EAT my SHORTS!!!!!! March 13th, 2005, 03:13 AM guys my mistake the project going to planning and zoning board on wed. is infinity2 i misread the address on the paper,i knew something was wrong because infinity 1 isn't that big and it was already approved, but i can't wait to see the renderings of infinity 2 which is 736ft,65 stories,645 units,41,000 sq feet of office space,10,000 retail.and it was designed by borges and assoc. i wonder what kind of roof structre its going to have because as you can see its 65 stories but yet 700 feet meaning it probably has some sort of roof thing.
BHK25 March 13th, 2005, 03:24 AM Great pictures man. That Greenberg Traurig tower is awesome.
EAT my SHORTS!!!!!! March 13th, 2005, 04:16 AM i also have these renderings, but don't know much about the projects

south florida dave March 13th, 2005, 11:28 PM Five and Alton looks great, though the original design, that wasn't approved, was AMAZING.
i wish i could've seen the original design because i know you've said before that you really liked it.
this design is pretty cool, although it's still weird to me that the big box stores are invading the beach. i guess it shouldn't be since areas like lincoln road have had stores like victoria's secret & banana republic for a while now. but to see a bed, bath & beyond first thing as i drive onto the beach is gonna be strange.
i guess if they can open up some of these places in manhattan than they can open them anywhere.
south florida dave March 13th, 2005, 11:30 PM btw, nice pics, shorts.
you're not related to uptown-midtown by chance, are you?
streetscapeer March 13th, 2005, 11:33 PM does anyone know when 5th and Alton plans on starting???

Thanks for the pics.
rider_of_rohan March 15th, 2005, 06:01 AM Whats with 900? When are they going to start working on that?
jzquince69 March 15th, 2005, 05:17 PM Gables Station: one of the most beautiful bldg. i've seen in a while
5th & Alton: what is this going to be? a transit station? It's awesome-- its across from ICON and will transform that intersection incredibly.
dave8721 March 15th, 2005, 08:39 PM This gables station thing is going to be huge. I'm suprised I haven't heard anything of it before. Any one know any details? Included is an image of one of the properties but it will include the whole block north of US-1 down to the intersection with Ponce De Leon. It will be a good neighbor to Merrick Park.

DEVELOPMENT
Coral Gables retail project planned
Coral Gables may swap a Le Jeune Road auto-dealer parking lot for a new multiuse retail project aimed at stimulating the area.
BY ELAINE WALKER
ewalker@herald.com
Coral Gables is the latest area of urban Miami-Dade County where developers hope a new project will attract big-box retailers, who until now have been unable to find space in the market.
Developers Jeff Berkowitz and Ralph Sanchez are working on plans for a multistory retail project similar to Dadeland Station on the site of the overflow parking lot now used by Ford of Coral Gables. Berkowitz and Sanchez have the property under contract and have been showing retailers preliminary plans for a mixed-use project known as Gables Station, which may also include some residential and office development.
The Gables Station project would be only one part of a major redevelopment planned for the Ford dealership site at 4811 Le Jeune Rd. Another team lead by the developers of Abacoa Town Center in Jupiter also has the remainder of the dealership under contract.
''It's an incredible location with 150,000 cars passing by every day and spectacular demographics,'' Berkowitz said. ``We think it's a major opportunity. This is the gateway site at the entrance to Coral Gables.''
Current city regulations would allow development up to 96-feet high and 500,000-square-feet, Berkowitz said.
But the details of the plan have not been finalized.
''We have to make sure what we put in is going to be a financially viable investment,'' Sanchez said.
He has been working to secure the parcel for much of the past year and recently recruited Berkowitz as a partner because of his retail experience developing big-box shopping centers and mixed-use retail. In recent years Berkowitz has developed Dadeland Station, Kendall Village and Aventura Commons. He is also currently working on plans to develop a multistory retail development on Miami Beach.
The idea is for both the proposed Gables Station and the development on the remainder of the Ford site to tie in with the Village of Merrick Park, making the once industrial area more pedestrian-friendly.
''Merrick Park is an island unto itself,'' said George de Guardiola, owner of de Guardiola Development in Jupiter, who is partnering on the Coral Gables project with GC Homes and developer Jose Garcia. ``It needs a supporting cast. By the time we get through with the plan we'll transform this unfriendly area into a vibrant mixed-use environment.''
The owners of the Ford dealership did not return calls seeking comment about the potential sale.
The project is still in the early stages of development. The car dealership would likely remain open for at least another year, all the developers said. A Coral Gables Station would be unlikely to open before late 2007, Berkowitz said.
Local retail brokers like what they have seen so far about the plans for Gables Station.
''I think it's for real,'' said Mark Gilbert, senior director at Cushman & Wakefield. ``There's certainly a demand for retail space in that area.''
dave8721 March 15th, 2005, 08:43 PM They have a webpage too:

streetscapeer March 15th, 2005, 09:09 PM damn...that would be hott, that thing is massive, indeed...let's hope they move fast on this:)
streetscapeer March 15th, 2005, 09:11 PM thanks dave:)
south florida dave March 15th, 2005, 10:17 PM i hadn't heard anything about it either, dave. you'd think a huge project like this would get more pub, but apparently not.
i like the design & location of the project, but do we really need anymore big box stores? i know people love 'em, & i shop at them from time to time too, but i'd really rather see smaller, local stores fill up developments like this.
it's also interesting that the people who are building this project seem to specialize in big box stores. they're the ones who are responsible for dadeland station, for example. no real point here, just thought it was interesting.
dave8721 March 15th, 2005, 10:27 PM You do have to love renderings though, it looks like its on a quiet little street in the rendering. In reality that street is US-1!!!

opinion-a little confused about this project, not really located by a major street, except north miami avenue, this area has been showing growth not as much as would support a 600,000 square foot shopping mall, but its close to performing arts center.also the market is becoming oversaturated with retail located about five minutes away from this project are shops at midtown, five minutes south bayside,10 minutes southwest mary brickell village.other than this its a beautiful project which should help this area which is in need of about 20 more projects like this. :jk:

south florida dave March 16th, 2005, 12:13 AM You do have to love renderings though, it looks like its on a quiet little street in the rendering. In reality that street is US-1!!!
i know, that cracked me up to!
i do think it will look really nice fronting us-1, especially since it looks to be built right out to the street.
south florida dave March 16th, 2005, 12:19 AM wow, another project for the area just north of 395 & west of biscayne. that area definitely needs more development so i'll take it.
but why more big box stores so close to where the midtown miami shops are gonna be? i guess there's that much demand for this sort of thing downtown?
nimbyhater March 16th, 2005, 03:21 AM holy shit!
