^^ a little bit of history of one of asia pacific's oldest stock exchanges:

PSE traces its roots from the country's two former bourses: the Manila Stock Exchange (MSE) and the Makati Stock Exchange (MkSE). Founded in March 1927, the MSE was the first stock exchange in the Philippines and one of the oldest in the Far East. Originally housed in downtown Manila, the MSE moved to Pasig City in 1992. The MkSE, on the other hand, was established in May 1963 and became the second bourse to operate in the country. It was based in Makati City, a budding district during those days.

While trading the same listed issues, the two bourses remained as separate entities for almost thirty years. December 23, 1992 marked a milestone for the Philippine capital market when the MSE and MkSE joined forced and metamorphosed into what PSE is known today. Despite being the sole exchange in the Philippines, PSE still maintains two trading floors -- one in Makati City and another one in its head office in Pasig City.

sinjin, unfortunately i have no idea how was it originally planned. for sure that was built before the Asian Crisis. It has bldgs A and B, so malamang separate sila nun. But since it is considered the longest building in SEA or something to that effect, then it must be considered a single building now. i wonder how tall would it be pag vertical.

@ Sinjin & Kiben, I thought you were referring to a gurl when you said maganda. I backtracked and found out na UnionBank pala ang pinaguusapan niyo. Fortunately, this is my fave Ortigas skyscraper. So expect me to have tons of photos for this one. :D This structure didn't have much publicity. Not even Colliers was able to include it on the addition of office spaces in MM considering that it has 49 floors. Not something that gets built unnoticed.

maybe bec it's at the back of everything. most actions are on that part near EDSA and Megamall. Saka maraming matataas sa paligid niya. If it was 10 floors higher, then im sure mapapansin to...plus more highlights at night.

Ortigas feud rekindled

THE FEUD AMONG the landed Ortigas clan has been rekindled, with the Lanuza, Campos and Olbes cousins filing a new claim on the 20.6-hectare Ortigas district property also being contested by the PCGG.

The intervention in the Sandiganbayan case has revived memories of the bitter 1985 break among the cousins, when the Lanuza, Campos and Olbes branch broke off from Ortigas and Co. Ltd. Partnership to form Greenhills Properties Inc. In the process, the 108-hectare Ortigas district was carved up between Greenhills Properties--which has investments in Philrealty and, until recently, iBank--and Ortigas and Co.

The breakup also resulted in the 16-hectare Greenhills shopping center remaining solely in the hands of the Ortigas partnership. According to the grapevine, the intervention was filed amid the ongoing out-of-court talks between the Ortigases and the Presidential Commission on Good Government, where, in exchange for the dropping of claims and counterclaims in the two-decade-old litigation, the Ortigas partnership would get one-fourth of the contested property, and the government obtaining three-fourths, or about 15.45 hectares.

The government obtained possession of the bulk of the contested property, 18.5 hectares, after tycoon Jose Yao Campos surrendered the shares of a Marcos front company in the aftermath of the 1986 Edsa Revolt.

According to the grapevine, Ortigas and Co. president Rafael Ortigas Jr. was particularly hurt with the new suit especially since his cousins filed the motion for intervention only last month, as the partnership was celebrating its 75th anniversary.

At a conservative P20,000 a square meter, the 20.6 hectares would be valued at P4.1 billion.

Tall tale from Mike cousin
THE CONTROVERSIAL Benito "Bomboy" Araneta has told his equally controversial cousin Mike Arroyo, who apparently believed him, that he had already resigned as chair of the PCGG's "milking cow" (Juan Ponce Enrile's description), the listed Philcomsat Holdings Corp.

Even President Gloria Macapagal-Arroyo, who had intervened to settle the dispute among allies and friends, apparently believed the Araneta claim. Unfortunately, the real story is quite different from what GMA and even her balae, Herman Montenegro, had been led to believe.

"At a special meeting of the board of directors held on Feb. 21, 2006, the board deferred action on the offer of Mr. Benito V. Araneta, chair of the board and independent director, to resign from the corporation pending clarification on the reasons for the offer to resign and the determination of the effect of such resignation," Philcomsat Holdings reported to the Philippine Stock Exchange last week.

Not only that, to keep Araneta and his minority board in power, Philcomsat Holdings now even asked the Court of Appeals to issue an injunction to prevent the Securities and Exchange Commission from forcing the listed company to hold a long-delayed stockholders' meeting.

In the meantime, Philcomsat, which had about P1.2 billion in cash when Araneta was first appointed by then President Estrada, admitted that its cash assets had dwindled to only P655 million by end-June.

In the first six months of 2006 alone, the cash assets--despite Philcomsat only having 18 employees--had dropped by another P23.76 million, because of "payment of expenses and advances."

Fortified retirement
NOTWITHSTANDING his retirement, John Gokongwei Jr. attended the JG Summit executive committee meeting on Friday, where the 80-year-old taipan approved, among others, the purchase of a 2,000-square-meter property in The Fort.

According to the grapevine, Gokongwei plans to build his third residential condominium, which overlooks the Manila Golf Club, after selling out the first two similar projects in the area.

Heard through the grapevine
THE COPPER electrical wiring to illuminate the entire Manila Golf Club for nighttime golf was ripped out and carted away Friday night, an obvious inside job. The kilometric wiring and even the scores of lampposts were just recently donated by taipan Lucio Tan.

nakaakyat na ako dati sa PBCom eh, sa pinakatuktok, 54th floor ata, e may parang showroom dun, puro interior designs from the diff. parts of the phils. galing nga ng concept nila e, nagustuhan ko dun yung sa bora, hahaha :D

ang ganda din ng view sa PBCom! pinakamataas nga! hahaha, wala na bang tatalo sa PBCom??? :)

guys, the best time to visit those stunning buildings ay kapag nag aapply ng work. maalala ko pa when i kept a journal of my visits to those buildings in Ayala. para bang milestone. nag start sa Enterprise, then GT, then Petron. Nasundan ng 6750, LKG, Philamlife, Citibank, RCBC at Ayala Tower 1. ingat lang sa pag ssneak. tapos pag me work na kayo, dress up properly, and visit the foodcourts - 11FLKG, 12F GT, 7F PB Com, haven't visited that of RCBC...and if you wanna see a panorama of the city, i can bring you up the rooftop of Citibank Tower 34F. But please don't forget to bring your thousand bucks at dapat dressed to kill (kidding) . Don't worry, worth 200 lang kakainin nating iced tea. :D Bring a camera and do it on a Friday para masaya. The people at the rooftop didn't really mind nung nandun ako taking pics. Kasi they're too busy serving foods for the guests.

I would really love to go up the Unionbank Tower. I guess there's supposed to be a resto up there, kasi mukhang 360 degrees ang view at mukhang lighthouse yung top view.

I checked out Frontera Verde for the first time yesterday because of my ciriousity sa SM Supercenter Pasig . Dinaanan ko na rin yung Tiendesitas at okay naman . Maliit nga yung SM Supercenter Pasig but okay naman ang pagkakagawa . One-level lang ito , which I think is tama lang naman kasi wala naman gasino pang napunta dun.anf SM Megamall is just a whisk away in Ortigas complex . Yung katapat na Fusion mall ay ginagawa pa , parang 2-3 level ito pero mini-mall lang yata ,its design looks modern .
Maganda din naman kahit small lang ang SM Supercenter Pasig although wala pala itong cinemas . Gusto ko dun yung Taste of Asia and spacious ang foodcourt nila dito .

^^ Kanina nung pauwi na ako galing school, nung nasa top floor ako ng main mall between the Cinema Lobby and Holiday Innn Galleria, dalawang beses na may pumatak saking tubig galing sa bubong ng mall habang naglalakad ako, tapos nung lumabas ako ng mall nadiscover ko na malakas pala ulan sa labas (yun pala yung pinanggagalingan nung un-identified noise sa buong mall kasi may naririnig akong lagaslas ng tubig eh 9:30 na nun at halos sarado na lahat ng stores at patay na rin ang fountain, so ung ulan na nga ang may gawa nung ingay) ...luma na talaga ang bubong ng main mall ng Galle at dapat nang palitan, maingay na nga sa ulan may konting tulo pa. :( It's current design is really dated and also not aesthetically pleasing at all, parang pang-probinsya-mall-style na ang dating niya. The lighing of the main mall also needs some reworking, it has to keep-up as soon as possible with the the bright and airy lighing of the newly renovated East and West wings. I hope the West Wing renovation finishes fast so they can proceed beautifying the rest of the mall.

I would have to say though that Galleria has a good tenant mix albeit with some zoning problems, but that's fine as long as the essential tenants are there, the cinemas are also great by the way. Overall, I still didn't regret choosing Robinsons Galleria as my second home with my school Informatics Galleria and Gold's Gym Galleria being there. It's still a much better choice than the nearby Megamall.

Yeah , the main mall's outdated , warehouse -like roofing of Robinson Galleria is not that eye-pleasing anymore should be replaced and probably patterned after their newly renovated skylight in WestWing area. It would really complement the main mall and its high time to replace it , its already 15-16 years old.

^^ Kanina nung pauwi na ako galing school, nung nasa top floor ako ng main mall between the Cinema Lobby and Holiday Innn Galleria, dalawang beses na may pumatak saking tubig galing sa bubong ng mall habang naglalakad ako, tapos nung lumabas ako ng mall nadiscover ko na malakas pala ulan sa labas (yun pala yung pinanggagalingan nung un-identified noise sa buong mall kasi may naririnig akong lagaslas ng tubig eh 9:30 na nun at halos sarado na lahat ng stores at patay na rin ang fountain, so ung ulan na nga ang may gawa nung ingay) ...luma na talaga ang bubong ng main mall ng Galle at dapat nang palitan, maingay na nga sa ulan may konting tulo pa. :( It's current design is really dated and also not aesthetically pleasing at all, parang pang-probinsya-mall-style na ang dating niya. The lighing of the main mall also needs some reworking, it has to keep-up as soon as possible with the the bright and airy lighing of the newly renovated East and West wings. I hope the West Wing renovation finishes fast so they can proceed beautifying the rest of the mall.

I would have to say though that Galleria has a good tenant mix albeit with some zoning problems, but that's fine as long as the essential tenants are there, the cinemas are also great by the way. Overall, I still didn't regret choosing Robinsons Galleria as my second home with my school Informatics Galleria and Gold's Gym Galleria being there. It's still a much better choice than the nearby Megamall.

Kausapin mo yung Customer Care. I'm sure they'll listen :D

PROPERTY advisory firm CB Richard Ellis Philippines said the real estate sector will continue to be buoyed by hefty demand for office spaces particularly from business process and outsourcing firms which in turn, will boost expansion of retail development in the provinces, it said in a study dated Aug. 28.

Further, remittances from overseas Filipino workers (OFWs) will continue to prop demand for the residential and retail sectors.

The key driving force in the Metro Manila "grade A" office market is the rapid expansion of the BPO industry, which provides call centers and back office locations for shared services operations such as accounting, human resource administration, medical and legal transcriptions and financial claim processing, CBRE wrote.

CBRE defines "grade A" office property as buildings located in a central business district area with high-quality amenities: large floor plates greater than 1,000 square meters, effective central air-conditioning, 100 percent back-up power, a building automation system and the availability of parking facilities.

Demand for office space has swelled in the past years as the BPO industry grew from roughly 1,500 seats and 2,400 employees in 2000 to over 70,000 seats and 112,000 employees at the end of 2005, CBRE said, citing data from industry group BPO Association of the Philippines.

The BPO Association also forecasts that BPO requirements will grow to over 200,000 seats by 2010 which translates to a real estate demand of over 1.4 million square meters.

Today, total gross floor area for "grade A" office spaces stood at 1.36 million square meters, 65 percent of which is in the Makati CBD while 22.3 percent is in the Ortigas business district.

Also, tenants now prefer to locate in technology-focused buildings registered under the Philippine Economic Zone Authority to take advantage of incentives under the law.

CBRE also said there is a shift toward a "landlord's market" due to a lack of suitable office space and land that can be developed for office use in the Makati CBD.

A landlord's market means the building owners have the upper hand in negotiating rates with tenants or lessees.

Average vacancy rates in Makati and Ortigas are now showing single-digit figures of 3.3 percent and 5.4 percent respectively, as of June 2006. With the limited amount of space and suitable land upon which to build new office spaces, CBRE estimates that vacancy rates should remain low in the office district for the remainder of 2006.

CBRE said that overall, demand for office space is predicted to exceed new supply, creating a temporary gap in the short to medium term.

CBRE said from mid-2006 until 2009, new supply for Metro Manila grade A offices is seen hitting 96,000 sq.m. The bulk of the new supply is expected to be located in the Ortigas central business district (83 percent) and Fort Bonifacio Global City (17 percent). No new supply is seen from the Makati CBD. Supply of IT buildings is also seen growing by 219,700 square meters from mid-2006 to 2009 which are located in Fort Bonifacio, Mandaluyong, Eastwood City and the Alabang CBD.


Residential

CBRE said the outlook for residential development targeting the middle to high income markets remain upbeat due to growing demand from these consumers. Tight supply however will mark the high-end market since no new developments in this category are seen until 2009. Most developers appear to be focused on the upper middle income residential apartment market.

CBRE defines middle income projects between P50,000 to P70,000 per sq.m. while high income is P70,000 to P100,000 per sq.m. Growth in the residential sector has largely been fueled by OFW remittances and Filipino-Americans as local developers continuously go on an international "roadshow" to market their projects abroad, particularly in the United States.

Ortigas & Co enters BPO market

Riding on the booming business process outsourcing (BPO) industry, property developer Ortigas & Co. is building a P400-million build-to-suit office building within the 19-hectare Frontera Verde located along C-5 Road bounded by Julia Vargas and Ortigas Avenue.

Cathy Casares-Ko, Ortigas & Co. real estate division head, said the mid-rise building will occupy 5,000 square meters of office space and will start construction in the first quarter of 2007.

Ko said one company has already signified interest to lease space in the yet to be constructed building.

According to Ko, it marks the first time the Ortigas group is putting up a building catering to BPO companies or call center firms.

Frontera Verde will have several components that will be developed over a span of 10 years.

Tiendesitas, which sits on a 30,000-sqm. area, houses 12 Maranao-inspired single-storey buildings with small to medium-sized stalls and a huge central plaza for weekend bazaars and activities. It caters to foreign and domestic shoppers looking for the best Philippine products: native food, fashion wear and accessories, furniture, antiques, handicrafts, personal care and novelty items, pets, plants, and other locally-made products.

Other developments to rise within Frontera Verde are a children’s interactive park, a modern driving range, a gym, a pet zoo, a carousel, an interactive play area as well as function areas for shows and competitions.

Frontera Verde’s major locator, the SM Group, has built a Hypermart beside Tiendesitas.

Meanwhile, Ko said the company will continue to redevelop the Greenhills Shopping Center in San Juan into a world-class retail and recreation destination.

She said Shoppesville, for instance, will have a face-lift as part of efforts to attract more shoppers.

The redevelopment of Greenhills Shopping Center, which includes the opening of new stores, restaurants, more parking spaces and refurbishments, has resulted in higher revenues and profits for the Ortigas firm.

Nasa Libis area ako last Thursday ..sumakay ako jeep papunta Ortigas but dumaan ako sa Frontera Verde , specifically sa SM Supercenter Pasig . Dun ko lang na-figure out na likod pala ng mall ay Julia Vargas avenue na so I trek the road walking towards Ortigas complex . Dun pala sa road na yun ang Valle Verde villages at narating ko rin yung Ortigas Home Depot area at ang dami na pala establishments na nadagdag doon .
Walk pa rin me until I reach Megamall. I noticed na may new fountain pala sa St. Francis Square ( SFS ) at in fairness ang ganda nung fountain/falls ng SFS lalo na kapag lighted na sa gabi . Okay ang exteriors ng SFS but yung contents/stores sa loob ang di ganun ka-okay. Beautiful yung mga nasa Pasig city portion ng mga interchanges at island ng J . V. ave. because it's well landscaped .

Not just leaking, butas talaga, Milenyo blew a lot of the glass panels away.

Dapat nang i-restructure o palitan yung roof na yan kasi pangit na eh, di na bagay sa interiors nung bagong renovate na mga wing ng Galle.

BTW, Did you like what they've done to the East and West Wing of Galle?

I didn't quite like the idea that they both have different looks, although they look good by themselves. There's no sense of cohesion in their design. It makes Galle look like a chopsuey of a mall, halo-halong designs na di nagbe-blend, walang binding-theme sa designs nila. It's like they're not aiming for a certain architectural style and just design different areas whichever way they want without taking into consideration the design of the rest of the mall and how it will blend into it.

During the rush of the christmas season, more or less 30-40% of the establishments at the mall are closed due to electrical failures. no word on when the electrical failures will be fixed but i was informed that it has been happening for 3 days straight. one security guard claimed that their transformers got messed up.

Oo nga eh, hanggang kaninang-gabi/kahapon problemado pa rin sila, akala ko nga bagong style ng SM yung kunwari ay "elegantly dim lighting" ng dept. store nila eh. :D With matching giant electric fans pa, ika nga eh, no other mall comes close! hehe

Last month nagkaganyan na rin ang Galle. May problem daw sa transformer kaya "elegantly dimmed lighting" din ang drama nila dun sa kalahati ng dept. store nila.

The interiors for the west and east wing are ok. It looks clean. I hope they could renovate the entire mall to look like that. Chopsuey nga siya especially yung entrance from EDSA. Pero I've seen a lot of improvements sa mall since the last time I was there. Mga 2 years din ako di nagpunta sa mall na yan :lol: I love Toys R Us, dami toys!!!!!!!!! :)

I've not seen any progress on my side of ortigas (near shaw) regarding the overhead wires. Are they really pulling it down?

CityLand Megaplaza really looks much better with it's fresh paint job.This area is also going to have a bunch of new buildings too.

are the fiber optics meant for telecoms & electricity? wow... such a busy area with no overhead cables would be amazing!

I've not seen any progress on my side of ortigas (near shaw) regarding the overhead wires. Are they really pulling it down?

as far as i know, the Garnet block consisting of Megaplaza Condo, GCF Bldg, Burgundy Empire, AIC Grande and AIC Gold Tower had cable-tv signal disruption (Destiny Cable) last week which lasted for a few hours. according to the announcement, as i quote "we are switching the transmission mode of cable lines from aerial/overhead to underground fiber optics". to my understanding, there is already an existing underground cable na raw so i assume that signal coming from the cable company is now transmitted via underground. :? they have been actively removing the cables on the sidewalks anyway so i think there really is such. hehe

wait a minute, isn't telco wires underground na for quite sometime? and... powerlines/electricities going underground na rin? it has been reported and if i'm not mistaken, it will take years pa raw before we can see Ortigas free from ugly wires. :D

I've seen the Soho construction around two weeks ago...at mataas na. Mukhang full force ang construction crew ...Sabi sa labas ng fence: NO VACANCY.

^^ nice photos rusty.:okay:. pansin ko yung mga car parks. they are not really carparks. vacant lots lang yata sila, pansamantala ginawang carpark. mas maganda siguro kung may mga parking buildings din sa ortigas just like in makati cbd. di yata enough ang parking sa mga office/commercial buildings.

By the looks of this, Grand Emerald isn't going to stick directly with Jollibee. As a matter of fact, there is quite a bit of room between the two buildings for parking(like Tycoon and Pacific Place) so I guess it won't be too bad....unless someone tries to build a really thin building ala OMM....

Beautiful pictures of Ortigas Center:okay: UnionBank Tower is also my favorite Ortigas building. There's a bunch of nice looking buildings in Ortigas but they seem unnoticed because they're too close from each other. San Miguel HQ is gorgeous! And what building is that with tennis courts on top? I'd love to play there with that magnificent backdrop of towers:D

The one with tennis court near Megamall is EDSA Shang hotel. Stayed there during Holiday season. The latter pictures with Unionbank is from Medical City. My baby girl got pneumonia (from too much swimming sa Shangrila pool) so she was confined from Dec 25 to 28. Took pictures while my baby girl was recuperating.

^^can't see your pix , am assuming you refer to san miguel, and yes it looks like it was patterned after a zigurat, but in reality the famous architect who did it patterned it after another famous Philippine landmark, can you name it! This is also a dead giveaway as to who this famous architect who always uses filipino context in his designs!

^^can't see your pix , am assuming you refer to san miguel, and yes it looks like it was patterned after a zigurat, but in reality the famous architect who did it patterned it after another famous Philippine landmark, can you name it! This is also a dead giveaway as to who this famous architect who always uses filipino context in his designs!

Yeah the San Miguel hq will be a timeless classic beauty. I'm not very familiar with our local talented architect there but if i have to take a wild guess it would be related designer with the folkArts theater or Cultural center?

Pau is right it's patterned after the rice terraces , architect is Manosa from what I remember. And yes it's even an environmental building, exactly as described above.

Na-pressure naman ako dun. Hahaha!!! Medyo mahirap kasi i-edit yung BSA dahil kailangan takpan yung billboard. Pero dahil pangit talaga tingnan yung billboard na yun, pinagtyagaan ko na rin siyang alisin at pataasin na rin yung BSA. Eto na yung latest pic.

Yung St. Francis Towers wala sa Makati. Nasa Ortigas Center din, yung tinatayo sa likod ng Shangrila Plaza. Hilong-hilo ka yata ngayon. :colgate:

BSA is an ASB Realty project na nalugi nung asian crisis. there were rumors of constructions being resumed. to date, nothing happened.

i really like how neat the cluster is in ortigas. the designs fits it well compared to makati CBD. Sure hope more office tower would rise soon.

P.S. One Corporate Center is 202 meter to the roof?

all updates are puro tsismis! BSA is on track to be finished (matagal nang tsinitsisimis pero tingnan natin), SM is also supposed to be looking at finishing this (at least the two towers). Hopefully ituloy nila but in reality they're very concentrated on developing bay city which has bigger long term consequences for them as it's a much larger area.

I really enjoyed those photos again @TheAvenger because they don't only feature buildings but urban activity. Hey, traffic was not that bad alond EDSA as I thought it would be.
