Malaysian PSCI unit gets $237 million Qatar projects - 11/12/2004


PSCI Industries Bhd’s unit has received a letter of intent from Qatar’s National Business Investment Company to construct two buildings in Doha valued at $237 million.

In a statement on Nov 10, it said that its unit, Penang Shipbuilding & Construction Sdn Bhd, had received the letter for the West Bay Lagoon Plaza project valued at $177 million. The project comprises two 34-storey apartments and a four-storey podium.
The second project is the Palm Tower project involving a 53-storey tower block valued at $60 million.
The completion period for both projects is 45 months.

According to the latest news:
73% of the apartments of tower A and 55% of tower B have been sold. Their prices started from 2,650 million QR and the whole project will be finished in the beginning of 2008.
when the two towers will raise, they will be the highest sinuous towers in the :cucumber:WORLD:banana:. The estimated cost is 2 billion and 200 thousand QR.:crazy2:

Launching a unique property financing scheme, a Memorandum of Understanding was signed wednesday between Dar Investment and Development and Qatar National Bank (QNB). Dar Investment and Development is the owner & developer of Lagoon Plaza, the world's tallest zig-zag twin tower.


According to the agreement, QNB will provide banking facilities and funds to purchasers who wish to buy apartments at the Lagoon Plaza. With a cost that ranges between QR650.000 and 2 million, the apartments will be handed over to buyers in the first quarter of 2008.



With a proportional low rate of interest, the Dar 'Mortgage Loan' facilitated by QNB provides flexible and easy financing to individuals. The facility is available to all. Opportunities are given to Qatari nationals, expatriate residents of Qatar, or non-residents, to own property for either living in themselves, or for investment purposes at the Lagoon freehold apartments of which 73% in tower "A" and 55% in "B" have been already sold out.



Commenting on this event, Douglas Beckett, QNB General Manager, Retail Banking said: "QNB is pleased to become one of the preferred financial partners of Dar Investment and Development," adding "We are proud to be able to extend property financing to all potential purchasers at Lagoon Plaza regardless of whether they are QNB customers or not. Our facility is another demonstration that QNB is totally committed to meeting customers' requirements with tailored products; financial solutions that enable customers to Go Forward and benefit from the property purchasing and investment opportunities that developments such as Lagoon Plaza present."



On his part, Dar's CEO, Engineer Abdallah Atatreh expressed his satisfaction on this deal saying that "this agreement came in harmony with our approaches to translate Dar's slogan "together we build Qatar" from words into deeds."



"The wise policy of the Qatari leadership represents the main reason behind the ever-increasing foreign investments in the country," Dar's Chief Executive Officer said, "Due to its moderate and shrewd investment policy, Qatar's economy emerged to become the fastest growing economy in the world. As a result Qatar has become the place to which executives and investors are yearning," he went on saying.



The strategy of Dar Investment and Development aims to expand its activities to also include member states of the Gulf Cooperation Council and to encourage investment in the real estate sector in Qatar," Mr. Atatreh concluded.



Together with Qatari nationals, expatriate residents of Qatar will have the opportunity to purchase their own property. They can benefit from QNB's unique mortgage facilities which include features such as borrowing up to 75% of the property value, no guarantor requirements, 2-year grace period and a repayment period of up to 25 years.



The 748-apartment uniquely-designed Lagoon Plaza will represent a landmark in the city of Doha. In addition to its luxurious and modern style apartments, it will include a shopping mall and many leisure facilities. The twin tower contains world-class shopping center, swimming pools, sauna, Jacuzzi, sport facilities and attractive surroundings. The 34-storey freehold residential apartment building twin tower, also comprise sufficient parking space, coffee shops, restaurants and high-speed lifts as well as other facilities.

I tried to get some info about what is going on there and what happened is I was followed by man ,investigator. He thought I was planning to do some terrorist practice coz I had a camera and I was taking pics at 1 AM :sly:….. he kept following me till we had words fight:mad2:, so be careful man .they are a lot of them in this area.:wtf:

وأكد عطاطرة أن أعمال المشروع تتم مع مراعاة قواعد السلامة والجودة وفقا للمواصفات العالمية.
وأضاف أنه جاري العمل الآن بإنشاء القواعد الخرسانية الرئيسية بعد ان تم الإنتهاء من إنشاء ركائز الأساسات الخاصة بمركز التسوق الذي يتم إنشاؤه وفق أحدث المقاييس العالمية على مساحة 51 ألف متر مربع والذي يعد من أرقى مراكز التسوق من حيث موقعه المميز وطرازه الفريد بالإضافة إلى أنه سيعكس مفهوم التسوق بما فيه من رفاهية وأسلوب حديث لمتعة التسوق.

ويذكر أن هنالك مذكرات تفاهم موقعة بين «شركة دار» وكل من بنك قطر الوطنىQNB والوطني الإسلامي والبنك التجاري القطري والتي تأتى إنسجاماً مع توجهات الشركة الرامية الي توفير كافة التسهيلات لعملائها الراغبين في شراء شقق سكنية ببرجي اللاجون بلازا من خلال قروض «دار» العقارية التي توفرها البنوك والتي تتميز بسعر فائدة منافسة.

وبخصوص خدمة ما بعد البيع أكد عطاطرة أن هدف الشركة الرئيسي هو التركيز على خدمة ما بعد البيع موضحاً أن المشروع سوف يكون جاهزاً للتسلبم بالكامل خلال الربع الأول من 2008.
من ناحية أخرى ذكر أن «شركة دار» للاستثمار والتطوير على وشك الانتهاء من أعمال الركائز الخرسانية المسلحة للأساسات بمشروع البالم تاورز والذي يقع في شارع مجلس التعاون بالدوحة الحديثة ويضم برجين للمكاتب بارتفاع 244م ويتألف من 57 طابقاً والذي تم تصميمه خصيصاً للأغراض التجارية التي تلبي احتياجات الشركات المحلية والعالمية.

The podium mall is still I think not build. I'll take a closer look there of course when I go there.

Yup! The structure is steel framework with is designed so that it will be built fast.

Even though it seems that the lagoon plaza is on time and the structure is rising rapidly....... its not...... Concrete works are coming up fast .. but all electromechanical works..... are so slow...... i don't think it will finish on time... plus they still have to work on the humongous mall they planned for and as of yet they are just starting the piling...... but its a great project..... and will be one of Qatar's favourite land mark.......NOT LAND Mark the Land Mark..... but land mark......:nuts:

They actually showed from the Qatar Masters on danish tv! I think that's the first time they show something from Qatar! You could see the Ritz Carlton and Lagoon Plaza, but only from the side, couldnt see the Zig Zag shape.

Yeah the land prices back then were dirt cheap. Now they are maybe 20 times more than what they used to be when they made the lagoons. In fact, no one wanted to build there because it was considered far and underdeveloped. Now times have certainly changed.

In the construction business when there's a death of a worker involved it is always the contracting company's fault. Their on-site safety manager is the one who is responsible. It's his/her duty that EVERY worker is safe. These kinds of accidents are sad and could be easily avoided. I hope the safety standards in construction sites increase and more importantly are enforced.

If you go down there now they have poured in concrete a set of stairs for the mall and there is a blue coloured steel structure up. Plus round the back they have poured a further large concrete base to extend the ground floor.

I know they have started putting in Kitchens and built in wardrobes as I have the pictures.

Wish they would get on with the GLASS !!. They have taken out the testing panes and have left one the blue one which I presume is the colour it will be.

Can't wait I own a flat there, kicks the arse off the overcrowded Pearl. In my opinion !!.

great photos....just a couple of questions. Are those false ceilings in the kitchen , and I think that the worksurface is black is that correct. Also where are the plug sockets for all the kitchen gadgets

False ceilings in the Kitchen, they are only in the kitchen not the rest of the flat so i have been told. Apparently this is for ease of access etc. I think it looks shit myself and had a long discussion about it with the building engineer. He assured me the rest of the flat is proper ceiling.

The work surface is black granite.

I think you can see where one set of plugs will be, in a bit of a random place i think.

To be honest on first viewing of these pictures i felt a bit deflated, they seem to be doing it a bit on the cheap. The cabinets look OK but not out of the ordinary.

If I was in London for the money you would expect a very high class of kitchen with designer cooker hoods and hobs. Not gaps left for your own cooker. To be honest I think its just bloody cheap and greedy of them.

Also the wardrobe looks a bit cheap not solid wood just a laminate.

Basically they tell you its all gonna be high quality then don't deliver.

After i visit the site I will get a better idea, I am going to ask for more plug sockets thats for sure.

I really don't understand why the quality of the materials they use is so cheap. It's supposed to be a luxury highrise and one of Qatar's iconic buildings yet looking at the interior pictures one can easily mistake it for an apartment in a low income housing compound. I guess we'll have to wait for Dubai Towers to see quality furnishings.

I own one of these flats and will not be happy if they have skimped on the internals, so far its not very promising. To be honest I will be bloody furious if the finishing is poor. If you sell something as luxury and you pay a big premium for it then you expect it.

If you go into thepearlqatar website and go to the image section , then into construction of the pearl there are some good pictures of the pearl with lagoon plaza and the ritz hotel in the background. It gives you a good idea of the area and where the lagoon plaza is situated in perspective to everything else. I cant find a way of copying the pictures from their website maybe someone who is a bit more computer savvy could do it.

There is Glass in tower B the Tower closest to the Grand Hyatt, its on the back side again near the Hotel. I would estimate that it currently goes up at least 10 meters. The Glass is made up of prefabricated sections, and the tint is not dark as you think it would be.


It is starting to look pretty good, The pattern of the Glass matches the pattern in the brochure and the model. Its quite exciting really after Ramadan I imagine it will get clad pretty quickly.

One thing I didn't realise is that the windows will open !!, the sections have opening windows in them, this might spoil the lines of the tower a bit, but only in the Winter.

So full steam ahead !! Will take pictures on my day off.

btw i passed by it yesterday to go to someones house (you know eid greetings ?) and it was at night but the tower (like aspire tower) was lit from top to bottom the lights were incredable it was red blue yellow green it was really amazing !!!! but i hope its like aspire that they will put built in led lights to celebrate events and to make the towers and mall attractive :)

Yes the lights do look good and give me a slightly better feeling about the whole project. They seem to be making an effort to make it look good.

I am going down there today to take pictures, I have also emailed the company for some updates. Still trying to get a site visit. Everyone was off for August, Ramadan now Eid, its a bit of a pain.

Still fingers crossed after Eid I will be able to get a visit and construction will speed up during the Winter.
