Maybe 20 years ago, Miami has changed. The beach use to be all retirees until about the early 90's. The average age has dropped since then, i don't have the numbers but they are out there. Most retirees have moved north of Palm Beach, Daytona Area.

Most retirees have moved north of Palm Beach, Daytona Area.A little over 50% of the population of Miami Beach is between 25 and 55 years of age according to the 2000 census, and 18% are over 65 years of age. I fall into the first category and I'm doing my damndest to retire.

I thought in 1960's and 1970's, Miami is small city and bunch of uglier communities so it got better in around 1980's or early 1990's after renovation.

early 80s there was a huge construction boom but it ended becuase of high interest rates this is when a few towers started to go up around brickell key known as claughton island

then around early 90's we saw a few more office buildings go up and a few more condos

now ten years later we are seeing the same thing but to a much higher degree the construction boom has been going around all over miami city streets are improving downtown areas and city centers are being built and transportation is being planned.

airport is seeing a doubling in size, we are getting an intermodal(grand central station) being built. and highways that where clogged with traffic and bad contruction are being repaired to make traffic flow smoother and faster. even mass transit is getting an overhaul.

miami has basically run out of land and the land that is available closer to jobs is seeing alot of attention and towers are being built also alot of the tourist venues are getting face lifts.

metrozoo, seaquarium, orangebowl stadium, miami arena, watson island, parrot jungle, calder race track, proplayer stadium.... all are getting a thempark entertainment facelift to attract tourist and residents. alot of water parks in the works....

^^there are water parks in the works?

i'm surprised that it has taken so long from miami or broward to get a water park,im guessing land was hard to find and water rapids was generally close by.

a sociological term given to people born from 1944 to 1965.called the baby boomers because babies were born at such a high rate during this era after ww2.this increase in birth rate has now caused a problem called the greying of america which means that america is getting older and older as the years go by.by the year 2025 29%of all americans will be 60+ this also puts a strain on the economy because the older the population the more benefits like medicare and social security the government is going to have to pay and less taxes are collected.this is why social security has a problem.

i learned all of this in my psychology/sociology class
