View Full Version : Dubai Towers Doha | 90 fl | 439m | ON HOLD salman515 November 9th, 2006, 12:14 AM LooooooL LittleLouChang November 12th, 2006, 02:45 AM I am happy that I saw Doha before they started spoiling this charming city :ohno: Qatarifreak November 12th, 2006, 03:33 AM Charming? In what sense? Tallsmurf November 12th, 2006, 06:39 AM ^^ Hmm I wonder what the hell is their problem? Their problem is that they did not include enough parking places in the original plan - they tried to play hard ball with the municipality and force their plan through, but were eventually given an ultimatum - add 100 extra parking spaces or reduce the occupancy of the tower by reducing its height. The only solution was to add one more basement level - BUT - they had already completed the piling, so the piles were now all 4m too short. They will try and utilise some of the piles, but additional piling work is now required. The moral of this story - dont try and steamroller your plans through against the wishes of the planning authority - unless you have enough wasta that is.... I am sure that if this had been a Qatari developer instead of a Dubai developer, it would have been sorted out over a Shisha (and someone might have had a new merc to drive) gulfexpress November 12th, 2006, 07:05 AM The moral of this story - dont try and steamroller your plans through against the wishes of the planning authority - unless you have enough wasta that is.... I am sure that if this had been a Qatari developer instead of a Dubai developer, it would have been sorted out over a Shisha (and someone might have had a new merc to drive) lol well said, but I wonder if really this is how everything works in the gulf, I'm sure everyone knows this isnt just a qatari problem, but does it happen very often? omarmakki November 12th, 2006, 08:41 AM Their problem is that they did not include enough parking places in the original plan - they tried to play hard ball with the municipality and force their plan through, but were eventually given an ultimatum - add 100 extra parking spaces or reduce the occupancy of the tower by reducing its height. I am sure that if this had been a Qatari developer instead of a Dubai developer, it would have been sorted out over a Shisha (and someone might have had a new merc to drive) Well, thank God they didn't just take the easy way and decide to reduce the height! Do you have any idea how much parking space did 'build' in the first place? 'Cause with a tower that high plus having a shopping mall, I'm sure it'll need tons of parking space! gulfexpress November 12th, 2006, 08:50 AM I have to say that its at least good they're concidering future traffic flow from now, so that they wont fall into the same mistake they did here in bahrain, finding a parking space in manama now is close to impossible. Halawala November 12th, 2006, 10:07 AM I am sure that if this had been a Qatari developer instead of a Dubai developer, it would have been sorted out over a Shisha (and someone might have had a new merc to drive) Nope! You are definetly wrong in this one. I personally know someone who had to reduce the height of his buildings because of parking problems. Hotels are extempt from this regulation as they require less parking space. However, for office space, there is a law reguarding this issue. To simply think a Qataris get away with it is absurd--since the VAST majority of the towers in West Bay are Qatari-owned!! Burj Dubai is the only one that is NOT Qatari owned! So, in the end it doesnt matter if your Qatari or not--objeying the municipality laws is a MUST! Tallsmurf November 13th, 2006, 06:29 AM Yeah.... right..... Halawala November 13th, 2006, 08:22 AM Yeah.... right..... Very educated answer ;) suzan November 13th, 2006, 08:41 AM :uh: Tom_Green November 23rd, 2006, 06:48 PM Construction halted ????? Qatarifreak November 24th, 2006, 02:13 AM Well all that matters is they are back to work and on time for a scheduled opening in 2025. Tallsmurf November 24th, 2006, 11:52 AM The answer as to why was a few posts ago... Not a large number, but where do you put them?? I understand that various options were considered, but digging down was the only viable one. malec November 26th, 2006, 01:44 PM Strange that there are always workers on site but doesn't seem to be going anywhere Qatar Son 333 November 26th, 2006, 02:59 PM thats the point salman515 November 26th, 2006, 06:23 PM This is the date where i will go the first time to Doha :D in that rate, I dont think they`ll be ready. so,anyone know when is the new dead line ? Halawala February 1st, 2007, 08:33 PM The webcam is still not working and I dont think there is improvement. Since partial completion is slated for late 2008, I think we will see a progress sometime in June or July. QatPhils February 1st, 2007, 08:54 PM i thought 2009 superinfiniti February 1st, 2007, 09:22 PM .. I don't know if you already know this but... The cost of the tower jumped from 1 Billion Riyal (US $275 millions) to ... 2 Billion Riyal (US $550 million) It means the cost doubled... That could be a reason why the project delayed ... http://www.sama-dubai.com/news/061202A.asp .. Halawala February 4th, 2007, 11:58 PM Beautiful photo Suzan! Cant believe how tall its going to get! BTW,is the construction still at a standstill? omarmakki February 5th, 2007, 03:08 AM Someone needs to go there and take a look at the construction site... Well, if no one does that till next week I might do it! I might even ask the workers there (if I find any!) why the hell is it taking them so long?! superinfiniti February 5th, 2007, 09:05 AM Thanks for the beautiful render Suzan ... btw ... the admin of the Dubai Tower construction is in front of North Atlantic ... 6 km away from construction site .... !!! you can go there Omar and ask them ... :) QatPhils February 5th, 2007, 02:10 PM hehe, imagine no towers in Doha except that, it would be a surprise. omarmakki February 12th, 2007, 09:50 PM As I promised before... I went to the tower's construction site I went to the back were there was a "guard" standing there... He was Egyptian, so I asked if could take a few pics. He was like, pics aren't allowed...blah blah blah Then I convinced him that I'll just take a couple of pics and leave and he was like, fine. Unfortunately while I was taking the pics the supervisor saw me! He was Syrian I think... Anyway, he came and asked me who I was. I said I was a "tourist"!! :D I asked if there was a problem, he said: "el 7ag mosh 3alek, el 7ag 3ala elly wagef!" He was talking about the guard. Then he took the guard and started talking to him in a low voice and obviously he wasn't happy. I asked if I caused a problem to that guard and the supervisor said no, I asked again and got the same answer. So... I just said thanks and left. But I really felt that I caused trouble for the guard... I really hope nothing happened to him. Anyway, here are the pics... http://img164.imageshack.us/img164/300/img0233lp7.jpg http://img259.imageshack.us/img259/3695/img0234zi1.jpg http://img451.imageshack.us/img451/1999/img0235ld9.jpg http://img521.imageshack.us/img521/1736/img0236zz9.jpg http://img413.imageshack.us/img413/7232/img0237xb3.jpg They are really working... Lots of noise and many workers. I wouldn't say construction is halted. I should have asked, but I felt embarrassed to ask after what I caused to the poor guard... O! And on my way home, I saw this sick-looking, insane-sounding Murcie LP640! :D http://img130.imageshack.us/img130/653/img0238en2.jpg Halawala February 12th, 2007, 10:46 PM Thanks Omar for the pics! Actually, I talked to the main company here in Dubai about the work. They gave me the number and name of a Syrian who works there and I think this is the one who you saw. You should've asked him why the construction is sloth-pased. I like the last pic; love the Karwa ;) omarmakki February 12th, 2007, 10:53 PM You're welcome! :) If you call him maybe you could ask him about that guard... I really feel kind of guilty, I really don't want anyone to get in trouble over a bunch of pics! I know I should have asked, but I felt just too embarrassed to do it! :( Anyway, I think you should change the towers status back to U/C now... And... I really liked the Karwa too. You know, Camrys are indeed "insane-sounding"!! Halawala February 12th, 2007, 11:24 PM ^^^Its a Camry, Omar!! Chaged the title. omarmakki February 12th, 2007, 11:35 PM ^^O bugger!! Or maybe when they actually start working on it? Halawala February 13th, 2007, 08:48 AM ^^^ Suzan, there is already a thread for this, but its so old and not updated. doha February 13th, 2007, 09:51 AM hey guys i think they are making a bilboard for dubai towers doha from the front side look at the following arrow in this picture: http://img77.imageshack.us/img77/7061/img0234zi1sx6.jpg (http://imageshack.us) doha February 13th, 2007, 09:55 AM sorry, here is another try http://img403.imageshack.us/img403/8194/img0234zi1gh7.jpg (http://imageshack.us) suzan February 13th, 2007, 11:20 AM ^^ I can't see your picture omarmakki February 13th, 2007, 11:42 AM lool! Massilia February 14th, 2007, 03:11 AM Thanks for the pics Omar, nice to see the site is not dead. omarmakki February 14th, 2007, 04:26 AM No problem! :) Saudi guy February 16th, 2007, 01:29 AM ha!!? they didn't start yat? ohh too bad walah:( QatPhils February 16th, 2007, 06:40 AM i wish so Halawala February 16th, 2007, 12:29 PM I think there will be a change in design--to make this tower even more taller than the current design. I couldve sweared that the sign outside the tower says 88F, now it says 90F+Mezzanine+G+5 Basements. Literally, this tower contains 97 floors, but of course the basement, G, M floors dont count. doha February 16th, 2007, 09:36 PM hey guys they have put a new bilboard in the front side of the construction site see for yourself: http://img404.imageshack.us/img404/4171/dsc00016ei7.th.jpg (http://img404.imageshack.us/my.php?image=dsc00016ei7.jpg) bhaggy3 February 16th, 2007, 10:23 PM All of this new activity seems to indicate that they have started work on this site again. Good News! suzan February 16th, 2007, 10:42 PM 90 floors!!:D:D omarmakki February 16th, 2007, 10:47 PM So... Is it still going to be 445m high (incl. the spire)?? Saudi guy February 17th, 2007, 12:46 AM what a sily thing why dont they add more floor and make it 100 ,sometime i cant understand these people:ohno: Massilia February 17th, 2007, 04:00 AM Thanks for the pic doha, well, the tower is much taller now!!!! Before, it used to be 88F...but comprising everything (basements, mezzanine, etc). It was actually 83F excluding these, as shows this old pic: http://img264.imageshack.us/img264/849/0811080ff2.jpg And now, it's 90F, excluding basement levels, which means that virtually this tower rises up to 97F! QatPhils February 17th, 2007, 07:42 AM changed... bhaggy3 February 17th, 2007, 10:21 AM This may be why it has taken so long, redesigned. QatPhils February 17th, 2007, 10:24 AM also halted Halawala February 17th, 2007, 11:04 AM Thanks for the pic doha, well, the tower is much taller now!!!! YEs, Bert that is what I meant in my post. I was looking for the old render board for the tower and couldve swore it says 83F, which was changed to 88F. My assumption is that the original tower was 88F with out enough parking spaces. Then, the compoany decided to increase the minimum quota for parking spaces, which therefore allowed an increase of 7 more floors to 90F total. Perhaps, the extra basement level is the new additional parking spaces? But, a tower like this should by all means contain a separate parking tower. QatPhils February 17th, 2007, 11:14 AM How did they changed the number on the drawing board then? omarmakki February 17th, 2007, 02:22 PM ^^ Yeah, that looks pretty hard! I guess they had to go through the tiring job of changing the sign then! Halawala February 17th, 2007, 02:41 PM ^^ Yeah, that looks pretty hard! I guess they had to go through the tiring job of changing the sign then! Its just changing the sign. If changing the sign is difficult, then how is making the ACTUAL TOWER! bhaggy3 February 17th, 2007, 06:04 PM Why are you all worrying about how they changed the sign! QatPhils February 18th, 2007, 12:28 PM at least they didn't start building it before it changed davy_boy March 30th, 2007, 12:48 PM I saw a couple of big cranes in the foundation this morning, perhaps we might see this one rising in the next couple of months. omarmakki March 30th, 2007, 12:49 PM Awesome! Ongoing construction work at a cost of QAR 1.5 billion includes advanced enabling (substructure) works and tower piling. Podium piles have already been installed, with the main structure 'building' works scheduled to commence in the first half of 2007. Work on 'Dubai Towers - Doha' will begin after the completion of a comprehensive Environmental Impact Assessment study, which has received preliminary approval from the Supreme Council for Environment and Natural Resources in Qatar and has been incorporated into all the design procedures and building services engineering for the towers. Strict adherence to environmentally sound practices and sustainability measures is being enforced by Sama Dubai throughout the phases of construction. Located on the Corniche in the West Bay area of Doha, the project is set to be one of Qatar's iconic landmarks and a prominent feature of Doha's new skyline. Farhan Faraidooni, Executive Chairman, Sama Dubai said: Sama Dubai is investing significant effort and resources to ensure the infrastructure for the 'Dubai Towers - Doha' is best in class. We are also committed to ensuring that our operations, processes, and business model place environmental and social considerations as utmost priorities throughout all the stages of this project." The mixed-use corporate towers have been conceived to deliver the complete corporate experience in the heart of Doha's bustling new business district. Projected to reach a soaring height of 435 meters, 'Dubai Towers - Doha' will help enhance the city's diverse offerings and cosmopolitan character. Providing premium corporate real estate facilities with services and amenities catering to the local and regional business community, the towers will meet the rising demand for first-rate office space, quality residential units and hotel rooms. Designed by RMJM, an internationally renowned architectural firm, 'Dubai Towers - Doha' is set to be a signature landmark within the booming Doha property sector. The 84 plus multi-storey marvel is expected to catalyze the city's emerging status as a centre for business and commercial activity, as well as a rapidly growing international destination. Slated for completion in the first half of 2010, 'Dubai Towers - Doha' will feature offices, serviced and unfurnished apartments, an upscale retail shopping boulevard, and a luxury boutique hotel. The towers' components will be complemented by excellent corporate facilities and services, including recreation and entertainment amenities, a health centre, gym, restaurants, ample basement and above grade car parking, designated drop off zones, security services, and 24-hour maintenance system, as well as a superbly equipped business centre with high speed, state-of-the-art connectivity. "We are driven by our commitment to the timely delivery of this benchmark project which, once complete, will achieve prominent stature in Doha's changing skyline, adding considerably to the prestige and reputation of one of the region's fastest-growing cities," added Faraidooni. The latest technology and construction methods and materials have been adopted to guarantee that the highest international standards are met in 'Dubai Towers - Doha'. Elements such as jump formworks, composite steel columns, pre-cast floor planks on steel beams, post tensioned slabs, and high strength concrete, have all been incorporated to guarantee an efficient construction process and an unparalleled, high-quality property. In addition, continuous value engineering exercises will be implemented throughout the course of construction to assure the project's conformity to quality. I mentioned more than a month ago in this thread that the completion is 2010!! davy_boy June 17th, 2007, 06:10 PM Interesting to note that the article makes absolutely no mention of the Jumeriah brand at all. Merci Bert Massilia January 26th, 2009, 11:59 PM Actually you can see daily progress on the surrounding structure, it's going very fast! (the one with the blue glass on). The amount of concrete in that core is really something, you see these concrete trucks day and night at site these days! Halawala January 27th, 2009, 01:09 AM Actually you can see daily progress on the surrounding structure, it's going very fast! (the one with the blue glass on). The amount of concrete in that core is really something, you see these concrete trucks day and night at site these days! NIce! Actualy the glass is only a mock-up wall. It gives the genreal impresion of how the glass will be lifted, transported, and overall look in the project. They will certinly not start the glass right now. Interestingly though, Sama Dubai the developer behind this tower cancelled a project in Bahrain and reported big debt; wonder how it will impact the progress in this tower? aviduser January 27th, 2009, 11:32 PM I heard sama are in deep doo doo particularly in Dubai. I sincerely hope they finish this. I heard they were gonna concentrate on two or three projects, this one being their main focus. Sadly though due to this uncertainty I would not buy into this project. Halawala January 28th, 2009, 01:08 AM ^^ U cant buy, u can only rent ;) Massilia January 28th, 2009, 08:42 AM Actually I think this is one of the few Sama Dubai projects that is going ahead at the moment. The 'Dubai Towers' series of towers are all postponed, whereas work stopped on their Bahrain resort project... nihad January 28th, 2009, 05:05 PM dubai has be hit badly by the global financial crisis.. real estaters need money to play with and unfortunatley banks have stopped financing ... aviduser January 29th, 2009, 02:59 AM http://www.iloveqatar.net/images/logo.png aviduser January 29th, 2009, 03:01 AM http://www.iloveqatar.net/images/logo.png Bonion January 29th, 2009, 10:39 AM Even if Sama is bankrupt, someone else will take on the project, although for Doha's sake, I hope it won't be Dubai Properties. By the way I heard a rumour that Sama have let go more than half of its legal team, which doesn't sound like a good move. I would have thought those were the people who would be most needed around now. Halawala January 29th, 2009, 04:14 PM I dont think Sama Dubai will let go of this project since it is already well advanced in its progress. After all, it probably secured its financial aspects of this construction project--so there is no need to halt progress. Im sure Barwa will not hesistate to take control of the project if Sama Dubai decides not to complete it. B-Patriot January 30th, 2009, 08:59 AM Habibi.. I believe the Salam Resort in Bahrain already reached 3rd and 4th floor in some parts of the structure.. And they still 'abandoned' it... So u never no... Its annoying.. Crazy.. But thank god in Bahrain, at least, we have minimal dubai involvement/investment.. The salam resort might have been the only project.. Although its sad if nobody takes it up.. As its huge, in the vicinity of the f1 circuit.. and Was even planned to host the 2010 Bahrain GCC Summit.. |
