Hircon LLC will unveil its iconic residential project, 23 Marina's first, fully-fitted show apartment from September 30, 2009. Working with leading interior design specialists, Best Interiors and contemporary furniture specialists, nuvo

Speaking on the announcement, Manish Bhatia, Director of Sales and Marketing, Hircon International, said: "We have chosen the best-in-class partners to work with. Both nuvo and Best Interiors have the expertise to provide a world-class interior."

During the unveiling, two types of show apartments will be made available. A fully furnished 3 bedroom apartment and a 2 bedroom unfurnished unit. The furnished apartment will be equipped with Smart Home technology, supplied by Crestron, the world's renowned advanced home automation system.

According to Alkesh Tandon, Owner, Best Interiors, "We are excited with the opportunity to lend our expertise in designing the interior of the show apartment. The space, view and floor-to-ceiling windows provide us with an inspiring base to work from."

nuvo will provide furniture carefully selected and flown in from Italy. Commenting on this, Girish Mahtani, General Manager, nuvo said: "We hope to create a sense of comfortable living and warmth through the combination of our contemporary furniture and customised materials"

23 Marina is being developed by Hircon International - the joint venture company between Hiranandani Developers Pvt. Ltd., one of India's most reputed property development companies, and ETA STAR Property Developers.

The 380-metre tall 23 Marina tower boasts 48 duplex apartments offering a new level of residential opulence. Each of these duplex apartments is located on the top 24 floors with its own private plunge pool with Jacuzzi and internal elevator, setting a new hallmark of excellence with an area of around 5782 sq. ft., each duplex is a hanging villa.

So they have started building those parts that contain the swimming pools. From far away they look pretty fragile.

Where? I can't see anything that looks like a swimming pool.

Found the official website today and there construction updates on it from the 9th of September. Says core is at level 71 and that they are up to floor 64 with construction and have finished with cladding up to 35th floor.

Lets hope it's only a hiccup and this will get finish. It would ruin this block to have this one uncompleted while the rest go up.

The problem with this group (ETA Star/Star Giga etc..) , almost everything ON HOLD for them in Dubai and Ajman as well.

The site is dead , nothing happening there , few workers standing just front of the entrance and relaxing, thats all.

The Summit (opposite the 23 Marina ) also ON HOLD, Goldcrest Executive and Goldcrest Views 2 was very slow almost ON HOLD for a year but finally they finished those projects,their projects in Ajman are totally dead, no one knows what happened with the investors money.

They will put the board soon: Game Over .

They have to finish that tower !! Idiots... :bash: :wallbash:

DOn't be so pessimistic. If a project is put on hold when it's only at ground stage (like the twin towers on SZR, I don't remember the name of that project), it means, that it's cancelled, but for the 23 Marina, the development stage is much more important and the skyscraper is not very far from topping out.
It's also an important and quite emblematic project. Consequently, we can assume that developers will restart it as soon as possible.

No progress, no workers, ON HOLD.

First thought was DCE are leaving. Then I had a close look at the render and seems they have reached to top of the main structure.

There are 12 triangular balconies then the tower pyramids on top. These 12 duplex floors are now finished with some still needing the triangular balconies formed, but the tower looks to have reached the point where the slip form can no longer be used as it needs to taper to form the pyramid.

Hircon International, a Dubai-based real estate developer, has repossessed eight to 10 apartments in 23 Marina, a Dh1.3-billion project in Dubai Marina, and expects to complete the project by September, a top company executive said.

“We expect to get Dubai Electricity and Water Authority connection by August and then start working on the hand over of the units. Although there were reasons beyond our control, which led to delays, the building is now topped out.

We are working hard to hand over units as soon as possible,” Darshan Hiranandani, Director, Hircon International, told Emirates 24/7.

The developer has repossessed eight to 10 units only of investors who were not inclined to meet their financial obligations or eager to talk and work out feasible solutions.

“We had kept some units to rent, but those were sold and these [repossessed] units will now be rented out. We are not currently planning to sell them.”

Despite the law allowing Hiranandani to take investors to court and seek compensation for failure to meet obligations, he has no plans to move the court to seek compensation from investors whose units have been repossessed.

According to Decree No(6) of 2010 dealing with the Executive Regulations of Law No(13) of 2008, a developer is not required to sell at public auction if he completes more than 80 per cent of the project and may elect to terminate the contract and retain up to 40 per cent of the purchase price.

Spanning over a height of 380 metres, the 90-storey 23 Marina tower has 288 apartments and three penthouses on the top of the tower.

Did anybody actually buy into this project ? It's taking forever, good job it's not a Select development the criticism from TB would be endless. But as it's not.......not a bad word !! This must be the slowest build of all the supertalls. :ohno:

ETA Star has financial problems. They had a credit warning ages ago. They also partnered up with the Giga group in their hopeless Star Giga developments in Ajman. So they might just take it very very slow to stay afloat.

^^You are sure about all that or are you just spouting rubbish again????

The difference between here and the Select projects is that there are not a whole load of know it alls endlessly spouting rubbish about the likely completion dates or how it will be the best project in the marina. So I don't need to keep correcting the propoganda.

BTW, it should be a commendable project when finished as I expect it will be another to have a high quality finish, be a bit more unique and a departure from the mass market of cheap crap apartments coming soon in the tallest block.

A few apartments around floor 40 appear to be being fitted out. Lights were on at 7pm.

Cladding of the podium has started. Grey marble-like large tiles.

They've also mounted a alluminium bar ornament on top of the white background ornaments covering the parking level. Not sure if it is supposed to hold other decorative material, or a light effect installation. Looks interesting so far though.

Site from the ground looked busy and was noisy, although from a distance the building didn't seem to progress a lot.

Hi folks,

Just thought I would let you know that I viewed a couple of apartments in 23 this afternoon. I saw a couple of 3 beds on 24th floor and the show apartment and I was generally very impressed with the fittings, bathrooms etc.

Looks like you've made a good investment there.

The building is nice, what's with all the smack. It brings a different vive to the tallest block. It will look even better when completed.

Burj Dubai looks like a fishing pole, Iris Bay like a run-over banana, and Emirates Towers look like a set of bottle openers. A lame way to diss any tower.

I also think, it is one of the nicer ones in the tallest block and it isn't on top of another one, at least for now.

^^ Actually, if the Shopping mall hotel tower doesn't get built, it will never be on top of any other tower ... rather in the shadow of one. :D

Come August, Hircon International, a Dubai-based developer, will commence handover of 23 Marina, a 395-metre tower in Dubai Marina, which will then surpass The Torch as the world’s tallest residential tower by almost 47 metres.

“We have got the utility connections… we will have temporary power connection by next week. Snagging notice has been send to investors and we expect residents to move into the apartments by August,” Darshan Hiranandani, Director, Hircon International, told Emirates 24|7.

The 90-storey tower comprises 288 apartments and three penthouses. It has two and three-bedroom apartments and four-bedroom duplexes, ranging from 1,709 sq ft to 5,775 sq ft.

Earlier this week, Select Group, a private property developer, said it will begin handover of The Torch tower, a 348 metres (1,142 ft), 86-storey residential tower, in Dubai Marina from May.

It beat Q1 Tower off Gold Coast, Australia, (323 metres, 1,058 ft) to clinch the title for the world’s tallest residential tower.

In November, Tameer Holding President Federico Tauber told this website that the 107-storey Princess Tower and 91-storey Elite Residence in Dubai Marina will be handed over in the fourth quarter. The 414-metre tower has 763 units, while the latter 381-metre tower has 696 units.

According to Hiranandani, 23 Marina is likely to have an occupancy rate of between 50 and 60 per cent, as most of the apartments have been bought by end-users.

The spire has reached the full height, that diamond or whatever is on top is installed, and even a temporary beacon that lights up at night.

Cladding of the podium has started....
They've also mounted a alluminium bar ornament on top of the white background ornaments covering the parking level. Not sure if it is supposed to hold other decorative material, or a light effect installation. Looks interesting so far though.





..just walked by and saw the ornaments around the podium have been equipped with light tubes. :banana:

Why the lol? I don't get it. I'd imagine it's quite large.

This picture is not of the duplex. The duplex is almost 6000sq.ft. This is the their show apartment - the smallest in the building - 2 Bedroom (around 1750 sq.ft.). IMO the price per sqft is actually quite attractive for the unit itself with the give floorplan (which is quite interesting) on such a high floor. the only reason why it isn't MORE expensive is the location: third row, and right next to a even bigger construction site for a couple of years to come. also not shown in the picture.

A multitude of contradictions going on there. The website shows the same photos. I also have no respect for people who post photos of views that are not even applicable to the apartment being advertised. e.g. on the website, SZR view. What the hell? Yeah maybe in a different building about 30km away. What is it with idiots and inaccurate advertising is it that hard to get an accurate photo??

at night it looks to me like the top pyramid is the anit collision light beacon.

the very tip is red, and the triangular window below a directional white beacon flashing in the opposite direction of the tallest block (easterly).

I saw last night that some edged on those triangles on top are going to be lit up. white light bars, and quite wide too. one was plugged in for testing.

I also know few investors but their OP was high , market is like 50% now , even less if its lower floor and facing the Pentominium..

Interesting Top Section, I feel like they should enclose it with glass and make it a place for worship.
