PETALING JAYA: Casa Andaman Sdn Bhd has sold 90% of the 294 units in Block A of its maiden project, One Subang serviced apartments, in USJ 1, Selangor. Since the launch early this month, sales have raked in more than RM65 million, says its senior manager of sales and marketing, Lau Hon Chong. One Subang, one of the last few developments coming up in USJ 1, comprises two blocks of 25-storey apartments totalling 588 fully furnished units. These have a gross sales value of about RMl42 million. The units will be sited on levels two to 25, while level one will house 10 retail outlets. The developer is providing purchasers of Block A 9% guaranteed rental returns for five plus five years. Lau explains the developer is able to do this because of an understanding it has with Systematic College to lease part of the units for the students' accommodation needs. "The market is very competitive. In Subang, landed properties are priced at above RM300,000. It is difficult to find properties below RM200,000. Ours are priced from RM148,800 to RM288,800," says Lau. The One Subang serviced apartments are sized at 682 sq ft and 1,062 sq ft. These offer three and four bedrooms, respectively. Each block comprises eight 4-bedroom penthouses with a built-up area of 1,555 sq ft. These are tagged at RM505,800 onwards. Lau says another reason why the One Subang unit have been a sell-out is because, besides their affordable pricing, the freehold properties come with amenities. The developer is providing facilities like a wading and swimming pool, multi-purpose room, games room, gazebo, volleyball and tennis courts, hair salon, mini-market and convenience shop, internet cafe, child-care centre, children's playground and a laundry service centre. A 24-hour security service is provided and Prox Card software security system for entrances to the car park and lill lobby are also in the works, adds Lau. One Subang will have four passenger lills in each block and a lobby area located on the ground floor. The developer will be providing four levels of podium car parks, with each unit allocated a car parking bay. Casa Andaman director, You Kong Hean, attributes One Subang's successful launch primarily to its prime location, freehold status, pricing, full-furnishings and the attractive sales package. "Since this is our maiden project, we are out to impress," he says. Sited on Jalan Subang 1, One Subang is just behind Courts Mammoth and near the Giant Hypermarket. Within its vicinity are shopping complexes, colleges, medical centres and expressways. One Subang is linked via Persiaran Kewajipan, Subang USJ 1 as well as the Kesas and Damansara-Puchong highways. Its show units, opened daily from 9am to 6pm, are located on 13A Floor, Suite 13A.03, Menara Summit, Persiaran Kewajipan, USJ 1, UEP Subang Jaya, Selangor.
