I choose Ortigas over Makati kce mas okay ang maglakad dito.. mas tahimik.. What I don't like sa makati is laging may traffic.. Acessible din kce ang ortigas.. Just feel na I belong here...

I hope may foreign investor na makipag tie-up sa Ortigas para i-develop yung dating area ng Payanig sa Pasig. Emaar sana.

Yung compund ng Meralco, sumunod na rin sana sa Rockwell. Sana makisosyo ang Kingdom Holdings. :)

Isa pang dapat idevelop diyan ay yung ULTRA at dating Kapitolyo ng Rizal.

^^ correct.. but its not JV with ortigas and co. i think.... rumor has it, that the said kapitolyo property will be turned into a serendra-like development.. quite exciting really..

^^ Well, it may initially sound as a back handed compliment since parang pangit ang pinas to begin with. But perhaps it's just a saying that we got so used to which essentially means na sobrang ganda and isang lugar. :)

Ortigas sets P40 billion for 2 projects

MANILA, Philippines - Ortigas & Co. is spending around P20 billion for the redevelopment of the Greenhills Commercial Complex and another P20 billion for its biggest residential development project to date, to be located in Quezon City.

Company chief operating officer Rex Drilon said that Phase I of the redevelopment of the 16.6-hectare Greenhills complex will involve putting up a new Crossroads building at the site of the existing two-story Gloria Maris building. The first phase will begin this year.

Ortigas & Co has the biggest landbank in terms of direct holdings of premium land. It owns around 58 hectares, all north of Pasig River (Mandaluyong, San Juan, Pasig, Quezon City). A subsidiary, Concrete Aggregates, which is 76 percent owned by Ortigas, has a 200-hectare property in Angono which is being quarried by La Farge. “After 15 years, we can develop that into a residential area,” Drilon said.

Aside from the Greenhills complex and the Quezon City development, Ortigas’ COO disclosed that they are also looking at developing a company-owned property in front of the Asian Development Bank in Ortigas.

Drilon said that all the existing structures in the Greenhills complex will be torn down in phases so as not to disrupt the conduct of business in the area. In addition, three residential towers and one office-hotel building, as well as a two-level basement parking that will increase the number of parking slots from the present 3,000 to 7,000, will be constructed.

The second phase will involve building a new Unimart, Drilon disclosed.

The redevelopment of the Greenhills Complex, owned by the Ortigas group, will be financed via internally generated funds. “Greenhills has a good cashflow,” he said.

The new complex, Drilon added, will have twice the number of spaces available for “tiangge” or stalls for lease.

Meanwhile, Ortigas & Co. yesterday unveiled its largest residential project called Circulo Verde to be located in a company-owned 12-hectare property along Calle Industria in Bagumbayan, Quezon City. It will have 15 residential buildings consisting of 5,000 of mostly residential units.

International design firm RTKL has developed a masterplan for Circulo Verde that maximizes the area’s natural features to strike a balance between nature and the demands of fast-paced living in the city. The Marikina River surrounds the perimeter of the project.

Inspite of the global crisis that is slowly affecting the local market, the company remains bullish about sales of its residential units this year.

Drilon said there remains a 1.2-million shortage of units in the mid-market, consisting of residential units with prices ranging from P2 to P6 million, which the firm intends to address with Circulo Verde.

“Even if you look at all the projects going on at this time, we are nowhere close to addressing the housing gap. And while there are many ongoing projects, we believe that we are able to offer something different,” he pointed out.

It is estimated that the backlog for the low-cost sector is around 3.6 million, and for the mid-market, 1.2 million. The higher end is well covered, Drilon said.

While Drilon considers the past year to have been a tough one, with the prices of oil and food commodities doubling he said 2008 is still good since the company’s residential project after a long hiatus, Luntala Valle Verde beside Medical City, was sold out.

The company intends to continue development inspite of the adverse economic environment. “We’ve been in this game long enough (78 years) and have built many residential communities like Greenhills and Wack-Wack. We will probably have a hiccup in the next two years, but after that, things will go back to normal,” he said.

“The average industry take-up last year was about 500 to 600 condo units a month. That shows how much is moving. And, if the shortfall is 1.2 million units, there should still be a lot of opportunities,” Drilon added.

CONVINCED that the slowdown brought about by the global economic crisis is just a phase, one of the country’s oldest property developers, Ortigas & Co. Ltd. Partnership (OCLP) said it will continue to be aggressive as it announced a P60-billion development program over the next 10 to 15 years.

The first two are new residential and mixed-use projects while the other one is the renovation and expansion of the Greenhills Shopping Center in San Juan, considered as OCLP’s most famous project, to date.

The 77-year-old property firm is currently developing the P20-billion Circulo Verde project built on a 12-hectare property on Calle Industria, Bagumbayan in Quezon City that used to be owned by affiliate Concrete Aggregates Corp.

Drilon said accessibility is the main advantage of Circulo Verde. It is near to Metro Manila’s major thoroughfares such as Edsa, Ortigas Avenue, Carlos P. Garcia Avenue (C-5), Katipunan Avenue and Marcos Highway.

“Even if you look at all the projects going on at this time, we’re nowhere close to addressing the housing gap. And while there are many ongoing projects, we believe that we will be able to offer something different,” said Drilon.

Circulo Verde will feature 12 residential towers in varied heights, consisting of about 5,000 units. There will also be a town center where retail space and modern conveniences come together to serve the needs of the residents and the community.

The first phase of the development covers five residential buildings on a 2.7-hectare area. Currently being developed are Ibiza Tower and Majorca Residences, a 23-story and 11-story development, respectively.

Designed by architecture and design firm RTKL, full completion of the project is expected in 15 years. Unit prices range between P3.5 million and P6 million.

“The average industry takeup last year was about 500 to 600 condo units a month. That shows how much is moving. And if the shortfall is 1.2 million units in the midmarket, there should be a lot of opportunities,” said Drilon.

OCLP is also in the process of completing the master plan for the redevelopment of Greenhills shopping center, which will basically expand the size of the commercial center in terms of commercial spaces.

From the present 100,000 square meters (sq m), Drilon said a redeveloped Greenhills shopping center would have 400,000 sq m to 500,000 sq m of shopping spaces.

The redevelopment of the 42-year-old commercial center will be done in five phases. The company is planning to build three residential towers, one service hotel, a new and bigger Music Museum and additional parking facilities.

The renovation and expansion of the shopping center will also require an investment of P20 billion, said Drilon.

The company’s third major project is the 75-story One Galleon Place, which, once completed, will be one of the country’s tallest buildings. It will be located on its 1.3-hectare vacant lot along ADB Avenue, Ortigas.

Similar to the two other projects, Drilon said another P20 billion will be allocated to One Galleon Place. The projects will be funded by a combination of preselling proceeds, internally generated cash and borrowings.

thanks guys. the park is relatively small. pero may mga sculptures sa loob. ayos ang pagkakagawa. and more importantly, may mga bench. sarap magpahangin. at ang sarap tumambay...and be anonymous, a nobody. unlike sa makati, medyo behaved lang, kasi baka may makakitang kakilala. :lol:

I think Ultra is part of Barangay Ugong Pasig City. Ortigas Center is actually very unique since it's bounded by 3 cities: Mandaluyong, Pasig City, and QC. Midpoint of San Miguel Avenue all the way to ADB Ave. separates Pasig City and Mandaluyong City. Only a portion of Robinsons Galleria is part of QC though.

Besides missing parks, what's really kulang din are trees in general and nice sidewalks. Sobrang pedestrian unfriendly talaga ng Ortigas, it's ridiculous. You'd think they'd at least improve the streets leading between the hotels and the malls. Even just the short distances walking from Edsa Shang or Richmonde to Megamall or the ADB to Podium or Galleria is so uncomfortable and unsafe compared to similar but even longer routes in Makati where you can walk from the Pen or Dusit to Greenbelt or Renaissance to Glorietta in relative comfort. Considering the traffic and parking situation, it would be quicker to walk around Ortigas but few would do that given a choice because of the lousy pedestrian network.

Officials of SM Prime Holdings Inc., the country's largest owner and operator of shopping centers, said the three-hectare parking lot of SM Megamall in front of Edsa will be redeveloped to turn the shopping center to be the largest mall in Metro Manila. SM North Edsa is the county's largest and Asia's third largest mall. SM Mall of Asia, on the other hand, is the second-largest in the country.

“After the renovation, SM Megamall will even be larger than North Edsa's. The new structures will all be connected. The redevelopment will hopefully start next year," said Hans Sy, SM Prime president.

On Monday, the company has formally opened the Sky Garden at the SM North Edsa in Quezon City.

Company officials said SM Prime had spent some P2 billion for the redevelopment of SM North Edsa, including P600 million for the Sky Dome, a concert venue which may accommodate as many as 1,500 people.

With the improvements in SM North, the entire shopping center now has a 445,000 gross leasable area.

The Sky Garden will have 32 to 33 tenants such as cafes, diners and coffee houses.

SM North Edsa will also have an I-MAX and is just a "matter of time" when it will be constructed. SM Prime had spent some P300 million.

The entire Sky Garden and SM North Edsa's The Block have been enabled as wi-fi hot spots without any charges.

SM North Edsa contributes between 12 and 13 percent to the entire revenues of SM Prime. With the addition of Sky Garden, SM North Edsa's topline share will improve by 18 percent.

Despite the large area of SM North Edsa, officials added that SM Malls continued to enjoy about “98 percent" occupancy rate. GMANews.TV

Ortigas Center's current lungs are the San Miguel compound, University of Asia and the Pacific, and various parking lots with trees here and there. Is it too late to develop a park in Ortigas? I think only private entities could make a move to introduce a park with commercial establishments.

I agree it's not as pedestrian friendly as Ayala Avenue but it's bearable.

Pasig side, Ortigas Center is somewhat pedestrian friendly, asphalted un 60% ng roads nya tapos well lighted ang streets nya. On mandaluyong side, it's the other way around, it's so pedestrian unfriendly tapos concrete parin lahat ng roads nya and it's super dark.

Interms of facilties and being friendly to pedestrians: Ayala Center >>> Ortigas Center.

In short, hinde talaga maganda ang palakad ng mga Ortigas sa Ortigas Center nila pag ikukumpara mo sa palakad ng ayala sa Ayala Center. Parang pinabayaan nalang ng mga Ortigas un CBD nila and they let the local goverment run it like hell instead.. :ohno:

THE Philippines’ largest mall owner and operator said it plans to rebuild SM Megamall in Mandaluyong City into the country’s biggest shopping center.

On the sidelines of Sky Garden opening at the SM City North Edsa in Quezon City, Hans Sy, SM Prime Holdings, Inc. president, said the company will develop the 3-hectare parking lot in front of SM Megamall to expand the present gross floor area of the shopping center.

“After the renovation, SM Megamall will even be larger than North Edsa” Sy told reporters.

He also said the building of SM North Edsa, the company’s oldest mall in the country, will be also renovated this year. SM Prime said it plans to spend up to P2 billion to give the 25-year-old mall a new face.

Sy said SM North’s renovation will be completed by the end of the first quarter next year.

Of the P2-billion earmarked for the project, P600 million was already spent for the development of Sky Dome, a concert venue which may accommodate as many as 1,500 people, Sy said. In addition an IMAX theater will also be built within main the building of SM North.

AT present, SM Prime has one IMAX Theater at the SM Mall of Asia in Pasay City, which is built for P300 million.

After the redevelopment of the entire shopping center, Sy said SM North will have a total gross leasable area of 445,000 square meters. The mall contributes about 12 percent to 13 percent to the entire revenues of SM Prime.

This year, the company is planning to open SM City Naga in Camarines Sur, SM City Rosario in Cavite and SM City Pamplona in Las Piñas. The mall operator is also set to expand SM City Rosales in Pangasinan.

By the end of the year, SM Prime will have 36 malls nationwide and three malls in China—SM City Xiamen, SM City Jinjiang, and SM City Chengdu—with an estimated gross floor area of 4.9 million square meters.

SM Prime has allocated P5.5 billion in capital outlay for its projects in China and P6.5 billion will be for the Philippine malls.

^^ Ah jeeze!!! I suppose another few more years of never ending clogged traffic jam as a direct result of SM Megamall. As if that little renovation to the bridge connector didn't do enough damage. Maybe SM Prime should finance MRT8 and get that thing building before they do anymore expansion since I betch 99.999% of the heavy traffic issue in Ortigas can be blamed on their gargantuan mall.... :ohno:

Nice finds Dex! I have this amazing view of Ortigas in my work place but I can't seem to find the time to take photos. The dirty windows also don't make matters better.

yup no problem with the skyline.....pero again one thin is missing in ortigas yung greenbelt like park....na maraming puno....that will act as its lungs....puro bato na sa ortigas...

I finally saw where Ortigas Park is. It's just a small park in Emerald Ave I think.

Thru this forum, I'd like to commend the City Government of Pasig for finally providing garbage bins like the picture below. Starting last weekend, they have installed many of these on practically all streets of Ortigas Center Pasig City portion, many of which are concentrated on Emerald Avenue where most of the big office buildings are located. They look sturdy and durable. Very nice!

I hope that their next move (and this needs the help of the Ortigas Center Association, Inc.) is to strictly implement anti littering in the area. In the past when there were no garbage bins on site, we know this is difficult to implement. But now people will not have reason to just throw their garbage anywhere.

I wish to see a cleaner Ortigas Center, at least on the Pasig City area from now on! :cheers:

Maybe he can fix and paint the sidewalks, medyo nabubulok na at nagpe-peel ang paint. yung center island sa sandoval bulok na hitsura dagdagan mo pa ng usok ng mga tricycle, baka pwedeng pakipaint man lang para hindi mukhang slum outside the center. tutal yung mukha ni kagalang galang Mayor Eusebio nakaplaster ata kahit saan ka lumingon sa pasig daig pa si Mao tse tsung.

Sila din yung mga nakatira dati na nasunugan. Sa kalsada kasi nuon parang naging extension na nila, ginawang iba't ibang tindahan at karinderia (ngayon, nasa kabilang side naman ng Amber Ave.ang mga ito). there is a building visible from Edsa which is nicely lit with yellow and blue rope lights or neon..is that this building in the bottom?

and why is this happening in ortigas and not in boring ayala avenue?
i envy the rockwell rope lights sincei live in Fort.

But I aslo know where I am if I am landing in Manila on weekends when the Fort pacific plaza Star Trek lights are on

yeah, Ortigas has a lovely skyline. construction of its skyscrapers are not over-hyped but ends up very imposing! look at Nostalg Centre! its neon lights can be seen from as far as Nagtahan bridge in Manila! :okay:

now Ortigas has to focus on improving the street level infra. still i love how i become completely anonymous everytime i roam around ortigas and its peripheries.

Yes. It's the Mayfair Tower with its slanting elliptical top aglow with white lights. Beautiful Indeed. If St. Francis Towers would be lit from top to ground floor, with its height, it would be spectacular at night.

Agree. It could go underground if needed be. Going to Galleria on foot from SM Megamall along EDSA is dangerous. One time I've passed that way, a man had been robbed even though maraming passers-by.

.... and the settlers seemed to be well organized now, with common alleys and similar patterned CHB walls and layout. And it looked like they have gained "legitimate" access to Ortigas Center via Amber Ave. this time. If before it was "over-the-bakod", now their alleys are open towards the avenue.

ang galing naman ng squatters sa manila, hi - rise narin hehehe....hope this settlers will be relocated.

One thing i hate about ortigas center is that, the place is not pedestrian friendly. Sobrang pangit ng mga sidewalks compared to Ayala and BGC. Tapos, wala pang mga mini-parks or other "green spaces" within Ortigas center. Puro park-ing lots lang.. :ohno:


Last, all of the roads are not fully asphalted! Pasig side is asphalted while the mandaluyong and QC side still not asphalted.

THE developer and operator of the Sy-controlled Podium Mall is hiking its authorized capital stock in a fund-raising effort to build a new high-rise project within the vicinity of the shopping development.

There will be a vertical development project that will be undertaken in the area where the Podium is,” SM Investments Corp. (SMIC) vice president for investor relations Cora Guidote said in an e-mail to the BusinessMirror. SMIC is the holding company for the Sy family’s major business assets.

Earlier this week the Securities and Exchange Commission approved the request by SM Keppel Land Inc. to increase its capital stock by 17 percent to P511.6-million divided into the same number of shares at a par value of P1 apiece. The total amount will be divided into 438.8 million common shares, while the remainder into 72.8 million redeemable preferred shares, which carry no voting rights and will pay a fixed dividend of 3 percent per annum.

SM Keppel Land further noted the increase of P72.8 million has been fully subscribed and paid up by shareholders. Incorporators include Lim Siah Sun, Hoe Eng Hock, Adora F. Valenton as well as retail tycoon Henry Sy Sr., Teresita Sy-Coson and Henry Sy Jr.

At the end of 2008, the firm reported lower net cash from operating activities at P97.97 million, or a 13-percent declines from the previous year. Total assets grew by 4.6 percent to P1.76 billion.

SM Keppel was incorporated in January 1994 to develop and maintain the operations of its primary asset, the Podium Mall on ADB Avenue, Ortigas Center. Half of the venture is owned by SM banking unit Banco de Oro Unibank, 40 percent by Keppel Philippines Properties Inc. and the remainder by Opon-KE Properties Inc.

Keppel Philippines Properties Inc. is the local unit of Keppel Land Ltd., which is listed in the Stock Exchange of Singapore.

good observation my friend but we are not here to compare other cities...ortigas has its unique of setting up it's own standards, the same with it's neighboring cities.:)

MANILA, Philippines - Campos-led Greenfileds Development Corp. is finalizing a masterplan for its 23-hectare property in Mandaluyong City, which currently houses the Unilab facility, into a new central business district that will “measure up with the best in Asia.”

Greenfields chairman Jeffrey Campos said the masterplan for the future Pasig-Mandaluyong CBD is almost ready and will entail the development of residential condominium and office buildings. “When the right time comes, we will come out with the masterplan,” he said.

Campos said the group is open to entering into partnerships with other real estate firms to develop the entire prime property, which is co-owned with Unilab.

“It’s good to be partners with everybody but we also have to build our own name. If there’s an opportunity, why not,” Campos said.

Campos said Unilab has slowly transferred its facilities in Biñan, Laguna but would take another four to five years to vacate the compound.

Greenfield is currently developing Pramana Residential Park in Greenfield City, Sta. Rosa, Laguna – reportedly the first residential park community in the country with over half the area devoted to parks, wide-open spaces and playgrounds.

Founded in 1971, Greenfield began as a landholding company, with vast tracts of land in its portfolio. Its modest beginnings at commercial development began with what was then known as EDSA Crossing. Developed in the early 1970’s as a mixed-use commercial complex with a wet and dry goods market, the old EDSA Central quickly established itself as an accessible hub for various kinds of commerce.

In 1998, Greenfield ventured into another commercial center in the growth center of Santa Rosa with the development of Paseo Commercial Center. Dubbed the outlet mall of the south, Paseo provides a lifestyle center alternative to the regular boxed up malls.

Greenfield also ventured into residential developments, with Hillsborough Subdivision Muntinlupa City in 1988, Southwoods Residences, Carmona in 1994, Lexington Garden Village, Pasig City opened in 1997, San Antonio Heights and San Rafael Estates in Sto. Tomas, Batangas in 1998, and the 600-hectare Maunong property now known as Ayala Greenfield Estates developed in the year 1999.

In 2004, it launched the now completed 40-storey Soho Central Condominium with the Century Properties and Meridien Group.

In an efforts to provide complete community developments, Greenfield also provided a venue for the work force to thrive. In 1998, it developed the Greenfield Auto Park (GAP), a special industrial estate covering 65 hectares, which caters to light industries and auto-related manufacturing companies. It enjoys PEZA privileges and incentives and is now the home of Ford Motors in the Philippines.

Aside from this, Greenfield opened the Santa Rosa Business Park in 2004, giving choice lots for corporate headquarters, hotels, business schools and institutions.

Quantuvis Resources Corp., a leisure property developer owned by the family of biscuit magnate Jacinto Ng, plans to build more hotels and resorts, after successfully launching Oakwood Premier Joy~Nostalg Center Manila in Ortigas Center last week.

“We have a land bank of 150 hectares in Metro Manila and the provinces, which we plan to develop for the leisure and hospitality industry,” said Jacinto Ng Jr., director of Quantuvis.

Ng said these include several hectares of property in the Ortigas commercial business district, which he said, had better growth potential than Makati in terms of property development.

Quantuvis has tapped global serviced apartment provider Oakwood to manage a 223-unit Oakwood Premier Joy~Nostalg Center Manila in Ortigas, Pasig occupying 28 floors of the P3-billion 41-story Joy~Nostalg Center Manila.

The building is the first high-rise development of Quantuvis, which will focus on the tourism industry, said Ng.

Oakwood Premiere is the latest hotel to open this year, joining large properties such as the 616-room Imperial Palace Water Park, Resort and Spa in Cebu, the 217-room Shangri-La’s Boracay Resort and Spa in Boracay, the 82-room Discovery Bay Misibis in Albay, and the expansion of Amanpulo resort in Palawan.

More hotel projects are set for completion within the year, including Radisson Hotel in Cebu (400 rooms), Manila Ocean Park H2O Hotel (120 rooms), the Picasso Serviced Residences (136 rooms), Newport Marriott Hotel (342 rooms) and Maxims Hotel (178 rooms) in Metro Manila.

Alfred Reyes, chief operating officer of Quantuvis, said the company aimed to become the leading brand in the hospitality industry.

that's the downside of developing ortigas within the territories of 3 cities (or is it two?). the discontinued asphalt overlay actually looks awful when seen from above.

there's actually a minipark (Ortigas Park I guess) that's near Malayan Plaza. and hopefully more will come up. there's something unique in Ortigas that gives you some degree of attachment to the place.

By the way, meron ba rito sumasakay ng FX sa lumang Medical City na terminal? Nawala na yung terminal dun this week, ang hirap umuwi pa-Antipolo kasi wala na run yung terminal. May idea kayo kung san napunta? Pwera dun sa SM terminal ha, mahaba palagi ang pila run eh :/

Simula nung nawala yung terminal ng FX sa lumang Medical City sa EDSA Central na ako sumasakay ng FX papunta sa Antipolo. Katabi nung mga jeep yun terminal ng FX dun. :)
