Hi Just wanted to know if there would be anything coming between Al Seef Tower & 23 Marina. A friend has bought an apartment in this Project and is concerned since he has heard that there might be a tower coming in between & will block his apartment's sea view.On the Dubai Marina Plot map there is some space between the two projects, but it does not seem to be a Plot. Anyone knows? Thanks

Thanks Malec, I went through the thread link. Just want to know if I have got this correct, the tower between Al Seef and 23 Marina, will be Mada'in Hotel marked by No 14in the Numbered map of Dubai Marina in that thread link. Am I right? Sorry am a little confused with the Plots...No. 21 is Marina Arcade. But isnt Marina Arcade and Mada'in hotel the same? So why are they on different plots. And coming back to my original question, so if Mada' in hotel is 64 stories, then my friend's sea -view of his 50th floor apartment will defnitely go.

^^ The Mada'in hotel is the tower while the marina arcade is the mall that goes between all the other towers. They're part of the same development though and will be built at the same time.

Whether his view goes or not depends on where exactly his apartment is. 23 marina is octagonal which means there's less of a chance his apartment's view won't be that bad.


Actually looking at the floorplan for the 50th floor it isn't that bad at all.
Which apartment does he have? Number 4 seems to be the worst off, the bedrooms look directly at a tower and the views from the living rooms don't have a tower right in front but they are still blocked by others such as elite residence, ocean heights, etc.
In apartment 1, the only blocked view is from the master bedroom.

I just checked my 3D model and sulafa tower which is the worst looking tower in this part of the marina blocks most of the rest of the view.

I know views aren't everything but it sucks that they're cramming so many towers in so little space.

Its sad since I know they had put quite a bit of research in identifying the right project in marina and then selecting the unit. It is not an investment for them, and they are planning to live there. Anyways I guess thats always the risk when you buy offplan or in a developing area. I think he will definitely reconsider the moving part and probably sell it. Thanks a lot Malec!

In terms of views apartment number 1 would probably be the best since all the stuff that could go in front of it is already built (ie, the towers in media city). Also it has a great view of palm jumeirah, and the sea. On the SZR side there's free land which means towers will probably be built there.

Looking at the plan again, I would think that even for the 01 apartment, the Living room & the master bedroom would not have the Palm Jumeirah View. Would'nt the Tower coming up block that as well ? Probably the palm views would only be from the other 2 Bedrooms which are facing the media city. What Do you think?

Views, schmiews... I still think the guy made the right choice with his 50th floor purchase. The fact that the balconies all point at angles (due to the buildings octagonal shape) still means they will get the best views possible by being at an angle with every other plot. It isn't like the Sulafa tower will take up the whole view. Looking down through the Marina arcade "canyon" should be rather interesting as well. Also, they will probably have a couple of years to enjoy more of the view before Marina Arcade tower and Pentominium rise up high enough to block it.

As for the Media City side, come on. There's a big Damac tent right in front. Do you think that's going to remain like that? And more toward Al Sufuoh Road there is an empty plot. I say get ready for the 70-100 floor Media City towers to start rising. Still, 23 Marina has those one of kind octagonal views. The buyers there made a good choice.

This tower might have vertical blue LED or neon strips alongside the pillars. There was such a panel last night installed somewhere on the 20th - 25th floor, obviously a test.

^^Wow that will look really nice at night. I like how Dubai isn't afraid to do unique lighting on there buildings. It really adds to the skyline.

Dubai: Construction of 23 Marina, the new Dubai landmark that is set to rise up to 90 floors, is going ahead as planned fand is expected to be complete in 2011, at a time when many developers are shelving projects, a company statement said on Monday.

Dubai Civil Engineering was assigned to construct the tower by the developers Hircon International.

The mega-structure will have 57 swimming pools, a world record. Every duplex apartment in the building will have an independent plunge pool, apart from temperature controlled pools and children's pools on the other levels.

Hircon International is a joint venture between ETA Star Properties and Hiranandani Developers.

"23 Marina, once completed, will be one of the best residential buildings in the world.

"It will have every form of luxury a resident can dream of, like a five-star health spa, Jacuzzi for every duplex, private and high-speed elevators, grand sea view and many more. It is known as 90 levels of luxury," the company said in a statement.

When completed in June next year, it will be the world’s tallest exclusively residential tower and the only one on the Planet that can boast a total of 57 swimming pools and 62 elevators. Construction Week gets on site.

Although tall buildings are broadly accepted as an invention of the modern world, the inherent human desire to build skywards is as old as civilisation. From building huts with mere mud and water to computer aided, 3D designed pre-fabricated towers, skyscrapers have come a long way.

And agreeing vehemently was RP Ranganatha, technical director of Hircon International and developer of the 90-storey 23 Marina.

Hircon International is a joint venture between Hiranandani Developers and ETA STAR Property Developers. Dubai Civil Engineering was awarded the main construction contract, which is estimated to be around US $135 million (AED500 million).

Jumping straight into the nuances of the project, he says, “It is about 383.5m tall and we have finished the 48th slab and the formwork is two levels above that. In terms of the finishing works we’re at different levels so it’s difficult to come up with a detailed schedule. MEP works are underway on the 37th level with flooring works having reached the ninth and tenth level. The aluminium works have reached the 17th level.”

The project seems to be going at a steady pace with the tower climbing one level every 5 days. June 10, 2010 is the set target date for completion and Ranganatha seems confident that this will be met. “I think we may even finish a little earlier,” he says.

The 23 Marina which is located in District 10 of Dubai Marina, will be the tallest exclusively residential tower in the world, but only until Tameer’s neighbouring 103-storey Princess Tower overtakes it.

But one would think that finishing “a little early” would have to be taken with a pinch of salt especially in the current tight-pursed climate. More worryingly, it could also mean a compromise on quality. But Ranganatha insists that’s not the case.

“The quality of construction is good and we’ve got a very good team managing the project,” he says. “We are very quality conscious and you can see this for yourself. We’re so confident about the build quality and timelines that we have a fortnightly construction update on our website. We believe in updating our customers at every given chance and so our defaulting rate in non existent. Of course we have people sometimes asking us if they can defer payment by a month or so and we’re fine with that.”

He also says that deliverance is good and that in the case of a delay, which is a very common occurrence, if one is sincere and transparent about the facts, and they are presented in an honest fashion, people will appreciate it and accept it.

“For example,” he continues, “when we started work on this project we had to wait for a very long time for the piling permit. The reason for this was that the Dubai government said they needed the traffic impact studies and Emaar had to provide that before we could go ahead. That set us back and we didn’t put any frills on it; we presented the truth as it was, and our customers appreciated it. Everyone appreciates and accepts the truth.”

But building a monster of a building such as the 23 Marina must be a mammoth task. To get a better idea of the work involved lets take a closer look: The tower is divided into three zones. After every 24 floors there is a leisure deck floor that includes a swimming pool, gym, sauna and a spa. There are three such decks.

The first 24 floors have six apartments per floor including two double bedroom apartments with an area of 158m² and four three bedroom apartments with an area of 203m². The next 24 floors comprise four three bedroom apartments with an area of 280m² per floor and of the last 24 floors, 12 floors are duplexes, including 48 duplexes in total.

Each duplex is 536m², which include a plunge pool and Jacuzzi and internal elevators to run between the two levels. In addition, they throw in 8 levels of parking and a number of podiums and service floors. And to, literally, top it all, there’s a 66.5m mast to crown the tower.

Looking quite unperturbed about the senselessly plush duplexes Ranganatha says, “We call them hanging villas. Each duplex has four bedrooms and its own little plunge pool measuring 6.7m x 2m plus an internal elevator.”

He continues, “An amazing fact of engineering is that these plunge pools have helped in the stability and dampening of the building. It has helped us to avoid having to bring in any external dampers. This will probably be the only tower in the world that will have 57 pools and 62 elevators in a single tower.”

Pretty impressive, one would think, but what’s the catch? Have they got you with parking costs? “We haven’t charged for parking at all,” Ranganatha says quickly. “We gave parking with the apartments. Every apartment comes with a dedicated parking space and with the facilities we’ve offered our rates are also very competitive and reasonable.

It’s not like we’ve increased the price of our apartment because we’re giving parking with it, no!” Sixty two elevators may sound like a lot but are they efficient? “The Mitsubishi elevator system is more than efficient,” he says. “The maximum waiting time is 42 seconds on any floor.”

A burning issue that has angered many residents, who have bought in Dubai Marina, is the erection of additional towers in front of existing ones and blocking out promised views. Ranganatha insists that this is not the case at the 23 Marina. According to him the only tower next to it is a 32-storey one that “won’t do much damage to any views.”

With work on the tower in full swing is it normal for waste to be lying around? What about waste management? “The problem is due to RTA restrictions on trucks on the road during the day so we can only clear out the trash in the evenings,” explains Ranganatha.

“It’s the contractor’s safety department that takes care of all the waste, housekeeping and safety procedures including health and safety for the workers which we take very seriously.” Health and safety is first on any good construction site agenda and the 23 Marina site appears to be one of them. If human life is valued, then one can expect other good things to follow including the quality of build, worker rights and eventually customer satisfaction.

“Our customers are at the heart of our development,” confirmed Ranganatha with an example to prove it. “When we sold the apartments initially, we sold the bathrooms with the usual ceramic tiles but then with some good deals we managed to acquire marble instead so we’ve replaced the tiles at no extra cost.

“Also, one thing that you can’t help but appreciate about the management is that they go for the best. You’ve probably never seen a client that has done as many tests on the marble as this one, before selecting it. Every possible type of test has been conducted on this marble,” he added.

Ranganatha also says that unlike a few developers who open their towers to owners to move into during the last stages of construction, they will wait until all work has been completed, due to reasons of health and safety and noise pollution.
