Maneeya owner to spend billions on new projects

Ratchaprasong area to rival Paris, London

The owner of the Maneeya centre at Bangkok's Ratchaprasong intersection is pouring money back into his property investments, putting billions of baht into a new five-star hotel, serviced apartments and a commercial centre on remaining land in the area.

M.R.Tinasakti Saktidej Phanubandh, managing director of Maneeya Realty Co Ltd, said the company would develop a 45-storey, 380-room five-star hotel named the Royal Ratchadamri on Ratchadamri Road between the Grand Hyatt Erawan Hotel and Peninsula Plaza.

The 6.5-rai plot, leased from the Crown Property Bureau for 30 years, will also hold a 130-room serviced apartment complex and a 12-storey office building with total space of 10,000 square metres.

''The Royal Ratchadamri Hotel will be a new choice for customers in the area. It will offer a unique service and new atmosphere, when compared to the Grand Hyatt Erawan, Four Seasons and the InterContinental,'' said M.R. Tinasakti.

''The three existing hotels have different characters as US, Canadian and UK brands. With the addition of our new hotel, the area would be the first location in the world to have four international hotel chains.''

M.R. Tinasakti said the company was also planning to develop the 35-storey Royal Maneeya Tower on a 10-rai plot of land beside Maneeya Centre.

The tower will include 10,000 square metres of office space, 99 serviced apartments and 76 condominiums. At the same time, it will develop the Maneeya Shopping Centre on 5,000 square metres next to the Royal Maneeya Tower.

All of the projects would be completed by 2007, he said.

''It is the first time since the economic crisis in 1997 that we have undertaken an investment worth several billion baht,'' he said.

The projects would help fulfill his goal of transforming the Ratchaprasong district into a world-class shopping destination along the lines of the Champs d'Elyse{AAC}es in Paris, Oxford Street in London and Orchard Road in Singapore.

The Ratchaprasong Square Trade Association (RSTA), the Bangkok Metropolitan Administration and the Tourism Authority of Thailand will invest 100 million baht to improve infrastructure including expanding sidewalks, installing destination signs and building more bridges linking buildings in the area over the next year or two, said RSTA president Chai Srivikorn, whose family owns the upmarket Gaysorn centre and the InterContinental Hotel.

เปิดแผนกลุ่มมณียาฟื้นอาคารเก่า

"ศุภาลัย"ปัดฝุ่นโครงการสำนักงานร้าง "แกรนด์ทาวเวอร์" ย่านพระราม 3 รับตลาดอาคารสำนักงานขาดแคลนหนัก 3 ปี รวมทั้งโครงการอื่นอีกหลายแห่ง



นายอธิป พีชานนท์ รองกรรมการผู้จัดการบริษัท ศุภาลัย เปิดเผยว่า จากความต้องการของตลาดอาคารสำนักงานที่มีเพิ่มขึ้นต่อเนื่องอย่างน้อย 3 ปีข้างหน้าจะไม่มีสินค้าใหม่ออกมาสู่ตลาด บริษัทจึงได้นำโครงการสำนักงาน "แกรนด์ทาวเวอร์" ย่านพระราม 3 ที่หยุดไปในช่วงวิกฤติเศรษฐกิจกลับมาทำใหม่ โดยจะใส่เม็ดเงินเข้าไปอีก 400 ล้านบาท ซึ่งเป็นกระแสเงินสดของบริษัท โดยมีผู้รับเหมาก่อสร้าง คือ บริษัทแสงฟ้าก่อสร้าง จำกัด คาดว่าจะเสร็จในกลางปี 2548

โครงการ "แกรนด์ทาวเวอร์" เป็นอาคารสูง 33 ชั้น บนเนื้อที่ 5 ไร่เศษ ที่ผ่านมาใส่เงินลงทุนไปแล้ว 500-600 ล้านบาท เป็นพื้นที่สำนักงานกว่า 4 หมื่นตร.ม.จากทั้งหมด 8 หมื่นตร.ม.คิดเป็นมูลค่ารวม 1,800 ล้านบาท

นอกจากนี้ ยังมีโครงการสำนักงานอีกหลายแห่งที่ทยอยนำกลับมาทำใหม่อีก 3 โครงการ ดังนี้ 1.อาคารสำนักงานคิวเฮ้าส์ ลุมพินี พาร์ค เป็นอาคารสูง 37 ชั้น ให้เช่าและเป็นพื้นที่ค้าปลีก มีพื้นที่ให้เช่า 5 หมื่นตร.ม.รวมมูลค่าโครงการ 2,800 ล้านบาท โครงการนี้ตั้งอยู่บริเวณหัวมุมถนนสาทรใต้ เยื้องสวนลุมพินี เป็นโครงการเก่าที่ลงทุนไปแล้ว 1,000 ล้านบาท บริษัทนำกลับมาทำใหม่ คาดว่าต้องลงทุนเพิ่ม 1,800 ล้านบาท จะก่อสร้างเสร็จ พร้อมเปิดโครงการได้ในปีหน้า

2.กลุ่มมณียาเรียลตี้ ได้พลิกฟื้นโครงการบริเวณใกล้กับศูนย์การค้า เพนนินซูล่า บนที่ดินที่เช่าที่ดินมาจากสำนักทรัพย์สินส่วนพระมหากษัตริย์ และจากสมาคมศิษย์นักเรียนเก่าเทพศิรินทร์ ชื่อโครงการ รอยัลราชดำริ จะประกอบไปด้วยโรงแรมชั้นนำระดับ 5 ดาว ซึ่งได้ปรับลดขนาดและความสูงลงเหลือ 45 ชั้น จากเดิม 50 ชั้น มีจำนวน 380 ห้อง ส่วนอาคารสำนักงานจะลดเหลือ 12 ชั้น คิดเป็นพื้นที่ 10,000 ตร.ม.

นอกจากนั้นกลุ่มมณียายังมีแผนลงทุนเพิ่มบนที่ดิน 6.5 ไร่ ซึ่งอยู่ด้านหลังอาคารมณียา เซ็นเตอร์ในชื่อโครงการรอยัล มณียา ทาวเวอร์ โดยพัฒนาเป็น อาคารสูง 35 ชั้น ประกอบไปด้วย อาคารสำนักงาน 10,000 ตร.ม.เซอร์วิส อพาร์ตเมนท์ 99 ยูนิต และคอนโดมิเนียม อีก 76 ยูนิต โดยการก่อสร้างโครงการทั้งสองจะเริ่มได้ในปีนี้ และคาดว่าจะเปิดให้บริการได้ภายในปี 2550

รวมทั้ง โครงการพรภัทร ทาวเวอร์ ที่อยู่บริเวณแยกอโศก ของกลุ่มบริษัทอุตสาหกรรมสับปะรดกระป๋องไทย จำกัด เป็นอาคารสูง 42 ชั้น พัฒนาคอนเซปต์เดียวกันกับเอ็มโพเรี่ยม ซึ่งนอกจากพื้นที่ค้าปลีกแล้วยังมีพื้นที่สำนักงานที่อยู่ตั้งแต่ชั้น 11-42 รวมพื้นที่ 30,000 ตร.ม.รวมมูลค่าโครงการ 3,000 ล้านบาท ซึ่งคาดว่าจะเปิดให้บริการได้ไม่เกินปีหน้า

นายรุจนะ ประคองวิทยา หัวหน้าฝ่ายออกแบบ บริษัท คาซ่า ของ ร.อ.กฤษดา อรุณวงษ์ ณ อยุธยา อดีตผู้ว่าฯ กรุงเทพมหานคร เปิดเผยถึงแผนการดำเนินงานในขณะนี้ว่า บริษัทอยู่ในระหว่างการดำเนินงานออกแบบทั้งสิ้น 8 โครงการ แบ่งเป็นงานในประเทศ 6 โครงการและที่ประเทศจีน 2 โครงการ ซึ่งโครงการที่ประเทศจีน เป็นการดำเนินงานโดยกลุ่มไชน่าเวิลด์เบส กรุ๊ป

ทั้งนี้โครงการแรกตั้งอยู่ที่เมืองไหหนาน พัฒนาในรูปแบบของ CPOW PLAZA บนพื้นที่ทั้งหมด 45 ไร่ ในรูปแบบของสปา รีสอร์ต, อพาร์ตเมนต์, โรงแรม และศูนย์ประชุมครบวงจร จำนวน 2 อาคาร ที่เหลือจะเป็นวิลล่า 7 แบบ ประมาณ 50 หลัง รวมมูลค่างานก่อสร้างประมาณ 1,000 ล้านบาท อีกโครงการอยู่ที่เมืองหวูชิ บนพื้นที่ประมาณ 1,000 ไร่ ประกอบด้วย โรงแรมประมาณ 300 ห้อง, สปาในรูปแบบคอมเพล็กซ์, วิลล่า 70-80 หลัง และศูนย์ประชุม มูลค่าก่อสร้างประมาณ 2,000 ล้านบาท

นายรุจนะ กล่าวต่อว่า ในส่วนโครงการในเมืองไทยที่บริษัทรับออกแบบมีอยู่ทั้งสิ้น 6 โครงการ คือ 1.โรงแรมท่าอากาศยานสุวรรณภูมิ ของรัฐบาล ที่สร้างบนพื้นที่ทั้งหมด 17.5 ไร่ เป็นโรงแรมระดับ 4 ดาว จำนวน 612 ห้อง โดยเฟสแรกดำเนินการก่อสร้างก่อน 529 ห้อง รวมมูลค่างานก่อสร้าง 2,004 ล้านบาท โรงแรมดังกล่าวสามารถรองรับนักท่องเที่ยวได้กว่า 1,000 คน

2.โครงการอาคารสำนักงานใหญ่ของอีสต์ วอเตอร์ ซึ่งเป็นการซื้ออาคารเก่าของ รัตนโกสินทร์ ประกันภัย มาพัฒนาใหม่ รวมมูลค่างานก่อสร้างประมาณ 500 ล้านบาท คาดว่าจะเริ่มการก่อสร้างได้ประมาณเดือนตุลาคมนี้

3.โครงการพัฒนาศิริราช สู่ความเป็นเลิศทางการแพทย์ในเอเชียอาคเนย์ ของโรงพยาบาล ศิริราช รวมมูลค่าก่อสร้างประมาณ 4,000 ล้านบาท

โครงการที่ 4.โรงแรมริทซ์ คาร์ตัน บริเวณถนนราชดำริ เป็นการร่วมทุนระหว่าง ม.ร.ว.ทินศักดิ์ ศักดิเดชภาณุพันธุ์ กับกลุ่มริทซ์ แกมมอล จากประเทศสหรัฐอเมริกา เพื่อพัฒนาโครงการซึ่งเป็นที่ดินเดิมของสมาคมศิษย์เก่าเทพศิรินทร์ ซึ่งแบ่งเป็น 3 ส่วนด้วยกัน คือ โรงแรมระดับ 6 ดาว-เซอร์วิส อพาร์ตเมนต์ สูง 48 ชั้น, อาคารสำนักงาน สูง 35 ชั้น และ สมาคมศิษย์เก่าเทพศิรินทร์ รวมมูลค่าการก่อสร้างประมาณ 2,000 ล้านบาท คาดว่าจะ สามารถเปิดให้บริการได้ในปี 2549

5.โครงการอาคารเรียนรวมคณะแพทยศาสตร์ ของมศว ประสานมิตร วิทยาเขตองครักษ์ จ.นครนายก จำนวน 1 อาคาร มูลค่างานก่อสร้างประมาณ 30 ล้านบาท และ 6.โรงพิมพ์ธนบัตรแห่งที่ 2 ของธนาคารแห่งประเทศไทย บริเวณพุทธมณฑลสาย 7 รวมมูลค่างานก่อสร้าง 2,000 ล้านบาท

สำหรับระยะเวลา 4 เดือนที่เหลือในปีนี้ จะมีการเซ็นสัญญาเพิ่มอีก 4-5 บริษัท ซึ่งขณะนี้อยู่ในระหว่างการเจรจา และคงไม่รับงานใหม่เพิ่มแต่อย่างใด โดยจะรับงานอย่างน้อยปีละประมาณ 10 โครงการ

“เชื่อว่าภาวะฟองสบู่แตกคงไม่เกิดขึ้นอีกรอบเพราะผู้ประกอบการทุกคนล้วนมีประสบการณ์ จึงมีความระมัดระวังพอสมควร” นายรุจนะ กล่าว

In between Mater Dei School and Amarin Plaza (The old Sogo). It is Opposite the Holiday Inn Bangkok (the old Le Royal Meredian).

It's not on that plot Hitesh, It's actually "between" Maneeya Tower and Royal Ratchadamri., behind the Maneeya Tower.

ตลาดหุ้นไทยในสัปดาห์นี้จะเป็นจุดตัดสินว่าจะขึ้นหรือลง หลังจากทดสอบ 706 จุดอยู่หลายครั้ง และไม่สามารถยืนเหนือไปได้ ตรงกันข้ามดัชนีฯ ก็ลงทดสอบแนวรับที่ 701 จุดอยู่หลายครั้งเช่นกัน ดังนั้นโอกาส Break out หรือ Break Down เท่าๆ กัน แต่ถ้าผมให้น้ำหนักปัจจัยแวดล้อมแล้วถือว่าตลาดหุ้นไทยอยู่ในโทนบวกเล็กน้อยไม่ว่าแรงซื้อของนักลงทุนต่างชาติ และโค้งสุดท้ายของการหาเสียงเลือกตั้งใหญ่ ส่วนกรณีทะลุแนวต้านที่ 706 จุดไปได้มีลุ้นทดสอบ High เดิมที่ 714 จุด แต่ถ้าหลุดไปเริ่มต้นกันใหม่ที่ 694 จุด
สำหรับหุ้นฟันธงวันนี้ ผมขอ Follow up บมจ. ซีฟโก้ (SEAFCO) จะเห็นว่าหุ้นตัวนี้ไม่ค่อยมีใครวิเคราะห์ซักเท่าไหร่ทั้งๆ ที่เป็นหุ้นที่ดีตัวหนึ่งในกลุ่มรับเหมาก่อสร้าง SEAFCO มีอัตราการเติบโตสูงในปี 2548 – 2550 ตามโครงการของภาครัฐที่มีแผนดำเนินงานโครงการต่างๆ และภาคเอกชนที่ SEAFCO ได้รับงานโครงการใหม่ 4 โครงการ เป็นมูลค่างานที่ยังไม่รวมภาษีมูลค่าเพิ่มรวม 102 ล้านบาท รวมทั้งโครงการ FENIX TOWER ที่ถนนสุขุมวิท 31 บริษัทได้รับสั่งจ้างจาก บริษัท อโศก พลาซ่า ให้ก่อสร้างเฉพาะงานเสาเข็มเจาะมูลค่างานไม่รวมภาษีมูลค่าเพิ่ม 25 ล้านบาท ซึ่งจะแล้วเสร็จในไตรมาส 1/48 และโครงการก่อสร้างทางพิเศษสายบางพลี-สุขสวัสดิ์ บริษัทได้รับใบสั่งจ้างจากบริษัท ช.การช่าง (CK) เป็นเงิน 37 ล้านบาท ซึ่งจะแล้วเสร็จไตรมาส 1/48 และยังมีหลายโครงการเป็นงาน Service Apartment , อาคารชุดพักอาศัย และคอนโดมิเนียม คาดว่า SEAFCO จะมีการรับรู้รายได้ในไตรมาส 4/47 ได้ดีขึ้น เนื่องจากจะไม่อุปสรรคในการทำงานจากฝนเดียวกับในไตรมาส 2 – 3 นอกจากนี้การรับรู้รายได้จากโครงการก่อสร้างถนนสามารถทำได้เร็วกว่าที่เคยคาดไว้ จึงปรับประมาณการรายได้สิ้นปี 47 เป็น 948 ล้านบาทจากเดิม 914 ล้านบาท แม้จะมีการปรับลดประมาณการกำไรสุทธิปี 47 ลงเล็กน้อยเป็น 96 ล้านบาทจากเดิม 98 ล้านบาท แต่ยังถือว่ามีอัตราการเติบโตสูงถึง 174% YOY จากผลประกอบการที่เป็นไปตามคาด

SEAFCO ยังมีแนวโน้มการเติบโตของรายได้ที่ดีจากโครงการภาครัฐ เช่น โครงการแอร์พอร์ตเรลลิ้งค์ และโครงการระบบรางเกือบ 500,000 ล้านบาท ซึ่งมีมูลค่าฐานรากโดยปกติ 7-10% และยังมีงาน Diaphragm wall รวมอยู่ด้วย ล่าสุด SEAFCO ได้รับการว่าจ้างบริษัท มณียา เรียลตี้ จำกัด ให้ก่อสร้างเสาเข็มเจาะและกำแพงกันดินระบบไดอะแฟรม วอลล์ สำหรับโครงการรอยัลมณียา ทาวเวอรื ที่บริเวณถนนเพลินจิต เขตปทุมวัน จำนวนเงินสั่งจ้างที่ยังไม่รวมภาษีมูลค่าเพิ่มจำนวน 119.99 ล้านบาท จึงเชื่อว่าปี 48 จะเป็นปีที่ดีที่สุดอีกปีหนึ่งของ SEAFCO จึงฟันธงหุ้นให้ซื้อ โดย SEAFCO มีมูลค่าที่เหมาะสมปี 48 ที่ 7.85 บาท สำหรับทางด้านเทคนิคกราฟ Candle Stick กำลังอยู่ในช่วงเกิด Technical Rebound สอดคล้องกับเครื่องมือ Stochastic และ RSI มีค่าเป็นบวก ดังนั้น ณ ราคาปิดที่ 6.45 บาทแนะนำซื้อ โดยมีแนวต้านที่ 6.65 – 6.75 บาท และ Peak เดิมที่ 7.05 บาท

The plot "behind" thaht Parking lot is part of The Royal Maneeya Tower's canopic-entrance :)

so, there is practically only a plot available which is the parking lot it's self.

I havnt heard anything about it, but I think nothing will come until The Royal Maneeya is done.

I heard from main Contractor in last 3 months that it has 3 schemetic designs and the owner need to select the right one.Main reason is to reduce the budget of facade.

it would be nice to have the height for a skyscraper/skytoucher :okay: , but remember the land footprint (and setbacks) of IFC in Hong Kong is HUGE.....the land area for the Royal Ratachdamri and the Royal Maneeya is rather cramped and wedged tightly into the crowded Rajadamri zone....

for an IFC-like project you might need something more open and bigger like the Suan Lum Night Bazaar zone :pepper:

เสียดายเหมือนกันฮะ ลานจอดรถน่าจะทำเป็นสวนอีเดนเปิดโล่งมีช็อปเฮ้าส์เล็กเล็กไม่สูงมากจะเท่ห์เยอะเลแถมแอบมองเห็นโพเดียมไกลไกลแต่ก็เข้าใจคนถือครองที่ว่าตรงนั้นเป็นที่พาร์ม ต้องทำอะไรให้เกิดประโยชน์สูงสุด

ปล เค้าจะทำห้างแบบเป้นตึกเลยหรอฮะ ดูท่าทางเค้าไม่น่าจะสร้างตึกปิดวิวตรงนั้นนะ

Maneeya restarts projects after long break

After freezing property development since economic crisis in 1997, the property developer Maneeya Realty Co has started up operations again with a number of projects. The company plans to build a condominium and hotel project in the Phloen Chit area on its own and also work with BEC World managing director Pravit Maleenont to launch the 1.7-billion-baht Malibu Kao Tao Hua Hin comprising low-rise luxury condominiums and villas.

It also plans to join with SET-listed TRC Construction and Zelan, a Malaysian construction firm and property developer, to build an office building next to the Grand Hyatt Erawan Hotel on Ratchadamri Road.

''We had debts of more than one billion baht after the crisis. We cleared them through the debt restructuring process and currently have about 200-300 million baht remaining. Now, we will start new developments,'' said M.R. Tinasakti S. Bhanubandh, the company's president and managing director.

Last Tuesday, the company and Mr Pravit launched Malibu Kao Tao Hua Hin worth 1.7 billion baht. It will be located on a 15-rai site in Kao Tao, Hau Hin, with an investment of one billion baht.

The Thai-Colonial style development will have 180 condominium units sized between 97 and 308 square metres and priced from 70,000 baht per sq m, he said.

It will also have four beachfront villas with a usable area of between 367 and 1,074 sq m and each priced at 34 million baht. Sales are targeted to close within 20 months with construction completed in 2009.

The project will be developed under the joint-venture firm M Talay Co, Ltd, which was set up last year with registered capital of 270 million baht. Maneeya Realty and Mr Pravit both hold 25% stakes in the company, while the rest is held by other individual shareholders.

M.R. Tinasakti said Maneeya Realty was developing a condominium and hotel project worth four billion baht located behind Maneeya Center Building on Phloen Chit Road.

It would comprise 60 condominium units with 30-year lease contracts under the name Royal Maneeya Exclusive Residence. The 400-room, five-star hotel named Renaissance would be operated by Marriott. Construction will be completed in 2009.

''We negotiated with the Crown Property Bureau to extend the lease period of a plot where we earlier planned to develop a condominium and hotel in the past eight years and have changed it to build an office building, for which we joined TRC and Zelan,'' he said.

The company plans to start new developments when this one is 80% complete. ''We will come back next year,'' said M.R. Tinasakti. Last year it generated 100 million baht from the Maneeya Center office building.

Currently, Maneeya Realty and the Bhanubandh family have land plots of about 13 rai in the Phloen Chit area. It plans to develop a four-rai site located between Maneeya Center and Mater Dei School for an office building with retail space.

พอดี ผม เป็น engineer อยู่ site maneeya นะครับ ที่ เห็น ชิ้นงาน precast สีฟ้า เป็นเพียงโครงสร้างเพื่อรับ โครงกระจกเท่านั้น ครับ โดยสุด ท้าย จะติด กระจก รอบตึก 100% ตาม redering ล่าสุด เหมือนเดิม แต่ จะลดครีบตัวเล็กออก จะเหลือ ครีบตัวใหญ่เพียงอย่างเดียวครับ
เหตุที่ ต้อง ใช้ชิ้นงาน precast ขนาดใหญ่เพื่อ ลดแรงลมที่มากระทำกับผนังอาคาร และลด ขนาดโครงเหล็กรับกระจกให้เล็กลงทำให้ค่าก่อสร้างถูกขึ้นและยังแข็งแรงมากกว่า แบบที่ไม่ใช้ precast อีก นะ ครับ from siphya construction

ด้านที่ ติด โรงเรียน มาแตร์ จะทำถนนใหม่ เพื่อ เข้าโรงแรม นะครับ ซึ่งพอสร้าง เสร็จ จะเป็นถนนที่สวยมาก ครับ ส่วนพื้นที่ ที่เหลือยังไม่มี ความ ชัดเจน ว่า owner จะ พัตนาเป็นอะไรต่อนะครับ

ด้านที่ ติด โรงเรียน มาแตร์ จะทำถนนใหม่ เพื่อ เข้าโรงแรม นะครับ ซึ่งพอสร้าง เสร็จ จะเป็นถนนที่สวยมาก ครับ ส่วนพื้นที่ ที่เหลือยังไม่มี ความ ชัดเจน ว่า owner จะ พัตนาเป็นอะไรต่อนะครับ

ส่วนตัวผมอยากเห็นทางลัดไปต่อกับซอยมหาดเล็กหลวงน่ะครับ

แถวนั้นถ้าทุกอย่าง link กันหมด เพลินจิต-ชิดลม-วิทยุ-หลังสวน-ราชดำริ จะเป็น CBD เป็นสุดอลังการจริงๆ ครับ

ที่ทำให้มันยิ่งเสียดายโอกาสก็คือที่ส่วนนั้นเกือบเป็นของทรัพย์สินด้วยสิ้นเชิง แต่ทำไมเขาไม่ทำพวกถนนรองให้มันดีๆ น่าเดินต่อกันไปได้หมด มันจะช่วยเพิ่มมูลค่าให้ที่ดินของเขาเอง พร้อมทั้งลดภาระถนนใหญ่ในเขตนั้น

Is that blue colouring staying ??!!!
I thought it was a film or something that they then peeled off to reveal stainless steel or something.. but it looks as if the blue panels are part of the final facia.....someone please tell me I am wrong on this...

It's an UGLY building

IMO i think this is nice building its got unique color and not the design u find in other area of Bkk, which kinda make the area brighter and more colorful/playful (finished render look pretty nice to me) wait until its done then u might start2 liking it. .
(the area already got few colors such as putty, black, alot of white:(, orangeish, soon yellow, dark blue + this bright blue) that just fall to the concept of BKK 'city of life' :)

I really appreciate your sentiments Mil9..but like I've said before, what's wrong with the natural colour of the material itself...you've just described to me a 'tutti frutti street', a bit of orange and a bit of green and a bit of black..what about consistent unity for the soul and eyes.

I think the lego blue w/deep ocean glass + silver white stripe is totally fine. Plain old dull surrounding building, by contrast, that is ugly.

consider the materials used more carefully.
A building lasts for many generations and should not be a canvas for one person or company's ego it should fit its environment, lift the soul address all the people those who will use it and those who will simply walk past it. It needs to state its purpose and be solid in its stance....its not a birthday cake where you can stick some gaudy colours and some flashy lights like birthday candles....why do we visit historic monuments? why do they still have the power of moving us? how did and do they manage that?
You take the essence of lessons learnt and apply it, a building does not need to be grand, big or imposing for it to be inspiring...on saying all of that this building in question is seriously TRITE

the glass turn out very nice and that color fits it.

โดยส่วนตัว...ผมคิดว่า
สีของตึก ทำให้ย่านนี้โดดเด่น มีชีวิตชีวา ไม่จำเจ กับสีขาว
และเวลาถ่ายรูปออกมา ทำให้สวย และดู Modern

Once the glass is in place I don't have a problem with the colour. Certainly distinctive!

Thanks Kendo....They are really working hard on this building....glass going up steadily...pool podium being done....even interior test models being reviewed....

I think after its all "glassed-up" that gaudy blue paint will be subdued with a patina and will look great!....

We hope !!! ( we don't have a praying icon ??):)
