You mean, the one in the left??..that's G.T. International Tower...it's really very iconic...i can identify makati just by looking for that building...

Expect more skyscrapers here in the next 5 yrs or so, Pasig city just expanded their central business district to up to the pasig river boundary, I heard from a reliable source that Mandaluyong will do the same. Condo buyers in pioneer st. area dont even have a clue their lands were rezoned into CBD resulting to higher property tax next year. That should be alright, tax increase is part of what we call progress.

your RPT evaluation depends kung saan zonal district nakatayo ang building mo.

Depende sa mga city councils, cities and municipalities have their own land use and zoning ordinances, ang mga konsehal ang gumagawa ng ordinansa kung anu-ano ang mga classifications ng kinasasakupan nila at sila rin ang nagdedesisyon kung magkano ang halaga ng babayarang amelyar(property taxes). Mas mataas ang babayaran na tax ng mga nasa Class 1 (commercial) kumpara sa Class 2 (industrial) at Class 3(residential)

Think of it like city/municipality classifications, may mga cities/municipalities na First Class, Second Class, Third Class and so on, nakabase diyan kung ano ang halaga ng Internal Revenue Allotment ang matatanggap galing sa national government at mga nakolektang tax at income na kailangan nila i-ambag sa gobyerno.

Sa City Hall niyo malalaman kung saan kayo classified and the corresponding RPT per sqm.

I think it's only a rendering of the proposed skycity. I'm not sure though.

You mean EGI Skycity - the one on the leftmost portion? Because that's the only 1 building in the picture that's not existing, as far as my eyes can see..... yah, such an ambitious project when it was launched. Hope the proponents find the right mix of resources to finally give it the right push (towards the sky :))

I had to go to ADB yesterday for a project so I had the chance to take some photos of Ortigas after work. Sorry about the quality of the photos, I just used my phone (plus it was a gloomy day).

I like that building, I think it looks really nice. Such as shame though that there are some buildings at the background which aren't that pleasing to look at (IMO).

The Discovery Suites is also somewhat special to me. This is where our graduation from the "graduate hire" program was held. The Ansons building look decent though it's a bit short.

I actually like Ortigas CBD more than the Makati CBD. I don't know. It doesn't feel as stressful. :))

That's why there's just a firewall all the way past Antel Global's total height hehehe. Anyway, the "wow" view in most people's opinion is when you're coming from the east.

Guys, kailangan ko po ng comments nyo... gumagawa po ako ng thesis ngayon. Arki student ako... ang ang proposal ko is an intermodal terminal, bus terminal ng buses from souht and north and ng mga roro buses. Addition po dito ung condo/hotel, BPO's, and a Mall... all in one building... probably vertical planning... sa tabi ng magallanes flyover ung site para connectec sa MRT and PNR...

Megamall is within the Mandaluyong City not within Ortigas.

The biggest mall in PHL is still SM North Edsa, then MOA and Megamall.

Re - Megamall soonbeing the biggest mall in the Philippines - I don't have the figures, but if the current expansion and future ones (within the open parking lots fronting EDSA) are considered, perhaps it will be.

and then we opted to transfer to Crown Plaza (and woah, their address, and yeah I was amazed, was Quezon City...)

Megamall is within the Mandaluyong City not within Ortigas.

The biggest mall in PHL is still SM North Edsa, then MOA and Megamall.

^^ It is Ortigas Center. Boundaries are EDSA, Ortigas Avenue, Meralco Avenue up to Alexandra Condominium cluster, and then along Shaw Blvd, from EDSA to Amber Ave. Largely Pasig City, but part of it Mandaluyong and a small part of it Quezon City. Unique right?

Re - Megamall soonbeing the biggest mall in the Philippines - I don't have the figures, but if the current expansion and future ones (within the open parking lots fronting EDSA) are considered, perhaps it will be.

Dwindling office space in Ortigas CBD drives up rental rates

DWINDLING OFFICE space in the Ortigas business district has caused rental rates here to rise by as much as a fifth as locators continue to prefer the area over new commercial complexes being developed elsewhere in Metro Manila, a property consultancy this week said in a statement.
Office rent in the Ortigas business district has risen by as much as 20% from year-ago levels due to dwindling space. -- Jonathan L. Cellona
Business process outsourcing (BPO) firms are seeking new space in the country’s second-largest business district even as supply rates struggle to match current demand, said Sheila Lobien, director of real estate services firm Jones Lang LaSalle Leechiu (JLLL).

Despite the emergence of new business districts in Manila as well as Marikina, Pasay, and Quezon cities, Metro Manila’s office spaces remain concentrated in Makati City, totaling one million square meters, and Ortigas, where there is close to 800,000 square meters, JLLL said.

“The supply of new office space in Ortigas simply has not matched the rapid pace of construction of new buildings in the Bonifacio area and Makati,” Ms. Lobien said, claiming that only one building -- the so-called 17-storey iSquare -- will be coming on-stream in the area before 2013.

This explains why rental rates have been rising by 15% to 20% in Ortigas since late last year and may continue to rise.

“This, however, does not make the place (Ortigas) less attractive. In fact, the Ortigas district is highly attractive to BPOs seeking an area with three power grids which ensure the availability of electricity even during emergencies,” Ms. Lobien said.

Companies are likely to rank Ortigas among its top location choices due to easy transportation routes to adjoining Marikina and Quezon cities via the Metro Rail Transit Line 3, as well as the presence of commercial establishments, Ms. Lobien said.

Ortigas is also accessible to most residential areas in Metro Manila, she added.

According to the Ortigas Center Association, Inc., Ortigas Center spans the cities of Pasig, Mandaluyong, and Quezon and covers 1.082 million square meters in area. The district is bounded by Ortigas Avenue on the northeast, Meralco Avenue on the east-southeast, Shaw Boulevard on the southwest and Epifanio de los Santos Avenue on the northwest. -- Franz Jonathan G. de la Fuente

No, Tiendesitas is not part of the Center, but developed by Ortigas & Co. Ltd Partnership (OCLP). Ortigas Center is bounded by EDSA, Ortigas Avenue, Meralco Ave (until Alexandra Condo Complex), and Shaw Blvd from Amber Avenue up to EDSA/Shangrila Mall.

I think Ortigas Center is still Unique, how many CBDs out there are part 3 different cities

They're not part of Ortigas Center anymore. Maybe in the future they can be called by another name. At the moment, it's only the Mandaluyong City govt that has control over the expansion in the area, under different property owners. Maybe on a smaller scale, that part of the old EDSA Central Complex up to Pioneer Street, it is somehow under one group of owners. Unlike in the Ortigas Center where all property owners are covered by certain restrictions on top of LGUs and the Building Code, and the common areas are being managed by the Ortigas Center Association, Inc. (OCAI)

Compared to Makati and the emerging Bonifacio Global City, nevertheless, the supply of new office buildings in the second largest business district of the Philippines has been limited in the past year. Supply will continue to trickle in up to 2013, according to a Metro Manila Office Market study by Jones Lang LaSalle Leechiu (JLLL).

For this reason, BPOs and other firms seeking to locate in the business district strategically bordering Quezon City, Pasig and Mandaluyong are on the lookout for new space coming up in Ortigas, according to Sheila Lobien, director of JLLL. Months before iSquare’sscheduled completion, a number of companies have already been showing great interest in the 17-storey building on F. Ortigas Jr. Avenue.

Overall, there is a temporary supply deficit of new office space across all business districts, according to the JLLL study. This explains why rents have been rising by 15 to 20 percent in Bonifacio Global City and Ortigas since late last year and are likely to continue to escalate. In Ortigas, the dearth of new space is even more pronounced. Lobien relates that after iSquare becomes available, no new buildings will be coming on-stream in Ortigas until 2013.

She noted that despite the mushrooming of new business districts in Metro Manila in areas like Cubao, Bay City, Manila, Marikina and Newport City, Metro Manila’s supply of office space remains concentrated in Makati, where there is close to 1 million square meters, and Ortigas, where there is close to 800,000 sqm. Bonifacio Global City follows with around 400,000 sqm.

Lobien notes: “In time, Ortigas’ supply should catch up but for now, iSquare’s 24,200 sqm. of office space is a welcome addition to the current stock.” Each floor in the building has a floor plate of 1,400 sqm. making it ideal for BPOs. Moreover, the building has a food hall that will cater to employees’ needs.

Companies that prioritize redundancy are likely to shortlist the Ortigas area among its top location choices, says Lobien. In addition to its superior transportation facilities like the MRT that provide easy access to Marikina and Quezon City, the area also has a number of malls and commercial centers. Ortigas is accessible to most residential areas of Metro Manila which makes it as attractive as ever.

Supply is likely to catch up with strong demand but only after a number of years, according to Lobien. For this reason, iSquare and the few buildings coming up in the area are likely to be taken up quickly.

SM residences is under SMDC while The New Benguet Center is under SM keppel and BDO. They cant start yet because BDO is still waiting for the Bangko Central permit.

I think no radical promotion of religious ideas is the rule of the thumb and not no church pictures. If that is the case, the pictures of churches in Cebu, Bacolod, Iloilo Threads or wherever would have been gone. Mind you, those forums are not religious forums as well. I am in no way promoting a church since I posted both Catholic and Protestant places of worship. :lol:

I think no radical promotion of religious ideas is the rule of the thumb and not no church pictures. If that is the case, the pictures of churches in Cebu, Bacolod, Iloilo Threads or wherever would have been gone. Mind you, those forums are not religious forums as well. I am in no way promoting a church since I posted both Catholic and Protestant places of worship. :lol:

No question about it, the expansion made the SM Megamall facade unsightly. But I guess they had no choice as they had to expand their parking to accommodate more customers.

How 'bout you wait until the structure is finished and see for yourself how the final design modernizes the EDSA façade of SM Magamall?

We do the trick of parking at Megamall's sister mall, The Podium, during hectic Megamall 3-day-sale days. Parang ₱45 lang flat-rate.
