure yung property. or worse, extra parking lang ang ginawa?? maybe i'm just presuming too much. :nuts:

Sana hindi lang Mcdo ang ilagay there sa construction site but more likely that of Paseo Center (Makati ) where several affordable fastfood outlets or convenience stores are located in a 2-3 storey building coz wala pang ganun sa Madrigal Business Park ....at least konting lakarin lang ito if ever kaysa sa ATC. Dudumugin naman tiyak ito ng mga office employees ng MBP .

Also if McDo drive thru will be removed from its present site , then what will Ayalas will place in it . Kapag natapos na rin yung lease nung Casa Vicente probably they will demolish it also just like sa dating site ng South Supermarket .

Wow i did not check this thread for a while and now i see that Cybergate is developing very well, with the Bellevue expansion and all the u/c and approved bpo centers.

THE PAST COUPLE OF DAYS HAVE REVEALED A CONSPIRACY PLOT TO RIG THE RECENT ELECTIONS TO FAVOR THE OPPOSITION. HOW CAN THIS HAPPEN, YOU MIGHT ASK, SINCE WE ARE THE ONES IN THE ADMINISTRATION?

CONTRARY TO WHAT HAVE BEEN THE CAMPAIGN OF THE OPPOSITION, THE FRESNEDI ADMINISTRATION IS NOT ONE TO INDULGE IN DIRTY POLITICS. OUR CAMPAIGN SINCE THE START WOULD REVEAL THIS. WE HAVE NOT STOOPED SO LOW AS TO RESULT TO MUD SLINGING AND CHARACTER ASSASSINATION. WE HAVE STUCK TO PRINCIPLES AND PLATFORMS WHICH WE BELIEVE WILL BENEFIT THE ENTIRE CITY OF MUNTINLUPA.

WE STAND BY THE BASIC RIGHT OF THE PEOPLE TO VOTE FOR THE CANDIDATES THAT THEY TRULY SEE FIT TO LEAD THE CITY.

HOWEVER, THIS RIGHT WAS TAKEN AWAY FROM US BY THE VERY PILLARS THAT WERE SUPPOSED TO SAFEGUARD OUR RIGHT – SOME OF THE MEMBERS OF THE BOARD OF ELECTION INSPECTORS.

SEVERAL TEACHERS HAVE COME OUT IN THE OPEN, TORMENTED BY THEIR CONSCIENCE TO REVEAL A MASSIVE PLOT TO DISENFRANCHISE THE VOTERS OF THE CITY OF MUNTINLUPA. THE MEMBERS OF THE BEI HAVE BEEN DICTATED TO RIG THE RESULTS OF THE ELECTION IN CAHOOOTS WITH THE WATCHERS OF THE OPPOSING PARTY. VOTES IN THE NAME OF LOR FRESNEDI WERE READ TO COUNT TO ALDIN SAN PEDRO AND SUMMARILY STUFFED IN THE BALLOT BOXES.

SEVERAL POLL WATCHERS HAVE LIKEWISE REPORTED THE HARASSMENT AND THE DELIBERATE COVER UP OF THE CONSPIRATORS DURING THE COUNTING OF THE VOTES.

DURING THE CANVASSING, OUR LAWYERS DISCOVERED SEVERAL DEFECTS IN THE ELECTORAL PROCESS AS REFLECTED IN THE ELECTION RETURNS. THIS IS WHY WE HAVE FILED SEVERAL OBJECTIONS TO THE CANVASSING WHICH WE HOPE WOULD REVEAL THE TRUE SENTIMENTS AND VOICE OF THE PEOPLE.

MANILA, Philippines--A day after he was formally declared congressman of Muntinlupa City by the Commission on Elections, reelectionist Rep. Rosanno “Ruffy” Biazon believes the mudslinging and politicking should end with the proclamation of the winners.

“We may have been opponents but we are not enemies,” Biazon said, referring to his rival, television journalist Ricardo “Dong” Puno. “We can work together. Puno is in media. He can help the city a lot because he is a respected journalist.”

But Puno’s camp is dead-set on filing an electoral protest after their lawyers pulled out of the canvassing proceedings on Wednesday. Puno earlier called the canvassing “a sham and an illegal proceeding that seeks to thwart the will of the voters.”

Puno also stressed that he was not conceding or pulling out of the race.

His legal counsel, Millicent Desiderio, said their camp was studying possible legal remedies. “We no longer recognize the legality of the canvassing,” she added. “It’s useless to pursue it. We were really deprived of due process. Our legal team will definitely file an electoral protest in due time.”

Biazon acknowledged Puno had the prerogative to file a protest.

Aldrin San Pedro of the Genuine Opposition team, and Temy Simundac, won as mayor and vice mayor respectively in elections held in the city. Puno ran under the administration ticket with mayoral bet Lor Fresnedi, wife of incumbent Mayor Jaime Fresnedi, and Simundac.

San Pedro said he did not see any problems working with Simundac. “I was also with another party when I won as vice mayor before, and [Mayor Jaime] was with the administration. Kapag trabaho, trabaho. Walang politika [It’s just work, no politics involved]," he said.

“Mayor Fresnedi was mayor for nine years. He can help me a lot. I want a smooth transition too,” San Pedro said.

La Vie Flats, the secong building in the premium residential block broke ground in January 2007 and excavation in full swing. It is scheduled for delivery by 2010

West Parc Condominiums
The West Parc Condominium community is fast taking shape near the Alabang Zapote road in FCC. Turnover of Alder began in 2006. Birch building was topped off in September 2006 and scheduled for completion by first half of 2008. Wala coz , katabi lang kasi nito yung Alabang Public Market na bukod sa palengke ay may Abanto Grocery sa 2nd floor ng market so it's not necessary pa in South Station at this point .

As far as i know , yun lang sa SM talaga ang upcoming supermarket sa Muntinlupa . The most recent ay yung South Supermarket in latter part of 2005.

(right?)... and the rendering looks like a famous condo in makati....... i think youve seen that in commercials............. puedeng malaman yung exact location nun sa FCC?

Pag natapos naman yung Muntinlupa Skywalk baka naman mag iba na ang lahat.... mukhang modern naman yung skywalk at lahat ng entry ay escalators......... depende sa bagong mayor kung anong balak niya.............. pero baka matagalan pa kasi nirerenovate pa yung alabang viaduct

It is indeed great that there are lots of exciting informations regarding upcoming developments in Filinvest Corporate City and hopefully they will all built in the next two years or so . Among them are :

Anchor entertainment building for WestGate Center – it’s indeed a must to bring in more exciting , grandiose and fun events in the area .

West Parc phase 2 - just like its phase 1 where two of the three buildings
( Alder , Birch ) were finished , the third building ( Cedar ) is on
its initial stage of construction . West Parc 2 , from
previous reports is a another 4-tower midrise
complex , of which the no. of floors is still unknown at
this point but hopefully taller than their predecessor .

Studio Two - After the success of the soon –to-be finished Studio One
midrise condominium in NorthGate Cyberzone area of FCC .

Tower 2 & 3 of Bellevue Hotel – reportedly much taller than the current

Yung SM Supercenter Muntinlupa in Tunasan ..halos mabubuo na yung structure ng mall . Generally , two-storey lang ito but may portion sa pinakagitna na three storey or kasintaas ng cinemas na above its main entrance . Parang letter P yung shaped mg mall ....narrow ang frontage but sa bandang likod naman ay malawak . May makipot na daan kasi sa gilid ng mall papunta sa isang warehouse plant sa likod ng mall at lakarin mo lang yun at makaka-sneak na ng view ng u/c mall . Mayroon din na circular atrium /roof . Yung sa malawak na portion only two storey at ini-install na yung steel trusses for the roof . That will probably the site of the supercenter ..sobrang lawak kasi at two-storey pa . Napakahaba ng mall sa likod . 24 hours daw ang construction activity nito ayon sa kuwento nung lalake na nakasakay ko sa jeep kaya andami daw nila OT palagi.

The Philippine real estate industry continued to build up its performance with a significant growth of 17.1 percent in 2006, the highest annual expansion achieved since 1967, a government report showed.

The National Statistical Coordination Board (NSCB), the main agency overseeing the country’s socioeconomic database, said in its National Income Accounts report for 2006 that the sector’s growth was an acceleration from its 15.4 percent performance in 2005 and even surpassed the high 16.1 percent growth recorded in 2004.

“The robust annual performance in real estate industry was driven by increased renting and leasing operations as a result of the opening of upscale giant super malls and commercial and shopping centers,” the NSCB said.

It added that growth was further buoyed by the strong production and sales of residential developments in subdivisions and high-rise condominium projects fueled by the significant contributions of the remittances of overseas Filipino workers (OFWs) and Filipino immigrants.

“Likewise, the growth of business process outsourcing (BPO) sector continued to boost sales and occupancy of office spaces, especially in the leading commercial business districts in the country,” the NSCB added.

In the 1980s, the NSCB noted that the performance of the real estate industry was affected by the economic and political developments in the country.

“While it grew by 13.6 percent and 13.9 percent in 1980 and 1982, respectively, the sector plummeted by 25.3 percent in 1984, its worst performance in almost 40 years,” it said.

The NSCB pointed out it was during that time that the economy declined by 7.3 percent due to a number of reasons, to include, decline in world demand for Philippine exports and shattered investment confidence in the country brought about by political events, among others.

But from 1991, the industry gradually increased, attaining a 10.7 percent growth in 1996 before slowing down in the next five years to a low of negative 10.7 percent in 2001, the second lowest annual growth rate since 1967.

“The slowdown was largely attributed to the 1997 Asian financial crisis, which was felt not only by real estate players and consumers but also by the entire economy,” the NSCB noted.

Starting 2002 however, the industry picked up and remarkably recovered until its boom in recent years, it said.

Up until the first quarter of 2007, the growth showed brisk performance of the sector, with indicators such as expansion of existing malls and shopping centers, increased office space demands from the call center industry and BPO sector, and stepped up priming activities of major real estate establishments hinting that growth could continue for the coming quarters, the NSCB emphasized.

( West ) along Hillsborough Village ,, they might be building something there . Along East service road ..The Landco Pacific project ( residential ) had started site improvements on their property which was used to be a tire manufacturing plant .

Probably medium -rise ( 5-10 storeys ), coz that's the type of residential development which is getting popular nowadays especially in the area with such notable projects as Presidio of Crown Asia , Elysee of SM , Raya Gardens ( I like its design ) of DMCI and the upcoming Viverde of Robinsons .
Also to make greater use of the small land area ( 10 hectares ) hence the medium-rise projects .

There is already a newly installed crane beside the Bellevue Manila hotel in Northgate Cyberzone , Filinvest Alabang . The color of the crane is red orange , the usual color is yellow coz. So, definitely a high-rise structure will be built there .
It seems that the Studio One condominium . also in that vicinity was already topped off . It is 12 -storey but seems like it has a penthouse units above it too .
Fast Bytes phase 2 is fast rising , its also a 2-storey structure and still have those tower canopies in the middle .
There are two recently finished Plaza buildings , the first one has E-telecare / Genpact as its occupants while the second building will have First Source as its locator/company .
The modernistic covered walk from Convergys all the way to HSBC will also be operational soon , its undergoing finishing touches .

Yes , the fence are still there . It was probably put on hold . Really it has a rendering before ? Hopefully , they will revive it now with better design and taller to complement the Insular Life towers . Aside from that , there is a U/C high-rise residential beside that fenced area and La Vie Flats in the vicinity as well as tower 2 of Bellevue Hotel is already U/C too . If Sea Cloud hotel will be built soon it will be another exciting addition . It will be nice if they test the waters first and built at least one office tower and it will be a success then proceed with completion of the office complex.
Insular Life already did that , they did not simultaneously built the two towers , they initially built the taller tower .

BEfore Insular Towers was built the rendering of one spectrum towers was already in the billboard in Corporate avenue in front of festival mall. I think it was when fCC was newly opened. but then instead of building the project, Insular towers was built. The fenced area behind One Spectrum is still unknown. Hope it's more than 30 floors!

Maganda rin pala at close shots and in their best angles yung Vivere Suites , Parque Espana and Mondrian Residences . Parang loft units yata yung topmost levels ng Mondrian . Mabuti na lang at na-revived itong Mondrian Residences at for turnover na nga yung mga units , kasi antagal nitong natigil .At least wala pa namang unfinished /unoperational buildings sa FCC . Sa Makati at Ortigas ..mayroon mangilan -ngilan .
More quality highrises pa sana in FCC . Yung crane sa pic containing those of Parque and Mondrian ..yan yung Korean-funded highrise condo ..wala pa ring rendering or billboard sa site kaya unidentified pa rin .

One more thing , maganda rin na may alternative ( SM Tunasan ) na mapapasyalan at shopping coz lalo pang heavy traffic sa Alabang Viaduct area in the coming months because of the ongoing repair/widening/rehab of the viaduct . Tunasan is one of the biggest in terms of size na barangay in Muntinlupa at mas malapit pa nga sa house namin itong upcoming SM than sa Alabang .

Wow ... another great news for the vertical development of Filinvest Corporate City . Hopefully , the Entrata four-tower project with a commercial center will be built simultaneously . So , there will be another hotel project
( Entrata complex ) aside from the U/C Bellevue tower # 2 at Northgate Cyberzone and the SeaCloud Hotel also recently posted here in this thread . Slowly but surely FCC is gaining ground with its balanced distribution of office, residential , hotels , institutional , commercial developments on their turf . Hopefully , local and international developers will take notice too of this and invest some major projects .
Great news also for Landco Pacific's project in the city as well as those of in Madrigal Business Park.
In Hillsborough area , they seems to be developing that vast vacant space on their frontage just beside their entrance tower clock in West Service road . I see a lot of construction equipments busy and loads of huge concrete drainage pipes.
Same thing along Sucat area with the continuous building of the midrise towers of Presidio project and the Centropolis which has already the first of their midrise buildings built .

Probably , the location of Entrata complex is the vacant lot beside the Filinvest Corporate City marker at Corporate Avenue which is the CBD's main entrance and also as the name suggest ENTRATA ( entrance ) . I noticed that some workers are drilling for a deep well water source in that area last week and they're still doing it now . That location is not that huge and its also bounded by a creek ( near the covered walk area ) but it will be huge if they will also take the area of the parking lot across Civic Drive . Perhaps , they can even beautify that creek to complement the project .

Yeah ..its really good ..malay mo marami na rin pala local developer ang nag-invest na rin at nakabili na pala ng lot sa FCC at hindi lang ipinagkakamaingay at magugulat na lang na may itinatayo na palang projects .
Just like Filinvest Alabang , patuloy lang sila sa pagpapatayo ng mga projects nila sa FCC ...hindi gasino publicized but still they have simultaneous projects being built there. Hindi man ganun karami , but at least hindi rin naman nababakante .
FCC's amenities or facilities are good , they deserve to be built with more structures/edifices .

Vista Land invests P10B in vertical residential projects

Vista Land & Lifescapes, the newly-formed holding company of the family of Senator-elect Manuel Villar, is initially investing P10 billion in its recent entry in the vertical residential condominium segment.

Its projects include the 30-story Mosaic and three-tower Laureano di Trevi in Makati; the newly-launched, 42-story Avant in Fort Bonifacio; the five-tower Marfori Residences in Muntinlupa; and the three-tower, mid-rise Pacific Residences in Taguig.

Two of Vista Land's subsidiaries, Brittany Corp. and C&P Homes, are also involved in the developments.

C&P Homes carries the flagship name Camella.

“Creating a landmark in Makati with Mosaic is a milestone for Brittany,” Jing Serrano, president and CEO of Vista Land, said.

“Not only have we poised ourselves to enter the vertical segment, we have also conditioned the company structure for growth and expansion with this bold move. This is definitely just the beginning. Brittany will be introducing more unique condo concepts within the year, not only in Makati but also in other key commercial and business districts in Metro Manila,” he added.

Mosaic and the first towers of Marfori Residences and Laureano di Trevi have been sold out.

The company said Mosaic marks the beginning of a P5-billion, two-year investment of Brittany in the Makati central business district. It is located in Legazpi Village, providing a view of both Greenbelt and Legazpi Park.

Avant, meanwhile, occupies one of the last remaining sought-after areas in Fort Bonifacio.

Serrano said the Avant signals the start of a P5-billion investment in the next three years for various developments within the Bonifacio Global City area.

Launched in May, Camella's mixed-use Laureano di Trevi Towers sit on a 5,000-sqm property on Chino Roces Avenue in Makati.

WE share the same opinion. Filinvest is one of the best masterplans in the country. It's about time that it began kick off if numerous projects.

What about that fenced area near south station, will it be a new south station or annex? Also maybe entrata will have access to Alabang Zapote Road considering that it is supposedly in between Festival Mall and South Station.

Entrata has already an access to Alabang Zapote Road because there is an extension of Corporate Avenue that directly connects to the re-aligned AZ Road ( the one with the new toll exit and underpass is the re-aligned AZ road ) .
Malaki din pala yung possible location nung Entrata complex , more than a hectare din siguro . Sana , Filinvest will prioritize the construction of this because it will be a big boost to FCC and will attract more investors .

I checked on this U/C yesterday ..wala pa ring rendering or name man lang na nakapaskel .
Anyway , this crane is one of the five cranes hoisted over at five different projects within FCC . Yung iba naman nasa digging stage pa kaya wala pang crane above it .

Wow , are those really the Tribeca developments ? I never expected them to be that upscale . Its really so nice that Landco Pacific / ATR Kimeng Group will developed Tribeca that upscale highrises in the league of Marfori at Brittany Bay.

Actually that project is already on Philippine real estate websites still it has no homepage yet.... its a good thing that not only Alabang has vertical or condo projects... Sucat can soon become a cluster city especially that most projects that are coming are vertical projects.. there are hectares and hectares of land still undeveloped..... Some say that Brittany Bay will continue to pursue vertical projects because of their high sales in Marfori.... Hope that the former warehouse of Lucio Tan will be also a vertical project by Eton

Yes , they are all physically located in Muntinlupa proper , I think its even corrected in the listings of Metro Manila's upcoming projects list in the other threads . In fairness to Portofino , it is referred to as Portofino-Alabang , and where exactly in Muntinlupa Versailles is ?

The huge warehouse of Lucio Tan , is still a warehouse ..but its now sandwiched between Makro / Brittany Bay / Centroville's Veridian Towers and The Tribeca developments in Sucat . It will be good if he will instead convert it to high-end residential project or Eton type development to cash in on the wave of developments in that booming area.

A Robinson mall is also said to be in the planning stage to be built on the former Solid Mills factory which is now fully demolished .

Veridian Towers seems to be halted for now , I hope it will be revived .

I also read in some news before that Sucat's Gardner ( Napocor ) imposing power plant was already decomissioned a few years ago and the government is contemplating in privatizing it next year or rehabilitate it for operation . It has a very very huge land area that even extends to the coast of Laguna lake .

Also , just beside Landco's Tribeca project .. Pfizer ( pharmaceutical ) plant is up for sale , its about 5 hectares too . After Pfizer , there's Concepcion Industries/U-Bix compound and next to it is a huge vacant lot owned by Puyat family .

SM Munti is really into rush... i mean there is already a cone shape sky roof being constructed and the facade of the mall is nearly finished... nothing new on the design but still its an sm mall... last january there are only foundations and six mnths after... its already almost finished

FCC- Aspen tower's repainting is finished. hope the other towers will be constructed too. and the launch of its new projects will be this july or august...

Yes , I also saw that circular shaped in the roofing area on what seems to be the underneath is the middlemost atrium of the mall . There will be four cinemas according to SM 's website in this upcoming mall . The construction is really fast , they are also putting up the perimeter fence on the northern end of the mall because there is an access road to some industrial warehouse at the back of the mall .

Hopefully , maconstruct pa rin in the future along Parkway Avenue at mapuno yung both sides ng avenue ng mga residential towers because that road is such an ideal for those. Although may nakalagay na golf driving range pa along that road on its opposite lanes , it seems temporary lang doon yung driving range .
Currently kasi may dalawa ng residential towers ( Aspen at Vivant ) along Parkway Avenue and coming soon yung La Vie Flats . That boulevard also leads to FCC's other successful developments such as Palms Pointe and Palms Country club .

Wow , such a good news ..the rendering looks good and there will be a 4th tower to be constructed on the Bellevue Hotel complex . Probably , the area they are utilizing right now as temporary field parking area is also part of the property of B H . I wonder if what they are constructing now is Tower 2 or Tower 3?

I was there this afternoon sa FCC area , nagpunta ako sa NorthGate , may nakalagay na na rendering yung U/C na Fast Bytes phase 2 , structurally finished na yung two-storey building , sa rendering may mga logo-alike ng KFC , StarBucks , Tokyo Tokyo nakalagay but not sure if iyon nga ang pupuwesto dun . Last June 30 , nagka topping off ceremony na yung Studio One . Structurally done na rin yung I-Hub 1 & 2 na 6 and 9 storeys . Maganda naman yung pagka-finished nung 5132 building .

Muntinlupa City Mayor Aldrin San Pedro yesterday said he will identify priority development projects after the conduct of an extensive audit of the city government’s finances.

San Pedro, who took over as new mayor of Muntinlupa after defeating Lor Fresnedi, wife of former Mayor Jaime Fresnedi, said he will first review the city government’s tax collection system to see if there is a need for improvement.

When asked if the city will impose new tax measures to increase revenue, San Pedro said if the tax collection system has flaws, he will have to work on it first.

San Pedro said he was assured by the former mayor that there are about P200 million remaining in the city’s coffers.

“But he failed to mention to me that the city has an outstanding P250-million debt, so we still have P50 million in debt,” he said.

In health service, the new mayor said he is planning to give priority to the improvement of the city’s public health centers to decrease the residents’ dependence on the city-run Muntinlupa Medical Center.

The other programs in San Pedro’s priority list include the improvement of the delivery of basic social services, modernization of the local police force and improved services in city hall.

In Pasay City, returning Mayor Wenceslao “Peewee” Trinidad vowed to get rid of scalawags in the ranks of city hall employees.

Trinidad said he wil temporarily hold off any reshuffle or dismissal of city government officials and rank-and-file workers, except those who are deemed ineffective.

He described city hall scalawags as those who are taking bribes from illegal nightclub and gambling operators, including policemen protecting illegal activities in the city.

“These cops would have to be shipped out,” he said as he promised to sweep out all illegal activities that have long tainted the image of the city.

Trinidad was dismissed on January by the Ombudsman, along with reelected Vice Mayor Antonino Calixto and nine city councilors, for approving alleged overpriced garbage contracts.

He appealed his case before the Court of Appeals and ran in the last elections, beating former Pasay City Rep. Connie Dy.

Hopefully , Aldrin S. will not scrapped projects for implementation of the previous administration such as the Muntinlupa Skywalk , coz being a former vice mayor himself , isa rin siya sa signatories dun sa project . Its really a noteworthy project where the public will really benefit to ease the traffic problems in the area and if the viaduct's repair will be completed it will complement it because there is a plan to beautify the whole area within the viaduct including the Liwasan ng mga Bayani park .
If he can contribute more projects to benefit many within his term ..the better too .

I happened to be at Sucat Interchange yesterday morning , and I just noticed that the corner of Sucat Road ( Muntinlupa proper ) and East Service Road they already put up fence ( concreted below and with cyclone fence above ) and still going further to the East Service road area. The fence also enclosed the slum houses so it means those are illegal settlers of the property which is beside vacant lot formerly occupied by Solid Mills plant.

This property is supposed to be the future site of a Robinsons Mall . With the fence being put up in the area ..does it mean that the mall will be built soon ?

Based on the Brittany Bay illustration of its masterplan above , if the lakeside highway C6 (Circumferential Road 6 ), SSH-Skyway and rehabilitation of PNR's South Rail will truly materialize as planned , this development will be very much accessible . It's also huge , and to think ang nakikita ko lang madalas diyan ay yung malawak na vacant lot between The Wharf at Sucat Road at dun pa nga lang ay napakalawak na na , but the rest of it pala ay sa northeast side at magkakaroon pa sila ng another entrance/exit sa East Service road .Sana mabili din nila yung mga frontage properties along East Service Road in the future para mas okay . Severals years ago , it seems like a wasteland with illegal settlers along its perimeters of East Service lording it over there , but now its totally a different scenario , for the better .
Aside from the Brittany bay project ,if hindi na uli iooperate yung defunct Napocor plants ( Gardner , Snyder ) at tuluyan ng i-privatize after 2008 along with its neighboring future site of Robinson Sucat ,the existing Makro , the upcoming Tribeca's mid / high-rise developments and the on-hold Veridian Towers they will still add up several hectares on that continuous stretch in Sucat perhaps making it a mini-CBD of sorts .

Update on SM Supercenter Muntinlupa , out of the three cranes operating during the height of the structures construction , only one still remains and that's in the middle portion of the U/C mall . I saw this afternoon that the crane on the front is being dismantled . Di yata umaandar tong thread na to , wala man lang ibang nag-comment despite my updates . Anyway , okay lang naman ..i'll be happy to posts infos if I have any new ones.

NDC to fund P1.2-B Cavite road to Slex

STATE-OWNED National Development Co. (NDC) will fund the P1.2-billion C6 road project connecting Cavite to the South Luzon Expressway (Slex).

Trade Secretary Peter B. Favila said the NDC will allocate P263 million from its internal funds, while the remaining P973 million will be raised through financing.

The four-kilometer road will link Daang Hari in Bacoor, Cavite to the Slex via the New Bilibid Prisons. Favila said the plan is to cut through a certain property of the New Bilibid Prisons owned by the Department of Justice to allow the C6 road network to pass through it.

The C6 project was taken over by the NDC from its subsidiary, the Philippine Infrastructure Corp. (PIC), and is now awaiting the approval of the Toll Regulatory Board for its declaration as a toll-road.

The NDC created the Alabang-Sto. Tomas Development Inc. (Asdi) to oversee the project.

It has already negotiated with the property owners who will be affected by the project for the right-of-way.

Favila said after the project is completed, they will look for a private partner to operate and maintain it.

“We (NDC) did the mezzanine financing so now we are going to finish it, then privatize it for operation. PIC, anyway, is also a subsidiary of NDC,” Favila said.

An Asdi briefer said the project aims to provide Cavite and Laguna motorists an alternative route to and from Manila. This will also help improve Calabarzon’s competitiveness as an investment destination by providing new road access, and generate private investments in the future.

I really like how Filinvest designed this interchange . The space alloted for it was not that big , yet they've made it very functional and maximized the available space and accentuated it with its beautifully designed structure and landscaping .

Muntinlupa City Mayor Aldrin San Pedro yesterday said he would seek the assistance of Metropolitan Manila Development Authority (MMDA) in easing terrible traffic congestion at the busy Alabang Interchange caused by the ongoing rehabilitation of the viaduct.

“We will ask the agency (MMDA) to provide us with more traffic enforcers to augment our enforcers who are currently inadequate to fill the requirement due to the ongoing construction of the Alabang viaduct,” he said.

Traffic flow at the viaduct has become intolerable because of the closure of some road lanes at the viaduct which is being rehabilitated by the Philippine National Construction Corp. (PNCC).

San Pedro said he sought a meeting recently with PNCC officials to look for ways on how to further alleviate the traffic problem in the area.

Motorists decried the bumper-to-bumper traffic at the viaduct which is further exacerbated by the presence of illegal jeepney terminals and jaywalkers.

“We are bent on removing illegal terminals, ambulant vendors and tricycle loading lines and prevent these from obstructing the busy and narrowed down interchange,” he said.

San Pedro added he would not wait for the MMDA to do the task in clearing all forms of obstruction in the city as he vowed to initiate the clearing operations to improve the flow of traffic in the busy Alabang Interchange.

He said the local police led by Supt. Alfredo Valdez has already been ordered to conduct a renewed campaign against illegal activities, including gambling such as jueteng, video karera and fruit games.

Aside from additional traffic enforcers, the mayor said he would also ask MMDA Chairman Bayani Fernando to put up pedestrian overpass at the viaduct during the course of the rehabilitation.

“It will be better if they can put up some footbridges now that the construction is still ongoing para isang abala na lang sa traffic,” he said. Ben Gines Jr.

MANILA – Who says you need a golf course to become a world-class resort?

Not Filinvest, one of the most successful property developers in town. The Palms Country Club in Alabang is proof of this, and there are other projects in the pipeline, according to Maitel Minana, membership head of The Palms Resort and Country Club, in a recent interview with Philippine News.

In fact, another world-class club is rising in Cebu, now officially the country’s top tourist destination.

Most country clubs cater to the local market, but The Palms “is positioned as an international resort,” she said.


The mix of guests availing of the Alabang facility proved they had met their goal. Locals and foreigners were enjoying the sports, recreation and dining offerings of The Palms. And yes, all were at their most casual.

Filinvest has raised the country club resort to “a level higher level,” Minana said. This was done sans the usual stiffness and pretentiousness seen at other similar establishments in the industry, especially the older ones.

Their Cebu project will be much like The Palms with one big difference. Members and their guests will be able to stay overnight or longer. No vertical developments, though. Instead, casitas will be available for rent at the beachfront property.

It goes without saying that marine sports will also be an attraction, something which is not possible in The Palms because of space constraints.

Yet this does not make The Palms a lesser project. The food really was excellent and is perhaps the biggest come-on for members and guests. Their coffee shop offers a constantly changing menu and the lunch smorgasbord was an absolute delight, without the five star hotel prices.

Best of all, the ownership and management has been structured in such a way that The Palms will never have the kind of problem now facing some of the older country clubs, where shareholders can turn affect the quality of the service by resorting to politics.

In recent years, two of the country’s oldest country clubs have had their share of internal strife. One, based in the highlands north of Metro Manila has been the object of lawsuits and mudslinging among the members of the family that controls the place.

Another country club based in the metropolis was once upon a time considered the highest of the high end clubs. Today, shareholders engage in an annual war for control over the declining fortunes and reputation of that club.

This will not happen at The Palms.

Filinvest will always have control of how the place is run because the developer keeps a 51 percent voting stake in The Palms. This way, the company binds itself to keep the place professionally run, thereby assuring anyone with a share will see that share rise in value yearly.

As the “social hub” of Filinvest in Alabang., The Palms is “in a way, the flagship project of the company,” she told Philippine News.

Besides their on going Cebu project, the next leisure project of Filinvest will be based in Taal in Batangas. Another to be launched later this year is Timberland Sports and Nature Club in San Mateo, Rizal but which begins in the outskirts of Quezon City.

The 2,300 of 4,600 shares of The Palms available to individuals are fast running out, according to Minana. This is almost surprising considering the minimal use of conventional marketing tactics and gimmicks to sell the property.

It is almost mimics the line from the old Kevin Costner movie ‘Field of Dreams,’ – If you build it, they will come.

The Palms was intended as a place where families can enjoy themselves, either together or separately. Fathers can swim or bowl or play billiards, mothers can relax at the spa, and the kids have a wide array of sports and leisure activities such as cooking lessons (from the head chef, no less), badminton, indoor football and the like. For the smaller ones, there’s a play room and reading room.

The musically-inclined can sharpen their singing skills, too, while couch potatoes can watch DVDs in a separate room.

The families can then gather at any one of the three dining facilities in the resort within the city.

The Palms and all other Filinvest leisure projects, said Minana, are envisioned as taking country clubs beyond cottage industry status. “It makes you feel like you’re in a hotel, but you’re not in a hotel,” she said.

In the last 25 years, others have focused too much on golf, she said. But not everyone is into this sport, obviously. With The Palms, Filinvest took a different route, and a couple of thousand Filipino families are the happier for it.

I noticed that most portions of Filinvest Avenue is still close to traffic . Only the WestGate / South Supermarket area is open for now. I wonder what type of developments they will put up there ..being the flagship road that bears the company's name .
One good thing about FCC -Alabang are those spacious roads with at least 6 lanes and wide island/sidewalks that can still be expanded to 8 lanes or more in the future . They are also lined with trees beautifully .

The planned skywalk could have raised a notch a bit the city from the rest coz the intention of the skywalk was to completely provide convenience for the pedestrians a covered elevated walkway through the busiest section of the Alabang Intechange with a proponent of about 250 low cost and organized commercial spaces aimed to get rid of illegal stalls proliferating nowadays in the area . That concept is the first of its kind in the country as well .
It was supposed to start a few months prior to the election but it gave way to the ongoing rehabilitation of the viaduct , and part of the visionary of progressive minded ex-mayor of the city . But on the other hand , could it be just cancelled that easily just because of the change in the mayoralty ?..it has already had a contract ( BOT scheme ) . Dapat matuloy ito at hindi naman sana kanselahin .

gaya ng sabi ni @lhexi, the alabang skywalk isn't just a mere pedestrian footbridge, but a commercial center as well. it may be more expensive than the MMDA footbridge but it also maximizes the business potential of the place which in return could generate additional income for the city. i really hope that this would still be constructed but I don't think this would be one of the priorities of the current administration.

President Gloria Macapagal Arroyo launched yesterday the 6.9-km. Stage 2 of the South Metro Manila Skway project from Bicutan to Alabang in Muntinlupa City that would further cut travel time between the National Capital Region and sections of Southern Luzon upon its completion in 2009.

Mrs. Arroyo pushed the button signaling the start of the P8.1-billion project at the end of the elevated Skyway in Bicutan with the installation on top of a column of the patented Indonesian technology “sosrabahu,” a hydraulic frictionless rotating device that enables the construction of elevated roadways without any major disruption of the traffic flow on the ground.

Among those present were former President Fidel Ramos, Transportation Secretary Leandro Mendoza, Trade Secretary Peter Favila, and Citra Metro Manila Tollways Corp. chief executive Henro Santoso.

Santoso briefed the President and showed an audiovisual presentation of Stage 2 of the project, a six-lane elevated stretch from Bicutan that winds up at Bunye Road in Alabang, Muntinlupa City.

Aside from facilitating access to the highly urbanized areas of Sucat and Alabang, Skyway Stage 2 would also increase road capacity, hasten the movement of goods and boost business and economic development in the Cavite-Laguna-Batangas-Rizal-Quezon growth area.

Stage 2 is the continuation of the 9.3-km elevated stretch from Buendia in Makati City to Bicutan, Taguig City that was completed in 1999.

The 16.3-km South Metro Manila Skyway project from Buendia to Alabang started in 1995 following an agreement between the Toll Regulatory Board, Philippine National Construction Corp. and CMMTC.

Citra Metro Manila Tollways Corp. was mandated to design, fund and implement the project, with the PNCC taking care of operation and maintenance.

The overhead motorway on the South Luzon Expressway is a priority project of the Department of Public Works and Highways under Mrs. Arroyo’s 10-point agenda.

The 13-km. third stage will extend from Buendia to Balintawak, Quezon City, connecting to the North Luzon Expressway.

Ano na kaya ang mangyayari sa paglipat nito ..supposed to be next year ayon sa direktiba ni Pres. Arroyo ..sana matuloy na despite the change of mayoralty .

hmm.. pero sa tingin ko hindi pa siya kasama sa medium term goals ng current city administration. The current city hall naman kasi is still functioning well in serving the needs of Muntipalenos. What the current Mayor is trying to focus now is providing more for the social needs of the citizens. So I'll be expecting more health centers, schools, community centers, public housing - things that the previous mayor already started. I also hope that they could further improve the environmental programs of the city like more sewage treatment systems (like the one in Alabang market), extensive material recovery facilities, as well as more parks and recreation areas.

If things go according to plan, by next year, Muntinlupeños will be transacting business with the City Government in relative comfort – inside the comfortable confines of a spanking new City Hall.

Muntinlupa City Mayor Aldrin San Pedro revealed this and several other priority projects which he intends to implement in the next few months during a department heads’ meeting recently.

San Pedro cited the need for a new City Hall that will be adequately equipped with telecommunications equipment, up-to-date and user-friendly facilities, provisions for future expansion, and access to the disabled.

The new building, according to San Pedro, is intended to reflect the values of transparency and good governance, which are the prime agenda of his administration.

The mayor is aiming for the construction of the new City Hall to start early next year.

Plans are also being considered for the relocation of the National Statistics Office (NSO)-Muntinlupa Satellite Branch to a bigger building that can comfortably accommodate the hundreds of applicants who transact business with the NSO everyday.

The NSO-Muntinlupa serves Muntinlupeños as well as residents from San Pedro, Biñan, and cavite who come daily of its services.

San Pedro is also planning to rehabilitate the National Road with new asphalt overlay and street lighting in the coming months as part of his program to improve the City’s main road artery from Tunasan to Alabang.

Does the new City Hall building will rise on its current complex or in an entirely new location , because there's no space anymore in the current complex unless they demolished the 2-storey main building or the 2-storey Peoples Center .
What about the planned huge City Government complex inside the NBP Reservation , will it still pushed through ?
I also heard ( not confirmed though ) that the the highway linking Daang Hari and SLEX ( very near the Susana Heights Interchange ) traversing the NBP Reservation is on the go as some right of way obstacles is being threshed out . This highway will open up access to hundreds of hectares of vacant lands both in NBP and the Susana Heights subdivision if the latter decides to interconnect . In WikiMap , the supposed path of this upcoming road is shown and if completed will create a crossroad ( Daang Hari -Victoria Homes Access Road - DH / SLEX link road ) That crossroad has potential because the commercial block of Portofino Alabang developments will be there.

MANILA, Philippines -- THE NATIONAL Development Co., the government's investment arm, will invest in a P1.2-billion road project linking Daang Hari in Cavite to the Southern Luzon Expressway, said Trade Secretary Peter B. Favila.

Favila, who is also NDC chair, said Circumferential Road No. 6 or C-6, would stretch for four kilometers and would cut through the New Bilibid Prison property in Muntinlupa City.

"This would be a tollway that will run parallel to the Aguinaldo national highway and will link the SLEX from Susana Heights to the Cavite coastal road," the trade chief said.

He said NDC, through a corporate vehicle named Alabang-Sto. Tomas Development Inc., planned to build the tollway and then sell it to a private operator.

Fully owned by NDC, Asdi's main purpose is "to develop, package, structure, invest in or manage investments in infrastructure projects and commercial ventures related to the development of network of roads and highways.

Asdi was also formed to do the same for the development of bridges, buildings, structures of all kinds, steel works, wood masonry, mechanical and electrical, and excavation.

"Initiatives toward the C-6 project have started and we expect to tackle the usual issues such as right-of-way acquisition," Favila said.

The C-6 project is expected to cut travel time between Metro Manila and Cavite and Laguna.

Also, the project is meant to improve the Calabarzon (Cavite, Laguna, Batangas, Rizal and Quezon) area's competitiveness as an investment destination.

Of the projected cost, NDC plans to provide P263 million in equity with the balance of P973 million to come from debt financing.

According to an NDC project brief, C-6 is awaiting the Department of Public Work and Highway's endorsement to be a toll road.

Pero kung hindi nasunog ..san naman kaya talaga itatayo yung new city hall ?

Dapat siguro huwag na nila idikit sa mga kabahayan sa pader nito sa likod ng nasunog na city hall . Much better if the new city hall to be built will occupy instead the open square at sa likod or sa dating location na lang ilagay yung open square with some pocket park.

Then gawing mas mataas or at least 6 storeys yung new city hall with beautiful design . Matagal pa naman din kasi magagawa yung city government complex inside the NBP reservation as long as di pa na transfer yung national jail .
Sana matuloy na transfer ng NBP somewhere else , masyadong nang nagiging valuable kasi yung property na yun with Ayala Alabang , Daang Hari developments just around it ..tapos magkaka C6 ( Daang Hari /SLEX link road ) inside it .

the city has already outgrown its city hall so there is really a need to build a new one. matagal na namang plano ito, since 2002 pa ata. nagkataon lang na mas na-prioritized and ibang infrastructures and services tulad ng Muntinlupa Hospital, new barangay halls, health centers, etc.

Blessing in disguise na rin ang sunog na yun, at least they will be forced to take actions. Hopefully sa NBP na nga itayo ang bagong city hall.

originally kasi, sa Filiinvest talaga ilalagaya ang bagong city hall. Sa tabi dapat ng Muntinlupa Ospital (na katabi naman ng Asian Hospital). Pero later on, nailipat ang plano sa NBP Reservation. Kasama din sa plano yung observation tower, pero mukhang hindi na yata ito gagawin.

Ayon kay San Pedro, malaki ang hinala niyang ang dalawang insidente na naganap noong mga nakalipas na linggo ay nilalayong maantala ang operasyon ng lungsod.

Hindi na ipinaliwanag ni San Pedro ang dalawang insidente na tinutukoy. Nang mga nakaraang buwan, si City Administrator Roberto Bunye, pamangkin ng tagapagsalita ng Pangulo at dating alkalde ng Muntinlupa na si Ignacio Bunye, ay nabaril at nasugatan sa isang pananambang.

Ang isa pang insidente ay ang sunod sa city hall na tumupok sa mga opisina na may mahahalagang dokumento.

"I will ask her to augment the PNP forces here. Almost a month after I took office, there have been at least two incidents here," sabi ni San Pedro sa isang panayam ng dzRH radio, ilang sandali bago ang nakatakdang pagbisita ni Pangulong Arroyo sa mga lugar na nasalanta ng sunog.

Nitong Linggo, sinabi ng alkalde na may hindi kilalang lalaki ang tumawag sa kanya at nagsabing susunod na ang public market, na marahil ay susunugin din.

Ang sunog sa munisipyo na umabot sa general alarm ay nagsimula bandang 11:30 ng umaga noong Biyernes at naapula bandang alas-3 ng hapon.

Ayon kay San Pedro, naganap ang mga ganitong insidente matapos simulang tingnan ng kanyang administrasyon ang mga anomalya ng nakaraang panunungkulan ni Mayor Jaime R. Fresnedi.

Sa Muntinlupa public market lamang diumano, tumaas ang kita ng lungsod mula P40,000 kada araw hanggang P200,000 kada araw bunga ng pagsasaayos nila ng mga transaksyon doon.

"Now that we're cleaning up the transactions of the past administration, the incidents started. I suspect those behind the irregularities don't want us to find out, so they're trying to distract us," aniya.

Inutusan ni San Pedro ang lokal na fire department upang imbestigahang mabuti ang naganap na sunog.

"I told the local fire chief to dig deeper and see if there are personalities behind the fire," idinagdag nito.

Humingi na rin ng karagdagang pondo ang mayor sa Pangulo para sa pagpapatayo ng bagong munisipyo sa Filinvest Alabang.

Idineklara na ng lungsod na nasa state of calamity ang munisipyo.

Sinabi ni San Pedro hindi makakikilos ng maayos ang mga empleyado sa city hall matapos ang sunog, bagamat may mga ginawa na silang hakbang upang magpatuloy pa rin ang operasyon ng lungsod.

"At least each department has functioning staff. Operations will not be totally paralyzed, we made sure of that last weekend," paliwanag niya.

President Arroyo announced on Monday that the government would start relocating families living on railroad tracks in Muntinlupa this month as part of the Northrail-Southrail Linkage Project.

The President and Vice-President Noli de Castro, the chairman of the Housing and Urban Development Coordinating Council, visited Muntinlupa on Monday.

Mayor Aldrin San Pedro quoted the President as saying the families will be transferred to the 55-hectare low-cost housing project inside the New Bilibid Prisons.

While the transfer is a national government project, San Pedro assured the families that he will provide trucks to help them transfer their belongings to their new home.

De Castro earlier urged contractors to speed up the building of the NBP housing project after noting the slow pace of work.

The contractors hired for the housing project are HG3 Construction, R2 Builders, Lenvoisa Construction and Linear Construction Inc.

Rep. Ruffy Biazon of Mun*tinlupa City earlier said that the families should not be transferred unless the relocation site is 100-percent ready.

The linkage project, an activity of the Philippines and South Korea, aims to modernize the railway system from Caloocan City to Calamba, Laguna.

Phase 1 of the project involves the 32-km stretch from Caloocan to Alabang, Muntinlupa.

The project will upgrade the PNR facilities, including railroad tracks, stations and flag stops, and repair of bridges in Pandacan and Alabang. The cost of Phase 1 is pegged at $50.42 million.

Phase 2, from the stretch from Alabang to Calamba, Laguna, will double railroad tracks. Existing stations will be rehabilitated and new stations constructed.

President Arroyo has extended a P50-million donation to Muntinlupa City following a fire that razed the city hall and nearby houses last Friday.

Mayor Aldrin San Pedro said the President, who was in Muntinlupa yesterday to check on their situation, immediately ordered the budget department to produce the amount so that the city government will be able to use it for rehabilitation and repair activities.

“The said amount falls part of the Special Allotment Release Order. Around P35 million will be used in the repair of the city hall while the remaining P15 million will be used to purchase equipment as well as other facilities necessary for the resumption of the normal operations of the city government,” he said.

He said the restoration of the burned building will be undertaken within 45 days.

The funds, according to Malacañang, will be sourced from the calamity fund under the 2007 national budget.

The President called for a deeper probe into the cause of the fire. She was accompanied by Vice President Noli de Castro, Metropolitan Manila Development Authority Chairman Bayani Fernando, Budget Secretary Rolando Andaya, MMDA General Manager Robert Nacancieno and Muntinlupa Rep. Rufino Biazon during her visit in the city yesterday.

Andaya said the funds will be released as soon as construction starts. He said he was informed by San Pedro that it would take around two and a half years to complete the reconstruction of the city hall building.

Andaya assured Muntinlupa officials that the national government can provide them with more funds if the P50 million turns out to be insufficient.

The blaze, which reached the general alarm, broke out at about 12:05 noon Friday. It also affected nine houses behind the city hall building. It was estimated that the damage caused by the fire was more than P100 million. At least five people were hurt in the fire.

Arson investigators initially reported that faulty electrical wiring originating from a post near one of the burned houses, caused the blaze.

However, San Pedro said the police is now investigating a former city hall employee who was heard saying to another employee, “Masahihin mo nga ako at baka mamaya ay may sunog na ulit (Massage me or there might be another fire).”

“He could be joking but we can’t just let that comment go unnoticed. He will be subjected to further investigation,” San Pedro said, adding that they cannot yet divulge the identity of the person.

The official also expressed alarm over a phone call received by policemen at the Alabang precinct last Friday that the arsonists’ next target is the city public market. “That is why a heightened alert was also declared in the market area and I have ordered the deployment of a number of firemen there,” he said.

San Pedro said a chemical analysis of the ashes and fire debris is also being undertaken since this will help investigators determine what really triggered the blaze.

He already gave the city architect instruction to immediately prepare the design for a new city hall building they are planning to put up at the Filinvest area in Alabang.

For the meantime, several of the city’s offices will be housed in another building within the city hall complex. – With Marvin Sy

P100 M needed to repair Muntinlupa city hall

Muntinlupa City Mayor Aldrin San Pedro yesterday said that around P100 million will be needed for the repair of the city hall building which was destroyed in a fire incident last Friday.

San Pedro said that though President Arroyo has already extended a P50-million donation to the city government, they will still need another P50 million to be able to fully restore the gutted building.

“We are planning to seek further assistance from Malacañang as well as from a number of senators,” he said.

Earlier, Muntinlupa Rep. Ruffy Biazon pledged a P5-million financial assistance to the Muntinlupa city government.

San Pedro said they are cleaning up the debris from the fire and started repairing the building.

“Originally, we’ve set a target for rehabilitation activities to be completed within 45 days. However, it seems that we would not be able to meet that target and there is a need for an extension. We also have to consider that the rainy season has officially set in and this will affect restoration efforts,” he said.

San Pedro said he will have workers on three shifts daily so the repair will be completed as soon as possible. Workers are currently on two shifts.

“Firemen were also sent to monitor the city public market after anonymous callers threatened to set it on fire immediately after firefighters contained the blaze at the city hall,” San Pedro said.

The blaze, which reached the general alarm, broke out at about 12:05 noon Friday. It also affected nine houses behind the city hall building.

Meanwhile, the Department of Interior and Local Government (DILG) dispatched a team from the Inter-Agency Task Force (IATF) to assess the fire that gutted the city hall building.

DILG Undersecretary Marius Corpus dispatched a five-man team led by Superintendent Fennimore Jaudian, the IATF’s chief investigator, to assess whether there is a need for the task force to step into the case.

The IATF, chaired by DILG Secretary Ronaldo Puno, was created to fasttrack investigations of suspicious fire incidents in government offices and heavily insured private buildings.

I never really understood the interiors of this place. I actually thought it was a church or something when it was build because of the sheer size. I heard the total investment for this place it least Php100m. With that money I think they should have hired a "jumeirah'sque" interior decorator.

Removal of railway dwellers put on hold
THE city government of Muntinlupa urged yesterday the deferment of the transfer of squatter families to a site inside the 450-hectare New Bilibid Prisons compound because of incomplete facilities.

In an inspection, Muntinlupa Rep. Ruffy Biazon and Mayor Aldrin San Pedro found there was no electricity nor paved road at the low-cost housing project.

“I am appealing to President Arroyo to defer the relocation of these families until the government completes the facilities. As of now, there is no access road that the families can use. There is also no electricity,” San Pedro said.

Malacañan Palace announced recently that the national government would start this August the resettlement to the home site under the Northrail and Southrail Linkage Project, which involved the rehabilitation and upgrade of the country’s railway system.

San Pedro vowed assistance to the soon-to-be-displaced households, including trucks to transport their belongings.

A total of 8,253 families living along the railroad tracks in the city’s nine barangays are set to leave to give way to the work on Manila-Bicol South Rail System.

The low-cost housing at the state penitentiary premises calls for the construction of 7,035 row houses, with Phase 1 consisting of 1,821 units with an average lot size of 32 square meters.

Each family has the option to pay for the row house from one to 30 years at P150 to P603.20 in monthly amortization, according to San Pedro.

On July 27, 2001, Presidential Proclamation 234 set aside 50 hectares of the NBP reservation as socialized housing site for shanty dwellers along the railway.

In a related plan, around 5,000 maximum security inmates would remain, but majority of the 18,000 prisoners would be transferred to Tanay, Rizal, to decongest the national penitentiary.

Aside from the 50-hectare relocation site for the informal settlers, a portion of the NBP grounds would be converted into a commercial area and housing project for members of the Government Service Insurance System and Social Security System. Ferdinand Fabella

I don't think this tower will see the light of day. According to the Muntinlupa government (http://www.muntinlupacity.gov.ph/ldip/flagship%20projects.htm) website, it should have started after 2003, and it's been 4 years since.

Project description:

The proposed Golden Tower will be constructed near the proposed Peoples Park inside the NBP Reservation, Barangay Poblacion. It’s name, Golden Tower, is derived from the fact that “golden” means precious, valuable and excellent, meanwhile “tower” means to reach or be high/above in superior. The proposed project will have a specially designed elevators and conventional glass elevators that could take tourists to the top, some 120 floors from the ground. Designed to view as a golden structure at anytime of the day, the Tower shall have specially built mist-emitting machine that will project the tower as being enveloped with rainbow, each time sunlight catches the mist. The steel structure will be designed in such a way that it is made of bamboo so as to be uniquely Filipino, unlike the typical steel designs of the Eiffel Tower and the Tokyo Tower. The project is considered as national interest. We envisioned this to be a national landmark widely know and recognized world wide tourist attraction.

Sounds good, but doesn't look feasible right now.

I just saw the billboard with rendering of Entrata mixed-use complex near the Aspen tower . Wow ..it really looks good with its modern glassy design.
I hope all the structures in the complex will be built simultaneously , because location-wise its very strategic between Festival Mall and South Station /Alabang Intechange area . Its also beside the recently topped off Civic Prime building .
When its built , it will definitely boosts Filinvest Corporate City with its beauty and great location .

Filinvest Development Corp., the holding firm of the Gotianun family, reported Wednesday that its net income surged 457 percent to P1.9 billion in the first half from P347 million in the same period last year, due mainly to one-time gains from the sale of a subsidiary’s shares.

Net revenues reached P4.26 billion, up 81 percent year-on-year from P2.35 billion, it said.

The first-half income included P1.3 billion in net extraordinary gain from the sale of Filinvest Alabang Inc.’s shares in Filinvest Land Inc. during Filinvest Land’s follow-on offer last February.

Excluding the one-time gain, Filinvest Development’s net income would have been P639 million, up 84 percent from the first half of last year.

Filinvest Alabang is a commercial property and condominium developer. Its flagship project was the conversion of the 244-hectare Alabang Stock Farm into a mixed-use urban center known as the Filinvest Corporate City in the suburban town of Alabang.

Filinvest Land is a subsidiary of Filinvest Development and is one of the country’s leading real estate developers.

The real estate business contributed P3.4 billion to net revenues of Filinvest Development in the first half, up 91 percent from 2006.

Filinvest Land’s projects were on track with 10 new affordable and middle-income residential projects schedule for launch this year, said Josephine Gotianun-Yap, president of Filinvest Development.

Filinvest Alabang has seven condominium projects under construction -- six residential and one office project, she added.

Sa tagal ko nang di nagagawi sa north area ( Makati and beyond ) kanina ko lang napansin yung building with a crane na under construction sa Brittany Bay Sucat..mataas na rin with a crane kaya visible na kahit covered ng mga nakalined na lowrise insdustrial /commercial buildings along East Svc road . Could it be the Marfori ( or Viera ? ) tower coz its quite near , unlike those in The Presidio which is nearer to the lake . Nakakagulat lang na may mataas na building na pala na U/C doon.
Full blast na rin ang construction sa Tribeca , probably yung mga amenities ang itinatayo and later on ay yung initial three-tower of the fifteen towers .

Ano nang nangyari dun sa unnamed u/c na condo malapit sa mondrian and parque espana...... nung december last year pa andun yun.... nagstart na kaya yung construction?

I think construction is on going. Last sunday I passed by in that area and saw a couple of Cement Mixer Trucks. Considering the crane is already installed, they must be working on the ground level.:)

Yes , nakita ko rin early evening kanina na may cement mixer truck na nag pour ng concrete sa steel vessel na nakasabit sa crane na in operation . They must be working on the sublevels of the tower as of now at hindi pa umaabot sa ground level kaya wala pang visible na steel bars /columns .
Ang parang medyo mabagal ang progress ay yung La Vie Flats , wala pa itong naka install na crane considering na more than 20 floors ito .
Sana naman pabilisin ng Filinvest ang paggawa sa Entrata complex , it has a very good design based on its rendering .

Wala pa ho ba kayong mapopost na rendering ng entrata...... the tribeca project is in full swing.... andt he visible high rise in brittany bay is viera.. hopefully they'll finish all the towers soon para maganda ang skyline ng munti in 2010

Bakit kaya close to traffic pa yung most of the stretch of Filinvest Avenue in Filinvest Alabang ?
Sana in the future .... when it's fully opened mas pagandahin at palawakin pa nila yung road na iyon at gawing prime addresses of the quality skyscrapers .
Hopefully , the completion of the Bicutan-Alabang segment of Skyway and the full rehabilitation of Alabang viaduct will benefit FCC in years to come.

Okay na okay din if Brittany Bay and Tribeca continuous to prosper . Ang ganda pala nung location nung U/C tower inside Brittany Bay ..it has a great view of the lake and the mountains surrounding it.

Kumusta na ang progress ng construction ng Skyway from Bicutan to Alabang? I used to take the Skyway route from Bicutan to Makati and vice versa until I transferred my job overseas.

May nakita akong rendering up close ng Entrata sa level 3 ng Festival Mall .Nasa banner lang siya near the Lhasa Manila resto . I counted the tallest structure , seems more than 30 storeys at yung iba ay above 25 storeys naman . Entrata Urban Complex ang pinaka monicker nila sa project .
Four towers yata ito with a multilevel podium clustering the towers all together. Their podium is a high-end mall . Yung pinaka- facade ng complex seems will have a huge electronic billboard .

Filinvest Development Corp., the holding firm of the Gotianun family, reported Wednesday that its net income surged 457 percent to P1.9 billion in the first half from P347 million in the same period last year, due mainly to one-time gains from the sale of a subsidiary’s shares.

Net revenues reached P4.26 billion, up 81 percent year-on-year from P2.35 billion, it said.

The first-half income included P1.3 billion in net extraordinary gain from the sale of Filinvest Alabang Inc.’s shares in Filinvest Land Inc. during Filinvest Land’s follow-on offer last February.

Excluding the one-time gain, Filinvest Development’s net income would have been P639 million, up 84 percent from the first half of last year.

Filinvest Alabang is a commercial property and condominium developer. Its flagship project was the conversion of the 244-hectare Alabang Stock Farm into a mixed-use urban center known as the Filinvest Corporate City in the suburban town of Alabang.

Filinvest Land is a subsidiary of Filinvest Development and is one of the country’s leading real estate developers.

The real estate business contributed P3.4 billion to net revenues of Filinvest Development in the first half, up 91 percent from 2006.

Filinvest Land’s projects were on track with 10 new affordable and middle-income residential projects schedule for launch this year, said Josephine Gotianun-Yap, president of Filinvest Development.

Filinvest Alabang has seven condominium projects under construction -- six residential and one office project, she added.

Filinvest Development is also developing a 12-hectare residential resort community on Mactan Island, Cebu, dubbed Seascapes Resort Town, which will have a 2.5-hectare beach club and fully furnished casitas, villas, condominiums. Construction of the beach club and casitas is to be completed by end-2008.

May mga ongoing construction din sa Madrigal Business Park , may two lowrise buildings dun na beside at malapit sa JGC tower 2 at parang ginagawan na nila ng access road in the middle sa likod ng Ford Alabang para
mas maging madali ang pagpunta from Alabang Town Center to MBP . Tila may mga commercial establishments sila na itatayo to perk up activities .

Marami naman talaga at scattered nga lang within the city like FCC , Madrigal Business Park at lately ay sa Muntinlupa portion of Sucat . Mga sprawling mixed-used development pa iyon kaya okay na okay.
Hindi rin kasi ganun ka publicised ..but nakikita na lang finished na pala .
