Premier outsourcing hub makes waves in Southern Metro Manila

Since its launch six years ago, Northgate Cyberzone has grown at a frenetic pace, clearly establishing its position as the preferred location of Business Process Outsourcing (BPO) firms in southern Metro Manila.

Similarly, the success of APAC’s two existing facilities in Northgate Cyberzone has encouraged the company to open a third site in Metro Manila. APAC Vice President for Manila operations Joe Schnaufer commented, “Our continued expansion in Manila is a tribute to the excellent customer service agents who join the APAC organization and further evidence of our long-term commitment to the community.” APAC is the sixth-ranked contact management company in the United States which employs more than 7,000 customer service agents throughout their organization.

To cater to the needs of this growing 24/7 community, complementary developments have been launched, starting off with the Studio One residential condominium which offers affordable studio units for sale or lease, ideal for the call center workforce. Designed for the younger market, it is a safe and secure residence within walking distance of the office buildings in Northgate Cyberzone. There are some sayings that it will be on the former Solid Mills plant which is a huge corner lot on the southeast portion of Sucat Interchange . As of this time Robinson's malls has yet to have its presence on Southern Metro , so that location would be great especially now that Skyway to Alabang has been resurrected .

I have a brochure of Entrata , its says there there that's its a 4-tower complex with a 2-level podium for commercial use . The first tower to rise is the SOHO tower . Others are premium hotel , condo and office towers .

maybe because of the bad weather were having this past days kaya wala pang earthworks. By the way may buldozer na sa area ng Entrata, saw it nung 9/28 although isa lang yung equipment na nakita ko.

Nakita ko nga rin kanina na may binu-bulldozer na portion na intended for Entrata ..sana ma construct kaagad ang Tower One and then tuloy tuloy na for the entire urban complex .

Wow!! Bilis! I was thinking that Entrata would not start till at least a full year later, knowing how developers schedule their pre-selling ahead of the actual construction.

Hopefully maging agressive nga sa pag-construct since its their flagship high-end project , sana this will also propel the development of the planned city center

For me , NorthGate is the most organized IT park in the Metro so far . They also just installed a modern covered walk for the conveniences of thousand of employees working there 24/7 .

Zoned kasi ang Filinvest Corporate City kaya as a whole ay organized ito at infrastructure-wise ay good naman . Yun palang South Station exit ay temporary lang , ginawa lang to accomodate traffic affected by the current repair of Alabang viaduct at timely din naman coz nag start na ang Bicutan-Alabang stage ng Skyway

I had my groceries last night at South Supermarket , FCC branch and there's a newly fenced area beside it . Sa bandang likod lang kasi ako dumaan at di ko pa nakita yung sa harapan kaya I still do not have any idea if what's supposed to be that newly fenced area for .
Under construction na nga yung I-hub 3 & 4 beside the HSBC building , good to know that its a 15-storey twin buildings pala . Fast Bytes 2 is also finishing soon while nasa level 2 , above ground na yung next tower ng Bellevue Hotel complex .

I checked the soon-to-open SM Supercenter-Muntinlupa in Tunasan . The exteriors is similar to that of SM City Sucat . Seems sa level two nakalagay yung hypermart at huge parking slot yung ground level ng hypermart. But the rest of the mall seems to be a two-level of various stores and amenities typical to an SM mall .
Very imposing yung structure even from afar ..kasi yun na ang pinakamalaking building in that part of the city .

MANILA, Philippines—Citing tourism and retirement industries as expanding exponentially in the Muntinlupa area, and the upscale Alabang’s demand of up to 100 percent occupancy rate as per Department of Tourism data, developer Corporate Holdings Management Hotels and Residences Inc. has decided to venture on the hotel industry. CHMI Chair Noel Gonzales said tourism and retirement industries have been on the upswing, and the global market indicates that it would continue to improve. “Thus, this is the best time for a hotel project,” he stressed.

Hotel occupancy

“The main problem today is capacity,” said Gonzales, who is also a Philippine Retirement Industry director and a former Subdivision and Housing Developers Association president. Gonzales cited that the current average hotel occupancy rate in Metro Manila is 76.4 percent. Bellevue Manila located in Alabang has an occupancy rate of 89.2 percent. Gonzales also cited the five million projected foreign visitors by 2010 and balikbayans who prefer a less congested area versus the hassles of staying in Manila, Makati and Ortigas.

Target market

He said the target market also includes expats of the 1,000 multinational companies in Calabarzon, in Madrigal Business Park and in Filinvest Corporate City. He also cited relatives and balikbayans of the 250,000 households living in nearby exclusive subdivisions, and “the golfing aficionados due to the proximity to world class golf courses.”

Citing Alabang as experiencing up to 100 percent occupancy rates, he said that within Filinvest Corporate City, the 500-room hotel with a target opening in the first quarter of 2011, would be located on Commerce Avenue, which he described as “the Ayala Avenue of Alabang.”

“Filinvest Alabang is the best place for a hotel right now.” Gonzales said that currently, only one hotel in Alabang has 220 rooms (Bellevue) and two other high-rise buildings that were originally conceived and configured as condominiums (Vivere and Parque España) were partially converted to hotels.

5-star hotel

CHMI will be built as a 5-star hotel. Gonzales said he would be bringing “Shangrila and Peninsula in Alabang at a room rate of $100 without sacrificing the quality of service, the rooms and the ambience.” A ballroom will be built to accommodate up to 1,000 guests and a function room for up to 300 attendees. Aside from a spa (Gonzales owns the former South Spa in Makati), fine-dining restaurants and bars will offer 360-degree views of Laguna de Bay, Manila Bay, Makati Skyline, Filinvest Corporate City and Ayala Village.

Gonzales’ long-term vision is to put up a Filipino hotel chain in Cebu, Davao, Bohol, Manila/Makati area and Vietnam.

Based on the illustration of the location above , this hotel will be very near the South Supermarket specifically on the corner lot of Filinvest Ave, Commerce Ave. and East Asia drive. There is a newly-fenced area between this corner lot and South Supermarket , is it a part of the hotel ? Wow , slowly but without so much fanfare , high rise structures as several hotels , office /SOHO towers , BPO offices and residentials are set to be built in this well-concept business center.
Commerce Avenue on Filinvest -Alabang property indeed has so much potential as the road where most high rise will line up , but I hope FCC will also open up Filinvest Avenue to traffic as this road is the main artery of the business district being its longest boulevard which starts at Filinvest exit and ends at Northgate zone .

The start of excavation for Entrata will start on the 1st quarter of 2008. We just launch the project last August 10, 2007. The bulldozer there is to pave the land because we will start putting up fences that will hold the posters, and other ads for the project.

This will be the newest landmark in the Filinvest Area. 4 towers with businessman's hotel, high-end shopping mall, and condominium with a concept of Small Office Home Office (SOHO). There seems to be lots of hotel facilities soon to rise in FCC , Bellevue's expansion tower is now rising , while lots of news items of upcoming ones posted here in this thread like Sea Cloud Hotel , the hotel component of Entrata complex and CHMI's . Hopefully they will all be built ..and the other growth areas such as Madrigal Business Park , Sucat corridor and the Alabang Interchange area will continue to be filled up with high- rises

Magiging neighbor pala ng Civic Prime ang Entrata . Sana magkaroon din ng spillover development or mga high rise sa may Alabang interchange area lalo na kapag natapos na yung viaduct repair .

Puede rin , rows of low rises with commercial arcades on lower levels at landscaped yung mga frontages nila , then the city government complements it with the beautification of the entire stretch of the Alabang interchange area.
BTW , matutuloy pa kaya yung plano ng previous administration na Alabang Skywalk , nanghihinayang ako talaga doon coz Muntinlupa sana ang kauna-unahang magkakaroon ng ganung concept but now it become questionable if matutuloy pa. Tamang -tama sana na maisabay ang construction sa ongoing repair ng viaduct .

maybe they could also follow the elements used in High Street, the water features, plants, etc. They should plant more trees along the interchange to lessen the pollution, and traffic should be at a more manageable level once the SLEX upgrade is done. Also, the Liwasan ng mga Bayani is a good focal point, all landscaping projects should start and stretch from there.

Ang daming hotels sa FCC

I just saw the SM Supercenter Muntinlupa ... the fences are gone . Only the M is SM is not installed in its full name on the facade . The workers are busy installing the aluminum cladding with a combination of deep yellow and white , while the concrete part of the walls is colored blue . Refreshing to the eyes yung color scheme ng mall on its exteriors . Naka -install na rin sa mall facade yung " movietime " , " foodcourt " . Next month na yata ang opening ng mall .

Guys do have any idea on this recent condo being built in Las Pinas near the old Ever Gotesco building? Since there is no Las Pinas Thread (which does not have enough significant vertical developments to merit its own thread) I decided to post it own this thread.

SM Development Corporation, the residential property arm of the SM group of companies, has launched its first horizontal development—the 21-hectare Lindenwood Residences at Susana Heights, Muntinlupa City.


Set on gently rolling hills with lush green belts and year-round cool breeze from Laguna de Bay, Lindenwood Residences is SMDC’s second property venture south of Metro Manila. It is initially offering a total of 390 lots with an average cut of 350 square meters this year.

"We’re optimistic that the market, particularly residents in the south who would like to build homes for their extended families, will positively receive Lindenwood Residences as it is the closest new development to business and commercial hubs, schools, medical institutions and sports and leisure clubs in the area," said SMDC vice president Lindenwood project coordinator Carlos Chikiamco.

Lots are priced at an average P10,000 per square meter, which Chikiamco said offers "extreme valuefor-money as this pricing is pre-development pricing for developed lots".

Chikiamco said a typical Lindenwood lot would cost about P3 million to P3.5 million, and with at least the same amount to be spent on construction, a house and lot at would cost about P7 million.

"We would like to share the upside increase in prices to our first buyers who appreciate not only the breathtaking charm and inherent appeal of the place but also its great investment potential. I think I made threads for the projects in FCC such as WestParc , Studio One and Civic Prime ..last year ..but those threads did not prosper that much and eventually fizzled out . Anyway , what is important ay yung structure naman mismo at hindi naman ang thread ..its just a thread . But look at them now ..West Parc is on its third tower while S-One and Civic Prime are nearly completed .

Yung iba nga may thread na ..di naman naitatayo talaga at puro speculations lang .

True, Skycity is a great example, so many posts of praise and yet still after many years its still a big hole in the ground... FCC will be expanding much more soon, especially with the growing communities in Laguna and upcoming infrastructure like the future C6, and Laguna-Cavite highway..

Every Friday maaga ang uwi ko from my work in Cavite , instead of sa Alabang ay sa NBP Gate on Daang Hari ako nababa para iwas trapik din . Sight seeing ako while riding a tricycle sa well preserve rustic environment pa rin sa NBP ..ang lalawak pa talaga ng mga open spaces na puro greeneries at gently rolling terrain which reminds me of it na parang mini-Tagaytay ambience but warmer temperature of course . If ever malilipat talaga yung national jail somewhere else , ideal pala na magkaroon ng mga seminaries or convent . Then yung malawak na open space near the jail which looks like a golf course ay gawing central nature park . Maraming worthy na puedeng gawin sa area , lalo nat C6 will pass through it connecting South Luzon Expressway to Daang Hari .

Also they are replacing the lightpost on the sidewalks and installing a taller and better two-branch lightpost on the island which is also being improved . Sana yung bridge naman ang isunod nila na i-expand coz narrow .

SM Development Corporation, the residential property arm of the SM group of companies, has launched its first horizontal development—the 21-hectare Lindenwood Residences at Susana Heights, Muntinlupa City.


Set on gently rolling hills with lush green belts and year-round cool breeze from Laguna de Bay, Lindenwood Residences is SMDC’s second property venture south of Metro Manila. It is initially offering a total of 390 lots with an average cut of 350 square meters this year.

"We’re optimistic that the market, particularly residents in the south who would like to build homes for their extended families, will positively receive Lindenwood Residences as it is the closest new development to business and commercial hubs, schools, medical institutions and sports and leisure clubs in the area," said SMDC vice president Lindenwood project coordinator Carlos Chikiamco.

Chikiamco said Lindenwood Residences is a mere five-minute drive from Alabang and only 30 minutes away from the Makati Central Business District through the South Luzon Expressway via the Susana Heights interchange.

Other high-end properties in the south are located in Bacoor and Mamplasan in Cavite and Canlubang and Sta. Rosa in Laguna. The site of Lindenwood Residences was once part of the huge mango orchards of the landed Madrigal family.

Targeting new couples, starting families and overseas-based and local retirees, Lindenwood Residences features one- to two-story American country-style homes characterized by spacious yards, wide porches with swings, white picket fences and verdant gardens, which suit the property’s natural terrain, high elevation and serene environment.

Lots are priced at an average P10,000 per square meter, which Chikiamco said offers "extreme valuefor-money as this pricing is pre-development pricing for developed lots".

Chikiamco said a typical Lindenwood lot would cost about P3 million to P3.5 million, and with at least the same amount to be spent on construction, a house and lot at would cost about P7 million.

"We would like to share the upside increase in prices to our first buyers who appreciate not only the breathtaking charm and inherent appeal of the place but also its great investment potential. Some of our buyers are already excited to start building their homes and make Lindenwood Residences a vibrant community," said Chikiamco.


Maganda nga yung natural terrain ng property na slightly elevated gently rolling slope na hill type unlike sa other na mostly flatland . Overlooking pa ang Laguna Lake and surrounded by lush greenbelt of decades old trees .
The property is inside the vast Susana Heights village which up to now ay marami pa ring vacant lots. Now that may mga access roads na na gagawin or nagawa na and with an SM Mall nearby , magbu-boom na rin siguro.

Yah , the activity is called The Events center or hall yata , its full circular and quite big enough and in has a mini-waterfall , dami ngang nagdrop ng mga coins . The cascading water was shown on the first pic . Also yung railings ng mall ay glass . Ilang stores na lang ang hindi pa open ..kaya di ganun kalaki SM is still testing the waters and if it succeed they might expand to make it an SM City .
Jampacked talaga yung mall with shoppers and onlookers . It has a 3-day grand opening salvo fron Friday to Sunday , where celebrities pours for several shows on the Events Center .

Actually , it could be tranformed into a stage on purpose kaya dun nakalugar . They could just turn-off the water feature and emptied the catch basin and put a makeshift flatform above it . They're doing that to SM Southmall's activity center whenever there are mini-shows there.

The Philippine government on Wednesday said, it is scouting for joint venture partners to develop the 300-hectare National Bilibid prisons property in Muntinlupa City.

The finance department said, the government is now considering other options instead of an earlier plan for an outright sale.

“Initial estimates showed that it is not a really big item yet because it is in raw land form. So we can have an option of having some international or reputable developers to develop that something similar to the Madrigal property in Alabang,” said finance secretary Margarito Teves.

Aside from increasing the value of the property, the finance chief explained, the joint development of the assets would assure the government of a steady stream of income over the years.

The government hatched the privatization of the New Bilibid Prison property as early as 2001 when the facility was hit by fire. Its proximity to residential areas also prompted government to relocate it to Tanay, Rizal.

President Gloria Macapagal Arroyo has signed Executive Order 58 in October last year, directing transfer of the National Bilibid Prison to a 300-hectare government property in Tanay, Rizal from Muntinlupa City.

The sale of the property is bigger than the 240-hectare portion of Fort Bonifacio that was sold by the government to the Metro Pacific-led consortium Bonifacio Land Corp. (BLC) for P39.2 billion in 1995.

The government has decided to look for joint venture partners to develop the sprawling 300-hectare New Bilibid Prisons in Muntinlupa City, instead of an outright sale as planned earlier.

“Initial estimates showed that it is not a really big item yet because it is in raw land form. So we can have an option of having some international or reputable developers to develop that something similar to the Madrigal property in Alabang,” Finance Secretary Margarito Teves told reporters yesterday.

He said a possible joint development of the assets would increase the value of the property and assure the government of a steady stream of income over the years.

“Maybe we can get some income in the beginning and securitize the future income so that we still have some income in the future and at the same time satisfying the first year requirement,” the finance chief said.

The New Bilibid Prisons property is located in Barangay Poblacion, Muntinlupa City. Its border reaches the posh Ayala Alabang Village and Green Heights subdivision in the north, Victoria Homes subdivision in the south and the South Luzon Expressway in the east.

Hopefully nga matuloy na yung transfer ng National Penitentiary sa Tanay , Rizal or somewhere else na isolated pa rin talaga , unlike sa current NBP na napaka-accessible na especially with the opening of Daang Hari at yung mga upcoming roads like C6 which will connect South Expressway to Daang Hari .
300 hectares is still a very huge tract of precious real property and hopefully the government will select a partner with the best plans for that sprawling piece of land . The natural topography within that area is fantastic. Local government complex should be put there as planned , and ideally , a huge park for the south dwellers ( counterpart of Rizal and Quezon parks ) . There's existing parks there in NBP that should be integrated /developed for local tourism purposes .

Filinvest Land project gets fiscal incentives

Filinvest Land Inc., the property arm of taipan Andrew Gotianun Sr., has obtained fiscal incentives for its newest residential project in Alabang, Muntinlupa City.

Filinvest Land’s Studio One will sit on a developed 988 square-meter land in Alabang. The residential building will consist of 270 dwelling units, with 267 available at prices ranging from P990,000 to P1.67 million per unit.

The condominium units will be mainly studio ones with floor areas ranging from 12.6 sq. m. to 21.6 sq. m.

Filinvest has invested P207 million for the development of the project. The company will employ some 207 workers during construction of the project. The commercial operations and sale of Studio One units will start in August 2008.

The target market for the project includes families and individuals belonging to the middle-income segment. The buyers may be end-users, investors or young professionals looking into owning a home at an affordable price.

The 267 condominium units will be marketed and sold mainly through bank financing, Pag-IBIG and in-house financing.

The project is qualified for perks under the Infrastructure-Low-Cost Mass Housing heading of the 2007 Investment Priorities Plan.

Filinvest is a market leader in mass housing development in the Philippines with over 40 years of expertise in real estate development. It has a strong position in retail as well as office building rental businesses with its exposure in the high growth business process outsourcing business in Northgate Cyberzone in Alabang and PBCom Tower in Makati, and the strong consumer market via its ownership of the 200,000-square meter Festival Supermall in Alabang.

Personally, the mention of the name Muntinlupa nowadays, conjure visions of posh Alabang or forward-looking Filicity.

Ang laki ng improvement so far nung Susana Heights access road from Manila South Road to South Luzon Expressway especially its main entrance/exit area na pinalawak talaga while its island has been improved and they installed new two-branch lightpost on it making that avenue so bright at nights . Hindi pa totally finished and the beautification is ongoing . Somehow , SM probably has supported this because they now have a posh residential community inside the Susana Heights village .
Sana , i-expand din nila yung bridge above the expressway cause bottleneck sometimes doon .

Mandaluyong has the National Psychopatic Hospital so the expression "ipasok sa Mandaluyong" has come to mean "to commit someone in the sanitarium".

Similarly, Muntinlupa is the site of the National Bilibid Prison.

I basically spent more than half of life living in Alabang and not one person ever mentioned the fact regarding loob or labas. The only time that I remember were part of Muntinlupa is during elections:lol:. I think the progress in this area overwhelmes the fact that that there was a penal colony in this place...

The penal colony is still there up to now , but you're right the city is now more known as a thriving one ... where progress is very much evident.

Filinvest Corporate City .. great development ..walang accesibility problems and all modes of transportation you can reach your destination . Puede ka ring maglakad lang from Alabang Interchange to FCC on their spacious sidewalks under those beautifully grown trees in a breeze .
It's slowly but surely filling up with developments and notable future developments. It has mostly spacious avenues .beautifully landscaped which are already prepared to contain even now increasing load of traffic in the coming years .

Last time I was in that area while I was visiting the Philippines, I was impressed with how clean and more laid back the FCC area, the developments were really notable, I bet it's even better now 4 years after...

Yah .. it's still the same..may mga nadagdag din na mga medium to high rise buildings while u/c naman yung iba .

Sa FCC kasi .. may mga areas pa naka reserve for future developments at kahit may mga existing avenues na ay hindi pa rin nila pinapa-access sa public . Rustic pa talaga yung environs sa mga areas na iyon ..lots of shady trees at di pa trimmed yung grass.
So maganda rin ..within the property nandun na yung nature's view ...hindi mo na kailangan pang makitanaw lang sa mga landscaped developments na hindi naman pag aari ng FCC. This is very much evident dun sa Parkway Avenue area..kaya nga dun mostly ilalagay yung mga condominium row sa FCC.

I just saw kanina sa Westgate na may soon to rise na Fun Ranch .The location is at the back of the S&R Store . Fun Ranch din ba yung sa Frontera Verde in Pasig ?

Seemingly , mas maliit lang yung Fun Ranch in Westgate kaysa sa Frontera V. sana bumawi na lang sa finished product like yung sa Ortigas Home Depot ..mas malaki ito but mas maganda naman ang design ng Alabang Home Depot also in Westgate ( FCC )

Btw how many bars are now open at Festival Mall's Green and Grills?

4 of them are operational now while 1 is soon to open . If isasama pa yung nasa mall area na kalapit din na Gilligans ..so there are 5 na operational . Mas boom yata yung Grills kaysa sa Greens na mga tindahan mg pots/landscape decors at plants.

Also may nakalagay na banners along Commerce Avenue na katabi ng South Supermarket . On this site will rise World Class 5-star hotel, Acacia Grove Hotel . Blessing talaga yung mga expats na Calabarzon based ang work sa Alabang ..dumarami lalo kasi ang hotel dito coz Bellevue is constructing an expansion tower , while sa Entrata may hotel component din at ito ngang Acacia Grove . Partly hotel din yung Vivere and Parque Espana

MANILA, Philippines—Citing tourism and retirement industries as expanding exponentially in the Muntinlupa area, and the upscale Alabang’s demand of up to 100 percent occupancy rate as per Department of Tourism data, developer Corporate Holdings Management Hotels and Residences Inc. has decided to venture on the hotel industry. CHMI Chair Noel Gonzales said tourism and retirement industries have been on the upswing, and the global market indicates that it would continue to improve. “Thus, this is the best time for a hotel project,” he stressed.

Hotel occupancy

“The main problem today is capacity,” said Gonzales, who is also a Philippine Retirement Industry director and a former Subdivision and Housing Developers Association president. Gonzales cited that the current average hotel occupancy rate in Metro Manila is 76.4 percent. Bellevue Manila located in Alabang has an occupancy rate of 89.2 percent. Gonzales also cited the five million projected foreign visitors by 2010 and balikbayans who prefer a less congested area versus the hassles of staying in Manila, Makati and Ortigas.

Target market

He said the target market also includes expats of the 1,000 multinational companies in Calabarzon, in Madrigal Business Park and in Filinvest Corporate City. He also cited relatives and balikbayans of the 250,000 households living in nearby exclusive subdivisions, and “the golfing aficionados due to the proximity to world class golf courses.”

Citing Alabang as experiencing up to 100 percent occupancy rates, he said that within Filinvest Corporate City, the 500-room hotel with a target opening in the first quarter of 2011, would be located on Commerce Avenue, which he described as “the Ayala Avenue of Alabang.”

“Filinvest Alabang is the best place for a hotel right now.” Gonzales said that currently, only one hotel in Alabang has 220 rooms (Bellevue) and two other high-rise buildings that were originally conceived and configured as condominiums (Vivere and Parque España) were partially converted to hotels.

5-star hotel

CHMI will be built as a 5-star hotel. Gonzales said he would be bringing “Shangrila and Peninsula in Alabang at a room rate of $100 without sacrificing the quality of service, the rooms and the ambience.” A ballroom will be built to accommodate up to 1,000 guests and a function room for up to 300 attendees. Aside from a spa (Gonzales owns the former South Spa in Makati), fine-dining restaurants and bars will offer 360-degree views of Laguna de Bay, Manila Bay, Makati Skyline, Filinvest Corporate City and Ayala Village.

Gonzales’ long-term vision is to put up a Filipino hotel chain in Cebu, Davao, Bohol, Manila/Makati area and Vietnam.

Yeah , and not only in Alabang but in Sucat area as well . Presidio midrisers and Marfori towers in LakeFront City Central ( formerly Brittany Bay ) are on upswing and soon Tribeca residential towers too will rise within the Sucat area .

Sana i-revive ng Filinvest yung Spectrum Center towers across Festival Mall and Insular Life twins or may internationally renowned property developer that will build great skyscraper on that huge superblock .

@lhexi diba nakita mo na ang masterplan ng FCC? with the building models, etc. Is there any buildings higher than the Insular Life Towers? Kasi I've read somewhere before that these towers will be the tallest structures in the area.

Not building models ..but only perspective of the whole FCC . Hindi ko na rin matandaan kung may mas mataas pa dun sa Insular ..but syempre meron dapat coz IL's taller tower is 34 storeys only . But natatandaan ko nun , yung mga towers sa Spectrum Center ay around 40-storeys. It's concept yata is similar to NY's Rockefeller Center , tagal na rin nun ..later part of the 90s ko pa yata nabasa yun sa internet coz di ko pa alam that time ( or baka wala pa ) itong SSC.

Agressive din kasi yung start ng FCC mid-90s to 2002 coz that was the time na na sunod sunod na naitayo at naging operational ang Festival Mall , Asian Star , Aspen Tower , Insular Life Towers , Asian Hospital , Parque Espana , The Palms , Vivere Suites and even yung Mondrian Residences na naging inactive lang for a few years but it was topped off then .
Yung Aspen Tower ..part of the 4 -tower Parkway Towers ..kasabayan dapat ito ng Spectrum Towers na 4 din yata .

From 2003 - 2007 naman na- build sa FCC ang few high rise , midrisers at BPO low risers namely : Bellevue Hotel , Civic Place 2301 , Vivant Flats , Civic Place 2301 , Studio One , West Parc ( 3-towers ) , WestGate Complex , South Station , Fast Bytes 1-2 at yung mga BPO buildings in NorthGate , Plaza A-D , Informatics , Convergys, HSBC , 5132 , I-Hubs 1-2 , Civic Prime and Palms Pointe executive village .

From 2008 onwards ...mukhang back to building frenzy uli sa FCC at mostly high risers talaga ang mga under construction , planned at mga napapabalita nga like :

Nung pumunta na ako sa Madrigal Business Center, the place almost reminded me of what Cebu looks like. The feel of the sparse supertalls, the Alabang Town Center and everything reminded me of what Cebu looks like...

Yeah Alabang Town Center /Madrigal Business Park and Ayala Center Cebu / Cebu Business Park kinda looks identical because they were both developed by Ayala Land only that of Cebu is bigger by several hectares than Alabang's but Alabang was earlier developed by a few years . I've been also to Cebu only this year , but I've only been to their mall ( Glorietta-like ) . I was not able to roam around the business park because of lack of time.

Very commendable nga yung ginawa ng Ayala and Filinvest na not only in AZR sila may access but they opened up Commerce Avenue too ,kaya hindi naman ganun ka traffic sa area unlike in Las Pinas . It is also a very big help to Cavite residents who ply the Daang Hari route .

office palang talaga sa MBP ,sana mga residential towers naman ang sumunod ..marami parin naman vacant lots there ..I just don't know if may mga nakabili na sa lote .

yeah, Alabang Town Center is almost similar to Ayala Center Cebu :D Madrigal Business Park has an Ayala FGU which you said it looks almost the same with the FGU in Cebu Business Park... i have to agree, Alabang and Cebu City have similarities... i felt home when i used to live in Alabang few years ago. :D

That's the interiors ( 2nd floor ) of the new branch of Jollibee along Madrigal Avenue which has also an integrated but smaller Chowking branch . Indeed there's a one level building u/c between the HSBC bank and Jollibee building that seems similar to that commercial building where the HSBC bank is.

it's a chowking and along it is HSBC (1 floor) and another on-going contruction between it. About the Admiralty bldg, I didn't notice any deep excavation within the area.

sinjin, if im not wrong the sports center is more or less a year old. but the area has been reclaimed slowly since 1998.

The sports center is just a year older ..inaugurated in December 2006. SM Supercenter opened on November 2007 .These are both located in baranggay Tunasan .
So the sports center site was reclaimed years ago ..I'm just wondering if they will build the Laguna Lake coastal road or C6 ..will they also reclaim land by the lake ? and how will the future road affects the Bayanan and Tunasan baywalks?

Simple, airy and bright ang design ng SM Supercenter Muntinlupa kaya lang nakakabitin pa coz wala pang department store. Iba pa rin kasi yung meron dept. store para complete na talaga at one-stop shopping . Sana ,kahit too soon pa at this point ay mag-expand na ang mall with a department store and additional amenities and various shops . Good thing for us kapag may madalian kaming bibilhin ay dito sa SM Tunasan na kami napunta ,wala kasing trapik dito kahit nung holiday season kaya ang gaan ng pamimili coz you dont need to go to face heavy traffic of Alabang those days last year.

Nakakatamad na rin kasi magpunta pa sa Southmall dahil sa laki ng pasahe at trapik pa.

I heard but not confirmed na isasara na daw ang Robinson Place Sta.Rosa...lalo yata kasi sila nawalan ng shoppers nung magkaroon na ng SM sa SR and dito nga sa SM Tunasan coz yung mga taga-San Pedro ( up to Pacita Complex ) ay mas napunta na dito since mas malapit sa kanila ito ng di hamak kaysa sa Sta. Rosa malls.

Wala pa rin naman notable developments so far sa Tunasan other than the SM mall ..but probably because of SM baka magkaroon din.
Since pinaganda yung Susana Heights exit from National Road to SLEX sana i-develop nila yung huge vacant corner lot ng Nat'l road /Susana exit . Mahaba rin yung frontage nun if it will include the former marble plant ( Fontana ..something ) hanggang sa may Max's area. At isama na sana sa development yung area ng cockpit arena kasi eyesore din naman yun .
Puede rin yung area ng TEC Cinema na kalapit lang ng SM ..if it will be demolished . Yung nasa gitna ng TEC at SM na vacant area ..parang part pa rin yata ng SM , kasi dati kasama yun sa fenced area nung U/C pa lang yung mall.

The rest which can be potentially redeveloped in the future are old industrial warehouses ( RMT ) at yung huge Pepsi plant ( if it will be relocated elsewhere).

personally I wouldn't like to see huge developments in Tunasan. I prefer to keep the suburban feel to it. Ayos na sa Alabang na nakaconcentrate ang lahat ng commercial related structures. What I hope to see in those undeveloped areas in Tunasan are parks maybe a botannical garden or maybe another recreation area.

A major park and recreational places will be best in NBP Reservation area because theres already an existing park that can just be improved .Well preserved trees and lots of greeneries are already there . The plan to relocate the national prison is long overdue and if that finally happens that would be awesome.
But of course ..pocket parks in Tunasan or perhaps in every barangay is a good idea.

oh yah I forgot about NBP... I guess that's a more suitable place for such developments. Although I still stick to my stand regarding building commercial structures in Tunasan. SM Mall is already there and I think it's more than enough to serve as a community mall. Other major commercially-related developments should just be concentrated in Alabang since it receives the highest volume of people.

There are still a lot of improvements that can be done in Alabang. For instance the area from Metropolis to Montillano St, all the way to Lianas, better commercial structures could be built, with emphasis on pedestrians meaning wider and well maintained sidewalks. Since southrail is being improved, they could also build something that would house the station and commercial establishments as well. They Skywalk should be pushed through, and extended hopefully to the rail station. At least the transpot hubs (Alabang Terminal and the South Station) would be connected to the railway (medyo malayo nga lang ^^).

Another major source of chaos in Alabang is the Metropolis bus/jeepney terminals. They are operating without a sytem and I think it's creating a lot of traffic jams in the area. I think it's better to just move everything in the South Station area (at least those plying the metro manila routes) so we'll have one huge and integrated terminal. This would also result in less traffic in the viaduct area since buses won't have to go through that road. Jeepneys could just stay in the Alabang Terminal but it should be more organized (i.e. dedicated berths for specific routes).

In Tunasan , SM developments ( mall , residential projects ) are already there and only time can tell whether if they will bring notable developments in the area . On my suggested ideal developments along the frontage of Susana Heights and TEC vicinity, its just so for the removal of eyesores in that area such as the decaying cockpit arena and the rottening TEC building ( btw , it's Tunasan's first ever commercial complex ) .
Something like The Wharf , Santana Grove can be developed in the Susana Heights area interplayed with a landscaped park /plaza and transport hub . The TEC on the on the other hand can be reinvented into something like the Terraza of Robinson- Dasma , or just be demolished if SM decided to expand and buy that adjacent area where TEC stands .

Alabang ..well the whole area of the Alabang Interchange bounded by the railway to the east ,the FCC perimeters to the west , the Alabang market area to the the northwest , the Balbanero compund to the northeast and lastly to the south ( if sold for commercial development ) the Nestle plant , could be a huge area for redevelopment .
Specially , that some major infrastructures such as Southrail ,Skyway is on the go and the rehabilitation/expansion of the viaduct is ongoing and not to mention , the proposal of C6 Laguna lake coastal road segment nearby .

May nabasa pala ako regarding sa topic na Laguna lake reclamation project ..may article dun na proposed reclamation project off the lake to be handled by DPWH :

5,000 hectares along Muntinlupa
500 hectares along Los Banos

The blue lights are actually violet ....its contrast in the conventional lightings looks eye catching indeed and they enhanced even more the beautiful lane of date palm trees . These trees which dominates most of FCC roads are quite a signature to FCC . Thanks for posting this goodlooking photos.

Yeah , especially those of the iconic residential tower of Bellevue ,the Entrata complex , Acacia Grove hotel and many others on the planning stage.

Sana may bago silang itayo dun sa supposed to be ay location ng Spectrum Center towers which is across Festival Mall and Insular Life ,its quite big in area . Probably ,another mixed-used complex like Entrata but much taller towers with exceptional designs too.

Yung mga row of bright lights at the cluster of buildings background are actually the billboards along South Superhighway dun sa mga pics above , it created quite an effect on the photos.

Muntinlupa seems to have beautiful big ,medium and small commercial/office/residential district all under its belt and not sharing with other cities at all namely :

LakeFront Central - Sucat ( M )
Madrigal Business Park - Ayala Alabang ( S )

And they are all well planned and beautifully done ..IMO.

Turning to be very successful yung outdoor bars in Grills & Greens of Festival Supermall. Mas successful yung Grills ( bars/restos ) than Greens ( plants/pottery/landscape decors ) coz there are few shops which are already closed.On the other hand , yung Grills ..jampacked palagi ..there are at least seven of them now at baka nga yung ibang slots meant for Greens ay magkaroon na rin ng mga outdoor bars soon .

I also definitely agree , FCC has lots of potentials and has a great view of all the skylines of Metro Manila and the Laguna Lake. If DENR fulfills its promise of demolishing the unsightly fispens on Laguna Lake ,that will be a plus for FCC since it has the nearest and best view of the largest freshwater body of water in the country . I hope that FCC will also flourished as an alternative CBD someday such as what happened to Ortigas Center because it deserves to be successful , and my hats off to its builder who did a great job on it , none other than Filinvest .

And I believe its doing good ,with almost 30 buildings ( hotels/offices /residentials/ITPark ) completed and under construction , malls ,commercial complexes , a classy hospital ,an exclusive village and resort club on its turf and many more are on the planning stage .Once the MM skyway , Alabang Viaduct/SLEX expansion finishes in a few years ,we can see its effects on Alabang area .

Jamboree Lake located inside the NBP Reservation in Poblacion , Muntinlupa City is said to be the smallest natural lake in the country.

Wow, I have missed this place. I use to date a girl whose parents use to live in this area (NBP compound to be exact) I would drive her to her parent's house but the first time I drove her up there, it scared the living daylight out of me because the road was just an alley good for one medium size vehicle only with no street lighting at night. Back in the days, the area looks almost untouched, there were residents already at the time whom were mostly employees of the Penatentiary Center. I love the area for because it has the calm "barrio" like atmosphere with clean fresh air inspite the fact that i was just in muntinlupa and that the surroundings outside the property has all the residential and business establishments. They use to have a what seems to be a golf course although I've never seen anybody playing golf then. It was very cool there especially at night even during summer time. It's just sad that NBP is being move (on the brighter side I'm happy for NBP) elsewhere and the area would soon be developed into something urban or whatever the gov's plan is..

The "golf area " which is adjacent to a park is still there and somehow becomes a huge park itself . The barrio like ambiance of the NBP employees housing is still there . It is said that a road linking SLEX to Daang Hari will be built along the reservation area coupled with the plan to relocate the National Penitentiary elsewhere in Luzon for security reasons is there but not yet implemented that the area will be improved in the coming years.

Correct! Also the existing well made business centers in Alabang ( FCC and MBP ) are somehow integrated . And with the the completions of MM Skyway, Viaduct rehab in a few years ..hopefully the nearby Alabang Interchange vicinity will also be improved.

NBP is really suitable for big parks, university campuses among others.Also, all institutional places in Alabang could be relocated there for bigger space and better facilities since the city government has plans of moving there also .

May gagawin yata na pedestrian overpass between the South Station 1st and 2nd buildings which will cross over the creek . Infact ,steel suppport and diggings are already in place
Malapit na rin kasi matapos yung extension ng 2nd building and for more convenient access and para mas mapuntahan din ang 2nd building ,that pedestrian walkway is a must .
Across the South Station complex ay fully fenced na rin yung Entrata mixed-use complex wherein a residential/hotel/office and high-end mall will rise .
Malapit na rin magbukas yung bigger phase 2 ng F@st Bytes sa Northgate Cyberzone ,I saw a soon to open Starbucks Coffee branch there earlier . It says "Brewing Soon ".
Yung Bellevue Executive ( hotel )Tower now working on 7th level...last week lang nung nakita ko ,they're on the sixth ..mabilis din sila ,1 level in a week .

Yeah ,I've even read in other websites that the Makro branch which is along the East Service road addressed as if its located in Paranaque and not all in Muntinlupa .
Another case of that mistaken address is the Presidio in Lakefront City Central-Sucat Muntinlupa which is located very near the coastline of Laguna lake . I sometimes read it too erroneously addressed in Paranaque. :bash:

Sa Paranaque na talaga yun , paglampas yata ng overpass dun sa Sucat Interchange ..Paranaque proper na coz may mga markings na dun yung mayor ng Paranaque.

It seems , a pedestrian overpass will be built along the National Road /JP Rizal intersection in Poblacion .They are conducting " soil boring " on the proposed site . It was a project of the previous administration along with the other in Alabang viaduct area but since the viaduct is currently under repair/expansion ,they probably decided to build first the overpass in Poblacion . I just don't know if it will be the same design as before ( hopefully ) and not the MMDA-type overpass .

I notice na for demolition na yung 2-level Sycamore Arcade in Buencamino St.,Alabang. Sa likod kasi at sa kabilang gilid ay may medium and low rise building din sila.
I heard sa relative ko who used to work in an office along that street na may itatayo nga daw na bagong building ang Sycamore so baka yun nga ito. Sana ay high rise naman since its along a major road ( Alabang Zapote ) too .

Asian Hospital Inc., the first major private hospital with tertiary care facilities in Southern Luzon, is planning to borrow P1.855 billion from the International Finance Corp. (IFC) and Deutsche Investitions-und Entwicklungsgesellschaft mbH to fund a two-phased expansion program.

Asian Hospital is 32.7-percent controlled by the Bangkok-based Bumrungad International, a multi-specialty hospital which is currently the largest private hospital in Southeast Asia with 554 beds and over 30 specialty centers.

In its meeting last Jan. 25, the board of Asian Hospital has approved to undertake an expansion program that will entail the development of a new hospital tower, the addition of more private single rooms and the improvement of out-patient services.

The expansion, estimated to cost a total of P3.056 billion, is aimed at further improving the medical center’s services to its patients.

Currently, Asian Hospital has over 1,000 registered doctors and 900 employed staff and this number is expected to grow further with the expansion.

Phase I of the expansion, which will be focused on out-patient capacity and room conversion to increase private single rooms, is estimated to cost P158 million. It is expected to be completed by the end of the year.

Phase II, on the other hand, is expected to start in the third quarter of 2008 and should be completed by early 2010. It involves the construction of a 17,500-square meters, 14-level building on existing land and the development of the in-patient and out-patient services, including underground car parking.

A condition imposed for obtaining new loans is the infusion of additional equity into the corporation as a key source of additional funds for the expansion program, Asian Hospital said.

At the same meeting, Asian Hospital’s board authorized the issuance of 312.28 million additional common shares out of its unissued authorized capital stock amounting to P1.13 per share or a total subscription amount of P352.875 million, conditional on the commitments by the lenders under the relevant loan agreement and subject to the exercise of pre-emptive rights by all stockholders of record as of Jan. 15, 2008.

The 253-bed Asian Hospital is expected to continue to grow in patient volume with the expected population growth of seven percent per annum in Southern of Metro Manila. Out-patient services are expected to increase at a pace greater than 10 percent and in-patient service to increase at about four percent per year.

As one of the leading hospitals in the country, Asian Hospital is constantly introducing new practices and procedures to keep up with other medical centers in the world.

Asian Hospital said it would use the money raised to fund its P740-million capital expense program for 2008 and 2009.

"The first phase [of the program] will focus on expanding the outpatient capacity and room conversion to increase private single rooms with estimated cost at P158 million," it said.

Phase two, meanwhile, will add a hospital tower and capacity for outpatient as well as for inpatient facilities.

Construction will start in the third quarter and be completed by early 2010.
